entral heating, double glazing and secure doors and windows top the UK home buyers’ list of must have features, according to a survey from Gocompare. Other demands are good broadband, mobile phone connections and a sitting room big enough for a large, flat screen TV. While period features and highly rated schools have fallen down the top 20 most-wanted list. Access to a landline telephone is no longer seen as essential, while satellite TV is seen as vital. Surprisingly, only 17 per cent of buyers thought proximity to a good school was an essential. While fewer than one in ten people were bothered about a property having period features. Number one on the list of must haves was central heating, followed by double glazing, secure doors and windows, a garden, good broadband and mobile phone signal, followed by local shops and amenities. Further down the list of requirements were a good energy efficiency rating and plenty of electric sockets, friendly neighbours, at least two toilets and off-street parking. Bizarrely having a bath or shower came way down the list at numbers 13 and 14. Five years ago, only 34 per cent of people considered a good mobile phone signal a home essential, compared with 58 per cent today. Similarly, a good broadband connection was a must-have for only 54 per cent of buyers, compared with 61per cent from this year’s survey. Now 41 per cent of buyers want a living room large enough to house a large, flat-screen TV. Back in 2014, only one in ten people considered this a priority. Other desirables include, bifold doors, sheds and an open-plan layout.
However, fewer people consider a shower essential compared with the 61 per cent who wanted one in 2014. Other property features falling out of favour include a new boiler or central heating system and open fireplaces or woodburners. GoCompare warns home buyers that buildings insurance should also be on their property ‘must-have’ list and that they need insurance from the day they exchange contracts rather than the day they move in. Ryan Fulthorpe, from GoCompare Home Insurance said: “Our survey shows connectivity is now a deciding factor. Technology forms a big part of everyday life – whether it’s browsing the web, video or music streaming, or making a mobile phone call – people want a strong, reliable connection. And, with an increasing number of internet-capable devices developed for home use, this trend can only continue.”

escribed as an architectural masterpiece, Sudbrook Lodge is a Grade II* listed family home, built circa 1680, overlooking Ham Common. The house is close to Ham Common Woods and Richmond Park. The beautiful façade features sash windows across all floors, while the entrance has a late 18th century panelled doorcase with a fluted frieze. Tastefully restored to the highest specification, Sudbrook Lodge has five reception rooms and four antique marble fireplaces. It offers wonderful family accommodation, as well as the opportunity to entertain friends and family alike. All the rooms are beautifully proportioned. The spacious kitchen/breakfast room enjoys a vaulted wood beamed ceiling with two French windows leading on to the large back garden and the stand out feature is the exquisite first floor drawing room stretching the full width of the house. The house is set off by beautiful walled mature gardens and the south facing rear garden gives access to a gated swimming pool. Sudbrook Lodge, Petersham Road, TW10, POA, Savills 020 8614 9135

THE WORD Douglas Bernard, Branch Manager, Winkworth Herne Hill, looks at how buyers and renters are managing in Brexit uncertainty
C
urrently the main preoccupation in the UK is Brexit. Obviously, the fact that negotiations have taken over three years to come to a resolution, has been a great concern to the public and very damaging to the property market. At the time of writing (three years after the referendum) we are still none the wiser about the result of Brexit. However, life carries on buying, selling, renting and letting properties and the property market is just a small part of economy for the whole of the UK. There is still a strong appetite to own properties in the UK and first-time buyers are still out there, but, more than ever, they are looking for a reasonable purchase price. First-time buyers have been doing their sums and have realised that if they can get together a good deposit (often with the help of “the bank of mum and dad”) they will be better off owning a property, rather than renting one. I would always advise to buy if you can. For first-time buyers, although you are looking at a medium to long term investment, as the current market situation undoubtedly will take longer than usual to improve, you will reap the financial rewards of home ownership eventually. Being a positive person, my advice would be to take the plunge and purchase. Should you have to move unexpectedly in the near future, for whatever reason, you can always let your property. Whilst current lending criteria is getting stricter, mortgage rates are still at a low level, which is attractive for first-time buyers. I would expect, with the uncertainty in the political world, that interest rates are likely to stay low for a while. In Herne Hill, we have noticed stagnation in the sales market for family homes. Potential vendors are holding off the search for the house of their dreams (with more bedrooms, larger, longer gardens, etc) because of the

