Extensive knowledge and experience in the sectors we serve, combined with creative compassion for our clients, enable us to produce award-winning architecture that has been recognized locally and nationally. Our understanding of urban architecture – including historic preservation and adaptive reuse – and our expertise with renovation, preservation and tax credit projects make us the architect-of-choice for clients building on a mission. Design Philosophy We believe good design reflects the client’s personality, culture, and purpose. Each project should express the client’s distinct character and should be built on an in-depth understanding of their vision for and intended use of the space. Our work is also inspired by context, creating environments that are woven into the fabric of the community and serve the end-users. As such, we aim to make your vision timeless, while promoting sound environmental stewardship. Flexibility, adaptability and sustainability are hallmarks of lasting architecture.

COMMUNITY CENTERS
MARYLAND NATIONAL CAPITAL PARKS & PLANNING (M-NCPPC)M - PALMER PARK COMMUNITY CENTER LANDOVER, MARYLAND
HOLISTIC APPROACH TO COMMUNITY DESIGN Community centers serve many important functions within communities and meet the needs of multiple generations of users. They need to be comfortable spaces where residents can gather and make important decisions, athletes hone their skills, and seniors find support and camaraderie. These types of facilities require a holistic approach to design that encompasses decisions relating to the volume of space within the facility, how the space is illuminated, the art on the walls, and even how residents flow from one space to another and interact with others along the way promotes order, harmony and community. Creating spaces that can be used in a multitude of ways to expand program offerings, making the best use of time throughout the day and designing with durability in mind to reduce maintenance and operation costs are at the heart of design discussions. Waldon Studio Architects is passionate about community center design. We collaborate with the stakeholders to create the very best solutions to meet all needs and expectations of the end users.

“This firm’s standard of excellence is evidenced by the resulting high caliber of design that is in many ways a unique contribution of an Architect to the entire process. It is clear that the “whole” is indeed more than the “sum of its parts” in the projects that they have created for M-NCPPC. Again, it is well worth noting our appreciation for the excellent quality of team work we have experienced with Waldon Studio architects and whole heartedly recommend their services to you.”

HELPING INSTITUTIONS ADAPT TO CHANGING LEARNING LANDSCAPES Today’s higher education institutions recognize that learning happens beyond the boundaries of the classroom. Students and faculty alike seek out spaces that foster kinship, engagement, and learning, and that provide strong connectivity both indoors and outdoors. Institutions strive to create flexible, collaborative, safe and sustainable learning environments that bring together and meet the needs of both small and large student communities. Leveraging our strong educational design experience, WSA helps higher education institutions design cost-effective solutions with innovative and creative spaces that blend academic and social student life. As experienced urban planners, our team conducts master planning and feasibility studies which include parking, pedestrian, and site circulation analysis to help institutions plan for and address the changing dynamics on their campuses. We design state-of-the-art learning environments for Life and Health Sciences and Learning Assistance Labs. And our experience with housingdriven, mixed-use design projects, coupled with our expertise in the adaptive reuse of buildings, helps higher education institutions maintain desirable housing and learning facilities that will attract the next generation of students.

BAY AREA CHURCH ANNAPOLIS, MARYLAND
DESIGNING SPACES FOR A HIGHER PURPOSE For faith-based organizations, creating spaces that strengthen the connections with their community (both inside and outside the physical structure) and that flex to changing worship needs while serving as an extension of their ministry is paramount. The changing landscape of worship facilities can mean adapting non-traditional spaces, blending technology with traditional worship environments, or creating spaces from housing to community centers that support the broader community within the context of ministering to the entire community. WSA design spaces that reflect the personality and culture of each ministry and serve the individual needs of the community. We have helped over 200 churches across the United States re-imagine their use of space as a tool to help their ministry advance its vision. Our Worship practice comprises multiple design professionals who have earned designations as Certified Church Consultants. We understand the nuances of various worship styles and denominations and are recognized leaders within the faith community. Our professionals are frequent speakers on design trends at national conferences and serve on the Board of the National Association of Church Design Builders. We are experienced consensus-builders and leverage our deep experience in this sector to help reduce stress levels for leadership and ensure a smooth design-build process.

HOUSING & MIXED-USE
9 E MT ROYAL MIXED USE HOUSING BALTIMORE, MARYLAND
CREATING LIVING COMMUNITIES THAT THRIVE With the changing lifestyle preferences of current and rising generations, the increase in telecommuting and work-from-home opportunities, and a growing demand from active “Boomers” for options that support independent living, developers and institutions are seeing an increasing need for creative housing and mixeduse communities. Desirable amenities, “green” choices, modern living, and architecturally distinctive designs are all important for developers to remain competitive in the housing market.
SPECIAL QUALIFICATIONS
WSA’s Housing and Mixed-Use team employs knowledge of evolving trends in residential and commercial design, and offers clients extensive experience across multiple project types, including multifamily, student and senior housing, office/retail and hospitality. Our design approach is inspired by the client’s vision and goals, the project’s context, stewardship of the environment, and a commitment to strengthen communities and the existing neighborhood fabric. We have designed over 3,000 apartment units, both affordable and market-rate, for non-profit organizations and for-profit developers, and have experience engaging with multiple stakeholders throughout the development process. Whether working on ground-up design for a new mixed-use community or converting an historic office building to housing, WSA helps clients make smart design decisions related to cost, schedule, and the project’s long-term viability.

