Qualico brings new community to Chestermere Qualico Communities Calgary will be expanding their presence in Chestermere, Alberta, this year with a new community called Bridgeport. The recently acquired land, located at Rainbow Road and 17th Avenue SE, follows Qualico Communities’ current development of Dawson’s Landing, located just across Chestermere Boulevard. Climate change has factored in our daily lives and reducing greenhouse gas emissions has become central in how businesses and lives are conducted today. Alberta’s new home industry has taken notice, and many new homebuilders are now taking part in the Net Zero home revolution. Net Zero refers to a home producing as much energy as it uses in a year. With the added burden of the carbon tax, homeowners’ heating bills can go up substantially and the need to have more sustainable practices, such as Net Zero, goes a long way in alleviating those costs. In Calgary, Net Zero homes are becoming more readily available from a select number of homebuilders, as buyers increasingly demand a more sustainable home. The developers of the popular ZEN townhome series have laid out some amazing new floorplans for 2022, but a key component of their designs remains to be increasing energy efficiency. Avalon is continuing to apply Net Zero and Net Zero Ready methods in their building designs and construction process, says Chris Williams, President, Avalon Master Builder. Avalon is taking this a step further in 2024 with ZEN Livingston, their first Net Zero Community in Calgary. Sales began in last November and they are seeing strong demand. “Every home will be built as an energy-efficient home with a superior airtight building envelope, extra insulation and triple pane

windows which eliminates drafts and reduces energy consumption. The homes are more comfortable, healthier, quieter, and more durable,” Williams says. ZEN Livingston offers Avalon’s traditional stacked townhomes, including one- and two-bedroom level living flats with an outdoor amenity space, and two- and threebedroom two-storey City homes, with a fenced back yard. “It is important that our industry continues to advance toward carbon reduction, and in increased occupant health and comfort. Brookfield Residential’s Net Zero Purcell 24 BROOKFIELD RESIDENTIAL

Brookfield Residential has been studying how to efficiently build Net Zero homes for the better part of a decade and they are opening new showhomes in Edmonton and Calgary that display all that they have learned so far. Their first attempt in building an energy efficient home was with the passive house they completed in 2019, says Brookfield Residential’s Lindsey Wachowicz, Business Strategies Manager, Land & Housing Development for Alberta. She says what they had learned in building the passive house was that the resulting costs didn’t make sense for production housing at that time. “Since then, there have been a lot of new innovation introduced that may change the outcome we saw back then.” Today, Brookfield Residential’s Net Zero home is far different from that

passive house, because there are different requirements for modeling and construction details required, and now the multi-national homebuilder and land developer feels more confident in how to efficiently build Net Zerohomes. “Later this year, we will look to introduce Energy Efficient packages that include a limited net zero and net zero ready offering,” she says. Wachowicz says there are three components that essentially make up the Net Zero home: building envelope, mechanical system, and renewable energy source. Having every one of those components built to Net Zero standards can result in an 80 per cent more efficient home. “With a thicker wall assembly, and an ASHP (air source heat pump) for your mechanical system – the home runs more efficiently and the energy used can be offset

from the solar panels – this can help futureproof your home of any electrical rate increases,” she tells Calgary New Home + Condo Guide. “With the advanced construction methods and materials, a Net Zero home is a more comfortable with more even temperatures throughout. The additional benefit of a tightly built home is it is a quieter home,” she adds. “Lastly, ultimately knowing you are helping support the environment, our Net Zero home saves 14 tonnes GHG (greenhouse gas) emissions/ year. That is equivalent to get 17 gas powered vehicles off the road per year.” In Calgary, Brookfield Residential is opening the Purcell 24 showhome in Cranston’s Riverstone in the southeast. It is one of their most popular models with three bedrooms, a bonus room and a flex room in the main floor.

NEW HOME OPPORTUNITIES ABOUND OUTSIDE CALGARY by PEPPER RODRIGUEZ

Old-timers called them “bedroom communities,” referring to those municipalities where residents make their homes but work, play, shop in the big city nearby. But that was then, today many of these small towns and cities surrounding Calgary are more than just a bedroom. It used to be that if you live outside the city and forgot to get milk on 26

the way home, you’d have to decide whether to face a long drive back or eat your cereals dry in the morning. Not so much today, as the explosive growth of municipalities like Airdrie, Cochrane, Chestermere and Okotoks have made them far more convenient for families. Most now have their own shopping centres, cinemas, recreation complex

and, increasingly, more places of work that makes a true life-work balance easier to find. It’s also good to note that all offer a wide range of new home opportunities from singleto multi-family homes. Land prices are also generally lower in those towns and cities, so homes tend to be less expensive. Although that gap is closing steadily.

few years, you will certainly be in for a surprise. Growth is evident everywhere, from the rising number of new residential neighbourhoods to the bustling commercial centres in town and just on its outskirts. Its call to fame remains Chestermere Lake, as the 750-acre lake and the four-season recreational fun it offers remains a big draw. But it is so much more than that today. More people are finding Chestermere an appealing community to set roots Cochrane

in with several new developments offering a varied range of housing options. Young communities getting the most attention are Chelsea by Anthem Properties and Dawson’s Landing by Qualico Communities, both on the western border of Chestermere close to Calgary. South Shore that is being developed by GDS on behalf of Edgewater Communities Inc.; as well as Waterford by Douglas Developments are among the newest. And coming up is Bridgeport from Qualico Communities that is aiming to break ground in spring this year.

