uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you

can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

Options, options, options There’s more than one way to buy your first home, and it’s important to take your time to plan your purchase well

uying your first home is an exciting experience. Years of saving, months of planning, weeks of searching and days of executing a purchase usually lead to countless hours of anticipation for newcomers to the process. For many, however, it can also mean trepidation. Relax, though, you’re not alone. Indeed, more and more first-time buyers realize the importance of preparing for their initial home purchase. According to the BMO 2014 First-Time Home Buyers Report, they’re taking not only additional time but also more thorough steps to better prepare:

» 30 per cent of first-timers expect parents or family to assist in their purchase » 61 per cent are making cutbacks to their lifestyle to facilitate better saving » 60 per cent say their homebuying timeline has been delayed While homeownership affordability is holding its own and interest rates remain low, increasing governmentimposed fees and other factors are contributing to rising prices in the new home category. With mortgage rates expected to slowly increase later this year, additional preparation to make smart, wise homebuying choices is essential for first-timers.

Leighton showhome wowing buyers

in Hillcrest » by HEATHER RYAN

ew-home buyers who desire extra space for their growing family and their toys are loving the new model by Excel Homes, in Hillcrest in Airdrie. The Leighton, a 2,394-sq.-ft., two-storey showhome, is wowing buyers with an impressive three-bay tandem garage, a fourth-bedroom with its own ensuite and fabulous features throughout. “This is a new model for Excel and it’s very popular with buyers; they like that it’s designed for a large family,” says area manager Cody Nixon. “The tandem garage adds a huge wow factor; it’s great for two cars and the bay can be used for a man cave, workshop and to park your toys. With its 12 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

separate entrance, it can be used for a home office or home-based business. “The home is being very well received because it has just about anything anyone would need, and everyone likes the functionality and having the fourth bedroom as standard,” Nixon says. “It also has a modern feel to it.” The Leighton opens to a spacious entry with cool tile underfoot, room for a hall table and bench if you desire, and a charming niche that adds a decorative touch. Away from the entry, the tile transitions to richly-toned hardwood floor that spans much of the main floor, and just off the entry is a convenient half-bath. Down from the entry is a huge central kitchen featuring an expansive island with breakfast bar seating as its focal point. The kitchen also serves up creamy quartz countertops, and an eye-catching 3D mosaic glass tile

backsplash providing a cool contrast to the tall dark cabinets and stainless steel appliances. There is a built-in microwave and a drop down hood fan over the range. Excel has also made great use of space by adding a built-in IT centre and a walk-in pantry just off the kitchen. Adjacent to the kitchen is a large dining nook with a built-in bar, complete with wine fridge and cabinets. The inviting great room is warmed by a wall-centred fireplace surrounded by floor-to-ceiling tile. A plush carpet in the great room adds to the warmth and helps define the space. Upstairs, a huge central bonus room is perfect for relaxing with the family, and beside it is a large laundry room with practical built-in space. Down the hall are two good sized secondary bedrooms and a main bathroom with a convenient pocket door – “it’s a simple element, but adds

so much functionality because it allows two people to share the space,” Nixon says. At the front of the home is the fourth bedroom, with its own ensuite making is perfect for extended family members, mature kids or guests who need their own private space. The master retreat offers plenty of room to relax, a large walk-in closet and luxurious ensuite with dual sinks. There is built-in shelving, over-sized walk-in shower and soaker tub. Meanwhile, the entry from the garage has a mud room with a built-in bench and lockers. “Excel has really created some innovative ideas in the Leighton, such as the built-in shelves in the ensuite, laundry and bonus room, the IT centre and serving bar, and the second ensuite,” Nixon says. He adds that as a Built Green builder, Excel Homes provides a “HRV (heat recovery ventilator), high-efficiency furnace, low-E windows and more to improve the efficiency, longevity and health of the home.” For more information on the Leighton, and Excel’s other showhome in Hillcrest, Ambleside, visit the showhomes at 101 and 105 Hillcrest Dr. S.W., Airdrie, open Monday to Thursday, 2 to 8 p.m., weekends and holidays, noon to 5 p.m., call 403.948.9359 or visit excelhomes.ca SEP 12 - OCT 10, 2014 | NEW HOME GUIDE 13

