Exploring new neighbourhoods A wanna-be adventurer at heart, I relish exploring new neighbourhoods on a bicycle. It’s been my main mode of transportation since I was little. I’ve been lucky over four solid decades to discover the good, the bad and the unexpected side of a neighbourhood thanks to my two-wheeled friend. With bike sharing services such as Bixi and VeloGo, it’s easier than ever to discover a neighbourhood in metropolitan areas across the country. Faster than walking, easier than transit – when you really want to understand what a neighbourhood is
all about, nothing beats a simple ride around the area. For those who want to explore some of Canada’s top neighbourhoods even more intimately than by bike, surf your way to YPNextHome.ca to check out our team’s top featured neighbourhoods. With more than 2,700 different neighbourhoods to discover, along with thousands of condominium, rental properties and homes for sale, your adventure begins right here. Let us know what you think. We’d love to hear from you!
Real estate proves its worth over time

Since 2016 is a leap year, and Feb. 29 approaches, we thought it would be interesting to examine Canadian home price growth by looking at four-year intervals. In a story on YPNextHome.ca, we’ve done just that – we’ve gone all the way back to 1984 – and the home price growth is staggering. If you’ve ever heard the axiom, “Don’t wait to buy real estate, buy real estate and wait,” this story will define its meaning. You won’t believe it. We looked at market by market average home price
growth, and while the usual suspects – Toronto and Vancouver – are among the leaders, other areas, including Calgary, demonstrate their value. The growth over such a long period of time is impressive, if not expected. But when you look at it in four-year windows, you see variable growth rates and regional vacillations. This speaks to the importance of economic and job growth as key drivers of real estate. And more than anything, the exercise underlines the value of real estate over the long term.

Trico Homes celebrates stunning new showhomes in
Beacon Heights TRICO HOMES is impressing homebuyers with its two stunning new showhomes in Beacon Heights in Sherwood that offer stylish, open designs highlighted by many of today’s most sought-after features. The showhomes – The Winston and The Porter – have been open since mid-November, but a large crowd of people turned out to join Trico in a grand opening celebration on Feb. 6. “These are great family homes that offer two designs that work really 10 YPNEXTHOME.CA
well for the demographics of the community,” says Henry Luong, area sales manager. “We’re getting a great response from people because they offer a lot of features they’re looking for, such as stainless steel appliances, hardwood and tile floors, nine-ft. ceilings and more. The Winston, a 2,555-sq.-ft. twostorey with front attached garage, features four bedrooms upstairs, 2.5 bathrooms and a fully developed lower level with a fifth bedroom, additional bathroom, and an expansive
rec room with a wet bar and a games room making it ideal for entertaining and the walkout basement allows homeowners to easily extend their entertaining outdoors. “People really like The Winston’s open floorplan, with four bedrooms upstairs,” Luong says. “They also like that the master bedroom, which provides more than enough space for a king-size bed and additional furniture, has a beautiful ensuite with double vanity, quartz countertop and a large glass and

