Target Market. The first step to selling your property quickly and painlessly is to consider your target market. Who do you think might buy your property? Then try to tailor your space to appeal to the main target group without alienating other groups that might also be interested.

Timing. The very best times to be entering the market are generally in the spring (February/March) and early summer (April/May), when traditionally demand outstrips supply and therefore prices are usually at their most buoyant.

De-clutter and de-personalise. Potential buyers need to imagine themselves living in your house, so tidy away any unnecessary ornaments and photos. Put things you don’t really use on a daily basis in the attic or cellar. Focus on tidying up the hallway and clear away coats and clutter. Tidy away all your beauty products in the bathroom. In the kitchen, clear the work surfaces of those bits and bobs we all have on the side.

Freshen up. A fresh coat of neutral paint, new tiling, and a few new kitchen handles can do wonders to smarten up a tired-looking property. If you can’t stretch to re-tiling in the bathroom, re-grouting should bring it up new. Just have a good look round with fresh eyes and see if there are any areas in need of some attention.

Clean up. Getting professional cleaners in to really make the place sparkle will be money well spent. Focus on the carpets, sofa covers, oven and most importantly clean the windows to add that extra sparkle to your home. It pays to give special attention to the kitchen and bathrooms, which benefit from being fresh and inviting. Finally, make sure your garden feels like a great space for entertaining and relaxing.

marketview With English Heritage’s blue plaque scheme under threat, could its demise affect the property market, asks Cheryl Markosky
B
lue plaques noting famous people who once lived in homes in the capital are a notable feature. Justin Bhoday of Kinleigh Folkard & Hayward Kennington agrees that they make great local landmarks and are important to local historians, but do not in his opinion, add to the value of a property. He says: “The presence of a blue plaque creates interest from a marketing and press perspective and becomes a real talking point with buyers when viewing a home. However, plaques make little difference, and often it’s down to the merits of the property alone.” Marcus Bradbury-Ross of Prime Purchase thinks plaques add to the ‘saleability’ of a property by raising its profile. “There may even be occasions when fanatical fans of that person want to buy the house in the same way they might collect paintings. I haven’t seen evidence of a blue plaque itself adding value. It is more that its existence helps the property stand out from others.” Adding interest to a blue plaque property can help attract multiple buyers and that could drive up price, points out Jonathan Haward of County Homesearch. Haward offers clients the opportunity to have the history of their houses mapped by professional house historians. “The fact that someone like Graham Greene (Clapham Common) or Norwegian composer Edvard Grieg (Clapham Common North) once lived in your house is to be part of recent history. O
n the odd occasion, I have been known to play the Euro Millions lottery. Recently, when there was a pot of £130 million on offer, I once again took my chances. Out of the seven numbers required I had five. I can assure you that by the time I had ticked off the first four I had mentally spent my first £40 million and Mrs Oppenheim’s mind was lost in a whirl of boutiques and far flung holidays. Now I am not encouraging gambling, but it is in the British DNA to have a bit of a flutter on the odd occasion. Think of the Grand National! Similarly, it is part of our heritage to own a property. To quote my old Latin teacher: “Et domus sua cuique est tutissimum refugium” (and each man’s home is his safest refuge). This is in contrast to much of Europe, where a great many more people rent for a longer period. When looking for a house or flat to live in, there are many factors to consider, and quite rightly where to invest one’s hard-earned capital is an extremely important one. Fundamentally buying any property is an affair of the heart. When we look back on the dark months during the financial crisis, those buyers who purchased a property in Battersea have now seen a significant uplift. According to the latest John D Wood & Co Battersea Index, if you bought a property in the nadir of
February 2009, it will have increased in value by approximately 62 per cent. To take this a step further, since 2005 we have seen an average annual return of 12.8 per cent. Some of my stockbroking friends were rather miffed at that little statistic! But what will the future bring? Of course, that is difficult to predict, but it looks bright with the well-documented redevelopment of a certain former power station and the arrival of a western super power wanting a presence in Battersea. This all has to be a wonderful barometer for the area. It’s certainly much less of a lottery.

