What do I need to do to win a sealed bid?

A
Start by ignoring the guide price. If a property is going to sealed bids in the first place, it is because the price is probably not that accurate, either deliberately or otherwise. In any event, you must do your own due diligence and try to consider the real value objectively, and then whether you wish to pay a premium if necessary. Don’t be too distracted by figures, though, as the agent will also be advising the seller as to which buyer is most likely to exchange contracts successfully and cross the finishing line. So a high bid alone will not suffice. The fewer conditions attached to the offer the better. I would also ensure the written offer letter comes direct from your instructed solicitor and clearly details the offer. A halfhearted two liner from the solicitor will not suffice. To be taken seriously, I would offer a non-refundable deposit to formally buy some time in which to have an exclusive contract, say 10 working days. Ultimately, be brave with the figure but not reckless, and make sure you can deliver otherwise you won’t be taken seriously next time.

marketview Suddenly there is a new star on the prime central London map, reports property finder Robert Bailey. I don’t think many people have even considered Tyburn to be a neighbourhood until recently as it was sort of labelled Bayswater and Marylebone borders. More recently, though, it has emerged as its own distinct district with a character all its own. London historians, of course, are all too familiar with Tyburn as it is the site of the infamous Tyburn Tree, where many of London’s mass executions took place. Common criminals shared the same fate as noblemen, rebels and numerous Catholic martyrs at a site that is marked today by a plaque in the middle of the traffic island on the corner of Oxford Street and Edgware Road. Given its past, it is little wonder Tyburn lost its identity. It became much more fashionable to say one lived in Marylebone or even Marble Arch than to claim to be a Tyburn resident. Arguably, Tony Blair started Tyburn’s renaissance when he purchased a large house in Connaught Square shortly before he left office. This beautiful square rivals any in Mayfair for its architecture and landscaping. At the time, Blair came in for quite a bit of criticism with many people asking, “Why on earth did he buy there?” In fact, his purchase turned out to be quite canny because since his purchase the area has undergone a dramatic revival and has been rebranded by some estate agents as ‘Connaught Village’. The area does have quite a villagey atmosphere with a beautiful array of shops along Connaught Street. More recently people have woken up to the fact that in terms of prices per square foot, Tyburn is considerably cheaper than neighbouring Notting Hill or Mayfair, yet still has the grand Georgian and early Victorian houses that are coveted by international buyers. Connaught Square is just one of many beautiful garden squares in the area, with Gloucester Square, Cambridge Square and Hyde Park Square rivalling any in Notting Hill or even Belgravia. It was inevitable that Tyburn would be discovered, especially given its proximity to Paddington station and the Heathrow Express. It is within walking distance of Hyde Park, Mayfair and Oxford Street and Selfridges is the local shop. It could not be more central but the thing I like most is the fact that even though it is very international, people live there all year round. People know their neighbours and participate in local events. As central London becomes increasingly transient, that kind of village feel is a draw in and of itself.

New research from Savills showing that living close to a thriving high street could add 20 per cent to your home’s value will gladden the heart of retail guru and ‘Queen of Shops’ Mary Portas. “We’re selling two-bedroom flats right on Marylebone High Street, with a 20 per cent premium added to the price because of their location,” says Claire Reynolds at Savills’ new Marylebone office. Marylebone High Street appeals, due to its “charming village atmosphere and mix of boutiques, restaurants and cafes. The High Street’s bustling, but there are no bus routes on it, so it feels calmer than many other high streets,” she adds. Knight Frank’s Christian Lock-Necrews highlights Marylebone High Street’s allure with the sale of a 1600 sq ft apartment in Harrowby Street for £1100 per square foot. “We then sold an apartment of comparable size in Wimpole Street, just two streets from the high street, at £1500 pounds per square foot, showing a price differential of 20 to 30 per cent.” There’s no question that proximity to a good high street can increase value, David Adams of John Taylor London argues. “A good example is Mayfair’s Mount Street, where some apartments break the £3000 a square foot barrier, up to a third more than other parts of Mayfair.” The quietly located Phillimore Estate fetches premium prices because of proximity to both Kensington High Street and Holland Park. “It’s an area of great period architecture, which doesn’t attract too much through traffic,” reports Adams. Despite not having a tube or communal gardens off it, Notting Hill’s Westbourne Grove is the new hot spot, suggests Alistair Heather from Strutt & Parker. “Five minutes north desirability drops off a bit, while five minutes south you’re still in splendour with roads like Dawson Place and its huge mansions.” People also want to be within walking distance of Portobello Road, although the road’s enormous and changes from one end to the other. “Golborne Road’s certainly become more popular. It’s what Portobello Road was like 10 to 15 years ago,” Heather declares. “Everybody needs more space and they take the next step away from enviable high streets. This means the northern part of Portobello Road and Golborne Road are benefiting hugely from this shift.” Harry Wigram at Strutt & Parker Chelsea sums up the King’s Road’s significant impact on value. “An idyllic lateral Embankment Gardens flat by the river was discounted by at least 20 per cent because it was five minutes too far from the King’s Road.”

