ith quality stock at a premium, it is imperative that potential purchasers are ‘financially prepared’ as this can be the deciding factor for a vendor when they are faced with multiple interest or offers on their property. Being ‘financially prepared’ is being completely aware of the true cost of buying a property. How much deposit do you have (if you require a mortgage). Have you allocated funds for stamp duty, legal fees, survey costs, removals? It is highly advisable to speak to a mortgage broker or lender so that they can not only secure you the right mortgage product but also go through a ‘cost of moving’ exercise. For the vast majority of us, buying a property will be the single biggest purchase in our lives and with that in mind, it is only right that a significant amount of attention is given to ensure that you’re ‘financially prepared’. Also don’t be shy in coming forward. If you are keen on a particular property or street, there is no harm in letting agents know how keen you are. Communicate with them on a regular basis to check whether anything matching your requirements has become available. It may be that they’re actually going to carry out a market appraisal that week on a property that might just fit the bill. Letting them know that you’re ‘financially prepared’ (there’s that phrase again!) might make the difference in you seeing the property before it even makes it onto the market. There have been a number of occasions in my time as an agent where I’ve had a call from a vendor whose property I’ve valued previously (but at the time they weren’t quite ready) where they inform me: “Um, hi Chuk. We’ve got to move quickly. We were just viewing some properties over the weekend and we’ve made an offer which has been accepted!” In that scenario, the first people we turn to are those applicants we know that are ready (you know the phrase by now), and those that have demonstrated just how keen they are to find a property.

Among affluent families, the idea of married couples snuggling up together in the one bed is starting to look as dated and unappealing as an outside loo, Jenny Knight finds.

pmarket new homes now increasingly feature dual master bedrooms so that couples can sleep apart. Those in the know say these sleeping arrangements keep the romance in a relationship. Instead of arguments over duvet or blanket, heating on or off, window open or closed, couples limit bed sharing to loving moments only. Developers follow the trend in new apartments – partly because it is easier for flat sharers if there are two proper bedrooms. Admittedly sleeping apart doesn’t sound very cosy but it is just following a fashion set by the upper classes. In royal circles, separate bedrooms are the norm. Research from the UK Sleep Council shows that one in six Brits want to sleep apart – some in single beds – but more than half in separate bedrooms. Among estate agents, the second double bedroom is known officially as the second master suite and unofficially as the ‘snore room’ or the ‘row room.’ Agents have also noticed that when period houses are renovated, his ’n’ hers bedrooms are often installed along with his ’n’ hers bathrooms and even dressing rooms. It seems that unromantic noises from the other half including snoring, grunting and definitely using the loo are worth paying a small fortune to avoid hearing. Robin Chatwin, head of Savills South West London, says: “Couples sleeping in separate bedrooms remains a bit of a taboo subject, so it is rare for buyers to openly request a second master for this reason. Nevertheless, expectations for a decent second bedroom and bathroom have risen. “Excellent spare bathrooms are a definite asset, particularly for those rising early or returning late from work, and for this reason showers in the spare bathroom are almost more scrutinised by the main en suite. “In flats, buyers also look for two similar sized bedrooms and bathrooms to increase their chances of renting out the second room, and thus offset some of the cost of their mortgages.“ Rosemary Jacobs (name changed by request) says: “I love having my own double bedroom which is clean and fragrant. I’m a light sleeper so if I wake up in the night I can put the radio on or read for a while without provoking a row. I’ve stopped telling friends, though, because they look pityingly and assume we never have sex. Well we do, except that nowadays I don’t get woken up after I’ve just fallen asleep.”

THREESITES Property investment and development company The Thackeray Estate has acquired three sites in Battersea, Wandsworth and Southwark with a total gross development value of £24.5m. The three are Latchmere Road, Battersea, a detached Victorian house; Fellmonger’s Path, Southwark, a 10,000 sq ft four-storey office unit on the site of a historic tannery; and Hardwick Square (pictured), Wandsworth, 7500 sq ft office premises fronting Wandsworth High Street.
For the past few years, interest rates have been at a record low, meaning less people need to sell and more are keeping their properties as investments as they move up the ladder. With lower interest rates, there are also fewer repossessions as monthly repayments are lower. Vendors who would normally put their flats on the market before beginning their search are holding off as they cannot see anything that would suit them, meaning buyers at all levels are struggling with choice. I am confident we will see an increase in property levels over the next couple of years. However, it may not be immediately, with the belief that interest rates will only rise slowly early next year.
MARC WIEHE WINKWORTH 2007 feels like a lifetime ago. It was the last great hurrah of unbridled lending and a relaxed and carefree attitude to financial responsibility. The recession hit the market hard but the pain was relatively short-lived. Unlike previous recessions, where interest rates went through the roof, this squeeze was characterised by zero per cent interest rates and as a result there were very few repossessions. People’s attitude towards property has moved on and there is a strong school of thought that believes in the ‘don’t move, improve’ philosophy, as well as increasing numbers of people retaining their properties as buy-to-let or rather letto-buy investments. This, coupled with some of the recent changes to stamp duty, a lack of new home provision and tighter lending rules, has strangled the supply of properties available.

