08 NEW HOME GUIDE | JUL 18 - AUG 15, 2014

t was about this time last year that parts of Alberta were left reeling from severe rainfall and flooding, and homeowners were learning the hard way about home insurance and new-home warranties. Indeed, you wouldn’t dream of buying a new car, TV or other big-ticket item without first inquiring about the manufacturer’s warranty. But when it comes to buying a new home, you should be even more diligent. Some people may be so excited about their purchase that they’re

more interested in choosing finishes than reading the fine print of a sales agreement. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how new-home warranties work. Just like for cars or electronic devices, all manufacturers and products are not created equal. Learning about your new-home builder’s warranty – before the time when you actually may need it – is a crucial part of the homebuying process.

SHANE HOMES’

ith a stunning kitchen, luxurious ensuite and beautiful bonus room Shane Homes is giving people features they desire in the Tofino showhome in Cranston. “The Tofino is one of Shane Homes’ most popular models,” says area manager Michael MacLean, who co-manages this community with Jack Kushner. “The reason for this is that it is so easily customizable with over 20 12 NEW HOME GUIDE | JUL 18 - AUG 15, 2014

standard options to pick from. Homebuyers can also make changes to these options to further personalize the home to meet the exact needs of their family and people love having that choice.” For example, MacLean says, the standard Tofino is 2,273 sq. ft., but the showhome showcases various options in combination pushing it to 2,449 sq. ft. One of those options is the deluxe kitchen “people really love the built-in appliances, the cabinets to the ceiling and the large flat surface island, which provides a spacious work area and is sure to be the hub of the party when entertaining,” he says. “They also love the owners’ retreat with the ensuite, the

SHANE HOMES | Tofino

large kids’ bedrooms, and the central bonus room.” “Perhaps the option that best demonstrates the versatility of this plan is the ability to convert this threebedroom home into four-bedrooms, which is very convenient for families.” From its richly dark toned hardwood floor on the main, to the towering open to above ceiling at the entry, there is a lot to love about the open plan and contemporary look of the Tofino showhome. The foyer offers plenty of space to greet guests and you’re treated to dramatic views of the second floor and the rear of the home through open rails on the stairs. Off the entry, is a flex room designed as a convenient private office and down from the entry are a half-bath and a mudroom located off the garage entry with built-in seat and walk-in closet. The gorgeous kitchen is highlighted by an expansive central quartz-topped flat surface island with dining ledge providing substantial space for food prep and socializing with guests. The kitchen’s espresso-toned cabinetry offers a nice contrast to the ivory quartz countertops and mosaic tile backsplash and there is a built-in wine and glass rack and corner pantry. A bumped out nook includes a beautiful hutch which is built into a niche matching the kitchen cabinet decor, while the great room features a modern rectangular cosmo fireplace with TV niche above set within floor-to-ceiling tile, creating an elegant, contemporary look.

At the top of the stairs, going around either side of a partial wall is a fabulous central bonus room with a built-in entertainment unit flanked by decorative lit niches and to the right is the handy upstairs laundry room. The large owners’ suite can easily accommodate king-size furniture, and just off the bedroom a coffee/juice bar separates the spacious walk-in closet from the inviting ensuite that features a corner soaker tub, oversized walk-in shower with floor-to-ceiling tile and dual sinks separated by a make-up counter in a quartztopped vanity. Down from the bonus room are two large secondary bedrooms with walk-in closets, a main bathroom and a built-in desk in a niche in the hall – providing a convenient spot for kids to do homework. Shane Homes is now selling the last few of its lots in Cranston, “so it’s really your last opportunity if you want a new home in Cranston,” MacLean says. An Orion showhome is also available for viewing. To learn more about Shane Homes’ lots and models available in Cranston, visit the Tofino showhome, 218 Cranston Gate S.E., open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m. Call 403-536-2318 or visit shanehomes.com. //IN THE NEWS

Alberta residential construction GENERATES $17.9B INVESTMENT Alberta’s residential construction economic impact hit $17.9 billion annually, as investment in home building and renovation climbed, according to a new study for the Canadian Home Builders’ Association – Alberta (CHBA – Alberta). Investment rose more than 17 per cent or $2.7 billion in 2013 over the previous year. The work produced more than 100,000 jobs for Albertans and nearly 25,000 jobs elsewhere in Canada. Wages totaled $7.9 billion. The value of new home construction reached $9.7 billion while renovation work totaled $6.7 billion. Expenditures such as realty and legal fees added $1.5 billion. “Builders broke ground on almost 100 new homes a day last year and construction is forecast to rise again in 2014. Buying a new home or starting a major renovation is a giant vote of confidence in Alberta’s future and the strength of the housing market. Unlike many major consumer purchases, most of that investment stays in the local economy,” says Stephen Amonson, president,

