SPRING AWAKENING TRANSITION INTO THE SEASON Ever since I can remember, I’ve always suffered from seasonal pining. When it’s fall, I want winter. When it’s winter, I want spring. And don’t get me started about summer. As an adult, not much has changed when it comes to my mercurial seasonal temperament, only now as a homeowner, I’m focused on my new-found love for home decor and organization. Save for the regular year round pieces, I decorate heavily based on the season. With spring upon us, you may consider pulling in soft pastel colours in the form of throw pillows to liven up your living space. Flowers are another fresh, interchangeable decor option that gives a head-nod to Mother Nature’s seasonal transition. Lilies, tulips and daffodils will all pay homage to the season and look stunning on any breakfast table or kitchen island. Spring awakens our need to organize and clean. Take advantage of the warmer temperatures and remove the remnants of your holiday decor. Revitalize your living space by reducing clutter and donating items you no longer need or want. If you don’t own your own home, you can still refresh and clean. A way to find great ideas is to visit showhomes and investigate new living arrangements for you and your family. Families who desire a new home in a charming, affordable community with an abundance of established amenities at their doorstep are living the dream in Vista Crossing in Crossfield. Dream Development launched Vista Crossing three years ago “inspired by a Sears Robuckesque feel, with architecture emphasizing large front verandahs, timeless details and charming streetscapes where residents could get to know their neighbours rather than just pull into a garage and disappear,” says Michael Tandara, marketing director, Western Canada Land & Housing. “We wanted to offer that small town, welcoming feel, and it’s been interesting to see that

develop over the past few years with families moving in and younger couples starting families of their own. The community has developed beyond expectations and it’s worth seeing and experiencing it in person.” Vista Crossing exemplifies what’s best about small-town living – being able to walk your kids to school and provide a safe place for them to play. It’s also about getting away from the noise, traffic jams and hectic pace of the city, yet still be just 10 minutes from Airdrie for various shops and services and convenient access to Calgary’s northern employment centres, the airport and CrossIron Mills Mall. “Crossfield is also very forward thinking,” Tandara says, noting

Dream’s home-building division, Homes by Dream, is building affordable character (laned) homes in Vista Crossing that start at $299,000, and semi-detached homes from only $264,900. Dream will also introduce some larger semidetached homes this spring. The builder is also offering front-attached garage homes starting at $369,000. “These frontdrive homes all back onto park space, providing an opportunity for people to socialize,” says Tandara. Dream plans to open two new character showhomes at the end of March – the 1,408-sq.-ft. Milo, one of the most popular models in Vista Crossing, and a new Caden model at 1,600-sq.ft., designed specifically for corner lots featuring a gorgeous wraparound porch and tons of windows. Dream also has the 1,942-sq.-ft. Nicholson that opened last summer, a frontattached garage showhome nominated for a SAM Award. Another builder, McKee Homes, is also crafting front-attached garage homes in Vista Crossing and has a showhome open. 2018 BILD AWARDS CELEBRATING EXCELLENCE The finalists in the annual housing industry competition, the 2018 BILD Awards, were announced recently by BILD Calgary Region. Formerly known as the SAM (Sales And Marketing) Awards, the BILD Awards mark the 32nd year of celebrating innovation and excellence in the residential construction industry in Calgary and the surrounding region. A total of 101 companies are competing for 65 separate awards in various categories, including the six Grand BILD Awards – Builder of the Year Large Volume, Builder of the Year Small Volume, MultiFamily Builder of the Year Large Volume, Multi-Family Builder of the Year Small Volume, Renovator of the Year, and Partner of the Year. This time around, there are quite a few familiar names on the finalists’ list. Leading the parade is Brookfield

Residential, with 20 finalist entries. Also a finalist in multiple categories is Morrison Homes, a multi-time past Builder of the Year winner, with entries in no fewer than 15 categories. Last year’s Builder of the Year, Calbridge Homes, has finalists in seven categories, while other familiar names include 2017’s Multi-Family Builder of the Year Shane Homes and a finalist in four categories this year; and Jayman BUILT, with eight entries. Logel Homes, a company that’s a relatively new kid on the block – although the Logel family has been around the industry for what seems like forever – is a good bet to walk away with an award or two as they’re a finalist in 10 categories. The BILD Awards cover 10 different categories, with finalists chosen by industry judges through a detailed process where points are awarded to each entrant,

