Calgary’s Net Zero homes revolution is underway. Page 20
+ get social 6
Each month, we at Calgary New Home + Condo Guide strive to let our readers know the ins and outs affecting Calgary’s new home market – this issue we get to do it quite literally, as we explore Calgary’s inner-city and the communities just outside of the city. We start with the young community of Creekstone that graces the cover this month. This boutique southwest community has been enjoying strong demand that has seen it blaze through its first few phases in a short amount of time, and, with only two phases left to go, now might be the time to get in on the action. See the lifestyle that awaits there inside. Then we move our focus to the inner-city, the best and newest communities where those looking to stay close to downtown can find new home opportunities. Currie still presents the most options, but Brookfield Residential’s new Crown Park townhomes are also a good bet. The Calgary region has grown from its days as mere bedroom towns to vibrant, prosperous municipalities where new home living is very much attainable. There has been a fresh spurt of new communities in Airdrie, Cochrane, Chestermere, Okotoks and Springbank and we have a snapshot of all the activity to guide our readers to finding their dream home along the city’s outskits. Speaking of dreams, if lowering your utility bills is the dream then our feature on Net Zero homes will go a long way for you to achieve this. The Net Zero revolution is well underway in Calgary, and we get you caught up on what’s available. There’s even more in this issue to help new homebuyers achieve their home décor goals, and next month will have even more. See you at the showhomes.

FALLING IN LOVE WITH
CREEKSTONE
NEW PHASES BRING EXCITEMENT IN 2024 There’s a lot going on in Creekstone right now, and even more going for it. This boutique community in the southwest continues to attract new home buyers with its easyliving appeal, and the new phases coming this spring will bring even more energy to the rapidly growing community. Creekstone opened only two years ago and is now quickly approaching build out with just two phases to go. “Sales have been really good,” says Michelle Wilken, development coordinator at Apex Developments. “Phase 1 is completely sold out and 8

phase 2 is over 50 per cent sold out. Our duplex lots have sold very quickly with only a few remaining in Phase 3A.” NEW PHASES
Creekstone will start on its latest phase (3B) in the spring, and it will have truly unique lots that growing, active families will love. “In Spring of 2024 we will be starting construction in phase 3B which will be single -family front drive garage homes, with over half of the lots having rear lane access,” Wilken says. “This is a huge bonus for
parking toys like RV’s and boats that active families love. Those lots tend to sell quickly.” Wilken says they are seeing a lively mix of buyers in the community, including those from out of province, young families looking to upgrade their current home, and first-time homebuyers. Everyone seems to find something to love about Creekstone, she adds. “Residents love the park; parents can sit on the benches and catch up with neighbours while the kids are playing and there are always lots of kids playing at the playground.
fertile ground where families can set down their roots. “One of the many benefits of living in Creekstone is the proximity to popular shopping centres, recreation facilities, and other conveniences that make daily life easier and enjoyable,” Wilken says. “From park and playground spaces that are perfect for kids, to future amenities like schools, commercial areas, and everyday essentials close by, everything you need is right outside your front door. Creekstone has it all.” EASY-LIVING ENCLAVE

