SLOW & STEADY CALGARY’S FORECAST FOR GROWTH

For some, recovery from the economic downturn of the last few years can’t come soon – and strong – enough. But those who have been through such cycles before know that patience is the only answer. According to one important source, slow but steady growth awaits Calgary this year. In its Metropolitan Outlook – Spring 2018, the Conference Board of Canada gives the city another vote of confidence. Improving oil prices beginning in 2017 are boosting Calgary’s real GDP; this year, it’s expected to expand 2.5 per cent, putting local real GDP at a fresh record high. A further 2.1-per-cent increase is on tap for 2019, the Board says. Importantly, employment is also trending in the right direction; the unemployment rate is to fall to 8.2 per cent this year, and again in 2019 to 7.8 per cent. Not without its resulting challenges, Calgary’s housing market is rebalancing in the resale sector, new home inventories are catching up, interest rates are inching up, and the new federal mortgage stress test is, well, testing some buyers. Still, all signs are pointing in the right direction.

REDSTONE IN CALGARY’S NORTHEAST OFFERS A PERFECT HOME FOR ANY FAMILY TYPE Redstone is a Northeast community located near the intersection of Stoney and Metis Trail. It is often referred to as the New North, due to the vibrancy and culture that is alive in the community. The community, which opened in 2010, is one of Qualico Communities fastest selling communities. “Residents love Redstone. In Redstone, you can be close to family and friends and be close to main thoroughfares and amenities and places of employment such as CrossIron Mills, the Airport, the Genesis Centre and Costco,” says Laura Field, marketing coordinator for Qualico Communities. In Redstone, you can live close to what matters most. Redstone is a revolutionary greenspace community with transportation already available, and proposed plans for an LRT station and quick access to major routes such as Stoney and Metis Trail make it easy to get to around the city. Redstone is the perfect community for all family configurations and budgets. “With the newly released lots in phase 10 in 54, as well as three multi-family builders in the community, the mix of product has never been more apparent,” says Field. In phase 10, there are larger lots that are even zoned for secondary suites. Upon completion, Redstone will feature a commercial

centre, and two schools in the community. There will be 2,500 trees at final build-out, as well as 2.3 km of walking pathways. There are 13 parks and greenspaces intertwined throughout the community. The central Redstone playground also as a basketball court. “Redstone is a very active community, there are always people walking on the pathways, and children playing in the parks and playgrounds,” says Field. There is a diverse product mix in the community, with from detached homes starting from the $380’s and front garage homes starting from the $490’s by Broadview Homes, Jayman BUILT, NuVista Homes, Shane Homes, Trico Homes and Pacesetter by

10 SPRINGTIME EXTERIOR HOME MAINTENANCE TIPS

Longer days and warmer weather are both telltale signs that spring is just around the corner. What a relief! Your home stood strong and kept you warm throughout the snow flurries and stinging winds of winter and now, I think we can all agree that it’s obligatory to show it a little bit of tender loving care in return. Believe it or not, not all spring home maintenance tips are to do with cleanup. There’s several maintenance-related tasks that all homeowners should perform when spring rolls around to make sure the exterior of their property stays in good condition. Here are a few home spring maintenance tips that will show your place the love it deserves while contributing to its longevity and quite possibly a higher asking price if one day you do decide to sell. 1 | EAVESTROUGH, GUTTERS & DOWNSPOUTS

Check for cracks in your eavestroughs and make sure they are clear and free of debris. Check that downspouts are draining away from the foundation of your home as improper drainage can sometimes cause flooding in your basement and/or crawl spaces. If you happen to have any gutters, also make sure they are clear and free of debris so that they also drain water properly when the rain comes. 22  NextHome.ca

2 | ROOFING

Only when it’s safe and with proper equipment, you should attempt to inspect your roof for missing, torn, cracked or buckling shingles. This is especially important if you have an older roof covering. Spring and summer rain can easily intrude at these “weak spots” and result in considerable damage to the interior of your home. If you want to take it a step further, you could contact a professional roofer to inspect the flashing around any skylights, plumbing vents and chimneys. 3 | HOSES & FAUCETS

