AS NATIONAL ORGANIZATIONS, agencies such as the Canadian Real Estate Association and Canada Mortgage and Housing Corp. are mandated to monitor and collect data on the housing market countrywide. Media outlets (including New Home Guide), naturally, report the information CREA, CMHC and the like discuss in their news releases. So when CREA reports that “Canadian home sales post third consecutive decline” – an eye-catching if not alarming summary – it no doubt gets widespread coverage. But there is no need to accept such negative news as gospel. There really is no such thing as the “Canadian” real estate market. Sure, sales or prices might be down in one area, but they could be very healthy in another. What you really need to pay attention to is what’s going on in your area – to look beyond the headlines to assess what is happening where you live. It is essential, especially in times when we’re seeing wide discrepancies in market conditions, to understand that real estate is local.

BUILDERS’ ASSOCIATION honours volunteers BILD CALGARY REGION (the new
name for the amalgamated Canadian Home Builders’ Association – Calgary Region and Urban Development Institute – Calgary) saluted those people who help make the organization strong at a Volunteer Recognition and Awards Luncheon in late May. “Volunteers are the backbone of any organization and without the help of these dedicated volunteer members the association couldn’t do the valuable work that it does every day,” says CEO Guy Huntingford. “The members are there wherever and whenever the association needs them, whether at city hall lending their expertise, organizing and planning special events, promoting the industry to the general public, or supporting the association’s many activities.” This year, BILD Calgary Region created a new group of awards to recognize a small number of volunteers whose service to the association has been invaluable. “This group of people’s contribution of time, expertise and dedication is truly valued,” Huntingford says. “BILD Calgary Region is incredibly lucky to have many volunteers that work tirelessly for the betterment of the association and the industry, which made paring down the list to only six was a difficult task.” Winners of the Volunteer Service Awards were: » Nadeem Esmail – volunteered on the Board of Directors for CHBA – Calgary, and a valuable asset to the SAM Awards and Economic Advisory Committee. » Rob Brandrick – volunteered for multiple committees such as Water Management Committee, Stormwater Management Special Task Force and Lot Drainage Improvement Project. 10

Allan put up his hand to volunteer to be chair. “The association owes him a debt of gratitude for his service this past year, as the first year of any new organization requires extra effort and time on behalf of the board and especially the executive,” he adds. “Not only is Allan a great volunteer, but he is also an engaged booster of his community and exemplifies the values which BILD Calgary Region is built on – success, integrity, volunteerism, relationships, fun and community.” BILD Calgary Region also recognized the Milestone Achievements of its volunteers, which included longest-serving members: Mike Borkristl, 39 years; R.J. for the down payment on your first home, but things just never seem to move fast enough – except for rising home prices, that is. But as you’re building this large amount of cash, you might be itching to find ways to make it grow. Investing seems like it could be the answer, but where do you start? The stock market is constantly fluctuating. Even professionals who study different stocks aren’t always lucky enough to make the right calls. Should you really gamble with your savings? There are ways to make your money work harder for you, and not simply sit in your chequing account earning miniscule interest. High-interest savings accounts When choosing where to park your cash, there are a number of factors to consider. One key component in your choice of bank should be the interest rate of your savings account. High-interest savings accounts have different interest rates depending on the financial institution. If you’re shopping for a new bank, be sure to compare interest rates with other banks or credit unions. Many financial institutions will often have promotions encouraging you to switch that involve a high interest rate either for a set period, or permanently. Do your research and make sure you’re saving with an institution that gives you the best rate. Keep in mind, Canada is in a historically low interest rate environment, so the difference 12
between rates may seem tiny. But if your savings are large enough, that tiny difference can have a decent impact over time. Guaranteed investment certificates (GICs) This investment vehicle provides plenty of peace of mind. The guarantee the name refers to doesn’t mean you’ll definitely make a lot of money. It guarantees you definitely won’t lose money, which is a promise you can’t get from most other investments. GICs let you lock in a certain sum (a minimum investment of $500 or $1,000 is typical) for a specific period of time, usually one to five years. The longer you keep money in the GIC, the higher the interest rate is and the more interest you’re likely to earn. This makes GICs an excellent option for people looking to grow their savings over the long term, but who don’t want to take on risk. The Home Buyers’ Plan An RRSP is a type of account that holds a variety of investments, such as GICs. RRSPs have three advantages. First, everything you contribute to your RRSP is tax deductible. Second, you can invest from an RRSP and any profits from those investments
remain tax free as long as they stay in the RRSP. Third, if you’re a first-time homebuyer, you can withdraw up to $25,000 from your RRSP tax-free to put toward your first home when you participate in the Home Buyers’ Plan. If you’re purchasing your first home with a partner or spouse, you can withdraw as much as $25,000 from each of your accounts for a total of $50,000 to put toward your home. But there’s a catch: The Home Buyers’ Plan essentially works as a loan to yourself, so you must contribute at least one-fifteenth of the amount in your RRSP over a 15year period or the money withdrawn will be taxed. The bottom line Investing your down payment in stocks can be risky if you’re buying a home within the next few years, since there’s a chance you could lose money. A safe investment option, such as a high-interest savings account or a GIC, can give you a better return on your money. Home prices trending up, detached demand on the rise CALGARY HOME PRICES trended up in May for the fourth consecutive month, fueled by the detached housing sector, but still sit below the 2014 high. “The economic climate is supporting detached housing market recovery,” says Ann-Marie Lurie, chief economist at the Calgary Real Estate Board (CREB). “Improved demand and easing supply has created more balanced conditions and ultimately some modest price gains. While it will still take some time for prices to recover, the transition in the detached segment is an important first step to stabilization across all segments of the housing market.” For the first time since June 2015,
prices in the detached sector did not decline on a year-over-year basis. Unadjusted detached benchmark prices reached $509,000 in May, one per cent higher than last month and May 2016 levels. Like the detached market, the attached product has moved towards more balanced conditions. This has supported some recent directional
shifts in pricing. However, monthly price declines had fallen by 4.7 per cent over peak levels and year-todate benchmark prices remain two per cent below last year’s levels. Against this backdrop, the number of new listings rose to 3,866 units in May, which is 17 per cent higher than last year’s total for the month. Despite this rise, year-to-date new listings have declined by one per cent over last year. “With the change in market dynamics, people no longer feel like they may need to settle for a second choice in a property,” said Brown. “There are lots of housing choices in every segment of the market and that made for a good situation in an already active spring market.”

