What rules your new-home choice? Lifestyle increasingly influential for buyers

ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The issue is usually the amount of living space – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction.
Downsizing is usually the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or piedà-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find a home that suits your needs and lifestyle. In this issue, we profile new communities which offer the perfect place to put up your feet, plus the latest industry news and features about buying and owning a new home. Enjoy!

ven though spring officially begins on March 20 (something Mother Nature largely ignored), April usually offers more signs that the season has actually arrived. Temperatures begin to rise, rain rinses away winter’s residue and in a matter of days (we hope), tree buds sprout and green washes around us. It’s also the natural time of year when people renew their commitment to living Green. When it comes to buying a home, new product today is miles ahead of that built 25, 20 or even 10 years ago. Home builders in Calgary strive to make product that is among the most
energy efficient and sustainable in the world. Various programs are intended to make homes that are as Green as possible, because that’s what sells, what makes sense and what you – the consumer – wants. Still, there are varying degrees of “Green-ness,” and builders often offer different features and technologies to meet today’s increasingly stringent standards for energy efficiency and “clean” housing. As you go about your new home search and visit model homes and sales centres, ask each builder you’re serious about buying from: How Green is this home?

Buyers loving life on the hill in APEX’s Hillcrest in Airdrie
C
resting on a hill in southwest Airdrie, new-home buyers are falling in love with a community that offers a tranquil setting, a wide variety of home styles, a convenient location and, with its newest phase, gorgeous mountain views. APEX Developments, which is crafting Hillcrest in Airdrie, is delighted to announce that the newest phase, Hillcrest Heights, will be released for presale at the end of April. “This is the phase that customers have been waiting for,” says Susan Henderson, senior development manager at APEX. “Hillcrest Heights is located on top of the hill, the highest point in Airdrie, and offering homebuyers sweeping views of the mountains and prairies. 10 New home Guide | APR 25 - MAY 23, 2014
» by heather ryan “Also our showhome builders will be opening six new showhomes in early May,” she says, showcasing a wide range of stylish designs, so stay tuned for the grand opening date. Situated on 146 acres, Hillcrest offers a peaceful, familyfriendly atmosphere that has been ideally designed so residents can enjoy those views of Rockies, the prairies and even downtown Calgary. Residents are delighted to be welcomed home by an absolutely stunning, architecturally-styled entrance, which includes a grand 22-ft.-tall stone tower and gatehouse that makes a visual impact and is a focal point in the community. “Hillcrest has been very well received in Airdrie because of its extensive landscaping and gorgeous entry feature that give the community an estate feel,” Henderson says. The entry also complements the community’s natural topography and architectural styling that includes Arts and Crafts, Craftsman, Prairie and Tudor, which reflect a rich colour palette and natural elements of masonry and woodworking. Homes throughout Hillcrest are being built to

architectural guidelines to ensure an eye-catching streetscape with a focus on modern luxury and classic charm. The community has also been designed with a number of cul de sacs, which invites residents to get to know their neighbours and provides a safe environment for kids to play. APEX has put together a quality builders group for Hillcrest that is offering a variety of style, sizes and price points for a wide range of buyers. Henderson says Excel Homes “has had great success with their duplex product and only have a few remaining,” which feature attached double front drive garages, three bedrooms and 2.5 bathrooms starting in the affordable $380,000s. Excel Homes, Shane Homes and Trico Homes are building single-family homes with front-attached double-car garages in Hillcrest, ranging from 1,700 sq. ft. to slightly less than 3,000 sq. ft. and priced from the low $400,000s. “The builders have a really good selection of styles, floorplans and features available and buyers are getting a lot of square footage for a very good price,” Henderson says. “The parks in Hillcrest offer large greenspaces with two play areas – one geared for youngsters’ age two to five, and the other for kids five to 12 years of age,” she adds. Along with the abundance of greenspace and parks, there is an extensive pathway system, a storm water pond and plazas within the parks that will act as gathering places encouraging residents to get out and socialize with their neighbours. Located in southwest Airdrie on 8th Street, south of the future 40th Avenue, Hillcrest is just a few minutes drive
from a wide range of shops, services, restaurants, coffee shops and big box retailers in Airdrie as well as nearby CrossIron Mills mall. Residents also appreciate having quick access to Highway 2 (QEII) and Stoney Trail for ease of getting to the airport, commuting to downtown Calgary and heading out to the mountains. For more information, which will eventually comprise approximately 600 single-family homes, 150 duplex homes and 100 townhomes when completed, visit the showhomes, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., or visit hillcrestairdrie.com APR 25 - MAY 23, 2014 | New home Guide 11

