t was about this time last year that parts of Alberta were left reeling from severe rainfall and flooding, and homeowners were learning the hard way about home insurance and new-home warranties. Indeed, you wouldn’t dream of buying a new car, TV or other big-ticket item without first inquiring about the manufacturer’s warranty. But when it comes to buying a new home, you should be even more diligent. Some people may be so excited about their purchase that they’re
more interested in choosing finishes than reading the fine print of a sales agreement. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how new-home warranties work. Just like for cars or electronic devices, all manufacturers and products are not created equal. Alberta residential construction GENERATES $17.9B INVESTMENT Alberta’s residential construction economic impact hit $17.9 billion annually, as investment in home building and renovation climbed, according to a new study for the Canadian Home Builders’ Association – Alberta (CHBA – Alberta). Investment rose more than 17 per cent or $2.7 billion in 2013 over the previous year. The work produced more than 100,000 jobs for Albertans and nearly 25,000 jobs elsewhere in Canada. Wages totaled $7.9 billion. The value of new home construction reached $9.7 billion while renovation work totaled $6.7 billion. Expenditures such as realty and legal fees added $1.5 billion. “Builders broke ground on almost 100 new homes a day last year and construction is forecast to rise again in 2014. Buying a new home or starting a major renovation is a giant vote of confidence in Alberta’s future and the strength of the housing market. Unlike many major consumer purchases, most of that investment stays in the local economy,” says Stephen Amonson, president,
CHBA – Alberta. The new economic impact report for Alberta was prepared by Will Dunning Inc., a consulting firm that specializes in housing market analysis, and is based on actual results for 2013, and includes investment, direct and indirect employment and wages paid. The report shows almost a fifth of all new homes built in Canada were in Alberta – well above the province’s 11.5 per cent share of the national population – and the highest proportion since 2007. “The pressure is on Alberta’s housing market with both rents and existing home sales rising fast. New homes are needed to keep prices from rising out of reach of many Albertans, especially first-time buyers. The last thing Albertans searching for a home need are more “new neighbour taxes.” Costs imposed by governments in the form of taxes, levies, permits and fees must be controlled if Alberta is to offer a quality of life that attracts new workers and investment,” says Jim Rivait, CEO, CHBA – Alberta.

What’s in your new-home warranty? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it fi ling a complaint or, worse, proceeding to a claim settlement. But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens. Indeed, nearly every new home built has some form of defect, however small. Such is life when you’re building outside, dealing with the elements and working with natural materials. In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns. Still, there are unscrupulous – or worse, illegal – builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.” But when a problem arises, good luck getting it resolved. That’s why it’s important to ensure your builder is registered with the appropriate new home warranty underwriting body – to provide the peace of mind, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures for recourse are. he appeal of enjoying a peaceful small-town lifestyle with big city amenities close at hand draws many new homebuyers to the wide range of smaller communities that surround Calgary. A number of people have chosen to move to smaller communities because of the laid-back lifestyle, says Nicole Westman-Jones, marketing manager with Tamani Communities, which is developing Riversong in Cochrane. “People love being able to step away from the hustle and bustle of the city

and enjoy weekends in a peaceful environment,” she says. “In Cochrane, they also like being so close to the mountains and enjoy the charm of small town living and the feeling of living in the country, but they have all the conveniences.” Westman-Jones notes another attraction to the smaller communities is value and affordability – “buyers can often get more for their money.” Many people choose to move out to smaller communities “because they feel they offer more of a sense of community where they know their neighbours and so there is a feeling of being safer,” says Kent Rupert, economic development team leader for Airdrie, which has grown eight per cent on average for the past 10 years. Rupert notes that transportation is another factor –