Sleep soundly on fixed rates
Remortgaging to raise cash The number of people re-mortgaging to take money out of their home is rising, thanks to a combination of house price increases, confidence in the future direction of property values, and a need for cheap cash. The average amount of new equity being released – calculated by the value of the new loan compared with the old one - has climbed from £14,000 a year ago to more than £22,000 today. While about 10 per cent of this money is being used to fund home improvements, some is being used to repay more expensive debt, such as credit cards and overdrafts, or pay for holidays and new cars.
Plenty of cheap deals to tempt you, reports Duncan Farmer The opportunities for housebuyers and people wanting to re-mortgage appear to get better by the day. Rates are falling and lenders are relaxing either the amount they will lend or their borrowing criteria, as banks and building societies compete for the comparatively small pool of customers. In spite of this largesse, the amount of mortgage lending fell in June and housebuying activity tailed off in July, although the latter could be down to the sizzling temperatures and the distractions of Andy Murray winning Wimbledon, Justin Rose winning the US Open, and comprehensive English victories in the first two Ashes Tests. Oh, and the arrival of Prince George. Lenders have been doing their bit to add to all this unbridled joy, and mortgage rates have hit historic lows. Take Norwich & Peterborough’s ten-year fixed-rate deal, which has a rate of just 3.84 per cent. Compared with two-year fixed deals it looks expensive, but up against the Halifax standard variable rate of 3.9 per cent it is cheaper, and of course the Halifax rate can move at will. As most analysts agree the current Bank of England base rate of 0.5 per cent is artificially low and will have to rise in the next three or four years, the
Halifax is sure to follow suit. The beauty of fixed-rate deals is that borrowers know from now until 2023 exactly what their monthly repayments will be. And on a 10-year deal, they can sleep soundly for at least eight or nine years knowing that interest rate movements will not worry them, whereas borrowers with a two-year fix do not have long before they must start looking for a new loan. The good news for anyone coming off any deal at the moment is that there is an abundance of cheap offers to tempt them, as our best buy charts demonstrate. Back to the Norwich & Peterborough loan, borrowers need only a 25 per cent deposit, there are no arrangement fees, the valuation is free and there is £200 cashback. Drawbacks? There are not many. You can transfer the mortgage to a new property, but clearing the loan within 10 years will cost you – from seven per cent of the sum owed within the first year tapering down to one per cent in year 10, but for most people this is unlikely to be an issue. The only problem you might have is getting hold of the cash – Norwich & Peterborough is expecting a flood of applications – but there are alternatives: Yorkshire Bank has a 10-year rate fixed at 3.89 per cent.