Cardel’s
vibrant Inner City homes a success » by Heather Ryan
F
illing a niche in the inner city market by crafting vibrant new semi-detached homes that offer stylish urban living at an affordable price point is proving successful for Cardel Homes. “We’re really excited about being able to offering an inner-city product of this type,” says Cardel’s sales manager Travis Burnside. “With some of our suburban communities reaching completion, we had to look at other projects that fit into our business plan and allow us to make inroads into the downtown area for the first time and it’s becoming a great market for us. These homes are filling a need we’ve seen in the inner city and they’re a great option for people who are looking for that established neighbourhood lifestyle closer to their work downtown.” Cardel started by building 12 of these semi-detached homes in Altadore, Killarney and Richmond as part of their

Solstice Series. These homes were so well received that Cardel is now building more in Killarney and Richmond, which are in various stages such as ready to move in, under construction and awaiting permits. “We’re getting quite good at understanding what it takes to develop these homes and the costs involved,” Burnside says. “We decided from the start that we wanted to craft homes that gave buyers really good value with great specifications at an affordable price around $800,000.” The response to Cardel’s Solstice has been so good that “we now have people coming to us asking us to buy their property so that we can build more homes – in fact our last five acquisitions have been from people coming to us – and we also have people wanting us to build a Solistice Series home for them. “We’re also very excited to open our showhome on May 3rd in Killarney,” Burnside says. “This is our ‘A’ plan, which is 1,907

square feet. This showhome will give people an opportunity to see the fit and finish of our Inner City homes. All the homes are two-storey designs with three bedrooms upstairs, two-and-ahalf bathrooms, an upstairs laundry room and a main floor flex room ideal for a home office, den or even a formal dining room. There are four floorplans to choose from ranging from 1,852 to 1,914 sq. ft. All the homes come with finished basements raising the total living space to more than 2,600 sq. ft. “We decided to standardize basement development because of the market demand for the additional living space,” Burnside says, noting the basement includes an additional bedroom, full bathroom and expansive rec room. “The homes present either a traditional or modern architectural exterior style to suit the different tastes of buyers and the exterior and interior colours have been chosen by our professional design staff,” he says.
Buyers will appreciate the high standard specifications that include nine-ft. ceilings on the main and in the basement, upgraded engineered hardwood and tile floors, granite countertops, full-height tile backsplash, upgraded stainless steel appliances, gas fireplace, skylights and luxury ensuites with dual sinks and walk-in showers. “Our customers say these homes are very comfortable, that they offer designs that make sense and they love the specifications,” Burnside says. The exteriors include fenced yards and landscaping with sod and trees front and back, irrigation to the front yard and the rear double detached garage. A home’s exterior is only as strong as its weakest component. Wood-based trim products may rot, curl, warp or split from extended exposure to moisture, creating unwanted maintenance or replacement costs for homeowners. Calgary housing market
gets a boost from energy industry Improvements in energy markets have boosted sales in Calgary’s resale market, and the market is approaching sellers’ conditions, according to The Conference Board of Canada’s initial Housing Briefing: Bubble Fears Overblown. Sales have not fallen on a year-overyear basis since April 2011 and price growth accelerated sharply last year. The ratio of housing starts to population growth has been below its 20-year average in four of the past five years. Relatively high incomes have sustained demand for single-detached units in Calgary. But multiple starts are rebounding solidly. Although the 2013 flood hampered starts, skewing historical comparisons, developers enjoy decent prospects.
Nationally, and in some local markets, Canadian house prices may be headed for a modest decline, but fears of a housing bubble are exaggerated.
28 New home Guide | APR 25 - MAY 23, 2014
Nationally, and in some local markets, Canadian house prices may be headed for a modest decline, but fears of a housing bubble are exaggerated. “Mortgage costs, not just house prices, are the principal deciding factor for potential homebuyers,” says Robin Wiebe, senior economist, Centre for Municipal Studies. “Mortgage rates are expected to rise this year, but not dramatically, because the Canadian economy remains in a slow-growth mode. “The housing market may be undergoing a correction in some regions and market segments, but it is more likely to be a soft landing than a bubble bursting.” Fears of a housing bubble hinge on the ratio of house prices to apartment rents and house prices to incomes. The Conference Board’s view is that while these ratios are high, they are also misleading. Better indicators of affordability are the ratio of mortgage payments to rents and mortgage payments to incomes, and neither presents much cause for alarm about a housing bubble.

