Market view The French are coming! And the Spanish, Italians, Greeks and maybe even the Germans, reports property finder Robert Bailey. On the day of the French presidential election, Tory cabinet minister Iain Duncan Smith echoed what many central London estate agents and property finders already knew. “If Hollande comes in now to spend huge amounts of money, raising it from taxpayers, he will put a further burden on the taxpayers of France. London’s already one of the largest French cities in Europe and I think an awful lot of French people will want to come to London.” Within hours of Hollande’s election, we received a call from a French national keen to avoid the 75 per cent rate of income tax proposed by the new French president, adding that his friends would soon be relocating to London as well. In terms of the number of French nationals living here, London’s already the sixth largest French city, so these newcomers will feel right at home. While the turmoil in Europe is worrying for nations with dire economic woes, these troubles are benefiting prime central London. For more than two years, we’ve witnessed an influx of Italian and Greek buyers, keen to transfer assets out of the eurozone. Property represents a stable, solid asset that’s not only proven to be sound, but crucially is also an investment in sterling. More recently, there’s been an invasion of Spanish students buying properties in the heart of the capital. With parents eager to invest in London property, they use their offspring’s studies as a means to facilitate investment. Buying their son or daughter a London home allows them to acquire a non-eurozone asset that’s useful now – and in the future. We’re seeing considerable activity in the £500,000 to £2 million range, as investors seek to harbour money in pounds. The French and Greek elections have rattled executives and entrepreneurs across Europe, and as proposals for a centralised European banking authority will not be finalised until the European Union summit in December, the uncertainty and instability will prompt others to consider relocating to London. Three major French companies recently announced they would be moving overseas, with the UK a top choice. Even in Germany, which has a relatively steady economy by comparison, many high-net-worth individuals are worried about the tax burden they’ll have to carry to bail out other eurozone economies. Meanwhile, London is able to show it’s going from strength to strength. The Jubilee celebrations showed the capital at its finest, and the upcoming Olympics will provide further opportunities for London to shine. Next to the turmoil on the continent, it’s not difficult to see London’s appeal.

Who wants to be a trillionaire? Cheryl Markosky brings you the latest word on the streets Fears of London property values diminishing can be laid to rest by Primelocation’s current estimate of £1 trillion for homes in the capital (out of a total £5.6 trillion for all of the UK). London comes second after the South East, which accounts for nearly a third of the overall sum at £1.6 trillion. The South West lags behind London in third spot with a mere £488 billion, while the North West is reckoned to be worth £254 billion. Not all the capital is in the ascendancy, but certain hotspots within it, such as Kensington, points out Clarissa Legg from Prime Purchase. She suggests that while we wait for the government to determine its position on an annual levy starting from £15,000 (a fifth of the cost of a Porsche 911, which means more than the cost of apples and pears to wealthy individuals) and capital gains tax liabilities, the popularity and semi-revival of Kensington is something to rejoice. Following the opening of Westfield and unexpected filling up of vacant retail

units in Kensington High Street caused by Westfield’s arrival (the latest count is Calzedonia, The Kooples, Oliver Bonas and Dryland serviced offices), demand for residential property, especially large lateral family flats, is soaring. “This isn’t surprising when you consider a four-bedroom mansion flat in W8 costs in the region of £1500 a square foot compared top the equivalent in Chelsea costing a third again (£2000 a square foot),” says Legg, who believes Kensington prices are due a jump. Demand is high, however, with 28 offers on one house alone that Legg bid on earlier this year. “Plus, you can usually get a fourth bedroom in W8 for the same amount you pay for a threebedroom Chelsea house.”