SENIOR LIVING & SKILLED NURSING
ALFRED HOUSE SYMPHONY HOUSE DERWOOD, MARYLAND
RESIDENT-CENTERED CARE COMMUNITIES Demand for senior living communities is on the rise, and the design of these environments is radically changing. The number of retiring “Boomers” who will require some level of lifestyle support or care over the next 30 years, along with the pressure to reduce the length of hospital stays and move post-surgery patients to offcampus rehab facilities, are driving the industry toward new design solutions. With aging seniors seeking opportunities to remain active and independent as long as possible, senior living communities need to find living/care solutions that are accessible and flexible, leverage technology, and ensure safety and security, while complying with a myriad of complex governmental regulations. WSA’s team has a 35-year history working in, and adapting to, the changing landscape of senior living design and development. We understand the diverse design criteria and requirements for specialty-care areas, including rehab therapy, sub-acute care, memory care, and dialysis. We are experienced with sectorspecific building codes, State and Federal regulations, and industry standards; and we employ best practices for the design of facilities that provide housing, healthcare and social services for their senior residents. Having completed more than 50 projects – representing 2,400 skilled nursing and assisted living beds and over 1,000 independent living apartment units -- WSA continues to be engaged time-and-again by owners of some of the region’s top senior living communities.

ACHIEVING SUCCESSFUL WELCOMING PROJECTS Whether new construction or adaptive reuse of a historic building, realizing a desirable hotel comes with many unique challenges. From feasibility and entitlements, through navigation of complex historic preservation regulations as well as adaptation of a flag’s standards for a particular site, design of a hotel requires a special set of skills and expertise. For more than 20 years, WSA’s team of professionals has worked with developers throughout the region to design and build successful hotels across a wide variety of flags – including ground-up construction, adaptive building reuse, re-flagging of worn hotels, and renovations and upgrades. WSA’s dedicated Hospitality practice leverages its proven track record and industry expertise to help clients make smart, economic decisions about their properties. From per-development consulting and feasibility studies that assess entitlements and determine the best use for a parcel, to helping clients evaluate the impact of certain flags on their project, our team works collaboratively with clients each step of the way, delivering both creative design and careful cost control. Our understanding of critical approval processes and our connections within the regional construction market help to ensure a quality project delivered on schedule.

DESIGNING FOR THE FUTURE BY PRESERVING THE PAST Adaptive reuse and historic preservation projects require intimate knowledge of historical materials, standards and guidelines to meet government regulations. Beyond the architectural design implications, understanding historic tax credits and the stringent state and local processes for approvals is critical to a project’s success. For developers or owners exploring uses for existing structures to institutions looking to preserve the historical nature of their buildings while adapting to the current needs of their constituents, WSA’s team offers unparalleled expertise and a proven 40-year track record in historic preservation and adaptive reuse. WSA’s award-winning historic preservation practice includes two full-time historic qualified architects. Our team has helped clients successfully navigate complex approval processes (including historic tax credits and coordination of applications for the Maryland Trust and the National Park Service) as well as carefully design preservation projects ranging from small exterior renovations to large-scale adaptive reuse of historic buildings. WSA’s comprehensive approach to historic projects allows us to provide both general architecture and historic preservation services, creating greater efficiency and continuity for projects with a historic or preservation element.

DESIGNING PATIENT-CENTERED HEALTHCARE ENVIRONMENTS Now more than ever, healthcare facilities are challenged to rethink how they use their space to meet changing demands. Large health systems, smaller hospitals, and health clinics alike are driven to improve the overall patient experience, consider alternative platforms for delivery of care, and expand inpatient and outpatient program offerings to increase efficiency, maximize revenue, and improve outcomes. WSA’s Healthcare practice helps organizations create changeready / change-adaptable facilities that improve the overall patient care environment, reduce risk, eliminate operational waste, and provide for best-in-class delivery of care. Our experience creating healing environments across the full continuum of care – inpatient, outpatient, and residential healthcare – demonstrates our extensive knowledge and experience with healthcare design and construction. WSA professionals bring both client-side health system experience, as well as over 35 years of serving as architects for healthcare projects. Our size provides a competitive advantage for healthcare facilities, allowing us to remain agile and adaptable to client needs.
