But before you jump in and fully commit, consider this: Are there any ‘hidden’ costs you haven’t thought about that may affect your bottom line? Owning a new house sometimes means sacrificing a bit of your lifestyle in order to afford paying the mortgage and upkeep. And that’s okay. You’ve just bought a great home you will live in for a long time, a super investment both personally and financially. But if you don’t properly calculate the real costs before you sign a contract, you may discover the money you saved for the down payment is not all you will need. In this issue of NextHome +Condo Guide, columnist Kelley Keehn addresses some of the upfront costs of homeownership, like property transfer taxes, real estate commissions, insurance, moving expenses and legal fees. HOMEOWNERSHIP? UNDERSTAND THE HIDDEN COSTS

Even with housing prices at record highs in many cities across Canada, the desire for homeownership is still strong. According to a recent survey by Ratehub.ca, 71 per cent of Canadians who don’t currently own would like to become a homeowner. And that stat is highest among Millennials, with 81 per cent (of those who don’t currently own a home) desiring to become first-time buyers. Canadians are itching to buy soon, too. Twenty-nine per cent who want to purchase a home would like to do so within one year. But before you put your magazine down and start hitting open houses, Maili Wong, a certified financial planner and first vice-president with CIBC Wood Gundy would like you to fully understand the gravity of your decision. “Buying your first home can be one of the most significant financial decisions of your life,” says Wong. “Like any financial decision, you need to consider the pros and cons before you buy. Assess the upfront costs of buying a home: Property transfer taxes, real estate commissions, insurance, moving expenses and legal fees. Review the ongoing costs of maintaining the home: Mortgage payments, strata fees, utility and maintenance costs.” The homebuying process can be
challenging to navigate, especially for first-time homebuyers. James Laird, co-founder of Ratehub Inc. and president of CanWise Financial, wants you to know about the various closing costs that first-time buyers must factor into their purchase process. “Closing costs range from one to four per cent of the home price, depending on where the home is located. Land Transfer Tax is the most significant closing cost. For luxury homebuyers, this amounts to more than $100,000 in major Canadian cities.” Don’t forget the legal fees either. Laird warns: “Buyers can also expect to incur a minimum of $1,500 in legal fees. A lawyer can also help buyers secure Title Insurance, which is usually a lender requirement. Title Insurance protects against losses in the event of a property ownership dispute,
and costs between $300 - $1,000.” Remember the home inspection, too. Laird says, “It’s a non-mandatory, but recommended service that buyers can contract as a condition of their Offer to Purchase. A home inspection is performed before a mortgage closes and helps ensure that the property is fit for purchase. Home inspections cost around $500.” Kelley Keehn is a financial literacy advocate who has been on a mission to “make Canadians feel good about money.” She is the author of eight published books and is also a speaker, media personality and consumer advocate for the Financial Planning Standards Council. A nationwide study conducted recently by CENTURY 21 Canada revealed that although the province’s real estate prices have softened over the year, historically, home prices during the last 20 years have increased significantly in Edmonton and Calgary. “Clearly, the softness of the Alberta market is due to a slower oil and gas industry,” says Brian Rushton, executive vice-president of CENTURY 21 Canada. “While Edmonton and Calgary house prices aren’t as high as those in Vancouver, Toronto and Montreal, they are about the same or even higher than prices in those cities’ suburbs and have risen considerably in the last 20 years even with the softness seen over the last 12 months. Relative to other major markets, both Calgary and Edmonton remain a bargain. It will be interesting to see what the next few years hold.” Condo prices in Edmonton dropped the most to $231 per sq. ft., more than 11 per cent below last year. Detached homes remained flat, with less than a one per cent drop.
Prices fell by widely varying amounts across Calgary neighbourhoods. A detached house in Southwest Calgary, which had the highest prices in that city, dropped to $355 from $398 per sq. ft. Prices in Lethbridge actually rose nearly four per cent, while prices in Red Deer and St. Albert declined slightly. However, looking back historically, prices have risen considerably across all communities in the last 20 years – almost quadrupling in Edmonton and doubling in Calgary. CENTURY 21 Canada’s annual survey of data on the price per sq. ft. (PPSF) of properties gathers and compares sales data from its franchises across Canada from Jan. 1 to June 30 of each year. By looking at the price per sq. ft. at the same time each year, the firm is able to get a good idea of how prices have changed over time for similar properties. This year’s survey looks back 20 years in some markets to 1998 prices, as well as comparing 2017 prices with this year’s results. nexthome.ca 17

