Great Design | Happy People | Healthy Community Founded in 2003 by Ravi Waldon, we are a studio of 29 passionate creatives, dedicated to enhancing the lives of those we serve. Lead by five partners, our office organization is loosely structured around the client types that we serve – worship, education, community, government, corporate, and healthcare organizations – fostering our expertise in their collective individualities and enabling us to stay at the forefront of innovation. However, the rich blend of talent and diversity in our studio allows us to hand pick a unique team of architects, planners, and designers for each opportunity, selecting the “best fit” for every client. Compassion for our clients and customized methodology has enabled WSA to produce award-winning architecture, receiving local and national recognition. Design Approach

Committed to a high-level of quality, our delivery methods include a thorough project management process, incorporating quality assurance reviews by senior staff at every phase. We also believe consistency in our relationships is essential for retaining our client’s core values and requirements – WSA team members that start on the project, remain on the project for its duration. Research

Commitment to Technical Discovery & Design Exploration WSA made a strategic commitment to strengthen and reinforce its research capabilities and reputation as a design leader by enhancing professional development for all staff through a program of training, learning, and mentoring, called “Knowledge Communities�. In the areas of Project Management, Design, Sustainability, Technical, and Outreach, all WSA staff participate in and lead weekly research presentations relevant to the projects, operations, and culture of the firm. This allows dedicated time to take a deeper dive into critical thinking and explorative studies that reveal new solutions for our practice.

Office Culture

Talent & Compassion Cultivation Waldon Studio Architects is committed to hiring talented and energetic staff. We encourage curious exploration and creative playfulness. We have designed the office environments to foster collaboration with an open layout, and take advantage of multiple perspectives through frequent team design critiques at open pin-up spaces. The staff are supported to experiment with new technologies in order to find efficient and creative methods to continuously enhance our best-practices as designers. From hand-sketching to virtual reality to 3D printed models, we encourage any and all forms of expressing and promoting design ideas. Our staff our encouraged to take initiative in their learning and are supported in attending leadership programs, building tours, office-wide film viewings, attend networking events, join industry organizations, and contribute to environmental awareness programs. Outside of the studio walls, you can find our team members mentoring students, competing in company sponsored athletic events, enjoying the annual WSA summer outings and picnics, gathering for happy hours, and getting their hands dirty in community service activities.


Serving the Community

Corporate Social Responsibility WSA’s shared enthusiasm towards uplifting the community has brought inspiring project opportunities to our doors, including a micro-farm teaching kitchen for children with learning disabilities, a “Dream Center” for underprivileged youth in Washington DC, and a recovery men’s shelter in Baltimore City for the treatment of addiction and homelessness. Beyond our community-oriented project experience, the firm’s leadership made the intentional commitment to dedicate 1% of the firm’s revenue each year to pro bono architectural services. In addition, every year, WSA selects several charitable organizations connected with the clients we serve, and commit to raising money or collecting material donations for their cause. Furthermore, our staff are encouraged to remain active in local volunteerism and fundraising events. Our employees participate in charitable activities such as National Rebuilding Day, stuffing backpacks for impoverished students, sponsoring families, bowl-a-thons, 5k races, and habitat restoration. Many have attended missions trips giving back around the world. We remain active in local volunteerism, service, and fundraising events. Staying active in our own neighborhood helps strengthen ties with those whom we serve.

Award-Winning Experience The senior staff at WSA has a tremendous amount of design and project management experience, bringing a combined 100+ years of project experience of all types to the table. Evidence of the benefit of this experience can be seen in the firm’s change order rate that averages only 1.5%, well below the national average. WSA is a Minority Business Enterprise with an outstanding staff, and has been voted the 5th Top Growing Private Firm in the State in 2013. In addition, we have been honored to receive many other prestigious awards including numerous AIA awards, the “Small Business of the Year” (BWC Chamber of Commerce), 2010 Top 100 MBE Firms (selected out of over 5,000 nominees) and the “ABC Project of the Year” for our work on an addition/renovation project in Baltimore, Maryland. EDUCATION DESIGN PHILOSOPHY

As educational architects and planners, it is critical that we embrace the challenges of 21st Century learning. The world is in a state of change and learning environments must accommodate this transformation. At Waldon Studio Architects, we believe in a holistic, multifaceted approach. Educational learning spaces must encourage critical thinking, visual learning, communication development, scientific reasoning, and creativity. This means designing for flexibility and adaptability. Changes in learning environments are inevitable. One day there is a need for portable technology, another day active, independent, or self-directed learning, and yet another day specialty courses. Understanding the purpose lifecycle for your spaces and how to serve future users helps determine the tools, proportion of space, and composition necessary to fulfill learning needs.

