HOUSING STARTS TRENDING POSITIVE FOR CALGARY For those who follow the housing market, few stats can be as eye-glazing as housing starts.

Canada Mortgage and Housing Corp. recently issued the latest of its monthly reports on these numbers, summarizing the national level as healthy. “In April, the national trend in housing starts remained stable at historically elevated levels, with lower starts of single-detached dwellings offsetting higher starts of multi-unit dwellings.” But that’s the national picture. What about Alberta, and Calgary, specifically? First, housing starts are important because they’re a meaningful indicator of overall economic health. If builders aren’t building, it’s because buyers aren’t buying, because people aren’t moving into an area, usually because the economy isn’t strong. None of that is good. In Calgary, starts in single-family homes are off for April 2018, compared to April last year. However, overall starts are up nine per cent, and multi-family starts are way up – 24 per cent. And on a month to month basis, from March 2018 to April 2018, they’re up across the board. These are all positive indicators for Calgary.

CHECK LIST CAN TAKE THE STRESS OUT OF YOUR MOVE

Moving can be one of the most stressful times homeowners face. But, if planned correctly, you can minimize your stress, says a longtime realtor and broker who helps more than 150 to 200 clients move a year. Mike Laprairie, with Jayman Realty Inc. for 21 years, provides his clients with a check list to help them prepare for the move and stay organized throughout the process. “We assist people right from the first moment we meet so they can have a smooth move,” Laprairie says, noting that outside of the usual packing, moving and unpacking there are several tasks people need to undertake. “We break down steps to make it easier for our clients,” says Laprairie. “Having a check list helps you keep track of who to inform about disconnecting service, adding new service and who needs the new address, such as utility companies, the bank, Canada Post, Revenue Canada, doctors, dentists and credit card companies.” You should also contact your insurance company not just to change your policy, but to ensure you have coverage during the move. You should also reach out to your current municipality about any taxes or utilities that may be outstanding, or to your new community government get a tax payment plan established for your new address. Tour through your home three to four weeks before the move and decide what you want to get rid of or donate to a charity before the move, and draw out a floor plan of the new home to decide where furniture should go so you’re not moving items more than once. Since possessions are typically at noon, Laprairie encourages people to move out a day before to have time to clean and make it ready for the new buyer. “People should also ensure they budget for new locks in case there are other keys out there with neighbours, the babysitter, or a past service person.” Laprairie recommends that people contact different moving companies to get a quote and find out what services they provide, such as packing and unpacking, storage facilities if needed and packing supplies. “What’s unique about Jayman is that we provide our clients with a moving van at no cost. of who you use to move, it’s important to have extra packing supplies on-hand such as strong boxes, packing paper, tape and felt pens.” When packing, clearly mark each box as to the contents and where to place the box so you and those helping with the move will put them in the right place for easy unpacking. Also, mark boxes with any fragile items. Make sure you empty the gas from lawn mowers or other equipment, remove that batteries from toys, electronics and appliances, ensure any power tools are stored safely, and put the pin(s) back in the washing machines so they don’t shift around during the move. “I also recommend that packed boxes do not exceed 60 pounds, and if you have a lot of books, pack them in smaller boxes,” Laprairie says. “You should also pack and keep any valuables such as jewelry, artwork and collectibles to move yourself.” As for pets, he suggests, people often put them in a kennel during the move so they don’t get stressed or get out as the doors will be constantly opening and closing. “Once you’re moved in, make an area at the new home with their bed and toys where they can feel comfortable. “I tell my clients that following a check list helps in preparation for the move so by following it there will hopefully be no surprises,” Laprairie says.