The psychology of mess Little adjustments reduce the clutter-making process » by Hellen Buttigieg

Eliminate clutter hot spots We all have spots in our homes that are magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Keep your pantry De-cluttered Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry date will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take inventory of everything you have and plan the meals for the upcoming week with an eye toward incorporating these items. Once you’ve used up the excess, get in the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what’s for dinner. Stop papers from piling up Are you wasting your valuable time shuffling through papers? Get into the habit of thinking twice before bringing home any piece of paper or printing a page. Ask yourself whether you have a specific use for it, and if you don’t have a clear answer, leave it behind. Be realistic about what you’ll actually have time to read. Paper hoarding is a habit that you can break, and doing so will save you time and energy. Purchase furniture that does double-duty Consider purchasing a few multi-functional furnishings, like an upholstered ottoman that not only provides a place to put your feet up, but also offers additional seating, doubles as a coffee table and opens up to reveal hidden storage.
30 New home Guide | APR 25 - MAY 23, 2014
Create an in/out zone Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys, cell phones and wallets. It can also act as a landing spot for brief-cases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you go out again. Are you being held hostage by your stuff? If you’re reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: you’ll have more free time in your day and be more relaxed in your home. Feeling stuck If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

Watermark at Bearspaw repeats as best community in Canada and the Calgary region Âť by heather ryan

A
fabulous estate home community just west of the city that earned awards last year as the best community in the Calgary region and in all of Canada has just proven how distinctive it is by doing it again. Watermark at Bearspaw, a 287-acre community being crafted by Macdonald Development Corporation, earned its second consecutive Community Development Award as the best community in the nation at the Canadian Home Builders Association national conference held in Whistler on April 4. This came hot on the heels after winning its second consecutive Community of the Year – Calgary
Macdonald development corp. | Watermark at Bearspaw
Region Award at the Canadian Home Builders Association - Calgary Region SAM Awards on March 29. “It was exciting to win these awards last year, but to earn both again this year, especially at the national level, is incredible,” says Ian Macdonald, director of sales and marketing. “It’s an honour to be recognized for our achievements in community development and an even greater honour for our builders and residents as it reinforces their belief in the community, developer and a vision that we all work hard to bring to life in Watermark. “And we’re not going to take our feet off the gas, we want to keep setting the bar and setting the
standard and try to exceed that every time,” Macdonald says. Making Watermark an outstanding community are the residents and home builders who shape the community and the amenities that are already built, he says. “We really started with a great vision and we brought it to life. Even before the first residents moved in we had developed the Central Plaza, pathways and the cascading waterfalls and ponds, plus the landscaping; people saw there were large mature trees already present giving the area an established look and making it attractive for families. “It has that ‘If you build it, they will come’ feeling; it is our field of dreams –
we built all the amenities and great homes and families have come,” Macdonald says. The response to Watermark at Bearspaw has been so strong that the first phase is sold out and the second phase is 80 per cent sold. “We had 108 lots in the first phase, that’s a large number to release and they were very well received,” Macdonald says. “Phase 2 still has some amazing lots to choose from including those that offer spectacular views of the Rockies, those that back onto the cascading waterfalls and walkouts where people can build a custom home. And, our builders have a number of wonderful lots that are exclusive to them.” APR 25 - MAY 23, 2014 | New home Guide 37
Watermark’s impressive lots range from one-quarter to one acre with frontages from 82 to 159 ft. and the single-family estate homes start at $1.1 million. “Our second showhome parade is a tremendous success because the builders are showcasing a different price point to appeal to even more families,” Macdonald says. “We’re also excited about being able to offer quick possession homes in the community, which are great for families who want a brand new home finished to a high level specification and want to move in rather than wait for their home to be built.” There are 17 quick possession homes in various levels of readiness currently available in Watermark crafted by the community’s distinctive list of quality home builders that includes: Albi Homes, Astoria Homes, Trickle Creek Custom Homes and Wolf Custom Homes. “These homes are priced from $1.19 million and are a perfect choice for people
who want to move in and enjoy our amenities right away,” Macdonald says. Those amenities that include that aforementioned network of cascading ponds and streams, 46-acres of parkland, five kilometres of paved trails and the Central Plaza, which features a large pavilion with fire pit, outdoor kitchen and barbecues, NBA-sized sports court, grass sports field and playgrounds. Along with an incredible housing lineup and great amenities, Watermark’s location is enticing being minutes from Glenbow Ranch Provincial Park, within walking distance to the Lynx Ridge
Golf Course and short drive from the Bearspaw Golf & Country Club. It’s also conveniently located at 12 Mile Coulee Road, just minutes from a wide range of shops, services, restaurants and the LRT at Crowfoot and Crowfoot and Stoney Trails are nearby for ease of getting downtown and to the airport. To learn more about this awardwinning community, visit the showhomes, open 2 to 8 p.m. Monday to Thursday, noon to 5 p.m. weekends, visit watermarkatbearspaw.com or call 403.239.9735.