WSA recognizes that there are no standard solutions for learning as there is no standard of student. We believe that it is critical to investigate and define the furniture, equipment, and technology for each space. WSA keeps abreast of the most recent learning and teaching trends. As engagement and teamwork among students and teachers is essential to the learning process, Waldon Studio Architects embraces a like practice of collaboration and active listening. We support and adopt our clients’ vision by conducting research, asking questions, and providing a solution-based partnership. Sensitivity to project schedules, especially in designing for educational clients that traditionally have a limited window of opportunity for construction is critical. We have experience with fast-track, integrated project delivery, state submissions, county permitting, and the LEED certification process. Durable spaces that provide security, health, and well-being are a necessity. WSA has in depth experience of the USGBC LEED Certification process and expertise of sustainable and energy code jurisdictional requirements across Maryland, the District of Columbia and beyond. 21st CENTURY LEARNING, FLEXIBILITY & ADAPTABILITY

DESIGNING FOR MILLENNIALS & CENTENNIALS

Research shows that the Millennial and Centennial generations have a specific set of priorities that they are seeking in the built environment, that allow them to feel comfortable and engaged. We have compiled extensive data on what Millennials are looking for when it comes to learning space design, among the most important: AUTHENTICITY – Millennials are skeptical and can see through a “show”. They desire a space that is true to the culture and a real, honest experience. CLARITY – Millennials respond to good design. They want to know what a space is for, where they should go, and what they should do. Easy, clear, expectations. REST – Schools are a place of learning, exploration, and action; however, providing places to perch, relax, and take a breath can be extremely valuable for students on the go. THIRD PLACES – Environments in which students experience community are the first place “home” and the second place “school”. The Third Place is an environment that is easily accessible, in which there is familiar company, no obligations, and social conversation. NATURE – Millennials tend to spend a lot of time in urban or developed settings and engaged in technology – they find that nature helps them find rest, feel authenticity, and connect to something greater than themselves. HANDS ON – Millennials enjoy being in control of their domain and learning – there is joy in “figuring it out” and developing design thinking.

INNOVATION IN LEED & SUSTAINABLE DESIGN DC Public Schools, DGS | Children’s Guild Public Charter School

WSA believes in sustainable solutions and “green thinking” on every project. In fact, our own internal Sustainability Knowledge Community has created the Green Education Tool [GET] to assist owners throughout the region in making smart, logical choices when it comes to standard sustainable options within their community and jurisdiction and in accord with the International Green Construction Code [IgCC] & USGBC LEED requirements. In sync with our corporate goal of serving the community, we believe it is our responsibility to practice good stewardship to the Earth. We stand by sustainable site solutions, including building orientation, stormwater management and permeable surfacing, development density and habitat restoration, and the community connectivity. We incorporate water, lighting, and energy efficient strategies such as lowflow plumbing fixtures, rainwater harvesting, green roofs, light shelves, LED lighting, geothermal wells, and on-site power generation. We study life-cycle costs of building and materials used, along with energyuse analysis through building information modeling. We have a digital library dedicated to eco-friendly and regionally-made materials and finishes, which incorporate recycled content and low or no VOC’s. We coordinate closely on sustainable construction activities, including construction waste management and recycling. We have 7 LEED Accredited Professionals, and have overseen the LEED certification process with USGBC. We will work with you to identify your green goals and incorporate strategies to achieve those targets. Since transitioning to LEED v4 we are helping to recraft earlier designs to meet new increased requirements and budget pressure to achieve targets.

CONSENSUS BUILDING & COMMUNITY ENGAGEMENT WSA is extremely familiar with working with large groups, including community organizations, school systems & school boards, program managers, facility managers, principals, teachers, and students. We know that it is important for everyone to be “heard”, and the necessity to collect that information in an organized and controlled manner. A project is only as strong as the fulfillment it achieves for the users. We empower groups with the tools for consensus building and allow them to own the values and priorities that are dearest to their mission. Community members are the best allies for project development. The first place to start is to create a shared vision with the group: • • • • •

When working with the community on the development of a project, it is important to define the following key pieces of information very early in the process. 1. Defining the Values, Mission Statement, & Guiding Principles: It is important for the team leadership to begin by defining the organization’s mission statement for why the project is being undertaken and the values that the team would like to embrace throughout. This is to set the baseline for decision-making for all other steps moving forward. 2. Determining the Problems to Solve, Parameters: It is easy for groups to lose focus when working through the complexities of a building design. Collaborating together to define the finish line clearly, simplifies the actions and steps required to get there. What are the desired end products as a result of this project being accomplished. Dream Big! What are the limiting factors or constraints that must be identified and how can they be overcome? Long and short term uses? Budget and Funding Strategy? 3. Prioritization: We lead groups through valuable discussions about the difference between “needs” vs. “wants”, which helps in making difficult decisions later on down the road, when budget constraints or program components are at odds with one another. 4. Understanding the Site, Context, Neighborhood: Educational and recreational spaces strengthen the fabric of community and bring people together in positive ways. When working with communities, we are on a search for the contextual identity, to design a project that lives in harmony with its surroundings. Understanding the culture of the community, embracing shared positive community values, and understanding all of the idiosyncrasies of the site are of utmost importance to a successful design. 5. Incorporate Green Thinking into Community Planning: For Waldon Studio Architects, designing for the community also signifies stewardship to the earth. Helping to educate the community about sustainable practices. 6. Committees, Embrace Diversity: We conduct “Visioning Sessions” for smaller groups to discuss the project goals in more details and empower those teams to make the decisions that they bring back to the rest of the group. Collaborative brainstorming allows for abundant solutions to flow to the surface. QUALITY ASSURANCE & QUALITY CONTROL