ADVICE | CALGARYISM
MIDFIELD HEIGHTS BRINGING THE HYPE TO THE NE INNER CITY
CODY BATTERSHILL
Calgary’s ever-evolving inner city real estate scene has a lot to look forward to with an increasing number of buyers beyond just luxury infills. Multi-family buyers are being given the grand opportunity to live centrally without breaking the bank through a handful of new and exciting multi-family projects underway. Midfield Heights in particular has piqued the interest of many potential homebuyers. The new community will feature a blend of office, retail and residential spaces where the Midfield Mobile Home Park used to be, east of Winston Heights/ Mountview, North of Renfrew and just west of Deerfoot Trail on the Trans-Canada Highway. Here’s all you need to know about this exciting up-and-coming community in Calgary’s northeast inner-city area. MIDFIELD HEIGHTS QUICK FACTS
• Will feature a total of up to around 1,500 residential units • Multi-family condo and townhome residences • Ground-level retail spaces and parking • New dedicated green spaces, parks and pathways • Pop-up markets to be held in green spaces • Near future Orange BRT Station and new Calgary Green LRT Line We can expect to see a variety of low-to-mid-rise condo builds and two- to three-bedroom townhouses
Midfield Heights Village
in Midfield Heights. Townhomes along the ridge of the plateau where the community sits will likely be larger in size and have city views to the north and east, while the condo buildings will be found mostly on the west and south corner. Midfield Height residents will enjoy excellent access to outdoor parks and recreation via the paved pathway systems that exist in the adjacent communities. There is also a bike path that runs along Deerfoot Trail which leads south to the Calgary Zoo, Inglewood, East Village, Downtown, Chinatown, and Bow River pathways – all reachable within a short walk, or an even quicker bike ride or roller skate. Pet lovers will enjoy indulging in the ample green spaces nearby when living in Midfield Heights, easily accessible via countless kilometres of paved pathways heading in all directions! PRE-CONSTRUCTION SALES
Midfield Heights is currently undergoing initial development work. Expect to see marketing and sales content emerge sometime in 2024, with actual above-ground construction beginning in 2025.
With the number of units to be built in the area – at anywhere from 1,000 to more than 1,500 – expect to see construction happening in the area for several years. It will likely take more than 10 years to complete the area, a similar timeline to the East Village community in downtown. Overall, Midfield Heights is a great opportunity for potential future homeowners and/or investors looking to buy on a 2024-2025 timeline. Don’t hesitate to contact our team of experienced Realtors® in Calgary to discuss your goals in the area, and we will be happy to assist you! VIBRANT LIFESTYLE,
VARIETY OF OPTIONS BRING LIFE TO CALGARY’S INNER-CITY by PEPPER RODRIGUEZ In any city, the closer you are to downtown, the higher the cost of homes. Same is true in Calgary, but Cowtown’s inner-city remains an appealing draw for new homebuyers. So, what are the benefits of living close to the downtown? A lot, it seems, and today there are more choices than ever. Calgary’s inner-city is where the urban and urbane lifestyle meet; where the benefits of having established amenities surround you, and a cosmopolitan style of home awaits. There are a ton of new home opportunities. Whether you’re interested in a new infill, a stylish multi-family home, or perhaps 12 New Home + Condo Guide | Feb. 2–Mar. 1, 2024
an older bungalow, an inner-city lifestyle has several benefits that are hard to look past for many buyers, especially those who work downtown or frequent the city centre. According to realtor and our own Calgaryism real estate blogger, Cody Battershill, some benefits of inner city living include: accessibility to downtown and amenities – a major appeal to those who work at the core and those who live for the entertainment it can easily provide; and its inherent walkability, where you can get to work on foot or on a bike without too much of a sweat. There is also a wide selection of home types to choose from
– whether apartment condos, townhomes, infills, fixer-uppers – you name it, the inner city has it. “While some people look to new infill developments as their preferred home in the inner city, others find multi-family properties much more viable for their budget,” Battershill says. “This diverse real estate portfolio helps promote eclectic and vibrant streetscapes wherever you go by offering living opportunities for people from many walks of life.” Buyers aren’t limited to expensive custom-made infill homes either, especially after the success of the redevelopment of the former military grounds of Currie Barracks, just off Crowchild Trail in the southwest.
Currie
Now called Currie, it is one of the best places in the inner-city where this wide range of housing choices and lifestyles can be found.

HISTORIC LEGACY
One of the most exciting developments in Calgary’s inner-city is Currie. Although not exactly an infill community, it is at that nexus where urban meets suburban – at the midpoint where urban sensibilities meet suburban ease. Opportunities abound to find a comfortable, meaningful, and wellconnected lifestyle in Currie. This 200-acre community developed by Canada Lands Corporation (CLC) repurposes a historic military base in the heart of Calgary into a modern, environmentally friendly, amenity-rich enclave designed to meet the needs of today’s homebuyers. Today, Currie is a beacon of endless possibilities, linking past, present and future in one brilliant setting. You can continue the tradition of vibrant
INNER-CITY SPECIALTY
Crystal Creek Homes is one of the new home builders offering singlefamily and multi-family options in Currie and in other parts of Calgary’s inner-city. In Currie, Crystal Creek has both rear-detached and font-garage single-family homes. “Currie holds rich historical significance as a former military base. Its redevelopment has retained elements of the area’s heritage, incorporating historical buildings and artifacts into the modern community, creating a unique blend of past and present,” says Crystal Creek Marketing Manager, Karla Takasaki. “Unlike many other neighborhoods, Currie Barracks was meticulously planned for mixed-use development, offering a diverse range of housing

