Buying a home is a very personal decision – be it to move out, move up or move elsewhere entirely. Indeed, according to a new survey from Canada Mortgage and Housing Corp., there are three main motivators for Canadians to purchase a home: To stop paying rent; to improve accessibility; and as an investment. Makes sense, right? What’s somewhat surprising – but also perfectly understandable – is the extent to which recent policy changes are affecting Canadians’ homebuying plans. Fifty per cent of prospective first-time homebuyers, and 65 per cent of current homeowners, say the mortgage rule changes that took effect Jan. 1 would cause them to delay their home purchase. And for those observers who believe fast-rising home prices are never a bad thing? Seventy-six per cent of first-time buyers say they would delay their purchase because of high prices. Even existing homeowners, at 63 per cent, are spooked by the escalation. The good news for homebuyers in Calgary is that home prices are still reasonable and affordable, relative to other Canadian markets. With spring around the corner, now might be the time to put your homebuying motivation to action.

HARMONY CELEBRATES PUBLIC ART ENTRY WITH ‘MAKING-OF’ DOCUMENTARY
If you live in Harmony or have had the chance to visit this Springbank New Community of the Year, you will no doubt have noticed three prominent sculptural installations. The pieces have quietly been keeping their story over the seasons, but now Harmony is proud to reveal the journey it took to punctuate the neighbourhood’s entryway so dramatically. Artist Dan Corson entitled the work “Cultivate.” A new video entitled “Cultivate: Making an Entrance,” available on liveinharmony.ca and Facebook, follows the process from the artist’s inspiration and earliest sketches to the manufacture of these massive structures to them finding their permanent home in Harmony. The video also highlights the importance public art plays in the personality and soul of a community and to quality of life. Harmony developers Bordeaux Developments and Qualico Communities corporately funded the project 100 per cent as part of their commitment to establish Harmony as a place where arts have a home – both large and small scale, across formats and genres, now and in the future. It’s been a component of Harmony’s central vision since planning began more than a decade ago. This initiative also puts Harmony on the leading edge of new real estate development, where incorporating the arts has become an essential component of a community’s livability, vibrancy and value to buyers. “First of all, we wanted to make sure whatever we installed at the Entrance spoke to what we envisioned for the community itself,” says Kelly Blenkin, director of development, Qualico Communities. “It just happened to become the largest public art work we’ve ever been involved with as a developer.” For Harmony’s first major work, Dan Corson was selected from 16 NextHome.ca
a shortlist of compelling presentations by acclaimed artists. While Dan hails from Seattle, his vision for bringing together the history, present, and future of the Harmony lands won over the committee. “What we ultimately liked about the Cultivate piece was it honoured the heritage of the landowning Copithorne families and the region in general, but it also told the story of sowing the seeds of a new beginning, and that’s what Harmony is doing,” says Bordeaux Developments CEO Birol Fisekci. “With this project, I wanted to provide both literally and figuratively the tools for planting the seeds of Culture,” says Corson. “The entry feature is meant to welcome people, and to let them know they’ve arrived in a creative community that appreciates and encourages the arts as one of its mandates.”