Airdrie has a lot going for it these days, as it continues to grow out from under the shadow of its big sister city to the south. With an eye firmly fixed on the future and continued growth, Airdrie has become a first option for young families to live in. There are several new communities in various stages of development that are sprouting in all sectors of Airdrie, a number of them coming in less than a decade ago, and more are opening. Already underway are Lanark and Cobblestone Creek by Melcor Developments; Bayside and Bayview by Genesis Land Development; Cooper’s Crossing by Westmark Holdings; Southpoint by Vesta Properties; Southwinds by Mattamy; and Chinook Gate by Brookfield Residential. Midtown by Shane Homes is close to wrapping up. New ones are coming up to take its place, including Vantage Rise by Qualico Communities, and Key Ranch by Lamont Land. Wildflower by Minto Communities just opened showhomes last year, as did Vesta with their new multi-family development: Elevate in Coppers’ Crossing. Melcor is also prepping for the new estate community of Goldwyn in Balzac just on the southern border of Airdrie.

Housing is trying to keep pace even as more residential communities come on, including Southbow Landing by Qualico Communities which just broke ground last year and will open its first showhomes in the fall. There’s also Greystone by Burnswest Properties just on the south edge of downtown that’s opened its first showhomes last September. Even the more established communities continue to grow. Calbridge Development’s Fireside just released its latest phase with new laned and front-drive homes, and unveiled its Central Park. Heartland, now being developed by Rohit Land Development, is chugging right along; Rivercrest from Qualico and Slokker Communities released its latest phase with new showhomes; while Precedence, Sunset Ridge and Heritage Hills are that much closer to build out.

Okotoks Harmony in Springbank

Just as the Rockies are as clear on the horizon of Okotoks, so is its future growth for the town just 20 minutes south of Calgary. The town of about 31,000 residents is indeed blessed with majestic mountain sceneries and a rare connection to nature. This is underlined by the rolling grasslands of southern Alberta stretching out in all its splendour, the white-capped peaks of the Rockies that look close enough to touch, and the cool waters of the gently flowing Sheep River runs right through the heart of it all. All these make it prime land for recreational opportunities. Anthem Properties is the most active developer currently with D’Arcy and Wedderburn communities on the north side of town. Partners Development Group is building multi-family homes in both communities, including Lawrie Park in Wedderburn, their first apartment condo development and the first that the town itself has seen in years. Coming up fast is Tillotson by Tristar Communities which will be on the corner of Big Rock Trail and Westland Street on the southwest 28

Recreation is a big part of a healthy, balanced lifestyle, and if we learned anything from last year, it is that there can never be enough recreational opportunities close to home. And in this regard, Harmony is king. Located in Springbank just west of Calgary, the lake community of Harmony has won six straight BILD Calgary Region Community of the Year awards and is outclassing any

achieved for any style preference by simply following some standard home design best practices. “Calming design comes down to how the space makes you feel,” says Brittany McNab, co-owner of Fifteen Twelve Home Co. and a featured

presenter at the upcoming 2024 Calgary Home + Garden Show. No matter the style, McNab says creating a relaxing home environment is all about functionality and personalization. Instead of having a hard-and-fast rule about what makes

a space beautiful, she stresses that form and function should work in tandem, creating practical interiors that work for the people who interact with the space every day. For anyone looking to update and enhance their home to feel more comfortable in 2024 and beyond, a thoughtful and intentional decluttering of unnecessary items and mess would be the first and most cost-effective and important step, says McNab. “Before hiring an interior designer, clear your space of things you don’t need, want or like. I often see people who have rooms with too many pieces of furniture or too many small tchotchkes. It looks too busy, and that is something I believe contributes to a space feeling stressful. After decluttering, simple design changes will make a space shine and feel lovely.” The next step is to focus on creating a purposeful floorplan. Beyond just the style and finish of the pieces in a room, being thoughtful about how furniture and decor exist

in a home can help minimize ‘noise’ and elevate the overall look and feel of everything within the four walls. Borrowing from the ancient philosophy of feng shui – the practice of arranging furniture and decor to create balance with the natural world – intentionality in a floorplan can greatly improve the overall energy of a home. Even if you or your designer are not strictly adhering to the rules and practices of feng shui, the right scale and positioning of the pieces in a room is a must. “I always consider a few things when deciding on furniture orientation,” says McNab. “First, I take into account natural paths of travel through the room and make sure a space of at least 30 inches, but ideally 36 inches, is available for people to move about the room freely. This should be a given, but focus on keeping doorways, hallways, and windows clear, as well as the space around a coffee table or a bed. You also want to be able to move chairs in and out of a dining room or office. Nothing should impede travel.”

Finally, it’s time to understand how you use the rooms in your house. For example, will the living room be used for conversation, watching TV, eating, snacking, or snoozing? Is it a busy space like the bathroom, mud room, laundry room or kitchen where people will be in and out throughout the day? Each room should be designed to prioritize purpose and function. Once the three objectives are met – decluttering, furniture placement and function – you will have the perfect canvas to apply your unique and personalized style, while maintaining a sense of calm, relaxation and comfort.