options, retail spaces, parks, and amenities within a walkable and sustainable urban environment,” she tells Calgary New Home + Condo Guide. Currie already boasts a wide array of amenities, including schools, recreational facilities, green spaces, and pedestrian-friendly pathways, fostering a strong sense of community and convenience for residents. Along with its proximity to downtown, Currie was also developed with sustainable living in mind. In Currie, Crystal Creek offers a variety of home models for both Front Drive garage homes starting from $1.6M and estate rear garage homes with carriage suite options available starting from $1.25M. “Our new 3-story showhome, The Kennedy opens February 3rd, and we are having a grand opening event at grand opening event,” Takasaki says. The new showhome is at 219 Calais Drive SW.

In the inner-city community of Richmond, Crystal Creek has the Richmond Luxe, a collection of eight luxury townhomes with rear detached garages from the $700’s. “The units are scheduled to be completed in August this year. We have two different plans available, with one including a roof top patio. The townhomes have been professionally designed with stunning interior selections,” Takasaki says. INNER-CITY MULTI-FAMILY
Calgary’s inner-city may be known for the stylish and elegant custom-made single-family homes, but new multifamily homes are also available, such as Brookfield Residential’s Crown Park townhomes. Just off Bow Trail, five minutes from downtown, Crown Park currently offers City Townhomes, Urban Rowhomes, Bungalow-style townhomes. They will include executive infill homes and urban lowrise condos in the future. “Crown Park is one of the most exciting inner-city developments,” says Justin Castelino, Senior Marketing Manager, Alberta Homes at Brookfield Residential.
“It is a truly remarkable community offering luxurious living just minutes to downtown. We are proudly crafting two- and three- bedroom townhomes, along with a select number of semi-detached homes, in a planned community that offers curated greenspaces and exceptional city views.” Although inner-city selections have relatively higher prices compared to suburban homes, Castelino says Brookfield Residential balances this out in Crown Park with the wide range of homes. “We always seek to provide exceptional value to all our homeowners, and Crown Park is no different. We offer eight different floorplans that range from 1,200 to over 2,200 square feet. Our Manhattan plan, as an example, offers 2 bedrooms, 3 bathrooms, an open concept kitchen and an attached garage, all in an efficient design that makes the most of space.” He says its location is also a big draw, as it is just a few train stops from the downtown core, or a short bike ride along the pathway will mean quicker commute time and less gas money.

Anthem acquires Cedarglen Homes A new power in Calgary’s new home industry has emerged, as Anthem Properties acquires Cedarglen Homes. Cedarglen Homes is one of Calgary’s most prolific new home builders producing over 300 homes a year. They now join forces with Anthem Properties, a Real Estate operating company that develops, manages, and invests, alone or in partnership in over 320 residential, commercial, and retail projects across North America. “This exciting partnership with Anthem Properties will open a world of opportunities for our employees 16

and customers,” says Cedarglen Homes President, Howard Tse. “For our employees, it means joining a larger, dynamic company with a strong commitment to growth and development. For our customers, it means continued access to a wide range of high-quality homes in more communities in Calgary and the surrounding areas.” Cedarglen and Anthem have partnered before, as Cedarglen builds homes in Anthem’s Belmont and Glacier Ridge master planned communities in Calgary.

