5 | BEFRIEND A BROKER OR BANKER PLANNING TO BUY A HOME and not
sure where to begin? Maybe it’s your first home, or it’s been a while and you’re ready to move up to a larger property. Here are six home-buying hacks to help you prepare.
1 | GET WITH THE PROGRAMS There are various government programs available to help you buy a home: » Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. Prime Minister Justin Trudeau has promised to modernize the program to allow Canadians to dip into their RRSPs to buy a home more than once, including when impacted by life changes such as job relocation, death of a spouse or marital breakdown. » First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the HBTC to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. For more on these programs, visit cra.gc.ca
2 | EXPLORE YOUR OPTIONS Firsttime buyers can purchase a home with as little as five per cent of the purchase price as a down payment – as long as the property is less than
$500,000. Anything higher than that, and the minimum down payment for the portion of the price higher than $500,000 is 10 per cent. So, assuming your price range is at that threshold, you’ll need to come up with at least $25,000. At that purchase price, depending on the market you’re in, this could mean you’d then be looking at a condo or townhome, instead of a detached home.
3 | VISIT THE BANK OF MOM AND DAD If your parents are baby boomers who have had the good fortune of building equity over the years as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. Any many buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers hit the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did. 4 | BECOME TECH SAVVY Mortgage consumers are becoming very tech savvy. In Canada Mortgage and Housing Corp.’s 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage
Like many things in life, it’s all about relationships. And whether you use broker or a banker to secure a mortgage, you’ll likely come to value the relationship. In the same CMHC survey, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers which offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers.

IT WAS A NIGHT FILLED with excitement as more 1,300 industry representatives celebrated the Building Industry Land Development Calgary Region’s 30th Annual SAM (Sales and Marketing) Awards on April 8. The SAM Awards recognizes the outstanding achievements by the home building industry’s finest from builders and developers to marketing and sales professionals, and this year there were 800 entries with finalists competing for 60 awards in 10 different categories. It was a special night for Brookfield Residential, as it won the Grand SAM Award for Builder of the Year and was a finalist for Multi-Family Builder of the Year. “Winning the Builder of the Year award is a real capstone to what has been a challenging yet successful and rewarding year!” says Brookfield COO Trent Edwards. “We are grateful, humbled and excited to win this award on 24 YPNEXTHOME.CA

Mismatch between housing supply and demographic demand in Canada THERE’S A QUESTION looming over more and more homebuyers, sellers and real estate watcher: what’s behind the housing affordability crunch in some markets? Following an in-depth analysis, the Canadian Home Builders’ Association (CHBA) has identified some key factors behind current housing market conditions. The research report, The Housing Supply Deficit – Not Enough Homes for Families with Young Children, points to a significant and growing mismatch between housing demand and what home builders are able to supply, given planning and zoning patterns and the lack of available serviced land. The report also comes with a warning: if current trends continue, Canada will see a shortfall of 300,000 family-oriented homes in the next 10 years. According to CHBA’s data, demographic factors are driving demand for lowrise houses suited to young, first-time home-buying families, as Canada experiences a “baby boomlet.” Simultaneously, aging Baby Boomers and older Canadians are not downsizing from their detached homes in the numbers predicted, opting instead to age-in-place. In fact, many Boomers are actually trading up to larger single-family units, creating a morepronounced shortfall of lowrise homes. “There has been a lot of commentary around what’s driving house prices in markets like the GTA and Vancouver. Much of this overlooks the fundamental factors of supply and demand, and the increasing number of young families trying to achieve home ownership,” says CHBA CEO Kevin Lee. “CHBA’s research shows that current 32 YPNEXTHOME.CA

patterns of urban development fail to address the needs of young families... There is a distinct lack of higherdensity, ground-oriented homes they can afford, such as townhomes, stacked towns and similar housing formats. This is the ‘missing middle’ in our largest and fastest-growing communities,” Lee adds. The effects of the lowrise shortfall are further amplified by supply constraints, including lack of infrastructure and developable land, development restrictions, NIMBYism, and municipal policies favouring highrise development. Canada has seen a 27-per-cent drop in the construction of lowrise homes since 2007. The fastest-
growing markets are experiencing a much more dramatic decrease. In the GTA for example, inventory of lowrise homes dropped 89 per cent in the last decade, and sits at historic lows. There is a particular shortage of higher-density, lowrise attached homes offering access to transit, which increasingly represent the “missing middle” of urban housing stock. “In markets experiencing strong economic growth and in-migration, these supply factors are a big part of what is fueling rapid price appreciation within the groundoriented housing segment. While some observers look for other explanations, and there are indeed other contributors, the ‘law’ of supply and demand remains pervasive,” Lee adds. “What we are seeing is the Millennial generation really struggle to find a place to live and raise their families in our largest cities, and this has worrying longerterm implications for them, these communities, and the economy at large. “Although there has been a lot of focus on trying to dampen prices, a big part of the solution is enabling a housing supply response. We’re not talking about ‘sprawl’ here, just about building smarter communities, including infill projects and transit-oriented development, that young families find welcoming and manageable with young children.”

