hen only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: » Shop the mortgage market to see what you can afford before you start your hunt; » Obtain a lawyer who is willing to review your offer and close the deal; » Don’t be persuaded by high pressure sales tactics while you’re out shopping;
» Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; » To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the homebuying process. orget what you might have heard recently about housing in Canada being overvalued by 30 per cent (Bank of Canada) or, worse, more than 60 per cent (Deutsche Bank). Over the long term, real estate is proving to be a prized possession, indeed. This is particularly true with new homes. There’s that old adage in real estate – and the stock market – urging you to “buy low, sell high.” Who wouldn’t love to do that? But how would you ever know when “low” is, and when “high” is actually the highest? Perhaps the most realistic, if humorous, suggestion for how to look at this equation comes from mortgage
broker Calum Ross: “There are two times that real estate values matter – when you buy and when you sell. What happens in between is no more relevant than the total cash you have in the middle of a game of Monopoly.” So, if you’re looking at the long term with your home purchase, which experts stress you should do, you’re not likely to be affected by any short term fluctuations in value. A
home builder that already excites buyers with its fabulous list of standard features is adding a new element aimed at those who love to stay in tune with today’s technology. Jayman MasterBUILT has launched a new home automation system that will come standard in all of its new single-family homes. This feature, called The Jayman Connected Home System, will allow homeowners to control systems in their home such as lighting, temperature, security, door locks and garage doors (if applicable) with a touch of their fingertips. “It’s integrated into multiple systems in the home, and homeowners can control it from a panel inside the 12 NEW HOME GUIDE | JAN 30 - FEB 27, 2015
home and/or on any mobile device, your Android, Blackberry or iPhone, or tablet like your iPad,” says Jayman’s Marketing Director Careen Chrusch. “There is an app that goes onto your device so you can control your system from anywhere, even when on vacation. “Homeowners can also add other things to the system if they choose and, once it’s in use, the system can anticipate when you’re coming home and turn up the lights and the heat,” she adds. “We’re really excited to be able to offer this and respond to the needs of our buyers who have been asking for this type of tech savvy feature,” Chrusch says. “I think we’re the first home builder in Calgary to offer it as a standard feature.”
Jayman, which partnered with Creative TSI on the Connected Homes System, will provide homebuyers with instruction from an expert on how to operate the system as well as six months of free Gold Service (they’ll get a preferred rate after that). “It’s a great benefit to our buyers because it’s fully scalable, so they can add things at any time, it can be controlled from your desktop computer or any mobile device or tablet and, most important to buyers, it can save them money on utility costs,” Chrusch says. Jayman MasterBUILT is also making waves in Mahogany with its two showhomes – Blackstone and Inverness that feature three bedrooms, 2.5

bathrooms, oversized 22-by-24-ft. garages and fully developed walkout basements. “The showhomes are very well received and we get nothing but positive comments from people,” says area manager Jennifer Underwood. “They love the designs, the open plans and the high standards that Jayman includes.” The 2,462-sq.-ft. Blackstone showcases a finished basement with Jayman’s entertainment option highlighted by a wet bar and media area. The main floor wows buyers with its gourmet kitchen, while upstairs is a central bonus room and master with luxury ensuite.
