AMPI Holds National Congress A few weeks ago, the Asociación Mexicana de Profesionales Inmobiliarios (AMPI) held the 46th edition of its national congress, in Villahermosa, Tabasco. The event brought together nearly 700 managers, consultants and agents of real estate companies affiliated with the organization, who learned about new trends and potential markets in the industry, shared ideas from the world of real estate and established new business relationships.

The four days of activities included the presentations “Financial Skills for Entrepreneurs,” by consultant Sofía Macías; “Notarial Law and the New Provisions for Real Estate,” by Dr. David Figueroa Márquez, president of the Comisión de Asuntos Americanos de la Unión Internacional del Notariado (American Affairs Commission of the International Union of Notaries); and “Perspectives on Mortgage Credit Today,” by Enrique Margain, of Scotiabank México; among others.

Silvia Elias, PV Realty broker and current president of the Mexico section of the Federación Internacional de Profesionales Inmobiliarios (FIABCI) (International Federation of Real Estate Professionals), attended the conference and was a special participant for a panel composed of representatives of Mujeres Líderes por la Vivienda (MULIV) (Women Leaders for Housing).

Other prominent guests included Richard Miranda, president’s liaison to Mexico for the National Association of Realtors (NAR); architect Sergio Dueñas, director of the Centro de Capacitación, Investigación y Estadística (CCIE) (Training, Research and Statistics Center); and Dr. Ramón Núñez, director of Desarrollo Urbano y Atención a Desarrolladores de Vivienda (Urban Development and Attention to Housing Developers) for the Sociedad Hipotecaria Federal (Federal Mortgage Society).

During the convention, AMPI President Beatriz Gamboa Lago awarded the Medalla al Mérito Inmobiliario (Real Estate Medal of Merit) to Alberto Almaguer Rocha, director of the Consejo Nacional de Normalización y Certificación de Competencias Laborales (CONOCER) (National Council for Standardization and Certification of Labor Competencies), for his efforts toward the professionalization of this industry.

Silvia Elías, bróker de la firma PV Realty y actual presidenta de la sección México de la Federación Internacional de Profesionales Inmobiliarios (FIABCI), asistió al encuentro y tuvo una participación especial dentro de un panel integrado por representantes de la asociación Mujeres Líderes por la Vivienda (MULIV). APIVAC Provides Training in Real Estate Rentals

A few weeks ago, the Asociación de Profesionales Inmobiliarios de Vallarta (APIVAC) (Association of Real Estate Professionals of Vallarta) provided information on real estate rentals to about 100 people in the real estate industry (including members and non-members of the organization). The course was given in the conference room of O’Rourke & Asociados, in Plaza Marina, with participating experts including Reynaldo Álvarez Villagómez and César Farid Jiménez, respective founder and manager of Álvarez & Asociados; Jesús Tadeo García, member of the Instituto Mexicano de Contadores Públicos (Mexican Institute of Public Accountants); José Luis García, alternate public notary of Notary No. 25 in Nayarit; and Sergio Reyes, commercial director of CBS Vallarta.

The session consisted of an explanation of fiscal and legal aspects, as well as a round of questions and answers. The meeting addressed issues related to the lease, notarial contract and characteristics and requirements for owners, tenants, landlords and guarantors (national and foreign), as well as the notary, among others.

The real estate agents who attended the training (including many AMPI members) found the information very useful, as many of their clients, real estate owners, are interested in venturing into this activity.

The training took place in Plaza Marina and consisted of an explanation of fiscal and legal aspects, as well as a round of questions and answers.

Hace algunas semanas, la Asociación de Profesionales Inmobiliarios de Vallarta (APIVAC) ofreció una capacitación en arrendamiento inmobiliario a cerca de 100 personas que se desenvuelven en la industria de bienes raíces (incluidos agremiados y no agremiados a la organización). Durante el encuentro se despejaron incógnitas relacionadas al contrato de arrendamiento, el contrato de transacción notarial, características y requisitos para los propietarios, arrendatarios, arrendadores y fiadores (nacionales y extranjeros), así como la figura del notario, entre otras.

Los agentes de bienes raíces que se dieron cita en la capacitación (entre ellos muchos miembros de la Asociación Mexicana de Profesionales Inmobiliarios), encontraron de gran utilidad las aportaciones impartidas y reconocieron que muchos de sus clientes, propietarios de inmuebles, tienen interés en incursionar en esta actividad.

