uying a brand-new home offers you an opportunity to customize it to your liking. It can be a dream come true and an investment for the future – but don’t forget, it’s also legal transaction. The term “get it in writing” has never been more important in the case of the new-home purchase, since such a document outlines everything your home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms and conditions between you and your builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon. Since building a home is much more complicated than a resale transaction where the unit and/or property likely already exists, there is

no set Agreement of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, so contracts can vary from one builder/developer to another and from province to province. Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand what it contains. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality.

Ask those taxing questions Whether from your mortgage broker or financial advisor, the right answers could save you hundreds if not thousands

W

hen you’re buying a home, particularly your first home, you will need the advice of several professionals: builder, lawyer, mortgage broker or banker, financial advisor and so on. But none of them has the personal stake in the deal that you do. Indeed, it is your transaction, your future and, ultimately, your money. This is why it’s essential to ask questions. Don’t understand something? Ask. Don’t get a satisfactory answer? Ask again.

Take this scenario brought to our attention by Alyssa Richard, CEO of ratehub.ca. First-time buyers who are looking to buy together with a buyer who is not a first-timer, can still use the Home Buyers’ Plan to withdraw $25,000 from their RRSP, tax-free, for a down payment. But they cannot claim the FirstTime Home Buyers’ Tax Credit of $750. Whatever your own circumstances, take the time to ask those challenging, if difficult, taxing questions. The answers could save you hundreds, if not thousands, of dollars.

wo gorgeous showhomes that exude luxury and style are wowing visitors to Auburn Sound, in the master-planned lake community of Auburn Bay in southeast Calgary. Crafted by Jayman MasterBUILT the showhomes officially opened in mid January and they’re attracting a high volume of people who love the designs, features and location. “We’re getting a great response and our showhomes are really proving popular with buyers,” says sales associate Dianne Miller. “Both showhomes are new models for Jayman and they provide spacious, open plans, which are great for those who love to entertain. “Jayman MasterBUILT is known for their gourmet kitchens and people love the kitchens in both these homes because of stainless steel appliances that include a gas cook top and a built-in wall oven and microwave, large islands and granite countertops,” she says. “They also love the his and her ensuites complete with large soaker tub, comfort shower with bench and separate vanities and walk-in closets.” The 2,788-sq.-ft. Windermere showhome has an elegant 12 New home Guide | feb 28 - mar 28, 2014

feel, with its light tones and front flex room that has been decorated as a formal dining room, but it could be used as a home office. Jayman showcases an upgraded kitchen in Windermere featuring stunning JennAir appliances, cabinets that extend into the dining nook with a built-in wine/beverage fridge, a TV above the pantry and you’ll love the granite waterfall on the island. Across from the kitchen, a spacious great room is highlighted by a wall-centred fireplace surrounded in tiles from hearth to ceiling. Upstairs, the owners’ suite provides substantial space to relax and that luxurious ensuite with a spa-like free-standing soaker tub and glass shower. Down the hall are two generous secondary bedrooms, full bathroom, laundry room and a huge bonus room. The 2,601-sq.-ft. Venture has a more rustic feel, with its barnwood look hardwood floor and warms colours. The home offers a built-in office space off the entry and a walk-through pantry. The kitchen is highlighted by a sleek steel backsplash above the gas cook top and behind a drop down steel and glass hood for dramatic effect. The great room features a wall-centred fireplace

surrounded in mosaic tile with a wood frame adding a warm, cosy feel. Upstairs, the owners’ suite provides a private retreat for parents as it’s separated from the two secondary bedrooms by a large central bonus room and the laundry room. “The Venture is popular with young families because having the central bonus gives parents and kids their own space, and you can set the kids up to do their homework in the office while you’re preparing dinner,” Miller says. Both showhomes present optional lower level developments featuring elements such as a fourth bedroom, rec room and wet bar and even a wine cellar. The 2014 Sochi Winter Olympic Games are now in the books, and Canada did great! While it is easy to look at the medal count, here are a few facts that aren’t as easily discovered about Canada in past Winter Olympic Games.

AT LEAST ONE

FIRST IN CANADA

Did you know? Canada has competed in every Winter Olympics since the first one in 1924? On average, Canada has ranked very close to eighth overall for gold medal count out of all 21 Winter Olympic Games at 8.14.

Feb. 13, 1988: The opening ceremonies for the 1988 Winter Olympics took place in Calgary, the first Winter Olympic Games held in Canada. Vancouver is the only other Canadian city to have held the Winter Olympics (2010). Montreal held the Summer Olympic Games in 1976.