political turmoil. When a house for sale is in the perfect spot, close to good local schools, good transport links etc, then we tend to see these houses selling quickly. Consequently, when these houses come on to the market, we find there is a flurry of chain-free buyers who have already sold their properties, gone into rental and are poised “ready to strike”. The letting market is far from stagnant. We are finding that good properties in good locations and good decorative order let very well and very fast. Recently we have seen typical twobedroom flats with a garden, in a good location, going on the market and within 48 hours, we have had 20 to 30 viewings and ended up with multiple offers. We have two types of tenants: the first type is renting temporarily whilst saving for a deposit to purchase. HEADS-UP GIVINGALIFT
Every other year the whole Knight Frank firm takes a day to raise money for a number of charities through various challenges and tasks. This year the chosen charities were LandAid, Young Minds, Contact the Elderly, Rainbow Trust Children’s Charity and Alzheimer’s Society. In September, 30 of Knight Frank’s finest embarked on the gargantuan challenge of lifting 1,000,000kg as quickly as possible for charity. Organiser Dan Cowling, sales negotiator Battersea & Riverside, says: “The year before last I was lucky enough to be part of the team running from the length of the Thames from source to mouth. This year I felt the need to organise something just as challenging and rewarding. After recruiting company-wide I was thrilled to receive a huge number of responses from colleagues willing to participate. “A few people doubted it could be done, however with our team in place and a huge buzz in the gym we smashed through the 1,000,000kg barrier in 4hrs and 20 minutes. A herculean effort by all and the result – several thousand pounds raised for the chosen charities.”
GEORGIANAWARDS The Great Pagoda at Kew Royal Botanic Gardens is among the winners of the 2019 Georgian Group Architectural Awards, sponsored by Savills. The awards, now in their 16th year, celebrate the restoration and creation of new style Georgian buildings and landscapes across the UK. The winners were presented at RIBA headquarters in central London, by John Goodall, Architectural Editor at Country Life Crispin Holborow, Country Director of Savills Private Office and member of the judging panel says: “The winning entries demonstrate the culmination of painstaking research, attention to detail and pure skill that it takes to ensure the future of Britain’s important and historic Georgian buildings.” The Great Pagoda at Kew was originally constructed in 1761-62. After five years of research the Pagoda has undergone major restoration and its views over London can be enjoyed once more by visitors.
TEAMCHANGE Ben Moser has been appointed a Director of Petermans Associates, bringing a wealth of experience, gained both from Petermans and competitors. He says he has lots of new ideas and plans to help keep the company evolving. He will take over responsibility for the day-to-day running of the business, initially working three days a week in Herne Hill and two days a week in West Dulwich.
GREENINGUP Wandsworth Council is to work with local schools, residents and parks friends’ groups to plant an extra 80 trees across the borough. The trees will be put on the Alton Estate, Roehampton Estate, Emmanuel Road in Balham, Furzedown Rec and the Café Woods on Tooting Common and will be planted during National Tree Week at the end of November. Schoolchildren will be encouraged to help take care of the trees, and use them in their learning – such as how weather affects their growth. Cabinet member for open spaces Cllr Steffi Sutters said: “Our ambition is to become a carbon neutral council by 2030 and inner-London’s greenest borough, and trees are crucial to this.”

There are 12 of us, and we have blown it out of the park. The 5km Tough Mudder is just one of the things we have done, raising £3,266, but we aren’t stopping there. There is no doubt that this year has seen a shortage in property available to rent as a result of changes in property tax and increasing regulations. With the imminent arrival of Brexit, the Bank of England base rate may rise which in turn could make buy-to-let mortgages more expensive and reduce the allure of investing in the buy-to-let sector. However with less stock on the market, we have seen properties renting faster than ever before, which has created increasing demand and rental income in property, placing Landlords in a good position. Bearing this in mind, it looks like the rental market should remain secure for the foreseeable future.
RORY WALLACE HEAD OF CLUSTER SAVILLS LETTINGS Uncertainty surrounding Brexit has seen strong demand for rental homes, while those looking to buy locally wait for the political situation to play out. Over the past year prime rents have increased by 2.1% in south west London markets. This has been driven by strong demand for family houses. Accordingly, the best performing properties have been those located close to good schools and transport links as families have looked to relocate before the start of the school year. At this time of year those looking to move for schools are already settled. We anticipate continued demand for family houses moving forward and tenants in the areas of East Sheen, Barnes, Putney, Richmond and Wimbledon can expect to pay anywhere between £5,000 and £10,000 per month for a family house depending on size and finish.