CONTEMPLATING CONDOMINIUMS
‘CONDO’ DOES NOT MEAN ‘APARTMENT’ LINDA PALFI
This is an open memo to anyone who wants to purchase a new build or write about new builds and the real estate industry in Western Canada: The word “condominium” is like the word “rental”. If you have a rental, it could be a rented apartment, a townhouse, or a single-family home. The same with a condo. Writing something about a rental tells us nothing except that the property or item is not owned by the person involved. The same limitation applies to condominium or condo, which only means that the property or item is owned, with some common property owned jointly with others and regulated by a board and bylaws. It does not describe the type of property. If a news story involves a residential complex, it may well be part of the story to specify whether it is a rental or condominiumowned. But it should be clear in every reference whether the property is an apartment, a townhouse, a duplex, a singlefamily home, or an industrial bay, as the case may be. Headlines, too, can sometimes be misleading, even though a headline should convey the essence of the story in just a few words. Headlines sometimes fail when a buzzword like condo is used, which may have readers
wrongly equate condo with an apartment. For example, the headline “Reunion held at condo” is pretty vague. Because a housing type is not specified, it can give us a mental picture of people meeting in any particular setting. And if we do formulate a picture of people gathering in an apartment, it could be wrong, as the setting might be a condominium-owned highrise, midrise or townhome. Plus, the story may not be about the setting at all, but about the reunion. A more pertinent headline, then, might be, “Reunion draws 150”. Let’s touch on the buzzword issue and the word condo. Any term that becomes a label carries a sense of judgment and is often an unfair simplification. We’ve long since learned this lesson as it applies to people, but sometimes we still fall into the trap as it applies
to people’s homes, be those mobile homes, rental apartments or condominium apartments. But if we label their homes, don’t we label the residents? The contraction condo is used too often because it’s short, because condominium homes are a growing part of the housing market, and because of news incidents that affect rented homes and condominium homes alike. So, one last time: Condominium and condo only mean that a property is owned, not that it’s an apartment.

Canadian home sales activity eases in OCtOber
The Canadian Real Estate Association (CREA) recently released its home activity report for the period between September and October, 2018, with some good news for homebuyers in some regions. The report showed national home sales fell 1.6 per cent and actual (not seasonally adjusted) activity was down by 3.7 per cent from the same time last year. The number of newly listed homes eased 1.1 per cent during this twomonth period. As well, the MLS home price index (HPI) was up 2.3 per cent year-over-year, while the national average sales price slipped by 1.5 per cent in the same period. While home sale activity is still stronger than in the first half of 2018, it remains below monthly levels recorded from early 2014 through 2017. Across the Prairies, benchmark home prices remained below year-ago levels in Calgary at -2.6 per cent, Edmonton, -2.4 per cent, Regina, -3.6 per cent and Saskatoon at -0.9 per cent. “This year’s new mortgage stress-test has lowered how much mortgage homebuyers can qualify for across Canada, but its effect on sales has varied somewhat depending on location, housing type and price range,” says CREA president, Barb Sukkau. “National sales activity lost momentum in October,” says Gregory Klump, CREA’s chief economist. “In part, this reflects waning activity in some urban centres in Ontario’s Greater 24 NextHome+CondoGuide | Dec. 7, 2018–Jan. 11, 2019

By contrast, the balance between sales and listings for housing markets in Alberta, Saskatchewan and Newfoundland indicates a weak pricing environment for homeowners who are looking to sell.” Sales were down year-overyear in slightly more than half of all local markets in October, but lower sales in Greater Vancouver and the Fraser Valley more than offset the rise in sales in the Greater Toronto Area (GTA) and Montreal by a wide margin. Trends continue to vary widely among the 17 housing markets tracked by the MLS HPI.
In British Columbia, home price gains have been diminishing on a year-over-year basis, with Greater Vancouver at +1 per cent; Fraser Valley, +6.8 per cent; Victoria, +8.5 per cent; and elsewhere on Vancouver Island, +11.8 per cent. The actual (not seasonally adjusted) national average price for homes sold in October 2018 was just under $496,800, down 1.5 per cent year-over-year. However, the national average price is heavily skewed by sales in Greater Vancouver and the GTA, two of Canada’s most active and expensive markets. Excluding these two markets from calculations cuts almost $114,000 from the national average price, trimming it to just under $383,000.

