uying a brand-new home offers an opportunity to get what you really want. It can be a dream come true and an investment for the future, but don’t forget, it’s also a legal transaction. The term “get it in writing” has never been more important, since it outlines everything your new home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was originally promised. Since buying a new home is much more complicated than a resale transaction, there is no set Agreement of

Purchase and Sale or standard contract. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, so these can vary from one company to another and from province to province. Before you sign a contract, review it carefully with the builder representative, and ask questions to make sure you fully understand what’s in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

choices for everything from cabinets and countertops to flooring and lighting. “A really important part of the buying process is being able to select your home’s finishes and we have very knowledgeable interior designers to assist our customers with their choices so they can really put their own personal touch on their home,” Saunders says. The Design Studio displays the included features, but customers can also choose from a variety of finishes such as hardwood floors and granite countertops.

Mattamy’s front-attached garage product line presents stylish, functional layouts with open concept designs and “we provide 15 unique single- and doubleattached garage models ranging from 1,400 to 2,600 sq. ft., all offering different elevations,” says sales manager Chris MacKinnon. “With most of our doublecar garage models, we really designed them with the streetscape in mind, bringing the home forward, so from the front you’re not just seeing all garage and it really enhances the curb appeal.”

Another advantage to bringing the home forward is “we’re able to create large, bright foyers that provide a grand feel when you enter the home and it allows for different designs, such as our split level plan with a slightly elevated loft area,” MacKinnon says. “We have two of these models, the Garnet and the Pearl, which have become our most popular homes.” Mattamy also presents larger than average sized lots, which, “allows us to create wider homes so we can provide different layout options and larger windows to let in more natural light. Our master bedrooms are spacious so they can accommodate a complete furniture arrangement, and we offer architectural choice options such as our bath oasis luxury ensuites, four bedroom layouts and rear basement entries (on select plans) so customers can personalize their design to suit their needs. “We give our customers as much choice as possible, and because we are the developer and builder, we can offer people a move-up home with an attached garage at a lower price point,” MacKinnon says, noting that single-car garage homes start from the low $340,000s, while the largest doublegarage model at 2,600 sq. ft. would start from the low to mid $500,000s. Mattamy also provides a price guarantee to its customers – if the base price drops from the point of sale to the time of possession, Mattamy will honour the lower price. “We’re completely transparent and it shows our customers we’re confident in our product. and in turn they feel confident buying from us,” MacKinnon says. Mattamy has four showhomes open in Cityscape in northeast Calgary and six in Southwinds in Airdrie – there are three front-attached garage showhomes in each community. W

ith its inviting open design, luxurious standard features and a beautiful decor, it’s no wonder new-home buyers in Airdrie’s King’s Heights are paying the Orion II showhome the highest compliment by duplicating it. Crafted by Shane Homes, the Orion II showhome is a 2,010-sq.-ft. two-storey with front double attached garage “that has become one of our most popular plans,” says area manager Belal Fouani. “People love the functional, open concept design, the terrific features and the decor is very warm and inviting; the showhome is so well liked that we have had buyers copying it completely. “At 2,010 sq. ft., it’s the average size that people are asking for. It’s not too big, but it provides the function and features they love, plus we can customize the design to suit their needs,” Fouani says. “We’re the only builder in King’s Heights that

will customize the floorplan and the Orion II can go from 1,947 to more than 2,700 sq. ft. depending on the lot size.” Buyers fall in love with the Orion II right from the front entry that presents soft grey and white colours that are a perfect match to the tile underfoot, and there is plenty of room to greet guests as well as space for a hall table or convenient bench. “The spaciousness and the open stairs up and down really give the entry a grand feel and people love having a main-floor flex room off the entry because they can use it for whatever they want,” Fouani says. “It has doors to close it off so it can be a private office or quiet sitting room, or people can use it as a playroom for the kids, formal dining room, music room… it’s very functional.” The kitchen pops with its dark granite-topped countertops adding a nice contrast to the white cabinets and cool grey tiled

Many new-home buyers are taking advantage of the sunny summer weather to visit the various showhomes around Calgary and in surrounding communities to see the new features, finishes and trends and get a feel for what they want in their new homes. When visiting the dozens of fabulous showhomes the dramatic entrances, sweeping vistas, soaring ceilings, gleaming floors and bold colours that have been chosen with flair and creativity are bound to delight visitors. Homebuyers are looking for the home that is just right for them, so new home builders spend a good deal of time creating designs that capture the imagination and pump up the wow factor. They develop homes that combine style and functionality, reflect today’s lifestyles and new trends and are comfortable to live in. With the incredible selection of styles and designs available, it can be a challenge for people to narrow their choice. So during your visit to the various showhomes, look beyond the pizzazz and examine the design to consider how it would work for you and your family. One of the best ways to get a feel for the plan is to imagine living in the showhome. Think about your daily routines and priorities and how the layout will fit. Is everyone rushing out the door at the same time in the morning? Are there places for the children to play, study and watch TV? Do you require a private space for work? Do you want a formal dining space or a large eating bar? What if you love a particular showhome, but the kitchen simply won’t work for you? This is not necessarily a problem. Many builders offer various optional layouts for their showhomes and other models that may have what you’re looking for. Also, you may be able to customize a plan and the builder can advise you on cost and construction implications. One aspect to consider is the potential traffic flow in and out of the home. Ask yourself how easy is it to get grocery bags from the car to the kitchen? Or let the dog outside? Can kids hang up their outside clothes without trekking mud into the house? Does the design limit privacy and furniture placement? Can everyone get around the whole house safely and easily? Many new home designs emphasize spaciousness rather than square footage. High ceilings of 9-, 10- or even 11 ft.,

