3 reasons why now is a good time to buy Calgary real estate By Cody Battershill WITH CURRENT ECONOMIC and housing forecasts, many buyers aren’t sure whether now is a good time to make a move in Calgary’s residential real estate market. Actually, there are some definite pros as to why now would be a good time to buy. These include:
interest rates offered by lenders. That means more money stays in your pocket over the long haul due to less interest paid – a favourable situation for any homeowner with a mortgage.
3. Absorption is down
Normally, inventory accumulation sits at about 1.5 months. Right now, inventory levels are between two and three months’ supply, giving buyers a greater selection of properties to choose from. Increased inventory also promotes competition among sellers for you as a buyer, which can afford greater latitude in negotiations. You may just get that $10,000 or $15,000 drop in price that you were looking for!
In a market with high absorption rates, buyers have to make snap decisions on whether they like a property and want to make an offer. The current low absorption rates in Calgary’s residential sector means you as a buyer have much more time to make decisions without feeling rushed to put in an offer. In a high-absorption rate market, it’s not unusual for a property to have many offers, and that can make it more difficult for you to win in the bidding process with the seller.
2. Interest rates are low

currently categorized as being “low risk.” Compared to that of Toronto, which just joined Winnipeg and Regina as the only “high risk” real estate markets in Canada, Alberta seems to be doing just fine, despite the turmoil its economy and housing market have experienced recently. Alberta’s residential sales activity remains in line with the five- and 10-year averages for the province. That alone should bring at least some comfort to some Albertans who are on the edge of their seats during this bumpy ride of slouching oil prices and federal elections.
Side note We should all be reminded that every economy is always in flux. Even though Calgary’s residential market is currently experiencing an economic downturn, real estate prices will recover and long-term confidence in the market should not be lost. Happy house hunting!

Tips to prepare your home for colder weather Q: I just moved into a new home – what should I do to prepare my home for winter? A: Before the cold weather hits there are several things you should do inside and outside to prepare for winter, says Ron Heggs, director of special projects for Shane Homes. “First, if it hasn’t been done lately, clean your furnace system, including the ducts, and change the furnace filter, and make sure the space is clear around the furnace before it starts running.” While downstairs also check to make sure there’s water in your floor drain as it may have evaporated over the summer months, and if you have a humidifier, clean it, turn the water on and set it to the proper setting for winter. “Change the batteries in your programmable thermostat, and check your smoke detector and carbon monoxide detector to make sure

they’re working properly,” Heggs says, adding you should also check your fire extinguishers. Make sure the bath fans are clean and running properly, as well as ensure the dryer vent is clear of lint so that it will close completely preventing cold air from getting in. Inspect your windows and exterior doors to ensure they’re closing tight and the weather stripping is in good condition. Outside, shut off exterior water taps, drain hoses and your underground sprinkler system and clear eaves-troughs of leaves so they don’t block the down spouts. Any eaves-trough down pipes that ASK AN EXPERT: by HEATHER RYAN drain underground should be pulled up to ground level, so they don’t freeze and back up. Make sure you don’t have any materials stacked in front of outside vents and fill any low spots around the foundation to ensure water drains away from it. Once winter arrives, keep blinds open during the day to help prevent ice build up on the windows, Heggs says. Ice forms because of poor air circulation and high humidity, so by opening the blinds the warmer air in the home circulates to the windows. “We also recommend people turn on vent fans after showering or bathing for a longer period of time in the winter to get rid of excess moisture.” Shane Homes new home purchasers can find additional winterizing information at www.shanehomes.com in the My Home section.

Buying a new home allows you to get features you want By Donna Moore
ONE OF THE BIGGEST benefits to
buying a new home is the opportunity to get the features, options and upgrades you want that best suit your family’s needs and lifestyle. Whether you’re visiting showhomes or checking out the various builders and their models through websites or publications such as New Home Guide, you’ll discover that new home builders in the Calgary region provide homebuyers with a wide range of plans that encompass a number of today’s most desirable features. Many builders offer optional layouts to further reflect the personalities of each buyer, and some even have customized floorplans. The kitchen is a major focus for buyers when it comes to upgrades because it’s considered the heart of the home; it’s where your family can
connect over meals and where friends and family gather to socialize. A major focal point is the island, and buyers are looking to make it as large as possible to accommodate a breakfast bar and large flat surfaces for food preparation. Many people are looking to upgrade islands with features such as sinks, cook tops, built-in wine fridges or racks and glass-front cabinets. Other popular kitchen features include built-in wall ovens and microwaves, upper cabinets that rise to the ceiling and decorative hood fans and backsplashes. A walk-in pantry is a must feature for some buyers, and many local models include one. People love the convenience of being able to bring their groceries from their car directly into the pantry, and some pantries have enough space for a freezer.
If you have young children, a mud room is a priority. Many builders are adding built-in lockers, benches with storage and walk-in closets – all designed to make it easier for families. Another popular feature is a flex room. It allows families to utilize the space to whatever suits their needs whether it’s a home office, a formal dining room or a kids‘ playroom. Built-ins are growing in popularity and can be as simple as a front entry bench, to a more elaborate hutch in the dining room, to an entertainment unit in the bonus room. Master bedroom ensuites have become larger and more luxurious as buyers desire to recreate the hotel, spa-like feel at home. You’ll see upgrades such as free-standing soaker tubs, over-sized showers with rain shower heads and built-in seats and doubles sinks. An upstairs laundry is almost a must these days, and designs can range from tucking the washer and dryer into a hall closet, to larger rooms with counter space, cabinets, sink, shelving and tile floors for easy cleanup. Of course, there are many other cool features buyers may want to add to their home, but whatever your preferences, one of the best ways to discover the wide range of today’s most popular features and new ideas is to visit builders’ showhomes throughout the Calgary region. When you’re there you can discuss with the builders’ sales staff what comes standard and what features are upgrades so you best determine what best suits your needs and budget.

