The virtual house tour has come of age with Covid-19. Fears of human contact means that sellers are offering virtual tours to save the risk of infection, says Jenny Knight One company which creates 3D digital models of properties and offers viewers virtual tours, room by room, says they have recently experienced a 300 per cent increase in virtual tour views from US clients and a 1,500 per cent increase from China. The Spanish developer Aedas Homes uses a TV studio and technology developed for a game show to give buyers virtual tours accompanied by a real life agent. Recently a luxury apartment was sold to a Russian couple who completed the purchase without leaving their own country. With the warning that an increase in quarantine measures could force estate agents, solicitors and surveyors to work from home, London agents who are not already geared up for VR viewings are rushing to catch up. And the big tip for sellers is that the time when you could expect to sell a scruffy home is temporarily past. Any sign that absolute cleanliness is not maintained will send prospective buyers running for the nearest hill.

Meanwhile bargain hunters are circling in the hope of a coronavirus-induced property slowdown that is expected despite the Boris Bounce that has helped revive the market since the Conservative’s decisive election win. One buying agent reports that clients are shying away from viewings for either purchases or rentals. However, if you need to sell, buy or rent you can’t delay indefinitely. Hence the rise in video tours that can be viewed from computers or smartphones. At the moment there are travel restrictions on China but on-line activity leads experts to predict that there will be a surge of sale in the UK to Chinese buyers once travel restrictions are lifted. The buyers are also expected to be extra active in a bid to buy before the UK introduces an additional rate of two per cent stamp duty for non-resident property buyers in April next year.

T
his year sees the Battersea office of John D Wood & Co mark its 40th anniversary. Since opening in 1980 I am only the fifth person to have overseen the office during that time. That is quite something given that estate agency is an industry which is notorious for its high turnover of people. What is more, the current sales team have over 50 years’ experience of working together in Battersea for John D Wood & Co, whilst the letting team a very youthful 20 years! We are the most experienced team in the Battersea Park area and from time to time we have had to draw on that collective experience when transactions have become a little “prickly” in order to nurse them through to the satisfaction of those involved. So far this year we have seen new buyer registrations increase fourfold from the same period in 2019. In terms of sales, the large family house market has sprung into life much earlier than we have historically reported. Many of our sales have been agreed following an element of competition and this has pushed agreed sales close to guide prices for many
H sellers and in some instances we have achieved in excess of the guide price. That said, this demand has not been observed for all properties which leads me to believe that only the very best homes will see future price rises. It would be wrong not to mention Covid-19 which has dominated the news and looking around Battersea it would seem that a calm and measured approach is being adopted. The same cannot be said for the stock market and this will undoubtedly have an impact. Historically, London property, in particular, has always done well when the stock market has been in retreat. Time will tell – but for the moment keep washing those hands!

The Bishopsford Bridge in Merton is to be demolished and replaced following its partial collapse into the River Wandle after heavy rainfall last June. Work is now set to start within weeks with the aim of reopening it to traffic as quickly possible with work starting in the summer to build the new bridge with completion set for the spring of 2021. Prior to rebuilding, a consultation on the design of the new bridge will be held with local residents and businesses as a new bridge is in a conservation area and requires planning permission along with ecological surveys. Removing the damaged parts will need to be partly done by hand, to avoid further safety risks. Merton Council’s Cabinet Member for Regeneration, Councillor Martin Whelton, said: “I completely understand the considerable frustration of residents and businesses over the length of closure and we are doing everything to speed up the process of re-opening it.”
Wandsworth residents will see their council tax bills remain at about half the London average despite a small increase from the council and a larger increase from the Mayor of London. Wandsworth councillors approved a modest increase of 1.99 per cent, plus a further two per cent for social care to support older and vulnerable residents. This means an average extra charge of £17.95 a year – equivalent to a little over 34 pence a week – ensuring Wandsworth residents continue to benefit from the lowest average bills in the country. A significant proportion of the overall amount is set by the Mayor of London, who is planning to increase his share of council tax by 3.6 per cent, meaning his precept will rise by £11.56 a year. This takes Wandsworth’s overall average Band D council tax bill for the entire year to £799.82 – of which £332.07 is payable to the Mayor. Councillor Rory O’Broin, cabinet member for finance and corporate resources, said: “Wandsworth continues to make sure its residents pay the lowest average bills in the country while still benefiting from some of the best-run town hall services.”

