hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want.

Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

nce you’ve decided to buy a new home, the excitement begins to build immediately. Where to buy? What type of home? Is now the right time? The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will still be suitable in three, five or 10 years.

As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? In this issue of New Home Guide, like we do in every edition, we have a variety of content designed to help you determine your own answers to these questions.

Sabal Homes celebrated 20 years as the uncommonly stylish homebuilder

Insight show home, Copperfield

using innovative design with functionality to create a unique line of homes has given Sabal Homes the distinction of being the uncommonly stylish home builder. This year, Sabal Homes is proud to be celebrating its 20th anniversary of crafting homes that respond to the tastes, needs, lifestyles and budgets of consumers. “Sabal Homes was founded to provide uncommonly stylish homes to a starter and first-time move-up buyer, and as we grow and offer new product types and price points, we continue to remain strong in these two markets by providing great designs that suit our customers,” says Sabal board member Larry Fan. Fan, along with Linda Knight and Ken Lee, were among Sabal’s first team members, and all remain active with Sabal Homes today (Knight as senior manager, Mahogany Homeowners Association, and Lee as COO), says marketing manager Nicole McLaws. “Our team has grown exponentially since 1994, and today, we have well over 200 staff members across Calgary and Edmonton, all working together to build uncommonly stylish homes in the world’s most sought-after communities.” Since its inception, Sabal has sold more than 3,000 homes in Calgary, Airdrie, Cochrane and Edmonton – “and last year was a record year for us, with nearly 600 multi-family and single-family homes sold across the board,” says Richard Daley, senior vice-president, operations. “We’re proud of all that we’ve accomplished in 20 10 New home Guide | mar 28 - apr 25, 2014

years, and we’re thrilled that we’ve been able to provide well-built, thoughtfullyplanned homes to thousands of families across Alberta.” Sabal has always been an innovator when it comes to new homes: it became a Certified Master Builder in 1999; launched the forward-thinking Arkitekt Series in 2006; won Multi-Family Builder of the Year at SAM Awards in 2010; and made an incredible impression with the Linea in Mahogany, its largest showhome to date, in 2013. “Since the day we began building homes, we knew we were onto something special and unique and we’re proud to continue that legacy today, and into the future,” Daley says. In the Calgary region, Sabal is

currently building attached, laned and front-attached garage homes in Mahogany; townhome, laned and front-attached garage homes in Copperfield; laned homes in Riversong, Cochrane; and front-attached garage homes on amenity lots in Heron Pointe at Reunion, Airdrie. Two of these communities are in their final stages of construction – in fact, Sabal has fewer than 15 lots remaining in Heron Pointe, and is in the last phase of development in Copperfield. Design mavens and potential buyers alike can check out a wide variety of Sabal showhomes in all four communities. For 2014, Sabal Homes has more exciting developments on the way, with plans to launch unprecedented new showhome models that will cater to a wide range of homebuyers, as well as branching into the Edmonton marketplace with multi-family offerings and launching a new apartment product in Mahogany.

Just recently, Sabal opened the doors to new SabalSmart showhomes – the Syntax and Sonik – in Mahogany. These SabalSmart attached homes feature nine-ft. ceilings, oversized lots, modern designs and more – all for an attainable price point in the low $300,000s. “These homes aren’t just appealing to live in, but offer lasting value,” McLaws says. “Plus, all of our homebuyers across the board will love personalizing their home with a wide variety of uncommonly stylish finishings at our designSense Studio.” Sabal will be unveiling these exciting new concepts and creations for 2014 throughout the year on its new Year of Innovation website (sabalhomes.com/20years). “All of us at Sabal Homes wouldn’t be where we are today without the support of our homeowners,” Daley says. So to celebrate the 20th anniversary, every Sabal home buyer from now until July 19 will be automatically entered into a grand prize draw for $20,000. In addition, all Sabal home buyers will enjoy plenty of perks and prizes throughout the year until Feb. 28, 2015, such as a $2,020 gift card towards upgrades and a custom engraved lockset for their home’s front door. SINK YOUR TEETH INTO

Calgary's foodie scene » by CODY BATTERSHILL Calgary’s food culture is getting bigger and more spectacular as the years go on. With so many great food

