When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: » Shop the mortgage market to see what you can afford before you start your hunt; » Obtain a lawyer who is willing to review your offer and close the deal; » Don’t be persuaded by high pressure sales tactics while you’re out shopping;
» Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; » To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the homebuying process. ow that spring has sprung (well, sort of), get ready for the season that naturally follows – construction. Indeed, there is an old joke that we have only two seasons in Canada – winter and construction. Now that the former is finally over, the latter may well begin in earnest. It’s not a new development that Calgary – like many cities in Canada – has prioritized building new roads and transit systems, and trying to figure out how to pay for it all. Thankfully, though, the federal government is increasingly waking up to the need. Case in point, the most recent federal budget which included more
transit and transportation infrastructure investment. The Economic Action Plan 2015 will provide new funding of $750 million over two years, starting in 201718, and $1 billion per year ongoing thereafter to a new Public Transit Fund. As the government’s largest targeted infrastructure program, the Fund “will promote public transit infrastructure investment in a manner that is affordable for taxpayers and efficient for commuters.” As outlined in the budget, infrastructure is vital to our economy. “It gets our goods to market, Canadians to work in the morning, and back home to their families at night.” It’s good to know our governments are fully on board.

ith a stylish floorplan that has many of the sought-after features buyers have come to expect in a single-family home, but with an affordable price point, it’s easy to see why buyers are falling in love with the Brooklyn showhome at the Heartland Townhomes in Cochrane. The Brooklyn is one of three terrific townhome models that Excel Homes is crafting in Heartland, which is currently selling in its second phase with 23 homes in duplex and threeplex designs available.

“We just launched our second phase and we’ve had a fabulous response to the new styles,” says senior area manager Cathey Tracey. “The homes are selling well because they are a great product, a great price and there are no condo fees, which really appeals to buyers because it means they don’t have to pay out that extra money each month.” Excel opened the doors last month to three new showhomes showcasing each model – the Brooklyn, 1,536 sq. ft.; Ashford, 1,472 sq. ft., and Madison, 1,267 sq. ft. All the models are two-storey with three bedrooms, 2.5 bathrooms and concrete parking pads with the option to build a garage. “This phase features a totally different design with a more modern exterior in a Prairie architectural style with stone details,” Tracey says. “The Brooklyn has a modern feel inside and people love that it has the feel of a single-family with the flex room and office space on the main floor and an ensuite and laundry upstairs,” Tracey says. “Elements you don’t often see in a townhome.”

The rear lane access with rear parking ensures a beautiful front streetscape. Buyers can also personalize their homes by choosing from three interior designer packages that offer a variety of choices and there are numerous upgraded options available. With homes starting at $310,000, the price is appealing to first-time buyers, “but we’re also seeing empty nesters who are looking to move into town from acreages and want a home with less maintenance,” Tracey says. More questions: would you prefer living on a quieter street in a low-traffic cul-de-sac? Is a west facing backyard something that you can envision having summer barbecues in? Perhaps you would like a north or south facing home so that the amount of sun entering throughout the day is kept to a minimum? You can never spend enough time on determining what community and lot location is best for you. 5 . MAINTAIN AND ENJOY YOUR HOME! Keeping up with seasonal maintenance will go a long way in keep your resale value as high as possible if and when the time comes. The Canadian Home Builders’ Association - Calgary Region honoured the very best in the Calgary and area new home-building industry at the 28th annual SAM Awards held April 18 at the TELUS Convention Centre. This year, more than 1,600 people attended the SAM Awards that drew a record 834 entries with finalists competing for 58 awards in 10 categories. After more than a quarter century, the CHBA - Calgary Region’s SAM Awards continues to draw interest; even in a year that had a record number of starts, builders still put innovation and creativity at the forefront. The quality of submissions for the 2014 SAMs was outstanding and the competition was tight as the home building industry showed their commitment to developing unique designs and innovative building practices. Calgary’s SAM Awards program is the largest of its kind in Canada and the number of entries and new companies entering from year to year is a true testament to the passion that drives achievement in the local industry. SAM stands for Sales and Marketing and all aspects of the industry are recognized in the awards program. CHBA - Calgary Region presented the SAM Awards in various categories: New Home Awards, Renovator Awards, Developer Awards, Multi-Family Awards, Partner Awards, Advertising & Marketing Awards, Industry Achievement Awards, Sales & Information Centre Awards and, of course, the most prestigious of them all – the Grand SAM Awards. Winning a