WSA undergoes an internal Quality Assessment / Quality Control with our Technical Director and Technical Standards Team at every phase of the project. WSA has a strong quality assurance team that reviews the documents for quality, coordination errors, omissions, conflicts, and discrepancies. Comments from each review are referenced to ensure review comments are addressed appropriately by the team before final submission. The WSA project manager will work with each sub-consultant and perform internal on-board reviews prior to scheduled submittals. As a result, our projects maintain momentum and accountability. This can dramatically reduce the time from concept to occupancy. We attribute this success to our project management standard checklist, which allows us to respond to priorities appropriately while keeping an eye on future tasks ahead in the schedule, as well as helping the team stay on task throughout the project.

MANAGEMENT APPROACH

Waldon Studio has a solid record of meeting its deadlines in terms of the calendar and in terms of the completeness of the deliverable. We have at least two professionals per discipline to assure project continuity. We use Microsoft Projects to organize project deadlines and the flow of tasks. Waldon Studio Architects’ (WSA) management approach to project implementation is based on open, ongoing communication between the project team (Waldon Studio, consultants and the client/end users). WSA does not come to the project with a preconceived solution, rather we work with our clients to meet their needs for their project.


SCHEDULE MAINTENANCE & VERIFICATION

Due to the expedited timelines of most projects, maintaining every milestone is critical to the final deliverable deadline. A critical aspect of design includes extreme sensitivity to project schedules, especially in designing for our developer clients that traditionally have a limited window of opportunity for construction. We are also no stranger to Fast-Tracked Projects, and many other contractual project delivery vehicles including Integrated Project Delivery (IPD), and Design Build. WSA has a solid record of meeting its deadlines both in terms of the calendar and in terms of the completeness. We utilize a systematic project management approach. All major elements of the project are tracked and reported on a regular basis in meeting minutes and critical issues reports until a decision is made by the team. Once a decision is made, the item will be documented properly and placed on a Closed Issues Report. This method helps to eliminate retracing efforts for decisions that have been solidified. This approach is a quality control driven system that strives to identify issues before they become problems.

COST ESTIMATING AND VALUE ENGINEERING

It is extremely important that the architect and engineering teams work hand-in-hand with you to ensure cost estimating and control to keep the project on track and with time and budget schedules, utilizing the following steps:       

Early budget coordination and decision making. Assess and make recommendations for value engineering options. Conduct thorough field & site evaluations early in the process, to preclude hidden conditions. Take the initiative required to demonstrate cost savings. Utilize responsible construction systems and material selections. Give attention to cost effective, energy efficient systems assessed through life-cycle costing. BUILDING INFORMATION MODELING Waldon Studio Architects knows that in order to produce a great project, the design team must thoroughly cultivate and foster our client’s vision. Building Information Modeling [BIM] is one of the many tools we use to develop a collaborative process between our client, consultants, designers and construction professionals. As one of the leaders in this technology, WSA has been using BIM since 2007 for all aspects of project delivery. From start to finish, the team embraces an integrated strategy, for conceptual massing, renderings, building studies, design development, construction documents, scheduling, clash detection, detailing, coordination and everything in between. We use multi-model integration with both engineers and contractors to understand interdisciplinary interferences early in the design & detect clashes during construction documentation.

BIM AND OUR CLIENTS

WSA believes in open and available information – no surprises. Building models are always easily viewed by our clients and provide a good visualization tool for tracking the design and an opportunity to provide feedback. Models are always available for meetings and presentations, as a tool for collaboration with our clients. With BIM technology, clients can quickly visualize their project and thus track with the architect on where the design is going. In this way, clients can provide feedback quickly and adjustments can be made at the beginning of a project, rather than making costly changes later in the process, saving our clients valuable time and money.

RENDERING AND ANIMATION SERVICES

Clear, graphic representations of the building project can be essential throughout the design process. In addition to hand drawing, the design team can provide high quality, interior and exterior, photo-realistic, still-frame renderings and animated walk-throughs for the project. These renderings can be used for marketing materials or a better understanding of the design.