CODY BATTERSHILL is the founder of Calgaryism and a topproducing realtor at Re/Max House of Real Estate. He also sits on the condominium task force at the Calgary Real Estate Board. He can be reached at 403.370.4180 or calgaryism.ca

establishments found throughout Calgary, especially in the downtown and inner city, it isn’t hard to get excited about dining out while getting some bang for your buck. In addition, prepare your taste buds for even more unique, scrumptious, savoury foods to hit our city streets in the near future. Here are six new Calgary restaurants coming soon that any food lover will appreciate:

CHARBAR | 618 CONFLUENCE WAY SE

The Simmons Building in East Village will soon be home to Charbar, a new restaurant and eatery by Phil and Sebastian Roasters, Sidewalk Citizen Bakery and the chefs behind Charcut Roast House. Who knows what magical concoctions of food will be made at Charbar once all three tenants have set up shop and are ready to open by spring of 2015. All I know is, if it is anything like what they have already produced in Calgary, then this food hub will be something to look out for. DOUBLE ZERO CHINOOK | 6455 MACLEOD TRAIL SW

Double Zero Pizza is expanding with a new location coming soon to Chinook Mall. Those who have been to Double Zero’s downtown location already know that this is good news, as the restaurant serves up some of the best pizza in Calgary, plus a wide selection of tapas, pastas, beers and wines. The new two-storey venue with a market-style main floor and traditional second-floor dining area is hard to miss, located on the northeast side of the mall and easily spotted off of Macleod Trail. I can definitely see myself enjoying some 16 NEW HOME GUIDE | MAR 28 - APR 25, 2014

fine food at Double Zero Chinook in between some shopping and an IMAX flick.

GORO & GUN | 225 7TH AVENUE SW

Stephen Avenue will soon be home to another restaurant called Goro & Gun. If this restaurant's food is as unique as its name, then surely we have much to look forward to. Expect to see some of the best of both Asian and American cuisines all smashed into one fantastic menu that will make the foodies in Calgary crave for more. I’ll be checking this spot out as soon as it opens! NATIONAL WEST HILLS | 180 STEWARD GREEN SW

National already has two outstanding locations in Calgary, one on the Red Mile or, 17th Avenue SW if you will, and one on 10th Avenue SW, the latter of which has bowling lanes and a unique bourbon room with more than 40 kinds of whiskey to choose from. You know what they say – there’s no bad whiskey, some are just better than others. Now, National is opening a third location at West Hills Shopping Centre in the southwest. Expect to see the same great food, drinks and social atmosphere the franchise is known for. After all, it is one of the best Calgary beer halls there is. NATIVE TONGUES TAQUEIRA | 239 12TH AVENUE SW

Tacos, bourbon and hip-hop are the three words used to describe Native Tongues Taqueira, a new food establishment coming soon to the belt-line community of Connaught. The creators of Taco Or No Taco are bringing to you another place where you can get all the gourmet tacos, tasty bourbon and Mexican-style wrestling for entertainment you want. This combination makes for quite the interesting dinner event, to say the least. RODNEY’S OYSTER HOUSE | 355 10TH AVENUE SW

Seafood lovers beware – one of Toronto’s highly reputed oyster restaurants is coming soon to Calgary. Rodney’s Oyster House has acquired the former nightclub on 10th Avenue and 4th Street SW that has previously gone by the names of Mansion, Tantra and The Drink. When finished, the restaurant will boast 300 seats, an oyster bar, private dining rooms and catering services. Expect to see gourmet lobster, crab, scallop and fish entrees to go with those lovely oysters. JOIN US We invite you to join us for more restaurant

//FUNDAMENTALLY SPEAKING

How to find a home? PAY ATTENTION TO LOCATION INFORMATION AND TIMING » by WAYNE KARL Despite what you often hear, buying a home isn’t only about location, location, location. True, this is the time-tested fi rst rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate.

WAYNE KARL

is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at

wayne.karl@wall2wallmedia.com

or follow him on Twitter at Twitter.com/WayneKarl

LOCATION First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. Th is equates to demand – multiple offers and a higher price. INFORMATION Whether you’re a fi rst-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fi ngertips. From the content here in this magazine, to the resources available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of new-home sales staff and realtors, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home.

18 NEW HOME GUIDE | MAR 28 - APR 25, 2014

TIMING Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any fi nancial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.