ARCHI-TOT WINNER A creative youngster from Mitcham is amongst the first ever archi-tots in the UK, following a London-wide search for the best school-aged designer. Redrow’s Greater London team launched a hunt for talented primary school children to design their own house of the future. The winner, Shree from Hackbridge Primary School, wowed with her house design which included a slide, waterproof grass and a garage for aeroplanes. A PERFECT TEN? Fixing your mortgage now for ten years, rather than the usual two, or sometimes five, will cost almost the same but give added peace of mind. A mortgage price war has seen the number of 10-year fixed rate mortgages on offer grow dramatically over the past year, pushing rates down to an average 2.76 per cent, according to Moneyfacts. At the end of last year the average ten-year fixed rate mortgage was only 0.36 percentage points higher than the average two-year fix.

The importance of house floorplans
T
he size of a home matters greatly when it comes to how much you might pay for that property as a buyer. Yet, over the years, it’s become evident that different companies measure the size of a property differently which can notch up square footage by an extra 10%, resulting in an elevated asking price. Every room in a property needs to be measured accurately so that buyers pay a fair price and sellers’ homes are neither undervalued or overvalued. WHY MEASUREMENT MATTERS Buying a property is the biggest financial investment in most people’s lives. And, if you’re selling, you also want to be sure you get a fair price for your home to enable you to move into your next property. As floor area can affect the value of a property, it is absolutely critical that a house floorplan is accurate. • Size is often a hugely determining factor in how much someone is willing to pay for a property. In some cases it can mean spending over the odds • Alternatively, a buyer may be put off viewing if a floorplan gives false details due to incorrect measurements INCONSISTENCIES IN PROPERTY MEASUREMENT Unfortunately, there are no set rules or regulations for determining floor space and creating a floorplan, and because asking prices are often decided by using a pounds per square meter referencing tool, this can be misleading. In fact, research by the Royal Institution of Chartered Surveyors (RICS) uncovered major inconsistencies in the way residential properties are measured in the UK. For this reason, the RICS introduced a standard known as Measurement Matters to help buyers pay a fair price based on the accurate size of a property. This guide implements mandatory measurement standards, helping ensure homes across the country are measured fairly – for the benefit of both buyer and seller.

HOW DO PROPERTY MEASUREMENTS VARY? Given the known inconsistencies, property floorplans could mislead potential buyers. A floorplan should not include areas in their measurement of any un-useable spaces. Other extras which may or may not be included by floorplan companies include: • hallways • staircases • walk-in wardrobes • loft measurements (when there is no loft conversion) • parking areas • roof terraces • sheds HOW TO CHECK HOUSE FLOOR PLAN FOR ACCURACY If you want to be sure you’re getting your money’s worth, follow my advice: • Make sure you’re fully aware of what the existing floorplan does and doesn’t include • Ask the estate agent to confirm exactly what space has been measured and ensure no unusable areas have been snuck in to boost the price • Check if the floorplan offers details on external areas or includes notes on the square footage of limited use areas. • Don’t be afraid to arm yourself with a tape measure for the house viewing • Check with the agent if the person measuring the property is RICS qualified or an RICS certified measurer • You could even ask your surveyor to check the accuracy of the estate agent’s floorplan when they survey the property

Design purity and craft principles F
urniture designer Samuel Chan is the founder of Joined + Jointed as well as his own eponymous studio, Channels. In a career spanning 30 years he has received numerous awards, including British Furniture Designer of the Year, and an unprecedented number of coveted Design Guild Marks. He gives us his perspective on what’s important in design.
Do you have a design signature? Other people are often better at recognising a ‘signature’ than oneself. Very early in my career, a journalist said my designs have ‘an uncommon logic’. More recently, the design historians Charlotte and Peter Fiell described my work as embodying ‘design purity and craft principles’. In both cases, they pretty much summed up what I aspire to.
How did you get into design? As a child I was curious about how objects are put together. And I wanted to be an inventor. The person who first suggested design as a career for me was my woodworking master at school – Mr Knock. He was a good teacher and a great mentor. I recently named two of my works ‘Mr Knock’ in his honour.
Why did you set up Joined + Jointed when you already had your own design studio, Channels? A big part of Channels is private commissions – designing and making one-off works for people who want to create unique furniture that expresses their interests, style or personality. In many cases these pieces stay in the family and get passed on. As a complement to the bespoke emphasis of Channels, I set up Joined + Jointed to offer a standard collection of well-designed, well-made furniture for customers who appreciate quality but want an accessible price tag. As a design company with its own manufacturing, I was confident we could achieve that.
All your work is made in wood. Why? It’s what I started out using in the school workshop, and it’s stayed with me even when my peers were into plastics. I’m still fascinated by the fact that wood is a living, breathing material that human beings have worked with for so long, but it retains the potential for new expression.