BALTIMORE COUNTY PUBLIC SCHOOLS SOLLER’S POINT TECHNICAL HIGH SCHOOL FEASIBILITY STUDY Principal-in-charge of this study which determined the need for major renovations to this Baltimore County Public School. As a result of the study the cost effective decision was made to demo the school and build a new facility. BALTIMORE COUNTY PUBLIC SCHOOLS WELLWOOD INTERNATIONAL SCHOOL, PIKESVILLE, MD Principal-in-Charge for a 50,000 SF systemic school modernization that includes full HVAC systemic upgrade and building automation. PRINCE GEORGE’S COUNTY PUBLIC SCHOOLS SITE FEASIBILITY TEST LAYOUT, NORTHERN AREA MIDDLE SCHOOLS Principal-in-Charge for evaluation of seven sites for two new net zero middle schools and feasibility studies with building layouts that addressed the specific site constraints for each. In addition to the design and analysis, the team provided BIM, energy analysis based on geothermal and photovoltaic solar arrays and created a matrix for measuring the viability of each school based on sustainable principles and functional educational requirements. Waldon Studio Architects [WSA] was hired by the Children’s Guild to design the new, LEED Cer fied, kindergarten through eighth grade Public Charter School for 550 students and a staff of 65. This is the fourth charter school of its kind and the first in Washington DC, with the other three being located in Maryland. The owner’s vision was to provide a fun, unique experience for students through Transforma on Educa on (TranZed) and real-world lessons. This educa onal building plays a large role in defining unique opportuni es for learning and collabora on. This is a non-structural interior renova on of an exis ng 60,000 GSF business occupancy building for use by an educa onal occupant, and includes selec ve demoli on of more than 70% of the exis ng interior non-load bearing walls, doors, the exis ng ceiling grid, light fixtures, finishes, doors, and some exis ng mechanical, electrical and plumbing components. The addi on of several new windows, and upgrades to the mechanical, electrical and plumbing systems [including new units, fixtures and distribu on] will be provided to accommodate the new educa onal use and bring the building into compliance with the applicable building and fire safety codes, ADA regula ons and DC Green Building Act.

Waldon Studio Architects [WSA] provided full design and engineering for the fast track renova on and moderniza on of Nalle Elementary School. The school is a 1950s building totaling 72,000 SF. Working with consultants, the team evaluated all building systems and designed a full Phase 1 renova on that includes classroom [art, music, special needs and computer rooms] moderniza ons as well as a media center, administra on spaces, restrooms, ADA upgrades, HVAC and electrical upgrades. The building entrances have been updated with new curtain wall and canopy systems, providing a new iden ty for the exis ng facility. The entries to the building and all windows were upgraded. New landscaping rounds out the work eort for this nine million dollar renova on. This was a high intensity project. Design was completed, through all phases, within five months and the en re nine million dollar construc on was completed in only ten weeks. DC Government cited the project as one of its most successful DC public school project in 2012. WSA used Building Informa on Modeling [BIM] for all presenta on renderings and graphics as well as complete construc on documents set to expedite the design phases.

Waldon Studio Architects [WSA] undertook the programming, feasibility and masterplanning study for Rockbridge Academy in Millersville, Maryland. The purpose of the study aimed toward identifying the optimal acreage required for land acquisition by the private academy to accommodate five hundred fifty [550] students in K-12 enrollment. Outdoor sports and recreation program, parking, circulation, and a future performing arts center are included within the masterplanning study. The study as well as proposed phasing in agreement with projected budgets. WSA has been working with Rockbridge Academy since 2005, continuing to provide planning services over the years. The academy has purchased a 140-acre historic property in Anne Arundel County with both the family home of Francis Scott Key and waterfront access. For this extraordinary property, WSA provided a prototype school design and is developed a detailed master plan. Once Rockbridge Academy procured the site WSA, along with the civil engineering consultant, devised a well-received and beautifully phased masterplan which harmonized the indoor and outdoor program with the existing topography, and the adjacent Belvior Farms neighborhood. The masterplanned clustering of learning environments fulfill the academy’s goal of juxtaposing the various grade levels, allowing upper classmen to model maturity, discipline and academic rigor before their lower classmen peers. The traditional style building was inspired by the school's classical education model. Architectural elements are used as a teaching tool for proportion, symmetry, math, history, and the arts. The centralized administrative area affords security, accountability and complete monitoring of the student body activities and development.


