The right agent will be able to tailor their service to their clients needs. marketview Can you get a pre-Christmas bargain? Cheryl Markosky asks the experts. You can definitely get an end-of-year deal, suggests Laura Wilcox-Chandley of Marsh & Parsons Balham. “Sellers are motivated to shift property before the year finishes, and there will be less competition while people party and shop. And although more homes come onto the market in the New Year, there will be more buyers fighting for them.” Wilcox-Chandley advises sellers to think about dropping the price. “Lowering it by £20,000 can make a big difference. If you enter a new bracket on websites you’ll find a new audience that will be keen to look at your place.” A lot depends on whether the vendor is in a hurry to move, which a good agent should know, believes Austin Thorogood from John Thorogood. “If I was a buyer, I’d make an offer on something that missed the mark earlier in the year, while a seller might be better taking the property off the market and trying again in the spring.” Mayow Short from Savills Battersea thinks this Christmas season will be busy, “as people who put searches on hold during the summer have come back in full force. While you may not pick up a bargain as such, there are many properties being marketed at the right price.” Sellers need to advertise their homes at a competitive rate, as buyers are becoming increasingly aware of value for money, adds Short. “They’re concentrating on paying premiums for the best locations or properties in immaculate condition, avoiding hassle.” A vendor could also hold an open house, where prospective buyers view the home during a two-hour window, says Andy Walker from Townends Putney. “And buyers should consider no-chain properties that allow for quick completions. They should also find a proactive solicitor to push the process along.” James French of Douglas & Gordon West Putney tips buyers wanting end-of-year bargains to target properties that came onto the market between October and November. “Sellers who put homes on at this time are usually keen to move fast with December just round the corner.” French emphasises that warm and festive presentation is also key. “It’s very easy to fall in love with properties all dressed up and ready for Christmas.” Stacks Relocation house-finder Sara Ransom tips talking to agents at least twice a week, “so they know you’re still there and looking. And keep an eye out for families that have booked children into a new school next term – they’ll have to move and might lower the price.”

village vibe Claire Adams of Living in London takes South readers on a guided tour of Clapham ATTRACTIONS Ever since the first Sloane rangers ventured across Chelsea Bridge 20 years ago, Clapham has been a favoured enclave for City professional who love its quick links to the City and West End. The area attracts affluent professionals and City workers: Europeans, especially the French, who move in to be close to the French Lycée in Wix Lane; and folk from north of the river in Fulham or Islington (a quick pop down the Northern Line) looking for a bit more space for their money. Wandsworth Common, Clapham Common and King George’s Park are popular open spaces. TOP STREETS The general rule is that the closer to the Common you are, the better. Prime roads include Macaulay, Orlando and Lillieshall in the increasingly smart Old Town, as well as Grafton Square, whose stucco Italianate terraces overlooking the square are more Kensington than Clapham. Windmill Drive on the Common itself is also prime territory. Many houses at The Chase, Lavender Gardens and Victoria Rise have exclusive views across Clapham Common. SHOPS The Old Town, Northcote Road and, more recently, Clapham High Street have seen an influx of smart delis, organic food shops, designer clothes shops and restaurants. Southside Wandsworth shopping Centre is one of the largest in this area of south London.

RESTAURANTS AND PUBS The Falcon pub next to Clapham junction station has a relaxed atmosphere. Knights of St John restaurant and bar offers contemporary dining with its modern European menu. SO.UK Clapham was nominated Best Bar at this year’s London Club and Bar Awards. LEISURE Wandsworth Common has activities such as tennis and bowling. Gyms include Fitness First and Virgin Active, and leisure centres such as Latchmere offer health and fitness programmes for the community. SCHOOLS Sought-after state primaries include Belleville and Honeywell, Clapham Manor and Macaulay C of E as well as several prep schools. Both Lambeth and Wandsworth have high achieving schools: La Retraite Roman Catholic Girls School (Lambeth) and Graveney mixed (Wandsworth). Private options include Eton House, Parkgate, Broomwood and Emanuel in Wandsworth and Dulwich (buses from Clapham). TRANSPORT The area is well connected with Britain’s busiest railway station at Clapham Junction and three tube stations on the Northern line. Excellent bus routes include the 137 to Sloane Square, Knightsbridge and Park lane, finishing at Oxford Circus, and the 345 to South Kensington.