any borrowers are under the illusion that a mortgage term should be 25 years, while they agonise over whether they should choose a fixed or a variable rate. But increasingly, lenders are taking a more flexible approach, offering split terms when more than one party takes out the mortgage, as well as a combination of fixed and tracker rates, repayment and interest-only. The rise in Joint Borrower, Sole Proprietor mortgages is behind the introduction of split mortgage terms. These mortgages enable parents to help children onto the property ladder – both incomes are taken into account for mortgage purposes but only the child goes on the property deeds, avoiding the 3 per cent stamp duty surcharge for second homes which would be incurred by the parent. The owner of the property opts for the usual mortgage term – say 30 years – while the parent has a shorter mortgage term that runs up to their retirement. Split mortgages are also useful for later life borrowers who will not have repaid their mortgage by retirement. They can have a repayment mortgage while they are still working, followed by an interest-only mortgage when they retire, which can be paid out of pension income. Lenders have long offered borrowers the option to split rates. A fixed rate can be taken for a portion of the loan to give some security and protection against rising interest rates, while the rest can be on a variable basis, usually with no early repayment charges. This enables the borrower to pay down this chunk more quickly, perhaps from bonuses. It is important to seek advice, particularly when it comes to later life borrowing.
MIS-SOLD MORTGAGES Now that the end of the PPI mis-selling scandal is drawing to a close solicitors have turned to mortgage mis-selling to try to make a quick buck, and adverts appealing to “victims” are beginning to pop up. Claim Your Mortgage is one company trying get compensation to help those for borrowers potentially mis-sold interest-only mortgages after 31 October 2000. Claim Your Mortgage state: “The rules governing the sale of [interest-only] mortgages state that the lenders and brokers must ensure that the mortgage is affordable not only at the time of sale but throughout the whole term of the mortgage, even if that means into retirement. If it can be established that the mortgage was mis-sold then you may have a claim for losses from the start of the mortgage to date, and through to the full term of the mortgage.”

ADDED VALUE While the London property market had a quiet year in 2019, the world of luxury handbags was doing far better, according to the latest Knight Frank Luxury Index. Bags from Hermes and co rose in value by 13 per cent, it said, and over ten years their value has slightly more than doubled. Stamps had a good year, too, up by 6 per cent, but rare whisky remains the biggest winner over the long term, up by 564 per cent in ten years. Furniture, about the only useful luxury item on the list, has lost 27 per cent of its value over the decade, but can you at least sit on it.

Into the unknown Duncan Farmer considers reactions to the current crisis
I
t is hard to know whether to be pleased that the government and banks are taking such decisive economic action and offering so much help to both individual borrowers with mortgages, savings and credit cards and businesses with loans and debts. Is it a sign of toughness or an admission that the coronavirus pandemic is about to get far far worse? Among the early players to relax their terms was RBS, the bank mostly owned by the taxpayer, which will allow people affected by the coronavirus outbreak to defer mortgage and loan repayments for up to three months. TSB and Lloyds said they would also allow a mortgage window, and the banks said savers could close fixed-term savings accounts without charge. Others have followed suit but none has gone as far as the Italian government which has suspended all mortgage payments. That may yet come. The impact is likely to touch many of us even if we do

not actually catch the bug. The owner of the little café at my local station says that business has already dropped off as more commuters work from home. Her business can probably survive for a while but she’ll probably stop opening at weekends and lay off the part-timers who help out. Taxi drivers at the station report a similar slowdown in business. A friend who runs a corporate training business has seen his diary all but cleared as big clients reduce or stop the movement of staff and the introduction of outsiders into their offices. In the short term these businesses will survive and the help from banks and government will cushion their fall. The better financial news is that however bad things get – as I write the FTSE100 index has fallen by 10 per cent – the economy always seems to recover. The best advice now is that if you are, or envisage, having problems paying your mortgage then contact your lender as early as possible – it seems that you will get a very sympathetic ear.