tile shower, and that it is separated from the secondary bedrooms for additional privacy.” The Winston’s dream kitchen showcases built-in appliances and a gas range cook top. The huge central island with white quartz countertops provides even more counter space for food prep and still leaves room for an eating bar. Floor-to-ceiling cabinetry on one wall with upper cabinetry stretching to the ceiling on the other ensure there is no shortage of storage space.
Luong notes the most unique feature in the home, and proving popular with buyers, is the spice kitchen, which provides a secondary cooking and preparation space with an additional gas range, hood fan, sink, cabinetry and quartz countertops just a few feet from the main kitchen – ideal for those with a passion for the culinary arts. The Porter, a 2,191-sq.-ft. twostorey with front attached garage, features three bedrooms upstairs, 3.5 bathrooms and the option to
develop the lower level walkout. “One of the nice things about The Porter is that it’s not too big, and has a very versatile plan,” Luong says. “It offers a well-designed layout with no wasted space, and there are options for a four-bedroom or a spice kitchen as well.” Trico upped the wow factor in the kitchen adding exotic granite on the expansive island, which created a fabulous showpiece. The kitchen also boasts functionality with a large L-shaped countertop, which coupled with the island, “provides far more usable counter space than your average home,” Luong says. “People also like that The Porter’s upper floor provides a bathroom for every bedroom of the house without compromising the size and integrity of the spacious centre bonus room.” Trico Homes has several lots in this final phase in Beacon Heights with a mix of walkout, greenspace and flat lots available. Beacon Heights is in the developed community of Sherwood, which features parks, ponds, pathways, transit service, and is located close to shopping at the Beacon Hills centre, (with a Best Buy, Costco, restaurants and more), Sage Hill Crossing and the Gates of Nolan Hill. Residents also enjoy great access to Sarcee, Shaganappi and Stoney Trails. For more information, visit Trico’s showhomes, at 366 and 370 Sherwood Blvd. N.W., open Monday to Thursday 2 to 8 p.m., and weekends and holidays noon to 5 p.m., or call 403.453.5880, or visit tricohomes.com FEB 26 - MAR 25, 2016 | NEW HOME GUIDE 11
Advice | THE HOMEBUYING PROCESS
Consider all aspects before hunting for a new home By Donna Moore
MORE ADVICE ONLINE ypnexthome.ca/news/advice
HOUSE HUNTERS looking to take
advantage of low interest rates by getting into a new home this year will be pleased to discover a fabulous selection of home designs, styles, sizes and incredible features by builders in the Calgary region. However, before you get wrapped up in all the excitement of visiting showhomes in the hunt for your new home, consider all the aspects surrounding what will be one of most important investments of your life in order to make an informed and confident decision during the homebuying process. Prior to viewing the various models available you should set a budget. Learn from your financial institution how much of a mortgage you qualify for and get pre-approval for a mortgage – this will save you time later on by helping to narrow down choices you can afford. Also, by going through the pre-approval process, with today’s low interest rates, you may be surprised at how much you can borrow. Be realistic about how much you want to spend on your home – don’t be tempted to buy more of a home than you can afford or buying at the high end of your budget, because you’ll need to make sure you have funds set aside for incidentals such as lawyers’ fees, transaction costs, moving expenses and so on. Further, make room for “extras” in your budget because chances are you will want to add some upgrades 12 YPNEXTHOME.CA
and extra features to the builder’s standard model that will cost a little more. Those upgrades could be hardwood flooring, granite counters and fireplaces, if they are not already included. As well, don’t forget about the decorating and furnishing – that could cost you some money, too. It’s also a good idea to make a list of what you absolutely need in a home and what you would like to have. Consider if a main-floor flex room or a walk-through pantry is important and how many bedrooms you need. And, what about location? Since searching for a home takes time, there is little point in looking in areas that don’t suit your needs or at homes that won’t work for you or your family. Since each builder is different, find out what you’re getting for your money because what is considered standard with one builder may cost extra with another. Check out each builder’s sales packages to learn what the standard features are and what is included in the price, and when in doubt, ask the builder or salesperson to explain. When going through showhomes, also remember many may feature upgrades and various options to give you ideas for personalizing your
home, so having a specifications list on the home will let you know what is standard. Also note what brand name products the builder installs and the manufacturers’ warranties that come with them. If you’re buying from models or plans, have a close look at the lots available from the builder, and keep in mind aspects such as light and sun patterns, traffic, noise, privacy, greenspace and so on. When it comes to narrowing down your choice, make sure you compare value, not just price. Consider the quality of the construction, products, materials and systems being used. When you buy a new home, you also buy the builder’s expertise and reputation, so do some research – ask questions, check references, and find out about the warranty, after-sales service, the reputation of the builder and their commitment to customers. Once you’ve done all this you’ll be able to make an informed decision and then sit back and enjoy the thrill of buying a new home that’s right for you and your family. Cardel Homes Bringing exceptional quality and remarkable value to Savanna in Saddle Ridge FOR THE FIRST TIME in its more than 40-year history, Cardel Homes is building in Calgary’s northeast, and the celebrated home builder couldn’t be more pleased. The energetic urban neighbourhood of Savanna in Saddle Ridge is Cardel’s foray into what Vice-President of Sales and Marketing Andrew Davidson feels is, “the city’s strongest and most exciting new community.” Once complete, Savanna will welcome more than 7,000 residents 20 YPNEXTHOME.CA
who will enjoy convenient access to Calgary International Airport and the many established restaurants, shops, services, schools and recreational amenities surrounding Saddle Ridge. The community’s proximity to the LRT, Stoney Trail and soon to open Airport Trail will also make commuting throughout greater Calgary a breeze. First-time buyers, parents with younger children looking for more space and multi-generational families are showing a lot of interest
in February’s prelaunch. “We’re also seeing groups of friends and families looking to purchase two or three homes, side by side,” says Davidson, who adds that “it’s heartening to know we’re part of a community that’s built on a such strong sense of family.” Between its collection of singlefamily and paired homes, Cardel offers buyers a choice of 20 different models that range from the 1,214-sq.-ft., three-bedroom Soho to the sprawling 2,330-sq.-ft., four-bedroom Sable plan. Maxing out a zero lot line, the Sable features a large, flexible separate dining area on the main floor and a spacious bonus room upstairs, which can be merged with the fourth bedroom to create a second top floor master suite. With its unique main floor flex room that can be used for a home office, prayer room or even fourth bedroom,

