ON THE RISE GROWTH TRAJECTORY CONTINUES Calgary’s return to growth and prosperity got another important shot in the arm – or rather, piece of evidence – recently, with the latest Royal LePage House Price Survey.

As we’ve been highlighting for months, the economy and housing market are picking up. And, importantly, consumers and prospective homebuyers have been taking note. RBC Royal Bank, in fact, recently confirmed that would-be buyers in Alberta are now the most confident in all of Canada. Why? Critical signposts such as projected GDP growth, employment growth, housing affordability and, though rising slightly, still-low interest rates. Now Royal LePage shows us proof, in the form of median home prices – rising 2.4 per cent year-over-year, in the first quarter of 2018, to $475,160. “Alberta’s economy continues to strengthen, which is reflected in Calgary’s residential real estate market,” says Corrine Lyall, owner and broker, Royal LePage Benchmark. “We expect Calgary’s sales activity to pick up as our long winter comes to an end and we head into the 2018 spring market.” Enjoy, Calgary. MATTAMY POISED TO LAUNCH YORKVILLE ITS FIRST SOUTHWEST COMMUNITY Mattamy Homes, which master-plans communities and builds all the homes within them, is poised to launch its seventh community in the Calgary area and its first community in southwest Calgary this June. Comprised of 320 acres Yorkville will build out over the next 10 to 12 years and include about 2,450 homes on land off Sheriff King Street and 194th Avenue S.W. “Yorkville is nestled in natural setting surrounded by rolling hills with views of the foothills,” says Warren Saunders, vice-president of sales and marketing. “It’s a very scenic community with greenspace, parks, ponds and pathways. “The theme for Yorkville is based around a traditional architecture and will feature two signature styles,” Saunders says, created based on market research that Mattamy does before it develops any community. This research includes focus groups and online surveys to hone in on what’s valuable to potential homebuyers.

For Yorkville research showed homebuyers’ tastes leaned to classic and traditional, which is reflected in the two signature styles – Georgian Colonial and Brownstone Colonial. “The Georgian Colonial incorporates a lot of brick, steeper roof lines and exclusive use of Hardie Board throughout the community,” Saunders says. “The Brownstone Colonial is featured on our Urban Townhomes with brick exteriors and raised landings creating that Brownstone look.” Yorkville will offer single-family homes on 31- to 38-ft. wide lots ranging from 1,600 to 2,700 sq. ft. and rear laned duplexes with

rear attached garages from 1,700 to 2,000 sq. ft. The rear laned, two-storey Brownstones with rear attached garages from 1,200 to 1,400 sq. ft. The Brownstones will run along the entry into the community and overlook a bike path and pedestrian walkway. Mattamy plans to launch Yorkville with the opening of its first parade of five singlefamily showhomes in June, followed by two duplex and three Brownstone showhomes opening in September for the community’s grand opening. Yorkville will also feature a central sales centre. “At the heart of community is a central park area with a five-acre

pond and bridge that will connect the park to future retail,” Saunders says. “There will be a number of playground and activity areas and it connects to an east-west walking corridor. On the west side residents can access Radio Tower Creek that is a great natural area for walking with views of the foothills, and to the east they can get to future LRT and another natural area at Priddis Pond.” He notes throughout the community will be a walking corridor giving residents access to neighborhood parks and the two future school sites. As well, the sales centre and single-family showhomes

overlook a larger nine-acre pond that will feature two water fountains and terrace steps so people can sit and enjoy the tranquil setting. Yorkville offers a great location within walking distance to groceries, shops and services in Silverado, minutes away from Spruce Meadows and the Sirocco Golf Course, with quick access to major routes. NextHome: There are so many financial tools out there. For those who’d like to manage their money better, where should they start? KELLEY KEEHN: Great question! We have a

