HOMES BY AVI

ups the wow factor for

Walden Semis » by HEATHER RYAN

W

ith the release of two new phases and the inclusion of new and improved specifications, Homes by Avi is upping the wow factor and making its highly successful Walden Semis (Mix & Match) even more desirable for buyers. The Walden Semis, which have been crafted by Homes by Avi in the southeast community of Walden over the past five years, present a wonderful collection of duplexes that are sought after by buyers “because they offer innovative floorplans and customers love that they can choose an upper floor plan that best suits their lifestyle,” says Michelle Mann-Donegan, 10 NEW HOME GUIDE | JANUARY 2 - 30, 2015

who shares area manager duties with Megan Pangilinan. “The initial feedback in our latest incarnation has been very positive,” she says. “Customers like the new and improved specifications, particularly the nine-ft. main f loor ceilings, and typically upgraded options like hardwood and quartz countertops that are now our standards.” Pangilinan adds that “over the duration of Homes by Avi’s time here in Walden, the semis have also been an attractive product line for a range of buyers as they have private backyards and no condo fees.”

Homes by Avi is thrilled to release two new phases: Phase 18, which includes 18 lots and four newly opened showhomes; and Phase 21 featuring 14 lots. More phases will follow in the future. The Walden Semis offer buyers tremendous choice with six different

HOMES BY AVI | Walden Semis

floor models presenting optional upper floor plans: double master, double ensuite; two bedrooms and a loft; and three bedrooms and two bathrooms. The homes range from 1,171 to 1,424 sq. ft. and start in the $360,000s. “What’s really nice about the new showhomes is they showcase all three upper floorplans so people can really get a good idea of what they look like,” Mann-Donegan says. Providing numerous floorplan options at an attractive price point “makes them appealing to first-time homebuyers, people moving up from condo and empty nesters and downsizers,” Pangilinan adds. Buyers are also attracted to the

terrific standard features including quartz countertops in the kitchen, choice of maple or thermofoil shaker style cabinets, a stainless steel kitchen appliance package, full-height tile backsplash, hardwood and tile flooring on the main floor and tile in the upper floor bathrooms. The four colour packages available allow buyers to personalize their homes and they can further customize by choosing from a variety of options such as upgraded showers, banjo vanities, fireplaces, built-ins (model specific), basement development and decks. All the homes come with front landscaping, poured walkways and a rear gravel pad with the option to build

a double detached garage. “Our Walden Semis are bright, inviting, cosy, open concept two-storey plans,” Pangilinan says. “They showcase three distinct architectural styles – Urban Modern, Prairie Traditional and Craftsman Traditional. Each offer something different for the buyer such as front porches, higher ceilings to parts of upper floor, larger square footage and various window sizes and configurations.” Buyer also love the location, Pangilinan adds. There are a variety of shops, services and amenities in Walden including restaurants, a gas station, a Save on Foods grocery store, as well as numerous pathways throughout that connect the community to parks and green space. “Walden is popular with young urban professionals who appreciate its unique urban modern architecture, amenities and close proximity to major routes (Macleod and Stoney Trails) and the LRT,” Mann-Donegan says. To learn more about the Walden Semis, visit the new Homes by Avi showhome parade at 603 Walden Dr. S.E., open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., call 403.536.7240 or visit homesbyavi.com JANUARY 2 - 30, 2015 | NEW HOME GUIDE 11

//FUNDAMENTALLY SPEAKING

Calgary remains one of the most affordable MARKETS IN CANADA » by WAYNE KARL

WAYNE KARL

is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at

wayne.karl@wall2wallmedia.com

or follow him on Twitter at Twitter.com/WayneKarl

Amid talk of high levels of household debt, varying real estate market conditions in some areas, and now oil prices, RBC Economics Research’s latest Housing Trends and Affordability report reassures that homeownership affordability is improving slightly. Housing in Canada became more affordable in the third quarter of 2014. “Owning a home was a bit easier in Q3 thanks to rising household incomes, low and steady interest rates and cheaper utility costs in many parts of the country – Toronto even saw some relief,” says Craig Wright, senior vice-president and chief economist, RBC. “With home resales sitting close to the highest levels since early 2010, the overall tone of Canada’s housing market is quite solid at this stage.” The way RBC’s affordability measures work is, the higher the measure, the more difficult it is to afford a home. For example, an affordability measure of 50 per cent means that homeownership costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in affordability. For the Alberta market, economic uncertainty associated with the recent slide in oil prices has yet to faze homebuyers, RBC says. A strong economy and rapid population growth continue to trump any worries that the province’s energy boom might turn into a bust in the near future.

