A Good Year Thank you for a great 2016. It’s valuable to pause for a moment and reflect on an extremely busy yet productive past year. It allows us to count our blessings, appreciate those who worked together and savour the expectation of what 2017 has in store for us.

Chairman’s Report

P

roperty sales on Phase 2 keep selling at an astonishing rate and even Phase 1 property achieved record highs. We are talking about plots in Phase 1 selling for R3,600 p/m2 and 3-bedroom homes achieving R23,000 p/m2. The Val de Vie Phase 2 Homeowners Association came into being with the transfer of the Gentleman’s Estates and Le Domaine erven. Pearl Valley was brought into the Val de Vie fold and both estates were linked up with a single security perimeter enclosing the entire +- 750 hectares of Pearl Valley, Val de Vie Phase 2 and Val de Vie Phase 1. Pedestrian and golf cart access between the two estates will be opening soon. The bridge construction is underway and due to be completed by November 2017. The end of 2017 should also see the completion of the two new gatehouses in Phase 2, as well as the new sports centre called The Yard and the main road linking the western gatehouse, Berg River bridge and access gate on the R45. The Polo Village was completed, Vines practically sold out and the Polo Village Offices project started. The traffic circle will be completed in

January and the retirement village will be launched in February. We continue to experience very good publicity. The visit by HRH Prince Harry, being named as the final destination for the Absa Cape Epic, the Ferrari giveaway on the Polo Village project, and the individual marketing campaigns for each new product launched, have contributed to the momentum of the marketing steam train that is faithfully powering on. If our barometer shows property price increases in excess of property inflation, we’re faring well. We can’t deny some domestic niggles, such as the inconveniences caused by the incorporation of the new developments, work that still need to be done to improve cooperation with estate rules, the power interruptions and challenges that the water restrictions pose. But, hopefully these matters paled in the light of the positives and management could demonstrate that, in the event of unexpected adverse circumstances or when some shortcoming rears its head, the team is experienced, skilled and able to deal

with the issues wisely and enthusiastically. The trustees and management were implored at the AGM in August to demonstrate a tougher stance on some estate rule transgressions. The challenge remains to positively reinforce a culture where homeowners voluntarily consider one another’s needs and feelings, and not to make it feel like we are living in an overregulated environment. So, while the compliance department does its part, we have to embrace all the community building initiatives and improve our understanding of one another. We do experience overall positivity and content appreciation among the community for being able to live in such a magnificent place. We are thankful for and value the passionate participation of many homeowners and the ownership you take in making Val de Vie better. Going off the grid Although we haven’t experienced load shedding for some months, South Africans are still on guard against possible power cuts and the looming threat of grid failure.

R

ecently, Eskom once again demonstrated its lack of planning when it came to light that its Ingula pumped storage scheme is delayed and already well over budget, with costs spiralling from R8,9bn to R36bn. Costs that will inevitably be passed on to consumers.

The real cost of going off the grid Whenever we’re faced with an unnecessarily high electricity bill, or huddled together by candlelight due to another bout of load shedding, it’s easy to vow through clenched teeth: “I’m going off the grid.” Meaning you’re seriously considering disconnecting from Eskom’s power supply and generating your own electricity. While it might sound especially tempting when you’re feeling the strain on your budget or plunged into darkness, it’s not really the best solution. Here’s why: It’s true that home solar energy solutions are becoming more and more affordable. But the large amount of solar panels and storage batteries you would need to power your home completely, will come at a steep price. A relatively small solar energy system is all that’s needed to supply up to 50% of a standard-sized home’s energy. But to power it 100% you’ll need a significantly larger system to generate and store enough energy, especially during the winter when there is a lot less sunlight. Whereas a 5 kWp system may supply 50% of your energy needs, one that’s 10 kWp will not necessarily make you 100% grid-independent – you will most likely need a system that’s four or five times that size. We crunched the numbers here at Energy Partners Home Solutions and found that costs increase sharply after 70% grid independence, as can be seen in the graph on the right