HOMEOWNERSHIP IMPROVES FINANCES AND ATTRACTS MILLENNIALS A recent study by Genworth Canada reveals that Millennials make up a large part of the homebuying population and 30 per cent of non-homeowning Millennials plan to make their first home purchase over the next two years. This national Financial Fitness and Homeownership Study also concludes that homeowners are generally in a better financial position than those who do not own their home. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 2,000 Canadians questions about their financial well-being, homeownership intentions and preparedness for the future. MILLENNIALS ARE THE ENGINE OF THE REAL ESTATE MARKET

According to the study, 59 per cent of Millennials are now homeowners. Among those who own

their homes, 30 per cent bought a home in the past two years, compared to just nine per cent of older Canadians. And over the next two years, another 30 per cent of non-homeowning Millennials plan to make their first home purchase. HOMEOWNERS FEEL BETTER ABOUT THEIR FINANCES

The study also shows that Canadians who own a home have better financial outcomes than those who do not. Homeowners are far more likely to say they are in great/good financial fitness versus nonhomeowners. “It is encouraging to see the high level of financial confidence coming from first-time homebuyers and homeowners,” says Stuart Levings, president and CEO of Genworth Canada. “These results demonstrate that this segment of Canadians are doing the necessary homework to support their financial future.”

It starts with land. Developers purchase land, but it’s up to the municipality to decide where and when new communities are built. This means land can stand idle for years before it becomes a community. Following land acquisition, initial studies and concept plans provide a broad picture of what development will look like for the region while taking natural features such as wetlands into consideration. Style versus comfort Style is certainly top of mind when decorating your home, but ignoring function and comfort is a big mistake. Think about how you intend to use the space, and go from there. For example, having a coffee table and side tables within reach of the seating highlights the space’s functionality and convenience, and it makes the room look complete. Slightly off-centre By no fault of homeowners, I often see condominiums and townhouses with the dining area light fixture off-centre to where the table should be. Rather than trying to centre the table to the fixture, place the table where it makes sense. Then, simply swag the chain of the fixture, so it’s centred to the table. Wrong starting point When arranging your bedroom furniture, start with the bed placement first. It’s the most important piece of furniture in the space, not to mention the biggest, meaning your options for other furniture will be limited. A bed that comfortably sits in the room with side tables and a headboard is all you need. Of course, accent chairs and a dresser are excellent additions, space permitting! Now, back up... Nothing is worse than walking into a room and being met by a big, bulky sofa back – and an ugly one at that! When arranging your furniture, always view your pieces from every angle. Reconsider your arrangement and alternate angles to create a more pleasing and inviting furniture layout. Following sockets and outlets Just because your cable outlet is located on a certain wall does not mean your TV should be there. Again, think about what makes sense to how you plan to use the room, and it’s natural focal point. Remember, unsightly cables can be re-routed or covered. Maintain good balance An unbalanced room is like a seesaw with only one person on it. It just doesn’t work. Ensure your furnishings are equally distributed to maintain balance. This doesn’t mean you have to go completely symmetrical; it’s more about the visual weight of your furnishings and how it’s distributed. Focus! A focal point is the initial point of interest when you enter a room. Your main seating area should always have a focal point, whether it’s a window, a fireplace or an archway/ opening into another room. If you don’t have one, you can create one using a piece of art or furniture, such as a beautiful console table. Forgetting flow and function When arranging furniture, consider how you will enter, exit and navigate the room. For living rooms, make sure that you can easily get in and out of seating areas without having to awkwardly dodge furnishings. UNDERSTANDING HOW DIFFERENT TYPES OF DEBT AFFECT YOU

We’ve been taught to believe debt is bad. However, that’s not always the case. Good debt will often increase your future net worth, while bad debt will do the opposite. Here’s a quick overview of what kind of debt is good or bad: STUDENT LOANS

A student loan is a good debt because an investment in higher education usually leads to greater earning potential and the ability to find a good-paying job. That additional income will add up over your lifetime. And if you get a federal or provincial loan to help pay for your education, the Canada Revenue Agency allows you to claim the interest paid on your tax return. CREDIT CARD DEBT

This is probably the worst kind of debt because the rates can be very high. Many rewards cards are around 20 per cent, while department store cards can be closer to 30. If you make only

the minimum payment, it can take years for you to pay off your credit card debt. And you’ll end up paying back a lot more than you actually borrowed. Missing a payment or two will hurt your credit score. Make sure to pay off your balance on time every month or it may be harder to qualify for a mortgage in the future. INVESTMENT LOANS

A loan to start a business or used for investment purposes is another example of good debt. Having a business on the side or a full-time basis can pay off over the long run if you’re successful or you find a buyer. Another option is to borrow to invest in a number of different types of investments, such as stocks. The CRA will usually allow you to deduct your interest costs if the investment produces interest income or dividends.