London is 15th in global price table While property prices in London seem to be enjoying continued growth – up 6.9 per cent in the past year, according to Knight Frank – the capital is languishing in 15th place in a table of global house price growth. Jakarta is top of the league and prices are sprinting ahead at a rate of 27 per cent a year, with Dubai hot on its heels at 21 per cent. In Europe, however, only St Petersburg (15.3 per cent) and Monaco (5.5 per cent) are ahead of London. Vienna and Moscow, our nearest challengers, have barely grown at all, while Rome, Paris and Madrid have all seen property prices lower since this time a year ago, as a result of the economic woes in the Eurozone.
Affluent borrowers increase earnings The average housebuyer now has an income of £40,500, up by more than nine per cent on a year ago, according to research from the Mortgage Advice Bureau, which found that in London the average earnings of buyers had risen by more than 10 per cent. The report suggests that housebuyers’ earnings have overtaken inflation, which currently stands at 2.9 per cent, and average weekly earnings, which are up 3.7 per cent. The Mortgage Advice Bureau said the figures point to “more affluent borrowers driving up the average as they take advantage of the housing market recovery”.

Moving to meet strong growth in Hyde Park Property prices in the W2 postcode have grown by 10 per cent in the past year, significantly beating the Londonwide average of five per cent, according to Knight Frank Hyde Park. With strong growth predicted in the next 12 months, the area has been identified as an investment hotspot. And with the arrival of Crossrail in 2018, considerably shortening the travel time into the City and Canary Wharf, there is a predicted annual uplift of one per cent for homes within a 10-minute walk of Paddington Station. Prime prices defy expectations The prime London residential market has recorded stronger price growth in the past three months than at any time since March 2012, defying expectations that values would flatline this year, according to the Savills quarterly prime London index. Across prime London, prices rose 2.5 per cent between April and June, bringing annual growth up to 6.6 per cent from 5.5 per cent at the end of the first quarter. But, says Savills, there are significant differences in performance between locations and price bands that reflect differences in buyer profiles, reasons for purchase and their perception of the market, with evidence that some market
segments are now looking fully valued. Strongest growth was seen in the predominantly domestic markets of prime southwest London – running from Fulham to Richmond and Battersea to Wimbledon – where values rose 3.2 per cent in the last quarter. Annual growth now stands at 8.5 cent, much higher than the 4.4 per cent seen in prime central London. Despite reduced City bonuses, these markets are benefiting from wealth accumulated prior to the downturn, new wealth creation, especially from West End hedge funds, and increased buying activity from international buyers working and resident full-time in the capital.

Knock it down and start from scratch Cheryl Markosky talks to a brave owner who tore down a Fifties house and started again It was an exciting day for Natasha Hall when an old house in Lauriston Road was demolished. “We were there the whole day and took loads of pictures and videos,” she says. Hall’s eagerness at such destruction was understandable, as this was the inauguration of a oneyear building project that allowed her to get rid of an unprepossessing property and start from scratch with something new. You have to applaud Hall even louder when you hear that she carried out this mammoth task, which finished last June, with three small children (the twins are now nearly four, and her third child five) in tow. “We’d lived in flats before, but found wardrobes and room sizes too small and I was longing for more space,” explains Hall. Her vision was clear. “I wanted a Georgian-style house that was large, symmetrical and traditional, but with plenty of modern additions.” Employing local architect Richard Holden and project manager Richard Puddy, Hall also brought her past life to the blueprints. “I grew up in California and was used
to informal, open-plan and outside living. So I made sure there was easy access from the family, kitchen/ breakfast and dining rooms on the ground floor into the garden, and there were bar stools around a counter on a kitchen island where the kids could sit and eat.” Other Anglo-American touches include a terrific amount of space for guests and nanny, cinema room, gym and sauna in the newly dug-out basement; a cosy area for Hall’s young children on the top floor; and the master bedroom suite luxuriously laid out on the first floor of this roomy 5640 sq ft family house. Hall’s advice for another buyer keen to acquire a rundown house and replace it with a stylish new home is to plan everything well from the beginning, think clearly about how you live and how you’ll use the house, and make sure you’re on site every day to ensure switches go in the right place and the right shade of mortar is used. “One mistake we made was to be overly optimistic that the project was almost finished once the exterior was done, but the interior took a long time to complete,” she admits.

On the right track Upsetting many Devon locals at the time, Coryton station was built in 1865 on some of the area’s finest land for growing carrots and potatoes. The Tavistock to Launceston railway line was officially opened in torrential rain in June of that year.
