The issue might be more pressing in Toronto and Vancouver, where housing affordabilty is more seriously challenged, but municipal land-use regulations are also having an impact here in Calgary. This, according to a new study from the independent think-tank the Fraser Institute. of construction approval times, timeline uncertainty, regulatory costs and fees, rezoning and the effect council and community groups have on development – on the growth of housing supply. Essentially, the longer the approval process, the more the growth of new housing is reduced, and the more expensive it becomes. Calgary and other parts of Alberta may not be in a construction boom at the moment, due to larger economic issues, but once normalcy returns, a quicker, more agile process would be welcomed.

Walton builds on its northeast success with

LAUNCH OF CORNERSTONE BUILDING ON the overwhelming

success of SkyView Ranch, Walton Development and Management is adding another chapter in the story that is changing the face of Calgary’s northeast with the launch of its newest community of Cornerstone. “We’re really excited to continue in the New North with Cornerstone, one of the largest communities in northeast Calgary at over 1,000 acres,” says Kendra Milne, vicepresident of marketing. “Cornerstone will be located immediately east of our SkyView Ranch and we’re looking forward to building on its success. “Five distinct neighbourhoods will come together in Cornerstone (Gate, Park, Point, Ridge and View), and there will be five major access points into the community,” Milne says, noting that the community is bordered by Stony Trail to the north and east, 96 Avenue to the south, 60 Street to the west and Country Hills Boulevard will be integrated into the design. 10 YPNEXTHOME.CA

“Cornerstone will also have Calgary’s first major activity centre (MAC), which combines commercial, residential, retail and transit access in one centre,” she says. “It will create over 3,000 jobs and be adjacent to the next planned stop on the northeast LRT line. It will really be a major hub for a lot of activity in the northeast.”

The community, which is expected to be built over the next 15 to 20 years and be home to more than 30,000 residents, will also offer 180 acres of preserved natural wetlands, 14 km of regional pathways and Calgary’s first regional park in the northeast quadrant. Walton plans to host a community grand opening on Oct. 15, but has already launched presales in the

first phase in Cornerstone’s first neighbourhood – Gate – which will be at the heart of the community. Cornerstone’s Gate has 500-plus lots available in the first phase and offers new-home buyers a great selection of single-family housing styles – front drive garage, duplex, street oriented townhomes, zero lot line homes with front or rear garage, and a unique, new home style in its courtyard-style homes. “We’re thrilled about being able showcase these courtyard homes, which will be crafted by Jayman (BUILT),” Milne says. “It will be a very different style… a rear drive home with interior courtyard space, so buyers will have a lot of choice in the first phase. Eventually, Cornerstone’s Gate will offer a selection multi-family housing types and will be home to the MAC.”

Along with Jayman, builders in this first phase include Morrison Homes, Pacesetter Homes, Shane Homes and Truman Homes. The builders will also have showhomes available in the various product lines and the grand opening of all 28 showhomes will coincide with the community’s grand opening on Oct. 15. The architectural styling for Cornerstone is a modern take on the Prairie style with Cornerstone’s Gate also taking elements from the popular Modern style, which combined with a nice selection of colours will present an exciting streetscape. As the community progresses into the other four neighbourhoods, Milne says, each will feature the Prairie style, but also include modern elements from other styles such as Tudor and Craftsman. “The scope of the northeast has been changing in recent years making it a really desirable place to live,” she says. “People are choosing the northeast because it has so much to offer.” Cornerstone residents will be able to enjoy nearby schools, the LRT and shops, services, restaurants and more at CrossIron Mills mall, and have easy access to major routes such as Stony and Metis Trails. As well, the ever-growing industrial, commercial and retail opportunities around the airport for both employment and shopping are minutes away, with Peter Lougheed hospital and more amenities at Sunridge, Deerfoot City and in Country Hills within easy reach. It allows your system to run off extremely low power, and LED bulbs don’t need to be replaced for about 10 years. Your options for lighting include accent, pathway and spread, deck and patio, water and many specialty fixtures. It is exciting to explore the options for outdoor lighting. Non-Apartment New Housing Supply Could Balance Amongst Lower Constructing Inventories & Lot Supply Forward: Intelligence House conducts quarterly performance surveys of all new real estate developments across Edmonton and Calgary to track emerging trends in new sales and development inventory levels across various product types. For the reader’s interest, the table presented shows some key inventory level comparisons that we track quarterly for the city of Edmonton.

Recent headlines devoted to trends in Alberta’s new residential market have all but assured that this year will represent a down year for the industry. As such, Intelligence House expected to find a lower level of new inventory under construction across the city of Edmonton in Q2 2016 when compared to Q1, and this was in fact the case (this topic will be discussed for the city of Calgary in our next article). That said, we were impressed by the city’s sustained levels of unabsorbed and ready-for-occupancy inventory of new non-apartment products amidst sustaining shares of units that are absorbed at completion by comparison.