Did you know? Canada has won at least one medal at every Winter Olympics we have competed in. From 1924 to 2010, Canada won 52 gold, 50 silver and 48 bronze medals. CONSISTENT COMPETITOR

NUMBER ONE

Did you know? Canada won the most gold medals at the 2010 Vancouver Winter Olympic Games with a total of 14? In addition, Canada also won seven silver and five bronze medals, for a total of 26. To put things in perspective, Germany came second in the gold medal count with 10 and the USA in third with nine. OUR FIRST GOLD

Did you know? Canada won its very first gold medal at the 1924 Winter Olympic Games in men’s ice hockey? We started out strong to say the least by beating Switzerland 33-0, Czechoslovakia 30-0, Sweden 22-0 and Great Britain 19-2. Canada faced more of a challenge in the finals when they played the USA, but still won 6 to 1. JOIN US

It was almost one year ago – March 2013 to be exact – that Target Corp. began opening the fi rst of its approximately 125 store openings in Canada. The U.S. retail giant announced in 2011 it was moving north with a $1.8-billion acquisition of up to 200 Zellers store leases, with most of the initial openings coming from renovating existing Zellers locations. While the expansion may not have gone quite as planned, with Canadian consumers not exactly enthralled with Target’s product offerings and pricing strategy, there’s no question the move will continue to have a significant impact on the Canadian retail landscape – particularly as the company builds greenfield outlets in new locations. Now comes news that Wal-Mart plans to spend $500 million completing 35 supercentre projects over the next year. The U.S. retailer says it will spend more than $376 million to build, expand, relocate or remodel stores, as well as invest additional funds on operational improvements. For homeowners and prospective homebuyers, this is all good news – and a very good reason to pay attention. Such major retail developments are a significant influence on land development and housing. When the likes of Target, Walmart, RONA and other major players set up shop, particularly in a new location, it’s a good sign an area could be on the upswing. Like proximity to mass transit, schools and other amenities, being close to shopping is a major attraction for builders and, of course, prospective homebuyers. These features are among the key determining factors to enjoying your home while you live there, as well as for potential resale value in the future. Large retailers and commercial ventures don’t just pop up in the middle of nowhere or in declining neighbourhoods. These companies make careful, long-range and well plannedout decisions in lockstep with municipalities and developers, based on hard data, research and demographic information. This is why major retail expansion is good news: it’s an indicator the economy continues to strengthen; and, for those looking to buy a home, it’s a sign to look out for new or

Large retailers and commercial ventures don’t just pop up in the middle of nowhere or in declining neighbourhoods.

expanding neighbourhoods and solid buying opportunities. Such retail developments, combined with the associated employment gains and economic and infrastructure improvements, point to new and expanding homebuying options. So, while you’re out there looking for your new home, look around for the big box stores. If they see a bright future for your prospective neighborhood, chances are it will make a sound buying decision for you.

With only minimal lots remaining, you’ll want to run out to get one of these amazing walkouts. Enjoy lake life in the award winning community of Mahogany. Stepper Custom Homes has three remaining walkout lots that back onto beautiful wetlands. These highly sought after lots are also in close proximity to the main beach area. Homes start from the mid $600’s and come with over 2,500 square feet of living space. Visit us online at stepperhomes.com to get more information.

RRSPs:

They’re not just for retirement anymore » by Gail vaz-oxlade With tax season just around the corner, you may be thinking about your RRSP contribution. There was a

Gail Vaz-Oxlade

time when the only thing an RRSP was used for was saving for retirement, but this is no longer the case. These days, you can use your RRSP as a savings plan for a down payment on a home, among other things. It’s fair to say that the RRSP has become Canadians’ favourite savings account. The problem with RRSPs being all things to all people is that its wider scope, its greater flexibility, its move from a hands-off-don’t-ever-touch-this-money retirement plan to a you-can-use-it-whenever-you-can-justify-it savings account is that the process of identifying your investment strategy has become more complex. Most people say they don’t have enough money to maximize their RRSP and set aside a non-registered emergency fund, which explains the overlap between retirement savings and other types of savings that take place within an RRSP.