MORTGAGES

A mortgage is mostly considered good debt because a home will likely appreciate in value. But a mortgage can be a bad debt if you buy something that’s barely affordable. While a financial institution may approve you for a large mortgage, it doesn’t mean you should spend as much as you can. Doing so will possibly leave you house poor with little left over for necessities or emergencies. A better kind of mortgage is for a rental property. Buying a home for rental purposes will give you an extra stream of income and can help pay down the mortgage faster. If the property increases in value, it will turn out to be an even better investment.

CAR LOAN

A car loan is usually considered bad debt because the vehicle is a depreciating asset. In fact, it loses value as soon as you drive it off the lot. While a vehicle helps you get around, it’s hard to see how a vehicle improves your net worth – especially if you consider the annual cost of gas and insurance.

Good debt will often increase your future net worth, while bad debt will do the opposite.

THE BOTTOM LINE

While good debt does exist, keep in mind that it might not be the case all the time. Whatever you do with your money, you should be responsible and don’t take on more debt than you can handle. Keep the circulating air in your home as particle-free as can be by changing your air filter. Some people do this every month or two during spring and summer. Air filters are found at your local home department stores such as RONA, The Home Depot and Canadian Tire. Make sure to check your filter size before you go to avoid wasting any time. 2 | TEST & CLEAN YOUR AIRCONDITIONING SYSTEM

Plants and greenery seem to be everywhere these days. From living plant walls displayed in restaurants to tropical leaf print wallpaper and pillows in decor shops, plants are the new go-to design accessory. Wouldn’t you agree there is something so organic and soothing about incorporating natural elements into our living spaces? But, many struggle with cultivating their green thumb and worry about mass plant casualties. Can you relate? The key could be as simple as choosing the right plant for your lifestyle needs. Here are my top six low-maintenance yet wow-looking plants that your home will love.

RUBBER PLANT (FICUS ELASTICA) Details: Known for its beautiful, large, deep green leaves, it can grow to be quite large and act as a real focal point in any space. Care: Needs bright light but prefers indirect light that isn’t too hot. Placing it near a window that has sheer curtains is ideal. Soil needs to be kept moist. Once soil gets dry, definitely water it. Periodically wipe the leaves of your rubber tree houseplant with a damp cloth or spritz it with water. Leaves turning yellow or brown? HOME EQUITY SHOULD YOU USE IT?

Do you have a nest egg of equity built up in your home? Have you been tempted to access it because of cheap interest rates and the ease of dipping into that line of credit attached to your home? If so, take note: The top regulator in Canada is urging you and all Canadians to avoid treating your home as an ATM. In June 2017, the Financial Consumer Agency of Canada found that the number of households that have taken a home equity line of credit (HELOC) on top of their mortgage has increased almost 40 per cent since 2011. Lucie Tedesco, FCAC commissioner, was quoted as stating, “At a time when consumers are carrying record amounts of debt, the persistence of HELOC debt may add stress to the financial well-being of Canadian households.” HOW DANGEROUS IS IT TO TAKE EQUITY OUT OF YOUR HOME FOR, SAY, CONSUMER DEBT?

Sheila Walkington, Vancouverbased, fee-only Certified Financial Planner with Money Coaches Canada, says it’s smart to roll consumer debt to a HELOC to reduce interest costs “but it is not smart if you continue to run up debt on the line of credit. Many people think they will never use all that credit the bank is offering, but for some, it’s way too tempting and all too easy to dip into it.” 50  NextHome.ca

WALKINGTON’S TOP TIPS:

• Know your numbers! Be clear on what income you have coming in and what expenses you expect. Living within your means takes a conscious effort and planning. • Use a separate bank account (or several) to save for things such as property taxes, travel and gifts. • Don’t bury your head in the sand and “hope for the best.” Many folks are very optimistic about the future, and anticipate that their next bonus, raise or windfall will cover debt or unexpected expenses. • Reach out for help. Sometimes an impartial third party such as a Certified Financial Planner can provide an outside perspective on how to gain control and

create a spending and savings plan that will work for you. • Set priorities. Be clear on what is important to you and ensure you have money for these things. But also know that if it’s not a priority, maybe it is best to say “no” or “not yet” for some expenses.