Budgeting for today and tomorrow By Jason Eldridge
FOR MOST PEOPLE, purchasing a home is a very exciting time, but often it can bring with it the addition of stress and anxiety. As a mortgage professional, it would be easy for me to just simply qualify my clients for the purchase of their home and arrange their mortgage financing. While we use terminology like “total and gross debt service ratios” when it comes to qualifying, I believe it goes far beyond what the computer or even an underwriter says you are approved for. I like to take into account what I refer to as the “reality test.” The last thing that I want is to be contacted by a client regretting their home purchase because they are struggling with making the mortgage payments. What I recommend that clients do prior to purchasing a home is preparing a detailed budget. The reason for this is, even though I am mandated to use two affordability ratio calculations to determine whether a client qualifies for mortgage financing, there are so many variables that these ratios don’t take into account. This may include such things as vehicle, life and home insurance costs, cell phone and internet bills, clothing and restaurant expenditures, to name a few. So now that you have received the keys to your new home and have made a few mortgage payments, there are some other costs that you should be made aware of and budget for moving forward. Whether it’s the purchase of a new vehicle, or the cost of fuel and repairs to maintain an existing one, an increase in condo fees and property taxes, or the purchase of new furniture for your home, these are just some of the financial obligations that you might be dealing with at some point down the road.

In today’s interest rate market, we are enjoying some of the lowest mortgage rates we have ever seen. But as the old saying goes, “all good things must come to an end.” This, too, will be the case with interest rates, as they will eventually increase, but when and to what extent, we do not know. Clients who are borrowing money at today’s historically low rates should be mindful that if rates go up significantly, they might experience what is referred to as “payment shock.” One thing to consider when purchasing a home is to not necessarily purchase based on the maximum amount you are qualified for. By doing this, you are giving yourself a bit of a buffer to hopefully allow for any unforeseen expenses or increase to your mortgage payment down the road.
At the end of the day, it is exciting to purchase a home and start generating your own equity instead of contributing to someone else’s by renting a place to live. It’s all about finding balance. The key is to make sure that you are not “house poor” from the get go, and give yourself the flexibility to be able to manage any unforeseen expenses or increases to regular monthly costs. A: “The best way to safeguard your home is to hire a house sitter that you can trust,” says Daryl Grieves, safety officer with Shane Homes. “However, if you aren’t able to do that ask a family member, neighbour or friend to check on the home every two or three days. “They can make sure flyers and mail is picked up, turn on lights,
open and close drapes and park their car in your driveway at different times so it appears someone is home,” he says. “They can also mow your lawn if you do that regularly and bring garage bins out and in.” Most importantly before you leave for vacation – and this is one thing that may be forgotten when you’re rushing to leave on your vacation – make sure all doors and windows are locked. “I also suggest homeowners put blocks in their slider windows so they can’t be easily opened, set the security alarm if you have one and shut off the power to your garage door opener,” Grieves says. “Also, ASK ANkeep EXPERT: HEATHER RYAN key from outside.” if you one, by remove your hidden Inside the home, if possible, put your lights on a timer and change the timing so they turn on and off at different intervals and stick to routines. Housing starts are up in Alberta Sign of optimism: CMHC
HOUSING STARTS ACROSS CANADA was were up in May compared to April 2017,
with construction kicking off on 214,621 units, according to Canada Mortgage and Housing Corp. (CMHC). This trend measure is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “Row and apartment units led the upward move, while construction has slowed for pricier single- and semi-detached houses,” says Bob Dugan, CMHC’s chief economist. In Alberta, housing starts are on the rise this year in most urban centres – a good indication that the region is on the road to recovery. Strengthening labour market conditions in Calgary and Edmonton generated more optimism among local home builders. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of Canada’s housing market. In some situations analyzing only SAAR data can be misleading, as they are largely driven by the multi-unit