TURNING UPTHEHEAT A great kitchen need not cost a fortune, Jenny Knight learns

ored with designing dream fashion accessories, Vikki Wastell switched her artistic skills, to cooking up new kitchen designs. With builder Phil Naudeau, she launched Buildguru Kitchens & Joinery and now the company is steaming ahead – working with developers as well as private clients across south and west London. The secret of their success is to offer high quality at best prices. Phil looks after the installation and joinery while Vikki does the design and procurement. “We keep costs as low as possible by not having a showroom, which means I have more time to deal directly with clients to ensure they get exactly what they want.” Such is their reputation for excellence at prices that won’t make steam come out of clients’ ears that Buildguru has already attracted the attention of local estate agents – the people who spend their lives looking at luxury homes. To date, Buildguru has fitted new kitchens in the private home of agents from Rampton Baseley, Field & Sons and three Winkworth offices. Buildguru is able to create nearly every kitchen a client can dream up – from the ultracontemporary to the traditional look – using either fully bespoke or off-the peg solutions. Thanks to the company’s relationships with a range of suppliers, the possibilities are endless and fit any budget. Completed kitchens decked out with units, work surfaces and appliances cost from about £8000 up into the stratosphere, with the typical budget about £18,000. Vikki says: “I don’t believe a kitchen need cost a fortune. Lots of people want something like Smallbone or Mark Wilkinson but less expensive. We can do a hand-made kitchen for about 40 per cent of the price. We have a lovely client in Battersea who got a quote for a bespoke kitchen and we reduced that price by £15,000.” For people with smaller budgets, a good-looking kitchen can be created by juggling standard kitchen units jazzed up with wonderful work surfaces and better appliances. Interestingly developers favour Bosch appliances while private clients tend to like Siemens and Neff. Vikki likes clients to visit a few showrooms, look at magazines and put together ideas to spark off the process of designing their ideal kitchen. “People quite often say they admire the kitchen their neighbour has installed, but some clients don’t have a clue. These are the most exciting. I use 3D CAD models to help them visualise my ideas. “We prefer to use our own approved installers even if the client already has a builder in mind because we know our team will do the best job. After I’ve done the design, Phil checks it to see he is happy it will work in the space. We do everything from plumbing to electrics to installation. I love doing this work. It’s full of variety and I get to see some beautiful homes.” Buildguru goes north of the river into Chelsea, Fulham and Battersea but Vikki prefers to keep within a reasonable radius of the office at Point Pleasant in Wandsworth. “I like to try to visit the client’s home everyday during the installation process so it is not practical to take on projects that are too far away.”

hey have to be among the coolest flats in South London – the sort of places that film location scouts will drool over in years to come. Each of the apartments in The Sanctuary has something to make a visitor gasp. Two have secret spiral staircases within the tower, another a television, bar and bedroom all hidden behind a bookcase wall. Each of the four flats is unique: creative surprises at every turn, including original windows, stone carvings, painted roof beams, inventive storage solutions, bespoke handmade lighting and specialist joinery. St Paul’s Church is a well-loved landmark, yet it had deteriorated to a near wreck with blackened walls and broken windows. It looked like a sad end was on the cards for the church, where Chad Varah, founder of the Samaritans, was once the vicar. Then the James Laurence Group bought and restored the decaying church. Nick Laurence says: “People continually stop in the street and say they are so pleased we saved the building. Lit up at night it looks spectacular. With the restoration complete, it is now safe for another 100 years.” Pigeons had made a home in the spire and there were leaks everywhere with buddleia growing out of the building. Now the rough-hewn stonework has been cleaned, and new external doors created out of solid oak studded with cast iron. Inside all the new doors to the apartments echo the distinctive arched top of doorways in Gothic ecclesiastical buildings. Nick says: “There are little surprises everywhere. Our interior designer Sarah Reed has designed kitchens that are very contemporary but also allude to the size and shape of an altar. One cloakroom has a tiny basin that resembles the place where a priest might wash his hands before communion. This restoration involved a lot of work and time spent working out how the space would be divided and utilised, but we are drawn towards the unusual. TYPE 3: OFF-PLAN DEVELOPMENT SHORT-TERM INVESTORS Some investors instruct estate agencies to re-sell off-plan units before the completion date. These investors are aiming to gain profit within a short period of time and then to re-invest. Those activities have, however, been dealt a blow as non-residents selling UK residential property are liable to pay for capital gains tax on any gains made after 5 April 2015.