Cardel’s mid-size single-family Emerge plan is the most popular model to date. New-home ownership starts in the $340,000’s for paired models and the $400,000’s for single-family homes, and Cardel is “thrilled to be offering exceptional quality homes at such an affordable price,” says Davidson. Although front yard landscaping, granite countertops, stainless steel appliances, hardwood flooring, durable stain resistant carpeting and high end finishes come standard with every Cardel home, the builder is offering an additional bonus to Savanna buyers. To learn more, stop by the Cardel Homes sales centre located at 274 Savanna Rd. NE. Complete community details, including interactive floorplans, can be viewed at cardelhomes.com

THE TRENDS OF 2016 AND HOW TO BRING THEM HOME By Jo Alcorn
AFTER RINGING in a new year I always find it a great time to update your decor and add in some new trends, colours, textures and accessories to update your look for the coming year. Here are my top six trends for 2016.
1. Mixed metals. Platinum, gold, copper, steel – as long as they’ve got a metallic sheen, they go together. It’s bling like you’ve never seen before in 2016. Pier 1 Imports has great choices when it comes to mixed metals that will truly make a statement in your home; add some of their one-of-akind pieces to really make an impact. 2. Pastel colours. Adding hints of pastel will infuse a room with energy! Whether it’s from your accessories or the walls themselves, there are so many ways to bring a new colour into your home. If
you are nervous about pastels, incorporate the trend methodically with some accent pieces to get you started. Try an area rug or pillow to see if you like the colour and you can add more as you desire. I also love trying out a new colour in my artwork. I use Poster Jack, an online service where you pick the art you want to use (use your own photos or choose from theirs), pick the frames and colour, and they ship it all to your door. Changing your art can be a very cost effective approach, while changing up your look completely. 3. White delight. Clean, crisp, fresh white walls, white accessories, white furniture, you name it! White is going to make a name for itself this year! You can’t go wrong with Benjamin Moore’s Simply White to freshen up your space or dated pieces of furniture.
4. Shop locally. Local and Canadian made products will be buzz words for 2016 and shoppers will love to brag about supporting the trend too. My Jo Alcorn Collection of pillows and sofas are all designed and made in Canada. Low carbon footprint is an important trend to support. Available at shop.ca. 5. Greens. They’re not just found in the kitchen this year! In 2016, greens will be scattered throughout the house; available in large, medium and small options, you can choose whatever fits your home decor! If you are like me and can’t keep a plant alive to save your life, try some faux options; Bouclair has so many to choose from, and they add a nice hint of green to your decor. Wishing everyone a stylish and prosperous 2016!

Showhome Review | SHANE HOMES
Shane Homes boosts the wow factor with the
Tofino II in Redstone Photos by Eymeric Widling Photography
SHANE HOMES recently opened the
Tofino II, an impressive 2,325-sq.ft. showhome on the new parade in Redstone – the fastest growing community in northeast Calgary – and the company is getting great feedback, according to area manager Dave Gearey. The Tofino II in Redstone showcases thoughtful, intimate spaces, along with a deluxe kitchen and ensuite that makes it an instant hit with new homebuyers. “This showhome has been very well received since we opened,” Gearey says. “We’re getting a lot of positive comments from people who love the size, the deluxe kitchen, luxurious four-piece ensuite, large bedrooms and spacious second floor bonus room. “They also love the fact that we can do four bedrooms with this plan, 24 YPNEXTHOME.CA
that it comes standard with so many great features and that they have the ability to customize the layout to suit their needs.” The entry makes a dynamic first impression with its open to above ceiling featuring a large second floor window allowing lots of natural light in and a beautiful L-shaped staircase that creates a grand feel and provides an incredible view to the open main floor. The entry also features a polished tile, which transitions into a wide-plank hardwood floor that runs throughout the main living area. The spacious foyer allows room for a convenient bench and/or a hall table. The soft grey and white paint tones create a welcoming feel and add warmth to the home. Adjacent from the foyer is a convenient half-bath and a good-
sized mud room off the garage entry with a built-in bench and an oversized walk-in closet for neat storage of coats and boots. An elegant main-floor lifestyle room features double glass pocket doors and showcases a relaxing lounge space, but it could also be used as a private home office or intimate dining room. “What’s great about the plan is you can personalize the lifestyle room to suit your needs or you could customize the main floor to include a walk-through pantry and IT centre,” Gearey says. At the rear of the home, you’ll be wowed by the chef’s kitchen that serves up a huge flat-surface island with breakfast bar seating, builtin stainless steel appliances and light grey quartz countertops that