PRINCE GEORGE’S COUNTY PUBLIC SCHOOLS INTERNATIONAL HIGH SCHOOL FEASIBILITY STUDY & ANALYSIS

The Waldon Studio Architects team collaborated with Prince George’s County Public Schools to evaluate and provide a recommendation on the Langley Park site in Hyattsville, MD to determine if it is suitable to accommodate a new 400-student, 57,000sf International High School, with a budget of approximately $32M. Using the educational specifications from PGCPS, the design objective for the project was to create a healthy and comfortable environment that would encourage learning and create a resource and energy-efficient building that would reduce operating costs, leaving more funding available for classroom spending, and to make the design flexible and adaptable to accommodate any future programmatic changes. Program spaces include Academic & Science Classrooms, Group Collaboration Zones, Administration Offices, Student Dining & Food Service, Media Center, Physical Education, Media Center, Maintenance & Loading, and Custodial. The concepts ranged from two, three and four stories to fit within the tight site boundaries. Solving Site Challenges | The existing site is almost completely developed, with the configuration including an existing community center, existing Langley Park - McCormick Elementary School, parking lot, and playfields. This creates a shortage of available space on site, but also an opportunity for a campus design approach. Six different options for development were explored: the first three allow for all of the existing buildings to remain, the second three include demolition of the existing community center. Athletics are an important part of student life for the International High School and careful consideration was taken to locate new fields and courts on site. PGCPS is exploring how agreements could be make for shared-use of existing and new athletic spaces between all of the buildings on campus. Four of the options include a much desired soccer field. There is a steep slope on southern edge of the site, which creates an interesting challenge for site accessibility and grading;

otherwise the site is relatively flat for new construction and all infrastructure is already in place, since the site is already developed. Access onto the site is currently limited to the western edge, however the design team explored additional site access on the northern residential side of the site. Because parking is very limited, several of the options incorporated the addition of a parking garage Ranking the Concepts | A detailed comparison chart and rankings list for each concept was prepared, including scores for Storm Water Management, Water/Sewer, Site Work, Environmental, ROW / Traffic / Access, Parking / Circulation, ADA Access, Public Transportation, Campus Growth Potential, Athletic Fields / Site Amenities, Staging / Phasing, Building Orientation / Layout, Energy Consumption, and Cost. Schemes 02a and 02b scored highest overall, and when presented at a community meeting, 02b was the preferred approach to attendees. Net Zero & Sustainability | PGCPS asked the team to analyze the feasibility and cost to achieve LEED Gold Certification, as well as net zero energy within 12-24 months after occupancy. Each concept design was modeled on the sites in order to perform an energy analysis and understand the cost implications relative to energy use. All potential site options can yield a zero-energy high school with no significant cost increase. All six schemes yield a solar photovoltaic (PV) system comprised of a combination of roof mounted, ground mounted, and elevated arrays. Design collaboration on climate data, building orientation, passive solar gains, massing, sizing, solar shading of PV array locations, and net zero energy practices were included in the design of these site studies and a drastic energy reduction performance target goal of an Energy Use Intensity (EUI) of less than 25 has been met on each scheme.

Waldon Studio Architects [WSA] was hired to provide full architectural and engineering designbuild services for science classroom renovaƟons at Friendly High School. The exisƟng building, constructed in 1970, is approximately 236,861 SF. The scope of work included renovaƟons to three science classrooms, two prep rooms and associated corridor work, totaling 7,598 SF. All rooms were completely demolished with excepƟon of the defining masonry walls. As part of the finish upgrades, each room received new ceilings, flooring, epoxy top casework and lab staƟons as well as new paint. In addiƟon to the finishes, mechanical, electrical, plumbing and technology systems were updated to support the new labs. Each space is a combined classroom/ lab area designed with twenty-eight [28] student workstaƟons and twenty-eight [28] lab staƟons. Each lab has a teacher’s demonstraƟon table, serving as one locaƟon for the emergency shutdown of power, gas and water to the staƟons within the room. Waldon Studio Architects [WSA] completed the design for the renovaƟon of the Family and Consumer Sciences [FACS] Lab for Glenelg High School. Scope for this 2,700 SF project includes demoliƟon and replacement of all exisƟng casework, flooring, plumbing, electrical, venƟlaƟon systems and all new student cooking staƟons and teacher prep/demonstraƟon staƟons. Room design allows for hands on cooking, food preparaƟon, child care, training and laundry as well as a teaching and classroom zones for lectures and presentaƟons. The new lab uƟlizes ceiling mounted cameras and recording system at new teacher demonstraƟon area for students to follow along during presentaƟons and record sessions for future teaching purposes. Durable surfaces were selected for all work spaces, custom casework was designed to accommodate a large variety of storage needs. New shelving was also installed for the reference library.

Embracing 21st century learning initiatives, Waldon Studio Architects [WSA] provided full interior design and construction documentation for the Learning Assistance Center located in the RCF building on the Howard Community College [HCC] campus. Students and staff raised concerns about having difficulty staying focused and keeping their attention during tutoring and group work. Therefore, HCC wished to provide acoustic attenuation and design elements to partially limit visual and noise distractions in the central group breakout area. Design strategies used included moveable learning stations, flexible group teaming zones and collaboration and one-on-one spaces. To accomplish this, a combination of solid, transparent and translucent divider panels, acoustic attenuation, increased lighting and alteration of the HVAC system were utilized. Design also incorporated new furniture layout of the computer lab and a new information desk, check-in kiosk and seating area in the lobby.