The first question to ask yourself when choosing investments for your RRSP is, “When am I going to use this money?” The first question to ask yourself when choosing investments for your RRSP is, “When am I going to use this money?” If you’re using a portion of your RRSP savings as your emergency fund, then keep that portion of the RRSP assets fairly liquid so you can access the money in an emergency. If you’re tapping into your RRSP to buy a home, you’ve got a short- to medium-term investment horizon and must choose investments that suit. So you’ll have to forgo equities in favour of a more-conservative investment portfolio. Since you don’t have the time to wait out the bumps in the road that are part of the equity-investment experience, you have to settle for less return. Being clear on how you plan to use your RRSP dollars is especially important when those dollars are being contributed to a spousal plan or the contributing spouse could find money withdrawn from that plan taxed in his or her hands. The rules for withdrawals from a spousal RRSP state that if money is 18 New home Guide | feb 28 - mar 28, 2014

taken from a spousal plan within three calendar years of a contribution, that money could be taxable at the hands of the original contributor, defeating the original income-averaging strategy. Make spousal contributions by the end of the calendar year as opposed to in the first 60 days of the new year, since spousal contributions are measured on a calendar-year basis. If you delay your contribution, you’ll end up extending the withdrawal period by another calendar year. Perhaps the toughest part about using your RRSP for myriad purposes is keeping track of which of your RRSP dollars is for what. Here, consolidation may work against you. Instead, consider opening a separate RRSP for each of your purposes and file your statements based on what you’re trying to accomplish. Separate accounts will not only help you stay focused on the purpose for which you are saving, it will allow you to keep your time horizon in perspective. While the money in your RRSP is yours and you decide how to spend it, don’t sacrifice your long-term goals for short-term ones. It’s easy to get focused on a single objective to the exclusion of all others. To be balanced, look at what you want your savings to do for you long-term, medium-term and shortterm. If you’re saving for a home, instead of putting this year’s total RRSP contribution into your “Home Ownership RRSP,” consider dividing it equally between home ownership and retirement. It will take a little longer to get into your dream home, but when you do, you won’t be behind in terms of retirement planning.

Cedarglen Homes brings the Wellspring Calgary experience to Auburn Bay Thursday, Feb. 13. The celebration featured a formal presentation with MLA Rick Fraser and dignitaries from Cedarglen Homes and Brookfield Residential Properties, Wellspring member testimonies and tours of the new home. “The generosity of Cedarglen Homes, their suppliers and trades shows a form of giving the Calgary community has never experienced before,” says Morris. For more information, contact: Kathryn Bechthold, CEO Alchemy Communications Inc. kathryn@alchemycommunications.ca 403.819.2547

Cedarglen Homes, with Brookfield Residential, is launching a whole new way of giving back to the community. The companies have donated one of their

showhomes in Auburn Bay to the local cancer support centre, Wellspring Calgary. The temporary south location will give Wellspring the opportunity to offer its programs and resources in south Calgary to people living with cancer and their families and caregivers. In June, the house will be sold, and the value from the sale will be donated to Wellspring – a doubly impactful gift! “Cedarglen Homes has always supported and valued the communities that we help build,” says the company’s President Howard Tse. “Establishing a partnership with Wellspring Calgary in Auburn Bay allows this unique charity to provide information, host special programs and serve as an oasis where people faced with cancer can come together with others who can positively affect their journey.” “This extraordinary gift from Cedarglen Homes will have a significant and positive impact for Wellspring Calgary now and for years to come! While it is open, the home will provide a temporary platform for Wellspring Calgary to share programs and resources in south Calgary to individuals living with cancer and their caregivers. The proceeds of the sale of the home will provide vital and predictable funding to support our ongoing programs for years to come,” says Patti Morris, executive director of Wellspring Calgary. To celebrate the grand opening of the temporary Wellspring Calgary home, Cedarglen Homes, Wellspring Calgary and Brookfield Residential hosted an event on

›› Live in the moment. We have become a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. The next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, the beauty of a table set with care (candles, flowers and cloth napkins). You’ll feel less frazzled and more peaceful. ›› Let go of the “shoulds.” The next time you catch yourself thinking guilt-inducing thoughts like “I should go to the gym,” or “I have to wash the windows,” shift your perspective. Find a way to make the task more enjoyable so you can replace the “should” and “have to” with “like to,” “want to” or “could.” Re-framing your thoughts in this manner puts you in control because you are deciding to do the task out of desire, not criticism. Another option is to re-evaluate the task to see if it really is a necessity, or if you can drop it from your “to-do” list altogether. ›› Put yourself out there. Life has a way of flowing effortlessly when we put ourselves out there. If there’s something you’ve been wanting in your life, take one small action toward it and notice how other things fall into place. It could be a simple phone call you’ve been putting off, a book you’ve been meaning to read or a website you’ve wanted to visit. Do it now and have faith in the power of taking that first step. ›› Tie up loose ends. Regularly schedule one hour a week to devote to tying up loose ends. These little “to-dos” take less time to complete than you think and yet, left undone, eat away at you, draining your energy and clouding your mind. If you finish in less than an hour, use the extra time to reward yourself with a special indulgence.