SHANE’S TOFINO II

popular in Hillcrest » by HEATHER RYAN

P

resenting a bright and open plan with great standard features and the ability to customize has made Shane Homes’ Tofino II showhome popular with buyers in Hillcrest in Airdrie. “The Tofino is our top seller – it’s a home that fits on every single lot we have in Hillcrest, which people love, and the decorators did such a good job we have buyers who want to duplicate everything,” says Jeff Brodowski, co-area manager with Karen Kotchar. “We’re getting a great response from buyers who love the main-floor pocket office, the massive pantry, the built-in hutch and the walk-in closet in the mud room, because they all add the extra space that they want,” Brodowski says. “The also love that our plans can be fully customized so they can get the home they desire.” The 2,370-sq.-ft. Tofino II presents a wide open entry with loads of space for a 16 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

hall table and bench. The rustic looking hardwood floor and soft grey colours set a comfortable tone for the home, while the towering ceiling open to the second floor above gives you a sense of grandeur. Off the entry is a convenient half-bath, and down the hall sliding French doors open to an IT centre with a huge built-in dual work station. The living room ups the wow factor with a fabulous wall-centred fireplace, topped with a TV niche that is

A lot of people comment about the two secondary bedrooms because they are so big and have the walk-in closets

surrounded floor-to-ceiling in a stunning 3D wave tile that looks like flames flickering up the wall. “People love the Cosmo fireplace – the style is very contemporary with clean lines – and the tile is very artistic,” says Kotchar. “Everyone sees something different in the pattern... flames, waves, leaves… it’s very cool.” Across from the great room, the kitchen is highlighted by a large island with breakfast bar seating, granite countertops, drop down stainless steel hood fan over a cook top, tall cabinets to the ceiling, built-in wall oven and microwave and a mosaic tile backsplash. The bumped-out dining nook offers plenty of room and features an elegant built-in hutch in the niche. Back in the kitchen, a door opens to an expansive walk-through pantry that

provides substantial storage space, and it leads to a mud room off the garage with a built-in bench and walk-in closet. Upstairs, going around either side of a partial wall, you’ll discover a spacious central bonus room with an eye-catching built-in entertainment unit. The owners’ suite is a great retreat, with a hardwood floor, lavish ensuite with corner soaker tub, vanity with dual sinks separated by a make-up counter, large walk-in closet and oversized shower highlighted by floor-to-ceiling tile with decorative vertical mosaic tile inlay. A good-sized laundry room, two generous bedrooms with walk-in closets, a full bathroom and a handy built-in computer station adjacent to the secondary bedrooms complete the second floor. “A lot of people comment about the two secondary bedrooms because they are so big and have the walk-in closets,” Brodowski says. Kotchar adds, “people like the second floor bonus room and loft with vaulted ceiling and the fact that it separates the owners’ suite from the kids’ bedrooms.” Shane Homes will celebrate the grand opening of the Tofino II and the 1,923-sq.-ft. Fiesta II showhomes on Sept. 13. The showhomes, at 109 and 113 Hillcrest Dr. S.W. in Airdrie, are open Monday to Thursday, 2 to 8 p.m., weekends and holidays, noon to 5 p.m. Call Jeff or Karen at 403.536.2316 for more information or visit shanehomes.com SEP 12 - OCT 10, 2014 | NEW HOME GUIDE 17