The 2,504-sq.-ft. Inverness showcases Jayman’s fitness option in the basement, which is highlighted by a fitness area, home management centre and media area. The main floor draws people’s attention with its stunning herringbone patterned hardwood floor, while upstairs people love the lavish master’s his and her ensuite that gives them their own vanities (hers also has a makeup table) and walk-in closets. Jayman offers 10 different models in Mahogany, and “we always have spec homes so we have quick possessions available,” Underwood says. “We’re currently building in two phases and have a wide selection of lots available. We’re also opening two new
showhomes in the fall.” Mahogany – the 2013 CHBACalgary Region SAM Award winner for Community of the Year and 2014 CHBA Alberta Awards of Excellence winner for Community Development – is a major draw for buyers because it offers a four-season playground centred around Calgary’s largest fresh water lake – Mahogany Lake – and construction is underway on the 22,000-sq.-ft. resenting a bright and open plan with great standard features, options and upgrades has made Shane Homes’ Tofino II a hit with buyers. “The Tofino II has been and is one of our top sellers in Hillcrest and other communities we build in Calgary and Airdrie,” says Jeff Brodowski, co-area manager with Karen Kotchar in Hillcrest in Airdrie. “One of the things that appeals to our clients with the Tofino II is that we offer several different main floor and second floor layout options to fit the buyers’ needs,” he says. “As we are one of the few builders that offer customized homes, we find that with this plan we need to do less customizing than with some of our other plans due to the various optional layout choices we already have available.” “Another great feature of this home is that it only requires a 32-ft.-wide lot, which is our smallest sized lot in Hillcrest and in many other communities where Shane Homes builds,” he adds. “The floorplan starts off at 2,150 sq. ft. and goes up from there, depending on the clients’ needs and lot limitations. Calgary housing outlook: RECORD YEARS GIVE WAY TO STILL SOLID GROWTH » by WAYNE KARL The Calgary housing market has had it good in recent years. Strong economic, employment and wage growth and increasing net migration all led to a booming real estate sector – including what were record housing starts last year. So spectacular was this performance, however, that it would be impossible to maintain. It should come as a no surprise, then, that in 2015, some of the “boom” may come off the rose somewhat in this part of Wild Rose Country. Total housing starts in the Calgary Census Metropolitan Area (CMA) are on pace to reach a record high of 17,200 units in 2014, according the Canada Mortgage and Housing Corp. (CMHC). This represents a huge 37-per-cent increase from 12,584 in 2013. This year, however, total housing starts are forecast to decrease to 14,400 units and 12,800 in 2016. “Housing demand in the Calgary CMA continues to be supported by positive employment growth and heightened net migration,” Felicia Mutheardy, CMHC’s senior market analyst for Calgary told New Home Guide. “However, while remaining positive, the rate of employment growth is expected to move lower in both 2015 and 2016. Following a record year in 2013, net migration is expected to decline in 2014 through 2016 while mortgage rates are expected to move higher in the next two years. factors will contribute to a moderation in the demand for housing, resulting in a reduced rate of growth for sales in the existing home market and lower housing starts for both single-detached and multi-family units.” In 2015, existing home sales are forecast to increase 2.1 per cent to 34,200 units, and 1.8 per cent to 34,800 in 2016, she adds. Over the next two years in the Calgary housing market, both single-detached and multi-family starts are expected to decline. There will be 6,400 single-detached housing starts in 2015 and 6,300 in 2016, Mutheardy says. For multi-family starts, there will be 8,000 units in 2015 and 6,500 in 2016. A slower pace of construction for condominiums will contribute to a pronounced reduction in multi-family starts in the next two years. For the new home market in Alberta overall, singledetached starts are projected to rise by nearly four per cent to 19,300 in 2014 and then remain relatively stable at 19,200 units in 2015 and 19,000 in 2016. “Strong economic and employment growth are expected to help Alberta’s housing market conditions remain robust by historical standards over the next two years,” says Lai Sing Louie, CMHC’s regional economist for the Prairie and Territories Region.

