Market view

A shortage of property and a lack of funding is not putting off buyers in a market where property is king, says housefinder Robert Bailey

It’s an incredibly frustrating market. To give you some examples, we have one client who’s looking for a flat in Holland Park with a budget of £3 million, another with a similar budget hunting in Chelsea, and yet another house-hunter with £10 million to spend in Belgravia. But, there’s almost nothing to show them. Our clients’ requirements are reasonable: a wellpresented apartment in a portered block they can ‘lock up and leave’, as they own homes elsewhere. However, the number of flats available that meet this criteria is dangerously low, and buyers clamour for the few that come onto the market. This shortage is having an inevitable knock-on effect. Not only are prices of top-end flats being pushed up, but prices of mid-market flats are also being hiked, as buyers are forced to compromise. Recently, we’ve seen price rises in Parsons Green, Pimlico and Islington – previously considered second-tier locations – as homebuyers expand their geographical searches. To compound matters, no medium or large-scale developments are due to come onto the market in central London until next year at the earliest. With London now being lauded as ‘the new Monaco’ among the super-rich, demand will only continue to increase. At the end of last year, both Knight Frank and Savills predicted that capital values in London would begin to plateau in 2012, but nothing I’ve seen so far would suggest this. In fact, I think it could end up being a surprisingly good year for the London property market. Of course, things cannot continue at this rate, but they’re not slowing down yet. Although the government’s trying to crack down on the Stamp Duty loophole allowing people to avoid paying tax by incorporating the property into a company, demand isn’t going to wane. The appetite for London property is growing, especially with Far Eastern buyers, so until equities or cash investments can rival the security and investment returns offered by property, London real estate will continue to be the choice of overseas buyers. Even when other investment vehicles start to offer similar profits, I think prime central London will still continue to thrive. It’s offering extraordinary returns, despite the recession and lack of finance. Once people can finally obtain mortgages and there’s more consumer confidence, both mainstream and prime central London markets will benefit. We’ll eventually find flats for our clients, but it’s not going to be easy. Fortunately, we have access to some off-market properties and have helped buyers get everything in order so they can move quickly once they see a property they like. They’ll probably still have to pay a premium to get what they want, but that’s the market we’re in where there are simply no bargains to be had. www.robertbaileyproperty.com 020 7352 0899

Prices climb Cheryl Markosky brings you the latest word on the streets The average sales price achieved last year was £1.59 million, a 9.4 per cent increase on values achieved in 2010, according to figures from Notting Hill agent Crayson. “These figures are a testament to the strong levels of demand for prime property in this area,” says Nick Crayson. “We were very pleased to achieve a record £2047 a square foot for a flat in a Holland Park villa, about £150 per square foot more than previously achieved here.” New instructions for sales dropped last year, but there were eight per cent more transactions, with property sales over £2 million increasing by 22 per cent. The average time properties were on the market has risen from 2.7 months in the third quarter of 2010 to 5.6 months in the last quarter of 2011. “Compromised and overpriced properties have been extremely slow to sell, and this has skewed the figures. Properties that are correctly priced can sell quickly. At Crayson, the average time to sell a property is 10.2 weeks and there are

exceptional examples of quick sales, such as a Clarendon Road house for £125,000 over the guide price in the same week it was marketed.” 2012 has brought a high level of wannabe buyers, with the majority hunting for one and two-bedroom investment flats, explains Jake Civardi from Marsh & Parsons Pimlico. “Pimlico’s seen by many as a great place to invest, due to its central location and value for money compared to Kensington and Chelsea,” Civardi says. “Prices rose dramatically last year and early signs this year suggests that this trend is set to continue. There’s a shortage of property coming to the market, and already we’ve seen record prices achieved, as the demand for prime instructions is so high.”

If you can stand the heat – stay in the kitchen

New homes next to the corner shop – Harrods It’s tricky locating new homes in the capital, so well converted Victorian buildings with all the latest trimmings are top of many wish lists. Smack in the heart of Knightsbridge and round the corner from Harrods, a triplex and two duplex apartments from developer Leighton & Henley in Pont Street and priced from £4.5 million to £6.15 million are for sale, with a mews house to be launched in late spring. Period features include a marble-clad elliptical staircase and an oak-finished spiral staircase between the duplex’s upper levels. On the contemporary front, marble bathrooms, oak chevron parquet flooring, under-floor heating and audio-visual and communication technology are in evidence. “It’s hard to get hold of freehold property, and this combined with the building’s position is generating

a lot of interest,” says Charles Vyner-Brooks from Brooks Gordon (020 7871 1570), one of the selling agents. Vyner-Brooks says several families want to take on the whole building, with one Middle Eastern family eager to allocate the apartments to their three children. “We’ve also had interest from British downsizers, Europeans, Malaysians and Chinese buyers.” Other pluses include the fact that the apartments will rent well, pulling in £3250 to £4000 a week, according to Vyner-Brooks. “And the service charge isn’t over-inflated and won’t impact on the net return,” he adds.

