GLASS FROM VICTORIAN OFFICE RENOVATION ARRIVES IN LEEDS READY FOR SUSTAINABLE TRANSFORMATION More than three tonnes of glass from a London building that dates back to the 1800s, has this week arrived in Leeds at the headquarters of the UK’s leading manufacturer of sustainable glass surfaces. Diamik Glass has teamed up with contractors Ambit Moat to provide sustainable surfaces for the renovation of the building in Farringdon Road known as ‘The Waterman’ to significantly reduce the embodied carbon of the project. The BGO owned building has been designed by Fathom Architects and will see the office units, spanning 70,000 square feet, redeveloped into a modern space that reduces the carbon footprint of the building and has an extensive sustainability commitment. The glass, removed from 360 windows which were no longer fit for purpose, has been shipped to Leeds and are set to be replaced with double glazed units to reduce unnecessary heat loss, paying back the embodied carbon from replacing the units within six years.

Instead of condemning the waste glass to landfill, the project will ensure that the material fulfills a new purpose by being transformed into ecorok™ - a product by Diamik

Glass that repurposes waste glass to create modern, luxury surfaces. The surfaces created from the glass will then be installed in the tea points and worktop spaces on Level 4 of the building. Michael Pickup, Managing Director at Diamik Glass explains: “We’re thrilled to receive the glass from The Waterman’s previous windows. This is a great opportunity for us to manufacture a unique product that gives back to the original building in a very exciting renovation project. We’re passionate about working with partners to find bespoke solutions to avoid sending any glass to landfill. “At Diamik Glass we know how important sustainability credentials are to businesses working with older building stock, and we’re delighted to be chosen by Ambit as a delivery partner. Once recycled, crushed and produced into hard wearing surfaces made to measure, each square meter of the ecorok™ surfaces will consist of 85 percent window glass.” Matt Robinson, Sustainability Manager at Ambit Moat added: “Maintaining heritage materials within the building was something that both the developer, BGO, and Ambit were keen to achieve. We knew the windows could never be kept as is, due to their poor insulating performance, the next best thing was to see where we can introduce the material back into the building, reducing waste, and furthering the materials lifecycle. “Ambit is always looking for innovative ways to reduce our carbon footprint and introduce a circular approach to our fit outs. THE HIGHSTAY EXPERIENCE: LIVING THE PARISIAN WAY HIGHSTAY owns its flats and renovates and furnishes each space in collaboration with a team of architects and interior designers. The details are designed to provide a unique, authentic and immersive experience. The aim is to offer the exceptional service of a grand hotel in the private and intimate setting of a luxury residence. Each flat, fully equipped, reflects the history of its neighbourhood and respects Parisian architecture, without trying to alter the codes, but modernising them enough to attract a new generation of customers. HIGHSTAY carefully selects stone buildings in iconic areas to offer the ultimate Parisian Art de Vivre experience. The interior designers combine 19th century Haussmannian features (high ceilings, large windows, sculpted mouldings, marble fireplaces and herringbone parquet floors) with contemporary materials (porcelain stoneware, marble and natural stone, travertine) and ultra-modern equipment (underfloor heating, reversible air-conditioning, top-of-therange household appliances, Sonos system).

THE ORIGINS OF THE ADVENTURE This desire to reinvent the classic hotel model was born out of a trip the founders took together in 2020. Jess, Eric and Michael saw the need for an innovative solution to meet the new needs and habits of city travel. Faced with the success of short term rentals and a luxury hotel industry that is breaking away from traditional rules, they drew on the best of both by founding HIGHSTAY. They are rethinking the concept of renting high-end properties, focusing solely on highly Parisian locations (the Golden Triangle, the Marais, SaintHonoré, etc.). The trio is working with experts to offer their guests new experiences thanks to a concierge service and tailor-made hotel services, thus meeting the expectations of a demanding clientèle in search of immersion, emotion and comfort.

ARMA KITCHEN CELEBRATES 300% GROWTH IN 2023, FACILITATED BY SENIOR HIRES AND A CUTTING-EDGE FINANCIAL PRODUCT

Karma Kitchen, the commercial production kitchen operator, has announced over 300% growth to the business in 2023. This has come through the completion of three new sites, alongside new brand partnerships, senior hires, and the creation of a new financial product – Karma Credit – that delivers much-needed capital for hospitality businesses. Since the start of the year, Karma Kitchen has fully launched sites in Bermondsey and Sydenham, more than trebling the total number of kitchen units in operation. When the sixth site, in south-west London, launches in the New Year, Karma Kitchen will have more than quadrupled in size in just 12 months. In line with operational expansion, Karma Kitchen has also created a unique lending product, designed to make kitchen set-up and scalability as easy as possible for the hospitality businesses that take their space. Karma Credit is available across all sites, helping kitchen tenants spread initial capital expenditure over a longer period of time. Partnerships with Deliverect and Marketman, to provide a more integrated experience and establish margins and profitability, have added to the support package on offer for Karma Kitchen tenants.