Incredible confessions of an estate agent Most people don’t feel a great deal of sympathy for estate agents, but after eight years editing the Confessions of an Estate Agent column for the London Evening Standard’s Homes and Property section, Rosalind Russell admits to a pang of compassion for this misunderstood breed. With a new e-book of the columns published by Forgotten Titles (downloadable from Amazon for £4.95), Russell has been reflecting about what agents – and the public – get up to during the house-buying process. “Tact and diplomacy are very high on the list for agents when people are incredibly rude and expect them to do things way beyond their remit,” she says, listing extras such as cleaning unkempt homes, saying no to an owner who wanted to be in all the photos of the house, and dealing with a deceased owner’s family that couldn’t wait to get their hands on her money before her body got cold. “On once occasion, the seller had to throw in his kid’s school uniforms to clinch the deal, and another agent recalls showing an elderly couple a house during a drug squad bust. They had to lay down by the car, and unsurprisingly the couple decided maybe the area was too dangerous,” Russell adds. But her favourite tale involves an agent showing a staid accountant around an empty top floor apartment near Regents Park. “When the accountant opened a Velux window onto the balcony to see the view, it dropped on his head and there was blood pouring everywhere. The agent whipped out a panty-liner from her handbag and strapped it to his wound. He continued to wear it – garnering peculiar looks – for the remainder of visits to other properties.”

“Tact and diplomacy are very high on the list for estate agents” Rosalind Russell

RESI award winners Residential Consultancy Practice of the Year honour went to Savills at the inaugural RESI Awards, presented at the Intercontinental Hotel in Park Lane. Richard Rees, centre, head of Savills Development Services, and Dominic Grace, head of London Residential Development, are pictured receiving the award from TV presenter Clare Balding. The event also raised £6400 for property industry charity LandAid.

Masterpiece in Chelsea Masterpiece London, now in its third year, is an antiques and arts fair with classic cars, fine wine, contemporary design and exquisite jewellery sitting alongside the best in fine and decorative arts. Each day of the fair, select exhibitors will present insights into their area of expertise, so that whether you are a seasoned collector or a new buyer, you will have the opportunity to learn from the experts. The fair will be held in a purpose-built pavilion on the South Grounds of The Royal Hospital Chelsea from June 28 to July 4. Estate agent Savills will have a bespoke stand designed by Simon Buhl Davis of Savills Interior Services. The stand will be set up as a living room complete with sofa, club chairs and stoneeffect fireplace, and a television screen showing a selection of luxury properties. There will also be 24 picture frames displaying Savills properties from London, the country and the globe. Other highlights include the exhibition Brilliant celebrating the Queen’s Diamond Jubilee, curated by Carol Woolton, jewellery editor of UK Vogue and a leading authority on jewellery. W.W. Warner Antiques will show a rare biscuit figure of a young Queen Victoria, the only other British monarch to match the Queen’s 60-year reign. Peter Harrington will exhibit a selection of first edition novels by Charles Dickens. A bronze cast of Rodin’s The Kiss, never shown in public before, will be offered for sale by the Sladmore Gallery. This iconic work was one of the first of Rodin’s seated lovers as he plunged into the thematic subject of illicit love and the Dantesque relationship of Paolo and Francesca. Food will be served by some of London’s favourite restaurants including Dine at Le Caprice, Harry’s Bar, The Mount Street Deli and Scott’s Seafood and Champagne Bar. Tickets from www. masterpiecefair.com.

Lenders grow more miserly

Borrowers could become ‘mortgage prisoners’ New rules introduced by lenders could turn hundreds of thousands of borrowers into “mortgage prisoners”, leaving them unable to keep their low-cost loan should they wish to move house. While Halifax has raised the rate on its standard variable rate deal by 0.49 percentage points, Nationwide’s rules do not allow such an increase. Instead, the building society has put restrictions on borrowers who want to ‘port’ their existing loan to a new house purchase. However, mortgage brokers said these new terms are a way of moving people off cheaper deals and on to more expensive loans and, crucially, one where the lender has the flexibility to raise the interest rate. “If borrowers have a good rate, they will want to hang on to it,” says David Hollingworth, a broker at London & Country. “I think lenders have been asking themselves, why are we making it so easy for borrowers to keep hold of these rates, which are costing us so much money?”