CHBA – Alberta. The new economic impact report for Alberta was prepared by Will Dunning Inc., a consulting firm that specializes in housing market analysis, and is based on actual results for 2013, and includes investment, direct and indirect employment and wages paid. The report shows almost a fifth of all new homes built in Canada were in Alberta – well above the province’s 11.5 per cent share of the national population – and the highest proportion since 2007. “The pressure is on Alberta’s housing market with both rents and existing home sales rising fast. New homes are needed to keep prices from rising out of reach of many Albertans, especially first-time buyers. The last thing Albertans searching for a home need are more “new neighbour taxes.” Costs imposed by governments in the form of taxes, levies, permits and fees must be controlled if Alberta is to offer a quality of life that attracts new workers and investment,” says Jim Rivait, CEO, CHBA – Alberta.

What’s in your new-home warranty? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it fi ling a complaint or, worse, proceeding to a claim settlement. But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens. Indeed, nearly every new home built has some form of defect, however small. Such is life when you’re building outside, dealing with the elements and working with natural materials. In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns. Still, there are unscrupulous – or worse, illegal – builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.” But when a problem arises, good luck getting it resolved. That’s why it’s important to ensure your builder is registered with the appropriate new home warranty underwriting body – to provide the peace of mind, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures for recourse are. BECAUSE STUFF DOES, INDEED, HAPPEN. TYPICAL FIRST-YEAR CLAIMS INCLUDE THE FOLLOWING:

» PAINT: Inadequate application or coverage » DOORS: Improperly installed or finished » FLOORS: Damaged, cracked or installed with gaps » DRYWALL: Blemishes on walls, ceilings or corners » STAIRS/STEPS: Inadequately built » WATER/MOISTURE: Moisture inside the home » CONCRETE: Cracking » BASEBOARDS: Improperly installed » TRIMS: Improperly installed or finished » CABINETS/VANITIES: Improperly installed or finished You can understand how prevalent such “defects” could be in new homes, and how action is required in many cases. Most times, the matters are resolved without issue.

16 NEW HOME GUIDE | JUL 18 - AUG 15, 2014

HERE’S A MORE DRASTIC EXAMPLE

INVOLVING 23 HOMES FROM ONE BUILDER IN A SINGLE DEVELOP-

MENT. THE CASE WAS IN ONTARIO,

AND THANKFULLY, BACKED BY THE WARRANTY UNDERWRITER:

» After the homes were built, the water table shifted, causing differential soil settlements » The problems arose three to five years after construction » 23 homes were monitored and repaired over five years » 10 homes required major repairs – causing the homeowners to be relocated to hotels for an average of 38 days The cost to the warranty provider to rectify the matter? More than $5 million. The cost to homeowners? Zero. The benefit of having the peace of mind of a fully backed warranty? Priceless. Do you think that would happen if your home was built by an unregistered or illegal developer? More and more builders are improving their customer service – as they should. With real estate and new home prices rising, homebuyers, understandably, are increasingly expecting more. So, what’s in a new-home warranty? In short, your builder is not just building your home, it’s building a relationship. How strong is yours?

SMALL TOWN LIVING

Smaller communities offer

WIDE APPEAL » by HEATHER RYAN

T

he appeal of enjoying a peaceful small-town lifestyle with big city amenities close at hand draws many new homebuyers to the wide range of smaller communities that surround Calgary. A number of people have chosen to move to smaller communities because of the laid-back lifestyle, says Nicole Westman-Jones, marketing manager with Tamani Communities, which is developing Riversong in Cochrane. “People love being able to step away from the hustle and bustle of the city

and enjoy weekends in a peaceful environment,” she says. “In Cochrane, they also like being so close to the mountains and enjoy the charm of small town living and the feeling of living in the country, but they have all the conveniences.” Westman-Jones notes another attraction to the smaller communities is value and affordability – “buyers can often get more for their money.” Many people choose to move out to smaller communities “because they feel they offer more of a sense of community where they know their neighbours and so there is a feeling of being safer,” says Kent Rupert, economic development team leader for Airdrie, which has grown eight per cent on average for the past 10 years. Rupert notes that transportation is another factor –

“getting around the community to shops and other amenities is a lot easier.” Here’s a brief look at some of the communities outside Calgary that have become popular with buyers. AIRDRIE

“A big draw for Airdrie is our recreation amenities and shopping,” says Rupert. “We’re a young, dynamic community that offers full service amenities with a strong sense of community.” Airdrie is conveniently located along Hwy. 2 just 15 minutes from north Calgary, making it an easy commute. Plus, it offers a full range of available housing styles, from starter and multi-family to move-up and estates that attract a wide range of people from first-time buyers to retirees. “There is quite a bit of activity in Airdrie,” Rupert says, with new homes under construction in all corners of the city such as Bayside, Baysprings, Canals, Cooper’s Crossing, Downtown, Hillcrest,

