roviding a spacious open floorplan that makes maximum use of space and offers numerous options so you can have the home of your dreams has made the Orion II one of Shane Homes’ most popular models. “The Orion II is one of our top models mainly because of the use of space; every square footage is used for something,” says Dave Gearey, co-area manager with Glenn Jorgensen in Nolan Hill where the 2,067-sq.-ft. Who and what to believe? » by WAYNE KARL For homeowners, when someone says your home is drastically overvalued, naturally, you worry. If you’re a prospective homebuyer, such news might cause you to delay your purchase. That’s the power of housing valuations. The problem is, who and what to believe?

Here are some recent examples of Canada’s housing valuations, from a variety of sources: Deutsche Bank: overvalued by 60 per cent Bank of Canada: overvalued by 30 per cent International Monetary Fund: overvalued by 11 per cent TD Bank: overvalued by 11 per cent Canadian housing economist Will Dunning: undervalued by nine per cent With such a wide variance in valuations, and using differing measures, who to believe, indeed? “Far too many foreign economists try to make overly simplified statements about foreign housing markets they don’t understand enough about,” Calum Ross, mortgage broker and real estate investor, told New Home Guide. “Above and beyond the traditional measures, there are a number of less tangible measures, such as the stability of social, political and economic systems at the federal, provincial and municipal level. “Canada represents one of single largest countries in the world and going from coast to coast, Canada is home to a very diverse group of people with local economics that are vastly different,” Ross says. “Saying there is a Canadian housing market is no less ridiculous than saying there is ‘Canadian temperature.’” Thankfully, Canada Mortgage and Housing Corp. (CMHC) added some context recently in its House Price

Analysis and Assessment, which provided a market-by-market snapshot by Canada’s larger centres. The report attached a risk level – low, moderate or high – for the major cities, using risk factors of overheating, acceleration in house prices, overvaluation and overbuilding. With Regina and Winnipeg, of all places, being the only major centres earning “high risk” assessments, CMHC’s report reminds everyone that housing markets must be assessed on a micro level, not wide-swathing national viewpoints. Canada’s most expensive market, Vancouver, earned a “low risk,” while Toronto, the other market often mentioned in conversations about overvaluation, was ranked as “moderate risk.” “From a pure economic theory standpoint, when interest rates are low, then real asset prices will go up,” says Ross. “Real estate is one of the most interest-rate-sensitive sectors of the global economy. When it comes to mortgages, what we know is that people have a tendency to buy payments and be less concerned with total debt. The lower interest rates and longer amortizations allow for lower payment and as long as payments stay affordable – many people won’t get caught up with the sticker shock of more expensive real estate prices.” So, who to believe, next time you see a report on Canada’s housing valuations? Well, a Canadian source such as CMHC is a good start. Otherwise, as experts stress, remember to look at your individual market for a clearer indication, not the national assessment.

With the warm weather upon us it seems everyone is eager to be outside and make the most out of our short summer season. For many people, that means looking at ways to improve their outdoor living space. Regardless of the size of your property, your outdoor space can be an extension of your home where you can get together with family, friends and neighbours to enjoy the sunshine relaxing on the deck or patio, or hosting a backyard barbecue. With a little planning and a bit of hard work, you can turn your backyard into an attractive entertaining space or a private oasis, while the frontyard can present colourful gardens that add to your home’s curb appeal and the neighbourhood streetscape. Buying a new home provides a tremendous opportunity to develop your landscaping from scratch. Whether you want lush green lawns, blooming gardens or zero maintenance landscaping, you have a blank canvass to create whatever suits your lifestyle. Home builders in the Calgary region recognize the importance of creating a whole home atmosphere, inside and out, and many offer landscaping options or “packages” that include patios and decks, as well as tree planting and sodding. These landscaping options allow new-home buyers an opportunity to finish the look of their homes so they can immediately enjoy all of the benefits of their purchase. Also, consider other needs such as electricity for lights or a natural gas line hookup for the barbecue or an outdoor kitchen. Some popular trends in outdoor designs in recent years include roof structures, which allow you to enjoy the outdoors even during a rain shower, outdoor fireplaces and fire tables that add warmth to chilly Calgary evenings and outdoor kitchens and living rooms that extend your indoor entertainment outdoors. Remember, whatever you choose for your landscaping be realistic and factor in how much maintenance you want to do. NHG: What’s the best meal you’ve ever eaten? JH: I have eaten a ton of great meals, but I’d have to say Spaghetti Bolognese will always have a place in my heart as my favourite meal to eat!
NHG: How can homeowners add style to their cooking space without breaking the bank? JH: Adding a touch of fresh herbs and plants you can cook with is a great way to get creative. Also, changing countertop pieces to inexpensive on-trend items such as unique cutting boards, vases and vintage trays.
NHG: If you could invite anyone famous (living or past) for dinner who would it be? What would be on the menu? JH: It would probably be my great grandpa because I’ve heard from everyone in my family that he was such a great guy. I would make him some pork chops, sauerkraut and home-made perogies. Most of us who live in a place that has cold winters, such as Calgary, for example, are already looking forward to the summer by the time the deep freeze hits. You may be ready for the warmth long beforehand, but is your home? Here are some quick reminders that will help you get your home ready for summer both inside and out. CHANGE THE AIR FILTER Keep the circulating air in your home as “particle-free” as can be by changing your furnace air filter, typically located somewhere along its bottom. Some people do this every month or two during spring and summer, even though it’s recommended to do so every three to four. Air filters can be purchased from your local home department store such as RONA, Home Depot and Canadian Tire. Make sure to check your filter size before you go so no time is wasted! TEST THE AIR CONDITIONING SYSTEM Have a built-in air conditioning system in your place? Now would be the time to test it! Mobile and ceiling fans do a good job of circulating air but don’t much at all in terms of actually cooling it. But hey, a fan or two could be a temporary fi x until your system is up and running. CLEAN THE SCREENS Door and window screens can build up dirt and other residues a lot quicker than expected. To get full enjoyment out of that warm summer breeze, try cleaning any screens in a large sink or with a light spray from the garden hose outside. The air entering your home should feel cleaner to breathe as a result.

