re you still sitting on the fence debating when to buy your new home? The Washington Post reported early this month that the fall season may be a boon to buyers – “especially if you’re a first timer.1” The Post pointed out government assistance offers, such as higher FHA loan limits and a first-time buyer tax credit, which are only available for a limited time. Housing legislation, however, is only one of several factors that create ideal opportunities for buyers of all types. Mortgage rates and home prices both remain low. Increasing numbers of mortgage applications point to the fact that buyers are starting to take advantage of the wide selection of more-affordable-than-ever homes. Even builders, who have been reluctant to start new projects in recent months, are starting to show signs of optimism. According to the Association of Home Builder’s monthly builder confidence index, the record low confidence of July and August began to turn and rise again during September2. No mere abstraction, this optimism is already translating into measurable results. For the second month in a row, September home sales in Southern California were higher than they were a year ago3. Orange County saw a nearly 20% increase in home sales for the month, far surpassing the statewide average of 13.6%4. It is impossible to time the market with perfect precision, and those who continue waiting may find in the near future that the best opportunities have already passed them by.