Although this quarterly comparison does not assure a definitive trend, it is noteworthy nonetheless since continued sustainment generally indicates that builders have found a comfortable and/or committed level of speculation building (starting a home without it being pre-sold). Should this prove true, it would mark a key determinant to a “bottom” forming for annual rate reductions in the city’s unit starts moving forward. Moreover, should this trend prevail against recent trends that have shown a reduction in the city’s overall supply of housing development lots, one can expect any price reductions plaguing this market to be nearing the bottom of their current cycle as well, as starts continue to be more well matched to demand. For our Calgary readers who might be wondering if their city is experiencing a similar market situation, we will have more on this topic in our next article.

1. Busting your budget Shopping for a new home can make you a little giddy to say the least. One viewing after another, in showhomes that are typically decked out to the max with optional features, definitely gets the blood pumping. For just a bit more cash you could have those granite counters that you’ve always wanted, and a bit more than that, an upgraded appliance package in the kitchen. Because a new home may be priced in the $400,000 to $500,000 range, that extra $10,000 to $20,000 you could spend on optional upgrades may not seem like such a big deal. But that’s not a game that you want to play. Ask yourself, what would happen if your income went down or had an unexpected change in employment? Could you afford to continue your mortgage payments and all other expenses? That extra cash you dropped on upgrades which also increased your mortgage amount could very well be a tipping point if something like losing your job did happen. 2. Forgetting about additional costs Buying a home isn’t just a matter of replacing your rental payment with one for a mortgage. There are a ton of additional costs for maintenance, utilities and property taxes on top of furnishing the home itself. Many people tend to forget about things like property taxes and insurance when deciding on how much of a monthly mortgage payment they 24 YPNEXTHOME.CA

Not looking at enough properties This is one of the worst things you can do as a new-home buyer. This is a big deal and you’re the boss; make a choice based on your own timeline and when you’re ready and make sure that you have seen enough listings to be 100 per cent sure that the one you have chosen is the one. 4. Skipping the home inspection Just because a new home looks like it’s in tip-top shape doesn’t mean that’s necessarily true. It could have structural defects or mechanical issues that would otherwise be caught by a professional home inspection. Home inspectors are trained to spot the things that you don’t know to look for, like if those

Replacing one of these things once you find out that they are not included could cost hundreds of dollars – which is no small deal. Pinterest a helpful site for house hunting and decor Q: Can you tell me what Pinterest is and how is it beneficial to a homebuyer? A: “Pinterest is a social media website, that allows users the ability to visually create a personalized catalogue of ideas to different interest boards,” says Brenda Kasianiuk, social media, marketing and sales associate for Shane Homes. “Pinterest users can create boards for everything from home decor to meal recipes. Users can pin photos and links they like on the applicable interest boards they have created.” Home decor and do-it-yourself are among the most popular categories on Pinterest, so it’s a great resource to research ideas when building or decorating your home as there is a large selection of photos to browse. “Pinners can create boards for individual rooms, such as kitchen,

CHBA – UDI Calgary Region Association – benefits to amalgamation By Donna Moore

THE RECENT SELECTION of a

new chair and board of directors for the CHBA – UDI Calgary Region Association culminates an amalgamation that has been in the works for more than two years. We (the Canadian Home Builders’ Association (CHBA) - Calgary Region and the Urban Development Institute (UDI) – Calgary) began the process in 2013, when we heard from our respective members that our industry was changing, and business, and business issues, between builders and developers were overlapping, so our members asked the question – “Should we be one organization?” UDI – Calgary has been around almost as long as CHBA - Calgary, with UDI’s role focused more on developer specific issues and CHBA’s more on builder and renovator concerns. With the industry changing, we began to see those lines blur and it made sense to have one organization to provide a stronger voice for members, to be more efficient and to increase our visibility in the community. Member companies from CHBA - Calgary Region and UDI – Calgary voted over seven days, and delivered a resounding “Yes,” thus becoming the CHBA – UDI Calgary Region Association. The amalgamation is good news for the industry in Calgary and the region, which represents home builders, developers, renovators, suppliers, manufacturers and other businesses related to residential construction, as well as for homebuyers. 40 YPNEXTHOME.CA

First and foremost, the amalgamation benefits our members because they have an opportunity to belong to a larger, stronger organization. We’re also looking forward to the opportunity to increase our mandate and spend more time dealing with issues that are happening in the surrounding region not just the city of Calgary. The two industries that are responsible for the growth and development of the city and its surrounding region have worked in partnership for years, and the synergy has already yielded some benefits. One example is our successful partnership in the Smarter Growth Initiative, which has engaged Calgarians in dialogue on the challenges of building a great city. For homebuyers, we will continue to provide the same services and information. However, with a stronger voice, we can advocate more effectively on your behalf to ensure homes continue to be made affordable. We will continue to be part of CHBA at the national and provincial levels. As we bring our organizations together, we will have new opportunities. As part of this amalgamation, the