For the Calgary market, specifically, “the boom continues,” RBC says. Resales set back-to-back quarterly record highs in the past two quarters. Demand still outweighs available supply in the area (albeit just modestly less so than earlier this year). Calgary prices continue to rise at the fastest pace in Canada (between nine and 12 per cent year-over-year depending on the housing type). Housing affordability deteriorated slightly in all three categories in the third quarter – up 0.6 per cent to 34.2 per cent for bungalows (meaning it became less affordable); up 0.4 to 34.3 per cent for two-storey homes; and up 0.3 per cent to 20.1 per cent for condos. Despite the sight deterioration in affordability, housing in Calgary remains quite attractive from a historical perspective and compared to other Canadian cities, and is being preserved by the high and rising levels of household income in the area, RBC says.

//CALGARYISM

3 nature-related, lovable aspects of Calgary » by CODY BATTERSHILL

CODY BATTERSHILL is the founder of Calgaryism and a top producing realtor at ReMax House of Real Estate. Born and raised in Calgary, Cody has a passion for helping his clients accomplish their real estate goals and loves to show off the best Calgary has to offer! He can be reached at 403-370-4180, @Calgaryism on Twitter and calgaryism.ca

Calgary has definitely earned its spot as one of the best places to live in the world for five consecutive years in a row (2010 to 2014) as reported by the Economist Magazine’s Liveability Survey. It’s true – Calgary has lots to offer its residents and more than ever before as the city continues to grow at an astounding rate. There are many quality characteristics that the “Heart of the New West” has that set it apart from the rest, making it an easy choice for people from all walks of life to call it home. Here are three of my own personal nature-related favourites. WONDROUS NATIONAL PARKS Calgary is very close to a handful of Canada’s National Parks where any visitor can discover majestic natural scenery and beautiful wildlife while having the opportunity to experience some outdoor fun while they’re at it. That includes the slopes; it doesn’t take long to hit the powder from Calgary’s city limits as there are more than five world-class ski resorts located less than a three hours’ drive away. In the summer, hiking, biking, rock climbing, camping and fishing are but only a few of the outdoor activities to do in Banff National Park, Glacier National Park, Jasper National Park, Kananaskis Country and in several other less visited wildlife reserves/natural areas. In short, Calgary is the ultimate gateway to the foothills and Rocky Mountains and beyond where the spoils of a spectacular Western Canadian coast await. GREAT (SUNNY) WEATHER I know that some may not agree with

28 NEW HOME GUIDE | JANUARY 2 - 30, 2015

me on this one, but did you know that Calgary has the most days of sunshine per year out of all the major Canadian cities? A 30-year study conducted by Environment Canada shows that Calgary received on average 2,405 hours of bright sunshine over 333 days. Now that’s a lot of sun! Apart from tons of sunshine, Calgary is located in a prime spot for experiencing a weather phenomenon called Chinooks that have the ability to warm up a cold winter’s day by several degrees Celsius. How about some spring in the middle of winter? Yes, please! On the other hand, Calgary can get very cold, even down to minus 40 degrees Celsius if unlucky, but since humidity is low there isn’t much of a “sting” from the cold winter wind in comparison to what that would feel like in more humid places like Toronto. URBAN MEETS NATURE Urban living meets nature seamlessly in Calgary. The greatest example of such would be the extensive network of river parks and pathways – one of its most acclaimed characteristics – spanning along the embankments of the Bow and Elbow River to the furthest reaches of the city. Calgary is proud to boast one of the most extensive network of paved pathways found in an urban centre in North America with more than 700 km of such, and with more than 42 km of these pathways cleared during winter, they are great for year-round use. Let’s not forget about how many open greenspaces, parks and interconnecting pathway areas the city has. Calgary Parks take care of more than 7,500 hectares of land at more than 3,400 sites. Th is is an astounding number of greenspaces to be found in an urban centre! Just another beneficial feature of the City of Calgary that makes it hard not to love living here! JOIN US Do you love Calgary as much as I do? If so, I and tens of thousands of other locals would love to know why at Calgaryism on Facebook, Instagram and Twitter. Share with us your photos, thoughts, events and anything else related to the wonderful city of Calgary. We hope to see you there!