22 New home Guide | feb 28 - mar 28, 2014

›› Eliminate catalogue clutter and enjoy mental freedom. Are catalogues piling up on every flat surface in your office? If you’ve had them for more than three months and still haven’t read them, it’s time to take an honest look at whether they are adding value or complicating your life. Go online and remove your name from catalogues you don’t read, and cancel magazine subscriptions that clutter your life, drain your energy and rob you of peace-of-mind. You can always purchase the odd magazine or two when you have some extra time to devote to reading. ›› Make bill paying easier by synchronizing due dates. Paying bills can be time consuming and difficult to keep track of, especially if they are due at various times throughout the month. Consider calling all your creditors and having the due dates on your monthly bills changed to either the 1st or the 15th of the month. Put a reminder on your calendar to ensure that they’re paid on time. Consolidating tasks saves time and mental energy. ›› Create kits to make life easier. Items that are used together should be stored together to make tasks easier and save you time. Store all your knitting supplies in one bin; your gardening supplies in another. Imagine how much easier it will be to wrap gifts when your gift bags, cards, scissors, bows, tape and pen are all stored together!

Orion’s dynamic contemporary style popular with buyers in

Nolan Hill » by Heather Ryan

W

ith a show-stopping kitchen and an eye-catching ensuite that reflect a dynamic contemporary look, it’s easy to see why buyers have made the Orion one of Shane Homes’ most popular models in northwest Calgary’s Nolan Hill. The Orion showhome, a 2,068-sq.-ft. two-storey with front attached garage, “is one of our best selling plans and it gets a great response from visitors,” says area manager Jeff Luif. “We’ve had hundreds of people come through this showhome and the gourmet kitchen and luxurious ensuite make a lasting impression; they really make the home stand out on the parade and a lot of buyers want to duplicate them in their homes. “The showhome presents a very contemporary look that offers new ideas for decorating and high end features that you typically see in an estate home; it’s really something different and people love it,” Luif says. “A lot of people also say the home feels much bigger than the square footage because of the openness – it’s very well designed.” From the entry, you’ll adore the bright and spacious feel from the nine-ft. ceilings to the grand view through to the rear of the home, made possible by the open stairs. There is room in the entry for a bench or hall table and a corner niche adds a

decorative touch. The grey-toned tile floor and cool grey and crisp white colour scheme presents an inviting, sleek, modern look. At the rear of the home, the kitchen is simply stunning with its European style, two-tone high-gloss cabinets in white and dark brown, white quartz countertops, full-height glossy white tile backsplash with border and sparkling stainless steel appliances including a built-in wall oven and microwave. However, the focal point is the absolutely gorgeous island with its gas cook top and a stainless steel and glass hood that drops from the overhead bulkhead for a dramatic look. The

quartz-topped level island also offers ideal space for food prep and there is ample seating for casual meals or entertaining at the breakfast bar. Across from the kitchen, the elegant great room is highlighted by a modern, rectangular wall-centred Cosmo fireplace that is surrounded in decorative tile from floor-to-ceiling and features a large niche above for artwork or a big screen TV. Beside the kitchen, the nook ensures substantial space for casual or formal dining and a single door to the rear deck makes it easy to take your dining and entertaining outdoors. A corner door in the kitchen opens to the walk-through pantry that leads to

the mud room and garage entry and there is a convenient half-bath. Upstairs, owners will adore their suite, which can accommodate a king-sized bed, but the highlight is the stunning ensuite that includes a soaker tub that extends out from the wall and separates the large his and her vanities, a separate built-in make-up table, walk-in glass shower, private water closet and a large walk-in closet. Down from the owners’ suite are two good-sized bedrooms for the kids, a main full bath and a large laundry room. The bonus room adds a distinctive wow factor with its gorgeous built-in entertainment centre providing exceptional space for electronics and other items including room for your big screen TV. Large windows allow for plenty of natural light and create a comfortable atmosphere for enjoying your favourite shows or movie night with the family. You can visit Shane Homes’ Orion showhome, and check out the Tofino showhome in Nolan Hill, located at 258 Nolan Hill Blvd. N.W., open Monday to Thursday 2 to 8 p.m., and weekends noon to 5 p.m. For more information, call 403.536.2302 or visit shanehomes.com

The showhome presents a very contemporary look that offers new ideas for decorating and high end features that you typically see in an estate home; it’s really something different and people love it.