Borrowers pay the price of euro crisis, reports Duncan Farmer As the crisis in Europe continues to hit economic confidence and fallout has wiped billions off the value of stock market investments and therefore pensions, now it is mortgage borrowers who are beginning to pay the price. With even Mervyn King, governor of the Bank of England, warning of a “risk of a storm heading our way from the Continent”, and that mortgage costs were likely to rise as banks sought to shore up their profits, the outlook is not great for British borrowers. Even the Council of Mortgage Lenders, the trade body for banks and building societies, has joined in with doom and gloom. “Eurozone developments are highly uncertain and have the potential to undermine UK economic prospects and conditions in our housing and mortgage markets,” says the CML’s chief economist Bob Pannell. “The underlying picture is likely to be one of easing momentum in the housing market, but with potential for a sharper downwards correction on bad eurozone news.” The problem is that while the Bank of England base rate remains at 0.5 per cent, banks are having to pay far more than that to secure funds in the wholesale market.

Lenders raise cost of offset mortgages In common with rates on fixed and tracker loans, the cost of offset mortgages, in which savings are used to defer the cost of borrowing and which are particularly popular with wealthy homebuyers, is also rising. A number of banks and building societies that offer these loans have recently raised rates. Chelsea Building Society, which began offering offset alternatives to its entire mortgage range last October, has put up the price of some offset mortgages to 0.2 percentage points above its standard loans.

Those so-called swap rates are rising and are forecast to carry on climbing. If you compare the best-buy tables today, compared with rates in the first three months of the year, the cost of fixed-rate and tracker deals has risen. For example, today’s best-buy two-year tracker is 0.3 percentage points dearer than in March. There is a second problem facing wouldbe borrowers: availability. In the immediate post-credit-crunch years, getting hold of a loan was extremely difficult as banks and building societies tightened the criteria for applicants, but in the past couple of years the situation has improved slightly. However, as the European crisis deepens, many lenders are pulling in their horns, notably HSBC and the Spanishbased banking giant Santander, which has a huge presence in the UK. Mark Harris, chief executive of broker SPF Private Clients, says: “Santander has pulled back significantly in terms of lending volumes this year. It is demonstrating much less of an appetite to lend, which is having a knock-on effect on other lenders and their service levels, because in recent years Santander has done significant volumes of lending.” The good news is that in spite of these factors, Knight Frank’s latest survey of the UK housing market suggests that prices in London will continue to rise.

REVIEW

Stop increasing taxes Patrick Bullick, chairman NAEA London Region and MD of Stanley Chelsea, reports for London Property Review

Lending falls by 20 per cent Figures released by the Council of Mortgage Lenders show that mortgage lending fell by almost 20 per cent in April. This may be largely due to the fact that the army of first-time buyers who wanted to beat the end of the stamp duty holiday completed their deals in March, and although April’s figure was low it remains slightly higher than the level of lending in April 2011. The CML does not however believe that lending figures will rise in the coming months.

No rate rise for a year Interest rates are unlikely to rise for at least another year if not far longer, according to Mervyn King, the governor of the Bank of England, and other analysts. In his quarterly report on inflation, King cut his forecast for economic growth and said that the country should “brace for higherthan-expected inflation”. A spokesman for IHS Global Insight said it expected that interest rates would not rise from their historic low of 0.5 per cent “until at least late2013, and very possibly not until 2014”.

Apart from the mild sense of amusement that comes from being an estate agent watching journalists and politicians battling it out for title of ‘most un-trusted profession’, there is not much that pleases me in the never-ending ‘enquiry into everything’ that is the Leveson Enquiry. It is equalled only by the interminable euro crisis, which is clearly not going to be resolved by the latest Greek election or the €100 billion Spanish bailout. When will the politicians get it? The eurozone doesn’t work! Normally, I would be happy to see politicians distracted from dreaming up new legislation. However, in this instance the diversion is preventing them from focusing on holding George Osborne to account for his appalling changes to SDLT (Stamp Duty Land Tax) and his proposals to bring in Capital Gains Tax and a new mansion tax on foreign company owned properties. Creating complex new Capital Gains Tax and mansion tax legislation simply to deter avoidance of another tax seems crassly stupid, or much more likely, very devious of the Treasury. My strong suspicion is that if this new form of taxation does hit the statute books, we can be sure that within a few years the Treasury and HMRC will roll it out to cover all properties in the UK. Have you noticed how George Osborne seems to have a remarkably similar approach to that of Gordon Brown, constantly fiddling and tweaking without any real understanding of the consequences and little strategic overview? I blame the mindset of the senior civil servants in the Treasury, carried forward from the Brown era. We all recognise that these are difficult times and that the Treasury want every possible pound of revenue they can raise