complement the white cabinetry and darker grey subway tile backsplash. A corner walk-in pantry provides ample food storage. Across from the kitchen, the living room has a stunning wall-centred fireplace surrounded in mosaic grey stone tile topped by a white mantel and matching columns with a niche above for hanging artwork or a TV. Adjacent to the kitchen, Shane adds a wow factor in the large open concept dining nook with a built-in hutch that matches the cabinetry and countertop from the kitchen. The nook also has double glass doors opening to the deck so homeowners can expand their entertaining and dining space to the outdoors. Heading upstairs, the owners’ suite presents an intimate retreat with plenty of room for relaxation and an inviting ensuite with a quartz-topped vanity that includes dual sinks and make-up counter, a corner soaker tub, an over-sized walk-in shower and a large walk-in closet. Down the hall are two large bedrooms, a full bathroom with quartz-topped vanity, a good-sized laundry room and a front bonus room with a stunning built-in entertainment centre that features ample storage and room for an oversized TV or projector screen. For more information, visit the Tofino II showhome, at 126 Redstone Park N.E., open Monday to Thursday 2 to 8 p.m., and weekends and holidays noon to 5 p.m. Call Dave Gearey at 403.536.2301 or visit shanehomes.com FEB 26 - MAR 25, 2016 | NEW HOME GUIDE 25

OUTDOOR LIGHTING By Brad Jackman LANDSCAPE LIGHTING is a phenomenal way to enhance your outdoor space and bring your yard and nature to life. Lighting provides your space with beauty, safety, balance and serenity. The ambient glow of landscape lighting sets the mood for your yard. You can create a tranquil private oasis or light up that outdoor room for entertaining. Landscape lighting is very unobtrusive and when installed professionally and will not create an unwanted glow. When designing an outdoor lighting system, specific measures are taken to insure that your home will not feel like a light bulb everyone is staring at. Featured plant life, patios, garden beds, retaining walls, boulders, water features, architectural aspects of your home, pathways and decks can all be incorporated into your lighting design. Lighting designs can be customized to complement any landscape. The window of enjoyment for most yards in 28窶ズPNEXTHOME.CA
our climate is small; lighting brings life to your yard in all seasons and provides a calming atmosphere to your landscape which is utilized and enjoyed all year. Landscape lighting is installed as a 12 volt system. The installation of the wire for this low voltage system is relatively easy. The wire does not need to be buried two ft., as most outdoor electrical. In sections were the wire is running under turf, it needs to be deep enough to not interfere with an aerator. When the wire is in all other areas it should not be visible. All wiring is safe for pets and children and if tampered with will not be harmful. Each individual fixture runs off a main transformer, this supplies the powers source for each light. These transformers can be plugged into an outdoor socket or have their own power ran from inside. Transformers can be equipped with timers and photocells to allow for an
automatic lighting schedule. Once the installation of your system is complete, there is very little maintenance to keep it operating. LED technology has brought many improvements to the lighting industry. This technology allows your system to run off extremely low power and LED fixtures do not need bulb replacement for a period greater than 10 years. Your options for lighting include; accent, pathway and spread, deck and patio, water and many specialty fixtures. It is exciting to explore the options for outdoor lighting. There are many ideas, styles and products and it pays to explore all your options carefully. When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website, and look into some of the products yourself. Most importantly ask lots of questions. Landscape construction can be done very different. Hire

Choosing the right flooring for your home Q: What are some of the choices available for home flooring? A: “Choosing the right flooring for your home is very important because it can bring all of the elements of its interior together,” says Mike Houssin, general manager of All Floors Design Centre, which supplies flooring to Shane Homes and other builders. “We often say it is the most used furnishing in your home, so you want to choose a floor that suits your lifestyle.” Among the choices of flooring, carpet is still most popular for the second floor areas and on the stairs as it adds comfort and warmth to the space,” Houssin says. “Also, most of the carpets today are recyclable, so it keeps carpets out of the landfill.” The trend in home decor continues to be hard surface flooring on the main floor. Among the hard surface choices, home owners are selecting laminates and hardwoods “with the trend towards