Originally from León, Guanajuato, José Luis Reyes Vázquez arrived in Vallarta · Nayarit in 2001, when he had the opportunity to participate in an examination to acquire Notaría Pública 31 in Nuevo Vallarta, which has jurisdiction from Tepic to Bahía de Banderas. A lover of nature and reading, during his 32 years as a corporate lawyer he held various public service positions and has participated in national politics as an advisor in the development of national projects. And what does Vallarta · Nayarit need to do to stay at the forefront of investors’ minds? “For the time being, public services, infrastructure and the quality of attention given to citizens by the authorities need to be strengthened. For this, it is crucial that the conurbation between Puerto Vallarta and Bahía de Banderas be consolidated; otherwise, we will continue to have two municipalities with divided efforts. This union is vital, so we finally share a common goal and 22

Una vez avalados los requisitos de ley, el entonces gobernador de Nayarit, Antonio Chavarría Domínguez, me otorgó el fiat notarial, que es la constancia que me da la autorización y fe pública para poder ejercer. Con el paso de los años, comenzamos a trabajar en la Certificación ISO 9000 que realiza el Global Certification Bureau y, desde 2010 la hemos obtenido anualmente. Es de recalcar que en el proceso para auditarse existe mucha rigidez, pues vigilan minuciosamente que cumplamos con calidad total en el servicio de atención a clientes, instalaciones, procesos internos y otros aspectos.

“We are in a very sweet spot, on the way to achieving—even surpassing—last year’s figures, which also were tremendous. At the moment, Puerto Vallarta is very well positioned, continuing to grow, and Tropicasa is in very good shape to face coming challenges.”

“Estamos en un momento muy dulce, en camino de alcanzar —incluso superar— las marcas del año anterior, que también fue tremendo. How did the company begin?

“I had been visiting Mexico since the ‘80s, and I loved doing it. I came to Puerto Vallarta for the first time in 1995, and after a long stay I fell in love with the destination.

I decided I was ready for a big change in my life, and since I had experience in real estate in the United States I decided to pursue it here as well. I looked at the local market and thought, ‘I can do my bit.’ As a result, I founded Tropicasa Realty in October 1997, together with my previous partner.”

What situation and challenges did you encounter?

“The industry was very different. Although we had the MLS system, the agencies worked differently: they relied on calls, contacts and relationships with those who had the databases and listings. At

the beginning, it was essential to establish ties with great agents such as Silvia Elias, Moray Applegate and Brock Squire, who always supported me and with whom I still maintain a close relationship. Fortunately, today’s agencies cooperate a lot with each other, and the internet has made it easier for everyone to have access to the same information. Marketing was also a challenge for us. In targeting a primarily foreign audience, we had to decipher how to market effectively, and the internet was an invaluable tool.”

Tropicasa Realty is considered an innovative agency in terms of marketing and new technologies.

What have been the keys to its success?

“I believe that we have been the first to attend to two essential things: first, the importance of securing the client before they reach the destination. In our early years, clients were not very aware of how real estate operations work in Mexico. We were the first to provide the information online, making them more familiar with the process before they arrived here. We invested a lot of money in both the website and in digital tools so that Tropicasa was the only agency they wanted to go to.

Not everything can have been a bed of roses.

“I remember that in 2008, the market bottomed out and sales fell. Previously, agencies could afford to ‘reject’ offers, but that changed after the real estate crisis, because you did not know if there would be another offer the next day. In our case, we had to put in place measures that would allow us not only to survive, but to be successful. It wasn’t without sacrifices; we had to close one of our offices, reduce the advertising budget... this allowed us to move forward. It is always important to adapt and anticipate changes. We knew how to do it, and since 2008 we have not stopped growing.”

How do you see the future? Do you anticipate another 20 years of success?

“We will continue to be one of the leading agencies in the local industry, and we owe that to integrity and professionalism in our work as much as to our sincere interest in our clients. Our mission is that clients find in Tropicasa a trusted friend that makes them feel comfortable and safe.

En nuestro caso, tuvimos que poner en marcha medidas que nos permitieran no solo sobrevivir, sino tener éxito. No sin hacer sacrificios: tuvimos que cerrar una de nuestras oficinas, reducir el presupuesto en publicidad… esto nos permitió seguir adelante. Siempre es importante adaptarse y adelantarse a los cambios. Nosotros supimos hacerlo y, a partir del 2008, no hemos dejado de crecer”. ¿Cómo afrontan el futuro? ¿Brindas por otros 20 años de éxito?

The Chinese proverb “A picture is worth a thousand words” is indisputable in advertising. The visual representation of the brand and the advertising campaigns for its products or services directly affect potential customers’ perception of the company.