Across the Hamptons network, overall transaction levels in the summer housing market suffered an expected setback due to an Olympic hiatus from buyers and the continued unseasonably poor weather. So it is against this backdrop that we were pleased to see overall buyer numbers down only four per cent from last autumn and the number of available properties up 10 per cent across our branches. We are very encouraged that the autumn bounce in activity is very much here, with plenty of fresh buyers entering the market. The streets Between the Commons are as popular as ever, with Hamptons setting new records in price per square foot for a two-bedroom flat and a three-bedroom house close to Wandsworth Common. It’s clear that even in tough economic times, buyers are happy to pay top prices for a property that gives them everything they want. There continues to be some caution in prime South-West London and homes worth over £2 million that are dealing with the impacts of the Government’s new Stamp Duty Land Tax (SDLT) rules and Capital Gains Tax changes. There are increasing numbers of houses above this price point that have been on the market for many months without selling, and while there are still buyers at this level, they tend to wait in the wings until they perceive a property to be good value before they’ll make a move. Looking forward, the run in to the year-end is likely to be even busier than normal as the pent-up demand from a slow summer takes effect and mortgages

rates are low. The market is more pricesensitive than ever so vendors will need to price sensibly for this market, with the clear indication that doing so will ensure a prompt sale. Forecasting season is upon us, at least in terms of building up the rationale that forms our annual view of future house prices. Each year it is a hard job, but the ambiguity that frames the market this year is driving even greater uncertainty than in previous years. GDP is expected to improve, albeit modestly, while inflation continues to fall back. Employment levels are relatively healthy and improving, bolstered by willingness from many to take on part-time roles and to self-employ. Risks to the housing market will remain in 2013, but there are also reasons to believe that modest improvements are on the horizon. For Battersea and& Wandsworth, the easy commute to Central London and the quality of local schools continue to be the underlying strength of demand in the local housing market. Notwithstanding economic headwinds, there are genuine reasons to anticipate modest improvements next year and the new Bolingbroke Academy is now on stream with 120 pupils entering Year 7 annually. It will be interesting to see the effect this brand new secondary school has on the local housing market as historically this lack of schooling has been the catalyst to people leaving the area for more leafy surroundings.

The market has been a curate’s egg (good in parts) this year: the beginning saw lots of transactions between £2m and £3m, the middle was very active between £950,000 and £1.25m, and now we are seeing the top end active again. Our business is well up on last year. The rise in transactions translates to a 40 per cent increase compared to 2011. We believe stability in prices, new policy measures (such as the Bank of England’s Funding for Lending Scheme to keep mortgage rates down), and demand outstripping supply have led to more confident and positive sentiments among buyers. We anticipate a good end to 2012 despite some challenging circumstances. We expect an increase in buyers registering in 2013 as many held back this year from committing to a move. We also expect vendors’ and purchasers’ opinions on value to be more closely aligned than they have been for many years. It’s rock ‘n’ roll! Architects add a new top floor, side extension and full basement to a tired house Between the Commons Homes in the smartest parts of South-West London are becoming ever more sophisticated. Long gone are the days when a humble oddjobber with a shovel and a rusty old van turned up to renovate a rundown property. This month’s project in Wandsworth is a fine example, showing off the combined skills of architectural, interiors and construction practice Minale and Minale. The Notting Hill-based firm, which is just about to move its workshop and offices under one roof in Battersea, took a tired Between-the-Commons house in Hillier Road and expanded and updated it. Now the new improved four-storey version has a master bedroom suite with walk-in dressing area and en suite bathroom, four other bedrooms, three bathrooms, kitchen and family room, media room and wine cellar. “The property wasn’t a complete wreck, but it was in a tired state and hadn’t been extended, a rare commodity in this area,” explains Massimo Minale, partner with Sebastian Mann at Minale and Minale. This wasn’t the company’s first foray into a project like this in the neighbourhood, as it had rejuvenated a similar-sized house in parallel Devereux Road a year before. “We extended the Hillier Road home to the

same extent, adding a new top floor, side extension and full basement the whole length of the house,” adds Minale. “We replicated the earlier house by about 80 per cent, but we added a few extra gems this time round. It’s a bit more rock ‘n’ roll with a glass wine cellar, more glazing for the light-well to admit more light, and big aluminium sliding doors that are easier to use than the wooden bi-fold variety.” Minale and his team worked hard to reinstate Victorian features such as panelling, coving and cornicing in the living and double reception rooms, and hallways. English chevron oak flooring was also laid and darker colours applied in these traditional 19th century spaces, while the style of the extensions is more modern and clean. “Our philosophy is to make one-offs instead of building something neutral simply to attract the biggest audience. We like our homes to be more boutique and special. As we’re architects and designers foremost, we have to love the house we’re working on,” suggests Minale. The house is decked out with bespoke furniture made by the company and art specially selected at

