Walker Corporation’s $3.2 billion redevelopment of Parramatta Square is one of the largest urban renewal projects underway in Australia.

3 Parramatta Square already opens to a 3,000 square metre outdoor dining precinct and public domain (soon to be 9,000 square metres when the whole precinct is complete). The public domain connects 3 Parramatta Square Parramatta Train Station through an underground link.

VISION TO REALITY

The three-hectare city precinct is revitalising Parramatta’s CBD with 290,000 square metres of new premium grade office and retail space located around a new 9,000 square metre public square that’s larger than Sydney’s Martin Place.

The tower was designed to meet 5 Star Green Star Office Design & As Built and achieve a 5 Star NABERS’ Base Building Energy ratings. It also has one of the largest full height, naturally lit atriums of any commercial building in the country.

3 Parramatta Square achieved practical completion in March 2020, on time and under budget, making it the second completed tower in the new precinct.

Parramatta Square is a once-in-a-generation transformational project for the city and when it is complete, it will be home to more than 25,000 workers and become a world-class destination.

The building is an 80-metres tall, 17-storey commercial tower. It has 43,000 square metres of A grade office space and ground level entry from three sides. It also has five retail spaces, three basement-parking levels and a mezzanine level with end-of-trip-facilities.

When the final stage is finished, it will rival Sydney CBD’s for its scale, amenity and prominence.

3 Parramatta Square has helped transformed the heart of Parramatta CBD into a vibrant cosmopolitan, and commercial precinct.

PUBLIC DOMAIN AND OUTDOOR DINING

Parramatta Square’s dining precinct will play an integral part in transforming Parramatta’s CBD – some of Sydney’s best hospitality names will bring this precinct alive. 3 Parramatta Square’s restaurants including Ciccia Bella, LilyMu, the Lobbyist, Sushi Yuzen will join other hospitality names from the outdooring precinct, including Betty’s Burgers, Fishbowl, Harvey’s Hot Sandwiches and Rivareno.

3 Parramatta Square, which is now fully operational, has created a new benchmark for commercial offices in the CBD for its location, quality, activation, access and amenity. About 4,000 workers from National Australia Bank, 3 Parramatta Square’s anchor tenant, started moving into the building in mid-2020.

3 Parramatta Square’s lobby, retail component and public domain will enable events and activities to activate the revitalised city centre. This will add to the sense of a cultural and retail destination for both the tenants, city and Western Sydney community.

The 43,000 square metres of A-grade office space has created a new landmark for the area. It integrates into the public domain and the future Parramatta Light Rail on Macquarie Street. Parramatta Square has started to create an ecosystem for big and small businesses to thrive. The completion of 3 Parramatta Square has made a major contribution to the City’s transformation.

UNIVERSAL FITNESS

Parramatta Square is a strong promoter of health and wellbeing, which is why it made sense to partner with Universal Fitness.

Tens of thousands of commuters are expected to use Parramatta Square’s pedestrian connection to Parramatta Station every day.

They are providing a brand new concept gym (located in 4 Parramatta Square) with an innovative fitness and wellness offering for tenants across the precinct.

The new connection to Parramatta Station opened in late 2019, linking the newly completed 3 Parramatta Square and the city to the third busiest train station in NSW.

BUSINESS & EVENTS CENTRE

The activation of the public domain and the rail link connecting the precinct to the train station and Westfield Parramatta, will play a huge role in creating a destination for Western Sydney people to work, dine and relax, seven days a week.

The Business & Events Centre (also located in 4 Parramatta Square) offers professional spaces that range from quiet working areas to larger rooms for team meetings and workshops with audio visual, video and soundproofing technologies.

3 Parramatta Square’s heritage exhibition display showcases state-significant heritage artefacts found on the site from an archaeological dig in the first phase of the project. These date back to first European settlement and to Aboriginal activities of the Burramatta Clan.

As one of the largest urban renewal project underway in Australia, Walker Corporation recognised the opportunity to set a new benchmark in sustainability at Parramatta Square. 3 Parramatta Square was designed to achieve a 5 Star Green Star Office Design & As Built, 5 Star NABERS’ Energy rating, and 4 Star NABERS’ Water rating. Walker’s operations team continues to monitor the building’s functions for areas of improvement using a detailed energy and water metering system.

This outstanding heritage interpretation piece, open to the public during business hours, is coupled with a state of the art digital app which allows users to discover more about the site’s history.

A team of sustainability and engineering consultants (both in-house and external) is dedicated to achieving (and exceeding) the above targets.

PUBLIC ART

Parramatta Square is set to become a destination for people to work, dine and relax but also a place to celebrate the culture and creativity of a growing city.

They are focusing their efforts on efficient systems and sustainable materials. 3 Parramatta Square’s indoor environment, which delivers internal air quality and flow, controlled temperature and acoustic comfort.

As part of the Parramatta Square development, Walker Corporation and the City of Parramatta Council has engaged in a Public Art Strategy, which will draw on the history and heritage of Parramatta.

3 Parramatta Square’s energy efficient design elements include LED lighting, highly efficient plant and equipment, high performance façade, solar power and destination-controlled lifts.

3 Parramatta Square has state-of-the-art end of trip facilities with bike storage, lockers, showers, toilets, ironing and clothes drying services and vanities.

Water efficiency initiatives include a rainwater harvesting system, low energy fixtures and waterless fixtures and fittings.

Walker Corporation’s concierge service covers everything from greeting and announcing guests to booking cars and making restaurant and entertainment reservations.