The -32 C temperature in Calgary this January prompted extreme cold warnings, but the coldest in the city’s history remains -43 C recorded on January 21, 1943.
Daytona Homes now in Rangeview There’s lots to be excited about in the young community of Rangeview by Section23, especially as Daytona Homes opens their first showhome in Calgary’s garden-to-table community in the southeast – and they come out swinging with a three-storey beauty. The Lariat Z-II is designed to take you away from home without leaving it, says Craig Bieber, Vice President for Daytona Homes Calgary. “The idea is for it too feel like you are away at a ski chalet unwinding from your
day to day with a good book,” he tells Around Town. The home has a total of 2,306 square-feet of living space, including the loft. The basement suite has another 658 square-feet, which adds another bedroom and full bath to a home that already has three bedrooms and two-and-a-half baths.
The showhome is exciting enough, but Beiber says the community itself inspires residents. “Rooted in Section23’s rich agricultural heritage, the community will become a vibrant and social gathering place for neighbours to connect.” Visit calgary/ dayonehomes.ca for more.
Qualico brings new community to Chestermere Qualico Communities Calgary will be expanding their presence in Chestermere, Alberta, this year with a new community called Bridgeport. The recently acquired land, located at Rainbow Road and 17th Avenue SE, follows Qualico Communities’ current development of Dawson’s Landing, located just across Chestermere Boulevard. The initial stage of Bridgeport will encompass 7 phases over 251 acres of land, three major park spaces, a small retail site adjacent to Chestermere Boulevard, and a public-school site. The community will also retain some of its natural beauty by
integrating a large part of the existing habitat into the community’s plan. “We will be retaining the 12-acre wetland and will incorporate it into our larger stormwater management ponds, totaling over 20 acres between the two,” says Mike Anderson, Senior Development Manager of Qualico Communities. The project is already underway. Stripping and grading was completed in late 2023 and on-site construction will commence in the Spring. Groundbreaking will be this spring and will be followed by a community grand opening event in 2025. Go to liveinbridgeport.com for more. nexthome.ca 17

ALBERTA’S NET ZERO HOMES REVOLUTION by PEPPER RODRIGUEZ
Climate change has factored in our daily lives and reducing greenhouse gas emissions has become central in how businesses and lives are conducted today. Alberta’s new home industry has taken notice, and many new homebuilders are now taking part in the Net Zero home revolution. Net Zero refers to a home producing as much energy as it uses in a year. With the added burden of the carbon tax, homeowners’ heating bills can go up substantially and the need to have more sustainable practices, such as Net Zero, goes a long way in alleviating those costs. In Calgary, Net Zero homes are becoming more readily available from a select number of homebuilders, as buyers increasingly demand a more sustainable home. Avalon Master Builder, Brookfield Residential and Jayman BUILT are all offering Net Zero homes and 20 New Home + Condo Guide | Feb. 2–Mar. 1, 2024
showhomes are open for buyers to check out. AVALON MASTER BUILDER
The developers of the popular ZEN townhome series have laid out some amazing new floorplans for 2022, but a key component of their designs remains to be increasing energy efficiency. Avalon is continuing to apply Net Zero and Net Zero Ready methods in their building designs and construction process, says Chris Williams, President, Avalon Master Builder. Avalon is taking this a step further in 2024 with ZEN Livingston, their first Net Zero Community in Calgary. Sales began in last November and they are seeing strong demand. “Every home will be built as an energy-efficient home with a superior airtight building envelope, extra insulation and triple pane
windows which eliminates drafts and reduces energy consumption. The homes are more comfortable, healthier, quieter, and more durable,” Williams says. ZEN Livingston offers Avalon’s traditional stacked townhomes, including one- and two-bedroom level living flats with an outdoor amenity space, and two- and threebedroom two-storey City homes, with a fenced back yard. “It is important that our industry continues to advance toward carbon reduction, and in increased occupant health and comfort. A Net Zero or Net Zero Ready home offers the same functional experience as a home built to base building code but has substantially lower emissions,” Williams adds. Go to avalonmasterbuilder.com for more.
Brookfield Residential’s Net Zero Purcell 24 BROOKFIELD RESIDENTIAL
Brookfield Residential has been studying how to efficiently build Net Zero homes for the better part of a decade and they are opening new showhomes in Edmonton and Calgary that display all that they have learned so far. Their first attempt in building an energy efficient home was with the passive house they completed in 2019, says Brookfield Residential’s Lindsey Wachowicz, Business Strategies Manager, Land & Housing Development for Alberta. She says what they had learned in building the passive house was that the resulting costs didn’t make sense for production housing at that time. “Since then, there have been a lot of new innovation introduced that may change the outcome we saw back then.” Today, Brookfield Residential’s Net Zero home is far different from that