Spring Has Arrived Âť by Brad Jackman

ith the sun shining and trees and plants blooming to life, landscaping may be at the forefront your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate before they begin the process. Hiring a landscape contractor should be exciting and satisfying. However, this can be a very discouraging time for some homeowners, unsure of where to begin, what you want it to look like and who to talk to. Here are a few tips to guide you through a satisfying landscape construction experience.

Have a plan. You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in your desired time frame.

Landscape 360. Professional Landscape Construction. 22 New home Guide | mar 28 - apr 25, 2014

A stylish functional yard can create a vibrant feel to your home. Be the envy of the block and provide a sanctuary for your family, friends and pets. Have a budget. It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. It is also not unusual for work to be split up over consecutive summers, easing some of the financial burden while creating your backyard paradise. Depending on what is required for labour, equipment and materials, it may be more or less of an investment one season to the next. Still, sometimes it is more cost effective to do the whole project at once. Booking a consultation with a reputable landscaper will allow you to see if your budget is in line with your vision. Hire a Professional. Many homeowners underestimate

the work associated with landscaping, or the knowledge required to produce a quality outdoor living space. Weekend warriors may be in for a surprise! It is important to hire someone who has extensive experience in the industry, and is a full service landscape company. Find a landscape company that will complete the task from start to finish and handle any subcontracting required.

Know your options. When deciding which landscape

company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very different. Hire a company that uses quality equipment, utilizes the best products available and installs them professionally. Ask to speak with former clients who have had similar projects to the one you’re considering. Your options include: patios, lighting, decks, walkways, garden beds, trees, plants and fences to irrigation, drainage solutions, boulders, retaining walls, water features, decorative concrete, outdoor cooking and fire pits. Clearly, there are many choices, and it pays to explore all your options carefully.

Bank of Canada

maintains overnight target rate at one per cent The Bank of Canada has once again maintained its target for the overnight rate at one per cent. The bank

rate is correspondingly 1.25 per cent and the deposit rate is 0.75 per cent. Both total CPI and core inflation in Canada are still expected to follow roughly the path outlined in the January Monetary Policy Report, although recent readings were slightly higher than expected. Excess supply in the economy and competition in the retail sector will likely keep inflation well below the two-per-cent target this year. The global economy is evolving largely as anticipated, with growth expected to strengthen in 2014 and 2015. The United States is still expected to lead the acceleration in advanced economies, although recent data have been softer, largely owing to weather effects. Volatility in global financial markets has increased somewhat, reflecting buoyant market conditions in most advanced economies and increased risk differentiation among emerging markets. More recently, tensions in Ukraine have added to geopolitical uncertainty. In Canada, economic growth in the fourth quarter of 2013 was slightly stronger than the Bank anticipated, and upward revisions earlier in the year further raised the level of GDP. The Bank still expects underlying growth of around 2.5 per cent in 2014, with the current quarter likely to be softer. Exports have been a little stronger than previously thought but continue to under-perform, and overall business investment has yet to pick up. Meanwhile, recent data support the Bank’s expectation of a soft landing in the housing market and stabilizing debt-to-income ratios for households. On the whole, the fundamental drivers of growth and inflation in Canada continue to strengthen gradually, as anticipated. With inflation expected to be well below target for some time, the downside risks to inflation remain important. At the same time, the risks associated with elevated household imbalances have not materially changed. The Bank judges that the balance of risks remains within the zone for which the current stance of monetary policy is appropriate and therefore has decided to maintain the target for the overnight rate at one per cent. The timing and direction of the next change to the policy rate will depend on how new information influences this balance of risks. The next scheduled date for the overnight target rate announcement is April 16. 26 NEW HOME GUIDE | MAR 28 - APR 25, 2014

The seasonal switch-up

Make way for spring! » by Hellen Buttigieg

Hellen Buttigieg

Hellen Buttigieg, CPO, is a Certified Professional Organizer, life coach, TV host and owner of We Organize U. Visit her website, weorganizeu.com, for a free e-Book on how to find more time, energy and inner peace. Contact Hellen at info@weorganizeu.com