//FUNDAMENTALLY SPEAKING

How honest are you on your applications? » by WAYNE KARL

A recent survey by Equifax Canada revealed some rather startling facts – chief among them that many Canadians have no problem falsifying financial information when applying for a mortgage. By “many,” we mean 10 per cent of respondents. That may not sound like a lot, but considering the implications of these actions, it’s a surprisingly high number. Indeed, one in 10 Canadians mistakenly believes it’s okay to inflate their annual income when applying for a mortgage, according to Equifax. Nine per cent admitted they hadn’t been entirely truthful on a credit or loan application. “Make no mistake, lying on your loan application is a type of mortgage fraud,” warns Tim Ashby, vice-president, personal solutions, Equifax Canada. This is what’s known as first-party mortgage fraud, a growing problem in which applicants misrepresent their financial circumstances by fudging earnings, pay stubs or worse, lying about their employment situation altogether. Lenders, regulators or police to date haven’t taken this sort of “soft fraud” seriously. Lenders care that the mortgage is serviced and in good standing, and as long as that’s the case, no red flags will be raised. But if there was a meltdown in the housing market, where, hypothetically, values dropped materially, or mortgage rates increased significantly, and either situation resulted in a spike in homeowners who could no longer afford their homes… These are the potential scenarios, experts warn, that could lead Canada Mortgage and Housing Corp. to further tighten mortgage qualification rules. Another situation that could have an impact on the mortgage landscape is the investor component. CMHC

18 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

recently released its 2013 Condominium Owners Survey, which revealed 17.1 per cent of the condominium owning households in Toronto and Vancouver are investors. While welcome insight into this otherwise not well known sector of the market, the survey raises two key issues: many observers believe the investor component is actually much higher – something in the neighbourhood of 30 to 40 per cent; and the percentage of foreign investors versus Canadians. Why does this matter? Purely in a market sense, the fear is that condo investors could be susceptible to a massive sell-off should the market experience a downturn. Secondly, the concern is that some of these investors, at least those taking out mortgages from Canadian lenders, are buying these units without disclosing that they actually plan to rent them out. This, technically, is another type of mortgage fraud. The bottom line in all of this? Equifax and other experts stress that consumers should always be honest with their personal data on applications, and most importantly, borrow only what you can repay.

QUALICO’S RAVENSWOOD

offers a prime location in Airdrie » by HEATHER RYAN

H

omebuyers who desire a more relaxing pace yet want to be within easy reach of a wide range of amenities, are choosing Ravenswood in southeast Airdrie. Created by Qualico Communities, south of Yankee Valley Boulevard and east of Kings Heights, Ravenswood offers a family-friendly atmosphere with charming yet stylish architecture and a layout that presents a walkable village lifestyle with inviting parks and quiet streets. “The homes in Ravenswood offer amazing value with great access to local amenities,” says Qualico’s communications manager Maribeth Janikowski. “If you’re searching for your dream home, it’s definitely worth taking a look.” Ravenswood’s prime location means a shorter commute for residents when

travelling to Calgary than many other Airdrie homeowners. They’re also just a short drive away from CrossIron Mills and within walking distance to the new Kings View Market commercial development, featuring a plethora of shops, restaurants and services. “ As close as Ravenswood is to the many amenities that Airdrie has to offer, it is still remarkably quiet – there’s very little traffic. Residents can come home and relax after a hectic day,” Janikowski says. Ravenswood offers 20.43 acres dedicated to parks, pathways and greenspace, as well as four playgrounds including the newly completed feature park that is comprised of a large art installation, walking paths and a large playground, so residents can get out and enjoy a picnic in the park or a leisurely stroll or bike ride in the community.

Active residents will also appreciate the proximity to Genesis Place, which offers a range of recreational activities and is currently undergoing an expansion to include new hockey arenas. Families will also love that Ecole francophone d’Airdrie is now open in the community, which accommodates 400 students from kindergarten to Grade 12. Ravenswood has a variety of housing styles to choose from. The most current phases offer buyers move-up front attached garage homes that start in the $480,000s and semi-estate homes starting from the $500,000s. As well, Qualico will be introducing Phases 7 and 8 this fall, “which will offer something for everyone and will consist of townhomes, duplexes, laned homes and

a few front attached garage homes,” Janikowski says. Homebuyers can choose from one of four respected builders: Broadview Homes, McKee Homes, NuVista Homes and Pacesetter Homes. The builders are crafting homes that present a mix of traditional English architectural styles including Craftsman, Colonial, Prairie, Tudor, Alpine and English Cottage that are thoughtfully designed throughout the community. “All you need to do is drive through Ravenswood to see for yourself what attention to detail means for enhancing

the esthetic of the community,” Janikowski says. The builders have four showhomes on parade in Ravenswood, which are open to the public Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m. Qualico is also running a unique sales opportunity in Ravenswood this fall. “It will give potential homebuyers the opportunity to win $10,000 towards ‘toys’ for their new home, such as a home theatre package or kitted out garage,” Janikowski explains. //QUICK TIPS

A dose of reality » by HELLEN BUTTIGIEG You want everything to fit away neatly, display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process, learn what works for you.