New homes update Richard Carter, Senior Business Development Manager, John D Wood & Co sees buyer and seller uncertainty dissipating
I
n sync with the change in seasons, the London property market is also seeing green shoots of growth. There has been a noticeable increase in sales activity since the general election at the end of last year. With more clarity on the political landscape, the uncertainty that buyers and sellers held seems to be dissipating. Comparing January 2019 and January 2020, John D Wood & Co has seen an increase in buyers registering by an eye-watering 226%. This activity has already proved fruitful, demonstrated at the new homes site Groom Crescent in Wandsworth where we had sales agreed in the first few weeks of the year and now we have sold out of phase one of the site. Currently, there seems to be more development opportunities to take advantage of in the south west fringes of London and further south in Surrey, such as Esher and Weybridge. With high rise apartment schemes continuing to dominate the central London landscape, we are also assisting many developers who will be bringing these fantastic schemes to the market in the next 12 months. Developers have had to be creative with incentivisation over recent years as supply out-stripped demand, and it became important to set your development apart from the competition. One of our clients gave a lottery ticket to each buyer with the lucky winner receiving a brand new car. I do believe incentives help sway a buyer’s mind in cases where they have found two apartments they like and one developer is promoting a better offer than another… but it won’t necessarily be a deciding factor to whether they want to buy the property or not. hat else is there to write about this month but the subject that absorbs every news item, discussion program and the front page of every paper, every day, the whole world over, but COVID-19. In the office we are hearing strains of ‘happy birthday.. and God save..’ emanating from the bathroom. On the doorsteps we have both encountered and initiated various new forms of greeting our clients: there’s the elbow-pipping method which seems to have been adopted by the majority, for those preferring a little more distance, the ankle-kissing technique seems now not uncommon, and for those that prefer no contact whatsoever, one of our negotiators has mastered a jaunty and solo little wiggle-dance. It’s all new territory, but good that everyone is taking it totally seriously. What effect is it having on the housing market? That remains to be seen, but at present, very little. The market is strong and healthy, supported by 30 months of Brexit-induced, pent-up demand. Properties are going under offer respectably quickly – and with multiple offers, four of ours this month have tied up at over-asking price. One of our more elderly vendors, understandably fearful of Corona, has requested that we pause on viewings for the time being despite a long list of would-be viewers.
Perhaps there are a few people thinking twice about going on the market and having unfamiliar foot-fall touring their house at this unprecedented time. If that’s the case, supply will continue to be tighter than the numbers of properties available, and for the time-being, prices will be well-supported due to short supply. Describe your property career to date It began in the summer of 1996 at Mann & Co in Surbiton. Having had my first taste of corporate agency, I quickly moved onto an independent agency in Roy James Fancy, selling property in Esher and eventually went on to manage the office until 2008. I then moved to my hometown of Cobham and spent the next 10 years, initially with Savills, before moving to Knight Frank. I was asked to open and run the Knight Frank Weybridge office in 2017 and establish us as a presence outside of our traditional strength area of St George’s Hill. When the opportunity to return to Esher came, at the start of this year, it was a challenge I was keen to take up.
What advice do you have for homebuyers in the current market? You are buying a home and if you intend to live there for a while the price, to a certain extent, becomes irrelevant. Imagine you lost a house because you negotiated that little bit too hard and someone else came in and secured it. You are likely to immediately increase and pay the price because you really wanted it all along.
What do you enjoy most about your job and what have been the highlights? I enjoy meeting people and not being sat behind a desk all day. The job is varied and that keeps it fresh. The best part will always be the buzz you get from agreeing a sale and knowing you most likely pleased two different parties. The highlight for me is probably the trust and belief that my bosses have placed in me.
What do you think lies ahead for market there? Positive times lie ahead. New buyers are registering and viewings are up. There is an increase in stock coming to the market and Esher remains the first town out of London. It has green spaces but is not completely in the country and the commute back in is excellent.
Describe the biggest challenges There are so many challenges in this job. The current one is over pricing. It is such a common practice. You spend the whole time justifying the right price based on recent sales and experience, a competitor desperate for market share goes high on price and finally you see it reduced a few weeks/months later to the price you recommended!

What advice would you give to anyone considering a career in estate agency? Learn the area you work in. Be prepared to put the hours in. Ask lots of questions to experienced agents in the office. The public has a perception of estate agency which many immediately live up to – so be different, be honest.
What sets your area apart? The proximity to London so you can still commute, while enjoying more green space and less chimney pots, the quality of the schools and the amazing amount of leisure activities.
Recent highs, recent lows? The fact a decision was made with the general election has seen a much needed bounce in the market, confidence is returning and activity levels are on the rise. The recent lows were definitely the grind of the last three years. The indecision paralysed the market. What is your top location? In the UK it is anywhere in Elmbridge, I’ve worked and lived here all my life and love the area, everything is on your doorstep. If you were not an estate agent, what career would you choose and why? Professional golfer, working outside, and the ability to follow the sun. You could get to travel the world and experience so many different cultures.