n the middle of winter as we anxiously wait for warm weather and outdoor living, landscaping may not be at the forefront of your mind. Calgary to still be among leaders in home price growth this year » by WAYNE KARL Calgary will be among the leading markets in terms of home price growth this year, according to the latest Royal LePage House Price Survey and Market Survey Forecast. Across the country, average home prices showed modest to healthy year-over-year gains in most markets in the fourth quarter of 2014. During the quarter, the average price of a home in Canada increased between 4.5 per cent and 6.7 per cent year-over-year. Nationally, the average price of detached bungalows rose 6.7 per cent $406,218, while standard two-storey homes increased 6.0 per cent to $443,379, and standard condominiums saw a 4.5 per cent increase to $257,624. Against the backdrop of a decidedly mixed macroeconomic environment at home and abroad, Royal LePage expects home prices to increase moderately in 2015, forecasting a 2.9 per cent national increase for the year ahead. In Calgary, the housing market in the fourth quarter of 2014 continued to be among the strongest across the country. Demand was strong for homes across all housing types, and continued to outstrip supply. Average prices for detached bungalows jumped 9.1 per cent year40 NEW HOME GUIDE | JAN 30 - FEB 27, 2015
over-year to $511,889 and standard two-storey homes increased 8.5 per cent to $500,320. Standard condominiums also experienced robust growth, rising 9.1 per cent to $311,644. For 2015, Royal LePage forecasts average home price growth of 2.4 per cent to $472,000, up from $461,000 in 2014. This compares to a 5.4-per-cent increase from $437,036 for 2013. “While some markets have continued to defy gravity, notably the economically robust, supply constrained cities of Vancouver, Calgary and Toronto, by and large, house prices across the country are now strolling versus bounding forward,” Phil Soper, president and chief executive officer of Royal LePage, told New Home Guide. “We believe this moderating trend will characterize the 2015 market, and that in normal course, even our hottest markets will see eroding affordability ease overheated demand, bringing balance and more rational price increases.” The recent freefall in the value of oil is impacting the national and some provincial economies, he adds, and will act as a drag in some regions of the country. “Specifically, the natural slowing of home price appreciation should be accelerated in Alberta, Saskatchewan, and Newfoundland, and delayed in Central Canada – particularly in Ontario.” And what should homeowners and prospective buyers make of recent statements by Deutsche Bank, and even the Bank of Canada, that Canada’s house prices are seriously inflated? “Will prices collapse, as a few foreign investment banks have prophesized? That seems highly unlikely in a future characterized by low interest rates and a healthy economy, which is what we see,” says Soper.

Choosing the right lighting is important to the comfort and appeal of your new home. When you purchase a new home, it often comes with a standard lighting package, and there are usually options for upgrades or sometimes the builder will give you a set allowance to spend so you can choose the lighting fixtures and features you want. When it comes to making these lighting choices, homebuyers can get plenty of assistance from their builder, the salesperson or the interior decorator at the company’s decor centre, depending on the builder they’ve chosen. Or they may be referred to the company’s chosen supplier, who will typically have a showroom and lighting experts available to help with selections. Before making your choices, it’s best to do a little homework, such as looking through magazines, browsing the Internet, visiting a few stores for general information and ideas and most importantly visiting a showhomes in the Calgary region that showcase a variety of lighting styles. You could also ask your builder or the lighting centre if they have any written information or product catalogues they can lend you. It’s a good idea to make sure you understand exactly what your builder is offering in a standard lighting package, so that you know what is already included in the price of the home, and keep in mind that there could be an additional installation cost for some of your selections. If you decide to upgrade the lighting beyond the builder’s standard specifications, you should set an overall budget. Tell your builder or expert how much you want to spend, and what areas in the home are most important to you, and they will be able to help you allocate your budget wisely. Also verify with the builder that your choices can be accommodated within the plans and construction schedule. When making your lighting selection, it’s a good idea (if possible) to bring samples of the interior finishing, such as paint colour, carpeting, counters, cabinets and so on, because different colours and textures absorb or reflect light differently. Also, consider going through the entire house plan room by room to determine the activities and tasks that will take place in each so that you can decide on the furniture and any special features you want highlighted, and the mood you want to create with your lighting. One feature to think about is lighting controls. Dimmers, two-, three- or four-way switches, hand-held controls, motion sensors and timers all give you greater convenience, safety and/or security than plain switches. And with smart

Why use a mortgage broker? » by JASON ELDRIDGE For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one option most people have been aware of, or felt obligated to use... perhaps until now. In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability and excellent credit. So why exactly should you contact a mortgage broker? Firstly (and probably the biggest reason for most clients), rate, rate, rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part is, it doesn’t cost you a thing. There is no charge for this service and no negotiation is required. Just remember, even a 0.25 per cent lower rate can save you thousands of dollars over the course of your term in interest. Secondly, you have more lenders and options to choose from. When you go to your bank, you only have access to their suite of mortgage products to choose from. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so they have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something such as better prepayment privileges may be a reason for choosing one institution over another.
Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank, and then you’re told that they can’t see you for a week or so because they are already “booked up” with appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and/or email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply. Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation. Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONS
You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.