The scope of work for this project includes a full systemaƟc replacement of the heaƟng and cooling systems, and complete window and ceiling replacement throughout MacArthur Middle School, a two-story facility located on Fort Meade. Waldon Studio Architects [WSA] worked closely with James Posey Engineering on this project to coordinate over 210,000 square feet of renovaƟons, in nearly every room of the facility. WSA performed site visits, field verificaƟon of all exisƟng ceilings and openings, and reviewed exisƟng drawings to determine the appropriate design direcƟon for window and ceiling replacement throughout the enƟre building. Roof replacement, patching, and repairs coresponded with the HVAC renovaƟons. WSA also worked with the county to determine the appropriate fire and life safety soluƟons, as the exisƟng building is not equipped with a sprinkler or up to current code. Designs for the window replacement include an energy compliant insulated metal storefront system and renovated sill, jambs, and window head details. The architectural drawings were done using Building InformaƟon Modeling [BIM], which has enabled ease of collaboraƟon and coordinaƟon for the mulƟple bid packages and project phases required. SpecificaƟons have all been coordinated with the Anne Arundel County Public Schools standards.

Waldon Studio Architects has partnered with Greenman-Pedersen, Inc. to upgrade the exis ng HVAC system to accommodate air condi oning throughout the two-story school for Montgomery County Public Schools. The building is home to 386 students, is approximately 71,000 sf and includes a Gymnasium, Mul -Purpose Room, Resource/Media Center, Administra on area and Classrooms. WSA coordinated all architectural work associated with replacing roo op mechanical units, patching, and repairing of roof. Also, interior work included the removal and replacement of ceiling system components associated with replacing above-ceiling cabinet heaters and replacement of floor material where new fan coil units were provided in all the classrooms. The project also included the replacement of boilers, water pumps, and exhaust fans. The en re HVAC system was upgraded to new direct digital automa on controls in order to maximize the eďŹƒciency of the system. An alternate for the project included replacing acous c ceiling le throughout the en re school. WSA expedited the field verifica on and 65% design of this project to meet rapid deadlines in order to gain Maryland Interagency Commi ee on School Construc on approval for the project.

Waldon Studio Architects [WSA] worked closely with both JMT Engineers and BalƟmore County Public Schools on this systemic school modernization (493 students). This project included full HVAC systemic upgrade and building automation for the 50,000 square feet of Wellwood International School. Architectural services included new ceilings, lighting, finishes, louvers and infill solutions where existing mechanical units were removed. New ceiling clouds, in the cafeteria, were designed to control noise and create an updated aesthetic. School colors were used to accentuate exposed structure and ductwork in a variety of spaces. Integrative solutions were used in the media center and administrative offices for wire management and concealing cabling. All design team members used Revit for full collaboration with BIM, which aided in coordination and clash detection throughout the design process. Roofing repairs and replacement was included in the scope of work where HVAC renovations occured. WSA used BIM software to coordinate architecture, MEP and structural elements during design to reduce construction time and costs during construction. The use of LED lighting will reduce operational costs for years to come.

Waldon Studio Architects [WSA] completed an integrated project delivery renova on to adapvely reuse and convert an urban residen al apartment building into a community center. The 12,000 SF center is to be used for missions and outreach programs. Located directly down the street from another Na onal Community Church [NCC] outreach facility, the building is designed to match the vision of NCC and their presence in the community by invoking a feeling of welcome, invita on, playfulness, comfort and visual appeal. This complex renova on includes demoli on of half of the exterior walls, and replacing them with new brick curtainwall, and metal panel skin. A new indoor basketball court was built on the third level accessed by a new elevator. Art room, yoga studio, computer lab, offices, conference rooms, group recrea on space and a large roof garden are also included. Since the site is small, the project faced complicated structural, zoning and design challenges. To provide mul -model integra on throughout the project, the WSA team completed all phases of schema c design, design development and construc on document in BIM. WSA also completed the master-planning phase, provided assistance with zoning board hearings, mee ngs with the Washington DC Office of Planning and Advisory Neighborhood Commission and completed the necessary applica ons and documents for approval in Washington DC.