in Canada now costing more than $500,000, many young people need all the help they can get when it comes to coming up with the down payment for their first home. If you’ve just started saving and are looking for ways to give your down payment fund a boost, the five tips below will help you save more money faster to afford the home of your dreams and leave you with a smaller mortgage. 1. Make a tax-free withdrawal from your RRSP If you’re a first-time homebuyer, you can make a tax-free withdrawal of up to $25,000 tax free from your RRSP under the Home Buyers’ Plan (HBP). This means a couple purchasing their first house together can each withdraw up to $25,000 from their RRSPs, for a total of $50,000 towards a down-payment on their first home. The money must be paid back over a period of 15 years beginning in the second year after you made a withdrawal. 2. Use your tax refund If things such as unused tuition credits, moving expenses or RRSP contributions will net you an income tax refund when you file your taxes, resist the temptation to spend it! Instead, save it as part of your down payment fund. You don’t have to give up everything to become a homeownership but you should prioritize the goal over non-necessities you won’t really miss.

Your parents raised you, took care of you when you were sick, and prepared you for life. While you may feel bad about asking for a handout, many young Canadians expect financial support when buying a home. In fact, a 2015 BMO survey finds that 42 per cent of first-time buyers actually expect their parents or relatives to help pay for their first home. And 40 per cent of first-time buyers say they wouldn’t be able to afford a home without financial help from family. For many young people, the down payment for their first home will be the largest sum of money they’ve had to save up so far, so it’s no surprise they find the task daunting. However, with commitment and a plan, you’ll be able to save up the down payment you need in order to afford the home you want. 4. Find a side hustle to fund your goals One of the easiest ways to really ramp up your savings for a down payment is to dedicate an income stream to achieving the goal. You might be reluctant to put a few more hours in at a second job if you’re already working full-time, but if working evenings and weekends will make your home ownership dreams come true, it’s a worthy sacrifice.

Twenty-three of the 25 improving schools in Alberta are public THE FRASER INSTITUTE’S latest Report

Card on Alberta’s High Schools indicates that most of the fastest improving schools are public schools. The study rates 307 public, private, separate and charter schools based on five academic indicators generated from grade 12 province-wide testing, grade-to-grade transition and graduation rates. “Alberta parents want the best for their families and having the ability to compare school performance helps them make a more informed decision about the school their children attend,” says Peter Cowley, Fraser Institute director of school performance studies. Taking into account the last five years, Alberta’s two charter high schools achieved the highest average rating of 8.3 (out of 10), followed by private schools (8.1), separate schools (6.3) and public schools (6.0). The data suggests that every school is capable of improvement regardless of the type of school, its location and the proportion of students with special needs or students in English as a Second Language programs. For example, the school enjoying the fastest statistically significant improvement over the past five years is École Mallaig School, a public school in north-eastern Alberta. Despite having 25 per cent of its students identified as special needs learners, Mallaig’s overall rating has steadily improved to 7.7 (out of 10) in 2015

Canadian home sales set record in April NATIONAL HOME SALES in April 2016 rose to their highest level ever, according to the Canadian Real Estate Association (CREA).

Highlights from CREA’s latest stats include: » National home sales rose by 3.1 per cent from March to April. » Actual (not seasonally adjusted) activity was up 10.3 per cent compared to April 2015. » The number of newly listed homes was little changed (-0.2 per cent) from March to April. » The MLS Home Price Index (HPI) rose 10.3 per cent year-over-year in April. » The national average sale price climbed 13.1 per cent in April from one year ago; net of the Greater Toronto Area and Greater Vancouver, it was up by 8.7 per cent year-over-year. Sales were up in April compared to the previous month in about 70 per cent of all local markets, led by the National Capital Region and Edmonton. Following small declines the previous month, activity held steady in the Greater Toronto Area (GTA) and edged lower in Greater Vancouver. “National home sales set new monthly records over the past two months, even as activity in Greater Vancouver and the GTA appears to have topped out,” says CREA President Cliff Iverson. “Supply shortages and tight housing market conditions have become self-

reinforcing in the GTA,” says Gregory Klump, CREA’s chief economist. “The Greater Vancouver Area appears to be heading in that direction, too. While significant home price gains may entice some homeowners in these markets to list their home for sale, the issue for many is that the decision to move means they would also be looking to buy while competition for scarce listings is fierce. As a result, many homeowners are deciding to stay put and continue accumulating capital gains.” Sales activity rose 10.3 per cent from a year ago to shatter all previous records for the month of April. It also marked the second highest level for transactions for any single month and stood 16.5 per cent above the 10-year average for the month of April.

Activity was up from year-ago levels in about 70 per cent of all local markets, led by a number of markets in British Columbia as well as the GTA. The Aggregate Composite MLS HPI rose by 10.3 per cent on a year-over year basis in April 2016, the biggest gain since May 2010. For the third consecutive month, year-over-year price growth accelerated for all Benchmark property types tracked by the index. Two-storey single family homes posted the biggest year-over-year gain (12.3 per cent), followed by townhomes (9.8 per cent), onestorey single-family homes (9.4 per cent) and condos (7.9 per cent). National average price for homes in April 2016 was $508,097, up 13.1 per cent on a year-over-year basis.