Thinking of moving? Take advice from Property Expert Phil Spencer
How to help your children get on the property ladder
A
s house prices continue to rise, it seems that with every passing year, it gets tougher to get on the property ladder. So, what does this mean for them? Well, it could mean that they end up living at home or renting for much longer than either of you anticipated. As a parent, it’s possible you could end up helping by paying a significant part of their deposit or stamp duty to help get them on the first step of the ladder. But, what else can you do to help? Help them become financially savvy Helping our children become finance savvy can only benefit them longer term. Savings and budgeting are key especially when you’re a homeowner. Savings and budgeting Encourage them to save, save and then save a little bit more. A useful rule of thumb is to try to save the equivalent of the mortgage repayment they might expect to pay each month. They’ll also need to understand their current outgoings to identify where they can make savings. Cutting back on nights out, holidays and shopping can, in some cases, result in fairly significant savings. A lifestyle adjustment can be hard, but ultimately worth it in the end. Upfront and ongoing costs As a first-time buyer, they will be unfamiliar with the costs associated with buying. They will need to consider stamp duty, mortgage deposit, solicitor fees, survey fees, mortgage arrangement fees, which are all part of the process, when budgeting to buy their first home.
24
Phil Spencer FP.indd 1
They’ll also have to factor in ongoing costs once they move in. Running a home with costs such as energy bills, broadband, TV licence fees and council tax, as well as home insurance. And it’s always worth having some funds set aside for any home maintenance costs – some of which can come as unexpected. Mortgages No matter what, your kids will need some help understanding mortgages, how they work and how to calculate monthly repayments. They’ll face a heap of financial terms, which may be totally alien to them. Using a mortgage advisor who doesn’t charge fees and can talk through the jargon could certainly help. Head over to www.moveiq.co.uk, where we can connect you with professional mortgage brokers. Leverage existing schemes Let your kids know about government schemes that exist to help people get on the property ladder. These include: • Help to Buy Scheme • Shared ownership • Right to Buy All these schemes have their differences and not all of them will be suitable based on their eligibility criteria. Nevertheless, they are still worth investigating and pursuing if it suits your circumstances.
need not give up the house hunt – they’ll have to learn to compromise! • Advise them to do research into the property and the area it’s in. You may find my Property Report useful for this. Get your report at www.moveiq.co.uk • Offer to accompany them on viewings, if you can, to ensure they ask the right questions. Ensure they go for second viewings. • Recommend they regularly review who provides services to their home, and regularly switch for good energy deals, and to make savings on broadband. As part of a first-time buyer campaign to help lower the age of first-time buyers in the UK, Move iQ has created a set of FREE downloadable guides and checklists to support every step of the home-buying process. SPOTTINGADESIGNWINNER British design collective Joined + Jointed is committed to nurturing new design talent. In the second of our series on ‘New Generation Design’, we look at how one young designer’s simple, measured approach earned him a place in the spotlight

n the Spring of 2018, British furniture designer Samuel Chan returned to his first alma mater, the Cass School of Art, Architecture and Design. He set the final year students a competition to design a desk for a small livework space. The winning design would be developed under his guidance, produced in the workshop of his design collective, Joined + Jointed, and marketed as part of the Joined + Jointed collection. The competition was the beginning of ‘J+J Generations’, Samuel’s personal initiative to support British design education. “Looking back, I was helped at critical points in my education and career by senior members of the design industry willing to give me an opportunity,” Samuel says. “Now I’m in a position to do the same.” Of the entries submitted, Samuel chose a simple desk design by undergraduate Moe Redish as the winner. It features clean, Shaker-inspired lines, and a slatted section that allows for straightforward cable management. “We often associate design originality with a kind of flair or even quirkiness,” Samuel explains. “But for me designs that endure have one thing in common, and that’s restraint. Moe’s design is incredibly restrained and considered. It’s rare for a young designer to be confident enough to keep it simple. I could see immediately that Moe’s approach was in line with the Joined + Jointed spirit. I knew our makers could enjoy making the desk meticulously, and our customers would find it a pleasure to use.” Moe’s desk, named ‘Slide’, is now a part of Joined + Jointed’s collection, sold online and at the collective’s Fulham showroom. “Samuel and Joined + Jointed share my passion for furniture design” says Moe. “As an emerging designer this has been a fantastic opportunity to gain experience in the field.” A year on, Moe and the ‘Slide’ desk have been shortlisted for the Young Furniture Makers design award, a scheme run by the British Furniture Makers Guild. From among some 30 submissions to the Cass competition, the work of another undergraduate, Barnaby Lewis, also caught Samuel’s eye. Barnaby’s design for a desk with a revolving pedestal was a clever concept and, after further development with Samuel, is now also part of the Joined + Jointed collection.