NATIONAL COMMUNITY CHURCH ͳ DREAM CENTER COMMUNITY CENTER URBAN ADAPTIVE RE USE

A great example of how Waldon Studio Architects is able to work on complex projects with ght budget constraints is the DC Dream Center project in Washington DC. The Owner, Na onal Community Church, purchased an exis ng, three-story, deteriorating apartment building on an urban, residen al street in the Southeast neighborhood of Randall Highlands. The goal of the Owner was to provide a place where adults and children in the neighborhood can get assistance – anything from mentoring, job coaching, paying bills, finding shelters, tutoring, summer camp, and a wide variety of other things. This is meant to be a place where the community can Dream Big for their neighborhood, their families, and their personal journey. WSA & Corporate Social Responsibility. As part of WSA’s Corporate Social Responsibility plan, Waldon Studio Architects provided pro bono services to the church to help them get started in planning for the renova on by preparing a zoning study, programming, and concept design. WSA was then hired by the church to provide all other phases of design, including Construc on Administra on. Integrated Project Delivery & Increased Value. The team decided upon an Integrated Project Delivery Approach, where all team members had a direct contract with the Owner and collabora on between all team members occurred weekly. The values that were provided in this IPD contract were aligned with WSA’s principles: increase value to the owner, reduce waste, u lize the talents and insights of all par cipants to op mize project results, and maximize efficiency in all phases. Zoning Challenges become OpportuniƟes. Immediately the design team realized that the exis ng site and building condi ons created many challenges. First, seven different zoning regula ons were in conflict with the exis ng building, including the Use, Floor to Area Ra o, Maximum Lot Occupancy, Rear Yard Set Back, Roo op Structures, and Structural Deficiencies. The design team worked closely with the Zoning A orneys to provide all informa on relevant to obtaining zoning variances and obtained permission to build an elevator / stair tower along with 10 addi onal feet in height to fulfill the Owner’s desire to have a third floor gymnasium and occupiable roof deck. for con Sustainable SoluƟons. As an exis ng structure within the allowable square footage requirements, the project was not required to follow DC’s new Green Building Code. However, the design team desired to go with sustainable solu ons to show environmental

stewardship and to save on opera ng costs for the Owner. Low-E Glazing, LED Ligh ng, Low-Flow Plumbing Fixtures, Storm Water Reten on Ponds, Pervious Paving, Recycled Building Materials, Green roof & deck were all provided, while s ll falling in line with the project budget. AdapƟve Reuse & Community RevitalizaƟon. Secondly, the apartment building had been vacant for 22 years. There was serious water damage, rodent infesta on, hazardous materials, structural deteriora on, and the exis ng layout did not meet current ADA requirements. While being forced to stay within the confines of the exis ng building footprint, the team had to provide crea ve solu ons to repair and replace all structural systems, increase founda on sizes, and replace sec ons of damaged exterior walls and windows. The new design of the exterior incorporated a sec on of metal panel and curtain wall, juxtaposed next to the exis ng brick building, telling the story of the history of the facility rooted in the neighborhood reconciled with the new, revitalized sec ons of building. The team also had to u lize a crea ve strategy for mee ng the IGCC energy code requirements for con nuous insula on by building a double wall system, where all of the new walls collided with exis ng walls. Cost-Benefit Analysis. WSA, consultant team, and construc on manager assessed each building challenge, and responded with a cost-benefit analysis during design so that the team could weigh the pros and cons before moving forward on complicated decisions. All team members, including fabricators and contractors could offer sugges ons so that the most useful and cost-effec ve strategy would emerge. Generosity. Working with the community and the concept of generosity were extremely important on this project. Members of the surrounding neighborhoods were recruited to perform various construc on trades on the building. Because the budget was very ght, many of the so costs, including furniture and security systems were provided at a discounted rate or donated. Working with the Naylor Dupont Advisory Neighborhood Commission and execu ng community engagement strategies, the team presented numerous concept designs and collaborated on the major issues in order to inform, educate, and coopera on to achieve consensus and approval. InnovaƟon & Playfulness. The design team wanted to create an environment that was inspiring and energe c, while s cking to a limited project budget. The interior of the building is invi ng and playful with bright colors, fun light fixtures, interchangeable art gallery hanging systems, electronic displays, reclaimed wood barn door, and recycled brick from the original building walls. Featured on the first floor are the community living room with fireplace and prominent “dream wall”, which is a place for all community members to write or post their dreams for the future. The 12,000sf program spaces include Art Room, Flexible 21st Century Learning Area, Computer Lab, Yoga Studio, Gymnasium, Offices, Lounge, Conference Room, and green roof with pavers and outdoor sea ng.

Waldon Studio Architects [WSA] was the prime contractor for a design/build turnkey solu on for the United States Army Heritage Educa on Center [USAHEC] Museum at the Carlisle Barracks in Carlisle, Pennsylvania. USAHEC’s mission is to preserve the history of the United States Army and offers learning opportuni es to past and present veterans and the general public. Preserving this rich history includes collec ng ar facts from the founding of the United States Army and soldiers of all ranks and all conflicts. The 7,000 SF project was completed June 2012. Contracted by the United States Army Corps of Engineers, Bal more District, and working with Forma ons, Inc., the WSA team designed an interpre ve museum in an exis ng building that focuses on actual, individual soldier’s stories. These stories span from the Spanish-American War to current opera ons around the world. The museum features brief histories of the US Army and various conflicts are displayed. Actual ar facts donated to USAHEC by soldiers are also displayed. Custom exhibits, audio-visual produc ons, and a World War I tank is on display as visitors meander through a diverse museum of various sights, sounds, graphics and interac ve displays.