If you’re up to your elbows in sudsy water and feel like lowly kitchen maid Daisy in Downton Abbey, then you’ll probably believe the news that the British spend more than five years of their life in the kitchen. The kitchen is not only deemed to be the new living room, but it’s the most expensive room in the modern UK home, according to research from kitchen manufacturer Magnet. We spend 752 hours in our kitchen every year, or 5.2 years over a lifetime, with the average person spending £6000 and 16 per cent of Brits forking out up to £25,000 on their kitchens. Due to the amount now splurged on state-of-the-art units and gadgets, the kitchen is the most expensive room in 40 per cent of our homes. Knocking out the living room as the most pricey space in the home, Brits are happy to spend hundreds of pounds on the latest worktops, cookers, dishwashers, kitchen cabinets, extractor hoods, fridges, flooring, wine coolers and high-definition TVs for their kitchen, because they spend so much time there. The survey points out that “the 21st century kitchen has become the modern family room, where family members are most likely to gather, chat and spend quality time together.” This predilection for spend, spend, spend on our kitchens is irresistible apparently, with a quarter of the nation admitting it just can’t help itself and has to buy the latest kitchen gadgets as soon as they come out. A Magnet spokesperson says: “Generally, Brits are spending more time using their kitchens as the central hub of the home and more money making them nicer rooms where they can spend time. The advances in kitchen technology and the national love of gadgets has played a large part in this.” Simon Lindesay-Bethune from John Wilcox & Co in Holland Park says smart, family kitchens are very much the trend now. “People open them up into one big room if they can so the family can all be down there, with mum cooking and the children playing nearby where she can keep an eye on them.” He suggests the important factors in a good kitchen are light, space, decent ceiling heights and access to the garden, if possible. An adjoining kids playroom is top of the list these days too. “A number of people are staying put right now and going up, down and sideways, with kitchens being pushed out as part of this extending process,” he adds.

Offset is a top choice Borrowers can use savings or cash to cut interest, reports Duncan Farmer

money matters TRUSTING A GOOD DEED According to official figures, it takes first-time buyers up to 22 years to save a deposit for a house or flat, so growing number of friends are clubbing together and buying jointly. Many banks and building societies are happy to lend to up to four people buying together, but what happens if things go wrong and friends fall out or their circumstances change and they decide to sell up, because of a job move or to get married? Resolving disputes between unmarried co-owners can be a complex, costly and very lengthy process, as they argue over who is entitled to what, but it need not be. Drawing up a simple and inexpensive deed of trust can avoid problems when the time comes to sell. Many conveyancing solicitors offer such deeds as standard and they cost as little as £120 – a small price to pay for peace of mind and certainty in what is, for most people, the biggest purchase of their lives. Deeds can cover anything from setting out the amount each person is entitled to and who is responsible for bills, such as service charges and buildings insurance, as well as when or whether one party can buy out another and at what price, but all parties can add their own clauses. Experts advise friends to imagine the worst possible scenario and include contingencies in their deed.

House prices in prime parts of central London rose by 0.9 per cent in January, according to the latest Knight Frank figures, and the sector seeing the biggest rise was between £1.5 million and £2 million. “Prices in this range have risen 14.4 per cent over the past 12 months,” says Liam Bailey, head of research at Knight Frank. “Our outlook remains that prices will rise 5 per cent in 2012, driven in large part by international demand and relatively constrained supply.” Choosing a mortgage is always difficult, but one product that remains popular with buyers at the top end of the market is the offset mortgage, which allows borrowers to use their savings or cash in their current account to reduce the amount they pay in mortgage interest. Although people with an offset loan do not earn interest on their savings element, the saving in interest payments on the loan is far greater than anything available on deposit. And you don’t have to pay tax on it. “The main reason for their popularity is the tax,” says Mark Harris, managing director of Savills Private Finance. “An offset mortgage is effectively grossing your savings interest up. For example, if you have an offset mortgage and you are paying three per cent you are effectively receiving that interest net on your savings giving you a gross equivalent of 50 per cent more than that (assuming you are a 50% tax payer). Additionally when you offset money against your mortgage you retain the ownership of that money as opposed to paying down a mortgage and then not having access to the money again.” A borrower with a £500,000 offset loan who links it to £100,000 of their savings would pay mortgage interest on only £400,000. At an interest rate of 4.38 per cent, that equates to a monthly ‘saving’ of £550 in interest payments. And borrowers can either add to their savings or, if they need the money, withdraw funds from

