ALBERTA, YOUR TIME HAS COME. Again. Finally. Following a very rough couple years, things are beginning to turn the corner. Indeed, the province is poised to lead Canada in economic growth this year, mainly due to fast-rising oil production, according to The Conference Board of Canada’s Provincial Outlook: Winter 2017. Alberta’s real GDP is forecast to grow by 2.8 per cent this year, the fastest among the provinces, with 0.4 percentage points coming from the rebuilding efforts in Fort McMurray, the Board says. While recovery in the housing industry may not follow in lockstep pace, many experts say it’s not far behind. Good news, indeed, for a province and economy that have been fighting challenging conditions.

Buyers will love these large lots and the fact that they can get more for their money in Okotoks.” MountainView is comprised entirely of single-family homes and will have approximately 400 homes when it’s completed. As such, it’s fairly low density creating a family-friendly, small-town atmosphere where people can get to know their neighbours. It’s also very scenic, as close to 50 per cent of the land is open space – a mix of environmental reserve, naturalized wetlands, active public space and passive recreational park space – complete with an outstanding entrance and a community pathway system. “The whole community is being developed above the escarpment with an abundance of greenspace that includes natural tree stands and prairie scape, and it overlooks the lower wetlands with a creek
meandering through the area,” Maurer says. The escarpment, which provides picturesque views of the Sheep River and the Rockies is a significant feature, “because it runs around the community, and we’re going to ensure it’s accessible to everyone by way of extensive pathways and vista park spaces where people can sit and enjoy the views,” she adds. MountainView’s builders Excel Homes and Sterling Homes are currently selling move-up and estate homes with front-attached garages starting in the $420,000s, including lot and GST. Homes in MountainView present architectural styles – Mountain Alpine, Tudor, Arts and Crafts, Prairie and Craftsman – that reflect the community’s natural setting. at a significantly better prices and yet the commutes to downtown are similar,” notes Ken Lydiatt, Excel’s area manager. “The ridge lots are especially appealing because they are fairly rare and offer spectacular views.” MountainView will be within walking distance to the town’s new west baseball field Laudan Park, which is currently under construction west of the MountainView community storm pond. The baseball field will be open this year and a bridge will connect it to the storm pond pathway system. Residents in MountainView can enjoy a round of golf at their doorstep as the community is adjacent to the D’Arcy Golf Course, and it’s a short walk to Okotoks’ historical downtown
that features a charming mix of boutiques and shops. There’s also an array of shops, including big box retailers, grocery stores, coffee shops, restaurants and a variety of other amenities and recreational facilities just a short drive away. An additional benefit to residents is that they’re only a 15-minute drive to south Calgary with easy access to Hwy. 2 for a quick commute, and the foothills and Rocky Mountains are close by. and take 15 to 20 years to complete. “We’re really excited to officially launch Livingston, which is the largest community that has come to market in Calgary and will be a significant community in the landscape of Brookfield Residential,” says Jessie Seymour, senior manager of strategic marketing for Brookfield. “We’re positioning Livingston differently than any other community we have developed, giving it a unique culture based on togetherness,” she says. “We’ve designed Livingston so that the very first residents moving onto the very
first street, will feel connected and have a great sense of belonging.” Along with the opening of the showhomes and sales centres, Brookfield created a hub – a discovery centre – where people can learn about all aspects of Livingston. “We plan on taking it to the next level providing programming for residents before the official Home Owner’s Association facilities open,” Seymour says, as well as offering customer care by connecting residents with the right person to get answers to their questions, and allowing residents to be engaged in the development of the next park, tot lot or program in the community. Another impressive feature to Livingston is single- and multi-family housing types are available from the start with 70 per cent of homes being at prices less than $450,000. Housing types and builders include: apartment-style condos by Avi Urban, priced from the $190,000s; street townhomes by Homes by Avi, priced from the $350,000s; laned duplexes by Brookfield, priced from the $343,000s; laned single-family by Brookfield and Morrison Homes, priced from the $345,000s; small lot move-up by Cedarglen Homes and Jayman BUILT, priced from the $420,000s; and traditional lot move-up by Cedarglen, Jayman and Morrison, priced from the $470,000s. All of the builders have showhomes and sales centres open. Brookfield will also build townhomes although the project has yet to be announced. “The architectural styles of
