We in the real estate industry are often like canaries in a coal mine. While fears of economic woe have been sweeping the nation in the last few months, we’ve been facing the reality of a downturn in our industry for well over a year. However, unlike that proverbial canary, we have made it through the mine shaft and are starting to see light on the other side. While economic hardship may be just hitting the rest of the country, we remain ahead of the curve and are starting to see a recovery. There are plenty of signs suggesting that home prices and sales are both poised for an upswing. Former U.S. Federal Reserve Chairman Alan Greenspan recently wrote that he expects to see a housing recovery as early as the first half of 20091. He’s not the only one feeling optimistic. National Association of Realtors® chief economist Lawrence Yun, looking ahead to next year, wrote, “Despite these challenging economic times, existing home sales will be rising.2” That means opportunity for both buyers and sellers alike. U.S. homeowners are also expressing renewed confidence in the housing market. A recent survey from Zillow revealed that more than 60 percent of homeowners expect their home’s value will maintain or increase in the next six months. Another study from our own parent company Realogy found that 91 percent of American homeowners remain confident that owning a home is the best long-term investment one can make3.