sloped, vaulted or cathedral ceilings and two-storey rooms all add to the sense of space. This also allows for larger windows, which extend your home visually and bring in more natural light. The open concept, which combines the living room, dining room and kitchen in one open space, has been a design trend for many years but it can present challenges such as how to distinguish different living and working areas without diminishing the sense of space. However, many builders offer solutions such as bulkheads and other ceiling treatments that provide visual interest and delineate spaces. Incorporating a mixture of ambient, task and accent lighting lets you create distinct atmospheres. Your choice of flooring can also have a big impact. Installing hardwood or tile floors throughout much of main area and then using plush carpet in the living room can create a different atmosphere for that space. Columns, partial walls or glass-block walls, or two- and three-way fireplaces, can also define private areas while maintaining the openness. When you walk through a showhome, you should also consider how your furniture will fit into the home and check to see if there is sufficient storage for all the things you and your family have collected. Shopping for a new home is an exciting process, and visiting showhomes is a good way to narrow down a design that will uniquely suit to your lifestyle.

Moving into a new space can be a fantastic experience, as you can start your design dream from scratch! That being said, it is sometimes difficult not to have a space that truly reflects who you are and your personality. Additionally, with the cost of moving into and purchasing a new home or condo, it may be difficult to completely outfit your entire home. Since the average person spends 25 years sleeping throughout their life, the master bedroom is where you will spend the most time in your new home. Depending on the budget, the bedding can be purchased or custom made from materials specifically picked to complement the paint and feeling of the room. You can achieve this by using blackout blinds or shutters and then layering these with coordinating fabric that complements both the bedding and the wall colour in a style that suits the feel of the room. To finish off the new space, add artwork and accessories. This is where you will have an opportunity to inject personality into your new space. Look at accessories as the vehicle to really convey the feeling of the space. No matter what theme you are going for, accessories will carrying this feeling and create continuity throughout the space. Calgary home sales steady as she goes Calgary home sales and prices are sitting steady, as homebuyers who have been waiting for the sky to fall (along with oil and real estate prices) haven’t seen the worst-case scenario play out, and are now focusing on the silver lining of that dark cloud – plenty of pickings and low interest rates. According to the June stats released by the Calgary Real Estate Board (CREB), transactions numbered 2,183 – only five per cent below the 10-year average for June, and three per cent above levels over the past five years, despite an 18-per-cent year-overyear decline. “Consumers who were waiting for wide-spread price declines have been surprised to see that it just hasn’t happened yet, and so they’ve decided to take advantage of the improved selection and lower lending rates,” says CREB president Corinne Lyall. The level of new listings that came on the market in June totalled 3,122 units, resulting in the second month of elevated absorption rates, which placed downward pressure on inventory levels. The overall months of supply continues to remain balanced, at 2.3 months. With conditions remaining relatively stable in June, there was minimal pressure on home prices. The city-wide benchmark price totalled $455,400, a respective monthly and year-over-year gain of 0.29 and 0.13 per cent. “Even though city-wide prices were essentially unchanged in June, it’s important to note that activity can 30 NEW HOME GUIDE | AUG 14 - SEP 11, 2015

vary significantly depending on community, property type and price range,” says Lyall. Second quarter results pointed toward more stability in the market. The year-over-year decline in sales activity eased from 32 per cent in the first quarter to 22 per cent in the second quarter. Meanwhile, the level of pullback of new listings outweighed the gains recorded in the first quarter, resulting in a year-to-date decline of nearly eight per cent. While both sales and new listings have slowed for each property type within the city, the apartment sector continues to report the weakest absorption rates. The weaker rates in this sector are now impacting prices. Despite last month’s improvement in price, the second quarter benchmark price was 0.81 per cent below levels recorded last year and 0.93 per cent below first

quarter figures. Year-to-date unadjusted apartment averages continue to remain 1.65 per cent above last year’s levels. In the detached segment, benchmark prices totalled $515,500 in June, slightly higher than last month and 0.4 per cent higher than June 2014 prices. Meanwhile, the year-to-date benchmark price for detached properties remained 3.44 per cent above last year’s figures. Against this backdrop, the year-todate average and median detached home price for Calgary has reported declines of 2.26 and 1.54 per cent citywide. This doesn’t come as a surprise, given that the share of sales activity has declined in the higher price ranges. “The housing market is showing some signs of stability right now,” says CREB chief economist AnnMarie Lurie. “However, there are several risk factors that could influence the market in the second half of the year.”