NEWHOMES UPDATE Rachel Turner, Sales and Marketing Director Ashgrove Homes, reflects on the hard work it takes to get buyers through the door
I
heard a great quote the other day ‘fact into doubt won’t go’ which resonated with my thoughts on the new homes market right now. Mortgage rates may be low, prices may be keen and vendors and buyers alike resilient enough to be part of today’s property market may be willing, but the presence of doubt continues to undermine us all. There are some fantastic new homes schemes spread across south west London and beyond, offering buyers a choice of style, size and price but, boy, are we as developers working hard… just to get people through the door! In a market as tough as this, we all need to deploy strategy and skill to the max in order to catch the eye of those buyers who are prepared to engage with the buying process and it seems superhuman efforts are required to keep their attention. One strategy that always makes sense is the use of a showhome to help buyers visualise how the home our construction teams have sweated over to create will actually function and flow through daily life once occupied. We try to ignite their aspirations with beautifully styled rooms, carefully chosen fabrics and the odd quirk (elephant wallpaper in the downstairs loo!) to lighten the mood and hopefully bring a smile to the face of the house hunter. Setting aside all the online searching, social media and

advertising, there’s no substitute to walking into a house and being able to imagine yourself living there. Expensive furniture and on-trend accessories will only go so far if the house refuses to feel like a home. Ashgrove Homes’ latest development in Ellerton Road, SW20 boasts two Arts and Crafts style detached family homes in one of Wimbledon’s premier private roads. Moonstone is finished with a light coloured render and striking black metal window frames and complements its neighbour, Silverwood, which has a more traditional brick elevation with feature oak bay windows. Both houses enjoy secluded south-facing gardens, garage and gated driveways. Silverwood is finished as a show home – dressed to impress but retaining a relaxed interior style. It showcases the substantial living space set over three floors and level of specification reflecting the status of this prime residential location. The wide, welcoming entrance hall, with its pale wood parquet floor, leads you into the main reception rooms and the large open plan kitchen/family room which oozes an easy, sophisticated vibe. The layouts of both houses, created by leading local architect Brian Smith, work beautifully giving the benefit of a newly built home combined with the character of the Arts and Crafts style. Reaction and feedback from visitors so far has been extremely positive, let’s hope this market of ours gives us all something positive to work with soon!

SHARED OWNERSHIP
M
arking their move into the affordable housing sector, Legal & General Affordable Homes are launching their first shared ownership apartments – a collection of 50 one and two bedroom flats at Leon House, in Central Croydon. Set within a modernist former office block, the homes have communal facilities and services – from a daily concierge service and co-working spaces, to a large roof terrace and a private dining room available to hire for dinner parties and events. Ben Denton, Managing Director for Legal and General Affordable Homes, comments: “Shared Ownership gives many buyers the opportunity to get their foot on the property ladder, and Leon House is a prime example of the quality homes Legal & General Affordable Homes want to bring to the market, as we seek to tackle the shortage of affordable housing in the UK.” At 21 storeys, Leon House has been part of Croydon’s skyline for almost 50 years. It was recently converted into 263 apartments, many with views towards the City of London and the South Croydon countryside. The development already has a thriving community of owner-occupier residents, a high proportion working remotely or from home, and who make full use of the many facilities, including a private meeting room, co-working areas (with WiFi throughout) and an expansive sky garden for movie nights and events. Inside, all homes have oak flooring and specialist ceramic elements, giving a modern and sleek aesthetic. Room sizes and ceiling heights are generous, with large windows to every room allowing plenty of natural light into the apartments. It is a short walk from East Croydon station, which runs regular services into Clapham Junction and London Victoria, in nine and 17 minutes respectively. Leon House is also ideally located for Croydon High Street and shopping centre. Leon House, Central Croydon, shared ownership from £87,500 for a 25% share (FMV £350,000), Countrywide 03300 586 475