King’s Heights, Ravenswood, Williamstown and Windsong. Residents can access numerous amenities, such as Genesis Place, which is home to multiple pools, a gym and more, that offer activities for people of all ages. There are indoor and outdoor rinks and facilities for curling, BMX riding, tennis, soccer, baseball, skateboarding, plus Airdrie is home to the Woodside Golf Course, and 94 km of paved pathways linking playgrounds, parks and school sites. Residents also have a vast range of small and large retail outlets, such as Wal-Mart Supercentre, Superstore, service centres, coffee shops, restaurants and schools, all at their doorstep. OKOTOKS

“Okotoks is definitely one of the best communities to live, play and work in terms of location and quality of life,” says Alexandra Ross, economic development specialist for Okotoks. “Okotoks is a very active and safe community, offering extensive recreational activities, parks and pathways, as well as culture rich programming, along with stunning views of the Rocky Mountains and rolling Foothills. “With almost 27,000 people living here, it provides all the amenities, like accommodation, shopping, dining, services and products one can usually find in larger urban areas right at your doorstep, in addition to a variety of schools, health care and business opportunities,” she says. Small boutiques, restaurants, coffee shops with patios, an art gallery, museum and a performing arts centre downtown provide the small-town feel, while larger-scale retail offerings on the outskirts provide big-city conveniences. Located just 15 minutes from south Calgary, Okotoks offers residents a quick commute to the big city and it enjoys close proximity to Kananaskis Country. Homebuyers can find a wide range of housing choices in the newest subdivisions: Cimarron Estates, Drake Landing, MountainView and Ranchers Rise at Air Ranch, as well there are some lots still available in Sheep River Cove and Westmount Estates. JUL 18 - AUG 15, 2014 | NEW HOME GUIDE 19

COCHR ANE

A major draw for buyers to Cochrane is “that it has all the amenities of a big city yet it offers the tranquil quality of life they’re looking for – great open spaces for children to play with lots of pathways, recreation facilities, first-rate schools and beautiful views of the Bow River,” says economic development manager Mike Korman. “Small communities in general offer a great, laid-back lifestyle and are a great place to raise a family,” he says, noting that Cochrane offers friendly, small-town charm that has made it a community of choice for many homebuyers. Located in the foothills along the beautiful Bow River, with magnificent views of the Rocky Mountains, Cochrane is located just 15 minutes from northwest Calgary. The variety of housing styles attracts people of all ages, and there are a number of new neighbourhoods being developed, including Fireside, Heartland, Heritage Hills, Jumping Pound, Riversong and Sunset Ridge. The town has had a steadily increasing population, and the 2014 municipal census boasts an official population of 20,708 residents. Residents appreciate having the convenience of large retailers and restaurant chains, combined with trendy eateries and boutiques including the famous MacKay’s ice cream in Cochrane’s historic downtown. HIGH RIVER

“High River is a great place to build a life – we have excellent educational opportunities, three grocery stores and our amenities continue to grow,” says communications manager Joan Botkin. “There are several business developments on the horizon and a new subdivision is currently in the approval process. 20 NEW HOME GUIDE | JUL 18 - AUG 15, 2014

Along with the construction of many new homes within the community, there has been a boom in commercial development. “High River offers all the amenities while maintaining the small-town lifestyle,” she says. “The town offers a wide variety of recreation, cultural and arts programs that appeal to a diversity of interests.” Located 30 minutes south of Calgary on Hwy. 2, High River is known for its caring, warm and friendly character and is continuing its rebuilding and renewal since the June 2013 flood in the commercial area with shops, boutiques and restaurants reopened and with new homes going up. The community offers a wide range of amenities, including a golf course, tennis courts, the Bob Snodgrass Recreation Complex with two arenas and an indoor pool, and the Cargill Field House, which offers indoor playing facilities. “Our greenspaces are being remediated and are beautiful jewels scattered throughout the community,” Botkin says, adding that “with the completion of the dikes, (approximately seven km), our town is more protected than ever from high water events.” STR ATHMORE

Strathmore may have been established way back in 1883, but it has become a young, progressive community that continues to grow with new commercial and residential opportunities. “People are attracted to Strathmore because we are affordable, friendly and have all the amenities of a big city, yet we’ve kept that small town appeal where you can walk down the street and bump into people you know,” says Linda Nelson, Strathmore’s deputy CAO. Among the amenities residents find attractive include the aquatic centre, indoor arena, library, curling rink, tennis courts, golf courses, rodeo grounds and

numerous parks and pathways, including a pathway that links Strathmore to scenic Eagle Lake. Another attraction for Strathmore is its proximity to Calgary – it’s about a 25-minute drive to the city on the TransCanada Hwy., making commuting easy. Much of the community’s growth has occurred in the last few years with homes under construction in new neighbourhoods such as Hillcrest Manor Estates, Strathmore Lakes Estates, Wildflower Ranch and The Ranch. Along with the construction of many new homes within the community, there has been a boom in commercial development. A new commercial development is under construction and a revitalization of the downtown is underway. CHESTERMERE