New academy will create great sales people Hamptons Academy is a new training programme launched by Hamptons International for individuals wanting to embark on a career in property. The new programme is designed to give candidates the skills they need to succeed in the industry, together with a full-time role at a Hamptons branch. The scheme will have two intakes per year, and the first trainees begin in May. Successful applicants will be offered six months’ training in a dedicated Hamptons Academy office, with practical one-to-one coaching from an experienced senior mentor. Balham move Ross Brian is the new sales manager of Hamptons International’s Balham branch after working for the estate agency for the past seven years. He moves to Balham from the Hamptons Battersea and Wandsworth office, which he helped to launch last May. Ross was regularly involved in local community initiatives there, and broke the area’s pounds-per-square-foot record on a three-bedroom apartment Between the Commons and a house in the Toast Rack streets. Battersea index The latest Battersea Property Graph by estate agent John D Wood & Co shows an increase in sales prices of 8 per cent during 2012. “Taking into account the uplift during 2011, this gives an increase of just over 20 per cent for the last 24 months. DEMOLITION DATE Wandsworth Council has granted planning consent for the demolition of four redundant gasholders in the Nine Elms on the South Bank regeneration area. National Grid’s future plan for the 4.9acre site, next to Battersea Power Station, is to build new homes, shops, offices, leisure facilities and public spaces. The gasholders were decommissioned last year. Demolition works are expected to begin in the spring and take approximately 16 months to complete.

December is a month of pushing through existing sales before London shuts down for the holidays, whereas January always seems to herald the start of a new property cycle. It is no surprise that 2013 has been markedly busier. However, the amount by which activity has skyrocketed has surprised even the most experienced of us. A lacklustre 2011 followed by a stop-start 2012 seems to have turned into an extremely confident 2013, with both buyers and sellers eager to get an early deal squared away before the spring rush. Green shoots? Great big Triffids so far!

In Battersea the impending rejuvenation surrounding this area has had a further positive impact, and general feedback is that London remains a positive environment to invest. Buy-to-let mortgage rates are setting new lows, with the chance of two-year fixed rates dropping as low as 1.5 per cent. Rates still fall
here is a real boost for UK homebuyers, brought about by the combination of the low base rate and the continued benefits of the Bank of England’s Funding for Lending Scheme. With more lending institutions taking advantage of the scheme, the cost of mortgages has been driven down with the equity-rich benefitting from rates under 2 per cent. However, with lenders chasing the ‘low hanging fruit’, they are now looking further along the risk curve to satisfy their targets. This is good news for first-time buyers and those with smaller deposits, and may also lead to ‘mortgage prisoners’ (those who find themselves unable to remortgage due to issues such as affordability, interest-only or impaired credit) being catered for more sympathetically.

ews that the Government will not launch an investigation into the price of petrol and diesel after a report by the Office of Fair Trading has come as a disappointment to drivers. Motoring organisations have claimed that when the wholesale price of oil rises, the price we pay at the pump soars like an arrow but when oil prices fall, the cost of filling our tanks drops like a feather. While the outcome of the OFT report will be a blow to haulage firms and other motorists, it will make little difference to the life of the average Londoner. According to figures from the Office for National Statistics, Londoners spend less on fuel and transport than people living in most other parts of the country. That is probably not surprising, but remarkably the ONS survey also found that Londoners spend far less on food, going out, culture, and alcohol and tobacco, even though people living in the capital have far more disposable income and higher gross earnings than the rest of the nation. By far the biggest cost for those of us living in the capital is housing, both in terms of rent and mortgage repayments. At a time when the Retail Prices Index suggests that the cost of living is rising by three per cent a year, the cost of

FLS and better deals Mortgage lending dropped dramatically at the end of last year, according to figures from the Council of Mortgage Lenders, but this is hardly surprising and nothing to worry about, says Andy Knee of specialist firm LMS. “The drop in activity in the second half of 2012 was widely anticipated, this being a lull before the full introduction of the Funding for Lending Scheme (FLS) which is widely expected to bring a pick-up to the mortgage market in 2013,” he says. “December’s drop can also be attributed to savvy homeowners holding off for more competitive products in the New Year, combined with the normal seasonal lull in activity in the months leading up to Christmas. We expect FLS to increase competition between lenders and this should result in better deals for the mortgage customers and a restoration of growth in the market this year.”