At first, you’re afraid to put away winter gear because it is hard to believe that unrelenting, snow-filled season is coming to an end. But as spring slowly slides into place, and you’re finding spring jackets and raincoats being layered on hangers atop winter jackets. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies. It’s time for the seasonal switch-up. Make some space for your spring and summer, and don’t give Jack Frost another thought. Make room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-of-season items. Here are some ideas to consider: add another shelf above the existing one in all the closets, and purchase underthe-bed organizers. If your bed is not

high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives, you won’t have to rely on your memory to find what you need. How long have you been putting off that rummage sale? Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time. Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a “give away” box. Toss or recycle any papers and garbage that are left over. Designate this room as a “noclutter zone” so you will always have a sanctuary to escape to, regardless of what your other rooms look like. Have you stored your winter coats yet? If you’ve been putting off the task of storing your winter coats because you don’t have an extra closet, there’s a solution. A sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer. Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yet-visible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or under-bed storage bins.

//THE TAX MAN

Is your lunch tax deductible? » by George E. Dube Question: My husband and I painted and shampooed the carpet at our investment condo recently after our tenant moved out, to prepare the unit for the new tenant. We obviously needed to eat, so we got lunch. Should we save the receipt for lunch to put as our expense for the year-end? Does that mean it would be tax deductible?

George E. Dube,

CA, CPA, LLP, is a veteran real estate investor, author, and speaker on real estate accounting who is a partner in the firm, Dube & Cuttini Chartered Accountants LLP. He also developed the accountant in-a-box program for real estate investors, and is a member of the Real Estate Investment Network (REIN) Faculty. georgedube@dubecuttini.com

dubecuttini.com @dubecuttini.com 1.877.475.3823

Answer: Meals and entertainment are tricky expenses, and subjective and confusing in practice. Plus, there are plenty of exceptions. Assuming that someone owns a few properties, and they are out of town a distance of 40 kms and you’re there more than eight hours (in some cases 12), then the meals are more likely deductible. Alternatively, if you are having a meal with a prospective tenant, supplier or accountant, then there are no time or distance restrictions – they are deductible, as there is a clear business purpose. The primary issue in Canada Revenue Agency’s mind is similar to what you indicated in your question. You obviously had to eat, so the CRA is saying “Why should real estate investors get to deduct their meals at work when nobody else does?” Practically speaking, I don’t think it hurts to do this now and again, but this would be an administrative concession from the CRA, as compared to a technical ability to make the deduction.

with $20,000 Promo Package, Plus a Year of Homebuyer Bonuses Sabal Homes is celebrating 20 years of home building in Alberta, and is thrilled to announce an exciting promotion to mark this milestone anniversary.

For 20 years of designing and building uncommonly stylish homes, Sabal is holding a stylebration designed to thank its past, present and future homebuyers. “We are so excited to celebrate this anniversary with our homeowners, team members, partners and supporters, who are truly the ones who have brought us to where we are today,” says Nicole McLaws, marketing manager. “We’re celebrating this momentous occasion by automatically entering every single Sabal homebuyer between March 1, 2014 and July 19, 2014 into a grand prize draw for $20,000 – this 20-week contest is sure to draw some attention, and we can’t wait to pick our lucky winner this summer!” In addition to the 20-week, $20,000 grand prize contest, all Sabal homebuyers will enjoy plenty of perks and prizes over a full year, ranging from March 1, 2014 to Feb. 28, 2015. “Not only are we thanking past Sabal homebuyers with an exciting referral program, but we are providing all of our new Sabal homebuyers with a beautiful customized front door gripset, which is sure to add even more appeal to their home,” McLaws says. “And, all homebuyers will receive a $2,020 gift card to Sabal’s designSense Studio, which they will be able to use towards the upgrades of their choice.” Twenty years of building innovative, high-quality and uncommonly stylish homes has seen Sabal Homes grow from a three-person enterprise in 1994, to a company of more than 200 today. Sabal has built thousands of homes since its inception, always priding itself on its attainable price points, wide range of features and lasting value. “We’ve sold over 3,000 homes in Calgary, Airdrie, Cochrane and Edmonton – and last year was a record year for us, with nearly 600 multi-family and single-family homes sold across Alberta,” says Richard Daley, senior vicepresident, operations. “We’re proud of all that we’ve accomplished in 20 years, and we’re thrilled that we’ve been able to provide uncommonly stylish, well-built and thoughtfully-planned homes to thousands of families.” 38 New home Guide | mar 28 - apr 25, 2014

Over the course of Sabal’s rich history, the builder has become a Certified Master Builder; won dozens of local, provincial and national awards; partnered with many charitable organizations; and launched notable collections such as the Arkitekt Series and Sabal Chalet. 2013 alone was a notable year for Sabal, as it opened its largest-ever show home with the Linea in Mahogany; vaulted into a Top 5 position for Calgary permits; sold a record 600 homes across Alberta; and unified with Hopewell Residential Communities to become Hopewell Residential.