passive house, because there are different requirements for modeling and construction details required, and now the multi-national homebuilder and land developer feels more confident in how to efficiently build Net Zerohomes. “Later this year, we will look to introduce Energy Efficient packages that include a limited net zero and net zero ready offering,” she says. Wachowicz says there are three components that essentially make up the Net Zero home: building envelope, mechanical system, and renewable energy source. Having every one of those components built to Net Zero standards can result in an 80 per cent more efficient home. “With a thicker wall assembly, and an ASHP (air source heat pump) for your mechanical system – the home runs more efficiently and the energy used can be offset

from the solar panels – this can help futureproof your home of any electrical rate increases,” she tells Calgary New Home + Condo Guide. “With the advanced construction methods and materials, a Net Zero home is a more comfortable with more even temperatures throughout. The additional benefit of a tightly built home is it is a quieter home,” she adds. “Lastly, ultimately knowing you are helping support the environment, our Net Zero home saves 14 tonnes GHG (greenhouse gas) emissions/ year. That is equivalent to get 17 gas powered vehicles off the road per year.” In Calgary, Brookfield Residential is opening the Purcell 24 showhome in Cranston’s Riverstone in the southeast. It is one of their most popular models with three bedrooms, a bonus room and a flex room in the main floor.

“For Net Zero, the home features an ASHP with an electric back up heat source as it is a full electric appliances and mechanical system – no natural gas connection. It also features a net zero wall assembly, and 26 solar panels – just to name a few features. You can tour this home in Riverstone in Cranston. Although there is an added price component in building a Net Zero home from 10 to 15 per cent more than a regular home, Wachowicz says to keep in mind the savings and peace of mind that a sustainable home design can provide. Go to alberta.brookfieldresidential.com for more information. JAYMAN BUILT
Jayman BUILT has prided itself in being at the cutting edge of home design innovation in Alberta, and their hit line of advanced, energysaving home models have proven that environmental sustainability and good business can go hand in hand. “Our Jayman BUILT Net Zero certified homes – known, as the

Quantum Performance Ultra E-Homes, prevent 10.37 tonnes of greenhouse gases from entering the atmosphere, and can save homeowners up to $2,850 on their energy costs,” says Dave Krasman, Director, Corporate Purchasing, Jayman BUILT. “Not only is this home good for the environment, but good for homeowners’ pocketbook. As building code is requiring Net Zero Ready by 2030, it was important for us to ensure we can meet these advancements in code requirements today, not some time in the future.” Jayman introduced the Quantum Performance Ultra-E home in 2021 and expanded its offering in 2022, with the Path to Net Zero. “They have been well received by the market, with a handful sold each year,” Krasman says. Today, buyers can build a Jayman Net Zero home in every community they build in, as long as the homesite has 200-amp servicing. “A mix of laned and front-attached showhomes are available to tour with our Net Zero offering, which includes 30 or more solar panels, PHOTO: DUSTIN HOFFERT /DEPICT PHOTOGRAPHY

a proprietary wall system with Net Zero building envelope and triple pane R-8 windows with argon fill and an air source electric heat pump mechanical system. There is no noticeable change to the design, layout or functionality of the home. We have 12 Quantum Performance Ultra E-Showhomes in Calgary and eight in Edmonton available to tour.” Building a Net Zero certified home does add approximately $80,000 to $100,000 to the home’s purchase price, he points out. “However, these prices do vary based on the ‘step’ you choose along the process. Every Jayman BUILT home we build comes with what we call our Core Performance – this is a set of standard, energy efficient inclusions like 10 solar panels, tankless hot water heater, high efficiency furnace, triple pane windows, and more. They come standard on all Jayman BUILT homes and save our homeowners up to $1,300 annually on their energy bills.” For more information, visit jayman.com.