Group promotes national approach

to elevating consumer understanding of mortgage risks The Mortgage Broker Regulators’ Council of Canada (MBRCC) is helping consumers across the country gain a better understanding of the risks and responsibilities related to obtaining a residential mortgage. The organization has developed a pamphlet, as well as educational content for its website, to ensure that Canadians in all provinces have access to practical information and important considerations about mortgages.

Know Your Mortgage Risks & Responsibilities, the materials developed by the MBRCC, are part of the organization’s efforts to improve mortgage consumer education. “It is important that borrowers understand the key considerations and implications when agreeing to a mortgage,” says MBRCC Chair Kirk Bacon. “Educating consumers helps them make more informed decisions. This is true regardless of the province they live in.” The information was developed for use in all MBRCC

member provinces. The educational materials and the types of information borrowers received on mortgage risks and responsibilities vary from province to province. “Given the differences, we felt it was an area in need of further collaboration from the provincial mortgage broker regulators,” Bacon adds. The MBRCC developed the pamphlet as a disclosure tool for mortgage brokers to provide to their clients during their initial discussions. It is designed to ensure that borrowers are knowledgeable from the outset, as well as to help stimulate discussions with the broker. “Brokers play a critical role in educating borrowers. Their clients look to them for information and advice. We appreciate their help in getting this information to the public,” says Bacon. The pamphlet introduces readers to mortgage risks and responsibilities and points them to the MBRCC website for further information. The pamphlet is also available on their website for brokers to download and print at their convenience.

limited to deducting, at best, a small percentage of the interest where we use a home office for business purposes. However, using non-traditional planning, we are able to deduct potentially 100 per cent of the interest costs. Your tax savings will vary based on where you live in Canada, your income level and the amount of interest you pay. As a quick example, though, with a mortgage of $200,000 at 4.5 per cent, your tax savings could be approximately $3,000 per year. While this may not by itself create financial freedom, imagine receiving these savings year after year – with minimal effort required. Imagine the impact of a higher interest rate or larger mortgage. A popular nickname for describing some of the possible techniques is the “Smith Manouevre,” coined by Frasor Smith. A variety of versions of the plan exist, and vary in aggressiveness and implementation to suit your needs and comfort. With a Supreme Court decision related in part to questions surrounding the appropriateness of interest deduction plans, tax advisors have largely been given the green light to help clients restructure their affairs in an optimal fashion. In its simplest form, these interest deductibility techniques allow homeowners the ability to convert the non-deductible portion of the interest on their mortgage to fully deductible over a period of time. The period is typically several years, however, your financial situation and aggressiveness may dramatically decrease this time. A variety of mortgage products provide the ability to divide your mortgage into at least two segments, which allows you to track the interest expense on these segments separately. Your total mortgage will typically be set at 75 to 80 per cent of the value of your home. If you are permitted a total mortgage of $200,000 on your home, you may start with the “bad” portion (non-deductible) of the mortgage at this $200,000 and the “good” portion (deductible) of the mortgage at zero. As you make payments on the mortgage, your principal on the bad mortgage will decrease, leaving you additional room to borrow on the

good debt. In other words, your total mortgage may still be $200,000, however, it is divided between good and bad debt. So, what do you do with this good debt? You invest. Traditionally, this was thought of as an excellent vehicle to acquire mutual funds and similar investments. However, this may be a great opportunity for you to go beyond that and invest in your business. You may be able to shorten the conversion time of your bad debt where, for example, you have non-registered financial assets that can be sold and the proceeds used to pay down some bad debt. Tax refunds, inheritances, unexpected sources of funds, extra mortgage payments are further ways of speeding up the conversion. While restructuring must be done properly, your efforts will be rewarded. Talk to your tax, mortgage and investment advisors to determine whether such a plan can work for you and that you are comfortable with the full implications. Also, work closely with your mortgage advisor as you pay close attention to the features of the mortgage product that you use to ensure you have the required flexibility to accomplish your goals. There are significant differences between the products beyond the interest rates which command your attention. This article is brief in nature and omits many important details that may dramatically change how financial plans may affect your particular situation. This should not be considered tax, investment, business or similar advice. Before implementing any plans, always discuss in full with your tax advisor and other relevant advisors.