“Today, as always, we are focused on enriching lives by making our world better” “Today, as always, we are focused on enriching lives by making our world better,” McLaws says. “We are so proud of all that we have accomplished over the past 20 years, and we are excited to unveil more exciting ideas, innovative products and uncommonly stylish showhomes in the years to come.” For more information on Sabal’s anniversary, contest, innovation or more, visit sabalhomes.com/20years or contact Nicole McLaws at 403.298.8128 or nmclaws@hopewell.com

//make your move

Do your research » by Chuck Resnick When it comes to moving, a little homework ahead of time can save a lot of headaches later on.

Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

Face it – your “stuff ” is important to you, and you want movers who treat your furnishings and accessories that way. Some items such as toasters and even sofas can be replaced if they are damaged, but other things such as family photos and heirlooms are irreplaceable. At Two Men And A Truck, we adopted the tag line “Movers Who Care” to reflect how critical it is to treat every move with complete respect for our clients and every one of their possessions. When you shop for a mover, remember that the lowest bidder is not necessarily your smartest move. You want a company that has a track record for providing excellent service – with “service” being the key word. Customer service includes much more than the actual packing and transporting of your items; it starts with the first contact. You should be able to expect a pleasant, professional representative to provide you with an estimate that is well thought out and fair. Service extends to promptness, cleanliness and thoroughness at both ends of the move. It also involves open lines of communication. Ask questions of the movers you are considering – and if they are reluctant to give you a straight answer, move on to others. One of the best ways to find a mover is through word of mouth. Ask your friends, neighbours and relatives which companies they used and how pleased they were.

Hiring a mover who cares as much as you do about getting your possessions from point A to point B efficiently, economically and safely will reduce the stress and increase the fun. Another valuable resource is the Internet. Research moving firms and find out how long they have been in business. Find out if and how their workers are trained in the packing and transporting of goods. Ask what you can expect before, during and after the move. You can also check with the Canadian Association of Movers (movers.net), that has a web page for consumers. This trade association represents moving and storage companies 42 New home Guide | mar 28 - apr 25, 2014

and is aimed at helping customers connect with reliable, professional moving services. A look through the member directory and posted articles on this Web site is one more tool that can help in your search. Moving can be one of the most exciting – and most stressful – times of your life. Hiring a mover who cares as much as you do about getting your possessions from point A to point B efficiently, economically and safely will reduce the stress and increase the fun. Your movers play an integral role in helping you adapt to your new surroundings. If you are planning a move in the future, think ahead and start your research now. The more comfortable and confident you feel in the mover you select, the smoother moving day will go. Customer service, walking the walk and talking the talk, is really what its all about!

Andorra II’s

fresh look earns rave reviews » by Heather Ryan

S

howcasing a fresh and spacious new design, Shane Homes’ Andorra II is wowing buyers on the newest showhome parade in King’s Heights in Airdrie. The 2,078-sq.-ft. Andorra II is “getting rave reviews from people who love the design because it’s so refreshing with a huge dining nook and kitchen in the middle of the home and the living room in the back; it’s not your typical design, so it really stands out,” says Karen Kotchar, co-area sales manager with Cindy Klassen. “The kitchen is amazing; it’s a chef ’s kitchen – I don’t cook, but I’d look like I do in there,” Kotchar says with a laugh. “The island is so impressive, it’s about 35 square feet, so that’s huge, and people are wowed by it. It’s sure to be the hub of the party when entertaining.” “The design is much different than what you typically see, so it really stands out,” Klassen says. “People are also surprised because they think there is more square footage 44 New home Guide | mar 28 - apr 25, 2014