PUT REFLECTIVE FILM ON WINDOWS If you are really into keeping things cool around home, try installing reflective films on windows, curtains with sunscreenfabrics or black-out roller shades. New homes typically already have solar resistant films that help keep the home cool during summer, but nevertheless, an additional film or alternative form of protection is always be an option. PROTECT ANY OUTDOOR WOOD From decks and furniture to fencing and decorations, wood adds charm and character to the exterior area of your home. It also takes heaps of abuse from the hot sun and the rest of the elements, so it’s best to protect it by applying a fresh coat of high-end exterior wood finish from your local home department store. This will protect from those deadly UV rays while keeping everything looking nice and dandy. DOUBLE CHECK THE IRRIGATION SYSTEM If you have one, that is. Your lawn, flowers, plants and trees will be happier that you took the time to work out those kinks before the summer sun is really beating down on their heads. BE AWARE OF INSECTS Bugs are the hardiest living organisms on Earth, and can also be the peskiest when they find their way into the toughest to reach places around – like our homes! Be minded of insects like carpet beetles, for example, that can attach themselves to clothes or backpacks outside and get a free-ride in only to create one heck of a pest problem. Grab a few fly-swatters as well, because you never know when one of these critters will make their way into your place! PREPARE FOR THE BARBECUE! Most guys just can’t wait for the summer months and the backyard barbecues that go with. In places such as Calgary, for example, non-barbecue weather can turn to full-on barbecue weather in just an hour's time, so be prepared with the propane, a lighter and all the other essentials so you don’t miss the opportunity! You can never be too detailed when taking care of your home, not only for personal satisfaction, but also for resale value if and when the time comes. I wish you an awesome summer!

Calgary at low risk of housing market correction » by LYDIA MCNUTT
“ MLS sales have declined in recent months...pushing the sales-tonew-listings ratio to buyers’ market levels, reflecting the impact of lower oil prices on housing demand in these oil-producing centres. This is expected to place downward pressure on house price growth, which could lessen the current risk of overvaluation in Calgary.”
Calgary is safe from a housing market correction, for now, according to a recent report by Canada Mortgage and Housing Corp. (CMHC) that identifies Canada’s riskiest housing markets. In spite of Alberta’s oil woes, and the sky-high prices in Vancouver and Toronto, Winnipeg and Regina were the chart-toppers when it came to risk level. CMHC identified housing markets as “overvalued” when real estate price gains have surpassed increases in personal disposable income. Overvaluation is one of CMHC’s risk measures, along with overheating; acceleration in the growth of house prices; and overbuilding. From a national perspective, CMHC observed modest overvaluation across the country, with real estate price gains slightly outpacing personal disposable income, population growth and other factors. But “overheating, acceleration in house prices and overbuilding are not a concern at this time,” the housing authority said. However, this isn’t the case from coast to coast. Calgary is at an increased risk of overvaluation, but it fared well when it came to overheating, overbuilding and the rate of house price growth. The drop in real estate sales owing to economic uncertainty is expected to temper price growth, “which could lessen the current risk of overvaluation in Calgary,” CMHC reported. 44 NEW HOME GUIDE | JUN 19 - JUL 17, 2015

According to a recent survey by the Appraisal Institute of Canada, 7% Seven per cent of Canadians plan to buy a home or property in the next year.

But in spite of the ever-increasing values in these cities, Vancouver ranked as a low-risk housing market, while Toronto measured at the moderate risk level. At the other end of the spectrum, Winnipeg and Regina are in the hot seat, posing the greatest threat for a housing market correction, with strong price growth overshadowed by modest disposable income increases.

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

MORTGAGE OPTIONS
You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. Why use a mortgage broker? » by JASON ELDRIDGE For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one option most people have been aware of, or felt obligated to use... perhaps until now. In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability and excellent credit. So why exactly should you contact a mortgage broker? Firstly (and probably the biggest reason for most clients), rate, rate, rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part is, it doesn’t cost you a thing. There is no charge for this service and no negotiation is required. Just remember, even a 0.25 per cent lower rate can save you thousands of dollars over the course of your term in interest. Secondly, you have more lenders and options to choose from. When you go to your bank, you only have access to their suite of mortgage products to choose from. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so they have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something such as better prepayment privileges may be a reason for choosing one institution over another.
Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank, and then you’re told that they can’t see you for a week or so because they are already “booked up” with appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and/or email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply. Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation.