Advice | MORTGAGE MOGUL
Passion, pride, purpose... FOR YEARS, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one alternative that most people have been aware of, or felt obligated to use – perhaps until now. In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from other sources. While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients with good job stability and excellent credit history. So what are the advantages of working with a dedicated mortgage professional? Firstly (and perhaps the biggest reason for most clients), is the interest rate that can obtained. When you go to your bank, more often than not, you will be put into the uncomfortable situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. No tied selling. No moving all of your other banking and investments to the new lender to get the better rate. And the best part – it doesn’t cost you a thing. There is no charge for our services (when working with a chartered bank or regular financial institution, even a 0.25-per-cent reduction in your interest rate, can save you thousands of dollars in unnecessary interest costs). Secondly, you have more lenders and options to choose from. When you go to your own bank, you have access to only their mortgage products. Mortgage brokers have access to more than 30 lenders, 46 YPNEXTHOME.CA

including many of the chartered banks, so we have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something as simple as better prepayment privileges may be a reason for choosing one institution over another. Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank and then you are told that they can’t see you for a week or so because they are already “booked up” with appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax or email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply. Finally, mortgage specialists are able to offer their clients a more
VALLEY relaxed qualifying process. If TURNER you don’t happen to meet all of your bank’s criteria, it will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation. If you are looking for a change, and would like to experience the convenience and value of working with a dedicated mortgage professional, please ensure that they have their proper accreditation. As a mortgage specialist working with Axiom Mortgage Solutions, I am governed by the Alberta Mortgage Brokers Association (AMBA), and the Real Estate Council of Alberta (RECA). As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month… Jason Eldridge, P.F.P, B. Advice | CALGARYISM
3 reasons to buy a home in Legacy By Cody Battershill
MORE ADVICE ONLINE ypnexthome.ca/news/advice
HAVE YOU THOUGHT about
purchasing a new suburban home in Calgary lately? If so, it could be advantageous for you to buy in today’s market conditions in a place such as Legacy, for example – a fairly new community in southeast Calgary with much to offer. Here are three reasons why you should consider buying a piece of real estate in Legacy. 1. A property type for everyone West Creek Developments latest community project has been a huge hit for people from all walks of life because of the variety of real estate and price ranges it has to offer. It could be a one-bedroom, onebathroom condominium that you are looking for as a first-time homeowner or perhaps you and your young family would like a step-up home with some more space. It could be that you are an empty nester looking to downsize to a townhome or just want more out of your place and prefer a semi-estate upscale property with a walk-out basement on the ridge. Whatever your desire may be, chances are that you can find that type of property in Legacy and it will be selling at a competitive market price. Also, there aren’t just one or two home builders currently operating in Legacy, but several, each with their own unique style of floor plans and interior/exterior designs. This ensures you can find a home that will suit your wants, needs and lifestyle best. 48 YPNEXTHOME.CA
2. Easy access to prairies, foothills and mountains You might prefer living in edge-oftown suburban areas like Legacy because you work outside of the city and such a location makes it easier getting there and back. Maybe you just simply love the quick-and-easy access to the great outdoors and the recreational opportunities that places like Kananaskis Country have to offer. Either way, Legacy’s brim-of-thecity location makes it as simple as jumping onto Hwy. 22X or Stoney Trail to reach places such as Airdrie, Bragg Creek, Canmore and other destinations outside of Calgary with minimal or no delay because you avoid basically city traffic all together. 3. Abundance of nearby amenities Legacy may be on the brim of the southeast quadrant, but it definitely is in no shortage of nearby amenities and services. Places such as Shawnessy Shopping Centre, 130th Avenue SE and the South Health Campus are but a few minutes’ drive away, while
up and coming amenities like those being built on Seton Boulevard SE to accommodate Auburn Bay and Mahogany residents are just as close – if not closer than the previous ones mentioned. Let’s not forget about Fish Creek Provincial Park and its nearly 14 square kilometres of outdoor park area that includes a man-made lake (Sikome Lake), trails of all sorts, picnic areas and more. Find it all within a short drive from your front door step in Legacy. Over the years, Legacy has grown into a thriving family-oriented community where families are choosing to stay for the long term. Is it time to make this neighbourhood your new home? Cody Battershill is the founder of Calgaryism and a top producing realtor at ReMax House of Real Estate.