ANDALL THATJAZZ Award-winning British jazz singer Clare Teal tells South Editor Bob Stonebridge that she’s planning to build a house
Y
orkshire-born jazz singer and BBC Radio 2 presenter Clare Teal, who comes to Battersea in December to perform a fabulously festive concert with her trio of brilliant musicians, is a country girl at heart. After delivering the best in swinging big band sounds on her live radio show in London every Sunday night, she drives for three-and-a-half hours to be back home in the sticks in Glastonbury. “And that’s a heck of a start to the week,” says Clare, a prolific and celebrated recording artist of 13 albums so far. Clare will bring her sensational versions of the songs of Doris Day, Ella Fitzgerald, Peggy Lee, Bing Crosby and many more to St Luke’s Church, Battersea, for a concert sponsored by estate agent John Thorogood as part of the annual series by St Luke’s Music Society. She currently lives in a sprawling modern house in Glastonbury with her other half, Muddy, their Coton de Tulear dog named Alan, and a family of around 18 badgers that have used the garden as a thoroughfare for many years, long before the house was built. “The house is south-facing, sunny and peaceful with a lot of space and I feel very happy here,” says Clare. “We love property and we’ve always wanted to build a house, which would be an adventure, so maybe in a couple of years we’ll build a place slightly nearer to London, with a country element. “Muddy believes you should never live in a property for longer than seven years and so we’ve moved around a fair bit. She does up houses and we move to somewhere that normally needs a great deal of attention, and just when it’s nice we move again. Being a musician and spending a lot of time on the road you get quite used to that anyway.” One of the UK’s most talented and successful jazz singers, Clare won British Jazz Singer of the Year in both 2005 and 2007 and BBC Jazz Singer of the Year in 2006. Her breakthrough 2004 album Don’t Talk hit number one in the UK Jazz Chart and top twenty in the UK Albums Chart. She has performed with artists including Jamie Cullum, Katie Melua and Liza Minelli; as a guest on BBC Radio 2’s Friday Night Is Music Night; and master of ceremonies for the televised Story of Swing in this year’s BBC Proms at the Royal Albert Hall. In September she received an honorary doctorate of music from the University of Wolverhampton’s Faculty of Arts. While she loves working and performing in London and beyond, she relishes returning to the calm of her country seat. “You either enjoy the country or it would bore you senseless. Life is so busy – I’m on the road constantly and I have a lot of different jobs – and I revel in the peace of the country. A
dramatic fall in the number of houses and flats for sale in London is pushing up prices. Since the start of June, not one London borough had recorded a rise in new property listings, with instructions dropping by 24.8 per cent across the capital from June to August, according to the study. Kensington and Chelsea, which hosts some of the most expensive houses in the whole of the UK, saw new instructions fall by more than 43 per cent over the summer. Outside the capital, Taunton in Somerset saw the biggest monthly fall in new listings, with the number of properties on the market falling by 31 per cent in August compared to July.