This project demonstrates Waldon Studio Architects (WSA) leadership on a large exhibit project with many stakeholders (22) and their ability to contribute in all aspects of the exhibit design process.


HOWARD COMMUNITY COLLEGE HEALTH SCIENCE BUILDING, NEW DESIGN & CONSTRUCTION

Waldon Studio Architects [WSA] teamed with Ayers Saint Gross on this new Health Science Building on the campus of Howard Community College. The new building is 113,000 SF and is the college’s first LEED Gold project. WSA provided teaching skills laboratory design and layout, interior building component design, BIM support and CD support services. The building accommodates the growing nursing and allied health programs. As such, it houses labs and simula on rooms for various studies and skillsets. The skills labs train paramedics, nurses, radiology technologists, dental hygienists, cardiovascular technologists, medical technologists and physical therapists. In addi on to the class rooms and study rooms, other spaces include departmental faculty and staff offices, and a one hundred fi y [150] seat ered lecture hall. The building was fully designed u lizing Building Informa on Modeling [BIM] so ware, REVIT. WSA and the prime firm collaborated on the building model.

This adap ve reuse project presented many design challenges. The original building is located in a flood plane. The final design had to affec vely raise the floor level of the exis ng gymnasium building that was to remain based on stream of calcula ons. The exis ng gymnasium was converted to house fitness room computer training classrooms and a teen lounge. Unfortunately, the exis ng structure was not constructed per exis ng drawings and structural modifica ons were required during The demoli on of half of the exis ng building. Furthermore, poor soil’s required driven and Auger piles, ma e foo ngs, and grade beams to support the new two-story connec ng “wedge “to the new collegiate size gymnasium with elevated running track. The resul ng facility is a beau ful urban context located across the street from a small retail strip center, and, con guous to the police sta on. The final design addressed security issues within the neighborhood and used materials to eliminate security cages over windows. Ligh ng is aesthe c and func onal around the perimeter of the building to address security concerns. WSA provided master planning, phasing, design and construc on documents, construc on administra on, complete interior design, FFE specifica on and signage. The resul ng program also includes a dance studio that doubles as a mee ng space, the main lobby and monumental stair leading to the second floor. This project was produced using our REVIT building informa on modeling pla orm.



RICHARD ALLEN COMMUNITY DEVELOPMENT CORPORATION FAMILY LIFE & WELLNESS INTERGENERATIONAL CENTER MASTER PLAN & FEASIBILITY STUDY

The New Family Life & Wellness Intergenerational Center is an opportunity for the community to come together to increase youth, family, health and community development initiatives in Prince George’s County. The facility is a place for community interaction and provides place for after school programs, a senior activity center, doctor’s offices, a counseling center, cultural resource center, dining facility, aquatics center and a gym. Waldon Studio Architects [WSA] worked, with Forrester Construction Company, to provide schematic design services in order to understand the budget for this 54,000 SF project. WSA assisted the client in gathering their program of requirements for the facility. The team provided site plan, floor plans, space plans, 3-D renderings, cost estimates, sustainable strategies, and suggestions for building materials.


SENECA CREEK COMMUNITY CHURCH

CHILDREN’S & YOUTH WING INTERIOR RENOVATION

The existing Seneca Creek Community Church facility is a two-story building with 26,000 SF of space. In 2013, due to their growing congregation, Seneca Creek identified the need to reprogram their space, and launched an interior renovation project in collaboration with Waldon Studio Architects.

The interior renovation includes ten classrooms, worship spaces, new lobby seating areas, and offices (all built in the 1970s). WSA met with church stakeholders and ministry leaders to reprogram the building in way that would take full advantage of the existing space, create a lively environment, and add functionality to areas that were underutilized.

The New Student & Children’s Wing is Waldon Studio Architect’s third phase of design for Bay Area Community Church. Working with a similar building language as the first two phases, while encompassing a “warehouse” concept embodied by the Children and Student programs, this new wing was designed to embrace a connecƟon with nature, while creaƟng engaging spaces for youth. The 22,700sf new addiƟon redefines the first impression visitors have as they drive up, creaƟng a new, inviƟng idenƟty for the southeast side of the exisƟng building. A large “social stair” extends from in the building interior to exterior, serving as an amphitheater for teaching Ɵme. Smaller gathering environments were built into the design to foster small group acƟviƟes and inƟmate conversaƟon. A warehouse industrial aestheƟc with colorful, playful elements is woven into the spaces, which includes a new 275-seat auditorium, 50-seat café, electronic check-in staƟons, game room and hang-out lounge with console and table games, and children’s classrooms with restaurant booths for acƟviƟes. 12,000sf of the exisƟng building interior has also been renovated in this design and flexibility is demonstrated with moveable furniture and large sliding doors that can be opened on the main level to combine two spaces into one large space. Large glass curtainwall allows for natural daylighƟng into the new wing and views of the new landscaped paƟo area.