from taxpayers. Politicians need to have the strength to set bold strategy and not simply get bogged down in Whitehall bureaucracy and fudge. Recently, on behalf of the National Association of Estate Agents, I was at an HMRC working group tasked with helping to draft the new tax legislation proposed by the Chancellor. The London NAEA are campaigning vehemently against the increases to property purchase taxes that so badly affect turnover in the London property market. Nationally, we are campaigning for stamp duty exemption to be reinstated for first time buyers. It clearly matters to them, as the latest Council of Mortgage Lenders statistics show that first time buyer mortgage applications went down by over 60 per cent in the month after their SDLT exemption was lifted. On a more cheery note, because of the very low availability of good property in central London and the strong demand from concerned eurozone investors, values of central London properties remain high. This is a complete ‘disconnect’ from most of the rest of the country, which has seen a pretty significant drop in property values. If you are a Londoner wishing to commute from or retire to the country, there has never been a better time to sell in London and buy in the country. Trading in your average Fulham or Battersea house gives you a good chance of getting a sizeable village house within easy commute of London. The sale of a pretty standard Chelsea house would realise quite sufficient to buy a lovely Old Vicarage or a farmhouse with several acres for the polo ponies. So think about it now if you want to move to the country, as this price differential will not last forever.

The event, which takes place in the surroundings of Gatcombe Park, the private country home of HRH Anne The Princess Royal and her family, will be held between the 13th and 15th July, two weeks earlier than usual due to London 2012 Olympics. With Olympic hopefuls such as William Fox-Pitt and Mary King competing at Gatcombe this year, it is set to be even more exciting, particularly as it is the last official warm up event ahead of the London 2012 Olympics later in July. Designer’s place In the last year owner Jonathan Reed, who has worked on design projects for celebrity clients such as David and Iman Bowie and Elle Macpherson, has totally refurbished his mews house in Marylebone Village. Original features of the former coach house and stables have been retained and high-tech home comforts added, topped by a new roof of reclaimed Welsh slate. Renovation materials ranged from hand-carved oak stair rail to custom-made tiles and hand-printed wallpapers. Cabinetry was carried out in collaboration with Plain English traditional cupboard makers. Reed has blended an individual contemporary interior with traditional coach house architecture at the triple-aspect property, which stands almost alone in the

quiet no-through-traffic section of Weymouth Mews, between Harley Street and Portland Place. Flooded with natural light, the top floor has a doubleheight studio living and entertaining space with open plan dining and kitchen areas. The first floor features a master bedroom suite containing a dressing room and open plan bathroom with an open fire. The second bedroom has an en suite shower room, and the ground floor includes a guest room or study with en suite shower room. There’s also an integral garage. Join the tea set at historic Arts and Crafts house Tea tycoon Emslie John Horniman commissioned architect and furniture designer Charles Francis Annesley Voysey to transform the interior of Garden Corner in the Arts and Crafts style. Total transformation of this Grade II* listed property on Chelsea Embankment took place from 1906 to 1907 following the death of Horniman’s father, Frederick John Horniman, who with his brother built Horniman & Co into the world’s biggest tea business. Liberal MP for Chelsea from 1906 to 1910, Emslie John Horniman inherited the tea company founded by his grandfather, the Quaker John Horniman, who invented a machine to package tea in sealed packets. Emslie John sold the business to Lyons in 1918 and lived at Garden Corner until his death in 1932. Garden Corner is a finely crafted tribute to English designer Voysey, whose work can be seen in the V&A Museum. English Heritage described the