Now available The optimal home solution sits at around 60% to 70% energy-independent when you consider the amount of energy created versus the cost to do so. Once you go past the 70% mark, the costs increase aggressively and peak at 100% off-grid living. This is backed by a recent study in America, which found that costs increase VAL DE VIE

dramatically when 80% of your energy comes from solar PV. But the cost of installing and maintaining such a large solar power and energy storage system will more than likely outweigh what you save on electricity. One should also keep in mind that there are legal limitations to the number of solar panels you can fit to your roof as well. Don’t despair, you can still produce clean energy and make a solid financial investment. For example, with Energy Partners Home Solutions’ integrated home energy systems, you can save as much as 70% on your monthly electricity bill, which will add up and ultimately foot the bill of the initial installation. With a carefully planned and designed solution, a payback of five years could be possible. Understandably, for many people going green is the motivation behind going off the grid. However, there are ways to minimise your carbon footprint, even if you stay on the grid. By becoming more energy efficient, you’ll not only save on electricity costs, but do your bit for the environment at the same time.

Even these simple, affordable solutions can make a big difference to your electricity spend and the environment. The next step would be to install solar PV panels and a battery/inverter system in your home. These are extremely effective in generating and storing energy, but like all solar power systems, they rely on the sun. When there are long periods of sunshine, they can generate and store enough power to allow you plenty of freedom from the grid. A factor you have to keep in mind when it comes to going off the grid, is that you cannot always rely on the sun doing its bit for your electricity generation. On stormy days or in the winter when we only get about one-third of the sunshine we receive in the summer, you will not be able to generate and store enough energy to power your whole home.

Elmo Cairncross, the school’s headmaster, is creating a beacon of hope for the 800 young learners, providing a muchneeded father figure to these children. The result We raised R170,000 from the Celebrity Golf Day and the Val de Vie Foundation is providing the balance of the money for the roof. We start construction in February 2017, and in January we will erect a billboard at the school showcasing the roof. Truly great things can be achieved when we all come together to break down the walls that divide us. Team Cintron, under the captaincy of Leroux Hendriks, went home with the trophy after securing a 10–8 win against Julius Baer. George Morgan put on a stellar performance thus deserving the Most Valued Player Award. The best playing pony was Martin Venter’s Special. Swiss luxury watch brand Jaeger- LeCoultre was the official timekeeper and not a single beat was missed – not on its watch. Guests enjoyed stylishly curated experiences such as the Sisley and Tosca beauty activations, Val de Vie

The Blossom Box Boutique was brought to life on the day with a beautiful popup experience and gifting initiative of bespoke gift boxes. These contained locally sourced beauty and therapeutic products that inspire, motivate and treat women who are bravely fighting breast

cancer. Polo lovers could select a gift and write a note of encouragement, making the initiative a more personalised experience. The boxes will be delivered to the St Stephen’s Oncology Centre in Paarl. As the day drew to an end and the sun set behind the magical pink mountains, guests danced their hearts out to Jimmy Nevis’s electrifying performance. Sport24hrs’ taxis ensured that Cintron’s guests arrived home safe and sound – the perfect ending to an incredible day.

Energy Events planned a fun route that took runners all around the super estate. Runners made their way through the magnificent Valley of Life, surrounded by the true natural beauty the Paarl-Franschhoek Valley has to offer. The fun run concluded at the Val de Vie Market where families were able to enjoy delicious food from Cape Town’s best food trucks and cool down with creative juices or a glass of refreshing Polo Club Sauvignon Blanc 2016. All this, paired with the sound of Evelyn Hart, a talented singer-songwriter and musician from Cape Town, made for a joyful atmosphere beside the polo field. Salt & Light provided many fun activities such as face painting, sand art, play dough and mini soccer to entertain the kids. The polo season is here and our polo ponies were eager to get back on the field for an action-packed match. Louwrens Smith, CEO of Optimum Financial Group and sponsor of the day, threw in the ball to start the match between two of the Val de Vie Polo Club teams. Well done to the winning team consisting of Charl du Plessis (2), Anton Snyman (0), Liam Paterson (-1) and Jason Drew (-1).

