A
t the time of writing it was anyone’s idea what the result of the election would be. And it’s fair to say that quite a few people seemed less than delighted with the choices. Then there was Brexit hanging over us. Will we leave, remain or stumble on, half in and half out? It all sounded pretty gloomy but the Christmas issue, by journalistic tradition, has to contain good news. And good news is desperately needed as the night draws in, the weather gets chillier and rainier and the sun vanishes behind a cloud. Then it occurred to me that with promises by both main parties to boost police numbers there is some good news. More and more people are equipping their houses with security systems that photograph or record incursions by burglars of opportunistic thefts of parcels left by the front door. The trouble is quite a lot of these snaps which are routinely posted on websites like Nextdoor are a bit like passport photographs. They show horrible looking people, who look nothing much like they actually are. So SOUTH’s hope for the New Year is that all our local crooks turn over a new leaf, or failing that, the various security systems improve the quality
of their recordings and photographs. Then all but the dimmest criminals really will lay down their jemmies and swag bags. Sadly Christmas is the prime time for doorstep thefts. With one in five UK consumers saying they have had a delivery go missing over the festive season. The villains range from opportunists, to neighbours, to delivery staff themselves. Worst still burglars are stealing the smart doorbells that were specially designed to deter them. The video devices, costing between £89 and £449, film anyone who approaches the door – allowing homeowners to watch real-time footage of them on an app on their mobile phones. But the doorbells themselves have become a target for thieves who sell them on the black market. It seems that criminals can pull the gadgets off door frames in a few seconds. Aware that they will be filmed, the canny thieves tend to wear balaclavas to make it hard for police to identify them. So have a merry Christmas, but keep that CCTV and your doorstep cameras in working order. With any luck you may get your very own film of someone taking a Christmas wreath off the door or removing your blow up Santa from the front lawn. HO HO HO.

efore writing I thought I might look back over what I’ve written over the last few years and it comes as no surprise that I reference unpredictable markets, erratic trading but opportunities for buyers and clients alike, along with some great results for us. 2019 has been no different. Last year we had our best year since opening here on Bellevue Road in 2006 and we are on target for another record year. But the market is very different. In the last 10 months we have seen a reduction in the number of properties being listed for sale (a 28% drop in new instructions above £1m) and an increase in the number of buyers registering. In fact, according our own data, the demand and supply imbalance is the biggest we have seen for 10 years. The total budget of prospective Knight Frank buyers now sits at a staggering £55 billion in London. If you are a regular reader of property journals such as SOUTH or take an interest in the property market, it will be no surprise to hear that good quality, well priced stock is still attracting interest and selling well. All the good agents will have stories and so contrary to the negativity in the press, there is an active market in which to trade, if you want or need to. Added to this, buyers are able to source extremely favourable rates on mortgages. Only today I was asked to send out an email by our Knight Frank Finance broker highlighting rates of sub 1%! W
ithout sounding as if I am writing a letter to the Editor of The Spectator magazine, I was in full agreement with Patrick Rampton (Rampton Baseley Estate Agents) when he wrote in his article of the September edition of this publication that he thought that it took around 10,000 hours of working in an area in order to have a good understanding of the local market. To save readers reaching for the calculator, this length of time is approximately a little under five years (based on working a 40 hour week). Last month, as I marked my 15th year of working in the Battersea office of John D Wood & Co, for the briefest of moments I paused to reflect that I had spent a third of my life sitting at the same desk! There are of course some highlights that stick out in the memory, such as the very large house sales, achieving a record price at the time for a particular road, or more awkwardly walking into bedrooms when people were still in bed (awkward when they are your clients, even more awkward when one of them is not!). Putting all of that aside, the fundamental role of a good local estate agent is to provide strategic advice for the long term and from that a great many good things will follow. Advising clients not to sell (if there is no requirement to do so) is of equal importance as advising someone when to sell in order to achieve the very best price – life after all is about timing. That is why I take huge pleasure in acting for the same clients time and time again, in some instances acting for different generations of the same family. This is a hallmark of John D Wood & Co and in Battersea, between the four members of the sales team, we have amassed in excess of 50 years of working together in the same office. A very useful quiver to have in our bow when operating within the current market and when it comes to advising on what is for most of us their largest asset. This is perhaps best illustrated by our results. In the past 18 months the Battersea office has sold more properties in the Battersea Park area than any other agent. Furthermore, and contrary to the perceived impact of Brexit, we have in the last year sold homes to buyers from more than 20 different countries. As we draw towards the end of the year there will be a plethora of market predictions for 2020 and beyond. No one really knows the right answer! But what I can assure you of is that we will be here advising our clients and giving the very best possible advice; something that this office has been doing continuously since it first opened in 1980.