interior as “one of Voysey’s finest, both in terms of the quality of its fixtures and fittings and the ingenuity of its plan.” Given a free hand and a large budget, Voysey added fixtures such as the staircase and bedroom furniture. The library features a beamed ceiling and the double drawing room a barrel ceiling. Bird motifs are positioned throughout the house and the original fireplaces and panelling are still in place. Built in 1879 in Dutch Renaissance style to designs by Edward l’Anson Junior, Garden Corner includes: reception hall, dining room, sitting room, study, seven en suite bedrooms, cinema room, games room, kitchen, butler’s pantry, roof terrace, patio garden, lift, garage for two to three cars. Blue plaque pioneer Politician and reformer William Ewart was the first in the House of Commons to propose a plaque system to identify homes once inhabited by ‘celebrated persons’. Today Ewart has an English Heritage blue plaque of his own at his former residence in Eaton Place, where he lived with his wife Mary from 1830 when they first married. They had five children in six years. A Grade II listed maisonette at the Ewart location has two large reception rooms joined by an entrance hall. Creating an oasis in Holland Park The garden of a classic Victorian villa in Holland Park has been transformed into a contemporary oasis containing an impressive water feature, and a circular dining and seating level with outdoor cooking and barbecue equipment. North-east facing, this handsome outside entertaining space features topiary balls in tall planters and stretches out to around 85 metres by 60 metres. The double-fronted villa at this exclusive address has inside living space of almost 8720 sq ft. Generous entertaining areas on the ground floor include a formal drawing room on the right of the entrance hall, and an elegant dining room on the left, with room for 18 guests at the table. A family and media room at the rear has green views over the rear garden and beyond. This room and the drawing room have French windows that open out onto the paved terraced. On the first floor, the main bedroom suite has two dressing rooms and one bathroom. There are two more bedroom suites on this floor and three more on the second. The lower floor features a swimming pool complex, a kitchen and separate breakfast room, playroom, gym and a temperature controlled wine store. The property includes a built-in garage and

a carriage driveway with plenty of parking spaces. Holland Villas Road was developed in the late 1850s by builder James Hall in an agreement with Lord Holland. Poet Frederick Tennyson, eldest brother of Alfred, spent his final days at No 14. Holland Villas Road, Holland Park W14, guide price £29m, Knight Frank 020 7938 4311

Learn the alphabet in Finlay Street Owners of an updated family house in Finlay Street are big supporters of Fulham FC. The property is only a short walk in a black-and-white scarf from the club’s renovated riverside stadium at Craven Cottage. The Fulham fans have completely refurbished this six-bedroom home and they’ve also cheered its powers of entertaining, staging parties from the Neil Lerner kitchen and dining room leading through to gazebos in the garden. Between Ellerby Street and Greswell Street, Finlay Street is one of Fulham’s ‘Alphabet streets’ off Bishop’s Park. The modernised property features a double reception with wood flooring leading to the kitchen diner containing Miele and Gaggenau appliances, underfloor heating and built-in speakers. Schuco folding doors open out into the wide garden with vegetable patch, dining area, and a large lawn with shrub borders. The lower ground floor has a family or play room with light-well play area, a wine cellar, gym, and self-contained nanny suite. Upstairs, the master bedroom suite at the rear of the house has views over the garden as well as built-in storage, separate dressing area and bathroom. There are three more bedrooms on this floor and a family bathroom.

The second floor has another bedroom and bathroom and a large carpeted storage area at the rear. All the bedrooms have air-conditioning and the luxury bathrooms are C.P. Hart. Finlay Street, Fulham SW6, guide price £2.7m, Savills 020 7731 9400

Mighty oak timbers make a Great Room at Ashlyns The Great Room of Ashlyns Barn certainly lives up to its name, providing a magnificent L-shaped family living space with a high and heavily timbered vaulted ceiling and stairs to a minstrels’ gallery. Two pairs of double-glazed oakframed doors lead to the front and rear aspects, and there are undulating rural views over the property’s own 4.9 acres of grounds and beyond into the Essex countryside. With an oak balustrade, the minstrels’ gallery overlooks the Great Room and has its own exposed timber framing. The gallery is perfect for extra guest accommodation, home office, or a seating or music space. Ashlyns Barn in the village of Bovinger, near Ongar, is a refurbished barn conversion set in a private location down a long tree-lined gravelled drive. Boarded automatic entry gates lead the way to extensive grounds at the front, with the property set well back. Impressive oak framework combines

with modern home comforts such as underfloor heating, central integrated vacuum system, four bedroom suites with bath or shower rooms, and a classic handcrafted kitchen and breakfast room with granite worktops. There’s also an optional fifth bedroom on the ground floor. Grounds feature immediate grazing to the rear, a paddock next to the entry gates, and areas with potential for creating equestrian facilities. Outbuildings include a garage and separate American-style barn with workshop and washroom. Stabling could be created here, and the area offers excellent out-riding along country lanes and bridleways around Moreton and Matching Green. Commuter’s haven COTTAGE