Things To consider before buying a new home
with us
Q: Do you have some advice for someone looking to buy a new home for the first time? A: “There are many things you should consider even before you start your search for a new home,” says Jeff Luif, area manager for Shane Homes in Nolan Hill. “One of the most important things is to settle on an area of the city you would like.” When choosing a community, he says, consider what your needs are. For example, do you need or want to be close to work, transit or major routes for commuting? If you have children, being close to schools, day cares, parks, playgrounds and recreation centres are likely a priority. And, you’ll want to consider other amenities such as, close proximity to shops, services, restaurants, health centres, etc. “Finding the right community to live in is just as important as finding the right home, so take your time to Situated in vibrant Northwest Calgary, EvansRidge offers drive through the newer communities to see what they have something for everyone. Spring spruce-up
safety checklist Winter is over. Spring has sprung. Time to dust off the annual chore list. Before you roll up your sleeves and tackle the dirty work, though, you should review (and save) this spring safety checklist. It will ensure your seasonal spruce-up is a blooming good time – and not a bundle of accidents waiting to happen. » If electrical work is in your plans, consult a licensed electrical
contractor. They will ensure your spring-renovation projects are completed in a safe manner, consistent with codes, protecting you and your family from electrical shock and fire hazards. » Spring is the perfect time to build something new, but you may be in for a shock if you aren’t aware of underground hazards. Check with your local utility companies to mark underground
electrical wires or gas and water mains before you start any digging. Avoid doing any work directly under or beside these areas. Remember: Always call before you dig. » With flowers soon to bloom, your green thumb is likely itching. Be sure to plant large shrubs and trees at least three feet (one metre) away from hydro poles, powerlines and other utility equipment. Keeping clear access to utility poles allows professionals to safely perform inspections and repairs – and will prevent much bigger headaches down the road. »B efore entertaining in your backyard, make sure your outdoor recreation routine involves a thorough inspection of your yard. If there are tree limbs within three metres of powerlines anywhere on your property, contact a professional to clear them. Do not attempt to do it yourself. »W hat better time than spring to dust off your barbecue, outdoor appliances and garden and power tools? Before you use them, check if any of the electrical cords have cracked or frayed, or if plugs have broken. If so, repair or replace the tool. »N ever stand on wet floors or moist grass when using electrical tools. Wear rubber-soled shoes when using them, as the wet ground can conduct electricity. Keep your outdoor tools unplugged in a safe and dry area when not in use. » I f you’ll be doing any outdoor cleaning or maintenance using a ladder, watch out for overhead wires. Placing any ladder near powerlines is dangerous, even if it’s not metal. Be aware of where powerlines are located – and keep at least 10 feet (about three metres) away. Shane Homes presents more affordable garage homes
in Nolan Hill » by Heather Ryan
S
hane Homes is meeting a growing need in northwest Calgary by taking one of its most popular double front-attached garage home models and making it more affordable for first-time buyers and young families in Nolan Hill. With the 1,738-sq.-ft. Riviera showhome, Shane Homes has created “a new model designed for narrower lots in Nolan Hill that offers a more affordable choice for buyers who desire a single-family home with a front attached double garage,” says area manager Dave Gearey. “It’s a very family-oriented home with a very functional design that flows well. “People coming through the showhome say they love that there is no wasted space and that the home feels much larger than the square footage because of the open feel and its good use of space,” he says. “Buyers also love that it comes with a number of high-end standard features such as granite countertops in the kitchen and bathrooms, a nine-ft. ceiling on the main floor, knock down ceilings, tile floors, stainless steel appliances and a front attached double garage all at a great price,” Gearey says, noting the price for the Riviera model is $476,000, which includes home, lot and GST. 42 New home Guide | APR 25 - MAY 23, 2014
Shane Homes | Nolan Hill “People also really like the luxury ensuite option that this showhome features,” he adds, which is just one of the multiple layout options available in the Riviera that allows buyers to create a design that best suits their lifestyle. Stepping inside the Riviera the bright open foyer offers plenty of room to greet guests as well as space for a hall bench and you’ll love the contemporary colours that are warm and inviting. Around the corner and down from the front entry, the living room is eye-catching thanks in part to a gorgeous corner fireplace and the room features a large picture window providing an abundance of natural light. Across from the living room, the extended kitchen offers plenty of delectable features including a goodsized flat-surface granite-topped island as its focal point. The island provides substantial room for food prep as well as a breakfast bar ideal for casual meals or socializing with guests. The kitchen also features an abundance of cabinets, granite countertops and a full-height tile backsplash. A door in the kitchen opens to a walk-through pantry, which is great for storage, and it leads to the mud room/garage entry. Adjacent to the kitchen, the dining nook is slightly bumped out to provide
ample room for a large table and the double sliding glass doors allows a bright and sunny place at meal times. Going upstairs, the owners’ suite has room for a king-sized bed and the inviting optional ensuite layout includes a granite-topped vanity, corner soaker tub, walk-in shower and a walk-in closet. Down the hall are two nice sized rooms for the kids, a main full bathroom and double doors that open to the upstairs laundry. At the front of the home, the bonus room provides a comfortable secondary living space and additional room for entertaining. Gearey says the lots this model is suited for are narrow lots and are among the most affordable lots in the northwest. Due to the high demand for affordable northwest property they won’t last long and once these lots are gone, you’re not going to see this price again,” so interested buyers should act quickly. Buyers can visit the Riviera showhome, located at 34 Nolanfield Rd. N.W., Calgary open Monday to Thursday, 2 to 8 p.m., weekends and holidays, noon to 5 p.m. Call Dave Gearey at 403.536.2305 for more information about the showhome and other models and lots available in Nolan Hill, or visit shanehomes.com