wonderful website at the Financial Planning Standards Council (FPSC) – financialplanningforcanadians.ca. FPSC are the folks who certify financial planners on behalf of Canadians. There are nearly 100 articles and dozens of videos on a plethora of personal finance topics. We also have a tool to find a Certified Financial Planner anywhere in Canada at findyourplanner.ca. The Financial Consumer Agency of Canada also has some wonderful budgeting tools and calculators. See also getsmarteraboutmoney.ca and the investor tools on the Canadian Securities Administrators’ website. NH: On your website, you include helpful links to budgeting resources from your books. How might budgeting help someone save for a new home or pay off their mortgage faster? KK: Budgeting is so important but it’s not actually very easy for most people. It’s like a diet – if you feel deprived, you’re unlikely to stick to it for the long term. What I find works best is what I call my 30-Day Anti-Budget. It’s simple, fun and you can involve the whole family. All you need to do is track your spending for 30 days, then figure out your largest spending categories. Are they where you thought your money was going? Would you like to continue that way? It’s not about judgment or sacrifice – it’s about choice and awareness. You can have the chocolate cake and glass of wine, just not every night. If you multiply your 30-day spending by 12, you get an even clearer picture of where your money is going. And you might discover you could get that down payment saved sooner, contribute to your RRSP or even take a vacation if you just make some daily adjustments. NH: Financial literacy isn’t always – or often – taught in schools. As housing costs continue to rise, what can Millennials do to educate themselves in the realm of financial literacy and personal finance? KK: You’re right. We’re not taught and parents don’t always know how to teach their children, either. If someone was going to take up golf or start to watch hockey, it would behoove them to know that there are 18 holes in a game of golf, that a bogey is a bad thing, that there are three periods in hockey and that a hat trick is cool! NH: Savings instruments come in so many shapes and forms (regular, TFSAs, RRSPs, GICs). Which factors should Millennials, homeowners and prospective homebuyers consider in regards to where to grow their savings? KK: This is why it’s important to sit down with their banker or Certified Financial Planner. A TFSA might be great for one person, but maybe for an older Millennial who has a great salary, putting their money into an RRSP and using the tax refund to save for their down payment and taking a homebuyers’ plan loan from themselves later could make sense. It may seem simple, but you want to understand the long-term benefits and drawbacks of each of these options. NH: A significant amount of banking is done online now. What are a few simple things homeowners and prospective homebuyers can do to protect themselves and improve cyber security? KK: Make sure you have all of your devices up to date, consider getting new ones if they’re older than three years old (because patches aren’t being made as completely), never log onto financial or access personal accounts when using public Wi-Fi, check your credit report often, and put credit and debit alerts on your accounts so you know in real time if a purchase is fraudulent or not. I wrote an entire book on the subject, so if you’d like to learn more check out Protecting You and Your Money: A Guide to Avoiding Identity Theft and Fraud. NH: There’s a lot of talk in Toronto and Vancouver about how difficult it is for today’s Millennials to afford a home, say neighbourhoods where they grew up. What advice would you give to Millennials looking to save up for a new home in their future?

in KK: It’s a different world and if homeownership is super important to you, you have to be flexible and creative. It might not be possible to live in that area. Or can you get creative and buy with several friends? Some people are doing this, but you have to make sure your legal agreement is rock solid. What about income properties and garage suites, or living outside of your ideal city? Will you hate the commute in a few years, could you and your spouse save big bucks if you bought close to work and could you both ditch your cars? You really need to try on all scenarios.