Santander, the high-street bank, is investing in an American business that hopes to enable British mortgage borrowers to arrange a loan solely through their smartphone. According to Mortgage Finance Gazette: “Roostify, which was founded in 2012, is an integrated digital lending platform which connects customers and lenders to accelerate the home loan experience by eliminating paper and simplifying the process to reduce costs. Santander said the investment would support Roostify’s growth through its continued build-out of capabilities of its public cloud-based platform, including enhanced decision-making and fulfilment capabilities, data and machine learning tools, and additional consumer lending products”
DRIVETO THEGREEN New research reveals that Londoners are more likely to go green by buying or renting an electric or hybrid car than people in other regions. According to Geotab some 76% of Londoners in the market for a new car are thinking ‘green’ compared with only 57% of people in other regions. And 38% of Londoners think their area has good charging facilities compared to 21% nationally. London has 11.3 charging points per square mile, compared to 0.5 per square mile in the second best equipped region in the East Midlands. And 40% of London respondents say that reducing climate impact is a main motivator to go electric. Geotab is the world’s leading telematics company. It’s research shows that a key reason for Londoners enthusiasm is the capital’s ultra low emissions zone. The awards are made for property marketing, results and customer service – which consumers consider to be among the most important criteria when selecting which agent to sell or let their property. BROWSEAWAY Traffic to property websites increases by 300% over the period between Christmas Day and the New Year as Christmas festivities pale and the idle mind turns to house hunting. BETTERBRIDGE Wandsworth Bridge is to undergo multi-million pound refurbishment in the Spring with a £6 million upgrade, taking 10 months. To ensure traffic is kept moving, at least two of the bridge’s four lanes will remain open, allowing vehicles, buses and bikes to cross the river in both directions. It will also remain open to pedestrians. The works will include detailed structural repairs, carriageway resurfacing, waterproofing, corrosion protection and repainting. Eco-friendly low energy LED floodlights will be installed underneath its arches so they can be lit at night – making it more of a Thames landmark. Its existing street lamps will be replaced with Victorian-style architectural lights, further enhancing the appearance of this strategic river crossing. Around 40,000 vehicles cross the bridge every day.

With the countdown to Christmas getting shorter, time is of the essence! You need to make sure your home is well presented, the best photos taken and all the marketing underway ready for the online Boxing Day browsers. Here are some top tips to help you sell your home at Christmas. SMARTEN UP YOUR HOME At this time of year, you’ll most likely have your Christmas Tree and decorations installed. Top tip: Try to have photos taken of your home before the decorations go up! Ensure your place looks tidy and inviting. Perhaps hold back from putting up some of your larger decorations, just in case your potential buyers feel overwhelmed. he conveyancing experts at JMP Solicitors have compiled a list of top tips for moving house, taking into account logistical considerations such as smartening up a premises, and organising belongings, pets and post. Here are the five top tips for moving home:

GET THE PROPERTY READY FOR MARKETING Once the decision has been made to move house before Christmas, it’s a good idea to smarten up your home before putting your property on the market. Declutter the property and redecorate if necessary, a coat of paint can work wonders, as can giving the house a deep clean, emptying the loft and turning the storage/ junk room into a useable space. Your property will then be more appealing to a prospective buyer, especially with a realistic price tag – always check the competing market. It’s also worth ensuring that you get the best survey you can before you commit to any purchase, if the boiler does not work and you’ve already moved in, prepare for an expensive replacement, especially around Christmas time.

BE PATIENT It’s important to be clear on timescales which can often shift depending on how long a chain is. Sometimes you have no option but to sit tight, however you can still communicate your wishes to an estate agent and solicitor who can then communicate these to a buyer/seller on your behalf. Such an approach doesn’t guarantee success, but it does increase the chance of a successful resolution. Ensure when viewing a property, you make it clear that you want to move before Christmas and check how the seller responds. The last day you can move house and complete the sale before Christmas is Friday 20 December 2019.

CHOOSE YOUR REMOVAL COMPANY WISELY Moving house without the help of a removal company may be cheaper, but it can also be very stressful. If you are opting for DIY packing, it is best to start as early as two weeks before your moving date to box up items you aren’t currently using. This will make the whole process less stressful and will also help with the de-cluttering of items that you never use or don’t need, which can go to charity. Writing the contents and room on each box will help organise your packing and make unpacking easier. If you don’t fancy packing yourself, get your removals company to pack for you. A good removals company will be able to supply you with purpose-built boxes and packing materials, and they will offer various packing options to suit you.

DON’T FORGET TO TIE UP LOOSE ENDS Be sure to inform utility companies that you are moving and have all mail forwarded to your new address once you have exchanged contracts. Write your Christmas cards in plenty of time and post with your new address pre-printed inside, this saves time and money on separate letters and messages.

