Smaller households, smaller homes Canadian households are shrinking, according to Statistics Canada data. Seven decades ago, the average household consisted of 4.3 people; by 2011, the average size had dropped to 2.5 people per household. While the majority of Canadian homes over the last century were built to support larger families, nowadays one or two people make up the majority of households. This is why condominium living have become increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change in the types of homes and apartments being constructed. The introduction of townhomes, lofts and condominiums is effectively servicing smaller families and singles who need homes and nearby amenities. While larger homes are still a need for some, the next time you see another crane in the air keep this new demographic dynamic in mind.

The move was intended to mostly impart a slight cooling on Canada’s hottest and most expensive real estate markets – Toronto and Vancouver. But the federal government’s recent decision to raise the down payment requirement for new insured mortgages from five per cent to 10 per cent for the portion of the house price above $500,000, could well have other unintended consequences. In particular, Calgary is among those markets that these new rules could

inflict additional cooling upon, at a time when conditions are already chilly enough. Prospective buyers have a few choices: buy before the new rules take effect Feb. 15, 2016; find a way to increase your down payment; or look at properties of less than $500,000. Find a way to protect yourself from this additional chill, until later in 2016 and 2017 when the Calgary economy and housing market is expected to begin warming up.

The escarpment, which provides picturesque views of the Sheep River and the Rockies is a significant feature, “because it runs around the community, and we’re going to make sure it’s accessible to everyone by creating pathways and vista park spaces where people can

sit and enjoy the views,” she adds. MountainView is comprised entirely of single-family homes creating a family-friendly, small-town atmosphere where people can get to know their neighbours. MountainView’s builders Excel Homes and Sterling Homes are currently selling move-up and estate homes with front-attached garages in various styles and sizes. The builders have two showhomes each on a parade located in Phase 2. “People love the community because of the location; it has great access to the city and mountains,” says Doug Anderson, Sterling’s area manager. “It’s a very quiet small

Both Excel and Sterling are crafting homes that feature architectural styles – Mountain Alpine, Tudor, Arts and Crafts, Prairie and Craftsman – that were chosen to reflect the community’s picturesque natural setting. Residents in MountainView can enjoy a round of golf at their doorstep as the community is adjacent to the D’Arcy Golf Course, and it’s a short walk to Okotoks’ historical downtown that features a charming mix of boutiques and shops. There’s also an array of shops, including big box retailers, grocery stores, coffee shops, restaurants and a variety of other amenities and recreational facilities just a short drive away. An additional benefit to residents is that they’re only a 15-minute drive to south Calgary with easy access to Hwy. 2 for a quick commute, and the foothills and Rocky Mountains are close by. will start their New Year off by thinking about buying and moving into a new home sometime in the near future. Buying a new home is a big decision and an important investment, and there is a lot to consider. You want to buy with confidence, enjoy the experience and know that you have made the best decision for you and your family. Typically, the process takes place over a substantial amount of time and in several stages. To begin with, you want to take some time deciding your priorities – what you want, where you want to live and how much you want to spend. Then explore the variety of homes available. Start by doing some pre-planning before you go house hunting. Discuss with everyone in your household what they want in a new home, the yard, surroundings and overall location. Make lists of what’s important and divide them into musthaves and would-be-nice-to-haves. Before you look at prospective homes, consider these factors: » Think about the community, the distance to work, traffic and availability of public transportation. How far away are you from schools and child care, and what about places of worship, hospitals and libraries? What’s the distance to shops, services and other amenities and how close are greenspaces, pathways, tot lots, sports fields and other recreational facilities? 10 YPNEXTHOME.CA