Protecting your investment By Jason Eldridge WHETHER YOU have recently
purchased a home or are in the process of finding one, house insurance and a home security system are standard for protection. If you have a mortgage, you don’t have a lot of choice in the matter; house/fire insurance is mandatory. While many home security systems offer peace of mind against theft, fire, carbon monoxide and flooding, they also help reduce your home insurance premiums. When it comes to the purchase of a home, we face what seems like endless decision making. So just when you think it’s almost over, and homeownership is in sight, you are asked by your mortgage broker whether you have considered life or disability insurance. At this stage, many people are prone to waiving any type of coverage due to the additional cost they will incur... but is this the right decision? Let me start off by saying that I am not an insurance sales representative, nor am I licensed to sell insurance. However, I am mandated by RECA (Real Estate Council Of Alberta) and AMBA (Alberta Mortgage Brokers Association) to present clients with the most basic of protection options for their mortgage, in the event that the unthinkable should happen. This is a value added service I can offer my clients if they feel this is something they want to explore. If a client does wish to look at these options, I then complete a basic application and forward it to an insurance company, which will contact the client to continue the process. So why does one need insurance for a mortgage? Why would anyone want to protect such a huge debt?

The simple answer is, to protect you and your family as well as your asset. More often than I care to admit, there have been life changing circumstances that have resulted in clients losing their homes due to a significant reduction in income. They can’t meet their mortgage payments, and they are either forced to sell their home, or worse, the bank forecloses on the property. In the event that a death should occur, wouldn’t it be nice to know you have an insurance policy in place to either payout the remaining balance of your mortgage, or perhaps a term policy that provides the beneficiary with a lump sum payment that they can use to manage the mortgage payments or pay off the mortgage in its entirety. Imagine that you get injured in a freak accident, and this change in
circumstances doesn’t allow you to go to work and earn your regular income. For many people, their employer offers a disability insurance. On the surface, this sounds encouraging. The problem is, with many disability policies, you only get a percentage of your income while you are recovering. So the question that one must ask themselves is… “Can I meet all of my financial obligations if I am receiving anything less than 100 per cent of my regular income.” For many people, the answer is a resounding no. One alternative is to obtain additional disability coverage. It is always my goal to offer clients the most comprehensive service possible, and while many people don’t like discussing the topic of insurance, it is my mandate to at least make them aware of the types of coverage available and how they might apply to them. FINALISTS ANNOUNCED The Canadian Home Builders’ Association – Alberta is pleased to announce the 75 finalists for the 2015 Awards of Excellence in Housing presented by RBC Royal Bank. More than 400 entries were submitted for judging by over 140 industry members. Winners in the 25 individual categories plus three prestigious Builder of the Year Awards will be announced September 18 at BUILD 2015 in Jasper. “This year we have finalists from all six of the local home builder associations from across the province. That demonstrates the tremendous pride our builders, renovators and developers take in their work. Our Members are competing to be named Alberta’s best in a range of categories that reflect the options available in today’s marketplace. The single family home award categories start with homes priced at under $250,000 without lot or GST and go up to beautiful estate homes selling for more than $1.5 million. Other sectors of the housing market are well represented with awards for the best multi-family, green home, community developments and renovations,” said Tally Hutchinson, President, CHBA – Alberta. The Calgary Region leads this year’s competition with 34 finalists, followed by Edmonton Region with 29, Lethbridge with 8, two for Central Alberta and one each for Grande Prairie and Medicine Hat. The highlight of the evening is the announcement of the Builder of the Year Awards for the best overall scores in the competition. CHBA – Alberta will present awards to the top multi-family, small-volume and the Ralph Scurfield Award to the large-volume builder. The finalists and winners will be at the awards ceremony. “Alberta builders are always looking for new and innovative ways to satisfy consumer demand for attractive homes that suit their individual lifestyles and budgets. This year’s award finalists are wonderful examples of the projects produced by the province’s highly competitive residential construction industry. Whether you are looking to buy or renovate a home, you will find lots of great choices by starting with a visit to the show homes and websites of this year’s finalists,” said Jim Rivait, CEO, CHBA – Alberta. CHBA – Alberta is also thrilled to announce the finalists for the Safety Leadership Awards. Nine companies are finalists for the awards sponsored by ATCO Gas.