Properly defined, they generate recognition, positioning and commercialization.

In real estate, companies face an interesting challenge. On one hand, they seek to generate confidence in their target market through the company’s defining characteristics and values, and on the other they need to reflect the advantages, features and differentiating aspects of the properties. In addition to this, the industry in Puerto Vallarta and other tourist destinations that attract a good number of investors takes advantage of images to reflect a specific lifestyle, important to stimulating client expectations, wishes and aspirations.

To offer some recommendations on attaining the benefits of a good brand image, we spoke with Gabriela Escandón (a marketing specialist who has collaborated with leading real estate agencies in Puerto Vallarta and Punta Mita) and Erik Velasco (project director for Nivel Creativo, which has developed comprehensive communication strategies for important tourism companies).

Brand image is about the public’s perception of a firm, so it is directly related to brand identity, the set of distinguishing features and values that differentiate it from other companies.

Generating Trust Escandón began with a definitive statement: “A strong brand identity does much more than sell a product; it sells the people behind the product and produces the most valuable asset in this industry: trust.”

Therefore, he stresses the importance of investing to build a brand that stands out from the competition and will be remembered, one that not only expresses your values, but 38

En diversas ocasiones hemos escuchado el proverbio chino que dice: “Una imagen vale más que mil palabras” y dentro del ámbito publicitario, es indiscutible esta aseveración. La propuesta visual de la marca y las campañas publicitarias de sus productos o servicios repercuten directamente en la percepción de los clientes potenciales y si se definen de manera satisfactoria, generarán reconocimiento, posicionamiento y comercialización.

En los bienes raíces, el reto que tienen las empresas es interesante. Por un lado, se busca generar confianza en su mercado meta a través de las características y valores que definen a su compañía y por otro, necesitan reflejar las ventajas, características y aspectos diferenciadores de sus propiedades. Aunado a esto, la industria en Puerto Vallarta y otros destinos turísticos que atraen a un buen número de inversionistas, se ha inclinado por aprovechar las imágenes para reflejar un estilo de vida determinado, por lo que se vuelve importante generar en los receptores expectativas, deseos y aspiraciones.

Con el fin de ofrecer algunas recomendaciones para desarrollar adecuadamente este apartado y obtener así los mejores beneficios a partir de una buena imagen de marca, hablamos con Gabriela Escandón (especialista en marketing que ha colaborado con agencias de bienes raíces líderes en Puerto Vallarta y Punta Mita) y Erik Velasco (director de proyectos del estudio Nivel Creativo, que ha desarrollado estrategias de comunicación integral para importantes empresas turísticas).

Considerations for Digital and Traditional Media For many clients, the first contact with a real estate agency and its products is through a website, so it is important to pay special attention to its appearance and the user experience this platform provides.

Escandón notes that common mistakes include lack of planning, predesigned templates that are incongruent with brand identity and/or are not user friendly, a web page that is not responsive or does not include a clearly visible call to action, lack of a functional search engine and contact data that is not available at a glance. “We have become very impatient,” she says. “If a website does not meet our expectations in five to seven seconds, we abandon it.”

Print media, widely used by real estate agencies to publicize their developments, represent an open line to their target market. Regarding the characteristics a printed advertisement should feature, Escandón emphasizes that the visual aspect is essential to making a strong impact. “Some key components include high-quality photos, a design that corresponds to brand identity, property amenities and contact information.”

Por su parte, Erik Velasco señala que siempre debe comunicarse aquello que diferencia a la marca y sus productos, sin importar el presupuesto que se tenga asignado para publicidad ni el medio en el que decida anunciarse. “Estar en todos lados no te garantiza que la gente te preste atención, solo lo harán si haces una conexión con ellos”, declara.

Para finalizar, ambos recalcaron que la imagen de marca, apoyada en la publicidad, no solo debe consistir en la proyección de información, sino además emoción; especialmente en el mercado de bienes raíces, cuya transacción es completamente emocional.

Escandón menciona que algunos errores comunes incluyen la falta de planeación, la utilización de plantillas prediseñadas que resultan incongruentes con la identidad de marca y/o que no son amigables con el usuario, no tener una página web responsiva ni una llamada a la acción clara y visible, no contar con un motor de búsqueda funcional ni datos de contacto a simple vista. “Nos hemos vuelto muy impacientes”, señala. “Si un sitio web no cumple con nuestras expectativas en un tiempo de cinco a siete segundos, lo abandonamos”.