HELLEN BUTTIGIEG

is a certified professional organizer, life coach, TV host, owner of We Organize U and author of the best-seller, Organizing Outside The Box. For tips on getting organized, visit weorganizeu.com and sign up for the free newsletter.

Keep it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So, if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward. Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit. Out with the old, in with the new. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life.

28 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

Organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task. Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

Buyer’s remorse:

How to avoid “What if” and “I wish I never” » by LYDIA MCNUTT There are many questions that will run through your head in the weeks leading up to closing on your new home. Did I choose the right location? Did I pay too much? Should I have waited out this hot market?

LYDIA MCNUTT

is an award-winning writer and editor of New Condo Guide. Lydia’s love of architecture, interior design and the written word have landed her happily at home at Wall2Wall Media, where real estate rules. Email Lydia.McNutt@ wall2wallmedia.com, and follow her on Twitter @LydiasTweets

We’ve all heard of buyer’s remorse. Maybe it’s that canary yellow convertible that caught your eye at the dealership when you were there only to get an oil change. Maybe it’s that Florida timeshare that tempted you in the dead of winter. Maybe it’s, dare I say, the home you just purchased. When it comes to buying a home, feeling a little anxious and questioning whether you’ve made the right decision is normal. Having just bought a new house – our second – my husband and I have been swept up in a whirlwind of excitement, anxiety and stress bordering on distress. First of all, our new home is more expensive. Second, it’s further away. Third, it’s a new community. (Well, not new new, but new to us.) While we were well aware of these factors when we bought the house –

and we still consider it worth the trade-off – we can’t help but feel pangs of fear as we prepare for the big move. My husband is the worrier between the two of us, but admittedly, I am very reactive. When the world around me panics, I’m not far behind. So, I too have suffered some sleepless nights. How can you curb those “I wish I never...” and “What if...” thoughts? Here are three ways to stop buyer’s remorse dead in its tracks: STOP LOOKING You’ve had your eyes glued to the real estate listings for months. Now that you’ve purchased a home, it’s tough to go cold turkey. Trust me – if you keep looking, you’ll find something in a more convenient location, or at a cheaper price, or better in some way. Why are you torturing yourself? If you were happy with your decision to buy when you made it, then stop shopping for the bigger, better deal. STOP LISTENING You’ve made your buying decision based on your needs and wants. You were confident with your purchase... until Uncle Joe tsk-tsked and dug up that newspaper article he’s been saving for you about a drop in house prices in the coming months. But does anyone really know for certain what will happen in the future? By sitting on the fence and waiting for “perfect market conditions,” you could miss out on some really great opportunities. Don’t be overcome by analysis paralysis. If the timing is right for you, go for it. STOP WORRYING You’ve done your homework, haven’t you? You’ve scoped out a variety of locations with a close look at the amenities, home types and their prices. You’ve set a budget. You’ve been pre-approved at a great mortgage interest rate and terms. You’ve saved a down payment and closing costs are covered. You’ve got your team of professionals: realtor, home inspector, lawyer. What more could you have done? Buying a new home – especially for the first time – is certainly stressful, but ask yourself if your fears are founded on facts, or just a common case of cold feet? If you’ve done your research, then it’s most likely the latter and you’ll get over it.