//MAKE YOUR MOVE

Technology on the move » by CHUCK RESNICK Let’s face it, your electronic devices make the world go ‘round. Being in the moving business, we realize how important those items are to families.

CHUCK RESNICK is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

One of the most common questions we get is how to transport electronics safely, especially big-screen TVs. During a move, whether it’s across town or across Canada, it is important to give these items special treatment so they arrive in one piece and in good working order. The best advice we have for accomplishing this goal requires some forethought: keeping the original boxes and foam spacers the electronic items came in. That is truly the safest method for moving them. Of course, people rarely keep these boxes, so there are specialty boxes and crates designed specifically to move big-screen TVs safely. People who do their own packing and moving should be aware of how easy it is to damage one of these units. Spending a few dollars extra to purchase or rent one of these special boxes can make all the difference. Another thing to remember is that most of these television sets are mounted on wall brackets, and moving companies are reluctant to disassemble the wall mounts or assemble them at the other end. Usually, if something is going to go wrong, that’s when it will happen – and again, people rarely keep the installation instructions for the brackets. It’s far too chaotic on moving day to try and find instruction manuals. The best plan when preparing for your move is to take the TVs off the walls yourself ahead of time and have them ready to be packaged properly. Here’s a tip for anyone disassembling electronics for a move: Get your digital or phone camera and take photos of the wiring connections on the backs of the TVs, cable boxes, DVD players and the like. When it comes time to reassemble them, it will be much easier to reference how they were set up originally, saving time, stress and frustration.

During a move, whether it’s across town or across Canada, it is important to give these items special treatment so they arrive in one piece and in good working order.

42 NEW HOME GUIDE | FEB 28 - MAR 28, 2014

The same goes for stereos and gaming systems. Many teenagers leave their entire gaming systems hooked up until moving day. It’s up to them to disassemble their systems and hopefully place them into their original packaging. If not, the best thing to do is wrap consoles in anti-static bubble wrap and place them into appropriately sized boxes so they won’t move around during the trip. In fact, this is the best way to treat most electronics items. That includes computers – especially desktop units. We have specialty boxes designed specifically for them that can be bought separately. If you choose not to go that route, then surround the unit with anti-static bubble wrap and place it into an appropriately sized box. And here’s a handy tip: pack the associated hardware with the electronic item. For instance, Place your computer’s mouse, keyboard, power cord, scanner and printer cables into the same box. When these items all arrive together at your new digs, you’ll be very glad you did!

Saving for retirement outranks reducing debt in 2014 for Canadians: RBC POLL

Reversing last year’s rankings, more Canadians are citing saving for retirement as a top financial priority compared to those who are prioritizing paying off debt, according to the 24th Annual RBC RRSP Poll. More than half (52 per cent) are now focusing on increasing their retirement savings, with 48 per cent placing a priority on debt reduction, compared to 44 per cent and 54 per cent respectively in last year’s poll. This reversal of financial priorities is even more marked among middle-aged Canadians – those 35 to 54 years old – with almost two-thirds (62 per cent versus 52 per cent last year) focusing on saving for retirement ahead of reducing debt (52 per cent versus 56 per cent). “These findings indicate Canadians are more comfortable with how they are managing their debt and this is allowing them to focus more strongly on retirement savings this year,” says Bill Hill, national retirement planning consultant, RBC.

“To help ensure those savings will support the retirement they have in mind, we recommend they review their lifestyle and financial goals with a financial advisor as early as possible.” The annual RBC poll also found that RRSP ownership among those aged 35 to 54 has jumped to 68 per cent from last year’s 58 per cent. In addition, one-quarter (26 per cent) of middle-aged Canadians has determined they will need to save, on average, $545,000 for a comfortable retirement. “This is the age group that needs to be planning now for the lifestyle they want to have in retirement,” Hill says. “As Canadians who have already retired know, there is so much more to your retirement years than just the money you think you’ll need. The beginning of each new year is a good time to sit down with a financial advisor to explore all aspects of a successful retirement – you may well find you have more options than you are aware of today.”