Hall Cottage, near Beccles in Suffolk, is a thatched property in a half-acre plot and once housed the resident gardener on the Henstead Hall Estate. Dating back to the 18th century, the four to five-bedroom cottage features a sitting room with leaded light windows front and rear, as well as exposed beams and timbers. The dining room has exposed beams, and the kitchen and breakfast room forms part of the modern elevations added in the mid-20th century. Distinguished diplomat Sir Eric Phipps extended West Stowell House in Wiltshire in the 1930s, when he served as British ambassador both in Berlin and Paris. Dating back to the 18th century or even earlier, the main house was divided into four in 1977, and outbuildings and stables were also turned into dwellings. Today these homes are set in seven acres of communal gardens featuring a pond, lake, croquet lawn, and vegetable plots. The West Walk, currently for sale, is a fully selfcontained wing of the main country house. The threebedroom property has three floors of inside space plus a garden of its own. A generous entrance hall with polished wooden flooring and a wood store leads to a dining area, inner

hall and cloakroom. The reception room has high ceilings and a period fireplace, and the kitchen and breakfast room features a separate scullery. “Set in the fabulous rolling countryside of the Marlborough Downs and Vale of Pewsey, this location is ideal for the occasional commuter looking for a country haven,” said Mark Chick, director of estate agent Manningford Croft. Moving Sideways Stone Street is a hamlet one mile south of the historic Suffolk village of Boxford, a wool town in the Middle Ages. Sideways Cottage was originally three small tied cottages built in the early 19th century and eventually united into a single family home. A conservatory and a study or fourth bedroom were added later. A stable door leads to the modernised kitchen with retain Suffolk brick floor, and the property also has a dining room, sitting room, two outbuildings, a large garden and a car port. B&B opportunity Close to the centre of one of the most popular villages in the North Cotswolds, a detached five-bedroom house in grounds of half an acre has been run as a successful bed and breakfast business for the past 16 years. Screened by a cloak of mature foliage, Arreton House in Station Road, Blockley, could be further developed as a B&B or transformed into a superb Cotswolds home containing 4200 sq ft of family living space. Country character and charm is found in oak panelled walls and floors, exposed oak beams, painted stone walls and ornamental fireplaces. A magnificent entrance hall is now used as a living room, and the property has a separate sitting room and dining room,

a grand staircase at the front and a stone butler’s staircase at the rear. At first floor level, the house is divided into two sections with three suites, an extra living room, and separate two-bedroom accommodation for the owners. Outside there are formal gardens on three sides with a landscaped patio area and a wellscreened lawn. A courtyard has parking for around six vehicles and shares access with the neighbouring Coach House. Castle connections Fotheringhay, near Peterborough, is where Mary Queen of Scots lost her head at the scaffold in 1587. You can still see the mound of Fotheringhay Castle, the execution site. Today the magnificent church of St Mary and All Saints, an ecclesiastical college in the 14th century, has a commanding position in the village, and The Falcon pub and restaurant is nearby. The Thatched Cottage in Main Street is built of local stone beneath a straw roof. Originally two properties, dating back to the 17th century, the refurbished Grade II listed home features exposed oak joinery, inglenook fireplaces and York stone flooring. Goulburn, New South Wales, Australia As Australia’s first inland city, Goulburn has been around since the 1820s and was proclaimed a city in 1863. But long before that the area was a very important meeting place for various Aboriginal clan groups, including Wiradjuri, Gundungara, Tarlo, Lachlan, Wollondilly and Mulwaree. Goulburn’s rich history is interwoven with tales of bushrangers, of the Durack family and their extraordinary drive to the Kimberleys and of people looking for a new life and new opportunities. And when Australia rode on the sheep’s back, Goulburn was the centre of Australia’s wool industry. Wander around Goulburn today and you’ll find the grand old courthouse, two majestic cathedrals and the post office tower in the central precinct, and a host of heritage buildings sprinkled throughout the town. Not surprisingly, Goulburn is home to many of Australia’s longest running organisations – such as Australia’s oldest continually running brewery, Australia’s oldest theatre company and the oldest country rugby club in Australia, but that only scratches the surface of a town that values and celebrates its heritage and history. Goulburn is strategically located at the heart of Australia’s busiest road and rail corridor connecting Sydney, Canberra and Melbourne. The Hume Highway bisects the region, just bypassing Goulburn’s CBD and with both northern and southern interchanges, Sydney is a mere 2 hours drive on some of the best roads in the country. These excellent transport links also facilitate easy access to major centres in Queensland,