Nothing will ruin your homebuying happiness like having it engulfed in a wave of irrational fear. In your home purchase, as in life, regret nothing and enjoy every moment. 34 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

//IN THE NEWS

Homebuyers worry about protecting personal data Homebuyers are increasingly worried about protecting their personal data, according to a recent survey by Equifax Canada. A majority of Canadians (79 per cent) are more concerned today about safeguarding their personal information than a year ago. “Consumers and lenders are certainly becoming more wary of the potential threats related to fraud and identity theft,” says Tim Ashby, vice-president, personal solutions, Equifax Canada. “In the home-buying process, a lot of personal data is on the table when dealing with mortgage brokers, real estate agents, and lawyers among others.” Most consumers (81 per cent) believe that lenders should be doing more to protect them from fraud and identity theft. The survey, however, also examined how truthful Canadians are when looking to secure a home loan. One in 10 Canadians agreed it is okay to inflate their annual income when applying for a mortgage and nine per cent agreed that they had not been entirely truthful on a credit or loan application. Make no mistake, lying on your loan application is a type of mortgage fraud,” says Ashby. “Whether you’re a lender or a consumer, data protection and the integrity of the data should be priorities at all times. For the consumer, it’s not just a matter of protecting your information, it’s critical to know what’s on your credit file – especially when looking to buy a new home.” Canadians embarking on the mortgage brokering process are not any more informed about their credit score than the general population. Only 23 per cent of Canadians know their current credit score versus 26 per cent who knew it at the time they applied for a mortgage. “Tens of thousands of extra dollars are being spent to service a mortgage simply because people don’t know their credit score,” says Ashby. “Maintaining a healthy credit report by paying bills on time will go a long way in securing a loan at a lower interest rate.” An Equifax credit score ranges from 300 to 900. Higher scores are viewed more favourably. Most Canadians (71 per cent) have a credit score of 725 or higher, which is considered to be Very Good or Excellent. provide work and storage space. Tandem Bay opens to a spacious foyer, and you’ll feel right at home with the warm neutral tones and rustic coloured hardwood floor that spans the main. Just off the entry is a convenient half-bath, and beyond it double French doors open to a flex room that is elegantly appointed as a home office, but it could easily be used as a formal dining room, especially since it’s close to the kitchen. The eye-catching kitchen features a large island with plenty of breakfast bar seating, upgraded quartz countertops, stainless steel appliances, cabinets that rise to the ceiling, corner pantry and a stainless steel hood fan over the range. A large dining nook is adjacent to the kitchen, while the spacious great room features a wall-centred fireplace with a wood surround. Nine-ft. ceilings and hardwood floors on the main floor are standard, and buyers will appreciate having nine-ft. ceilings on the second floor as well.

Upstairs, there are two generous sized secondary bedrooms, a full bathroom, a large bonus room, laundry room and a spacious master bedroom with ensuite that includes a soaker tub, walk-in shower and huge walk-in closet. “People love the Tandem Bay design so much that we’ve had to create three different elevations,” Sartori says, noting the other two showhomes – the 2,434-sq.-ft. //MAKE YOUR MOVE

TO PACK OR

not to pack . . . » by CHUCK RESNICK

Moving is a very personal thing and people who hire moving companies ask for varying levels of service. Take packing, for example. Some people want to pack their own items, while others prefer a turnkey solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you.

CHUCK RESNICK is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

THE PROFESSIONAL PACKER Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to their new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced.

Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced. 42 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

THE DIY PACKER Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cu. ft. box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware or CDs. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cu. ft. for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service.

TD Friends of the Environment Foundation invites Canadians to help plant 50,000 trees as part of TD Tree Days There’s no question Canadians value trees. According to recent research from TD Friends of the Environment Foundation, 96 per cent of Canadians feel that it is important to plant trees today in order to sustain a healthy environment and improve the quality of life of future generations, and the majority want more trees planted in their communities. And, while only two in 10 Canadians currently donate their time once a year to plant trees or participate in greening projects, two-thirds say they would be likely to volunteer a few hours if they felt it would benefit their community for years to come. That’s where TD Tree Days comes in. Now in its fifth year, TD Tree Days is a grassroots community tree-planting program, where a small investment of time pays off in life-long environmental returns. As the TD flagship volunteer program, TD Tree Days provides TD employees and their families, customers and community partners the opportunity to demonstrate leadership in environmental stewardship in their local communities. This year, throughout September and October, volunteers will plant 50,000 trees at more than 140 events from coast to coast. 44 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