FLAGSHIP LAUNCH Potential buyers flocked to the launch of Broadoaks Parks, Octagon Development’s latest flagship development in the picturesque Surrey village of West Byfleet
M
ore than 350 people turned up for the phase one launch of two bedroom apartments, three/four bedroom terraced houses and detached five/six bedroom family homes. In total the development will provide 125 new homes on a low-density leafy site. Alongside high-quality new builds, a listed Coach House will be meticulously restored and converted into six two bedroom apartments – each offering a unique opportunity to purchase a piece of history. The apartments will showcase the extensive skill Octagon has accumulated over 40 years in the building and renovation industry. Tim Banks, CEO of Octagon Developments, says: “We were thrilled with the number of people who joined us for the official launch of Broadoaks Park, which has already lead to an impressive number of reservations. “As well as interest in the luxury family houses that Octagon is well known for across Surrey, we were delighted with the reception of the sub-£1m homes, bringing our brand to a whole new mix of buyers. Initial reservations have come from young families and couples through to local downsizers, indicative of the diverse community looking to make Broadoaks Park their home.” The 25-acre site has historic buildings dating back to 1876, when Ernest
Seth-Smith built Broadoaks Mansion on the site. He was from a long line of distinguished Scottish architects responsible for building large areas of Belgravia, from Eaton Square to Wilton Crescent. Broadoaks was designed as the ultimate country retreat. The surrounding lodges and summer houses were added over the following 40 years, bringing further character to the mansion. Each home will be finished to Octagon’s customary excellent standard, with high specification fittings, including bespoke kitchens and contemporary bathrooms. High-tech fittings include RAKO mood lighting controls, automated garage doors and underfloor heating throughout. The new, low density flagship development is located minutes from West Byfleet’s village centre and train station, which runs regular services into London Waterloo from just 28 minutes. Within walking distance, West Byfleet village centre has a Waitrose, local independent cafes and restaurants, whilst the Basingstoke Canal and Wey Navigation provide the perfect spot for idyllic strolls.

With the spectre of Brexit looming, buyers and sellers do not have to look far for an excuse not to do anything but sit on their hands when it comes to their finances. Despite political and economic uncertainty, the Nationwide house price index, along with other surveys, shows that many people are getting on with things. There has been too much indecision and uncertainty for an extended period, and buyers and sellers can only wait so long while politicians sort themselves out. While the housing market is subdued, those buying a house or re-financing may be able to pick up a good deal. Deals are being done as lenders ramp up competition and the early signs are that business could be brisk this autumn even as Westminster continues to argue. Buyers and sellers who have to get on with things can do so knowing these are some of the lowest fixed rates mortgages ever seen. GARETH LOWMAN, SPF PRIVATE CLIENTS
H
ouse prices are rising at the slowest annual pace for more than six years, according to the Halifax. The mortgage lender, which is part of Lloyds Banking Group and whose statistics are traditionally skewed towards the north of England, said that prices rose 1.1 per cent in the year to the end of September, the slowest rate since April 2013. It said that price growth would remain “subdued” for as long as economic uncertainty in the UK continued. The cost of the average home in September was £232,574, down by 0.4 per cent compared with August, it said.

ccording to a survey of 500 high net worth individuals 12 per cent said that they had been turned down for a mortgage. According to a report in FT Adviser the wealthier someone is, the more complicated his or her finances become. “This means complicated (or even non-existent) income structures, investment portfolios spanning multiple jurisdictions and illiquid assets,” the report says. “An inability to prove a stable income and the fact that the borrower is buying an investment property are two of the more common reasons that a HNW might be turned down for a prime property mortgage.” The advice is to use a broker that specialises in the top end of the market.