Yorkshire Building Society has just launched a 1.99 per cent two-year fixedrate mortgage, and Nationwide, the UK’s largest building society, has cut rates to two per cent on its two-year deals. “Rates are likely to fall further and two-year fixes could go as low as 1.5 per cent,” says Mark Harris, chief executive of mortgage broker SPF Private Clients. “They are falling all the time with no upward pressure on underlying swap rates. The base rate is set to stay the same for years to come.” Last month I reported on Citi’s prediction that the Monetary Policy Committee would hold rates at 0.5 per cent until 2017. Since then, many analysts have put that date back a year to 2018. So while the rest of the country suffers from the high cost of living, Londoners who shop around for the best home loan can look forward to having a little extra cash to spend on petrol. Incidentally, the high price we pay for unleaded and diesel is being blamed on the weakness of the pound against the dollar. It is also down against other major currencies, which makes London an even more attractive place for overseas buyers, and that is likely to buoy the London property market for some time to come.

Mortgage brokers are divided about whether the Government’s Funding for Lending Scheme is having any real impact on the mortgage market. A recent survey showed that nearly half (43 per cent) of mortgage brokers felt that the FLS is having a positive impact – yet almost as many (41 per cent) took the opposite view. Bank of England figures for December 2012 show that while mortgage lending for house purchase by the major UK lenders increased by £1.7 billion in the first five months of the scheme, compared with the same period in 2011, their overall mortgage lending during this period actually fell by £2.3 billion.

About 80,000 housebuyers could find themselves paying three times more stamp duty this year as more properties look set to breach the £250,000 mark, at which the tax rate rises from one per cent to three per cent. The difference in tax between buying a property at £249,999 and £250,000 is £5,000. The one per cent stamp duty ceiling has remained unchanged for more than 15 years while over the same period the average price of a house has increased threefold from £79,242 to £249,958. Hailed as Britain’s least favourite tax when it was introduced in 1984, the charge was simple. An average priced property, which was then £29,106, incurred no tax and properties over £30,000 were subject to a one per cent charge. In 1997, stepped bands were introduced and, despite property prices having increased, the point at which the tax jumps from one per cent to three per cent has remained at £250,000 ever since. HM Land Registry figures show that, despite a lacklustre housing market, 2012 saw the average property price in the UK rise by 0.75 per cent to £249,958. A similar slight increase would bring the average property price above the £250,000 threshold. With prices in the capital set to rise faster than those in the rest of the country, Londoners will suffer most.

Design and build couple create their own home A local designer/builder duo has created a family house radiating warmth and style, reports Cheryl Markosky
T
he term ‘designer house’ isn’t always flattering. For some, it means a catwalk property that won’t get out of bed for the price of its stamp duty tax. Untouched and pristine, children aren’t allowed into its principal rooms, and visitors panic about bumping into overpriced artwork worth the price of a luxury automobile. In the case of an infectiously enthusiastic six-bedroom house in Wimbledon’s Atherton Drive, however, the hand of the interior designer is a light one. No youngster would be afraid of starting a game of tag and no guest a billiards match, for the owners are unlikely to protest. Although the couple behind the revamped fourstorey house run their own local design and building businesses, this is very much their home, to the degree that they were shy of being identified. When they bought the property two years ago, “the layout didn’t work and the interior was quite bland,” says the designer owner. “So we reconfigured it, knocked down an ugly double-height conservatory, dug out the basement and enlarged the attic.”
With four children aged from 11 to 24 and two dogs, the family unit was always at the forefront of space planning. Everyone could be happy in the huge kitchen/ dining room, media and games rooms, and a wine store on the excavated lower ground floor. There’s a family room above, and enough bedrooms on the two top levels so no one would be arguing over which tier of the bunk bed they get to sleep on. The designer owner has bravely used muted and quite dark shades, “which give a luxury, but cosy feel”, walk-in showers wherever possible, and a huge sliding door out onto the garden. She also says a personal foible is not liking seeing toilets when entering a bathroom, so all the conveniences are tucked behind walls. Having enjoyed the process, even though “it was painful, like childbirth, at the time – and like childbirth, you forget the pain afterwards” – the family is moving on to its next project, hopefully in the same area. house that feels just right. “They’ve replaced the staircase, putting in a nice oval-shaped one that makes a fantastic feature in the hall, dug out the basement to provide more space, and made the house very elegant and warm. There are things you don’t see – underfloor heating and the sound system, for instance – which add a great deal of value too.” The only downside, Nouri suggests, is there’s no garage. “You could easily put one in, but you would lose a habitable room. And there’s good off-street parking in this quiet cul-de-sac anyway.” Other pluses are a well-screened garden big enough to kick a football around, close proximity to the Common and Village, and room for an au pair or granny.