“There’s no question that Canadians want to see more trees in their neighbourhoods, and the good news is that it’s easy to make that happen,” says Mary Desjardins, executive director, TD Friends of the Environment Foundation. “TD Tree Days is a fun, social way to green a neighbourhood. All it takes is a couple of hours on one day to plant some trees with friends and neighbours, and the community and environmental benefits are instantaneous and long-lasting.” An overwhelming majority of Canadians (95 per cent) agree that planting trees is a great way for people to get involved in enhancing the environment in their communities, and 65 per cent also believe that local volunteers should play a role in helping to maintain local green spaces. “It’s important to me that I contribute to making my community more livable, and planting trees as part of TD Tree Days is such an easy way to make a difference,” says Joseph Kurian, veteran TD Tree Days volunteer. “Not only am I helping to make the future a little Greener, but it’s a lot of fun and I’ve had the opportunity to meet some great people.” Each TD Tree Days planting event is led by a local TD employee volunteer site leader and is supported by a team of volunteer planting coordinators. More than 50 organizations, including conservation authorities, municipalities and Aboriginal communities support TD Tree Days with technical expertise to ensure that the right trees are properly planted in the right place. In the last four years, thousands of TD Tree Days volunteers – from Brownies to bankers – have planted over 135,000 trees through TD Tree Days. To sign up for TD Tree Days or for more information, visit online at tdtreedays.com

Morrison Homes Chairman Al Morrison is first to be doused by ice cold water in support of ALS research

MORRISON HOMES

raises over $8,000 in ALS Ice Bucket Challenge On Friday, Aug. 22, Morrison Homes joined in the cause to fight ALS by participating in the Ice Bucket Challenge. With an already icy temperature of 13C, 24 Morrison staff members, including

Chairman Al Morrison, huddled under the company’s helicopter pad to get doused with 20 buckets full of ice cold water. The

company was organizing its ALS Ice Bucket Challenge when it

received a challenge from nearby competitor Albi Homes, so it was go time. ALS, also known as Lou Gehrig’s Disease, affected the

spouse of a former employee as well as an extended family relative

of a current staff member, says Marketing Director, Sam Hudson.

The challenge, which was captured on video and posted to youtube. com, was supported by a $8,000 donation from Morrison Homes, plus $100 for each participating staff member.

SAM HUDSON, MARKETING DIRECTOR:

ALS is a tragic, debilitating disease that has been receiving a lot of attention recently. The team at Morrison was proud to participate in our own way to help raise awareness of a disease that has hit close to home for many, including our own.”

NEW HOME LANDSCAPING » by BRAD JACKMAN

I

t is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning well are crucial. Landscaping your new home will require breaking your project into categories and allocating your budget accordingly. The first category should be your home’s hardscape. This includes major focal points of your yard, such as decks, retaining walls, patios, walkways and task specific areas such as fire pits and barbecue stations. Your hardscape will determine your yard’s function, boundaries and overall flow. This is done first in the project and will have a large influence on what is left in your budget to finish the yard. This is by far the most expensive part of your project, but it defines your home’s exterior. Your next category to consider is your landscape amenities. This will include irrigation, lighting and other nonessential options that make living in your home more comfortable and luxurious. Landscape amenities are typically installed

mid-project and can add great value and function. This category can get costly, and because it is somewhat nonessential, many people pass on investing into these options. Many homeowners describe these aspects of their yard as some of the most important additions they made. Landscape 360 has had good feedback regarding lighting and irrigation, and we feel it is important to consider if this fits into your new home landscaping budget. Your last category to consider is your softscape. This includes trees, shrubs, perennials, garden beds and turf. These horticultural elements bring everything together, create life, color, personality and create the overall vibe of your home. These options are essential and are done in the final stages of your project. There is a lot of variance in cost among your softscaping options. The cost of trees and shrubs vary depending on size and number. Garden beds can include decorative rock, mulch or be finished with fresh garden mix or Landscape 360. Professional Landscape Construction.