» When it comes to your home, think about the style, size and the number of bedrooms you need now and down the road. Do you require a garage, a home office, a bonus room or storage? » When looking at the layout, do you prefer open or divided spaces, formal or informal, and is there flexibility in the design so it can change as the family grows? Are there mobility restrictions and health considerations to consider when looking at the layout? » What are your outdoor space needs – yard, garden, deck and fence? » Consider energy-efficient materials and products that go into the home. » Pre-wiring requirements for automation, security systems, entertainment and business should be looked at, as well as if you want a vacuum system, underground sprinkler system or air conditioning. » Most importantly, before you being home shopping, you need to decide on financing – the down payment you have available, desired monthly mortgage payment

and other obligations and financial needs. Get mortgage pre-approval so you know the price range you should be looking at. Once you’ve considered these aspects, check the website of the Canadian Home Builders’ Association - Calgary Region (chbacalgary.com) for a list of member builders in your community and you can check ads and articles like those found in the New Home Guide to get a sense of what builders are offering. Talk to family, friends or co-workers who have recently bought a new home to learn from their experiences. Browse the Internet for information about builders, homes, communities, products, financing and other advice. The key to successful house hunting is to take your time, take a thorough look at everything and ask lots of questions. Window of opportunity Mortgage rates remain at historical lows, so take advantage while you can – but carefully By Wayne Karl

LAST YEAR was a notable one in the

mortgage world: The Bank of Canada dropped its influential overnight target rate – not once, but twice. In its latest announcement on Dec. 2, the BoC held the rate at 0.50 per cent – where it had been since July after dropping it from 0.75 per cent, where it had been since January 2015 when the Bank dropped it from one per cent. Just a bunch of numbers, right? Perhaps, but some experts are now saying rates won’t begin to inch up from these historical lows until 2017. This means an extended window of opportunity for those looking to buy a home. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a longterm view of your home purchase. For example, some markets have recently experienced cooling prices and softening sales. But even if

that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stresstesting” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.

One day, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent. First-time homebuyers: 3 steps required to get into the market By Alyssa Richard

MORE ADVICE ONLINE ypnexthome.ca/news/advice PURCHASING A HOME will be one of the biggest investments you’ll ever make. If you’re just starting to look, there are a few steps you’ll need to take before you can buy a home.

Determine how much you can afford First, you have to determine what you can afford. Your affordability is based on your household income, your current monthly debt payments and the costs associated with owning a home (such as property taxes, heating costs, and condo fees). A lender will also look at two ratios to figure out how large your mortgage can be. The first is called the gross debt service ratio. Your monthly housing costs for (principal and interest, taxes, and heating costs) shouldn’t be more than 32 per cent of your gross income. The second is called the total debt service ratio, which includes your housing costs as well as any loan expenses (such as credit card and line of credit payments, and car loans or leases). This ratio shouldn’t be higher than 18 YPNEXTHOME.CA

40 per cent of your gross income. You also have to come up with enough money to make a down payment. You’ll need to have a minimum of five per cent. If you’re able to come up with a down payment of 20 per cent or more, you won’t need mortgage loan insurance. And you should also have money saved for closing costs, which could be between 1.5 and four per cent of the purchase price of your property. Dip into savings Once you’ve determined how much you’ll need, you’ll have to find a source for your down payment and closing costs, one of which can be your RRSP. Under the Home Buyers’ Plan, you can withdraw up to $25,000 from your RRSP on a tax-free basis as long as the funds have been in the plan for more than 90 days. If you’re purchasing a property with a partner who’s also a first-time buyer, you’ll each be able with withdraw $25,000. Keep in mind that the money has to be paid back starting the second year after you make the withdrawal and you have up to 15 years to repay the amount. If you don’t make an annual payment, you’ll have to declare it as taxable income on your tax return for that year. If your RRSPs or other savings aren’t enough, your family may be

able to help you. In fact, an April 2015 BMO survey found 42 per cent of first-time buyers expect their parents or relatives to help pay for their first home. Shop for a mortgage It can pay to shop around. If you and your partner go with the first mortgage rate you find, you could end up paying a lot more. Let’s assume the following: you plan on buying a $500,000 home with a $400,000 mortgage, your amortization period will be 25 years, and you have a five-year fixed rate of 3.5 per cent. That means your total mortgage payment will be $1,997 a month. But if you do a little research, you could save some money. If you’re able to get a mortgage with a fiveyear fixed rate of 2.5 per cent, your payments will be $1,792, a difference of $205 a month or $2,460 a year. That’s why you should look for the best mortgage rates. You need to be ready financially before you’re able to purchase a property.