The Festive Market at Val de Vie Estate What better way to get into the festive mood than with a day filled with ice cream, shopping, riveting international polo, food truck feasts, Christmas carols, fun for the kids, and good company. The Festive Market had loads of goodies to delight any taste and fill those Christmas stockings. From comfortable bamboo socks, polo shirts, gift boxes, jewellery, flowers and dĂŠcor, guests were spoiled for choice to shop for their homes and Christmas tables. The market concluded with a captivating polo match between the Argentinian polo team La Estancia de Cafayate and Val de Vie Polo Club who won the gripping final. Thank you to everyone who joined us at our final market of 2016. It was great to celebrate the beginning of summer and the festive season with you. We take a look at the vision behind the creation of the Pearl Valley Jack Nicklaus Signature Golf Course.

S

ince its inception, the course has striven for excellence and its various achievements reflect the brilliance of its design and the vision of the man behind it. Jack Nicklaus, known as the “Golden Bear”, retired from competitive golfing in 1996 having racked up an incomparable 116 tour wins including 73 PGA victories. His retirement from golf signified the beginning of a successful business career that has included focusing his considerable talent on golf course design. Now, 20 years later, he is at the helm of Nicklaus Design, recognised globally as the world’s premier golf course design firm. In a recent CNN interview, Nicklaus quipped: “Most people work all their lives to retire to play golf – I played golf all my life to retire to work.” As such, when Pearl Valley set out to build a course that would rival the very best in South Africa, Nicklaus was clearly the man for the job. Upon first setting eyes on the land earmarked for Pearl Valley’s new course, Nicklaus was struck by the simple beauty of the flat valley landscape and its surrounding mountains. “You might say we really had an empty canvas with great views,” he enthused. Drawing inspiration from the setting, he decided to create a golf course that would fit in and flow with the surrounding terrain, allowing for good golf shots that would also be aesthetically pleasing. He set out to design a course that looked like it had always been there, nestled in the Paarl-Franschhoek Valley, and had been discovered rather than built. Using nature as his guide, Nicklaus focused on building something that could be enjoyed by players at all levels. Despite each course being different, most of Nicklaus’ creations share certain characteristics such as four par threes and, on the other 14 holes, seven rights and seven lefts. He also tries to include one unreachable par five, one easily reachable par five and two marginal par fives. Significant effort always goes into creating a course that is balanced between left and right, with equal greens, water and hazards. Once

satisfied with the balance, Nicklaus works on creating pace. He prefers to ease players in with a simple hole when starting the course. Courses are also intended to be enjoyed by female golfers with tee placements that never necessitate a carry of more than 70 metres. Always mindful of the experience he is creating through his designs, Nicklaus tries to give players alternative ways to play shots, creating a selection of ways to reach the hole. In keeping with Nicklaus’ design philosophy, Pearl Valley’s course has numerous strategically placed deep, steep-faced bunkers. This makes all aspects of the hole visible to golfers, placing an emphasis on accurate iron play. Having spent several years designing Pearl Valley’s beautiful course, Nicklaus was delighted to share its opening with his good friend Gary Player. Player had accepted Nicklaus’ invitation to attend the launch on the condition that Nicklaus would join him at the Nelson Mandela Invitational that was being held on the preceding day – an offer that Nicklaus readily accepted. Nicklaus was honoured to have Player with him for the opening as it meant that they were the first

players to try out his new course. During the launch, Nicklaus mentioned that he was convinced Player would approve of his design. Luckily, his assumption was correct and Player commended Nicklaus’ ability to bring nature onto the greens and fairways, adding that he shared Nicklaus’ passion for good drainage, beauty and landscaping on a golf course. Player also approved of Nicklaus’ tee placements and the fact that he had created a course to suit everybody, explaining that “everyone is so busy these days and they play golf to escape, have fun, and relax. Nicklaus has created an environment where that is possible.” Since its prestigious launch, the course has hosted the South African Open three times, received six Compleat Golfer Five-star Experience Awards, been named Golf Digest’s Best Conditioned Golf Course five times and has ranked among Golf Digest’s top 10 courses in South Africa for the past 10 years. Now, 13 years later, as players enjoy an unsurpassed golfing experience on the course’s luscious greens that flow with the surrounding landscape, the brilliance behind the design can still be felt. Captains Report

Pearl Valley Golf Club Captain’s Report In our previous report, we mentioned the multitude of projects that needed to be completed during winter. We are happy to report that the majority of them are done, ensuring that the course is in tip-top condition and ready for the influx of visitors during the holiday season. Below is a summary of all the projects undertaken during 2016.