And despite the negative attention on the sales market in recent years (and buyers’ understandable procrastination in such a marketplace), there is good news: It’s brilliant to see that the first-time buyers can kick-start their property searches again before Christmas, with the 1% stamp duty threshold now at £175,000 (the previous threshold was £125,000). The Bank of England Bank Rate remaining low is also welcome news. At the top of end of the market where we are particularly busy, after an initial nervousness because of the stamp duty increase over £2,000,000 we are working with quality vendors and buyers who are paying asking prices and beyond. While the media remains sceptical and schizophrenic, we’re really pleased to see that lots of new and fledgling businesses on Lordship Lane and in surrounding areas are, quite simply, flourishing. We’ve noticed that you can barely see a week out and a weekend in, without a new bijou boutique or eatery appearing or current favourites expanding. The 3 office area’s additions and improvements aren’t going unnoticed – far from it – great calibre tenants and buyers that include many young professionals from east, west and north London are following friends and flocking here. We relish living here, so we’re not at all surprised that more and more young people and new and established families are looking for homes on our
patch. The shops, bars and restaurants aren’t franchises or huge and anonymous chains. The schools and nurseries impress. The transport options are good and getting even better – it’s wonderful to see that the East London line extension work is almost complete – giving tenants and buyers yet another reason to move here. The parks, too, are pretty and well-planned spaces, and stand as social centres to their respective postcodes. This year, we had a great time supporting and sponsoring the Dulwich Festival and Fair and the Friends of the Horniman Fair, as well as The Plough Spring Fair. We also sponsored the Screen on the Green at Goose Green. There was a great sense of community at all of these events. It’s was our 5th anniversary last October of our office on Woodwarde Road and we’re very proud to have expanded to offices 2 & 3 since. We celebrated a record breaking 2012 in both sales and lettings and we’re delighted to move into the New Year with plenty of quality stock. We have enjoyed a really warm welcome from the local community. Our branding and new website has been well received and we seem to have something of a cult following for our Fiat 500s! And amid the unavoidable doom and gloom in the media on the sales market, we remain both realistic and positive; offering our clients sound, honest advice. ew-build sales in South London had an exceptional year in 2012, with international and domestic demand driving areas like Battersea and Nine Elms through the roof. So far 2013 has been no different. South-West London saw the highest growth over the final quarter in 2012 with prices rising on average by 1 per cent. Although the South-West is a more domestic market than central London, its annual growth over 2012 was more or less in line with prime central London at 5.2 per cent. The outlook for the global economy has suddenly started to look brighter and confidence continues to return – even getting a mortgage for first-time buyers seems to be getting that little bit easier. Looking forward, South London new-builds face a number of short-term challenges, which are likely to result in a period of static
prices for the next year or so. This will be particularly prevalent as the market absorbs the impact of increased taxation. However, here at Savills we are seeing that the quality of new-build flats and houses keeps getting better and better. Metropolitan Clapham Park, the company behind one of the most exciting regeneration projects in the capital – Clapham Park – have recently released the second phase of the development at the Cavendish Building in trendy and leafy Clapham, which offers great outdoor space and a family-friendly environment. Queen Caroline’s Orient express A fascinating flavour of the Orient, close to Greenwich Park, The Pagoda of Blackheath was once the rented home of gregarious Princess Caroline of Brunswick after her separation from husband George, Prince of Wales. They were wed at St James’s Palace in 1795 but the royal marriage was stormy and they parted the following year. Caroline remained a prominent figure in high society and entertained at The Pagoda in typically energetic style. Guests at her Blackheath bunfights included Prime Minister William Pitt and statesmen John Scott Eldon, Charles Grey and Spencer Perceval. She left The Pagoda to travel around the Mediterranean, controversially returning to England to claim her position as Queen when her detached partner became George IV. Grade II* listed, The Pagoda was designed by Sir William Chambers and built for the Duke of Montague in 1767 at a time when Chinoiserie was highly fashionable. It formed part of the Montague Estate and stood within an extensive walled fruit and vegetable garden. After Caroline’s notorious residency, enriched by later use as a school for young children, the property was extended in 1855 to become a grand house in its own right. Local camera manufacturer Frank Butcher bought the lease and embellished the interior with arts