than there actually is, which just goes to show the openness of the plan.” The Andorra II presents a dynamic entry with a richly toned hardwood floor that spans much of the main floor and open rail on the stairs, providing a view to the second floor above. Adjacent to the entry are a mud/laundry room with a gorgeous marble-look tile floor and the garage entry. The mud room flows into a large walk-through pantry loaded with built-in shelves to provide plenty of storage. The rear of the home opens to the massive central open dining nook and kitchen. The kitchen is a chef ’s dream, with an expansive flat surface island highlighted by columns, an overhead arch and a curved breakfast bar at its focal point with seating for four. The kitchen offers a contemporary feel with creamcoloured granite countertops and a hexagon-shaped mosaic tile backsplash that contrasts nicely with the dark cabinetry

The counters, along with the cabinetry, also extend to the rear of the home providing extraordinary space and storage. Double french doors off the kitchen provide easy access to the rear deck, expanding your entertaining outdoors. Across from the kitchen, the dining nook is ideal for entertaining large gatherings with room for an expansive table and a hutch, and the space flows nicely into the living great room that features a vaulted ceiling and a fabulous wall-centred fireplace surrounded in marble-look tile from floor to ceiling and flanked by windows. Going upstairs to the right is a spacious owners’ suite, with a beautiful ensuite featuring a large granite-topped vanity, corner soaker tub, walk-in shower and huge walk-in closet. Down the hall are two generous sized secondary bedrooms and a full bathroom with a granite-topped vanity and a privacy pocket door separating the vanity area from the

tub and toilet allowing multiple family members to use the room at one time. At the end of the hall, a convenient wet bar is just outside the huge bonus room that makes it easy to grab drinks and snacks while enjoying movie nights with the family or entertaining friends during the big game. “The wet bar is a big hit with our buyers, especially the men, and people really like that the bonus room is so large because they can do so much with the space, and they love the vaulted ceiling and the built-in, wall-to-wall entertainment centre,” Klassen says. Check out the Andorra II and Shane Homes’ other showhome, the 2,010-sq.-ft. Orion II, at 330 and 334 King’s Heights Dr. S.E., Airdrie, open Monday to Thursday, 2 to 8 p.m., and weekends noon to 5 p.m. For more information, call 403.536.2303 or visit shanehomes.com

The ideal community: Factors & features to consider

When choosing a new home, your choice involves more than the home itself. Often, homebuyers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or, are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences? Start by making a list of the desired lifestyle factors that are most important to you and your family. Consider location, proximity to work and schools, activities and local attractions in the community. “There are many factors involved in selecting the right community in which to buy your home,” suggests Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.” Knowing your requirements will help narrow your home search and save time. What are the most important amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home. For further insight on buying a home, visit the website at royallepage.ca 50 New home Guide | mar 28 - apr 25, 2014

“There are many factors involved in selecting the right community in which to buy your home. Deciding what’s important to you and your family is the first step in finding your ideal match.” 10 important questions to ask yourself before you buy:

CMHC premiums on the rise Âť by JASON ELDRIDGE While interest rates continue to drop, it appears that the cost of getting mortgage insurance is about to go up. Following its annual review of its insurance

products and capital requirements, Canada Mortgage and Housing Corp. (CMHC) announced on Feb. 28 that effective May 1, 2014, the cost of default insurance will be increasing. While CMHC doesn’t make changes to the premiums often, it does review the premiums annually and have made several adjustments with both increases and decreases since being commercialized in 1988. Anyone wishing to purchase a home in Canada with less than 20 per cent of the purchase price to be used as the down payment, and who are working with a traditional bank or financing institution, are subject to a default insurance premium which is added to the mortgage amount. Unfortunately, this insurance does not benefit you as the purchaser, but it helps protect the bank or lender that holds the mortgage in the event you are not able to make your mortgage payments for whatever reason.