ith talk of a rate rise on the horizon, and some excellent deals available, it is a good time to remortgage and the number of borrowers doing so is rising accordingly. The mortgage market remains over-supplied, with lenders having more money to lend than there are people looking for mortgages. This means lenders will have to broaden their criteria and ensure rates remain low in order to hit their volume targets. Having said that, the cheapest rates available six months ago have already edged up. So, if you’re considering remortgaging to a low-cost deal, act now to avoid disappointment. HIGHFINANCE Supply and demand imbalance is pushing up prices once more, reports Duncan Famer
T
he housing market picked up after its traditional summer lull and this upward trend looks set to continue, according to figures from the Council of Mortgage Lenders. Borrowing is now at its highest level since the dark days of 2008, and there appear to be few dark clouds on the horizon to slow the pace of activity. According to the council’s figures, mortgage lending is now 12 per cent higher than it was 12 months ago. Activity levels in the housing and mortgage markets have picked up over the summer months, and the number of first-time buyers taking out a loan is also higher than it was a year ago, although the thirst for buy-to-let mortgages outpaces that. Prospects for the UK economy continue to look relatively benign, says the council, despite the fact that developments in China have added to global downside risks. In the absence of inflation in the short term – the consumer prices index was unchanged in the year to August – there is still no sign that interest rates will have to rise. At its September meeting, the Bank of England kept interest rates at their record low of 0.5 per cent for the 66th consecutive month, and the latest minutes from the Bank’s Monetary Policy Committee show that only one member was voting for an increase. While expectations of an interest rate rise in the UK have been pushed back well into next year, the financial market views may be swayed conditioned by the timing of Federal Reserve’s move to raise US interest rates and what effect that has. The good news is that, whatever happens, Bank officials continue to emphasise that rates will eventually rise in a gradual fashion and to a limited extent. While the unemployment figures have barely moved from 5.5 per cent, wages have been rising by 2.9 per cent, which is their fastest rate since 2009. The latter – coupled with attractive mortgage deals – has certainly given some impetus to the housing market, which, after being in neutral for the summer months, has now moved up a gear. The latest survey by the Royal Institution of Chartered Surveyors (RICS) shows new buyer enquiries in August were up for the fifth month in a row. With the number of homes coming onto the market continuing to decline, the imbalance between demand and supply has started to push prices higher once more, even though there are still relatively few sales. According to figures from HM Revenue & Customs, the number of property transactions has risen slightly – and is not far off a six-year peak – but is still comparatively low at 1.2 million a year. Interestingly, 36 per cent of those properties are paid with in cash and, while the mortgage market has grown recently, a significant proportion of the growth comes from the buy-to-let sector and remortgaging, as buyers take advantage of great deals, and prepare for the day – whenever that may be – when rates do start to rise.

Sevenoaks High Street
BROMLEY Just 20 minutes from central London, the Bromley, Locksbottom and Chislehurst area is the undiscovered jewel of the South East’s commuter belt. With so many towns and villages close together, each with its own active community and distinct character, the varied atmosphere in this corner of Kent caters for all ages. From the classic townscape and smart boutiques of Chislehurst to the lively retail and cultural hub of Bromley, the area offers a wide range of amenities that appeal to professionals, families and retirees alike. SEVENOAKS Most trains take 35 minutes to central London and many are even quicker. Gatwick is on the doorstep, Heathrow is under an hour away and Eurostar stops at Ebbsfleet. For commuter convenience, there are mainline stations in nearby Staplehurst, Marden and Headcorn. When I was younger my father had a number of buy-to-let assets and we often watched property programmes together, which all inspired me to pursue a career in this industry. I joined Foxtons straight after finishing university, and I now run a fantastic sales team in the same office where I started over nine years ago. What advice would you give to anyone considering a career in estate agency? It’s important to have a natural interest in people and their individual situations, and to be able to really listen and get to know them. Being hard-working and proactive in your approach is also an integral quality for any estate agent, as well as being a great communicator. It takes patience and commitment to be successful, but helping people move and find a new home is also very rewarding. How difficult is the current market for homebuyers, and what advice do you give them? The London property market is very competitive, especially below the £1m price range, with demand significantly outsourcing supply of properties for sale. We advise our buyers to try and put themselves in the best position possible to be able to proceed quickly. Having your mortgage set up, and as much paperwork as possible prepared in advance of agreeing an offer, can make all the difference. We also recommend choosing a good London-based solicitor, who ideally has a good working relationship with the agent and understands the local market. What are your predictions for the sales market in South London for the next few years? Extensive regeneration plans are usually indicative of price growth. Where, in your view, is the best place to live south of the river and why? With a young family of my own, I love Northcote Road and Wandsworth Common. It has everything a family might need: vast outside spaces for walks and exercise, unique independent places to go for a coffee or a beer, or to have a great meal (Chez Bruce for fine dining and Good Earth for the best Chinese). There is also a good selection of family-friendly shops and with the convenient transport links of Clapham Junction and Wandsworth Common, it is a fantastic place to live. If you were not an estate agent, what career would you choose and why? I would love to be a Formula 1 driver, travelling the world and driving amazing cars on some of the world’s most iconic tracks!