Presenting unparalleled recreational opportunities created by living near a lake and a laid-back lifestyle adds to the small town appeal of Chestermere. Located east of Calgary, just 20 minutes to downtown, Chestermere is connected to Calgary via the

TransCanada Highway and Calgary’s 17th Avenue S.E., making it a convenient location for commuters. Boating, waterskiing, sailing, windsurfing, skating and golf are among the many activities residents enjoy, plus there are plenty of parks and playgrounds and a pathway system. Chestermere has grown in recent years with the development of new subdivisions that offer an array of housing choices and the addition of new shops and services providing local conveniences for residents. LANGDON

Langdon is a quiet, pedestrian-friendly place that offers a small-town feel and sense of community with relaxing in parks and pathways and recreational opportunities. It’s attractive to people who want to live in a small community away from the hustle and bustle of the big city, yet be close to the city for work and shopping. Langdon is an easy commute, located just 16 km east of Calgary and about a 12-minute drive to the Foothills Industrial Park. Langdon greets new-home buyers with a welcoming blend of the past and the present. The commercial area reflects its pioneering past while neighbourhoods offer a wide range of stylish new home designs. PRIDDIS

Nestled in the foothills of the Eastern slopes of the Rocky Mountains, Priddis is a perfect retreat from the hustle and bustle of the city, boasting rolling hills and spectacular scenery where nature is at the doorstep – you’ll often see deer strolling through the yard. Priddis is approximately 10 km west of Calgary so work, shops, services and restaurants in the city are just a short drive away. Due to its proximity to Calgary, the Priddis area is becoming increasingly popular for commuters to live and enjoy the glorious vistas and tranquil lifestyle. It offers a picturesque estate area and is home to the Priddis Greens Golf & Country Club. JUL 18 - AUG 15, 2014 | NEW HOME GUIDE 21

APEX’S MOUNTAINVIEW offers picturesque natural setting » by HEATHER RYAN

S

ituated on an impressive plateau that offers a tranquil natural setting and breathtaking river and mountain views makes MountainView one of the most desirable communities in Okotoks. Being developed by APEX Developments, MountainView encompasses 130 acres of land located on an escarpment on the west side of Okotoks just minutes of downtown and a wide range of amenities and conveniences. “We’re really excited about the response to this community,” says Susan Henderson, senior development manager at APEX. “MountainView has quickly become the sought-after address in Okotoks, and sales have been excellent in our first two phases and a new phase has just recently been released, which features cul de sac lots. “MountainView will have approximately 400 homes, so it’s fairly low density with a number of larger lots and large homes,” she says. “It will also be very scenic as close to 50 per cent of the land will be open space – a mix of environmental reserve, naturalized wetlands, active public space and passive recreational park space – and there is an outstanding entrance 22

and a community pathway system. “The whole community is being developed above the escarpment with an abundance of greenspace that includes natural tree stands and prairie scape, and it overlooks the lower wetlands with a creek meandering through the area,” Henderson says. The escarpment, which provides picturesque views of the Sheep River and the Rockies is a significant feature, “because it runs around the community, and we’re going to make sure it’s accessible to everyone by creating pathways and vista park spaces where people can sit and enjoy the views,” she adds. MountainView is comprised entirely of single-family homes creating a family-friendly, small-town atmosphere

APEX DEVELOPMENTS | MountainView

where people can get to know their neighbours. MountainView’s builders Excel Homes and Sterling Homes are currently selling move-up and estate homes with front-attached garages in various styles and sizes. Prices start in the high $400,000s and include lot and GST. The builders have two showhomes each on parade located in Phase 1, with a new showhome parade opening in September. Lots throughout the community are a minimum of 36 ft. wide, with several lots sized up to or wider than 46 ft., providing buyers with a great mix to choose from. “Buyers love the larger lots and the fact that they can get more for their money in Okotoks, and if they choose to they can build a more customized home,” Henderson says. Both Excel and Sterling are crafting homes that feature architectural styles – Mountain Alpine, Tudor, Arts and Crafts, Prairie and Craftsman – that were chosen to reflect the