54 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

loam; therefore the budget can usually be accommodated. Turf is typically the most budget friendly part of your project and is usually a basic need for every new home. Addressing these categories separately will help you and your landscaper work within the budget. A strong plan and open communication will provide the foundation for a successful landscape project. A consultation with a reputable landscaper is the best place to start when planning your outdoor project. Here, you can essentially interview your landscape contractor and become familiar with their ideas, company procedures and overall vibe. Hiring the right professional landscaper is the most important step of your project. Do your research. Ask to see their portfolio, view their website, talk with previous clients and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very differently. Hire a company which uses quality equipment, utilizes the best products available and installs everything professionally. It is important to hire a company with extensive experience in the industry, and is a full service landscape company. Once you have selected a landscape professional, a conceptual landscape design can be established. This will allow the homeowner to help visualize their yard before construction begins. Professionally landscaping your property provides a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds a little personal flare to your home’s exterior. The key 403.452.0360 | landscape360.ca |

“ Professionally landscaping your property provides a sanctuary for your family, friends and pets.” to enjoyment and the longevity of your yard is quality craftsmanship. A locally owned and operated Calgary based company, Landscape 360 specializes in residential, estate and acreage landscape construction. Our philosophy is based upon professionalism, quality, trust and respect. Brad Jackman and Brian Smith lead a team of friendly, knowledgeable and hardworking staff.

//CALGARYISM

th

Calgary 5 most livable city in the world – 5 years running » by CODY BATTERSHILL

CODY BATTERSHILL is the founder of Calgaryism and a top producing realtor at ReMax House of Real Estate. Born and raised in Calgary, Cody has a passion for helping his clients accomplish their real estate goals and loves to show off the best Calgary has to offer! He can be reached at 403.370.4180, @Calgaryism on Twitter and calgaryism.ca

The Economist Intelligence Unit (EIU) has once again found Calgary to be the fifth most livable city in the world! For five consecutive years, our city has managed to hold the fifth spot on the EIU’s Livability Survey, one of the most prestigious rankings of its kind. Australia and Canada dominated this year’s edition with seven out of the top 10 cities being located in either of the two countries. New Zealand, Austria and Finland also had one city each on the top 10 list.

Here are the top 10 most livable world cities in 2014: 1. Melbourne, Australia 2. Vienna, Austria 3. Vancouver, Canada 4. Toronto, Canada 5. Calgary, Canada 6. Adelaide, Australia 7. Sydney, Australia 8. Helsinki, Finland 9. Perth, Australia 10. Auckland, New Zealand

For five consecutive years our city has managed to hold the fifth spot on the EIU’s Livability Survey, one of the most prestigious rankings of its kind. RANKING FACTORS Interestingly enough, the EIU’s Global Livability Survey had the same top 10 cities in the exact same order in 2013. But there is nothing static about this in-depth report that takes into account more than 30 factors across five different categories which give a good measure of just how “livable” any city would be. They include:

ACCEPTABLE After each sub-factor is evaluated, a total score out of 100 points is assigned to each city. Here are Calgary’s scores for each main category: » Overall rating – 96.6 » Infrastructure – 96.4 » Stability – 100 » Culture & Environment – 89.1 » Healthcare – 100 » Education – 100

Infrastructure: water, public transportation, housing, energy, roads and more Stability: military/civil conflict or unrest, crime rates and terrorism Culture & Environment: freedom of information, availability of culture, sporting and food/drink Healthcare: Quality and accessibility to public/private health care Education: Quality and accessibility to public/private education

Calgary was awarded its lowest score in culture and environment partly due to long, cold winters and sometimes unpredictable weather, both of which fall under the categories “humidity/temperature” and “discomfort of climate to travellers” sub-factors. It’s no surprise to see this kind of weather viewed as a drawback. But then and again, many of us Calgarians have become used to it, staying busy and getting involved in activities and events in and around the city no matter what Mother Nature brings us! Vancouver and Toronto managed to pull in higher scores in culture and environment, but scored lower in infrastructure. Way to go Calgary!