BEST OF HOME BUILDING INDUSTRY HONOURED

The very best from the home building industry in the Calgary region were honoured April 14 with the presentation of awards from design to marketing at the BILD Calgary Region’s first Awards Gala. BILD Calgary Region Awards, formerly known as the Canadian Home Builders Association – Calgary Region’s SAM Awards, still honour winners with the coveted silver goose. Now its 31st year, the awards showcase the hard work and talent of the industry and more than 1,250 guests 22  NextHome.ca

gathered at the Telus Convention Centre to recognize professional individuals, teams and companies who have set standards and demonstrated achievements that have contributed to the prosperity and industry development in the Calgary Region. A total of 700 entries were submitted this year by members competing for 58 awards in 11 different categories. Winner of the 2017 Grand BILD Award for Builder of the Year was Calbridge Homes, while Riverview Custom Homes won Builder of

Merit and Shane Homes won the Multi-Family Builder of the Year. Other Grand BILD Awards went to Renovator of the Year – Kon-Strux Developments and Partner of the Year – 3HD Building Systems. Shane Homes proved to have a winning formula with its Mark 101 Condominiums project winning not just the Grand BILD Award for Multi-Family Builder of the Year, but also winning several Multi-Family Awards categories. Shane won the Best New MultiFamily Design 750 to 899 sq. ft. for its Mark 101 Building 2 A1-B

Jayman also won the MultiFamily Award for Best New Multi-Family Design 1,150 sq. ft. and Over for Reflection G-B1 in Westman Village, an Advertising & Marketing Award for Best Brochure and an award for Best Sales & Information Centre - Detached. As well, Jayman’s land development division, Tamani Communities, won the Show Home Parade of the Year award for Riviera. “These awards are a testament to our passion in the industry,” says Jay Westman, president of Jayman BUILT. “We are constantly trying

to improve the homes we build, but also the communities we build in and for that we are thrilled to be recognized at this level. These awards provides us with the drive to continue to do great work.” Meanwhile, Brookfield Residential won Developer Awards for New Community of the Year for Livingston and Community of the Year – City of Calgary for Cranston’s Riverstone. The award for the Community of the Year – Calgary Region was won by Bordeaux Developments & Qualico Communities for Harmony. Brookfield also won an Advertising & Marketing Award for Best Website and an award for Best Sales & Information Centre - Attached. Both Brookfield and Homes by Avi rounded out the list of finalists for the MultiFamily Builder of the Year award, and Avi won the Multi-Family

Award for Best Town Home $330,000-$409,999. A finalist for the Builder of the Year Award, Mattamy Homes won a New Home Awards for Best New Home – up to $254,999, and it won a Sales Achievement Awards for Sales Team of the Year – Single Family in Hillcrest/Southwinds. If you want to know what documents you need before consulting a mortgage specialist for a pre-approval, you’re likely thinking about making a move into homeownership soon. This is very exciting, to say the least. But let’s discuss the general home loan pre-approval process first before we delve into which documents those are. 28  NextHome.ca

A mortgage pre-approval starts with a review of your finances by a mortgage lender, after which they will tell you how much they are willing to lend to you. This is useful in a few ways. 1. BEGIN SEARCHING A PRICE RANGE

First, it gives you a good understanding of what price range to look in. For example, if you were given a loan pre-approval of $350,000, properties up to $350,000 would obviously be suitable.

However, it’s also important to establish your own budget before even considering getting preapproved for a mortgage so you have a general idea as to what is affordable. This is key to not feeling “house poor.” In doing so, you will have time to reflect on your finances to make sure you’re ready for the commitment. 2. HOME SELLERS WILL TAKE YOU MORE SERIOUSLY

To begin the process of getting a loan pre-approval, you’ll want to have several documents ready for the lender to examine. It’s important to remember that the documents one lender requires may be different from those of another lender. However, these are the most common ones that are requested when seeking mortgage pre-approval: PERSONAL INFORMATION

Age, marital status, number of kids (if any) and their ages. Usually two pieces of government issued identification are required. A list of your current and previous employers dating back two years or more. That includes their name, address and contact information. A lender wants to verify your employment. If you’re self-employed, a statement of your finances from an accountant can be a good start. The lender may ask for more documentation such as federal tax statements to prove your selfemployment and financials.

LEAD CANADA IN HOMEBUYING CONFIDENCE Prospective homebuyers in Alberta are the most confident in all of Canada, according to RBC Royal Bank.