Shane Homes makes designing easier

with HOMZZ.COM » by HEATHER RYAN

F

or close to 35 years, Shane Homes’ team of professional interior designers has designed hundreds of interior and exterior spaces and now those designs are available online in one easy to navigate location helping to make the design process easier for customers. Shane Homes is excited to offer homzz.com, which is a catalogue of hundreds of interior and exterior photographs of “our current and past showhomes that have been photographed over the years, as well as quick possession homes and customers’ homes who have made unique design selections,” says Brenda Welygan, senior creative and marketing associate for Shane Homes and Creations by Shane Homes. This library allows users to navigate through photos of the most popular Shane Homes and Creations by Shane Homes’ models, various exterior elevations and

optional floorplan layouts for kitchen and ensuites, Welygan says, “giving them a vast range of design and decorating ideas for their new home. Seeing these images, the various colour palettes, layouts and styles can be a great benefit in helping people design a home that suits their personal tastes and desires.” Homzz.com showcases professionally-designed, high-quality photographs so people can actually see

SHANE HOMES | homzz.com what the space looks like instead of having to imagine what it will look like from a floorplan layout. From the images, you can see how furniture fits within the space, and how the different interior and exterior finishings, features, colours and design styles can change the look and feel of the space. This online tool also has an Inspiration Gallery where users can view specific features such as kitchens, ensuites, entertainment centres, wet bars, fireplaces and spindles and rails. “This library helps people search through images and select ones they like; it helps them narrow down their style whether it’s traditional or contemporary,” Welygan explains. “They can also share the images they like on the most popular social sites available such as Twitter, Facebook and Pinterest, and they can create an ideabook where they are able to save all their favourite images and access them in one convenient location at a later date. “This allows them to share information easily with family and friends, but it also helps our team of interior designers as they are able to review the images saved in the ideabook with their customers, which helps make their interior and exterior selection process a lot more seamless,”

she adds. “This is very useful in helping our buyers find the right interior and exterior selections to suit their personal style. “Designing what your home looks and feels like as well as how it functions can sometimes be an overwhelming task,” Welygan says. “We hope our library of images will inspire anyone looking to build a new home or renovate their existing one.” “This is a great tool for our customers who are building a Shane or Creations by Shane home, but it is also a very useful tool for those who are looking to renovate their existing home or are just looking for design inspirations.” This exciting design tool is available online 24/7. Just visit homzz.com and navigate through the various Shane Homes and Creations by Shane Homes showhomes and check out the Inspiration Gallery. “Our image galleries are continually being updated with new photos being added, so people will benefit from checking back often,” Welygan says. Homzz.com is where design comes to life and Shane Homes is pleased to be able to offer this dynamic online tool, with hopes it will inspire and help customers design a home they love.

//DESIGNER ADVICE

Living in LAYERS » by YANIC SIMARD » photo courtesy of CB2

34 NEW HOME GUIDE | JANUARY 2 - 30, 2015

When the cool weather comes around, the wardrobe advice is always the same: dress in layers! Well, this practical idea isn’t just smart for outdoors – it works inside your home, too. When you want to warm up the look and feel of your interior environment, follow my guide to layering for warm winter perfection at home.

1

Layering fabrics isn’t just for furniture. Rugs can look amazing layered, too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat.

3

Pillows are one of my favourite ways to add style – they can move from living room to bedroom and beyond, and dress a room up or down. Rather than picking dramatic new colours, grab some neutral but bold patterns that can layer behind your existing favourites for a more fi lled-in feel.

patchwork quilt look that adds huge drama – mix five to seven smaller rugs in one room (check out the CB2 photo on the previous page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room.

TIP: For my YSS collection, I wanted a dash of liveable safari style, so I tamed a tiger print pillow in a warm tan and winter-white. An animal print like this adds unexpected drama standing alone on your dining chairs, or slinking between the sofa cushions. Safari Tiger Print Crewel Embroidered Square Cushion. Visit YSSelected.com

4

TIP: Layer rugs like crazy to get a

Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Deco-inspired vibe, so there’s no reason not to sprinkle one in, while letting the other dominate.