BUYING A CONDOMINIUM-TYPE HOME?
READ THE BYLAWS FIRST CODY BATTERSHILL
Unlike single-family homes, there are several rules and regulations you’ll have to abide by when living in a condominium-type home. They are known as bylaws. If you’re thinking about making a move into a condominium, I can’t stress enough that reading the building’s bylaws is one of the first things you’ll want to do before making any solid decisions. Do this while you’re still in the conditional sale / prospective buyer stage to make sure that your lifestyle will conform to these rules and regulations well before a firm sale. WHY READ YOUR CALGARY CONDOMINIUM BYLAWS?
To put it simply, this document governs everything that happens in your condominium. That includes important details such as (just a few examples): • AGE RESTRICTIONS: The age allowance of inhabitants (some buildings are adults only) • PET RESTRICTIONS: If you can have a pet and what weight / type (some buildings are pet-free) • RENOVATIONS: How you can do renovations (if at all) • PARKING RESTRICTIONS: Visitor parking, residence parking, what types of vehicles can be parked and where • PENALTIES: What to expect if the bylaws are not followed DETAILS MATTER
Believe it or not, some buildings
don’t allow pets of any kind while others will but only certain types, such as dogs, for example. Then sometimes, there’s also a sub-set of rules and regulations such as how big / heavy that pet can be. In other buildings, no one under the age of 18 is allowed to sleep inside at any time. If you have young children living in your current household, this might present a huge problem for you. Bylaws also explain aesthetic restrictions such as if you’re allowed to have coloured window coverings and planter boxes on your balcony. YOUR CAD SHEET
The condo corporation of any building is regulated and must act in accordance with its bylaws. These rules and regulations are registered at land titles and can be found on the Condominium Additional Plan Sheet, otherwise known as the CAD. Ask your real estate agent to get
a copy of the CAD sheet for you so that you can take a long, hard look at everything on the document before making any decisions. They should take a look at it, too, and bring up anything you might be concerned about. VIOLATING A BYLAW
Remember, violating a bylaw can result in a hefty fine or even a lawsuit and court hearings in the event of an extreme situation. Jack James students learn home-building skills A business/education partnership program between Homes by Avi and Jack James High School began many years ago to introduce students to the residential construction industry. The program was designed to provide students in Grades 10 to 12 with first-hand instruction in various aspects of the construction process as they work together with Homes by Avi professionals to build a home. The program helps students gain insight into different trades, develop an understanding of the home-building industry and explore career options, says Avi Amir, founder and chairman of Homes by Avi. “The program began as a way to get young people excited about what is out there and provide insight in the opportunities available to them when they are finished school.” Pam Blake, the off-campus co-ordinator and work experience teacher at Jack James, says 32 NextHome+CondoGuide | Dec. 7, 2018–Jan. 11, 2019
students begin in Grade 10 to learn various trades, from drywalling and framing to siding and roofing, and then get to put what they’ve learned into practice by working on an actual home being constructed by Homes by Avi. Students in Mike Coleman’s Wood Frame Construction 20 and 30 classes worked on the walls and framing on the main floor at the school before the home was moved to its foundation for completion. After months of hard work, the students saw the results of their efforts when Homes by Avi hosted a ribbon-cutting ceremony on Nov. 13 to celebrate the project they helped build – the Tristan model, a 1,424-sq. ft. two-storey, three-bedroom home, located in the community of Sunset Ridge in Cochrane. It is currently for sale, with the profits from the sale going back into the program to help fund future years. At the ceremony, high school
senior Jordyn LaPierre said: “This (partnership) has given many students an opportunity to show what we can do. If it wasn’t for Homes by Avi, I wouldn’t have gotten this opportunity to participate in framing a house and learning so much about carpentry, and I wouldn’t have found the job that I have.” LaPierre spent the summer as an carpentry apprentice with a local tiny home builder, and continues working in the evenings and weekends. She’s earned the respect from her co-workers and peers alike with an unparalleled work ethic.