coveted SAM (a silver goose flying high above its rock base) is an award that companies strive to achieve and there were many previous and first time winners this year. Grand SAM Awards are presented to those who have demonstrated a superior achievement in design, sales, advertising and/or service. The Grand SAMs award recipients this year were: Morrison Homes, Builder of the Year; Riverview Custom Homes, Builder of Merit; Calbridge 2010, Multi-family Builder of the Year; Ultimate Renovations, Renovator of the Year; and Lux Windows and Glass, Partner of the Year. Builders (single- and multi-family), developers and industry members competed for awards such as Best New Home in various price categories, Best New Design for multi-family projects in various segments, Sales Achievement Awards, Best Sales & Information Centre (attached and detached), Community of the Year in Calgary and in the surrounding area, various Partner awards, and a whole category of renovation awards, including Best Home Renovation (both with and without an addition) and the Renovator’s Choice Renovation. The judging process is detailed, with points awarded for each entry judged by peers within the industry; awards are given based on point totals. The top five in each category receive additional placement points that help determine the Grand SAM winners. Companies must enter a set number of categories in order to qualify and must win at least one of those categories. The SAM Awards competition is not a popularity contest in any way. The criteria for judging are extensive and the process is monitored and authenticated by a local accounting firm. So, considering the judging process each entry goes through, to be named a finalist in any category is an achievement in itself. Without a doubt the SAM Awards have contributed significantly in raising the bar year after year in residential housing as so many home builders, developers and other industry experts work diligently to improve each year. As a result, Calgary and its surrounding communities have some of the most innovative product found anywhere in Canada. June 30 is the busiest moving day of the year. If you’re planning to move on that day, it is time to book your mover now. Two Men and a Truck - Canada has created guidelines to help customers make any moving day as stress-free as possible. One approach that works well is to empty a closet a couple weeks before the move and place items you know you will need on moving day into that space. It’s great to leave your current place looking good, so cleaning supplies are a must, and you don’t want to be hunting around for them. You’ll want a broom, dustpan, mop, your vacuum, some sort of all-purpose cleaner and cleaning rags and towels. Put cleaning items and towels in a large bucket or plastic bin with a lid to keep them separate from your other stuff. In your new place, have toilet tissue ready for each bathroom, along with hand soap and towels. Remember easy-to-serve snacks, water bottles, a first-aid kit, facial tissues and toys such as colouring books and crayons for the little ones. Basic kitchen items will be handy too, such as dish
detergent, a sponge, plastic garbage bags, paper towels, paper plates and cups, a kettle and maybe a cooler. Remember a note pad, pen, scissors and pertinent phone numbers you may need, such as utilities companies (for both ends of the move), family members, real estate agent, lawyer and cable company. You’ll also need basic tools. Think about the first 24 hours in your new place. You’ll need linens, soap, alarm clock, a change of clothes, phone chargers, important papers and money. Be sure that your survival items are packed into the moving van last or transported in your vehicle with you. When you arrive, you’ll be fully prepared to begin life in your new home.

t was a night filled with excitement as both first-time and previous winners were honoured at the Canadian Home Builders Association - Calgary Region’s 28th Annual SAM (Sales and Marketing) Awards on April 18. This year’s gala event at the TELUS Convention Centre saw more than 1,600 people join in recognizing the outstanding achievements by the home-building industry’s finest from builders and developers to marketing and sales professionals. A record total of 834 entries were submitted by members competing for 58 awards in 10 different categories covering all aspects of the residential construction industry. A strong group of contenders were in the running for this year’s Grand SAM Award for Builder of the Year, which saw Morrison Homes come out on top for a twelfth time. Morrison also won the New Home Award for the Best New Home - $335,000-$374,999 and was a finalist in five other New Home Award categories. The builder also won

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONS
You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

CMHC premiums on the rise… again » by JASON ELDRIDGE While interest rates remain at record lows, it appears that the cost of getting mortgage insurance is about to increase – again. Following its annual review of its insurance products and capital requirements, and for a second time in slightly more than a year, Canada Mortgage and Housing Corp. (CMHC) announced last month that effective June 1, 2015, the cost of default insurance for clients purchasing a home with less than 10 per cent down, will be increasing. While CMHC doesn’t make changes to the premiums often, it does review the premiums annually and has made several adjustments with both increases and decreases since being commercialized in 1988. For those unaware, anyone wishing to purchase a home in Canada with less than 20 per cent of the purchase price to be used as the down payment, and who are working with a traditional bank or financing institution, are subject to a default insurance premium which is added to the mortgage amount. Unfortunately, this insurance does not benefit you as the purchaser, but it helps protect the bank or lender that holds the mortgage in the event that you are not able to make your mortgage payments for whatever reason. So, how does this affect future applications for insurance? For any and all applications submitted and approved prior to June 1, those files will be subject to the current insurance premiums, with no restrictions on when those mortgages are scheduled to fund. Any files that are submitted on or after June 1, 2015 will be subject to the higher premium. For any clients purchasing a home with the minimum five per cent down payment, the insurance premium will go from 3.15 to 3.60 per cent of the mortgage amount. Effective June 1, 2015, the cost of default insurance for clients purchasing a home with less than 10 per cent down, will be increasing. result in approximately a $5 per month increase to your mortgage payment. In Canada, we have three insurers that the banks and financial institutions work with when offering high ratio financing: CMHC, Genworth and Canada Guaranty. With the recent
announcement made by CMHC, the other two insurance providers will be following suit with identical increases to their premiums, and these will also take effect on June 1.