galleries, which people can buy. “It’s a more interesting lifestyle than getting things off a factory floor,” Minale explains. As well as the high quality of design and attention to detail, the house is immensely practical too. “If there’s space for a cupboard, we put it in, and we make all our fitted furniture.” Selling agent Austin Thorogood from John Thorogood says it can be expensive engaging a specialist firm to dig out a basement. “It’s more cost effective and carries less risk buying a house like this where everything’s been done impeccably. Money market rates continue to fall as the Government’s Funding for Lending scheme gives lenders a cheaper alternative to the usual wholesale markets. As this cheaper money filters through, lenders continue to cut their fixed-rate mortgages in particular. The best choice of deal and lowest rates remain available to those with hefty deposits. Tesco Bank has released a two-year fix below 2 per cent, and the Chelsea has a five-year fix sub-3 per cent (40 per cent and 30 per cent deposit required respectively). The picture is increasingly positive for those with smaller deposits too, as rates at 85, 90 and 95 per cent loan-to-value deals have also fallen in price. According to the Council of Mortgage Lenders, the average deposit put down by a first-time buyer is just under 20 per cent, so this latest move will help first-time buyers, as well as trapped secondsteppers looking to move to a bigger family home.

PREDICTING AN UPSURGE Gross remortgage lending is down by 37 per cent on last year – to its lowest level since 1999 – but a report by remortgage specialist LMS says this is to be expected as interest rates are currently at a historic low level, and many people, especially those on standard variable rates, are benefitting from this. “However, we believe that borrowers have been holding back and will start to take advantage of the current very attractive three per cent deals offered by lenders such as HSBC, Leeds Building Society and The Cooperative,” says Andy Knee, managing director of LMS. “Indeed, by the end of the year, we believe that we will start to see an upsurge as people look to secure their mortgage repayment before an uncertain 2013.”

News that the UK economy has emerged from its double-dip recession and that house prices rose by as much as 7 per cent this month was marred only by the news that the Financial Services Authority’s Mortgage Market Review is to introduce tighter lending criteria. The latter fact is almost irrelevant. Anyone who’s tried to take out a mortgage in the past five years knows only too well how that the lenders have long been making potential borrowers jump through hoops. Elsewhere, there was more good news as Tesco launched the cheapest fixedrate loan on the market and other lenders have been cutting their own fixed rates. Ray Boulger, of broker John Charcol, says that while the Government’s muchvaunted Funding for Lending Scheme has been taken up by relatively few banks (the application is painfully slow and complicated), it has helped bring down the wholesale cost of borrowing. “Despite very limited draw down of the Funding for Lending Scheme so far, the scheme is already having a significant impact on the cost of funds and this has been reflected in progressively lower mortgage rates since the scheme was announced as a result, particularly on fixed rates,” says Boulger. “At its current level of 0.57 percentage

points three-month Libor is just over half a point lower than when Funding for Lending was announced, and swap rates are at all times lows, with two-year swaps at 0.71 points and five-year swaps at 1.01 percentage points. The knowledge that FLS is available also appears to have impacted on many lenders’ appetites for new lending, even before they draw down funds.” This news has not only improved the flow of cash and the cost of borrowing but also gives homebuyers more options. Anybody buying a house or remortgaging has greater choice, but must decide whether to fix and if so for how long. Boulger says there is little difference between the best rates on two, three and five-year fixes, although longer term fixes are significantly more expensive. “Furthermore, if one takes a twoyear fix and factors in additional fees to refinance in two years’ time, the difference becomes even smaller and in some cases disappears,” he says. “Therefore we believe that in general five-year fixes continue to offer the best value for those wanting a fixed-rate mortgage, provided that having early repayment charges for five years is not expected to be a problem.” Whatever borrowers decide, it is worth bearing in mind that the best two, three and fixed rates are cheaper than most new tracker and discount loans.

Currency on the move European investors who see the London property market as a safe haven have been taking advantage of the current strength of sterling against the euro and reserving pounds even before they have found a house to buy. Currency movements mean that buying a £500,000 London home with euros would now cost an extra £33,000 compared with a year earlier. As a result, says Raphaels Bank, a growing number of Greeks, Italians and Spaniards are buying forward contracts to take advantage of the pound’s strength and to protect themselves against future fluctuations. “The increasing interest in buying abroad has been marked over the last couple of months in particular and a forward contract allows purchasers to lock in the rate while it is good with just a 5 per cent deposit,” says Nathan Cheema, Corporate Dealer Manager at Raphaels Bank. “For example, a £10,000 forward contract will just need an upfront deposit of £500. This tends to be the favoured option for people moving overseas who have a mortgage or a set time period to complete the purchase as they can lock their costs in for up to 12 months.”

Finding the right product There were very few surprises in the FSA’s Mortgage Market Review (MMR), especially as lenders have already imposed tighter criteria for prospective borrowers, but there was a welcome recommendation. When the proposals take effect, lenders must advise borrowers which loan is most suitable for their individual circumstances. “This will add to borrower protection and is clear recognition of the important role of independent mortgage advisers who counsel borrowers as to the most suitable product for their needs from across the market,” says Brian Murphy, head of lending at Mortgage Advice Bureau. “It’s also great news for all those existing borrowers who’ve been trapped by tighter affordability requirements – the so-called mortgage prisoners. With immediate effect lenders have been told to use their judgement on affordability requirements for borrowers with a good payment history, which will prevent them offering less favourable interest rates or other terms and allow more borrowers to remortgage and even move lender.”