GRAND BILD Awards are presented to the builders, developers, renovator and partner who have demonstrated a superior achievement in design, sales, advertising and/or service. A total of 729 entries were received across all categories of new-home construction, including homes and condos in the Calgary area as well as renovations, new communities, advertising and marketing, and more. The top sales professionals in the field are also recognized. The winners will be announced at the BILD Awards Gala on Saturday, April 13, at the Telus Convention Centre. difficult areas for condo boards. It may be a board member or the board chair themselves who needs to sell their home. Well, a rule for one is a rule for all. And if one sign or dish is allowed, where does it stop? It doesn’t, of course. Imagine a condo building or townhouse development with 50 for sale signs, satellite dishes, half of the bedroom windows blacked out with aluminum foil and 100 or more bicycles chained to balcony railings. Yuck! Don’t worry. The lack of for sale signs should not limit the marketing of condo homes. First of all, most condo homes are sold by realtors through the Multiple Listing Service (MLS). This markets electronically to every realtor member of the local real

estate board, which in Calgary and Edmonton runs to thousands of agents. Second, the abridged public Realtor.ca on the internet reaches a world-wide audience. And third, condo-specialist realtors (ahem) have sophisticated websites viewed by thousands of condo buyers who are looking for specific condo properties, exclusive (non-MLS) listings and/ or specific buyer services in that particular city. All of these mechanisms can post multiple colour photos of the property interior and provide detailed information. Somehow a sign out by the sidewalk doesn’t compete, does it? Most condo bylaws also specifically allow open house signs for limited hours. So, marketing on weekend afternoons is not prevented, but enhanced, because shoppers will easily see a single open house sign, uncluttered by other realty signs. All of this might come under the standard real estate guideline for décor when selling, namely to keep it light, bright, uncluttered and simple. This applies inside the home, and outside, as well. Just as there are good options for condo sellers needing marketing, there are also alternatives for those who create the other clutter that can affect condominium appearances. Bike racks can be bolted to concrete walls in parkades, in front of parking spots. Beer lovers (yea,

me too) can visit the bottle depot more often than once per year. Those who work nights who require darkness during the daytime can visit a hardware store to fetch inexpensive blackout roller blinds in an offwhite finish. Lastly, TV and movie buffs can subscribe to cable, upgrade to fulltier cable, or subscribe to pay-perview services. They can also see if a single dish hidden atop the roof could serve the entire building, and undertake a subscription drive in-house to see if enough owners would subscribe. It’s even possible that their small dish could be mounted inside their suite pointing through the picture window. Ugly? Yea, but that’s why we don’t want it mounted outside. I help to sell and buy a lot of condo properties. As a matter of policy, I won’t use a for sale sign to do it. Create a level playing field in your condo community by enforcing the no-signs bylaws so no one else will, either. And purge the other clutter while you’re at it. BUYING A CONDOMINIUM-TYPE HOME?

READ THE BYLAWS FIRST CODY BATTERSHILL

Unlike single-family homes, there are several rules and regulations you’ll have to abide by when living in a condominium-type home. They are known as bylaws. If you’re thinking about making a move into a condominium, I can’t stress enough that reading the building’s bylaws is one of the first things you’ll want to do before making any solid decisions. Do this while you’re still in the conditional sale / prospective buyer stage to make sure that your lifestyle will conform to these rules and regulations well before a firm sale. WHY READ YOUR CALGARY CONDOMINIUM BYLAWS?