Along with the construction of many new homes within the community, there has been a boom in commercial development. “High River offers all the amenities while maintaining the small-town lifestyle,” she says. “The town offers a wide variety of recreation, cultural and arts programs that appeal to a diversity of interests.” Located 30 minutes south of Calgary on Hwy. 2, High River is known for its caring, warm and friendly character and is continuing its rebuilding and renewal since the June 2013 flood in the commercial area with shops, boutiques and restaurants reopened and with new homes going up. Strathmore may have been established way back in 1883, but it has become a young, progressive community that continues to grow with new commercial and residential opportunities. “People are attracted to Strathmore because we are affordable, friendly and have all the amenities of a big city, yet we’ve kept that small town appeal where you can walk down the street and bump into people you know,” says Linda Nelson, Strathmore’s deputy CAO. estled along a heavily treed escarpment with the Bow River at the doorstep and offering a tranquil, laid-back lifestyle, it’s easy to see why buyers are choosing to make a home in Riversong in Cochrane. Crafted by Tamani Communities, Riversong is a master-planned community situated on more than 340 acres with approximately 100 of those acres set aside as an environmental preserve, ensuring an abundance of greenspace for everyone to enjoy. “The biggest appeal to Riversong is the lifestyle,” says marketing manager Nicole Westman-Jones. “Once people come into Riversong, they love the look and feel of the community; it’s very peaceful and in Riviera homes back onto the treed escarpment and Bow River, so it’s a beautiful natural setting. aking inspiration from food, gathering and entertaining, the 2014 Stampede Rotary Dream Home was a feast for the eyes for thousands of people who toured the home during the 10 days of Stampede and bought tickets for a chance to win this fabulous two-storey. Crafted for the 19th year by Homes by Avi, this year’s Stampede Rotary Dream Home really emphasized the kitchen as the heart of the home, says Michael Jacobson, director of product development, Homes by Avi. “The home was really designed around the chef ’s kitchen and we designed it as a place where people could gather, socialize and entertain,” Jacobson says. “It has a French Bistro commercial kitchen look and a black and white motif giving it a contemporary feel.” The focal point was the expansive island made of Caesarstone that also included a solid wood butcher’s block and it was highlighted by hanging pots overhead. Homes by Avi went all out on the appliances “that are all stainless steel, top of the line” including a Wolf five-burner gas range with griddle and charburner, hood fan and steam conduction wall oven and a SubZero 48-in. fridge with glass door and pull out prep tray drawers – ideal for when you’re preparing foods for entertaining. 44 NEW HOME GUIDE | JUL 18 - AUG 15, 2014
The kitchen also has a butler’s pantry with cappuccino stained cabinets. “We also wanted to further emphasize the food theme, so we added an under-counter herb garden in the kitchen, which is also stainless steel,” Jacobson says. “If you’re into cooking, you’ll want this kitchen.” A beverage centre was extended off the kitchen that included a full-height SubZero wine storage unit, a Meile coffee maker and flat screen TV and there was a small morning room “that can be used as a seating area where people can take their coffee and read the paper. “The main floor was created as very

open design and we used tile clad columns, beams and ceiling treatments to define spaces,” Jacobson says. The flooring throughout the main floor and much of upstairs featured engineered white oak five-in. plank, and the large fireplace in the great room was surrounded in brick with a box style maple mantle. Homes by Avi crafted Eastern stringer stairs with maple rails and iron pickets and installed two windows in the stairwell “to bring in lots of natural light.” At the top of the stairs, the central family/bonus room provided a perfect place for the family to kick back and enjoy watching TV or movie nights, and there is access to the upper deck from this space with herb gardens – continuing the foodie theme. The upstairs laundry was integrated in the master bedroom and the spa-like ensuite presented a large vanity with dual vessel sinks, a separate make-up station, and a “wet zone” featuring a deck-mounted tub and walk-in shower behind a glass wall. A second upper deck was also crafted off the master bedroom with an outdoor fireplace. “A neat feature in the bathrooms are the circular mirrors, which are mounted
away from the wall and back lit, adding a sophisticated touch,” Jacobson says. There were also two secondary bedrooms upstairs that share the Jack ’n’ Jill bathroom. This year’s Dream Home was taken apart in seven pieces and trucked to its permanent home in Walden – a Genstar community in southeast Calgary. We’ve recently seen mortgage rate wars resurface in Canada, as different lenders all tried to get a bigger piece of the real estate pie. First, Investors Group offered a three-year variable of just 1.99 per cent. Then Scotiabank dropped its five-year fixed down to 2.97 per cent, which was the lowest among the big banks. Finally, on ratehub.ca, we saw five-year fixed rates vary from 2.99 per cent in Quebec to 2.84 per cent in British Columbia. It seems odd that lenders can all offer such different rates, right? I mean, if five-year fixed mortgage rates are driven by five-year government bond yields, how is it possible for mortgage rates to vary from lender-to-lender – especially from province-to-province? As it turns out, the answer is fairly simple. Individual lending institutions set their rates based on what their profit objectives are, how much competition they have and what their marketing strategy is. We’ve seen how this works on a national level, when one of the big banks launches a new low rate before the other big banks, so they can get some press and gain a little more of the market share. On a provincial level, though, we often forget how many credit unions and small lenders exist in only one province. And if a small lender in one province sets a new low rate, there’s no reason for small lenders in other provinces to follow suit because they are not direct competitors. Finally, on a city level, it can also become a classic case of supply and demand. For example, in a city such as Toronto, where there’s a greater demand for housing and thus mortgages, there’s a need for lenders to supply the lowest