South Australia and Western Australia. Goulburn Mulwaree’s aerodrome is available for private and commercial use and Canberra International Airport is just an hour away. Other infrastructure strengths include affordable land with the potential for expansion, a reliable water supply bolstered by a recent pipeline connection to the Southern Highlands, and reliable energy, telecommunications and waste collection facilities. It’s all about balance and in Goulburn, we believe in a great work/life balance. For starters, forget about sitting in traffic for hours and paying for parking. If you live in town you’ll be minutes away from work (perhaps even close enough to walk or cycle) and even if you live on a property outside of Goulburn or in one of the neighbouring villages, it’s still a much shorter trip than big city living. That’s more time for family, friends and recreation. More time to live. Goulburn has a variable, though generally dry climate with temperatures averaging from 11.4 degree Celsius in July to 27.6 degrees Celsius in January. There is an average of 74.6 days of rain each year providing an average of 640.9mm. Surfers Paradise Australia’s Gold Coast is an endless playground of entertainment and adventure, because fun comes in all types and styles. It is a promise of big smiles and warm memories in a spectacle of golden beaches, legendary theme parks, iconic rainforests, and lively entertainment. Feel the excitement of life in the fun lane, where the sun shines on an unlimited variety of things to see and do all year round. Walk a World Heritage listed rainforest trail in a day full of natural adventure. Scream with excitement on the biggest and best theme park rides, browse the boutiques, or putt your way to a win on a championship golf course. And as the sun sets over this city by the sea, treat yourself to an international stage show, dine on the freshest local produce and take your cocktail beachside as the Gold Coast glimmers through the night. The Gold Coast and Brisbane The Gold Coast is a celebrated experience set on one of Australia’s most spectacular natural stages. Australia’s Gold Coast has proven very attractive to investors, migrants, and leisure and business travellers. Spanning two local government areas – Gold Coast City and Tweed Shire Council – the population is approximately 455,000 in one of Australia’s fastest growing communities and is expected to top 700,000 residents by 2021. Gold Coast City and Brisbane have been identified as two of the most

desirable places in the world to live in based on political, social, economic and environmental factors, personal safety and health. Indigenous tribes lived in the region for thousands of years and plenty of archeological sites and places of spiritual significance remain in the 21st century. The region is home to Academy Award winners, companies with world patented technologies, internationally-renowned educational Institutions and major exporters. A Strategic Trade Location Gold Coast is positioned at a key strategic site for export and trade. Located in southeast Queensland, 80km from the state capital of Brisbane, Gold Coast is a network hub. The city is serviced by two international airports, Gold Coast Airport and Brisbane Airport. Both airports are full international customs ports where freight can be exported. The city is ideal for global trade with easy access to the Pacific Rim and close time differences with leading Asian cities like Tokyo, Singapore, Kuala Lumpur and Auckland. Gold Coast Seaway provides safe ocean access. There are 270km of navigable waterways. The Port of Brisbane has seen $600 million in infrastructure investment over the last 25 years. The deep-water port has container terminals and bulk cargo facilities including 60 berths and close to 7500m of quay line. Gold Coast City connects to Brisbane via the eight-lane Pacific Motorway to

the north and the Pacific Highway to the south (coast) or the inland New England Highway. Another key factor which proves Gold Coast is very well positioned is a subtropical climate with an average water temperature of 71 degrees. A Natural Wonder Gold Coast has a very diverse environmental base ranging from white sandy open ocean beaches, World Heritage Listed rainforests, and islands. Gold Coast is a climate which invites open-air activities including al fresco dining – there are more than 500 restaurants; golf – more than 40 resort, public and private courses; sports – world-class facilities and an exciting event calendar of culture, sport, racing, music and fine food. LONDON PROPERTY