Shed some light on storage
Looking into storage sheds » by shell busey Every spring, there is a line up at building supply stores or specialty stores that sell products or materials to construct outdoor storage.
This is to accommodate the miscellaneous materials that have accumulated either from moving, downsizing or extra purchases. Often this accumulation ends up in the garage and you are forced to inconveniently park your car in the driveway or on the street. There is a lot more to a storage shed or building than simply building a box with a roof over top. Plan ahead as to what you are going to be storing in the shed — hand tools, garden tools, garden chemicals and car parts will all have differing storage requirements. You may find that in many cases a lot of items should have been weeded through, thrown out or donated to charity. As you start your planning do not forget to check your local city or municipal bylaws as well as your strata if you live in a complex. Regulations may govern what size you can build, the height restrictions, foot print size and even sometimes the materials to be used, as well as what it will be used for. The bigger the structure the more potential use of adjustable racking or shelving. I do not recommend a combo structure with a storage area and a children’s play area attached. The reason for this of course is that you don’t know what type of items you may be storing such as dangerous or combustible materials and/ or garden chemicals, sprays or weed killers. Separate storage areas are needed for these types of materials. Now for the big question: will the structure be wood, plastic or steel? Whether it will be a home-built or a packaged type will depend on what type of cosmetic look you want in your backyard area. As a safety precaution,
Every spring, there is a line up at building supply stores or specialty stores that sell products or materials to construct outdoor storage 44 New home Guide | APR 25 - MAY 23, 2014
you should consider the security aspects of placing the structure very close to a fence or with too much room behind it. This is just one of the considerations that can make you see that there is a little more to outdoor storage than just assembling a building and sticking it somewhere on your property. Here are some other things to consider:
» Wood is your best choice, you can
build shelves inside, paint or stain to match your home and control entry and security. » Plastic: A lot to choose form but still plastic with no or limited ways to add shelving for best use of area to yield storage. » Metal: Similar to the previous plastic choice with the exception that it is metal and in most coastal regions salt air will cause havoc with the exterior and any movable rollers. The end result of any additional storage being provided is to develop a plan, create it, build it and commit to keeping it tidy.