and crafts panelling in the magnificent double-height hallway and dining room, and oriental lacquered panelling in the drawing room. Thanks to the Bank of England’s recent Funding for Lending Scheme, buy-to-let mortgages are becoming easier to secure as criteria have become more relaxed and rates far more attractive. Although we are by no means back to the peak levels of pre2008, the trend towards this cannot be ignored. Local large-scale development has also really magnified focus south of the river. Although still a few years away, the Battersea Power Station development has seen large-scale publicity in recent weeks after the huge demand it received. The importance of being with the Oscar Wilde set Ashley House in Weybridge was once the country retreat of eminent London lawyer Sir George Lewis and his second wife, Elizabeth, who entertained a salon of Victorian artists, writers and politicians here. West of Walton-on-Thames, the home was the scene of select social gatherings hosted by Sir George and Lady Lewis. Their guests of the day included Oscar Wilde, artists Whistler, Edward Burne-Jones and John Singer Sargent, and Peter Pan author J.M. Barrie. The wife of drama critic and playwright J. Comyns Carr wrote in her memoirs: “Of weekend visits, none were more joyous than those spent under the hospitable roof of our friends Sir George and Lady Lewis at Walton-on-Thames.” Sir Edward Burne-Jones, a constant visitor with his wife and children, regularly sought Sir George’s help on legal issues, and wrote to Elizabeth for advice and sympathy. He also painted numerous portraits of the Lewis family. Whistler did a series of chalk sketches of the Lewises on their terrace, and John Singer Sargent painted both Sir George and Lady Elizabeth and their daughter Katherine. It was at a dinner party
hosted by the Lewises that J.M. Barrie first met Sylvia Llewelyn Davies, mother of the boys who provided the inspiration for Peter Pan. Grade II listed Ashley House, one of three properties that formed the Lewises’ original Ashley Cottage, is set back behind electronic gates and a gravel driveway. the last word Paul Herring, KFH Balham sales manager, gives his answers to South Tell us how you joined the property industry and briefly describe your career history to date.
I got into property completely by accident. I had intended becoming an architect, but left after one year of A-levels to become a trainee estate agent as it seemed far more exciting. I started at an agent near to where I lived in Teddington and joined KFH in 1994. Initially I managed Earlsfield sales branch, followed by Putney Hill, before settling in Balham. What do you enjoy most about working in this market, and what have been your highlights so far?
The best part of working in property is meeting new clients and building a rapport with them. There is nothing quite like the feeling you get when people return to our service having used us before. Balham is incredibly diverse and offers a variety of properties from one-bedroom flats at £300,000 up to Heaver Estate houses at around £3 million. This means we constantly meet a range of people. Describe the biggest challenges you face on a day-to-day basis.
Buying or selling a house is a very personal experience and managing the emotional highs and lows of our clients can be a challenge. At the end of last year we sold a house in Cheriton Square that received multiple offers. The vendor accepted one at £1,175,000 and booked tickets to fly home to Australia. The sale fell through, causing a huge amount
of distress, but we rushed to agree a sale with one of the other bidders and exchanged in three weeks. You can imagine how relieved the vendors were. What advice would you give anyone considering a career in estate agency?
Speak to a variety of agents currently working in the market and research which property sector is right for you. Residential, commercial or investments – the options are endless. Being an estate agent is hard work but very rewarding. How difficult is the current market for homebuyers, and what advice do you give them?
The marketplace is currently incredibly competitive with multiple offers on almost every property in Balham. You must be in the best possible position to ensure you get the home you’re looking for. Pre-agree your mortgage in principle and complete any surveys required. Becoming a cash buyer is also a good option, but being out of the market for a period of time with prices rising can prove very costly, so do your homework. In your view, how does the South London market differ from other areas of London?
Activity levels across much of London are probably very similar at the moment. However, the markets vary from postcode to postcode. Balham has become the area of
choice for buyers who start their search in and around Northcote Road, and end up searching further towards Nightingale Triangle or the Heaver Estate as the area offers more for your money. We see a good amount of first-time buyers with much stronger budgets than those looking in areas like Tooting. Many more buyers who were renting in more expensive areas north of the river are choosing to buy in less expensive postcodes south of the river.
If you were not an estate agent, what career would you choose and why?
My dream job would be a top DJ jetting from one set to another, just like David Guetta.