REVIEW

Setting prices too high Report by Cheryl Markosky Summer surge Jane Ingram, head of Savills residential lettings and the new ARLA (Association of Residential Letting Agents) president, says central London agents are witnessing the beginnings of a summer surge. She puts these stirrings down to families looking to relocate, and tenants – both international and domestic – wanting to live in the heart of London. “We’re seeing more stock arriving on the market, and property which is presented well is letting quickly,” she remarks. Ingram also announces a new office opening in Chelsea this month, with a lettings team headed up by Amelia Greene already in place. The office will also house Savills Interior Services – the firm’s onestop shop for landlords who might need anything from the redecoration of their property to a dressing service or complete refurbishment. Over in Kensington, the mid-range, corporate-driven and family house market is warming up, and with the recent launch of the Savills Corporate Services department overseen by Matthew Salvidge, Ingram says Savills is building “stronger than ever relocation agent contacts and developing new business opportunities.” Ingrams emphasises the importance of landlords remaining realistic about pricing.

As fewer homes are coming onto the market in the capital, prices and competition are being pushed up. Annaliese Griffiss at Henry & James’s Chelsea Green office is concerned that some agents are over-valuing, simply to win instructions. “Landlords should beware of this, because despite a lack of stock, overpriced properties are sticking – sometimes for months. Tenants are putting in low offers, which are rarely being accepted, leading to a stalemate.” Of the properties let last month by Henry & James, 87 per cent went for asking prices or above. “This can only be attributed to realistic pricing,” deduces Griffiss. “Tenants are pretty shrewd around here and can see what’s good value and what isn’t.”

She adds that there’s a fair degree of caution on all sides, but thinks that when landlords realise prices are too high and lower them, there will be more activity.

“Tenants can see what’s good value and what isn’t” Annaliese Griffiss

High prices, but few Olympic tenants Half of London’s landlords have forced up rents, but fewer than half (44 per cent) have had any interest from Olympic visitors. And to add insult to sporting injury, 45 per cent of the capital’s Olympic rentals are nowhere near the events. More alarming, 7 per cent of landlords plan to kick out their current tenants to capitalise on inflated Olympic rentals, and 58 per cent hope to cash in on last-minute bookings, according to a poll by flat and house share website SpareRoom.co.uk. And if you put this down to excessive greed in the capital, it’s not just London property owners milking all they can from the Olympics. Forty per cent of Brits planning to rent out rooms for the Olympics have properties with postcodes outside London. Matt Hutchinson, director of SpareRoom.co.uk, admits it’s easy to see why landlords might be

tempted by the prospect of making a tidy sum from tourists looking for accommodation during the Games. But, he asks, at what price? “Landlords should think twice before asking good tenants to leave, even for just a few weeks, in the blind pursuit of a quick buck. Once the Olympics are over, they could be left with an empty flat and no rental income, which could potentially cancel out the money they’ve made. Of course, for the 45 per cent whose tenants happen to be moving on as the Games begin, it’s a great way to make some extra cash,” he points out. Anyone becoming an Olympian landlord should contact his home insurer, adds Hutchinson. “Your insurer might recommend you take out public liability insurance, although this could be included in some policies.”

For health and beauty Revitalising health and beauty treatments of the B&K Lifestyle Spa are right next door to an end-of-terrace period conversion in York Street, Marylebone. You’ll find everything you need at the neighbouring salon, from hair styling and manicures to a hot stone massage or a Thermo Aqua Marine Mask with plant and marine extracts and pure jasmine oil. Handy for Marylebone tube station, the property to let features a fully equipped open plan kitchen and dining area with limestone flooring and access to a private patio. The dual-aspect reception has recessed lighting and original sash windows. Upstairs, the master bedroom is served by an en suite bathroom with twin washbasins, and the top floor bedroom has a shower room. York Street runs between Baker Street and Seymour Place.