Livingston were inspired by the modern and urban feel of the community vision,” Seymour says. “We feature four architectural styles – Contemporary, Prairie, Farmhouse, and Craftsman. Livingston will also showcase some new materials on the exterior of the homes and focus on fresh and bright colour selections. All of the homes also feature sprinkler systems – the first community of its kind in Alberta.” In the heart of the community will be a signature homeowner’s association facility and park. The approximate 30,000-sq.-ft. facility will have a full teaching kitchen, banquet space, a day care and other programmable spaces, and will be home to a temporary fire hall and a retail and cafe space. The park will be home to skating rinks, splash park, tennis courts and an amphitheatre. Other amenities include extensive
pathway and bike lanes connecting residents to the urban corridor and town centre, plenty of parks including unique hilltop parks and a future dog park, 200 acres of open space and 20 acres of environmental reserve. Livingston will also be eventually home more than one million square feet of retail space throughout the town centre and urban corridor. And, residents are minutes from a variety of shops, services, groceries, restaurants and more in established neighbouring communities, and have easy access to Centre Street North, Stoney Trail and Deerfoot Trail and the future north terminus of the LRT line. Why you need mortgage insurance By Jason Eldridge WHETHER YOU have just recently
purchased a home, or you are in the process of finding your future property, for most people, having house insurance in place and installing a home security system is usually the only protection one arranges. Granted, if you have a mortgage you don’t have a lot of choice in the matter, as house/fire insurance is mandatory, and while many home security systems offer peace of mind against theft, fire, carbon monoxide and flooding, they also help reduce your home insurance premiums. Let’s be honest, when it comes to the purchase of a home, we are bombarded with what seems like endless decision making. So just when you think it’s just about over, and homeownership is now in sight, you are asked by your mortgage broker whether or not you have considered taking any life or disability insurance. At this stage, many people are prone to waiving any type of coverage due to the additional cost they will incur. But is this the right decision? Let me start off by saying that I am not an insurance sales representative, nor am I licensed to sell insurance. However, I am mandated by RECA (Real Estate Council Of Alberta) and AMBA (Alberta Mortgage Brokers Association) to present clients with the most basic of protection options for their mortgage, in the event that the unthinkable should happen. Having a financial planning background, I feel that this a value added service that I can offer my clients if they feel this is something they want to explore further. If a client does wish to look at any of these options, I then complete a basic application with my client and forward it to an insurance company, and a licensed insurance professional contacts the client to continue through the process. 24 YPNEXTHOME.CA

So why does one need insurance for a mortgage? Why would anyone want to protect such a huge debt? The simple answer is, to protect you and your family as well as your asset. More often than I care to admit, there have been life changing circumstances that have resulted in clients losing their homes due to a significant reduction in income, not allowing the continuation of mortgage payments to take place, thus resulting in either being forced to sell your home, or worse yet, the bank forecloses on your property. In the event that a death should occur, wouldn’t it be nice to know that you have an insurance policy in place to either payout the remaining balance of your mortgage, or perhaps a term policy that provides the beneficiary with a lump sum payment that they may use to either manage the mortgage payments or pay off the mortgage in its entirety. Imagine that you get injured in a freak accident, and this change in circumstances doesn’t allow you to go to work and earn your regular income.
For many folks, their employer offers a disability insurance, whether it be short term or long term. On the surface, this sounds encouraging. The problem is, with many disability policies, you only get a percentage of your income while you are recovering. So the question that one must ask themselves is… Can you meet all of my financial obligations if you are receiving anything less than 100 per cent of your regular income? For many people, the answer is a resounding no. One alternative is to obtain additional disability coverage for such situations. It is always my goal to offer clients the most comprehensive service possible, and while many people don’t like discussing the topic of insurance, it is my mandate to at least make them aware of the types of coverage available and how they might apply to them. Q: What should I do to prepare my yard for spring landscaping? A: “With the sun shining we all get antsy to start work in the yard, but we really have to be patient,” says Olivia Johns, horticulturist at Blue Grass Nursery and Garden Centre. “The worst thing you can do is start too early especially with raking the lawn because you can damage the grass. “We need the lawn and gardens to dry up before we get into them,” she says. “However, you can do some things such as clean up after the dog, collect broken branches and any garbage that’s blown into the yard, and clean out dead plants in the flower pots. “You can also prune any broken branches, but be careful because don’t want to prune last year’s growth on spring blooming shrubs,” she comments. “Just do some inspection and repair.” As well, you can start seeds indoors for your garden. Plants such as onions, corn, tomatoes and geraniums can be started now …be sure to provide sufficient light and water.