community’s picturesque natural setting. Residents in MountainView can enjoy a round of golf at their doorstep as the community is adjacent to the D’Arcy Golf Course, and it’s a short walk to Okotoks’ historical downtown that features a charming mix of boutiques and shops. There’s also an array of shops, including big box retailers, grocery stores, coffee shops, restaurants and a variety of other amenities and recreational facilities just a short drive away. An additional benefit to residents is that they’re only a 15-minute drive to south Calgary with easy access to Hwy. 2 for a quick commute, and the foothills and Rocky Mountains are close by. For more information on MountainView, visit the showhomes, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., or check out mountainviewokotoks.com JUL 18 - AUG 15, 2014 | NEW HOME GUIDE 23

ew-home buyers who desire a tranquil lifestyle where they kick back and enjoy stunning mountain views and lush greenspaces are coming home to Montrose in High River. Crafted by Dream Development, Montrose in High River is an award-winning community – it won the SAM Award for Community of the Year – Calgary Region in 2011 – and a master-planned community with high architectural standards, featuring homes that present a Prairie/ Mountain style that reflects the area. “Montrose is a perfect fit for High River, which prides itself on its small-town feel and hospitality,” says Cheryl Heilman, marketing for Calgary Land. “What I love about High River is it’s self-contained – it has everything there for a family to have a wonderful life. Prospective buyers will also love that estate home prices in High River are about $300,000 cheaper than Calgary. “In Montrose, residents can enjoy beautiful mountain views, lush parks, the High River Tennis Club, the Little

n to se of

r is

28

Bow River and a 16-acre linear pond that runs throughout the community with pathways around it so you often see people out walking and biking,” she says. “Also within the community, there is a High River Co-op grocery, liquor store and gas bar. Across the street there is a high school and the Bob Snodgrass Recreational Centre. Local golf courses and the High River Hospital are five minutes away.” Montrose is perfect for residents who want to enjoy a healthy, active lifestyle. Besides the tennis courts and greenspace in the community, there is a major recreational centre across the road that has a swimming pool, ice arena, indoor soccer and other recreational activities, Heilman says. Currently, homeowners can choose from several different styles of front-attached garage homes built by Lifestyle Homes and Westview (Red Door) Homes that range from 1,100 to 2,800 sq. ft. Lifestyle Homes is crafting estate homes on 50-ft. lots that back onto the pond and start in the $650,000s, while Westview is building two-storey

homes priced from the $440,000s. Buyers can view the various home styles and sizes by visiting the Westview showhome, or checking out Lifestyles’ spec homes that offer quick possessions. Dream also has pond lots for sale, where individuals can bring their own builders. “We’ve released 53 new lots in our new phase and we’re currently offering a $17,000 lot reduction,” Heilman says. Dream Development is also excited about its new contest – buyers who purchase from now until Oct. 31 are eligible to enter for a chance to win the $50,000 grand prize. For more information on the contest, visit dream50k.ca. Montrose is located minutes from an array of amenities in High River, 25 minutes from south Calgary along Hwy. 2 and offers proximity to Kananasksis Country. Whether you’re buying your first home, looking to move up or seeking the luxury of estate living – Montrose is a community that you can come home to. RIVERSONG

in Cochrane offers laid-back lifestyle by the Bow » by HEATHER RYAN

N

estled along a heavily treed escarpment with the Bow River at the doorstep and offering a tranquil, laid-back lifestyle, it’s easy to see why buyers are choosing to make a home in Riversong in Cochrane. Crafted by Tamani Communities, Riversong is a master-planned community situated on more than 340 acres with approximately 100 of those acres set aside as an environmental preserve, ensuring an abundance of greenspace for everyone to enjoy. “The biggest appeal to Riversong is the lifestyle,” says marketing manager Nicole Westman-Jones. “Once people come into Riversong, they love the look and feel of the community; it’s very peaceful and in Riviera homes back onto the treed escarpment and Bow River, so it’s a beautiful natural setting. The location also provides fabulous views of the escarpment, the Rockies, Bow River and the town of Cochrane.” Riversong’s beautiful natural setting and diverse range of housing product is attracting a great deal of interest, from first-time buyers to those seeking luxury. The release of Phase 5 last spring provided even more choices for buyers, with lots close to park space and pathways, and choices of laned, single front-drive and semi-detached lots. In Phase 5, Innovations by Jayman and Trico Homes are building semi-detached homes; Innovations by Jayman is building single- and double-front drive homes; and Sabal Homes and Trico are offering laned homes. There are 10 showhomes open in Phase 5 and homes start in the $340,000s including lot and GST. “We’re also now selling in Phase 6, offering the same product type and group of builders, but also Innovations by Jayman is selling townhomes in this phase and just started construction,” Westman-Jones says. “This is actually the last phase in Riversong where we’re selling starter product,” so buying should act quickly to get the home and lot they want. In Phase 8, called Riviera, Jayman MasterBUILT and Trico Homes are “crafting estate front-drive homes that back onto the Bow River,” she says. “Starting at $520,000 these are affordable homes with lots that either face a park, trees or the river. We also have front-drive Villa and Manors by Jayman that start in the $620,000s and immediate possessions are available.” Tamani has six showhomes in Riviera and will have new showhomes opening in the fall by the same builder group.