Tees A number of tees were earmarked for levelling in 2016. This was a continuation of a project that commenced in 2015. The list is as follows: ●●Hole 2 – Club tee – strip and level. ●●Hole 3 – Championship tee/Club tee – strip tees, bring in soil and join tees, shape tee surrounds and sod tees. By combining the two tees an extra 250m2 of tee surface was added. ●●Hole 7 – Club tee – strip and level. ●●Hole 10 – Championship tee – strip, dig a root trench along the perimeter of the tee (filled with concrete), and sod. ●●Club tee – strip and level. ●●Ladies tee – strip and level. ●●Hole 15 – Championship tee – strip, raise level and sod. ●●Hole 17 – Ladies tee – strip, enlarge, raise and shape surrounds and sod.

Bunkers Ask most golfers who have played the Pearl what their challenges were, and invariably the bunkers get discussed. It is the same for the maintenance staff. Pearl Valley bunkers are a massive challenge for golfers and greenskeepers alike. Three years ago, we

installed our first capillary concrete bunker on the 6th hole. Since that day, the maintenance has been easier and complaints from the golfers about this bunker ceased. For 2016’s project season, we completed the following bunkers: ●●Hole 8 – two greenside bunkers left and right. ●●Hole 9 – three greenside bunkers. ●●Hole 11 – two greenside bunkers left and right. ●●Hole 12 – right greenside bunker. ●●Hole 16 – left greenside bunker. ●●Hole 18 – left greenside bunker.

In addition to this, all the tee accessory stations were converted to concrete slabs with a concrete kerb border. All the above work was completed by the maintenance team. Polo Captain’s Report The polo season started with a bang in October and we look forward to another five months of exciting polo ahead. In the first two months, Val de Vie Polo Club hosted several club tournaments including a visit by the Argentinian team from Cafayate Polo Club and the ever-growing Cintron Pink Polo. And that’s only the beginning!

T

he Cintron Pink Polo was a huge success and we at the Polo Club were privileged to have some of the best players in the country playing on our fields. It is always a pleasure to have players from abroad at our club and hosting an Argentinian team was indeed a thrill. The Val de Vie team did us proud and beat Cafayate 8–5 in a riveting game of fast-paced polo. The Cafayate team participated in our 4- and 0-goal tournaments and was mounted by club members. A special mention goes to Anton Snyman for entertaining the team for the week and organising their polo. There were a few tumbles, but luckily nothing too serious! However, we wish those that were injured a speedy recovery. We look forward to the Christmas break and starting to play again in mid-January 2017 for the second half of our season. Some exciting polo lies ahead with the Veuve Clicquot and the ISP Handa Exhibition matches in March and April as well as the 0-, 2- and 6-goal tournaments scheduled for the months to come. Positive Progress As we enter the festive season, we look back at a successful year at Val de Vie and the positive progress made on the estate.

Security Projects All security-related projects have been and are undertaken to upscale the vital electronic and manpower driven access control and intruder detection abilities of the estate. We aim to maintain the correct “mix” for optimal efficiency in each to ensure an infallible service. Below is a summary of the status and progress of some security-related projects at Val de Vie: ● Online Intelligence has been completed. This is an integrated electronic incident reporting and management tool interfacing with all the other security “tools” on site. ● Integration of Pearl Valley off-site thermal and PTZ camera monitoring with that of Val de Vie. ● The temporary electric fence separating Pearl Valley from the Val de Vie Phase 2 development has been completed. The electrification of three access gates into this area for relevant agents is currently in process with the motors already installed. ● The new “river fence” with thermals and PTZ cameras is complete, while a few minor snags that do not affect the electricity and cameras are being sorted. Soon residents will have remotecontrolled access to the paths on the outside of the fence for jogging and mountain biking. ● The temporary access control at the Polo Village accessing the new Phase 2 development has now been replaced by a fully operational remote-controlled electric gate and fence. Access to this area via the said