U.S. tapering and its effect on Canadian mortgage rates » by alyssa richard What are “quantitative easing” and “tapering”? Over the last few months, you’ve likely read the words “quantitative easing” and “tapering” in any news story about the U.S. economy. What you may not have read about yet is the impact this has had on Canadian mortgage rates. Here’s a look at what’s been happening and what it could mean for mortgage rates in the future. In the midst of the financial crisis, the U.S. Federal Reserve lowered its short-term overnight interest rate all the way to zero. This effectively left them with little power to further stimulate the economy. So, the central bank essentially printed more money to buy bonds and other financial assets from banks, in a program known as quantitative easing. The banks, now flush with cash, were then able to loan more money to Americans, helping the economy grow. The bond-buying spree drove up bond prices and lowered yields (which have an inverse relation with prices). Lower yields then lowered borrowing costs, which stimulated the economy further. The central bank repeated this a few times, until it eventually took its balance sheet to slightly more than $4 trillion – from roughly $800 billion pre-financial crisis. In the first half of 2013, the U.S. Federal Reserve started talking about “tapering off ” the quantitative easing program. The taper was officially announced in December, with a plan to purchase only $75 billion of debt securities in January and to reduce the purchases in future months.

The effect on Canadian mortgage rates So, what does this all have to do with Canadian mortgage rates? Under quantitative easing, the 10-year Treasury yield jumped from 1.65 per cent before any talk about tapering to 2.80 per cent in late August 2013. In January, it was sitting at 2.86 per cent. U.S. markets often act as something of a “price setter” for the Canadian market, and Canadian bond yields tend to follow U.S. bond yields. Generally speaking, higher U.S. bond yields will result in higher Canadian bond yields. Furthermore, Canadian fixed mortgage rates follow Canadian bond yields with a strong correlation. Since last May, both the five-year Canadian bond yield and average five-year fixed mortgage rate have risen substantially (shown in chart). Overwhelmingly, economists expect U.S. bond yields to keep rising in 2014, as a result of an allegedly stronger U.S. economy and further (expected) tapering by the U.S. Federal Reserve; this would in turn push Canadian mortgage rates up even further.

Calgary Ranks second
FOR BEST PLACES TO LIVE IN 2014 » by CODY BATTERSHILL
CODY BATTERSHILL is the founder of Calgaryism and a top producing realtor at ReMax House of Real Estate. Born and raised in Calgary, Cody has a passion for helping his clients accomplish their real estate goals and loves to show off the best Calgary has to offer! He can be reached at 403-370-4180, @Calgaryism on Twitter and calgaryism.ca
Where are the best places to live in Canada? According to MoneySense, Calgary is at the top of the list, as the city has ranked second place for 2014, down from first the previous year. You are probably wondering what place has managed to oust Calgary as the best. Well, see for yourself below – here are MoneySense Magazine’s Top 10 best places to live in Canada 2014: 01 02 03 04 05 06 07 08 09 10