segment of the market which can vary significantly from month to month. The standalone monthly SAAR of housing starts for all areas in Canada was 194,663 units in May, down from 213,498 units in April. The SAAR of urban starts fell by 10.2 per cent in May to 178,518 units. Multiple urban starts decreased by 10.8 per cent to 118,694 units in May and singledetached urban starts decreased by 8.9 per cent, to 59,824 units. Rural starts were estimated at a seasonally adjusted annual rate of 16,145 units.

How to choose the right floorplan when buying a new home By Cody Battershill

ONE OF THE MOST EXCITING things about buying a new home in Calgary is choosing the floorplan. The type of lifestyle that you and your family live should ultimately determine the floorplan you choose, as it will shape how you experience your home. From room size and layout to location and functionality, there’s more than a handful of factors to consider before choosing a floorplan that’s right for you. Here are a few tips to help you find the perfect floorplan:
1. Decide what kind of property you want First and foremost, you must decide what kind of home you need. Every family doesn’t need a sprawling semi-estate home while others won’t feel like they have enough space in a smaller two-bedroom property. You may be okay with parking on the street or decide that a two-car garage is a must-have feature. There’s a wide range of new homes available in developing communities in Calgary, ranging from starter to estate and each with different options, so take the time to consider which one would suit your wants, needs and lifestyle best.
2. Pick your square footage carefully One of the first things to consider is how big your floorplan needs to be, and not just for now, but for two, five 28
or even 10 years into the future. For example, if you spend a lot of time in the kitchen, choosing a floorplan that offers additional space for upgraded appliances and cabinetry may be just the thing you need. Even if you don’t have a luxury fridge and six-burner gas stove top to start, its possible you’ll think about getting these in a home reno at some point in the future. Another good consideration is the current size or future size of your family. If you can see your new home being a place you’ll stay for the longterm, then having an extra bedroom (or two) upstairs might be essential.

3. Determine what kind of plan you want based on your design style Most modern homes are built with open-concept floorplans while many older homes have a compartmentalized interior with rooms on each level separated by walls. The question is which one would fit your needs best? Think about how you would furnish and decorate while also keeping in mind that flowing and coordinated colour

One builder may have a floorplan that offers exactly what you want except for one or two things, while another builder may offer that exact floorplan with those one or two things. You’ll never know what’s available unless you look at all your options.

wild with people panting for good investments opportunities. Slow down and consider all the angles before you dive into home ownership. Something about money Did you see that? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment. While money is a key consideration, it shouldn’t be the only consideration. If you’re going to make the move from renting to buying, look at the dollars and cents. First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one. Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you avoid by renting. First and last months’ rent is also less than the typical down payment on a home. Of course, when you own, no matter how small the principal portion of your mortgage is (and it’s miniscule in the early years), as long as the market is stable, and you’re not looking to make a quick sale, homeowners are building equity and increasing their net worth with every mortgage payment. And when you sell your principal residence one day, the money earned is tax-free. 32

It’s a wonderful life When I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then, renting was the perfect solution: one of limited responsibilities and commitment. Renting is virtually a worry-free existence – assuming you have a decent landlord. Home ownership is a responsibility that also brings a ton of warm, fuzzy feelings. It means you can put down roots. You have complete control of your environment so, yes, you can paint your living room red.
Location, location Buying a home in a neighbourhood you don’t know well is one a common mistake. If you’re new in town, consider renting for six months or a year to get a feel for the area. If you like living there, you’ll feel more comfortable buying a home. Steady as she goes Your employment prospects should be stable before you consider buying a home. Home ownership requires a number of regular payments – mortgage, property taxes, utilities, maintenance and insurance. Missing any of these payments can trigger dire consequences. There are a number of financial factors to consider when it comes to the buying versus renting. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an home owner, and overall I like ownership more.