Is it better together? Duncan Farmer considers the pros and cons of joint mortgages
T
he cost of property in central London being what it is many people trying to buy their first home do so with a friend or partner, but how do joint mortgages and joint ownership work? Usually such mortgages are taken by partners, but they can be friends, another family member, such as a brother or sister, a business partner, or with some lenders, as many as three other people. One of the first things to work out is how much you could borrow – it used to be that lenders used a straightforward multiple of each applicant’s earnings, but the size of a loan now varies depending on the borrower or borrowers’ ability to pay it back. This takes into account their credit score, their income and their other liabilities such as credit cards or other loans. The other advantage of buying together is that a pair or a group are likely to have a bigger deposit and therefore probably get a better deal. Joint ownership can occasionally be tricky and buyers must decide how they want to own it. Couples usually opt to be “joint tenants”, by which both borrowers are legally seen as a single owner and to have equal rights in the property and must both agree if the property is to be sold. Taking out a mortgage as “tenants in common” lets each of you own legally separate– and not necessarily equal – shares in the property. As tenants in common you can sell your share of the property separately and leave it to someone else in your will. A solicitor can draw up a deed of trust, which specifies the per centage of the property you each own. It is worth noting that your credit rating may be affected by anything that the other person or people on the mortgage do. The other reason for that is that because you will both be “jointly and severally liable” for the debt, should one of you default or disappear and fail to keep up the mortgage repayments, the lender could look to the other borrower for all of it.
ITPAYSTOKEEPITSIMPLE
A
pparently adding a witty remark to a bank transfer paying cash to a friend could damage your chances of getting a mortgage because it will show up on your bank statement and could offend an underwriter reviewing your application. According to John Webb, of Experian, the credit ratings agency: “If you include a reference there’s generally a couple of rules to stick to. Don’t be defamatory and don’t be frivolous. It’s probably good to avoid comments about race, sexuality, disabilities, gender or religion. Mortgage underwriters will review your documents seriously, so your best bet is to use common sense, keep it clean and be professional. If you’re unsure you can usually leave it blank, or add the word ‘payment’.”