HOW DOES STYLE IMPACT VALUE? LINDA PALFI
Condominiums come in all types, sizes and shapes. There are also issues affecting each style of condo home and its market value: Highrise condos: Variations on this theme include four-storey walk-ups, highrises served by elevators and penthouses, which could involve multiple decks, rooftop decks or multiple levels. In terms of resale, the market has a bias in favour of views in highrises, and a bias against ground floor suites. These units sometimes take longer to sell and don’t command quite as high a price. If you prefer ground-level, of course, that can save you money at purchase. When thinking views, consider direction. Homes that face more than one direction, with at least one looking to the sunny south, sell faster and for a higher price. There is a slight bias against northfacing suites, although I’ve had buyers who specifically wanted them. Again, that means some bargain power for them when they shop, but it’s also a consideration when they eventually sell. Condo townhomes: Townhouse condos have even more variations than apartments. Some of them have full basements, while others are built on-grade. Having a basement adds value that will be reflected in the price per square foot for the above-grade area of 28 NextHome.ca
the home. Townhouses also have more value if they are built in a single row, with light from both front and back. The end units of such rows might also have end windows, so these get light from three sides – very popular sellers. Other townhouse designs are “back-to-back,” so the non-end units have windows facing only one direction. In addition, townhouses can be built with every suite of two or three levels being vertically separate. Others are “stacked” three-storey buildings, with a bungalow suite on the ground floor, and a two-storey suite above. In some cases, the bungalow extends under two back-to-back homes above, so the bungalow has windows front and back, but the homes above do not. Other considerations are that some of these buildings are concrete, although most are wood-frame construction, and some townhouses have driveunder parking for one or two cars, while most have stall or carport parking. Retirement villas: Also called “bungalow townhouses,” these one-storey attached condo homes tend to be newer, are often alongside golf courses and commonly have an age restriction, such as 55-plus only. Villas are often built as duplexes, so every home has windows on three sides, yet some developments have “inside units” that are bracketed between their attached neighbours. Other factors influencing value will be
the number of bedrooms or a den, whether the attached garage is for one or two cars, whether the basement (if it has one) is finished, and whether that basement has a walkout with lots of windows. Bare land condos: Unattached single-family homes can be owned as condominiums. These homes are easier to understand than some believe, and can be much like any other subdivision. Firstly, be assured that you own the land as much as anyone does anywhere else. You also own the entire house that has been built on the land you own. But you also share ownership of the condominium corporation that has a package of service and maintenance agreements you agree to when you buy. You agree to exterior maintenance standards, and the work is done collectively to save money and maintain consistency. As well, you agree to jointly organized lawn cutting, landscaping and snow clearing. All in all, it’s a house, but for a modest fee, you can travel for months, or golf, and outward appearances will be maintained. TRICO OPENS DOORS TO NEW SHOWHOMES AT LEGACY COMMONS Homebuyers looking for great designs, finishings and location have been eager to visit the two new showhomes by Trico Homes in the popular southeast Calgary community of Legacy. “We just opened our showhomes and we’re getting a lot of attention with good traffic,” says Area Manager Adam Zymirski. “Everyone who walks through says the homes feel really bright and modern and they love the spacious open floorplans, the colours and that they offer a variety of features and finishes designed to fit a versatile lifestyle.” Legacy Commons is a Trico Homes Development, which 46 NextHome.ca

FIRE SAFETY HOW THE BUILDING CODE WORKS TO PROTECT YOU

Congratulations on your decision to purchase a newly built home. By now, you’ve familiarized yourself with your builder and their new home warranty provider, and you may be wondering what else is in place to help protect your newest asset. Understanding fire safety is an important aspect of homeownership – even though you hope you will never need to put this knowledge to use. BUILDING CODES SMOKE ALARMS – YOUR FIRST LINE OF DEFENCE
Smoke alarms are the first line of defence in the event of a fire. Recent changes to the Building Code have improved the safety provided by smoke alarms in new homes. Previously, only one smoke alarm was required outside bedrooms, but now there must be a smoke alarm on every level of your home. The type of smoke alarm required has also changed so that they are louder. In new homes, the Building Code requires smoke alarms to be hardwired into the electrical system of your house. This ensures that your alarms are always working even if the batteries fail. While this is a great back-up, make sure to always replace the batteries in your smoke alarms at least once per year. 54 NextHome.ca
Building Codes help protect you and your home in the event of a fire. There are other ways the Building Code is working to protect you beyond the use of smoke alarms. To reduce the spread of fire between homes, Building Codes require better fire protection for walls, smaller window openings and roof overhangs in houses close to property lines. If you have any questions about Building Codes in your new home, talk to your builder. MAKE A SAFETY PLAN
While smoke alarms and the Building Code are working hard to keep you and your loved ones safe in your new home, it’s now time to do your part. Get to know your new home by locating all the exits and create an escape plan for each room with a safe meeting
point outside the home. Make sure to practice the escape plan with everyone living in the home, especially the little ones! You may never need to put your plan into action, but it’s important to arm yourself with knowledge and be prepared so you can comfortably enjoy your new home.
