Ravi Waldon is the President, Founder, and majority-owner of Waldon Studio Architects. Christa Kerrigan, Principal and Director of Business Development, and Robert Lyon, Principal and Technical Director, came into corporate ownership in January of 2019. The WSA leadership team also includes five additional Principals. The project site is located on the edge of Downtown Baltimore, in the Old Town Neighborhood, an area that is slowly being rejuvenated. The site is challenged by its location in a 100-year flood plain, and its proximity to Interstate 83 and the Jones Falls Culvert, which contains a waterway running through the city. The project entailed the design of a new 58,000 SF clinic and headquarters building for an organization that “provides health-related services, education, and advocacy to reduce the incidence and burdens of homelessness.” The building includes: clinic spaces for comprehensive medical and mental health services; a variety of classrooms, activity rooms, and meeting rooms; a commercial pharmacy; corporate offices; and a parking garage. The client was committed to a “green” building solution, and the building is LEED Gold-certified. Some of the sustainable design strategies include: a vegetated roof, solar hot water, low-flow plumbing fixtures, energy-efficient light fixtures, and flooring finishes with high recycled content. The firm was hired to assess and prepare a comprehensive restoration program for the exterior of three of the institution’s original and most visible buildings: the John Shaw Billings Administration Building, c.1889; the south flanking Wilmer Eye Clinic, c.1889/1927 and the north flanking Marburg Building, c. 1889/1918. The three-part project involved a complete assessment of each building’s structural and exterior components, and the creation of a Historic Structures Report, including a phased program for the repair and restoration of each unique component. Once the initial report was complete, full construction documents were prepared for each recommended phase of the work. The masonry restoration work included extensive repair and recrafting of severely deteriorated sandstone trim elements, cleaning of both stone & brick face and trim elements, and repointing deteriorated areas of brick facades. Roofing on all buildings was replaced, as the original Peach Bottom slate had reached the end of its useful life and copper roof panels were beyond repair. All the historic low slope roofs were reroofed with new flat-seamed and batten-seamed copper; which carry decorative metal balustrades. Decorative metal work was restored and/or repaired and reset in its original configurations. The exterior restoration work on the Landmark Buildings facing Broadway began construction in the late summer of 2004 and was completed in the summer of 2005.

The Children’s Hospital of Richmond Pavilion Waldon Studio Architects [WSA], as a subcontractor to HKS Architects, executed the design for the demolition and renovation of the existing hospital. The site stretches across a city block and is trapezoidal in shape. The existing building on the site was cut in half and a new hospital was constructed to fill the vacated area with a four story subsurface garage and an eight story tower. The existing building remains as the outpatient clinic area, exam rooms, and administrative spaces. WSA oversaw the design and construction administration of this large scale design build project through demolotion and renovation. The new hospital is LEED Silver certified and cost over $200 million. Complex engineering of new structural piles was coordinated to support the existing facility and adjacent new structure.

CHILDREN’S HOSPITAL OF RICHMOND PAVILION

Hospital Systems Perioperative Services Renovation Waldon Studio Architects [WSA] oversaw the design development and construction documentation for the Virginia Commonwealth University Hospital Systems (VCUHS) Perioperative Services renovation. For this project, WSA worked as an architectural consultant to HKS. This LEED Silver for Commercial Interiors project includes renovating approximately 80,000 SF throughout VCUHS’ main hospital, gateway building, critical care hospital and Nelson Clinic. The main areas of renovation included pre-surgery units, post anesthesia care units, pediatrics recovery rooms, operating rooms, IMRIS renovation, lounges and conference rooms, administrative offices, lobby areas, blood gas lab, pharmacy, Pyxis station alcoves, sterile supply rooms and locker rooms. This project utilizes Integrated Project Delivery [IPD]. The design team worked collaboratively with the construction management team to delineate the sequencing of 23 phases of construction, while arranging for adequate egress for all occupants in every phase.

Waldon Studio Architects was hired by AtSite Solutions to renovate imaging Suite 302 as Phase 1 for Adventist Healthcare in North Bethesda. The overall project goal of the interior renovation was to facilitate the upgrade of imaging equipment to a 3.0T MRI and PET/CT. In order to accommodate larger and heavier equipment, it required a redesign of part of the suite and structural reinforcement of the post-tensioned building. The staff lounge was relocated to expand the room to house the new PET/CT. A detailed acoustical analysis was done to address concerns that the new equipment would increase the number of noise complaints in an outpatient setting and additional acoustical measures were integrated into the design. Upgrade of the electrical system and HVAC modifications were also completed. New program spaces include Hot Lab and a shielded Incubation Room. WSA and our engineering team coordinated with Adventist Healthcare’s equipment planner, physicist and shielding vender as well as the building management.

The overall goal of renovating Suite 309 as a second phase, was to provide imaging services for Women’s Heath and X-Ray Services. The suite layout was designed to separate the patient flow while providing staff access easily to both functions. A key to making this possible was to provide separate changing rooms for both groups. Waldon Studio Architects and our engineering team provided Programing, Site Verification, Design and Construction Administration services. Existing imaging equipment was moved to the suite. In addition to doing an inventory of the exiting equipment, the design team worked with AHC equipment relocation vendor to ensure that the design maximized the space while providing clearances required.

The Mt. Airy Health & Wellness Pavilion -- a joint-venture of Carroll Hospital and Frederick Memorial Hospital -- is located in Mt. Airy, Maryland, in what had been a vacant food store in an under-utilized retail shopping center. Design challenges included: providing ease-of-access and wayfinding; bringing daylight into the deep public spaces; and changing the retail character of the building. The project entailed programming 65,000 SF of medical outpatient spaces for the two hospitals and their subtenants. The building includes: clinic spaces for comprehensive medical health services; a phlebotomy lab; OBGYN tenant; Pediatric tenant; Rehabilitation tenant; Imaging tenant; Urgent Care tenant; and a large Community Room for community health education. Lean design principles were incorporated into the planning to provide staff efficiency, and to minimize redundancy and reduce waste. The client for this project was a joint venture between two hospital systems, and the project design and construction were subject to a multitude of requirements for budget, schedule, drawing submissions and milestones imposed by both systems. Kann Partners, prior to joining Waldon Studio Architects, provided full services for this project and complied with all of the client’s budgeting, scheduling and submission requirements.
