New Legislation Promising for Homeowners and Buyers Tom Iovenitti, President of Coldwell Banker Residential Brokerage Orange County

President Bush signed into law last Friday the much debated financial industry rescue plan, aimed at aiding an ailing economy. This is not only good news for Wall Street but also for the average American homeowner and the potential first-time buyer. National Association of Realtors® President Richard F. Gaylord predicts that this legislation will “help make mortgages more available, which would help stabilize home sales and prices. 1” He pointed out the explicit link between the nation’s housing market and overall economy, suggesting that “this ambitious legislation is what our economy needs.” Following in the wake of July’s housing rescue bill, this new bill marks the second piece of historic legislation recently enacted by Washington to boost the nation’s economy. The additional credit made available by this bill, coupled with the various incentives included in the housing bill, means that we can expect to see a continuing trend of rising home sales in Orange County and beyond. Locally, we saw in September a nearly 30% increase in home sales over the same time last year2 . Many Orange County areas enjoyed more than twice as many sales as last year, including parts of Newport Beach, Tustin, Garden Grove and Anaheim. With a median sales price of more than 30% below last year’s high, Orange County real estate is currently one of the most affordable and promising investments you can make.