A: With warming temperatures many homeowners are getting in the spring cleaning mode with projects inside and out, but before you start make sure you consider both your personal and family’s safety, says Daryl Grieves, safety officer for Shane Homes. “To protect your family you can start with checking the batteries in your smoke or CO2 detectors to ensure they’re working properly,” Grieves says. “It’s also a good time for the family to review their home emergency escape plan in case of a fire.” “Clean out your medicine cabinet of any old or unused meds, these can be taken to most pharmacies to be disposed of, but I suggest calling them first. And, you should also take any old chemical cleaners or paint that you’re not using to the fire department for disposal.”
If you’re planning on window washing, painting or any chores that will involve use of a ladder, Grieves comments that you should have “three points of contact at all times and always work straight above the ladder and never lean to one side or the other.” When dusting areas that rarely get touched or painting, wear a mask to keep from breathing in particles or fumes, and make sure that if you’re moving heavy objects such as furniture or boxes you follow proper lifting techniques to avoid an injury. “It’s also a good idea to stretch before you start any manual ASK AN EXPERT: HEATHER RYAN labour outside inbythe yard as it’s been several months since you’ve done any lawn care,” Grieves says. “Make sure you wear glasses and hearing protection if you plan to use any power tools.” Boots and gloves may also be necessary depending on the project you have planned. With a wood deck inspect it and secure or replace any loose boards, and if you plan to pressure wash the deck be careful walking as they can get slippery. As well, if a deck or fence is on the “to-do list” this spring – call before you dig! Further, clean away any debris that may be blocking vents, and inspect trees and remove any branches that may be at risk of coming down. ALBERTA REBOUND Why 2017 might the year to buy back into Alberta By Gene Kosowan
AS ALBERTA CONTINUES to endure
a difficult economic recession, investors and homebuyers across the province are cautiously optimistic that the worst may be over. “In 2016, there was so much change and uncertainty, people didn’t know what to do,” says John Stobbe, a broker and owner at Century 21 Platinum Realty in Edmonton. “Now, we see that the sky hasn’t fallen totally during the last couple years. It’s like… okay, this is the new normal, let’s get on with it.” In short, Wild Rose Country isn’t exactly in full bloom, but the buds are starting to sprout from the branches. Crude oil prices, which plummeted to lower than $30 a barrel in 2016 after achieving record highs of $155 eight years earlier, are slowly creeping up past the $50 mark, creating some relief in Alberta’s largest industry. And while the unemployment rate is still hovering above eight per cent, the Conference Board of Canada predicted last December that Alberta’s Gross Domestic Product (GDP) will grow by 2.2 per cent in 2017, a far cry from the red ink the year before. While those indicators might light up the eyes of property investors, experts are advising those looking at real estate to proceed with caution. “I wouldn’t run out and buy five houses, but if you were looking for an opportunity, I think now is a reasonable time,” says David DaleJohnson, economics professor at the Alberta School of Business at the University of Alberta in Edmonton. Patrick Francey, CEO of the Real Estate Investment Network (REIN), suggests it’s currently a good time to shop around, while still keeping an eye on changing economic conditions. 44 YPNEXTHOME.CA
“Until you have employment and people moving back into the province, creating demand for rental units, which will then drive the demand for sale units, the world of real estate right now is looking at opportunities to buy,” he says. “Knowing that in the next couple years as the economy starts to pick up, and GDP actually increases, that’s what’s going to drive real estate.” Insiders agree that the best places in Alberta to search for opportunities are within its two largest cities. “For both Edmonton and Calgary,
there are great buying opportunities right now, but there’s no rush,” says Francey. “That’s the good news. You’re finding the properties that cashflow in a single-family would have preferably coming from basement suites. Anything that’s in the $400,000 to $500,000 range is still very strong in the marketplace, but ultimately, there are good opportunities to buy. You’ve got to look for the deals, but they exist. And there are cashflow opportunities in especially those single-family uptown suites.”