SMALL TOWNS, BIG HOPES:
NEW HOME OPPORTUNITIES ABOUND OUTSIDE CALGARY by PEPPER RODRIGUEZ
Old-timers called them “bedroom communities,” referring to those municipalities where residents make their homes but work, play, shop in the big city nearby. But that was then, today many of these small towns and cities surrounding Calgary are more than just a bedroom. It used to be that if you live outside the city and forgot to get milk on 26

the way home, you’d have to decide whether to face a long drive back or eat your cereals dry in the morning. Not so much today, as the explosive growth of municipalities like Airdrie, Cochrane, Chestermere and Okotoks have made them far more convenient for families. Most now have their own shopping centres, cinemas, recreation complex
and, increasingly, more places of work that makes a true life-work balance easier to find. It’s also good to note that all offer a wide range of new home opportunities from singleto multi-family homes. Land prices are also generally lower in those towns and cities, so homes tend to be less expensive. Although that gap is closing steadily.

COURTESY CITY OF AIRDRIE
The Calgary region saw several new communities launch in 2023, and more are coming this year. Here’s a snapshot of what are available out there.

few years, you will certainly be in for a surprise. Growth is evident everywhere, from the rising number of new residential neighbourhoods to the bustling commercial centres in town and just on its outskirts. Its call to fame remains Chestermere Lake, as the 750-acre lake and the four-season recreational fun it offers remains a big draw. But it is so much more than that today. More people are finding Chestermere an appealing community to set roots Cochrane
in with several new developments offering a varied range of housing options. Young communities getting the most attention are Chelsea by Anthem Properties and Dawson’s Landing by Qualico Communities, both on the western border of Chestermere close to Calgary. South Shore that is being developed by GDS on behalf of Edgewater Communities Inc.; as well as Waterford by Douglas Developments are among the newest. And coming up is Bridgeport from Qualico Communities that is aiming to break ground in spring this year.
COURTESY CITY OF CHESTERMERE
Airdrie has a lot going for it these days, as it continues to grow out from under the shadow of its big sister city to the south. With an eye firmly fixed on the future and continued growth, Airdrie has become a first option for young families to live in. There are several new communities in various stages of development that are sprouting in all sectors of Airdrie, a number of them coming in less than a decade ago, and more are opening. Already underway are Lanark and Cobblestone Creek by Melcor Developments; Bayside and Bayview by Genesis Land Development; Cooper’s Crossing by Westmark Holdings; Southpoint by Vesta Properties; Southwinds by Mattamy; and Chinook Gate by Brookfield Residential. Midtown by Shane Homes is close to wrapping up. New ones are coming up to take its place, including Vantage Rise by Qualico Communities, and Key Ranch by Lamont Land. Wildflower by Minto Communities just opened showhomes last year, as did Vesta with their new multi-family development: Elevate in Coppers’ Crossing. Melcor is also prepping for the new estate community of Goldwyn in Balzac just on the southern border of Airdrie.
COCHRANE
Cochrane’s growth is on the fast track, as the new communities continue to sprout, and new infrastructure investments are being put in place try to keep pace with the needs the quick pace of growth brings. nexthome.ca 27
COURTESY TOWN OF OKOTOKS
Housing is trying to keep pace even as more residential communities come on, including Southbow Landing by Qualico Communities which just broke ground last year and will open its first showhomes in the fall. There’s also Greystone by Burnswest Properties just on the south edge of downtown that’s opened its first showhomes last September. Even the more established communities continue to grow. Calbridge Development’s Fireside just released its latest phase with new laned and front-drive homes, and unveiled its Central Park. Heartland, now being developed by Rohit Land Development, is chugging right along; Rivercrest from Qualico and Slokker Communities released its latest phase with new showhomes; while Precedence, Sunset Ridge and Heritage Hills are that much closer to build out.
Okotoks Harmony in Springbank
Just as the Rockies are as clear on the horizon of Okotoks, so is its future growth for the town just 20 minutes south of Calgary. The town of about 31,000 residents is indeed blessed with majestic mountain sceneries and a rare connection to nature. This is underlined by the rolling grasslands of southern Alberta stretching out in all its splendour, the white-capped peaks of the Rockies that look close enough to touch, and the cool waters of the gently flowing Sheep River runs right through the heart of it all. All these make it prime land for recreational opportunities. Anthem Properties is the most active developer currently with D’Arcy and Wedderburn communities on the north side of town. Partners Development Group is building multi-family homes in both communities, including Lawrie Park in Wedderburn, their first apartment condo development and the first that the town itself has seen in years. Coming up fast is Tillotson by Tristar Communities which will be on the corner of Big Rock Trail and Westland Street on the southwest 28