SIXTOPTIPS FORFIRSTTIME HOMEBUYERS Finding a home isn’t always easy and it’s important to take into consideration a number of factors such as budget, agents and negotiations. First time homebuyers looking to purchase an abode for the future can look to six savvy tips from the conveyancing experts at JMP Solicitors...
1
DECIDE ON A REALISTIC BUDGET When purchasing a home, the deposit isn’t the only cost you’re going to need to cover. As well as the budget for a deposit, which will be around 5%-20% of the value of the home, there will be a number of initial fees such as the valuation fee and the surveyors fee, as well as the additional parties to pay such as the lender/ broker fees (if first time buyer no estate agents fees) and the conveyancer. There is then the fees associated with the mortgage including the booking fee, arrangement fee and mortgage valuation fee. We recommend saving an additional £2,500 on top of your deposit to cover the costs. Please be aware that if more than one person is purchasing and they have already owned a property then stamp duty will be payable even though the other person has never owned a property anywhere in the world before.
2
FIND A SUITABLE CONVEYANCER It’s important to find an experienced conveyancer who will provide a thorough service when you’re buying a home. Your conveyancer will be able to give legal advice, handle contracts, undertake important searches, deal with the Land Registry, and the transfer of funds. Many estate agents will recommend a conveyancer, but it’s important to undertake your own research to make sure you find the right one for your particular purchase. Ensure that they are certified by either the Solicitors Regulatory Authority or Council for Licensed Conveyancers or the Law Society.
3
TAKE EXTRA CARE IN FILLING OUT PAPERWORK Miswritten paperwork is a common cause of delays when it comes to buying your home. It is important to ensure you read all contracts in full detail and fill in all paperwork openly and honestly. Any incorrect paperwork could lead to a great deal of legal problems in the future. Taking a little extra caution when filling in forms and applications can save you a great deal of time in the long run.
4
BE PATIENT While you may be itching to get into your new home, it is vital that all aspects of the process are dealt with thoroughly. Sometimes the conveyancing process may involve a lot of paperwork and additional enquiries, but it is important to understand that all the legal aspects are being done in your best interest as a first-time home buyer. Aside from conveyancing, the mortgage arrangements, estate agent negotiations and the actual moving in process will also take some time.
5
UPHOLD GOOD COMMUNICATION WITH YOUR AGENTS Ensure you are always kept in the loop with the seller, your estate agent, mortgage advisor and conveyancer. When you have decided on a property, you want the process to be as smooth and hassle free as possible, so don’t be afraid to keep pestering your agents. In the same way, make sure to keep your phone on at all times in case you need to be informed of any major turning points. Additionally, keep up to date with your emails, including checking your junk, as conveyancers will often send over documents via email.
6
ENSURE YOU ARE FULLY SATISFIED WITH YOUR FINAL ARRANGEMENTS AND NEGOTIATIONS For first time home buyers, you may go into a contract not fully understanding what is in your best interest. Your conveyancer will be able to provide you with the best possible advice to ensure you get the best deal for the short and long term. If at any time you are not satisfied with your agreements, it is vital you speak with your conveyancer and they will endeavour to resolve any issues before it is too late. Jacqui Harley is a licensed conveyancing technician and a conveyancing executive at JMP Solicitors, heading up the Residential Conveyancing department. ELEGANT INTERIOR Remodelled by Minifie Architects, this 5/6bed detached home has a remarkably elegant interior, exceptional living space and enjoys revenue from location shoots. Walk to Chislehurst station in 5-minutes and near superb local schools
T
he first of three homes on Lubbock Road designed by Geoffrey Carter and Chu in 1982, this was more recently adjusted by Ben Minifie of Minifie Architects. Additions included a doubleheight extension, a new fibreglass roof, a full rewire, two new boilers, a water softener, new doors and windows and new insulation. Sonos compatible ceiling speakers and Amtico flooring are present in living spaces. Rooms are deliberately flexible and able to function as bedrooms, games rooms, dressing rooms or offices. Featured in many music videos and commercials, the property benefits from consistent filming revenues. Dramatic external lighting showcases its clean lines at every hour. The house is clad in treated cedar and black steel and has a sweeping stone driveway with illuminated gabion walls. Open the electronic gates via video screen and guests in via the commercial-grade front door. The entrance hall is light, large and opens to a bespoke kitchen with endless storage space, and fold-away doors that conceal cooking and breakfast areas— both with Calacatta marble splashbacks. Cabinets and shelves are underlit while Miele appliances include two ovens, a dishwasher, microwave an induction hob, an extractor and a full-height fridge and a full-height freezer. Four metres of Corian worktop is fitted, with the large kitchen island having an integrated breakfast bar at one end and a Quooker boiling water tap. The contemporary Stovax gas fire is remote-controlled, underfloor heating is laid, there’s a large wine fridge and custom-made display shelves. Doors slide open to a raised garden terrace tiled to match the kitchen. Children will adore the wooden play area under the fir tree featuring a Tarzan swing, rope ladder and fireman’s pole. Adults might
prefer the large swing and exceptionally leafy views. To the right are two double bedrooms, the largest being 20ft long with wall-to-wall fitted storage and a door that opens to the garden. Currently this is used as a family games room. There’s also a perfectly turned-out shower room and two sets of hall cupboards. Upstairs is a fabulous 40ft long reception, part divided with a study area with builtin bookshelves and wall-to-wall glazing. Of the two double bedrooms here, one stretches the width of the house, while both have fitted wardrobes. There’s a huge dressing room/bedroom, a shower room with a double-width shower, a guest shower room near the study and a bathroom with a freestanding bath. Three Juliet balconies overlook the garden and the staircase is hand-built, finished in black oak and glass and has a concealed cupboard. Walk to Chislehurst train station in 5-minutes for links to London Bridge, Waterloo, Charing Cross and Cannon Street. Local primary schools include St Nicolas and Red Hill (both Ofsted ‘good’), while secondary options include Bullers Wood, Harris Academy Greenwich and St Thomas More (all Ofsted ‘outstanding’). Coopers and Chislehurst Girls’ have both been graded ‘good.’ Lubbock Road, BR7, £1,850,000, Roy Brooks 020 8299 3021