TIP: Bronze tealight votives reflect an extra-warm glow. Line up three, five or seven (odd numbers work best) on a silvery tray or cart for a contrast statement and sparkling mood-lighting. Bronze Rose Tealight Holder (pictured top); Talis Gold Hammered Platter (below). Visit YSSelected.com

3

Lush textures are great for adding warmth to the eye and the hand. A sumptuous blanket, folded neatly at the end of a bed or tossed casually on a sofa, adds some interchangeable luxury and can move between rooms for new looks.

4

TIP: Spread a blanket across the cushions of a sofa and tuck it in at the edges, for a noncommittal contrast-upholstery look. Pictured right: Chevron Jacquard Cotton Throw; Aspen Deluxe Faux Fur Throw. YSSelected.com

5

Don’t forget the vertical surfaces! An extra layer of drapery helps avoid heat loss through windows, so consider mixing a sheer layer with a heavy blackout-lined layer – you can keep your existing curtains and add a double rod.

TIP: A lightly patterned inner sheer (try a tone-on-tone white) under a solid heavy drape, draws the eye’s attention to the layered effect by adding drama to the background instead of the foreground.

LANDSCAPE Ideas & Options Âť by BRAD JACKMAN

O

ne should never underestimate the many benefits of creating a vibrant and functional outdoor living space customized for your home. Landscaping is essentially giving your house a home. Professionally landscaping your property provides a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds personal flare to your home’s exterior. Your landscape options include custom decks, patios, walkways, garden beds, trees, shrubs, lighting, fences, irrigation, drainage solutions, boulders, retaining walls, water features and barbecue pits. Clearly there are many aspects to landscape construction and it pays to explore all your options carefully. More importantly, hire a company with a strong portfolio.

Landscape 360. Professional Landscape Construction 36 NEW HOME GUIDE | JANUARY 2 - 30, 2015

With a variety of high quality products and many different design concepts, your landscape can be customized to complement any size and shape of property. Natural stone is the highest quality material to use for landscaping. Serenity, timelessness, balance, beauty and function are all traits of natural stone. Natural stone can be used in almost all facets of landscape construction. Lighting is another great way to enhance your outdoor space and bring your yard and nature to life. It provides your space with energy, safety, balance and interest. The ambient glow of landscape lighting sets the mood for your yard. Custom irrigation systems are an excellent way to conserve water and reduce your yard maintenance. This will allow homeowners to maximize the amount of water their landscape requires. An irrigation system is a far more effective way to provide your yard the water it craves, as opposed to running the sprinkler for a few hours. Homeowners have endless options when it comes to custom woodwork. Decks, pergolas, privacy walls, arbors and many other options are possible with wood. Kayu Batu is an extremely high

Resistant to decay, wear and dents, Kayu is an excellent choice to bring the luxury of inside outdoors. The key to enjoyment and the longevity of your yard is quality craftsmanship. Landscaping is a process that’s built in layers. Many of the steps are tedious, lengthy and labor intense. Progress can seem slow due to the preparative work required, with most typical contracts springing to life in the final few days of construction. Having professionals with the proper knowledge base who use high quality materials is a must. A locally owned and operated Calgary based company, Landscape 360 specializes in residential, estate and acreage landscape construction. Our philosophy is based upon professionalism, quality, trust and respect. Brad Jackman and Brian Smith lead a team of friendly, knowledgeable and hardworking staff. The principals have a combined 23 years of experience within the landscape industry, and are happy to help – whether you require a fully conceptual design or a smaller project.

If you require installation of major appliances, arrange to have professionals help you. › Load pre-packed boxes and items into a U-Haul or storage pod. //THE HOMEBUYING PROCESS

Lighting enhances the look and feel of your new home » by DONNA MOORE

DONNA MOORE

Executive Officer, Calgary Region Home Builders’ Association 403.235.1911 crhba.com