There are also a limited number of lots backing onto the river now selling in this phase. Buyers in Riversong appreciate that more than 40 per cent of the community is greenspace, including natural parks, tot lots and pathways linked throughout the community. They are also drawn to other established amenities such as the Bow Valley High School and the pedestrian bridge that crosses the Bow River and connects the community to downtown Cochrane. “We’ve developed a pathway system along the river that leads to the pedestrian/bike bridge,” Westman-Jones says, noting it’s about a 10-minute bike ride or a 20-minute-plus walk to Cochrane’s downtown. “We have also developed our second park, a pond along the waterfront and pathways throughout the community.” Riversong’s convenient location south of the Bow River and east of Hwy. 22 means it’s an easy 20-minute drive to Calgary’s west side or the mountains, and just minutes to downtown Cochrane where residents can enjoy an array of shops, restaurants and services. For more information on Riversong and Riviera, visit the showhomes, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., or visit riversongcochrane.com and rivieracochrane.com Join Riversong on Facebook for up-to-date community events and openings.

To begin your search, check the Homes section of your local newspaper to find out which companies are building in your area, the types of homes they offer and the prices you can expect to pay. (Editor’s note: New Home Guide is a great place to start!) Ask friends, family members and co-workers for names of reputable builders they have dealt with. You can also check the web sites of home building associations or warranty providers. When you visit a builder, ask how long they have been in business, how many homes or communities they build each year and what kind of background and experience they have. Make sure the builder belongs to an industry organization and has the licences and registrations required for your province. Ask for references, and contact them to find out if they are satisfied with the homes they bought and the service they received. Once you have narrowed down your list, visit the builders’ models. Go through each one in detail, carefully noting down what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction, bring someone with you who does.

Read through each builder’s website and other information materials to get a clearer picture of the company and what they have to offer. If possible, request a tour of a work site to look at a community that is currently under construction. If you’re considering buying in a new development, go on a tour of the community or take a close look at the master plans. Ask yourself if this is the type of community where you could see yourself living or raising a family for years to come. Always bring a notebook or even a camera with you. Ask as many questions as you can think of, and write down the answers to review later. After all, you’re choosing the place your family will call “home” for the next fi ve, 10 or perhaps many more years. EvansRidge is in its final phases of development! » by CODY BATTERSHILL

Calgary’s northwest quadrant has experienced considerable growth over the past few years. Leading the charge are established, but continually developing neighbourhoods such as Evanston and its subdivisions. EvansRidge for example, one of Evanston’s highly desirable subdivisions, launched only a few years ago in 2011 and has just two phases of development to go before its completion. Much of its success is contributed to the wide variety of real estate found in its 150-acre area including: » Street townhomes » Front-attached garage single-family » Rear-laned single-family » Luxury estate homes As you surely know, a wide range of home styles also means difference in pricing, another key factor that has led to the success of EvansRidge and Evanston as a whole. REMAINING OPPORTUNITIES IN EVANSRIDGE The good news is that buyers still have the opportunity to purchase new in EvansRidge. According to the developer, several new ride walk-out lots are being released, accompanied by a brand new townhome project by Jayman Modus called Avira, featuring: » 100 townhome units » Two- and three-bedroom floorplans » From 1,200 sq. ft. and up » Starting at low $300,000s » Single, double car heated garages In addition, some of Calgary’s best home builders who have already been

involved in Evanston, EvansRidge and Evans View, are set to build both single-family and multi-family developments. They include: » Calbridge Homes » DS Homes » Excel Homes » Innovations by Jayman » Landmark Homes » Morrison Homes » Stepper Custom Homes » WestView Homes LOCATION New home and pricing opportunities are only two of the appealing factors of EvansRidge. While some may think its outer-city location is inconvenient, others have said that Evanston and its subdivisions enjoy “inner city like” amenities, as countless businesses, services and food establishments are all found very close to home at Beacon Hill, Coventry Hills and Creekside shopping centres. Downtown commuters could spend about 20 to 30 minutes getting one way, depending on traffic, while a trip to the Calgary International Airport or Cross Iron Mills outlet mall is much less. And, for frequent visitors to the Foothills and Rocky Mountains west, escaping the city is as easy as it gets with no traffic line-ups on an easy-to-follow route through Cochrane. A route that includes the new Stoney Trail ring road that when completely finished will give EvansRidge homeowners easy access to the rest of the city. All in all, the very desirable features of EvansRidge are hard to deny for any home buyer looking for that next best place to live in Calgary’s northwest. LANDSCAPE LIGHTING Âť by BRAD JACKMAN