Diary of an estate agent… From Pimlico to Peckham – the weird and wonderful happenings in the world of estate agency by Jane Robathan of Roy Brooks
“B
ut our photographers shoot for brands like Bo Concept, this is a strong set of pictures,” I countered. Somehow, and I can’t fathom why, the client disagreed. As sweetly as I could I asked if she had a background, or at least an interest in the practice. Turns out she works in insurance, at senior management level but does at least possess an artistic flair for passive aggression. To the point of shooting (pun intended) herself in the foot, this lady took it upon herself to perform amateur post-production on every shot. The result is a heavily saturated, dark set of pics that we must use. The unnecessary work she gave herself held up the launch of her flat for almost a month. We could have begun
marketing at the beginning of September, the start of the autumn market and as far away from the Brexit deadline as feasibly possible. Timing is far more important than people realise. I just copped eyes on Alan Bennett’s bath. Once married to an actor, this client used one of Bennett’s builders while refurbing the bathroom. Turns out the plucky playwright was chucking the antique beauty, so our client snapped it up. The entire home is a divine spread of Georgian antiquity—far more like buying an antique than most. And AB’s bath is sure to be an eternal talking point.
An utterly charming family home with three bedrooms, sitting room, dining area off the kitchen, deep front garden and an enchanting rear garden. Walk to schools, Honor Oak’s high street and trains/Overground services. Canonbie Road, SE23, £850,000, Roy Brooks 020 8299 3021

ROLLING COUNTRYSIDE
In the heart of Lindfield village’s picturesque, treelined High Street, this Grade II listed exceptional period house dating from 1730, has six bedrooms and a double garage with a two bedroom flat over it. There is a superb rear garden of more than half an acre and a courtyard terrace. Haywards Heath station is less than two miles away and trains take 45 minutes to London Bridge or Victoria. Malling Priory is an important historical building. The Georgian style is characterised by an elegant double fronted façade, sash windows and front door with curved pediment and fluted pilasters. Internally there are high ceilings and a number of classic Georgian features including some beautiful light oak panelling. The tiled entrance hall leads to a beautiful turned oak staircase with intricately carved balusters. Wide oak doors open to two inviting formal reception rooms, the drawing room and sitting room, on either side of the hall.

On the ground floor there is a luxury farmhouse-style kitchen with all built-in appliances, including a range cooker. From there you are led into a delightful sitting room, with windows to the front overlooking glorious open countryside, along with a door to the garden. An attractive brick fireplace with timber mantle and woodburning stove takes centre stage. A character outbuilding provides utility space or studio room. The house is near charming Saffron Walden, voted in the top 10 market towns in the country. LAST WORD Tina Donaldson, Branch Manager Tucker Gardner, Saffron Walden Describe your property career to date. I started my estate agency career in 1981 with a leading estate agent firm that at the time had only 21 branches. I stayed with this company for 25 years having started as a negotiator and went on to be regional director covering a large territory in the home counties. I then joined a global high end agency with the responsibility of the new homes operation in Hertfordshire and Essex. It was great fun and I worked with some amazing people. Eight years later I joined Countrywide and with a short spell with another company I re-joined, working for Tucker Gardner in the beautiful market town of Saffron Walden. What do you enjoy most about your job and what has been the highlight. Every day is different. I love the fact that I am not tied to the office and can go out and meet people in their own homes to discuss their plans and their lives. I love helping people make their property move and see them settle into their new home. Providing great customer service is very satisfying. Describe the biggest challenges. The biggest challenge is negotiating the sale, as
vendors and purchasers can see things from a different perspective. But that is the goal and when reached is extremely fulfilling. What advice would you give to anyone considering a career in estate agency? Being an estate agent is a great career and I have loved it but be prepared for long hours, ups and downs of the market and stress! Both my children have decided to becomes agents so it must be good. What advice would you have for home buyers in the current market? It is a good time to buy, especially if you intend to stay for five to 10 years. Markets go up and down but over this sort of period you will normally see the property increase in value whilst also having the enjoyment of living there. Interest rates are low so affordability is currently very good, and there are some lovely properties on the market. What sets North Essex and South Cambridgeshire apart? Beautiful market towns, gorgeous countryside, historical buildings, wonderful shops and markets and fantastic communication links to central
London, airports and motorways. All of this with some of the best education in the country. What do you think lies ahead for North Essex and South Cambridgeshire? This area will continue to attract buyers looking for a great environment to live in and good value for money for the London commuter. Demand will be driven by outstanding schools and great access to transport links. Recent highs, recent lows? Every house sale, providing outstanding customer service and creating a market strategy that works. Low – not too many of those! What is your top location? Saffron Walden – a gorgeous market town packed with outstanding amenities and schools and some of the most attractive property in the country. If you were not an estate agent what career would you choose and why? I have a passion for interiors – so an interior designer.