It’s also a good time to start planning for landscaping projects, making decisions on where to plant new trees, shrubs or garden beds or to fill in the gaps and take an inventory of your garden tools and supplies so you’re ready for the season. Johns suggests new homeowners get to know where the shade and sun areas are in order to plan for gardens, and consider where they’re going to plant trees keeping in mind they’ll spread as they grow. It’s also a good time to consider if you want a sprinkler system and plan plantings around it, and start planning if you want a deck, ASK ANorEXPERT: patio fencing.by HEATHER RYAN “If you have new soil you should consider amending it with compost or a good garden mix to add additional nutrients for the lawn to establish, and apply mulch in flower garden beds.” New homeowners should also wait for the ground to settle before doing any projects. It’s a question that many people are wondering given our province’s current state of affairs, especially for those who are looking to make a move in real estate. Unfortunately, no one can tell what’s in store for our province, but there have been some positive indicators as of late that Alberta’s economy – and housing market – may just very well be on the up.
1. Job numbers slightly improve Despite the fact that thousands of Albertans who’ve lost their job since 2014 are still unemployed, the latest employment report from Statistics Canada shows a modest improvement in February 2017. Approximately 18,000 part-time jobs were lost last month, but that was offset by a gain in 19,300 full-time jobs, showing somewhat of an increase in the quality of work available in the province. Furthermore, the number of people currently working or looking for work fell by 14,100 in February. Combine the drop in size of Alberta’s work force with a modest growth in job opportunities, and you get an 36 YPNEXTHOME.CA
unemployment rate down to 8.3 per cent in February from 8.8 per cent the previous month. Statistics Canada’s job report for February shows a potential jobincreasing theme that could play out throughout the rest of 2017, although many employers are still hesitant about hiring too many people back onto the workforce just yet. It is predicted, however, that job opportunities will continue to increase as the year plays out. 2. New housing starts slightly improve New housing starts are a good indicator of consumer confidence and can be used to assess where Alberta sits in its ever-changing economic cycle. Home builders managed to find more new projects in February of 2017 compared to the previous
month, suggesting that Alberta may be beginning to emerge from two years of economic downturn. Approximately 27,000 homes were started during the month, a substantial 40-per-cent increase over January and 17-per-cent gain on a year-over-year basis. These figures are seasonally adjusted and reported at annualized rates, meaning that they reflect the number of homes that would be constructed over a 12 month period if the same pace was kept up for that period of time. However, it still really is too early to tell if the pace seen in February will keep up for the remainder of the year. Economic forecasts predict only a modest upturn in the province’s economy throughout 2017, with employment opportunities slow to follow. The same goes for housing starts, which have a long road ahead
to see stability, with 2.4 months of supply » $501,900 benchmark price for detached homes, slightly higher than in January of 2017 but one per cent lower on a year-over-year basis » North, West and East districts experienced modest detached benchmark price gains on a yearover-year basis
before they return to higher levels seen before 2014. 3. Slight boost in energy price, confidence in pipeline projects Lately, there’s been a slight increase in energy prices. Oil prices, for example, are expected to remain in the range of US$50 to US$60 for the remainder of the year. There’s also been an increased confidence in the idea that pipelines such as Trans Mountain, Line 3 and Keystone XL will be built. These factors should create investment in new projects and employment opportunities in the energy industry throughout 2017, though at rates expected to be much lower than those seen from 2010 to 2014. The three pipelines mentioned above will account for the creation of thousands of jobs, not just in
Alberta, but throughout Canada if they begin construction. According to ATB Financial, Alberta’s real GDP is expected to grow by a modest 2.2 per cent in 2017 and 2.3 per cent in 2018. This suggests that the economic recession spanning from the end of 2014 to the end of 2016 is finally beginning to lift. 4. Positive indicators in some of Calgary’s housing sectors The Calgary Real Estate Board (CREB) reported some positive numbers in its latest monthly statistics package for February of 2017. They include: » 3.4 months of general inventory supply, down from five months on a year-over-year basis » 55 per cent sales-to-new-listing ratio, a 16-per-cent increase on a year-over-year basis » Semi-detached sector beginning
All of Calgary’s residential sectors have responded differently to Alberta’s economic downturn over the past two years. For example, as Calgary’s detached sector begins to move towards more stable conditions, others such as the apartment sector continue to struggle. Today, the housing sector is deep into buyers’ territory meaning it’s much more advantageous to be buying right now than selling. You may just find that home or condo you’ve always wanted that’s listed for a much more affordable price today than it would have been a year or two ago. For now, if you’re looking to buy or sell in Calgary’s residential market, it’s crucial to work with an experienced real estate agent who knows the dynamics of each housing sector and will help guide you through a successful transaction. And finally... As Canadians, we must focus on making our province and country competitive for investment and job creation. I would encourage all readers to get active and start talking to your MLA and MP regularly. HOW TO PREPARE FOR YOUR (EVER-CHANGING) KIDS’ ROOMS By Jane Lockhart WHEN IT COMES TO KIDS’ ROOMS