it. With the interest payments calculated daily, every deposit you make works hard immediately to reduce the cost of borrowing. For most offset mortgages, your savings will be kept in a separate account but, as it’s with the same provider as your mortgage, the savings will be linked to your mortgage for the purposes of interest calculation. Current account mortgages work in a similar way, offsetting positive cash balances in your account against the level of debt owed on your mortgage – the greater the balance in your current account, the lower the monthly repayments. But because all balances are held in one account, it will always have a huge negative balance, which can be quite daunting. Interest rates on offset loans are marginally higher than on standard variable rate loans – the best on the market, according to Charcol, is a two-year tracker loan from Coventry building society with an initial rate of 2.89 per cent, reverting to a variable rate of 4.74 per cent for the rest of the term. By comparison, a NatWest Large Loan mortgage has an initial rate of 2.79 per cent fixed until September 2013, when it reverts to a standard variable rate of 4 per cent. . Crucially with current account mortgages, borrowers need to be disciplined and make sure they keep track of their spending.

Westminster high rises reflecting the dual problems of mortgage rationing and rising unemployment. The biggest rise in prices was recorded in Westminster (up nine per cent) and Kensington and Chelsea (up by seven per cent), but in Newham prices fell by three per cent. Estate agents say that prices in central London have been boosted by foreign buyers who have moved their wealth out of countries such as Greece, Italy and Spain in search of a safer home, as they try to avoid the crisis in the eurozone.

While house prices in England and Wales fell by 1.3 per cent last year to an average of £160,000, the price of houses in London and surrounding counties rose by 2.8 per cent to an average of £345,000, according to the Land Registry. The rise in London prices is a reflection not only of the capital’s stability and popularity in spite of economic woes, but also because buyers generally put down larger deposits on new homes and therefore find it easier to find a mortgage. By contrast, in the North East of England house prices dropped by an average of 7.1 per cent,

Glimmer of light ahead The Council of Mortgage Lenders (CML) says it is hard to know what will happen to mortgage availability because of the crisis in the eurozone. Latest figures from the CML show that gross mortgage lending stood at £11.7 billion in December last year, down 12 per cent on November but up by a similar amount compared with December 2010. Lending totalled £140 billion in 2011 as a whole, up by three per cent on 2010 figures when the market was similarly depressed.

“The closing months of 2011 saw stronger mortgage lending activity and housing transactions, despite the fact that short-term economic prospects are challenging,” said CML chief economist Bob Pannell. “There is a glimmer of light ahead for households in that real incomes could stabilise and perhaps even start rising by the end of the year. But continuing eurozone problems mean that mortgage funding prospects are uncertain, so overall UK mortgage market conditions for the year ahead remain difficult to call.”

Designer made all things white and beautiful International interior architect Alison Henry has created designs for luxury hotels such as The Peninsula and The Mandarin Oriental, lavish homes across the globe, and one or two super yachts. In a two-year building project, the New Zealander also fully reconfigured, refurbished and extended a townhouse on Chelsea Square as the perfect hangout for herself and her family: financier Tariq Dag Khan and four daughters. The five-storey mansion now for sale is a miracle of white space. “The floors are white oiled oak, the walls are finished in a chalky white, and most of the furnishings are white or neutral in tone,” Alison told The Daily Mail’s You magazine last year. “It was a massive excavation with a new 186-square-metre basement. I also added large roof lanterns in the kitchen, family room, and above the main staircase, which allow natural light into the basement.”

Alison designed the kitchen, dining room and informal living area around a central courtyard garden with concertina doors. Indoor and outdoor spaces interconnect and the gas fire outside keeps garden guests warm on cool summer nights. The openplan kitchen has a large roof light and bespoke chandeliers made to Alison’s design. Large Venetian mirrors enhance the light and space. Savills expands super prime lettings Savills has appointed Gilly Hayden to join its super prime lettings team. Demand rises for flats and cost-effective homes Report by Cheryl Markosky There’s been a surge in demand for flats from £400 to £1000 a week and small family houses and more costeffective accommodation for families, says Zoe Rose, Strutt & Parker’s head of lettings. “Many families are seeking three-bedroom houses instead of four, and one family is looking to half its rent from £3000 a week to £1500,” she explains. “This combines with families divorcing post-Christmas and children flying the nest, reducing the family’s need for multiple bedrooms.” Managing expectations is an ongoing challenge, she adds. “What you get for £3000 a week is very different to £1500. Landlords are still holding out for asking prices, as some of the market has yet to adjust its prices, although many end up regretting not going with the first offer. We advise considering every component

of the offer carefully – length of tenancy, tenant profile and start date – and not to just focus on the rent. Sometimes getting a tenant in quickly is worth sparing a lengthy void period.”