Inspect outside hoses and faucets for any damage. Then, do a pressure test. Turn the faucet on and place your thumb over top of the spout to test the pressure. If

the water stops entirely, then that most likely means the water pipe is leaking somewhere inside of your home’s structure and needs to be fixed as soon as possible. 4 | WINDOWS & CAULKING

You may have already checked your window sills for leaks before winter, but you should do so again once spring has arrived. Rain and insects can easily intrude your home through these breaches if left unchecked. Also inspect the caulking and replace if necessary. To do the best job, you’ll want to scrape out the eroding caulk then recaulk as needed. 5 | CONCRETE SURFACES

If you happen to have a sprinkler irrigation system, you’ll want to check it for leaky valves, exposed lines and damaged sprinkler heads. When used, damaged sprinkler systems can cause water to accumulate in unwanted areas like at the base of your foundation, for example. Also check that your sprinklers spray away from windows and the house as this can also cause moisture problems. 9 | WOODWORK

Decks, pergolas, railings, fences and other outdoor wooden structures will last much longer if they are restained or resealed every year or two, although it depends on their exposure to sun and rain. Also check for loose parts and deterioration. Sharp woodwork can contribute greatly to curb appeal and give off a strong impression that the property has been kept up and well cared for throughout the years.

Having the right tools for the job is a big part of being able to properly perform exterior home maintenance. For example, a gaspowered lawn mower is no good without fuel and dull blades. Make sure you visit your nearest home department store to stalk up on tools, because you never know just when you’ll be motivated or have the time to do exterior spring home maintenance on your property! The deep freeze of winter can cause paint on window sills, decks, fences and other things outside to crack and chafe off. A good paint job not only contributes to home curb appeal, but also forms a protective barrier against the elements. Touch-up paint is relatively inexpensive and easy-to-do.

A true sense of community is enjoyed in many condominium projects, be they highrise apartments, townhouses, retirement bungalows or even bare-land build-your-own house projects. Beyond that, the greatest sense of belonging and involvement comes to those who serve as members of the condominium Board of Managers. It is they who act as the project’s miniature city council, setting the budget, hiring the management company and addressing concerns. Condominium owners are brought together by numerous common interests. Unlike renters, they share an investment which they all want to see protected. Second, they tend to be longterm residents. Third, they share responsibility and expenses for common services, so working together can, to some extent, reduce costs and make the project more attractive, cheaper to run, and generally a more enjoyable place to live. At my 40-unit condominium highrise near downtown, for example, we produce an in-house newsletter every couple of months. In between, informative notices are posted in the mail room, so there’s lots of information flow between resident owners and the management company. At Christmas we held a party in our lobby, getting to know each other 34  NextHome.ca

and enjoying a glass of cheer. Some floors even have “floor parties” in which one or another condo owner hosts a pot-luck get-together with adjacent neighbours. If you own or plan to own a condominium apartment, townhouse or villa, consider standing for election or acclamation (which is common) to the Board of Managers for a year. It’s not a big job, as your management company does the real administration and employs tradespeople on your behalf. But you’ll find a satisfying role dealing with your project’s issues and concerns, which simply need sensible people to consider them and to make decisions. The monthly meetings (sometimes bi-monthly or bi-weekly) are usually held over coffee or wine in a board member’s home right on site, so you don’t need to drive to City Hall. You’ll make friends

while helping run your own little community. Once yearly, every condominium corporation holds a general meeting for all the owners within the development, at which time a new board of managers is elected. You and your neighbours review the budget, give policy direction to the new board, and review the past year’s operation of your little condominium “village.” Refreshments and socializing are almost always part of the mix. LUXURY REBOUND HIGH-END MARKET GAINING GROUND As further proof that Calgary is on the road to recovery, the city’s luxury real estate segment is seeing a surge in activity, according to Sotheby’s International Realty Canada. The resurgence of Alberta’s economy is contributing to new activity in the top-tier market, even as lingering effects of the downturn suppress prices and prolong the recovery period. The Government of Alberta’s February 2018 fiscal and economic update anticipates provincial growth to exceed previous expectations, with GDP gains adjusted upwards to 2.8 per cent in 2018 (up from