and decor, I have one rule of advice: Let your child participate in the decisions. It’s their room and they know best what they prefer for colours. Now, that rule also carries with it a caveat – these decisions will be temporary. Children grow, change and then change some more and so do their tastes. I’m certainly not advocating that we indulge in their every whim and fantasy – unless you’re okay with that, but at least let them take an active part in the decision regarding colour. Paint is one of the least expensive decorating 44 YPNEXTHOME.CA
products and it can transform a space in a relatively quickly. Think about it. Did your parents let you choose the wall colour of your room when you were a child? My mother chose it for me so my childhood room was gold and brown. They were contemporary choices “back in the day” but I wouldn’t have picked them for myself. Babies’ rooms are (relatively) easier to decorate because you get to choose how the room will look. You get to indulge your tastes… for a while. As soon as your child can talk, he or she will develop opinions. From then on
the countdown is on ‘til they tell you what they want in their room. I usually give it five years. You’ve been warned. There will come a day when they will outgrow that adorable space and insist on decorating their own space. Today we see decor options for children that cater to their tastes, such as cartoon characters or hobbies. That interest may not last so add a few accessories based on the theme and spend your investment on the more permanent pieces in a room. A great bed, desk and dressers can last for years right into their first adult apartment. But that requires discipline
on your part. There is a whole category of juvenile furniture that may look great but is sometimes smaller in scale and your child may not be interested in those furnishings starting in their teen years. The next stage in your child’s developing opinions on their “territory” come when your child hits the preteen years. Suddenly all the childhood themes are replaced with something a little more “aspirational.” Whether it’s sports, hobbies or fandom, your pre-teen will want a room that reflects their changing tastes. As I mentioned, painting can produce great results, then let them participate in what goes up on those painted walls. You may not like it, but everything is temporary, including the holes in the walls. Your teen may just start taking over the decor completely and become even more territorial over their space. I have a client whose teen son always left the empty drawers open in his dresser, the contents spilled out all over the floor. This client was mortified at the lack of respect for tidiness. The teen, however, saw it as a shortcut to getting dressed. This is normal, some teens express themselves through their room. This can be alarming and depending on your degree of tolerance, this may be the thing that puts you over the edge. But take a breath, try to relax, this too is temporary. If we can just keep in mind that it’s just decor. That it’s going to constantly change and develop. Most children learn a healthy respect for their surroundings and develop their own tastes by the time they’re adults. It may be difficult for those who like to control the aesthetics of their homes, but try to look at it as a gift you’re giving your child – the gift to express themselves in their own four walls. After all, one day you just might have a chance to exact revenge by decorating the guest room in your grown children’s homes!

Alberta forecast to top economic growth among provinces in 2017 ALBERTA IS POISED to have the strongest economic growth in 2017, mainly due to fast-rising oil production, according to The Conference Board of Canada’s Provincial Outlook: Winter 2017. Former leaders, British Columbia and Ontario, will see the pace of economic growth ease this year, but they will still deliver a solid performance. “Following two tough years stemming from widespread weakness in the energy sector, Alberta’s economy finds itself with the strongest economic growth this year,” says Marie-Christine Bernard, associate director, provincial forecast, The Conference Board of Canada. “Along with a big increase in oil production, some of the growth in Alberta will come

from the rebuilding efforts in Fort McMurray. However, we expect more subdued economic growth next year as oil prices are not expected to increase very much. Beyond Alberta, all provinces are forecast to see positive economic growth in 2017, with the exception of Newfoundland and Labrador.” Alberta’s real GDP (gross domestic product) is forecast to grow by 2.8 per cent this year, the fastest among the provinces, with 0.4 percentage point coming from the rebuilding efforts in Fort McMurray. Also contributing to the province’s growth is a more stable outlook
for the energy sector following the recent OPEC agreement to cut oil production, which will allow oil prices to average almost US$60 a barrel for the West Texas Intermediate by the end of 2018. Although investment in the energy sector will not be increasing at a fast pace, total exports are expected to increase this year due to robust oil production gains as new oil sands projects come online. Another positive development for Alberta down the road is the federal government’s conditional approval of the Enbridge Line 3 Replacement project and Kinder Morgan pipeline.