HOW MONEYSENSE DOES IT
So, how does MoneySense make these rankings anyway? I mean, I love living in Calgary – was born and raised in this city, as a matter of fact – and have always thought it's the best place to live in Canada. As a fully fledged supporter of my hometown through my Facebook page, Calgaryism, surely there are people just like me in other Canadian cities, towns and villages who feel the same way about the place they live, that is for sure! This is something that MoneySense Magazine completely understands; to each their own.
50 NEW HOME GUIDE | APR 25 - MAY 23, 2014
By no means can these rankings take into account the nearness of family and friends and other personal preferences, but what can be examined are statistics that lead to a reasonable presumption as to where the best places to live actually are. MoneySense looks at 34 different categories in the Best Places to Live 2014. Some include: Weather
Crime
Taxation
Health Care
Demographics
Amenities
Commuting
Culture
Wealth
Another important method was comparing places with similar populations instead of weighing small towns against large cities for example, as there could be great differences in the categories listed above due to several factors. In other words, places were ranked against their peers – see the categories below… Small city – population less than 100,000 Medium city – population between 100,000 and 400,000 Large city – population more than 400,000 I am very grateful and proud call one of the best places to live in Canada "home" – the fifth most livable city in the world four years in a row (Economist Livability Survey)! With our consistently strong economy, employment growth and high average income levels, there is no telling what is next for Calgary. JOIN US
We invite you to join us at Calgaryism on Facebook, Instagram and Twitter – engage in an active social media community, share your photos and opinions and learn about Calgary, Alberta and Canada as a whole today! We hope to see you there.

What type of home SHOULD YOU BUY? » by WAYNE KARL

What type of home should you buy? Whether you’re a fi rst-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances. Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your fi rst home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to
afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up. So, while the answer to the question – What type of home should you buy? – is specific to circumstances, there are also some common guidelines you can follow. HOW MUCH CAN YOU AFFORD?
Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of fi rst-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates. HOW MUCH WILL IT REALLY COST?
Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget. WHERE DO YOU WANT TO LIVE?
Th is question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town. WHAT TYPE OF HOME DO YOU WANT?
Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex? Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.

andscape 360 would like to highlight two of the most exciting parts of your landscape plan: retaining walls and patios. There are many options and it is beneficial to do your research when finalizing your landscape choices. Retaining walls create boundaries, provide function and most importantly support earth. Quality of construction and durability are extremely important. Walls can be the most important part of your landscape. Walls could be described as the main structure or hardscape of your property. They can be creatively incorporated in many ways. Garden beds, steps, boulders, trees, shrubs and lighting can all become part of your retaining walls. Drainage, grade, structure and function must be considered at every level. Stack stones are more cost effective than natural stone and come in a wide

variety of colors, textures and sizes. They can follow curves and circles or be very linear and straight. This product allows for a very defined and balanced look. With a man made concrete product you are able to build these walls perfectly level. Retaining walls are great for many applications and are an excellent option to your landscape problems. With a variety of high quality products and many different design concepts a patio can be customized to compliment any space. Natural stone is the highest quality material to use for a patio and can provide the look of a flush outdoor floor. Paving stones are also an option and can be creatively incorporated into your yard. Paving stones are more cost effective than natural stone and there are many options of colors, textures and sizes. Concrete is a product which is extremely functional, low maintenance and is very cost effective. Concrete can be done with a brushed, exposed or stamped finish. All types of patios can follow curves and patterns or be very linear and simple. That awkward unusable space can be transformed into a patio providing your living space with function, intimacy and comfort. When built properly a patio is a great creative landscape solution. Why use a mortgage broker? » by JASON ELDRIDGE
For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily,
but it is the one option that most people have been aware of, or felt obligated to use... perhaps until now. In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability and excellent credit. So why exactly should you contact a mortgage broker?
Firstly (and probably the biggest reason for most clients), rate… rate… rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part… it doesn’t cost you a thing. There is no charge for our service and no negotiation is required. Just remember, even a .25-per-cent lower rate can save you thousands of dollars over the course of your term in interest. Secondly, you have more lenders and options to choose from. When you go to your bank, you only have access to their suite of mortgage products to choose from. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so we have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something such as better prepayment privileges may be a reason for choosing one institution over another. Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank and then you are told that they can’t see you for a week or so because they are already “booked up” with appointments? Mortgage brokers will meet with you where 62 New home Guide | APR 25 - MAY 23, 2014
and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply. Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your bank’s criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation. Follow these steps to see if you’ll qualify for a mortgage on your dream home
01 02 03
Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
64 New home Guide | APR 25 - MAY 23, 2014
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)
05
Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 07
Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

Mortgage Types
All mortgages are of two basic types: Conventional The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. Insured or High-Ratio: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
Mortgage OPTIONS
You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. Closed mortgage: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. Portable mortgage: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

