ecent figures show that the average deposit required for first-time buyers in London stands at £70,000, so a budget of £50,000 is certainly at the lower end of the spectrum. However, with property prices rising faster than wages, there is certainly an argument that even with a small deposit you should strike while the iron is hot. Before you commit, though, it is vital you do your research to determine what mortgage options are available to you, and how much the monthly repayments are likely to be. Speak to a mortgage adviser so they can give you a detailed appraisal of your options. You also need to factor in other costs such as stamp duty, legal fees, surveys and moving costs, which will all be on top of your deposit. Mortgage rates vary depending on the size of your deposit, length of mortgage term, and whether it is a repayment or interest-only loan. Generally speaking, the higher your deposit the lower your interest rate will be. For example, a £50,000 deposit on a £400,000 property would leave you with monthly mortgage payments of approximately £1600 on a repayment loan. For a property worth £500,000 these payments would increase to around £2000. In Earlsfield, a budget of up to £400,000 would buy a home at the lower end of the local market. However, for £500,000 you could purchase a lovely one-bedroom garden flat in central Earlsfield, or a two-bedroom flat a short walk from the train station. With average rents for equivalent properties currently at £1800 per month, you can see the financial advantages of buying over renting. Although many people enjoy the freedoms of renting, if you have done your research, have the finances in place and you can afford the repayments, taking your first step on the property ladder can have many long-term benefits. • KFH 020 8739 2068

hile buyers of £1 million pads only have to pay an extra £3750 in tax, £43,750 up from £40,000 under the old system, the tax increases on more expensive homes are eye-watering. Admittedly the tax is now levied in bands instead of one rate applied to the whole price. The tax on the price above £1.5 million has risen to a stonking 12 per cent, enough to make even the rich blink a bit. While the hardest hit are the super prime houses in central London, fears of interest rate rises and the traditional summer lull are also having an effect across South London. According to Jason Corbett of Sullivan Thomas with Carter Jonas the market below £1 million is active. And his belief is that people selling and buying above the £1.8 million mark will sooner or later have to gulp and accept the stamp duty rates. He says: “People thought the market would take off if the Tories won because the fear of mansion tax would have gone, but in fact they said: “Oh good. We don’t need to sell for a few more years.” Alex Oppenheim, of John D Wood, reckons the test of how people will react to stamp duty will not be clear until near Christmas. He says: “There is still a lot on the market between two and three million where the market is comparatively quiet. Our view is that the barometer is looking strong for later in the year. The drivers for moving are still there, tax planning, retirement, schools, down-sizing and people can only put off moving for so long. “We are seeing an increase in buyers registering. In the multi-million-pound properties in Kensington and Chelsea we may see some give on both sides and if a property has been owned a long time the owners may be prepared to grease the wheels to sell. In South London at two to three million the negotiation will depend on both sides of the transaction. People downsizing and paying less stamp duty may feel a little generous to those buying the more expensive house. “Deals are still being done. We sold a house south of the river for £3 million-plus, where £300,000 in stamp duty had to be paid, and we also sold one for £2.3 million to people downsizing from Chelsea, so their stamp duty presumably came from cash released from the sale of the Chelsea home. These are certainly large sums of money and people are not happy about it.”

fter a busy start to autumn, the South London market continues to be full of activity as buyers and sellers now look towards the end of the year. We saw some great property deals following a competitive summer with demand from buyers significantly outreaching the supply of available properties - a trend seen not only in South London but across the whole London property market. Every homeowner with a mortgage has got used to the historically low interest rates and this has without a doubt had a positive effect on the market. I personally feel that when the rate rises come they will be small and gradual as the Bank of England wouldn’t want it to have a negative effect on the economy. Lenders will still have some fantastic fixed rates on offer. Even though there are more properties being built, there will continue to be a shortage for the owner-occupier as the buy-to-let market continues to go from strength to strength. The only people who will benefit from the rate rises will be savers who have been suffering for a long time. I am sure they will be ecstatic, no matter how small it is.

The base rate rise is no doubt closer now than it has been at any time for the past six-and-a-half years. Our own expectation is for this to start nudging upwards by about 0.25 per cent every six months, starting in spring or summer next year. Other macro-economic factors are at play, which are affecting global markets like London. Chief of these at the moment is the plunge in oil prices, which may start to constrict capital flows from some of the OPEC markets the capital has traditionally relied upon, such as Russia and the Middle East. But as with any cycle, such ebbs and flows are normal.

FROMSQUATTERS TOSWANKY The walls were covered in graffiti and the building was an eyesore, but now five stylish apartments lie behind a grand façade, Jenny Knight reports.

outhstone Ltd was launched by a brother and sister team to convert neglected buildings into high quality residential flats, and The Hill, a once handsome five-storey Victorian property that had been used as offices and then occupied by squatters, was ideal. Even though almost every original feature had been stolen or destroyed, its potential was obvious. The previous owner had managed to remove the squatters before putting the property up for sale but the steel shutters installed on the doors and windows for security had caused further damage. A spokesman for Southstone says: “It took less than a second to see the building had potential, although we would need to plan the works carefully to return it to its former glory. The brickwork would need to be cleaned and repointed, the windows needed replacing, and internally the building would need soundproofing between each apartment and the communal areas, with new services and a roof extension. “Original features were reinstated such as beautiful cornicing and high skirting boards. The ceilings were lowered to achieve the necessary level of soundproofing but, even with this loss of space, they were still extremely high. New kitchens and bathrooms were fitted and despite the punishment the original door had suffered, it was lovingly restored. Looking at it today, it’s hard to believe it’s the same door. “Our vision was to write a clear, concise brief to follow over the course of the project. When you walk along Lavender Hill, we really wanted the property to feel special from the moment you approach the building. This feeling continues as you enter through the grand front door and run your hand over the custom-made continuous handrail that winds up through the property.” A sleek black front door now takes you through to the communal hallway and a stylish interior and striped carpet on the stairs leads to the upper apartments. Internally the flats are finished to a high specification with wooden flooring, luxurious carpet and underfloor heating. There is a secure video entry system and a communal storage vault.