For any clients purchasing a home with the minimum five per cent down payment, the insurance premium will be going from 2.75 per cent of the mortgage amount to 3.15 per cent. So how does this affect applications for insurance, moving forward? For any and all applications submitted and approved prior to May 1, those files will be subject to the current insurance premiums, with no restrictions on when those mortgages are scheduled to fund. Any files that are submitted on or after May 1, 2014 will be subject to the higher premiums. For any clients purchasing a home with the

54 New home Guide | mar 28 - apr 25, 2014

minimum five per cent down payment, the insurance premium will be going from 2.75 per cent of the mortgage amount to 3.15 per cent. This premium is then added to the mortgage amount, unless you wish to pay the premium up front. Based on a $250,000 mortgage amount, this will result in less than a $5 per month increase to your mortgage payment. In Canada, we have three insurers that the banks and financial institutions work with when offering high ratio financing. These are CMHC, Genworth and Canada Guaranty. With the recent announcement made by CMHC, the other two insurance providers will be following suit with identical increases to their premiums, and these will also be effective on May 1 of this year. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month‌

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

Mortgage Types All mortgages are of two basic types: Conventional The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. Insured or High-Ratio: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

Mortgage OPTIONS

Peace Hills Trust

T-D Mortgage Your Neighbourhood C.U.

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. Closed mortgage: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. Portable mortgage: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

//the homebuying process

Aspects to consider before buying a new home » by Donna Moore With spring around the corner, many new-home buyers will be enticed to get outdoors in the warmer weather and check out the various showhomes open around the Calgary region, with the thought of moving sometime this summer.

Donna Moore

Executive Officer, Calgary Region Home Builders’ Association 403.235.1911 crhba.com

House hunters will quickly discover during their outings that there is a fabulous selection of home designs, styles, sizes and incredible features by Calgary and area builders that will tempt them to buy. However, before getting wrapped up in all the excitement that having a new home brings, you need to take the time to consider all the aspects surrounding what will be one of the most important investments of your life, so that you can make informed and confident decisions during the homebuying process. If you’re serious about making a move this year – whether you’re a first-time buyer or moving onto your next home – it’s important to set a budget before you even begin looking at what models are out there. Find out from your financial institution how much of a mortgage loan you qualify for, and get pre-approval for a mortgage. This will help to narrow your choices when you start your search. Also, with today’s low interest rates, by going through the pre-approval process, you might be surprised at how much you can qualify for and the price range you can shop in. But be realistic about how much you want to spend on your home, and make sure you have funds set aside for incidentals such as lawyers’ fees, transaction costs, moving expenses and so on. Further, make room for “extras” in your budget so that you’re able to add some upgrades and extra features, such as hardwood flooring, granite countertops and fireplaces that may not be included in the builder’s standard model. And don’t forget about the decorating and furnishing you’ll want to do.

Buyers should also find out about the builder’s warranty and after-sales services. Also, before you start visiting showhomes, consider making a list of what you absolutely need in a home and what you would like to have. For example, do you need four bedrooms, a bonus room, a main-floor flex room or an upstairs laundry, or are these features you can live without if the price is too high? And what about location – do you want 58 New home Guide | mar 28 - apr 25, 2014

to be close to a school, shops, work or transit? Since searching for a home can be time consuming, there is little point in looking in areas that don’t suit your needs or at homes that won’t work for you or your family. When you buy a new home, you also buy the builder’s expertise and reputation, so it’s best to do some research. Each builder is different and offer different standards, so find out what you’re getting for your money. You can check out each builder’s sales packages to find out what the standard features are and what is included in the price. And when in doubt, discuss it with the builder or salesperson. When going through showhomes, also remember many may feature upgrades and various options to give you ideas for personalizing your home, so having a specifications list on the home will let you know what is standard. It’s also good to note what brand-name products the builder installs and the manufacturers’ warranties that come with them. Buyers should also find out about the builder’s warranty and after-sales services. When it comes to narrowing your choice, compare value, not just price. Consider the quality of the construction, the products and the systems, and think about those “intangibles” – the reputation of the builder, its service and commitment to customers. Once you’ve got a plan in place – know what you can afford, what you want and where you want to live – you’ll be better able to make an informed decision on the home that best suits you and your family.

In A Mattamy Neighbourhood, Socializing Is More Than A “Like” Button.

It may seem a bit old fashioned but if you come for a stroll through our neighbourhoods you’ll likely find people chatting to one another. Neighbours stop by the front porch for a visit. Kids and parents gather in the parks and playgrounds and neighbours become friends on our walking/biking paths. We also have regularly scheduled community events like Flower Festivals, BBQ’s and Tree Lightings during the holiday season. We believe socializing works best without electronics.