Landscape lighting is a phenomenal way to enhance your outdoor space and bring your yard and nature to life. It provides your space with beauty, safety, balance and serenity. The ambient glow of landscape lighting sets the mood for your yard. You can create a tranquil private oasis or light up that outdoor room for entertaining. Landscape lighting is unobtrusive, and when installed professionally, will not create

an unwanted glow. When designing an outdoor lighting system, specific measures are taken to insure that your home will not feel like a light bulb everyone is staring at. Featured plant life, patios, garden beds, retaining walls, boulders, water features, architectural aspects of your home, pathways and decks, can all be incorporated into your lighting design. Lighting designs can be customized to complement any

landscape. The window of enjoyment for most yards in our climate is small; lighting brings life to your yard in all seasons. It provides a calming atmosphere to your landscape which is utilized and enjoyed all year. Landscape lighting is installed as a 12-volt system. The installation of the wire for this low voltage system is relatively easy. The wire does not need to be buried two feet down, as most

outdoor electrical. In sections were the wire is running under turf, it needs to be deep enough to not interfere with an aerator. When the wire is in all other areas, it should not be visible. All wiring is safe for pets and children, and if tampered with will not be harmful. Each individual fixture runs off a main transformer, to supply the power source for each light. These transformers can be plugged into an outdoor socket or have their own power run from inside. Transformers can be equipped with 403.452.0360 | landscape360.ca |

timers and photocells to allow for an automatic lighting schedule. Once the installation of your system is complete, there is very little maintenance to keep it operating. Recently, LED technology has brought many improvements to the lighting industry. This technology allows your system to run off extremely low power, and LED fixtures don’t need bulb replacement for at least 10 years. Your options for lighting include accent, pathway and spread, deck and patio, water and many specialty fixtures. It is

exciting to explore the options for outdoor lighting. There are many ideas, styles and products, and it pays to explore all your options carefully. When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very different. Hire a company which uses quality equipment, utilizes the best products available and installs everything professionally. Landscape 360 is a full-service landscape construction company. Our philosophy is based upon professionalism, quality, trust and respect. A locally owned and operated Calgary based company, Landscape 360 specializes in residential, estate and acreage landscape construction.

Stampede Rotary Dream Home

A FEAST FOR THE EYES » by HEATHER RYAN

T

aking inspiration from food, gathering and entertaining, the 2014 Stampede Rotary Dream Home was a feast for the eyes for thousands of people who toured the home during the 10 days of Stampede and bought tickets for a chance to win this fabulous two-storey. Crafted for the 19th year by Homes by Avi, this year’s Stampede Rotary Dream Home really emphasized the kitchen as the heart of the home, says Michael Jacobson, director of product development, Homes by Avi. “The home was really designed around the chef ’s kitchen and we designed it as a place where people could gather, socialize and entertain,” Jacobson says. “It has a French Bistro commercial kitchen look and a black and white motif giving it a contemporary feel.” The focal point was the expansive island made of Caesarstone that also included a solid wood butcher’s block and it was highlighted by hanging pots overhead. Homes by Avi went all out on the appliances “that are all stainless steel, top of the line” including a Wolf five-burner gas range with griddle and charburner, hood fan and steam conduction wall oven and a SubZero 48-in. fridge with glass door and pull out prep tray drawers – ideal for when you’re preparing foods for entertaining. 44 NEW HOME GUIDE | JUL 18 - AUG 15, 2014

The kitchen also has a butler’s pantry with cappuccino stained cabinets. “We also wanted to further emphasize the food theme, so we added an under-counter herb garden in the kitchen, which is also stainless steel,” Jacobson says. “If you’re into cooking, you’ll want this kitchen.” A beverage centre was extended off the kitchen that included a full-height SubZero wine storage unit, a Meile coffee maker and flat screen TV and there was a small morning room “that can be used as a seating area where people can take their coffee and read the paper. “The main floor was created as very

open design and we used tile clad columns, beams and ceiling treatments to define spaces,” Jacobson says. The flooring throughout the main floor and much of upstairs featured engineered white oak five-in. plank, and the large fireplace in the great room was surrounded in brick with a box style maple mantle. Homes by Avi crafted Eastern stringer stairs with maple rails and iron pickets and installed two windows in the stairwell “to bring in lots of natural light.” At the top of the stairs, the central family/bonus room provided a perfect place for the family to kick back and enjoy watching TV or movie nights, and there is access to the upper deck from this space with herb gardens – continuing the foodie theme. The upstairs laundry was integrated in the master bedroom and the spa-like ensuite presented a large vanity with dual vessel sinks, a separate make-up station, and a “wet zone” featuring a deck-mounted tub and walk-in shower behind a glass wall. A second upper deck was also crafted off the master bedroom with an outdoor fireplace. “A neat feature in the bathrooms are the circular mirrors, which are mounted

away from the wall and back lit, adding a sophisticated touch,” Jacobson says. There were also two secondary bedrooms upstairs that share the Jack ’n’ Jill bathroom. This year’s Dream Home was taken apart in seven pieces and trucked to its permanent home in Walden – a Genstar community in southeast Calgary. //MORTGAGE ADVICE