To put it simply, this document governs everything that happens in your condominium. That includes important details such as (just a few examples): • AGE RESTRICTIONS: The age allowance of inhabitants (some buildings are adults only) • PET RESTRICTIONS: If you can have a pet and what weight / type (some buildings are pet-free) • RENOVATIONS: How you can do renovations (if at all) • PARKING RESTRICTIONS: Visitor parking, residence parking, what types of vehicles can be parked and where • PENALTIES: What to expect if the bylaws are not followed DETAILS MATTER

don’t allow pets of any kind while others will but only certain types, such as dogs, for example. Then sometimes, there’s also a sub-set of rules and regulations such as how big / heavy that pet can be. In other buildings, no one under the age of 18 is allowed to sleep inside at any time. If you have young children living in your current household, this might present a huge problem for you. Bylaws also explain aesthetic restrictions such as if you’re allowed to have coloured window coverings and planter boxes on your balcony. YOUR CAD SHEET

The condo corporation of any building is regulated and must act in accordance with its bylaws. These rules and regulations are registered at land titles and can be found on the Condominium Additional Plan Sheet, otherwise known as the CAD. Ask your real estate agent to get

a copy of the CAD sheet for you so that you can take a long, hard look at everything on the document before making any decisions. They should take a look at it, too, and bring up anything you might be concerned about. VIOLATING A BYLAW

Remember, violating a bylaw can result in a hefty fine or even a lawsuit and court hearings in the event of an extreme situation. HOUSING STARTS TELL AN INTERESTING STORY

Taken at a glance, the first couple of months of 2019 appear to be a lot like last year. Upon closer inspection, however, there are a few notable differences. According to Canada Mortgage and Housing Corporation (CMHC) statistics, there were 602 total new home starts in February 2019 compared to 578 in February 2018, which on the surface, is a difference of just 24 starts. Look a little more closely, and you’ll see that this year’s total is buoyed by 235 apartment starts in February and a year-to-date figure of 408 apartment starts so far in 2019. (See Chart) On the other hand, 2018 saw quite a few more single-family home starts in the first two months of the year, 621 compared to 476 this year. Row homes, or townhomes, although down from February to February, were up by 76 per cent in 2019 on a year-toyear basis. So, although the numbers at the bottom of the chart appear similar, how they got that way is not with the first couple of months of 2018 being boosted mainly by big single-family numbers, while 2019 has been boosted by multi-family projects. Most February starts were in the northwest quadrant (190), followed by the southeast (171 total with 131 apartment starts).

In addition to starts, another indicator of market health is new home completions. Here 2019 is outpacing last year by a significant amount (1,599 to 1,442), mainly thanks to homes started last summer and completed in January. In fact, February completions were down 34 per cent (850 to 562) compared to last year, meaning January 2019 saw more than 1,000 completions in the Calgary market! The cost of obtaining shelter in Calgary has gone down a little, with the average absorbed price of a single-family home dropping from $660,093 in February 2018 to $617,370 this year. Meanwhile, rent for a one-bedroom apartment is around $1,050 and a twobedroom approximately $1,272. What can be taken from all of this is that the trend for multifamily starts to outpace singlefamily continues, driven in large

part by the affordability factor. Combined with federal stress-test rules for mortgages –designed mainly to address unstable real estate markets in Vancouver and Toronto – that make getting a mortgage more difficult for many first-time buyers, but may be contributing to the slowdown in the local Calgary housing market. There are condo boards, and then there are condo boards. It’s the second kind I’m referring to here, the cork board at the entrance of the building and not the group of folks who get together to discuss business on behalf of the condo corporation. Not every condo building has one of these boards – mine does, my daughter’s doesn’t – but I actually find them quite useful. Oh sure, there’s the potential for abuse – we’ve all seen the local take-out restaurant information board taken over by a zillion overlapping business cards. And I still laugh when I remember the episode of Seinfeld where Kramer thought it would be a good idea to promote community by putting everyone’s name and photo on the corkboard. I’m all for community, but I understand not everyone, particularly those who live alone, want their photo posted like a post office wanted poster.

Utilized properly, like at my condo, a corkboard at the front entry is quite handy. One sheet of paper tells you how to contact the management company. Another reminds folks of the smoking bylaws on the condominium property; that one went up last October with the legalization of marijuana. Another letter reminds folks not to leave their windows open so the pipes won’t freeze, as it’s a water-heated building, and another reminds people to pick up their dog’s droppings. Some smart marketer has pinned their pet food store business cards on that one, while a housekeeping service has stuffed some cards in the bottom right hand corner of the frame. Parking regulations are outlined, including electric vehicle charging policy (even though I’ve never seen one in the parking lot) and, yes, there’s even a letter on the board telling you how to contact the board.