The number of new developments we are showcasing across London is up 40 per cent on the same time last year, and the current market signs are that this upward trend is set to continue well into 2013. New horizon Embassy Gardens, launched officially at the end of September, is a totally new riverside neighbourhood under way next to the new US Embassy site at Nine Elms. Charles Weller of Palace Gate Lettings reports The lettings market has had a bit of a rollercoaster year and has not followed the usual seasonal trends we typically see, particularly during the summer months. We saw a busy start to 2012, with demand far outstripping supply. This proved beneficial to landlords, who were still able to see rents rising, but difficult for tenants, who were having to move fast to secure properties. As we moved towards the summer (not that we had one), demand started to fluctuate between April and June and then slowed until September. We usually see a significant increase in tenants registering during July and August, as families move and settle before the new academic year and postgraduates come to London to take up their placements. However, this proved to be unusually slow this year, most likely due to the Olympics, and fewer graduate placements being offered. There was a late flurry of activity through September and October, which bolstered the market and steadied rents before the gradual slowdown heading towards Christmas. As for the great expectations for huge rental demands for the Olympics, this didn’t quite materialise, at least not in South-West London. We did, however, have numerous tentative enquiries from prospective local homeowners contemplating a short-term let to

escape the anticipated chaos during the Olympics, which never happened. It has ultimately been a very positive year for all four of our offices, with rents increasing and more landlords investing in buy-to-let property. Despite a delayed summer rush, demand has been good on the whole, with rents starting off strong and levelling out towards the tail end of the year. The family house market has probably been less consistent. Again, where there was a strong start to the year until July, we then noticed that demand receded and landlords were having to reduce rents and wait longer to find suitable tenants. This, I am sure, will change and improve once we head into the New Year. As for any advice, landlords should always ensure properties are well maintained and well presented to achieve the best possible rents and avoid any vacant periods. If you are considering investing in a buy-to-let, location, condition and size are the key elements to weigh up, as these will always be important factors in achieving the best rents and future capital growth. Finally, I am confident (famous last words coming up) that 2013 will prove to be another good year for the rental market with rents still increasing, although possibly not to the extent we have seen over the last couple of years.

the last word Sam Sproston, Knight Frank partner, gives his answers to South Tell us how you joined the property industry and briefly describe your career history to date.

I joined the industry in 2001 in Clapham. Fresh from university, I was told I was a natural salesman, and I liked architecture, so estate agent seemed to fit the bill. I moved to St John’s Wood in 2003 to cut my teeth in a more internationally based market, and in 2007 heard Knight Frank were recruiting in Wandsworth. I love it here and get to sell the very best properties of all shapes and sizes. What do you enjoy most about working in this market, and what have been your highlights so far?

We specialise in family houses and we’ve had some very interesting and characterful clients over the years. From actors and artists, bankers and bakers, chefs and celebrities, there is always an intriguing conversation to be had. Highlights so far have probably been the number of successful transactions concluded for clients at over £1000 per square foot.

and half-terms during the year. It’s not so common to sell a house in a week and so more time and effort goes into marketing. How difficult is the current market for homebuyers, and what advice do you give them?

It’s tough out there for homebuyers at the moment. I’d do as many viewings as possible and try to understand local prices. Getting your finances in order is imperative to feel you can follow your gut instinct when ‘the one’ pops up. You will be better placed to act fast and not lose out. A good property will always attract buyers and so competition is likely. In your view, how does the South London market differ from other areas of London?

Having worked both north and south of the river, the main difference is the demographic of vendors and buyers. We still remain a very

domestic market south of the river, however we are seeing more and more Europeans entering the market. North of the river is much more international. In Wandsworth decisions on location can be made on proximity to schools and green open spaces, rather than post code, and based mainly around family circumstances. What are your predictions for the sales market in South London for the next few years?

A question we get asked on an almost daily basis. Hopefully we will hear soon that we are out of recession, and the market will push forward as the economy strengthens. I would expect there to be modest growth, not the double figure percentage increases of years gone by. Where, in your view, is the best place to live south of the river and why?

I grew up in Westover Road, close to Wandsworth Common, so while slightly predictable I would count this area as one of the best. I’ve also lived Between the Commons, which is fabulous for Northcote Road (pictured). I’m a real foodie and it has a great choice of shops and restaurants to feed that interest. The Commons, the schools for young families, and the quick links into town are the other obvious reason the area is so popular.

Describe the biggest challenges you face on a day-to-day basis.

Probably managing vendors’ expectations. The market moves around constantly so there are times when a house receives a lot of interest and spells when things go quiet – most commonly around the many holidays