Buying a new home gives you an ideal opportunity to be creative with your lighting packages both inside and outside. Lighting does more than simply help you live and work in your home – it’s an integral part of interior design that will enhance the beauty of your home, give focus to a room, highlight your favourite possessions, create an intimate feel or make a room feel bigger than it actually is. Depending on the builder you choose, you may be offered standard and upgraded lighting packages, or you may be given a lighting allowance so you can choose the type of lighting that most appeals to your needs. Typically, your builder will refer you to their design centre, their designer or their chosen supplier, which allows you to explore what is available and get professional advice to help bring out the best in your new home. Ambient and accent lighting are two of the key considerations when making selections. Ambient lighting is often considered general space lighting because it provides overall illumination and defines a room or area, while accent lighting provides dramatic interest by drawing attention to selected objects or architectural features in the home. Homeowners may also want to consider the use of task lighting, which is light to work by. It must be tailored to the job and placed correctly to avoid shadows and eyestrain, especially in the kitchen or the home office/IT area. Lighting controls are another important feature because they let you control the combination and intensity of lights in various rooms, so you can adjust the lights to suit any activity, occasion or time of day. Most areas in your new home will benefit from a combination of these types of lighting. With the way builders design homes today rooms often serve a number of different functions, so having flexible lighting arrangements means you can enjoy different activities and create different moods in the same area. A good example is the kitchen, which often serves as a central area for meals, family activities and social gatherings. Here, you can combine track or recessed lights in the ceiling for overall lighting then add task lighting over the counter, sink and stove so you have plenty of light to work by and then have accent lighting for specific locations such as in glass-front cupboards. Some builders also offer under cabinet lighting in the kitchen, which creates a warm look and helps to illuminate the counter space. Other lighting ideas you may want to consider in your new home include: showing off your artwork with recessed down

TURNER VALLEY lights, track fixtures or spotlights; illuminating bookcases and shelves with directed ceiling lights; using a series of smaller lamps or pot lights in the stairwell; and even adding LED lights on the stairs. When it comes to lighting there is an incredible selection of options for all areas of the home. Be imaginative and consider your home’s features, furniture and special belongings and how you want to shed light on those subjects. And, don’t forget about the exterior appearance of your home. Lighting can enhance the appeal of the entrance at night, highlight architectural design features, display landscaping to full advantage and light up your walkways. With the wide range of solar lights available today you can have fun and be creative with your outdoor lighting. Finally, some other aspects to consider when choosing your lighting are safety, security, energy efficiency and automation. Talk with your builder, salesperson or a lighting expert and they can explain what’s available and help you determine the best options when planning your lighting for your new home.

//MORTGAGE MOGUL

Are you working with the right team? » by JASON ELDRIDGE As a first-time homebuyer, to say the task of purchasing one’s first home can be a little daunting could be putting it mildly. Making sure you are surrounded by the right team of professionals can make all the difference from start to finish. So, where do you start? Getting pre-approved for your mortgage financing is a critical first step. By doing so, you not only know what your purchasing power is, but you also have the knowledge of knowing your mortgage rates are going to be held for a minimum of 90 days, which will protect you if rates do go up during that time. As well, most realtors and or builders prefer if you have already been pre-approved for your mortgage. As soon as your mortgage pre-approval is in place, you will likely want to work with a realtor to help you find your first home. Based on your budget, the location, style, size and other requirements you may have for your future home, a real estate professional will be able to help you find the perfect place. They will also help you with the negotiation process that will undoubtedly occur with most purchase transactions. After the purchase price has been agreed upon by all parties involved, you may choose to get a home inspection done for your own piece of mind as part of the conditions of buying that home. By having a home inspection completed, you will know if your future home either require immediately, or will be subject to any costly repairs in the near future. Now that all of the conditions have been met as per your purchase contract, you will need to get property insurance.

Speaking with the company that holds your car or life insurance may be an excellent start. If you are looking to see if you can acquire better coverage at a lower cost, you may wish to seek the service of an insurance broker. Like a mortgage broker, they will shop your application to several different companies looking for the best price and coverage. Once you have negotiated a purchase contract, and have acquired a full approval on your mortgage financing, you will need to seek the services of a real estate lawyer. Like any professional, not all are created equal, so calling around or getting referrals from friends and family could be very helpful. Getting quotes, and finding out if they have time to work with you is very important as purchasing a home can be a time sensitive situation. Some lawyers offer an “all inclusive” fee for purchasing a home, while others may have a standard fee plus additional costs depending on the complexity of the purchase and the requirements of the financial institution providing the mortgage. By working with the right group of people to assist you with your first home purchase, you will find that if or when the time comes to sell and or purchase another property, you will be that more confident going through the process once again. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month…

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

48 NEW HOME GUIDE | JANUARY 2 - 30, 2015

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
