Since 2016 is a leap year, and Feb. 29 approaches, we thought it would be interesting to examine Canadian home price growth by looking at four-year intervals. In a story on YPNextHome.ca, we’ve done just that – we’ve gone all the way back to 1984 – and the home price growth is staggering. If you’ve ever heard the axiom, “Don’t wait to buy real estate, buy real estate and wait,” this story will define its meaning. You won’t believe it. We looked at market by market average home price

growth, and while the usual suspects – Toronto and Vancouver – are among the leaders, other areas, including Calgary, demonstrate their value. The growth over such a long period of time is impressive, if not expected. But when you look at it in four-year windows, you see variable growth rates and regional vacillations. This speaks to the importance of economic and job growth as key drivers of real estate. And more than anything, the exercise underlines the value of real estate over the long term.

Consider all aspects before hunting for a new home By Donna Moore

advantage of low interest rates by getting into a new home this year will be pleased to discover a fabulous selection of home designs, styles, sizes and incredible features by builders in the Calgary region. However, before you get wrapped up in all the excitement of visiting showhomes in the hunt for your new home, consider all the aspects surrounding what will be one of most important investments of your life in order to make an informed and confident decision during the homebuying process. Prior to viewing the various models available you should set a budget. Learn from your financial institution how much of a mortgage you qualify for and get pre-approval for a mortgage – this will save you time later on by helping to narrow down choices you can afford. Also, by going through the pre-approval process, with today’s low interest rates, you may be surprised at how much you can borrow. Be realistic about how much you want to spend on your home – don’t be tempted to buy more of a home than you can afford or buying at the high end of your budget, because you’ll need to make sure you have funds set aside for incidentals such as lawyers’ fees, transaction costs, moving expenses and so on. Further, make room for “extras” in your budget because chances are you will want to add some upgrades 12 YPNEXTHOME.CA

and extra features to the builder’s standard model that will cost a little more. Those upgrades could be hardwood flooring, granite counters and fireplaces, if they are not already included. As well, don’t forget about the decorating and furnishing – that could cost you some money, too. It’s also a good idea to make a list of what you absolutely need in a home and what you would like to have. Consider if a main-floor flex room or a walk-through pantry is important and how many bedrooms you need. And, what about location? Since searching for a home takes time, there is little point in looking in areas that don’t suit your needs or at homes that won’t work for you or your family. Since each builder is different, find out what you’re getting for your money because what is considered standard with one builder may cost extra with another. Check out each builder’s sales packages to learn what the standard features are and what is included in the price, and when in doubt, ask the builder or salesperson to explain. When going through showhomes, also remember many may feature upgrades and various options to give you ideas for personalizing your

home, so having a specifications list on the home will let you know what is standard. Also note what brand name products the builder installs and the manufacturers’ warranties that come with them. If you’re buying from models or plans, have a close look at the lots available from the builder, and keep in mind aspects such as light and sun patterns, traffic, noise, privacy, greenspace and so on. When it comes to narrowing down your choice, make sure you compare value, not just price. Consider the quality of the construction, products, materials and systems being used. When you buy a new home, you also buy the builder’s expertise and reputation, so do some research – ask questions, check references, and find out about the warranty, after-sales service, the reputation of the builder and their commitment to customers. Once you’ve done all this you’ll be able to make an informed decision and then sit back and enjoy the thrill of buying a new home that’s right for you and your family. THE TRENDS OF 2016 AND HOW TO BRING THEM HOME By Jo Alcorn

AFTER RINGING in a new year I always find it a great time to update your decor and add in some new trends, colours, textures and accessories to update your look for the coming year. Here are my top six trends for 2016.

1. Mixed metals. Platinum, gold, copper, steel – as long as they’ve got a metallic sheen, they go together. It’s bling like you’ve never seen before in 2016. Pier 1 Imports has great choices when it comes to mixed metals that will truly make a statement in your home; add some of their one-of-akind pieces to really make an impact. 2. Pastel colours. Adding hints of pastel will infuse a room with energy! Whether it’s from your accessories or the walls themselves, there are so many ways to bring a new colour into your home. If

you are nervous about pastels, incorporate the trend methodically with some accent pieces to get you started. Try an area rug or pillow to see if you like the colour and you can add more as you desire. I also love trying out a new colour in my artwork. I use Poster Jack, an online service where you pick the art you want to use (use your own photos or choose from theirs), pick the frames and colour, and they ship it all to your door. Changing your art can be a very cost effective approach, while changing up your look completely. 3. White delight. Clean, crisp, fresh white walls, white accessories, white furniture, you name it! White is going to make a name for itself this year! You can’t go wrong with Benjamin Moore’s Simply White to freshen up your space or dated pieces of furniture.

4. Shop locally. Local and Canadian made products will be buzz words for 2016 and shoppers will love to brag about supporting the trend too. You can create a tranquil private oasis or light up that outdoor room for entertaining. Landscape lighting is very unobtrusive and when installed professionally and will not create an unwanted glow. When designing an outdoor lighting system, specific measures are taken to insure that your home will not feel like a light bulb everyone is staring at. Featured plant life, patios, garden beds, retaining walls, boulders, water features, architectural aspects of your home, pathways and decks can all be incorporated into your lighting design. Landscape lighting is installed as a 12 volt system. The installation of the wire for this low voltage system is relatively easy. The wire does not need to be buried two ft., as most outdoor electrical. In sections were the wire is running under turf, it needs to be deep enough to not interfere with an aerator. When the wire is in all other areas it should not be visible. All wiring is safe for pets and children and if tampered with will not be harmful. Each individual fixture runs off a main transformer, this supplies the powers source for each light. These transformers can be plugged into an outdoor socket or have their own power ran from inside. Transformers can be equipped with timers and photocells to allow for an


automatic lighting schedule. Once the installation of your system is complete, there is very little maintenance to keep it operating. LED technology has brought many improvements to the lighting industry. This technology allows your system to run off extremely low power and LED fixtures do not need bulb replacement for a period greater than 10 years. Your options for lighting include; accent, pathway and spread, deck and patio, water and many specialty fixtures. It is exciting to explore the options for outdoor lighting. There are many ideas, styles and products and it pays to explore all your options carefully. When deciding which landscape company to hire, it’s beneficial to do your research. Passion, pride, purpose... FOR YEARS, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one alternative that most people have been aware of, or felt obligated to use – perhaps until now. In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from other sources. While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients with good job stability and excellent credit history. So what are the advantages of working with a dedicated mortgage professional? Firstly (and perhaps the biggest reason for most clients), is the interest rate that can obtained. When you go to your bank, more often than not, you will be put into the uncomfortable situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. No tied selling. No moving all of your other banking and investments to the new lender to get the better rate. And the best part – it doesn’t cost you a thing. There is no charge for our services (when working with a chartered bank or regular financial institution, even a 0.25-per-cent reduction in your interest rate, can save you thousands of dollars in unnecessary interest costs). Secondly, you have more lenders and options to choose from. When you go to your own bank, you have access to only their mortgage products.