the 2.2 per cent predicted in the 2017 Budget) and employment growth anticipated at two per cent. An uptick in oil prices and manufacturing exports, as well as population inflows into Alberta, bode well for consumer confidence in Calgary’s market for homes of more than $1 million. “This spring, we expect strong gains that will set new records for the city,” says Brad Henderson, president and CEO of Sotheby’s. Top-tier sales in the first two months of 2018 reflected the recuperation of consumer psychology, Sotheby’s says. Sales of real estate of more than $1

million (condominiums, attached and single-family homes) were up 45 per cent year-over-year, with more than 90 per cent of sales in the $1 million to $2 million range. Detached home sales of more than $1 million, which comprised 82 per cent of the $1 million-plus residential properties sold over the period, saw a 33-per-cent year-overyear increase. Overall, an active buyers’ market is projected for Calgary’s top-tier spring market, offering buyers ample opportunities as the city continues along its road of recovery, Sotheby’s says.

BILD CALGARY REGION AWARDS 2017 FINALISTS ANNOUNCED

BILD Calgary Region has announced the 2017 finalists for the newly branded BILD Calgary Region Awards (formerly the SAM Awards). UNDERSTANDING HOW DIFFERENT TYPES OF DEBT AFFECT YOU

We’ve been taught to believe debt is bad. However, that’s not always the case. Good debt will often increase your future net worth, while bad debt will do the opposite. Here’s a quick overview of what kind of debt is good or bad: STUDENT LOANS

A student loan is a good debt because an investment in higher education usually leads to greater earning potential and the ability to find a good-paying job. That additional income will add up over your lifetime. And if you get a federal or provincial loan to help pay for your education, the Canada Revenue Agency allows you to claim the interest paid on your tax return. CREDIT CARD DEBT

This is probably the worst kind of debt because the rates can be very high. Many rewards cards are around 20 per cent, while department store cards can be closer to 30. If you make only

the minimum payment, it can take years for you to pay off your credit card debt. And you’ll end up paying back a lot more than you actually borrowed. Missing a payment or two will hurt your credit score. Make sure to pay off your balance on time every month or it may be harder to qualify for a mortgage in the future. INVESTMENT LOANS

A loan to start a business or used for investment purposes is another example of good debt. Having a business on the side or a full-time basis can pay off over the long run if you’re successful or you find a buyer. Another option is to borrow to invest in a number of different types of investments, such as stocks. The CRA will usually allow you to deduct your interest costs if the investment produces interest income or dividends.

MORTGAGES

A mortgage is mostly considered good debt because a home will likely appreciate in value. But a mortgage can be a bad debt if you buy something that’s barely affordable. While a financial institution may approve you for a large mortgage, it doesn’t mean you should spend as much as you can. Doing so will possibly leave you house poor with little left over for necessities or emergencies. A better kind of mortgage is for a rental property. Buying a home for rental purposes will give you an extra stream of income and can help pay down the mortgage faster. If the property increases in value, it will turn out to be an even better investment.

CAR LOAN

A car loan is usually considered bad debt because the vehicle is a depreciating asset. In fact, it loses value as soon as you drive it off the lot. While a vehicle helps you get around, it’s hard to see how a vehicle improves your net worth – especially if you consider the annual cost of gas and insurance.

Good debt will often increase your future net worth, while bad debt will do the opposite.

However, a car may be a necessity if you don’t live in the city or if public transportation is difficult to access.

THE BOTTOM LINE

While good debt does exist, keep in mind that it might not be the case all the time. Whatever you do with your money, you should be responsible and don’t take on more debt than you can handle.