In Calgary, with $5.8-billion being invested in infrastructure, including expansion of the city’s lightrail transit system, indicates that 2018 could be a turnaround year for property investment. “The smart people are buying; the masses maybe aren’t,” says Glen Godlonton, a Calgary-based ReMax realtor who’s noticed increased investor interest since January. “The multi-million-dollar stuff is definitely down. But the $300,000 to $400,000 stuff is moving. There are still lots of multiple offers.”
The buzz is just as loud in Edmonton, much of it on the strength of $5.5 billion sunk into construction projects, including the new Rogers Place arena and lightrail transit expansion. The manpower needed for those projects, says Stobbe, will help Edmonton grow steadily the next couple years, although nowhere near as exponentially as the city enjoyed during the boom years. “We’ve had a number of years, where it’s just been build, build, build, so we’ve been pleasantly spoiled in that there are lots of projects
on the go that are generating jobs. While some of them are initially construction jobs, there will be longterm jobs to look after those things.” Smaller centres in Alberta are dicey propositions for property investors, according to Francey, even though many of those municipalities, including Grande Prairie in northern Alberta, are starting to enjoy increased oilpatch activity. “As they come back onstream, you see the smaller centres in the oil and gas industry go through the same cycles, which is that the peaks get really high and the valleys get really low,” he says. “When you’re picking regions to invest in and you look at a smaller centre like Grande Prairie, your risk factor is always larger. But when you look at a larger centre like Edmonton or Calgary, the risk isn’t as impactful in that regard.” Fort McMurray, however, is as risky as they come, given the double whammy it experienced. The first blow landed squarely into the geographic heart of the energy sector in the form of an oil economy collapse that started late in 2014 and has since thrown roughly 9,000 residents out of work. But the sucker punch that followed was even more devastating, when a forest fire last May forced an evacuation of the city before wiping out a tenth of the municipality. Banks come under fire By Jason Eldridge
FOR YEARS, THE BANKS have always been the institution that consumers have gone to for financial products and services. It used to be, back in the day, that everyone from the tellers to the loans officer and even the branch manager knew many of their customers by name. Those days may be long behind us for the foreseeable future. The banks are feeling intense pressure from investors and stock holders to continue increasing the bottom line… but at what cost? In light of the recent allegations by employees working for five of the major banks, I feel it is important to bring attention to what I do for my clients as a mortgage broker, and dispel any possible negative thoughts, misconceptions or assumptions about the sales process in this industry. Starting in April, Canada’s financial consumer watchdog will be implementing a review of the banks’ business practices. According to a report by CBC, employees from five of Canada’s biggest Banks allege that they have felt pressured to upsell, trick and even lie to customers to meet sales targets. They go onto admit to signing up existing and new clients for products and services without their knowledge and consent. Perhaps this may be part of the reason why it appears that there is so much staff turnover within the banks these days. As a mortgage professional in good standing with RECA (Real Estate Council of Alberta), AMBA (Alberta Mortgage Brokers Association) and MPC (Mortgage Professionals Canada) I am mandated to present my clients and have them authorize a consent form that outlines what my role and responsibilities are, how I am compensated, as well as privacy and disclosure practices. with a financial planning designation, my mission statement is simple… finding my clients the mortgage financing option that best suites them and their situation, and doing so in a clear, convenient and professional manner. While my clients always have the choice of which chartered bank or financial institution they want me to work with on their behalf, more often than not, they choose a “monoline” lender for various reasons. For those not familiar with this term, a mono-line lender only offers one financial product… mortgages. Needless to say, you don’t have to worry about tied selling, cross selling or assumptive marketing practices as these companies don’t have any other products or services to offer. With that said, there are situations where the big Banks have mortgage products that may be better suited to a specific client and situation. If my clients determine that the bigger banks are offering a product they prefer, I am only to happy to finalize the mortgage itself, and then refer the file to the branch. branch, I make my clients aware that the branch may contact them to offer additional products or services sometime down the road. It should be noted that as a mortgage broker, it is my fiduciary duty to offer each and every client the opportunity to protect their mortgage with either life, disability, job loss, and/or accidental life insurance, but as a client, you are not mandated to take any of this coverage.