Why mortgage rates vary from lender to lender » by ALYSSA RICHARD

ALYSSA RICHARD

is the Founder and CEO of ratehub.ca – a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

We’ve recently seen mortgage rate wars resurface in Canada, as different lenders all tried to get a bigger piece of the real estate pie. First, Investors Group offered a three-year variable of just 1.99 per cent. Then Scotiabank dropped its five-year fixed down to 2.97 per cent, which was the lowest among the big banks. Finally, on ratehub.ca, we saw five-year fixed rates vary from 2.99 per cent in Quebec to 2.84 per cent in British Columbia. It seems odd that lenders can all offer such different rates, right? I mean, if five-year fixed mortgage rates are driven by five-year government bond yields, how is it possible for mortgage rates to vary from lender-to-lender – especially from province-to-province? As it turns out, the answer is fairly simple. Individual lending institutions set their rates based on what their profit objectives are, how much competition they have and what their marketing strategy is. We’ve seen how this works on a national level, when one of the big banks launches a new low rate before the other big banks, so they can get some press and gain a little more of the market share. On a provincial level, though, we often forget how many credit unions and small lenders exist in only one province. And if a small lender in one province sets a new low rate, there’s no reason for small lenders in other provinces to follow suit because they are not direct competitors. Finally, on a city level, it can also become a classic case of supply and demand. For example, in a city such as Toronto, where there’s a greater demand for housing and thus mortgages, there’s a need for lenders to supply the lowest

46 NEW HOME GUIDE | JUL 18 - AUG 15, 2014

Individual lending institutions set their rates based on what their profit objectives are, how much competition they have and what their marketing strategy is. mortgage rates, so they can compete for a portion of the market share. However, in comparison to somewhere like Yellowknife, where there are significantly fewer people, homes and real estate transactions, buyers have fewer lenders to choose from, so lenders can charge higher interest rates. On top of the role lenders play, you also need to consider what the mortgage brokers who work with each individual lender choose to do with their commission. Some brokers choose to keep the full commission, and others decide to split it with clients in the form of a lower rate. What does all this mean for you? If you’re thinking of buying a home this year, don’t just walk into your bank and accept the rate they offer you. Work with a mortgage broker who can find the best mortgage rate and product for you.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

48 New home Guide | jul 18 - aug 15, 2014

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

Mortgage Types

All mortgages are of two basic types: Conventional The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. Insured or High-Ratio: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

Mortgage OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. Closed mortgage: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. Portable mortgage: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Association announces new president; honours award winners and volunteers » by DONNA MOORE

DONNA MOORE

Executive Officer, Calgary Region Home Builders’ Association 403.235.1911 crhba.com

Members of the Canadian Home Builders’ Association - Calgary Region, who dedicate countless hours of their time to help the association achieve its goals, were honoured for their contributions in June. As part of the CHBA - Calgary Region’s annual general meeting and dinner on June 17, the association also announced this year’s incoming president, while presenting its presidential awards and recognizing its volunteers. Awards were presented to volunteers who have served from one year to 30-plus years on the numerous committees, subcommittees and the board of directors. Volunteers are the backbone of any organization and without the help of dedicated volunteer members – 179 people from 117 companies strong – the CHBA couldn’t do the valuable work that it does every day. This was particularly evident last year during the flood disaster when every member, big or small, stopped what they were doing to lend a hand wherever it was needed. But the members are there wherever and whenever the association needs them, whether at city hall lending their expertise, organizing and planning special events, promoting the industry to the general public, or supporting the association’s many activities. The association has recognized its volunteers since it began in 1946. Volunteers provide not only their leadership skills, but also their business savvy, industry experience, knowledge and creative talents. CHBA members play an integral part in helping the association realize its goals. CHBA - Calgary Region volunteers represent all sectors of the homebuilding industry from developers and home builders to suppliers, trades and associated professionals.

50 NEW HOME GUIDE | JUL 18 - AUG 15, 2014

Among the longest-serving volunteers recognized were: Mike Borkristl, Tricor Designs, 36 years; R.J. (Bob) Nobes, ReMax House of Real Estate, 32 years; and Lyle Faas, Shane Homes, 31 years. The outgoing president of the CHBA - Calgary Region, Doug Whitney from Crystal Creek Homes, was honoured during the event and the association announced the incoming president as Wayne Copeland, director of business development, Double R Building Products. Whitney also presented the following Presidential Awards to members who had helped him over the past year: » Bill Beattie Memorial Award: Cedarglen Homes.