LOOK AFTER YOUR PETS Both pets and young children can find moving house very stressful. Whilst animals can be kept safe and secure in a separate room to the unpacking, it is best to see if family or friends can look after children for the day so that they do not get anxious about the moving process and leaving their old home, this way they won’t feel unsettled and can just enjoy the excitement of arriving at their new home.

he Nationwide house price index for October reveals that half of all borrowers are taking out five-year fixed-rate mortgages. There are two reasons for this. The first is that borrowers are worried about a potential rate rise because of the uncertainty surrounding Brexit. And the second – and perhaps even more of a reason – the price war among lenders means that these rates are so competitive that they are almost too good to turn down. With five-year fixes starting from sub-1.5 per cent, this really is an incredible rate for medium-term security. Nationwide also revealed that house price growth remained subdued in October, which comes as no real surprise. While Brexit uncertainty continues, some people are reluctant to make big decisions about moving home unless they absolutely have to. It is hard to see how this will change until there is more certainty and some resolution politically, either way. In the meantime, those who are willing to move may well find that property prices have fallen in the area in which they are looking, making that move a little bit more affordable. With mortgage rates as low as they are, and showing no sign of rising anytime soon, it could present an opportunity.

he number of mortgages that have a 40-year term has increased, according to research by Moneyfacts, which says that they allow borrowers to make smaller monthly repayments although the overall cost of borrowing is higher. Darren Cook, finance expert at Moneyfacts. co.uk, said: “Yorkshire Building Society is the latest mortgage provider to increase its maximum mortgage term criteria to 40 from 35 years, at the same time increasing its criteria on the maximum age of a borrower at the end of a mortgage from 75 to 80 years.” A £250,000 repayment mortgage at a rate of 2.50 per cent over 25 years would cost £1,121.54 a month and total interest payable would be £86,463. On a 40-year deal monthly payments would be £824.45, but the total interest would be almost £60,000 more at £145,733.

Moving stories Duncan Farmer looks what factors are affecting the London property market
R
eading through the various political parties’ general election manifestos might help to pass a few lonely hours while waiting for the result to come through, but it won’t be any fun. They’re full of promises that none is likely to keep if, as predicted by almost everyone, no single party comes out on December 13 with control of parliament. Of far greater interest is Knight Frank’s London Residential Review for the fourth quarter of this year, which shows how sales, rentals and prices have performed in a time of some turmoil in the capital. In the run-up to October 31 many believed that Boris Johnson could deliver on his do or or die Brexit promise; Extinction Rebellion took to the streets causing mayhem and mess; and South Western Railways announced 27 days of strikes in the pre-Christmas period. Environmental protests are unlikely to have any impact on the property market, but it would be interesting to know whether workers in the capital will base decisions on where they live on the performance of their rail company. A small but not insignificant part of my recent move from Hampshire to Buckinghamshire was to swap the appallingly unreliable SWR service for the relative luxury of the Chiltern line. There have, anecdotally, been reports of people giving up work in London because their commute had become so unbearable. Perhaps election pledges on the railways might win some votes. By far the biggest weight on most minds in the past quarter – and in the 11 quarters before that – has been how Brexit or simply the uncertainty of not knowing how, when or even if it is going to affect businesses, jobs and therefore house prices and rents. Knight Frank’s review paints a great picture of how properties in districts where it has offices have performed. Like the electoral maps that broadcasters and newspapers will publish ad nauseam before election day its map of the capital shows the hot and notso-hot spots. For example, in Belgravia rents are down 1 per cent and sale prices are down 1.3 per cent; in Chelsea prices are flat and rents are up 1.1 per cent; in Victoria prices are down 1.1 per cent but rents are up 2.2 per cent. Tom Bill, of Knight Frank, says that “activity is also being driven by a prolonged build-up of demand and the ultra-low cost of debt”. It is unlikely that that will change on December 13.

he number of first-time buyer mortgages has edged towards the highest monthly total since August 2007, according to the latest data from UK finance. In August this year, 35,010 first-time buyer mortgages completed compared to 35,070 in August 12 years ago just before the financial crisis struck. There were 35,380 home-mover mortgages in August 2019, a drop of 5.5% on the same month a year earlier. Remortgages for people who wanted to release some equity fell by 2.9 per cent year-on-year to 18,640 cases and the average additional amount borrowed was £55,000.

f you’re interested in seeing Alan Bennett’s bath, we have a rather splendid Georgian house that possesses this very thing. A one-time owner—an accomplished Thespian—shared builders with Bennett while updating the bathroom. “We’ve just taken an antique number out of Bennett’s place,” a helpful chap offered. Who wouldn’t jump at the chance? It is, after all, a roll-top with claw feet and a very deep tub. The entire home is full of charm, original features and rather clever additions, making it one of the most authentic properties we’ve seen for a while. While showing a buyer from a pop band around his purchase in Nunhead, we were viscously met by puddles of water across the hallway. It was pouring outside, and he had his bandmates with him to show off their new practice studio in the garden (apologies already to the
neighbours). Being just shy of exchange, it was an unwelcome surprise. The mystery was solved when the drummer spotted an unplugged fridge/freezer that had evidently spilled its contents. There’s a firm music scene around here and I enjoy boasting to my kids about who I’ve just dealt with. Tales of dealings with a certain local rapper impressed them immensely, but I missed out on meeting a personal heroine when a colleague snatched the opportunity for herself.