You can tell Landmark homes are the best built with your eyes closed. Take a deep breath in a Landmark home and you’ll notice something different. We continually strive to use as many, low VOC (volatile organic compounds) materials as possible. Now listen – the triple-paned, low-E, argon-filled windows and advanced construction techniques means peace and quiet. And if you think that’s good, just wait until you open your eyes and see how beautiful it is. You’ll find this kind of superior quality in Landmark duplexes, townhouses and homes in seven communities throughout Calgary and Cochrane. Starting from $310,000. Landscape Benefits Âť by Brad Jackman

O

ne should never underestimate the many benefits of creating a vibrant and functional outdoor living space customized for your home. Landscaping is essentially giving your house a home. Professionally landscaping your property provides a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds a little personal flare to your home’s exterior. Your landscape options include custom decks, patios, walkways, garden beds, trees, shrubs, lighting, fences, irrigation, drainage solutions, boulders, retaining walls, water features, concrete options and kitchens. Clearly, there are many aspects to landscape construction and it pays to explore all your options carefully. More importantly, hire a company with a strong portfolio and which is open to you talking with past clients.

Landscape 360. Professional Landscape Construction. 48 New home Guide | feb 28 - mar 28, 2014

Having professionals with the proper knowledge base who use high quality materials is a must.

The key to enjoyment and the longevity of your yard is quality craftsmanship. Landscaping is a process that’s built in layers. Many of the steps are tedious, lengthy and labor intense. Progress can seem slow due to the preparative work required, with most typical contracts springing to life in the final few days of construction. Having professionals with the proper knowledge base who use high quality materials is a must. A locally owned and operated Calgary based company; Landscape 360 specializes in residential, estate and acreage landscape construction. Our philosophy is based upon professionalism, quality, trust and respect. Brad Jackman and Brian Smith lead a team of friendly, knowledgeable and hardworking staff. We have a combined 24 years of experience within the landscape industry. If it is a fully conceptual design you require or a smaller project, we will be happy to help.

//tax time tips

tax tips

for the young and restless For Canadians under 35, it is likely that last year brought at least one major life change, such as finishing school, starting a family or moving homes. All of these events can affect a tax return. Cleo Hamel, a tax specialist at H&R Block, offers the following tips to maximize your return:

Graduated with student loans?

Relocated for work or school?

Had a bundle of joy?

If you’re a recent college or university graduate, chances are you have racked up some student loans. Did you know the interest paid on government loans is a tax credit? Also many low-income Canadians, like students, qualify to use tax software for free. For example, if you earn less than $20,000 a year, H&R Block At Home Online allows you to prepare and file your return for free, when it is convenient for you.

If you have packed the truck and travelled more than 40 kilometres to a new job last year, then you may be able to claim moving expenses such as transportation, storage and meals. Moving expenses are one of the most commonly reviewed credits, so make sure you keep your receipts in case Canada Revenue Agency asks for proof.

Parents can claim the Child Tax Credit for each child under the age of 18. If one parent cannot use the entire amount, the unused portion can be transferred to a spouse or common-law partner.

Don’t miss out on the tax credits you are entitled to claim, says Hamel. Take the pain out of doing your taxes by using tax preparation software. It gives you step-by-step tips to identify every possible deduction or credit, and it ensures you get the maximum refund.

//mortgage mogul

Do you know how you rate? » by JASON ELDRIDGE

Since the downturn of the economy more than five years ago, financial institutions and various credit adjudicators have tightened the reins on their lending policies, and in particular, pay much greater attention to an individual’s past credit experience than ever before. Nowhere has this been more evident

than in the mortgage industry. With foreclosures at historic levels, most lenders, insurers and their investors have reduced their product offerings, while at the same time, they have placed considerably more emphasis on a client’s credit (beacon) score when making their final decision. Still, there are a number of things you should know, not only when it comes to you qualifying for a specific credit product, but also in maintaining a good credit rating in general. Due to the level of fraudulent activity that is occurring in the world today, it is prudent that you check your credit report on an annual basis to ensure that all account information that is contained in the report is accurate. There are two main credit report providers in Canada; Equifax and Transunion. Each of these providers can be accessed online at econsumer.equifax.ca and transunion.ca, respectively. When applying for credit, it is important that you don’t apply to several different banks or financial institutions within a short time of each other. Each time you do so, it is referred to as a “hit,” and this may result in your score dropping enough to prevent you from qualifying for that particular credit product. In the case of purchasing a home or refinancing your existing property, it is beneficial to use the services of a mortgage broker as we typically access your credit report once, and supply it to the various financial institutions for review. If you access your own credit report by contacting either Equifax or Transunion directly, this does not represent a “hit” on your file and therefore does not impact your score. In order to get your score as high as possible, you may want to consider doing the following. It is best to make at least the minimum payment required for that particular credit card or line of credit each month. If possible, keep your balance(s) at or below 75 per cent of your credit limit(s). In

