The contractor approached us to embark on his first development project that consisted of 5-townhomes in a developing suburb of Seattle. The design of each home consists of 3-bedrooms, 3 baths, fireplace, and roof deck. The living floor has a high 10’ ceiling and large windows to open up views. Special work was required to negotiate around an existing significant tree.

Completed in 2020, the Harrison South Apartments is the fulfillment of a client’s dream to create their forever home atop an apartment building. The client’s felt the importance of matching the style of this new building with the neighboring early 20th century brick apartment buildings. The result is a cohesively designed 7-unit apartment building with an owner’s penthouse taking up the top 1-1/2 floors. I joined the project at the beginning of DD to prepare production drawings, (permit, construction), support permit correction responses, detailing, and consultant coordination.

The client purchased a property in the growingWOOD City of Shoreline. FRAMED AWNING 6 We prepared a capacity plan of the site to understand how many units could fit within the city’s development code. We confirmed that a row of 6 townhomes could fit. The design of the townhomes featured gable roofs to compliment the more traditional character of the neighborhood. Each home included 3-bedrooms, 2 1/2 baths, flex room and master suite with deck.

The client recently purchased an older townhouse development that needed updating to reflect new amenity needs. The existing amenity building was two buildings that shared a common covered breezeway. The proposed design enclosed the breezeway through a common lobby. i was responsible for designing a new roof between the two existing roofs. My work included conceptual design for the roof and its detailing, which includes sections, details that met building and energy code.

Built in 1994, the University of Hawaii at Manoa’s Stan Sheriff Center is the premier arena sport venue for the flagship University. I was approached in 2009 by Booster Club leadership for Arena Sports to transform their club room into a multifunctional space to serve the clubs, players and coaches’ related functions. A few years later, from that relationship, the athletic department approached me to create some concepts for the “H-Club”. The H-Club is a new tier for specific donors which provides access to a special reception room before games and tournaments. The concept reuses court flooring as an accent wall sheating to feature a new bar and trophy/memorabilia backdrop. TV’s sports tickers and flexible seating arrangements.

Scope: Conceptualization, Construction Documentation Client: State of Hawaii Libraries Cost: $8.9 million Status: Completed March 2014 The new Aiea Public Library is located on, and inspired by, the former Aiea Sugar Mill. It replaced a former library on a different site which lack sufficient capacity to serve the growing Aiea community. The 17,135 square foot building contains stack space for approximately 78,000 books along with a circulation desk, workroom, children’s reading room and other support spaces. The interior space features exposed structural elements HVAC ducts, and an abundance of daylight through clerestories, skylights, and views of Pearl Harbor. Site Analysis
The new science classroom building for this rural town on Molokai provides the school with it’s first proper science laboratory spaces. Building costs on these islands are doubled so it was important to the community that this project showed equity in quality and facilities to another school in metropolitan Honolulu. The program includes two science classroom labs (1,730 sf), shared teacher prep room (300 sf), restroom and utility rooms. The building will be designed to be energy efficient through the use of natural daylighting, ventilation, and energy efficient lighting fixtures and rooftop PV system. The total program area is approximately 4,500 SF. The building is sited to maximize daylighting and natural ventilation, rainwater harvesting, and catchment basin that can be used by students as a hawaiian garden.

Spurred by the need for a unified voice, our office teamed with Environmental Works to engage the neighborhood in a conversation about their hopes and dreams for 15th Ave East which became a community event attended by approximately 85 people. We asked, “What are your best ideas for the future of 15th Avenue East?” and together with attendees, we identified challenges, opportunities and goals to establish a community vision. The workshop findings were documented in three reports with the goal of facilitating feedback between community members, developers, and the City. Today, our pro bono effort has unified the voices of 15th Ave E and provided tools the community continues to build upon.

The westside of the block is defined by a series of one story buildings with a variety of facades and small business. Each facade varies in length and texture, creating a pleasant cadence of interest for pedestrians. Overall, this block is dominated by small businesses with large street-facing windows. The buildings are primarily from the 1930 -40’s and retain much of their historic character. The businesses are a mix of retail and restaurants with a barber shop, dry-cleaner and insurance office. This mix of small businesses provides a variety of amenities and attracts a range of customers throughout the day and night. Sidewalks
on the south end of the block are wide enough for many people to walk comfortably and accommodate sandwich boards, café seating, street signs and bike parking. Some stretches of the sidewalk are covered with large metal awnings, along the historic Piggly Wiggly building, the newer Red Balloon building and the Café Ladro building. The sidewalk narrows and becomes more cramped in front of Spangler Insurance and Café Ladro at the corner of Republican and 15th. There is one street tree that is showing signs of stress in front of Café Ladro in a tiny, derelict planting bed. The placement of the tree, the adjacent bus stop and light pole obstruct circulation.

SE STEUBEN COUNTY LIBRARY PROGRAMMING PLAN
The Steuben County Library needed a Facilities Report to get funding from the State of New York. The goal of the report is to recommend ways to improve access and flow to various library programs and space utilization/ adjacencies, recommend flexible furniture, shelving, storage and layouts for existing and new programs, address impacts of the overall building. The Facilities Plan is broken out into Short, Medium, and Long Term phases that can be customized based on a future Fundraising Campaign strategy. The ‘mainstreet’ concept creates interest points along the path to encourage dynamic interactions among the community and easy wayfinding.