Each of these categories has many sub-factors, which are evaluated on the scale below (from worst to best): » Intolerable » Undesirable » Uncomfortable » Tolerable

JOIN US Are you planning on moving to Calgary sometime soon? Maybe you already live here and want to stay updated with local activities, events and learn more about the city you live in? //MORTGAGE MOGUL

Should you use a mortgage broker? » by JASON ELDRIDGE For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one option that most people have been aware of, or felt obligated to use... perhaps, until now. In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability, and excellent credit. SO WHY EXACTLY SHOULD YOU CONTACT A MORTGAGE BROKER? Firstly (and probably the biggest reason for most clients), rate… rate… rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part… it doesn’t cost you a thing. There is no charge for our service and no negotiation is required. Just remember, even a quarter percentage point lower rate can save you thousands of dollars over the course of your term in interest. Secondly, you have more lenders and options to choose from. When you go to your bank, you only have access to their suite of mortgage products to choose from. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so we have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something such as better prepayment privileges may be a reason for choosing one institution over another. Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank and then you are told that they can’t see you for a week or so because they are already “booked up” with 70 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and/or email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply. Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation. If you are looking for a change, and would like to experience the convenience and value of working with a dedicated mortgage professional, please ensure that they have their proper accreditation. As a mortgage planner working with Axiom Mortgage Solutions, I am governed by the Alberta Mortgage Brokers Association (AMBA), and the Real Estate Council of Alberta (RECA). As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month… JASON ELDRIDGE

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

72 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

//THE HOMEBUYING PROCESS

New homes raise the bar with great features and finishings » by DONNA MOORE

DONNA MOORE

Executive Officer, Calgary Region Home Builders’ Association 403.235.1911 crhba.com

When touring showhomes, today’s new homebuyers will discover many builders have raised the bar by offering a full range of quality features and finishes and are setting new standards for value, character and individuality. Calgary and area new home builders also offer buyers a wide range of options and upgrades, making it easier for them to personalize their home and get exactly what they want, right from the very beginning. The variety of features and finishings outlined here are just a few of the many homebuyers will discover during their search in the Calgary region. What you’ll likely find first when it comes to features is underfoot. When visiting showhomes, you’ll notice that floor coverings are an integral part of the character of the home; they make a statement and set the tone for style. Builders are being creative, with flooring often combining different types such as hardwood, tile and carpet, matching them to the style and intended use of each room or area, or using them to transition or define spaces in open concept designs. When entering a showhome, look up as builders have also become more creative with what’s overhead as ceilings are being designed to draw attention. Showhomes often display many eye-catching styles from coffered and tray ceilings with lots of detailed work, to bulkheads, sloped and vaulted ceilings. One of the most distinguishing features of a new home is the windows. Large windows bathe your

74 NEW HOME GUIDE | SEP 12 - OCT 10, 2014

home in natural light and bold or intricate designs add character, while finishing details complement your decor inside and out. Plus with advances in window technology, the beauty of today’s windows goes hand-inhand with energy efficiency, low maintenance and homeowner comfort. Builders also continue to pay careful attention to the details in the kitchen. The recent trend is toward massive islands with breakfast bars for casual meals or socializing – and they offer plenty of food prep space. Cabinets often set the tone, from wood to sleek steel and glass, which are complemented by countertops – granite is popular – that create looks from traditional to contemporary. Sinks come in a variety of materials and colours, while faucets range from contemporary to Victorian ornate to match the kitchen’s style. You’ll also find lots of storage ideas from innovative shelving and pullouts, to walk-in or walkthrough pantries. Bathrooms run the gamut, from functional fourpiece designs to luxurious spa-like ensuites with dual vanities, soaker tubs and oversized walk-in showers. The selection of fixtures is amazing and can be styled to suit any buyer’s tastes. One often overlooked finishing touch is moulding, which some say ties it all together. Showhomes are a great place to see the various styles, sizes and profiles available and the impact they have on the overall look of a home. Another key feature is lighting because it creates different atmospheres. Styles range from pot, to drop lights, chandeliers, indirect and rope lighting, all designed to create a certain ambience for each room. Along with these, there are many other features and options to consider when buying a new home, which is why builders and their sales staff work closely with customers to explore what’s available and help them make choices that suit not only their tastes and needs, but also their budget. It’s also why people should visit the various showhomes to see the wide range of choices available and get a better feel for what they like when it comes time to buy their new home. Many builders, too, have their own design showrooms where the variety of products are on display and specialized designers can help the customer pick the right assortment of products to truly make their homes a reflection of their lifestyles.