andmark Estates, residential and commercial property developer covering London and the South Coast, continues to expand with increased financial backing, two senior appointments in the London team, and a new West End office. David Samson, who has joined as head of development for the London office, has a wealth of experience in complex planning issues, related planning and infrastructure agreements and land acquisition. Previously a director for another London developer, David says: “Thanks to a significant amount of new funding, we have some serious financial backing behind us and can make some real waves in the London property market.” Looking after Landmark’s new funding will be Enam Rahman, who joins the London team from Aitch Group as finance director. Landmark is also launching a new office at Margaret Street W1. The company bought its first residential site in London 18 months ago at Chatfield Road, Battersea, due to start development in mid-September. Landmark is led by James Bradley, who took control of the business in 2007 from his architect father, Roger. James Hemsley has also been crucial to the company’s expansion into the capital.

The site was previously occupied by one of the world’s largest telephone exchanges – regularly described as ‘one of London’s ugliest buildings’. The index also suggests more people plan to buy a home within the next 12 months. Grainne Gilmore, head of UK residential research at Knight Frank, said: “The strength of the UK economy, rising wages and an under-supply of housing stock on the market are combining to underpin UK house prices. This has resulted in the first rise in the House Price Sentiment Index in August, usually a quieter summer period, seen since 2009. “However, the expectation of future interest rate rises, something about which the Bank of England rate-setters are issuing more frequent warnings, is having an impact on the expectations for future house price increases. While households still expect the value of their home to rise over the next 12 months, the pace of the expected rise has eased in recent months.”

hose keeping an eye on the best buy tables would have noticed that over the past few months, interest rates on fixed mortgages have been creeping up. Man who predicted share price fall turns his attention to cash, reports Duncan Farmer

F

or one man, the collapse in Chinese share prices that then spread to the rest of the world came as no surprise – he had been predicting for a long time. Paul Hodges is an expert in the chemical industry, China and the economics of demographics, and his predictions, such as last year’s collapse in the share price of Tesco, have been accurate. In China, he knew President Xi’s father, who believed in an old-style Chinese centralist economic policy that would be continued by his son. In the oil industry, he believed that prices of well over 100 dollars a barrel were unsustainable because demand was not outstripping supply and therefore a high price was simply a fake. In the world of consumer spending, he believed that the baby boomer generation is now reaching an age – 55-plus – where they own everything they need and, as they retire, their income has shrunk. He did not just predict a market fall but he put his money where his mouth is and turned all his investments into cash, in the belief that in an era of deflation, which he says is coming, cash will be a hot commodity. So what else does he predict? Rather worryingly, he foresees a fall in UK house prices of up to 50 per cent. He bases this on the economic law that says after a period of growth and optimism comes a retreat and pessimism. This is certainly borne out in previous booms and busts of the housing market. Since the credit crunch in 2008, property values have risen dramatically way beyond their longterm average. However, the prime central London market has stagnated a bit, possibly because Russian oligarchs have been hit by the falling oil price and have stopped buying. The good news, however, is that Hodges also believes interest rates may fall rather than rise, in which case, property will remain affordable not only for people who already own, but for the thousands of would-be first-time buyers who are currently locked out of the market by sky-high prices. While Hodges may have moved his investments out of stocks and bonds, for ordinary people Warren Buffett’s advice to over-pay your mortgage as much as you can seems perfect sense. And if Hodges’ predictions fail to materialise, what have you lost?

atest figures from LMS show that the number of remortgage loans increased by 47 per cent from 31,600 in June to 46,423 in July. This was 89 per cent higher than the number of remortgages recorded in July 2014 and is the biggest number recorded since November 2008. LMS estimates that the value of monthly gross remortgage lending increased by 41 per cent to £7.2 billion in July compared to June’s CML figures and also up by 89 per cent from July last year. Andy Knee, chief executive of LMS, said: “We are confident these levels will be maintained with a steady stream of customers for the remainder of the year as record-low affordability encourages borrowers to lock in competitive rates.”

t’s been a busy year in one way or another, with the market following its seasonal trends. The year started off well, with tenants coming out in earnest after the Christmas and New Year festivities, together with a surge of new instructions that helped meet some of the demand. All in all, it was a positive start to 2015, with some of our existing as well as new landlords looking to invest in the buy-to-let market. Then as Easter came and the election loomed, the market slowed and while this may have been partly due to the election, it is also seasonally the quietest time in the lettings market. As summer arrived, the market picked up, with demand from tenants far outstripping supply, and heading into September tenants are still having to chase for their ideal property. Due to the shortage of property, we have seen rents increasing throughout the year, especially for one, three and four-bedroom properties, with tenants occasionally even offering to pay over the asking rent in order to secure a property.