54 New home Guide | feb 28 - mar 28, 2014

the event that you are either late with a payment or your account has gone to collection, it is vital that you bring the account up to date as soon as possible. You would be amazed how much your score will drop if you are so much as 30 days late on an account, regardless of how much or how little that minimum payment required is. The good, the bad and the ugly stay on your credit report for a minimum of six years. In situations where there has either been serious delinquency or a bankruptcy in the past, it can be very difficult to re-establish one’s credit rating. One of the easiest ways to do so however, is to get a cash secured credit card. It is recommended that you get a limit of at least $1,500, which means you need to pledge at least that much money as security. In order to qualify for a mortgage, you need to have at least two credit products with a minimum of a $1,500 limit, and they need to have been open for at least a year with no repayment issues. If you hold the card for a year and continue to make the minimum payment each month, you will find your credit score will go up significantly. This same approach may be used in situations where a client doesn’t have any credit whatsoever. Individuals with no credit history are often viewed in the same light as those clients with bruised or poor credit ratings, because there is no previous credit to base their decision upon. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month… Jason Eldridge

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

Mortgage Types All mortgages are of two basic types: Conventional The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. Insured or High-Ratio: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

Mortgage OPTIONS

Peace Hills Trust

T-D Mortgage Your Neighbourhood C.U.

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. Closed mortgage: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. Portable mortgage: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Builders creating a healthier indoor living space » by Donna Moore With Canadians spending the large majority of their time indoors during the winter months, the homebuilding industry has taken strides in recent years to better understand the connection between indoor living environment and personal health.

Builders have made an effort to address concerns over indoor air quality, so that today’s new homes offer a healthier, fresher living environment. Poor indoor air can have a detrimental impact on people’s well-being, from a general sense of feeling tired or “under the weather” to contributing to, or perhaps even triggering, allergies and asthma. Moulds and dust, improper combustion of heating equipment and off-gassing from building materials, furniture and household cleaners can seriously affect the air quality in a home – and as a consequence, the health of those living in it. Unfortunately, these contaminants are common and can be found in many homes, often without the homeowners being aware of them. Extensive research has provided a solid underpinning for many of the techniques used by new home builders to ensure good air quality in your home. In the Calgary region, several home builders, developers, product suppliers and others working in the home-building industry are not only producing quality and energy efficient homes, but are also looking at creating healthier homes. Many builders, when they look at the energy efficient and environmentally friendly options for constructing new homes, are undertaking measures that can reduce not just the environmental impact of your home, but also increase its comfort and healthiness at the same time. To help create a healthy indoor living space, there are various initiatives that can be undertaken. For example, good indoor air quality begins with solid construction that prevents air leakage and moisture penetration. So, eliminating dampness and cold spots not only increases comfort, but also prevents mould growth. Exterior walls that are well insulated with air barriers, vapour retarders and careful caulking are the starting points, supplemented by the installation of energy-efficient windows found in many new homes. Getting rid of moist, stale air is key to good indoor air quality. The most effective approach is the heat recovery ventilator (HRV). The HRV serves as the lungs of your home, continuously bringing fresh air from the outside and

58 New home Guide | feb 28 - mar 28, 2014

exhausting stale air from the inside. Excessive moisture, dust, pet dander, cleaners and other “pollutants” that are part of everyday living are diluted and expelled 24 hours a day. To make sure the system is not simply bringing in problems from the outside, the incoming air is filtered. It is also pre-heated by the outgoing air to save energy – this is the “heat recovery” part of the system. Heating equipment in your new home should be energy efficient and state-of-the-art. Forced-air furnaces deliver a smooth flow of filtered air for even temperatures and comfort throughout the house. Combustion air comes directly from the outside and exhaust air is vented to the outside to avoid any risk of noxious fumes inside your home. In recent years, in-floor radiant heating systems have grown in popularity and these provide steady, consistent warmth, reducing on-andoff heating cycles. By choosing low or no off-gassing materials, such as non-solvent glues, formaldehyde-free cabinetry and factory-finished flooring, home builders are able to reduce the amount of contaminants brought into your home. Homebuyers concerned with their indoor air quality are encouraged to ask their builder for details on the materials used in their new home. Plus, home builders can help you to plan ahead by choosing products that don’t collect dust or by installing a central vacuum system with direct outside exhaust. When you begin with the right home, it is easy to maintain a healthy indoor living environment that can be enjoyed all year.