side of Okotoks. It promises a wide range of new home owning opportunities and is expected to open their first showhomes in 2024. SPRINGBANK
Recreation is a big part of a healthy, balanced lifestyle, and if we learned anything from last year, it is that there can never be enough recreational opportunities close to home. And in this regard, Harmony is king. Located in Springbank just west of Calgary, the lake community of Harmony has won six straight BILD Calgary Region Community of the Year awards and is outclassing any
and all competition with the number of recreational opportunities it offers within the community itself or just outside its borders. Its long-awaited Adventure Park is now open giving residents a fourseason playground that it had always promised for kids of any age. The tobogganing hill and ice-skating ribbon saw much use already during the past winter, and now the pump track, skate park, climbing wall and dog park components are ready to be enjoyed. Its magnificent estate homes are a big draw but starter homes, including townhomes are also available.

Create your
RESTFUL AND RESTORATIVE DESIGN by JYLLIAN PARK
IF YOUR HOME is truly a sanctuary, it should bring calm and relaxation – whatever that looks like for your taste and budget. While the go-to picture when envisioning a Zen space may be one that is stark and minimal, restful and restorative design can be 30 New Home + Condo Guide | Feb. 2–Mar. 1, 2024
achieved for any style preference by simply following some standard home design best practices. “Calming design comes down to how the space makes you feel,” says Brittany McNab, co-owner of Fifteen Twelve Home Co. and a featured
presenter at the upcoming 2024 Calgary Home + Garden Show. No matter the style, McNab says creating a relaxing home environment is all about functionality and personalization. Instead of having a hard-and-fast rule about what makes
Brittany McNab
a space beautiful, she stresses that form and function should work in tandem, creating practical interiors that work for the people who interact with the space every day. For anyone looking to update and enhance their home to feel more comfortable in 2024 and beyond, a thoughtful and intentional decluttering of unnecessary items and mess would be the first and most cost-effective and important step, says McNab. “Before hiring an interior designer, clear your space of things you don’t need, want or like. I often see people who have rooms with too many pieces of furniture or too many small tchotchkes. It looks too busy, and that is something I believe contributes to a space feeling stressful. After decluttering, simple design changes will make a space shine and feel lovely.” The next step is to focus on creating a purposeful floorplan. Beyond just the style and finish of the pieces in a room, being thoughtful about how furniture and decor exist
in a home can help minimize ‘noise’ and elevate the overall look and feel of everything within the four walls. Borrowing from the ancient philosophy of feng shui – the practice of arranging furniture and decor to create balance with the natural world – intentionality in a floorplan can greatly improve the overall energy of a home. Even if you or your designer are not strictly adhering to the rules and practices of feng shui, the right scale and positioning of the pieces in a room is a must. “I always consider a few things when deciding on furniture orientation,” says McNab. “First, I take into account natural paths of travel through the room and make sure a space of at least 30 inches, but ideally 36 inches, is available for people to move about the room freely. This should be a given, but focus on keeping doorways, hallways, and windows clear, as well as the space around a coffee table or a bed. You also want to be able to move chairs in and out of a dining room or office. Nothing should impede travel.”
Finally, it’s time to understand how you use the rooms in your house. For example, will the living room be used for conversation, watching TV, eating, snacking, or snoozing? Is it a busy space like the bathroom, mud room, laundry room or kitchen where people will be in and out throughout the day? Each room should be designed to prioritize purpose and function. Once the three objectives are met – decluttering, furniture placement and function – you will have the perfect canvas to apply your unique and personalized style, while maintaining a sense of calm, relaxation and comfort. And above all, says McNab, “Stay true to yourself in your design; you will feel most at home in your space.” Jyllian Park is a communications professional and freelance writer with a focus on design, architecture, lifestyle and personal stories. She is based in Edmonton and lives a quiet life with her two dogs and one husband. nexthome.ca 31