When it comes to home decor trends, Tommy Smythe is the dream consultant. We chatted with Tommy before his upcoming appearance at the Edmonton Home and Renovation Show to get his take on the hottest home trends of the moment. KITCHEN Lately we’ve been noticing a trend toward furniture in the kitchen. Built in cabinetry isn’t altogether gone by any means but designers have been adding tables, antique shelving, consoles, butcher blocks and various creative alternatives to the all-built in look. This is a look that’s extremely well suited to the casual, assembled look of recent years. Think Brooklyn hipster.

ENSUITE BATH In the ensuite we’re getting down to brass TAPS! The warm golden hued metal of the moment has made the trip from the living room and kitchen to the principal bath. The chrome and nickel age has given way to a softer more easy-on-the-eye metallic tone. Proceed with caution though – the bright, shiny version can look... well, brassy. Instead, opt for a brushed or matte version or an authentic unlacquered finish for a more on-trend result.

GREAT ROOM Family rooms are getting formal! Crystal chandeliers, fine antiques and blue chip artwork have been creeping into our most comfy, casual rooms. I attribute this to the collective realization that we spend all of our time in the family room. If we’re there a lot, why not enjoy a few of our better pieces? It’s nice to spend time with our splurge items instead of relegating them to a seldom used space reserved for visitors and special occasion. Besides, at my house an evening in with Netflix is a special occasion. Fire up the chandelier!

OUTDOOR LIVING Outdoor living is all about the mix. We seem to be over the look of garden sets or suites of furniture. Opting instead for a more modern and sophisticated mix of new items and antique or vintage modern finds. We’ve been doing it inside for years… why not apply the same model to our outdoor living room? There’s magic in the mix – and if you’re patient and tenacious, you can uncover a bargain or two at the local flea or antiques market.

MASTER BEDROOM The principal bedroom is getting a tech-savvy makeover these days. More and more, we’re discussing prewiring the main bedroom for flat screens, surround sound, layered lighting and even in-wall speakers. It’s the information age and we don’t want to miss a thing – even where the magic happens!

EDMONTON’S NEW RENTAL UNIT CONSTRUCTION SOARS IN 2015 (PART 3)

So far in this series of articles we have been discussing the recent surge in the construction of new premium rental units with new condo-like features and finishes across the city of Edmonton. To date, the success of these projects – at reaching high occupancy rates upon completion – has been a testament to consumer demands for high-quality living spaces when compared to Edmonton’s current primary rental universe, which is vastly over represented by units built prior to 1980. At the end of our last article, we noted our expectation that more of these new high-end rental projects will begin pre-leasing in Edmonton’s market in the near future, and we wondered how long this trend would continue and how it might affect the demand for Edmonton’s standing rental properties in its maturity. Eventually, these two forces will meet in the middle and, at that point, the construction of new rental buildings should begin to slow. Intelligence House believes this process is now underway, as many older buildings have recently started upgrading their suites as they become available. A simple search of any primary rental website can shed light on this emerging trend, as many ads for older buildings now read “condolike” or “newly updated”. For the city of Edmonton, the situation could not be better, or more timely, from an economic point of view as the construction of new apartment buildings is driving the renovations of old rental stock.

If you have young children or are expecting some to be visiting sometime soon, it is always a good idea to ensure of an accident-free environment by childproofing your home. Here are four basic childproofing tips that will make your home as safe as can be for the young ones! HEAV Y OBJECTS Some of the most hazardous objects for kids around the household are heavy and at a height above the floor such as HDTV’s, speakers and decorations to name a few. These objects are prone to falling down and on top of young children if bumped or climbed upon, therefore it’s best to have any heavy objects at a height and others that are free-standing secured and out of reach for young children. PLUG-IN COVERS The curiosity of young children can lead them to putting their fingers where they don’t belong. While it does take a serious prod before the electrical current is transferred from a plug-in, children’s hands can be wet for various reasons and be more prone to getting a nasty shock as a result. Electrical socket covers are cheap and easy to install and will give you added peace of and when the kids are at play. FALL-DOWN AREAS Kiddy-gates are very useful in keeping young children away from areas that they shouldn’t be in with or without

CHILDPROOFING GADGETS There are some very useful applications of technology that help with childproofing your home. A few include: • Cabinet safety locks – a plastic u-shaped lock that hooks around cabinet handles with an easy-to-release pinch mechanism. • Tip-resistant furniture brackets – help stabilize furniture that may be unbalanced, great for small tables and other pieces you may have that a young child could tip. • Safety gates – should be hardware-installed only for maximum safety at the top of stairs or other no-go zones in the house. These come in a variety of styles ranging from hinged and swinging to manual placement. Toys R Us, Canadian Tire and Walmart are three department stores with childproofing sections. Check them out! It’s never a bad idea to childproof your new home. These simple-steps could prevent a terrible tragedy and make your home a safe place for not only your own children, but those of your friends and family who are visiting as well.

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