gate will be limited to select residents who have had the property in the development transferred to their names, and of course selected agents. This does, however, remain a construction area that will increasingly become more active and we request that this is kept in mind when on site. ● The primary access point for construction vehicles and contractors to this development will be via a newly constructed contractors’ gate adjacent to the existing one. This will be manually operated until electronics etc. are in place by 15 December. ● This gate will only be operational during weekdays from 07:00 to 18:00, unless by prior arrangement. ● The tactical response team has been enlarged due to the risk profile of the general area, especially at night. ● Networking and interacting with the SAPS structures through all divisions and levels has come to fruition and we are satisfied we will receive all relevant information timeously and completely. We are grateful for the various requests received from residents who wish to show their festive season appreciation for security staff by means of gifts and or “contributions” to individuals or the security staff across the board. We suggest in this instance that Brett Ashington, the Thorburn site manager, be the receiver of any such gifts and that together with his management team, a suitable manner of fair distribution be found, with an

emphasis on blessing those staff members who will be spending this Christmas and New Year away from their families as they are on duty at Val de Vie and Pearl Valley. It has been a privilege indeed to meet new owners and tenants this year. Please contact me anytime, I am here to assist in any way I can to make your life easier from a security perspective. When are levy payments due, and how does the extra levy affect me? First day of the month, in advance. When you buy a plot from 1 September 2012 in the extra levy phase, you have a four-month grace period from date of transfer to do your planning and to start building before the extra levy is applicable. When building starts, you then have an additional 11-month period to complete the project, in which the extra levy will again not be applicable.

How do I update my personal information with the HOA? Please update your personal information on the Val de Vie Community Portal. For more information, please contact the HOA at hoa@valdevie.co.za.

How and when can I do my security gate enrolment? New HOA members: Gate enrolment can only be done after the property has been registered in your name, during office hours at the HOA reception. Proof of identification is required.

How often is postage sorted?

The HOA picnic area is located on the banks of the Berg River, on the northern side of the estate. Access to the river frontage and the picnic area is controlled, and only possible to residents via pre-programmed remote controls (with the same remote as for inner lane booms). Access is only possible via three gates – the southern gate, the gate at the picnic area and the northern gate. Access is limited to non-motorised transport, during daylight hours only.

What fish have been established in the dams, and is fishing allowed?

Postage is retrieved from town, and sorted daily. You will receive a notification slip in your post box for parcels that are too big for the box. These letters/parcels need to be signed for and collected during office hours at the HOA reception.

New tenants: Enrolment can only be done after tenants obtain approval from the HOA. Copies of identification documents and rental agreements must accompany completed enrolment forms.

No more than three animals may be kept per unit with a limit of two animals of a kind,

Do I have a postbox on the estate? Estate postboxes are situated in the building adjacent to the security main gate. One box per property (using your erf number) is available. Please request keys for your postbox from the security main gate. Lost keys will be replaced at a cost of R50 per key.

Do I need to make any special arrangements for home content delivery or removal? Yes. Please complete the furniture removal indemnity form available from the security main gate prior to arranging your delivery or removal.

How do I get a refuse bin? One refuse bin per property is issued by security. Please request a bin from the security main gate should one not already be at your property.

When is refuse collected? Refuse is collected every Monday morning (including all public holidays). Please place your bin on the pavement outside your property before 08h00. Do remember to take your bin back in once removal has taken place.

Is my garden maintained once the landscaping is complete? Basic garden maintenance which includes lawn mowing, trimming of edges, weeding and pruning of shrubs is included in your monthly levy. Your garden will also be fertilised twice a year.

Where is the nearest supermarket? On exiting the Estate, the Paarl Mall is approximately 10km away when turning left on the R301. Here you will find Woolworths (in SA, Woolworths can be compared to the European Marks and Spencer stores), Pick n Pay and a variety of other retail stores.