However, in comparison to somewhere like Yellowknife, where there are significantly fewer people, homes and real estate transactions, buyers have fewer lenders to choose from, so lenders can charge higher interest rates. On top of the role lenders play, you also need to consider what the mortgage brokers who work with each individual lender choose to do with their commission. Some brokers choose to keep the full commission, and others decide to split it with clients in the form of a lower rate. What does all this mean for you? If you’re thinking of buying a home this year, don’t just walk into your bank and accept the rate they offer you. Work with a mortgage broker who can find the best mortgage rate and product for you.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

Mortgage Types
All mortgages are of two basic types: Conventional The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. Insured or High-Ratio: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
Mortgage OPTIONS
You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. Closed mortgage: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. Portable mortgage: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Members of the Canadian Home Builders’ Association - Calgary Region, who dedicate countless hours of their time to help the association achieve its goals, were honoured for their contributions in June. As part of the CHBA - Calgary Region’s annual general meeting and dinner on June 17, the association also announced this year’s incoming president, while presenting its presidential awards and recognizing its volunteers. Awards were presented to volunteers who have served from one year to 30-plus years on the numerous committees, subcommittees and the board of directors. Volunteers are the backbone of any organization and without the help of dedicated volunteer members – 179 people from 117 companies strong – the CHBA couldn’t do the valuable work that it does every day. This was particularly evident last year during the flood disaster when every member, big or small, stopped what they were doing to lend a hand wherever it was needed. But the members are there wherever and whenever the association needs them, whether at city hall lending their expertise, organizing and planning special events, promoting the industry to the general public, or supporting the association’s many activities. The association has recognized its volunteers since it began in 1946. Volunteers provide not only their leadership skills, but also their business savvy, industry experience, knowledge and creative talents. CHBA members play an integral part in helping the association realize its goals. CHBA - Calgary Region volunteers represent all sectors of the homebuilding industry from developers and home builders to suppliers, trades and associated professionals.

Among the longest-serving volunteers recognized were: Mike Borkristl, Tricor Designs, 36 years; R.J. (Bob) Nobes, ReMax House of Real Estate, 32 years; and Lyle Faas, Shane Homes, 31 years. The outgoing president of the CHBA - Calgary Region, Doug Whitney from Crystal Creek Homes, was honoured during the event and the association announced the incoming president as Wayne Copeland, director of business development, Double R Building Products. Whitney also presented the following Presidential Awards to members who had helped him over the past year: » Bill Beattie Memorial Award: Cedarglen Homes. The Bill Beattie Memorial Award is awarded to the member that has contributed to the overall good of our industry through their contribution to the community at large. » Rookie of the Year Award: Glenn Edwards, Carolina Homes. This award recognizes a member who has made an outstanding contribution in his or her first year as a director of the CHBA - Calgary Region. » Rooftopper of the Year: Howard Tse, Cedarglen Homes. This award recognizes the member who has recruited the most new members during the 2013-14 fiscal year. » Beaver Award: Charron Ungar, Homes by Avi Urban. This prestigious award is presented annually by the CHBA - Calgary Region to a builder member in recognition of his or her dedication and service to the association. » Bob Ward Memorial Award: Wilf Richter, Mattamy Homes. In recognition of Bob Ward, one of CHBA’s long-serving and most dedicated volunteers, this award is presented each year to a CHBA – Calgary Region volunteer who has provided services to the association of more than 20 years. » President’s Award: Charron Ungar. This award is the President’s choice of a member who has made the most outstanding contribution of achievement in the best interest of the CHBA - Calgary Region and its members. » Outgoing Director Awards: Howard Tse, Larry Noer, Glenn Edwards, Charron Ungar, Wendy Jabusch and Larry Thomson. These are directors who have completed their term serving on the CHBA - Calgary Region board of directors. These members can also put their names forward on ballots to continue on the board for another term if elected. » CHBA National Awards of Honour: Ann Donald, BFL Canada Insurance Services, and Wayne Copeland.