SAM Awards honour best in the local home building industry » by Donna Moore The Canadian Home Builders’ Association Calgary Region saluted the very best in the Calgary and area new home building industry at the 27th annual SAM Awards held March 29 at the TELUS Convention Centre.
Donna Moore
Executive Officer, Calgary Region Home Builders’ Association 403.235.1911 crhba.com
This year, more than 1,600 people attended the SAM Awards that drew a record 776 entries, which through the judging process was narrowed down to 253 finalists competing for 57 awards in 10 categories. After more than a quarter century, the CHBA - Calgary Region’s SAM Awards continues to draw interest with the number of entries this year up over last year. In total, 99 companies submitted entries to this year’s awards. Calgary’s SAM Awards program is amongst the largest of its kind in Canada and the number of entries and new companies entering from year to year is a true testament to the passion that drives achievement in the local industry. The SAM Awards program was developed as a way to recognize excellence in the local home building industry. SAM stands for Sales and Marketing and all aspects of the industry are recognized in the awards program. As in previous years, the quality of submissions for the 2013 SAMs was outstanding and the competition was tight as the home building industry continues to raise the bar each year in their commitment to developing unique design and innovative building practices. Last year was even more monumental as CHBA Calgary Region members, while continuing to meet the growing housing demand in the Calgary area by building outstanding homes and communities, responded immediately to offer assistance to those affected by devastating flooding in June by volunteering labour, equipment, financial aid and more – a testament to the dedication of the industry. CHBA - Calgary Region presented the SAM Awards in various categories: New Home Awards, Renovator Awards, Developer Awards, Multi-Family Awards, Partner Awards, Advertising & Marketing Awards, Industry Achievement Awards, Sales & Information Centre Awards and, of course, the most prestigious of them all – the Grand SAM Awards. The Grand SAMs include: Builder of the Year, Builder of Merit (small volume), Multi-family Builder of the Year, Renovator of the Year and Partner of the Year. Builders (single- and multi-family), developers and industry members compete for awards such as Best New Home in various price categories, Best New Design for multi-family

projects in various segments, Sales Achievement Awards, Best Sales & Information Centre (attached and detached), Community of the Year in Calgary and in the surrounding area, various Supplier awards, and Best Home Renovation (both with and without an addition) and more. The judging process is detailed, with points awarded for each entry judged by peers within the industry; awards are given based on point totals. The top five in each category receive additional placement points that help determine the Grand SAM winners, plus companies must enter a set number of categories and meet the required criteria for the individual Grand SAM placement. The SAM Awards competition is not a popularity contest in any way. The criteria for judging are extensive and the process is monitored and authenticated by a local accounting firm. So, considering the judging process each entry goes through, to be named a finalist in any category is an achievement and provides CHBA Calgary Region members with valuable feedback from industry peers, often the most incisive of critics. There is no doubt the SAM Awards have contributed significantly in raising the bar year after year in residential housing as so many home builders, developers and other industry experts work diligently to improve each year. As a result, Calgary and its surrounding communities have some of the most innovative product found anywhere in Canada. Congratulations to not only the winners and the finalists, but to all the companies that submitted an entry for the 2013 SAM Awards and strive to make the industry better.

There’s Never A Dull Moment In A Mattamy Community. We’ve always felt that a neighbourhood should always have lots of things for families to do. That’s why we have parks and playgrounds and walking/biking trails in the community. It’s also why we plan regular community events. In the spring, we have Flower Festivals where we provide potted plants to place on front porches. We also have community BBQ’s at our Flower Festivals. Free burgers, dogs and drinks. Lots of laughter and smiles all around. There is also the Mattamy Spray Park in the Chinooks Wind’s Park adjacent to Windsong. Winter is a wonderland in Mattamy communities with our tree lighting ceremonies. Hot Chocolate makes a great ending to a great gathering. Every event has lots of things to make kids happy. They can have their faces painted, play in a bouncy castle, see balloons turn into animals and often, a magician will make eyes light up with amazing acts of enchantment. So no matter what time of year, there is always a good time to be had right at home. Every neighbourhood is a better place when neighbours can gather, enjoy each other’s company and become friends.