Eccie and Gini Newton, Co-Founders of Karma Kitchen, said: “It has truly been a landmark year for Karma Kitchen, we’re so proud to end it nearly four times bigger than we started it. HOW TO MANAGE HOLIDAY AND PART-YEAR WORKERS IN HOSPITALITY Following news earlier this year on the Government’s proposal to reform holiday entitlement and pay, several hospitality business owners and managers are increasingly concerned about legislation surrounding part-year workers and their pay and holiday entitlement. Paul Kelly, Partner and Head of Employment at Blacks Solicitors shares his insight into what hospitality businesses need to be aware of when it comes to managing holiday and part-year workers, how to calculate pay accurately and the legislation in place to ensure that holiday entitlement is calculated correctly. The law Almost all people classed as workers, including those in the hospitality industry, are legally entitled to 5.6 weeks’ paid holiday a year (known as statutory leave entitlement or annual leave1). This includes: •

Agency workers

Workers with irregular hours

Workers on zero-hours contracts

Part-time workers are entitled to at least 5.6 weeks’ paid holiday, but this will amount to fewer than 28 days. People working irregular hours, which may include shift workers and term-time workers, are entitled to paid time off for every hour they work. Employees who work a 5-day week must receive at least 28 days’ paid annual leave a year, which is the equivalent of 5.6 weeks of holiday.

Last year, the Supreme Court (SC) issued a long-awaited judgement in the Harpur Trust v Brazel case, ongoing since 2017. It addressed the calculation of holiday leave and pay for year-round employees working only part of the year. The case involved Mrs Brazel, a teacher on a permanent zero-hours term-time contract, exposing flaws in the current system for holiday entitlement and pay, affecting a broader range of workers, including part-timers. Mrs Brazel’s employer, The Harpur Trust, utilised ‘the Percentage Method’ to determine her annual leave entitlement. This involved calculating her hours worked at the term’s end, taking 12.07% of that total, and compensating her at her hourly rate for the corresponding holiday pay. Consequently, this method proportionally adjusted Mrs Brazel’s holiday entitlement to align with that of a full-time worker.

Verdict summary The SC, affirming the Court of Appeal, concluded that the Percentage Method was incorrect. The appropriate approach, as per the Working Time Regulations 1998, involves calculating the average weekly pay over a relevant reference period (52 weeks), excluding weeks without pay, and multiplying the results by 5.6.

Following this ruling, hospitality employers must reassess their methods for calculating holiday leave and pay for part-year staff. They should also consider whether to approach employees who have received Percentage Method pay and consider providing reimbursement for any owed amounts under the Calendar Week method. Next steps The SC’s decision raises concerns for employers, as it implies that certain part-year workers may now have a greater holiday entitlement than part-time workers with equivalent annual hours. To address holiday entitlement disparities, the Government is considering legislation allowing employers to proportionally adjust part-year and irregular-hour workers’ entitlements. This aims for consistent and straightforward calculations. However, it’s crucial to note that this is in the consultation stage, and if implemented, new legislation may take time. Employers must continue providing 5.6 weeks entitlement for part-year workers based on the Brazel judgement in the meantime. Generative AI is gaining momentum as a powerful technology that can revolutionise the hospitality industry. By autonomously creating new content, such as advertising copy, visuals, music, and website content, generative AI offers the hospitality sector the potential for increased efficiency, cost-effectiveness, and fresh creative perspectives. However, alongside the opportunities, Marcus Collins, says restaurant businesses must be aware of the legal implications and intellectual property risks that come with using generative AI. The extraction and reassembly of information from existing works raise concerns about copyright infringement, design right infringement, and trade mark infringement must navigate the complex legal landscape to avoid potential disputes and protect their business interests. Marcus Collins said: “Restaurants can leverage this technology to streamline their operations, enhance customer experiences, and gain a competitive edge. However, as generative AI

becomes more widely used, there is an increasing risk that more and more will get caught out in 2024. “To harness the potential of generative AI while safeguarding their interests, restaurants and other businesses in hospitality trade must adopt proactive measures. It is crucial to ensure that the datasets used by generative AI platforms are free from copyright materials or obtained with the necessary licenses and permissions. Businesses should also establish robust systems for reviewing and evaluating AI-generated content to verify its accuracy and legality. “Generative AI offers exciting opportunities, enabling hospitality firms to enhance their operations and engage customers in innovative ways. However, it is essential to be mindful of the intellectual property challenges involved.
