Best builder in the bunch You’ve agreed that a new home is the way to go, but you still have another big decision to make — choosing a builder. It pays to check the reputation of the builder/developer before you sign. Start by finding out how long the company has been in business. Ask a sales representative or visit the company’s website. Next, find out if previous purchasers are happy. Drive around an existing community built by the company and talk to anyone you run into during your tour.

Visit several sales offices and model suites, and get a feel for each company and the staff. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision, or where they are not happy to provide you with the information. When you do find the right home and the right home builder, making that big decision will be a whole lot easier and more enjoyable.

As national organizations, agencies such as the Canadian Real Estate Association and Canada Mortgage and Housing Corp. are mandated to monitor and collect data on the housing market country-wide. Genesis Brings affordability back to Airdrie with new homes in Bayview BRINGING AFFORDABILITY back to Airdrie is a major appeal of Genesis Builders Group’s stylish new homes in Bayview – a new community being created by Genesis Land Development Corp. adjacent to its ever popular Pier 11 in Bayside. “In Bayview we really wanted to create homes that are affordable,” says marketing manager Jesse Coderre. “Even though Airdrie is considered to be a little more affordable than Calgary, but with the number of new developments the prices have been going up, so we worked hard to create homes that will bring the price point back to under $400,000. 10 YPNEXTHOME.CA

“The Genesis home is superbly designed and quality built with exceptional craftsmanship and we’re continuing to do that with these Bayview homes at an affordable price.” Genesis has launched two distinctive housing types in Bayview – its immensely successful side-by-side homes and newly designed singlefamily front garage home models. “We’ve already started construction on our side-by-side homes – they’ve been a top seller for us; we have just 26 homes and half of them are already sold.” Coderre says, “The remaining side-by-side Arden homes are all walkouts with front attached

single-car garages priced from the $350,000s.” The well-appointed two-storey side-by-side homes offer 1,314 sq. ft. with three bedrooms, 2.5 bathrooms, upstairs laundry and master suites with four-piece ensuite and walk-in closets. They also feature nine-ft. ceilings, luxury wide vinyl plank flooring, stainless steel appliances and a walk-in kitchen pantry. Genesis has also just introduced its three new single-family front garage models in Bayview – the 1,754-sq.ft. Alder, 1,808-sq.-ft. Juniper and the 1,640-sq.-ft. Sycamore – and is crafting three spec homes that will be ready for viewing this fall. There will


be more front garage models released in the fall, as well. All of these homes are two-storey designs with front attached single-car garages priced from the $350,000s, with the largest model starting at $420,000 (prices include lot and GST). These homes present three bedrooms, 2.5 bathrooms, secondfloor laundry, open to below front entries, laminate flooring, nine-ft. ceilings on the main floor and in the basement, stainless steel appliances, kitchen pantries, master suites with ensuite and walk-in closets and maple and iron spindle railings. The two larger models also feature an upstairs bonus room. As well, there are optional floorplans and upgrades available so people “can get the design and features they want to suit their lifestyle,” Coderre says. Genesis is also providing front yard landscaping for both home styles. “Bayview will only have 150 homes, so it will be a smaller more intimate neighbourhood, yet it offers close

proximity to essential amenities,” Coderre says. “Bayview is a perfect place for active people who love the outdoor lifestyle.” Set amidst winding canals and pathways, residents can paddle, skate, jog or explore right outside their door. There are numerous parks, playing fields and eight schools nearby including Nose Creek Elementary, which is within walking distance. The location is a major draw with a commercial site at the corner of Yankee Valley Boulevard and 8th Street so residents can walk to local coffee shops, drug stores, the bank and convenience stores. It’s close to all the amenities in Airdrie, including: Genesis Place recreation facility, Nose Creek Park – a 40-acre park, featuring natural trails, trout-stocked pond, amphitheatre and fire pits; Woodside Golf Course; and Chinook Winds Regional Park that features a spray park, skateboard ramps and toboggan hill. Taxes, not basic necessities, make up largest Canadian household expense THE AVERAGE CANADIAN family

spends more on taxes than on housing, food and clothing combined, finds a new study released today by the Fraser Institute. “Most people don’t realize it, but the average Canadian household now pays more in taxes than they spend on the basic necessities of life combined,” says Charles Lammam, director of fiscal studies at the Fraser Institute and co-author of the Canadian Consumer Tax Index, which tracks the total tax bill of the average Canadian family from 1961 to 2015. In 2015, the average Canadian family (including single Canadians) earned $80,593 and paid $34,154 in total taxes compared to $30,293 on housing (rent and own), food and clothing combined.

In other words, 42.4 per cent of income went to taxes while 37.6 per cent went to basic necessities. This represents a marked shift since 1961, when the average family spent 33.5 per cent on taxes and 56.5 per cent on housing, food and clothing. The total tax bill reflects both visible and hidden taxes that families pay to the federal, provincial and local governments, including income, payroll, sales, property, health, fuel and alcohol taxes, and more. Since 1961, the average Canadian family’s total tax bill has increased by

1,939 per cent, dwarfing increases in annual food costs (645 per cent), clothing (746 per cent) and housing (1,425 per cent). Even accounting for inflation over the last 54 years, the tax bill has still increased 152.9 per cent. “Taxes help fund important government services, but the issue is the amount of taxes governments take compared to what Canadians get in return. With more than 42 per cent of their income going to taxes, Canadians might ask whether they’re getting good value for their tax dollars,” Lammam says.

A: “There are a plethora of websites offering organization tips,”says Brenda Kasianiuk, social media, marketing and sales associate for Shane Homes. “Searching the Internet for ‘organizing tips’ will provide you with ideas on everything from creating home command centres to organizing sporting goods. “Houzz is a great resource to find ideas,” she adds. “You can browse more than 10 million photos and filter your criteria based on your taste.” For example, if you’re looking for ideas for a kids’ study area, you just need to type this search term and you’ll find more than 53,000 images of photos of everything from simple desks to elaborate built-ins. You can also find ideas for decorating the area

and product-related suggestions to purchase for the space as well. Prospective homeowners need to set aside money in addition to the down payment. Here are some unexpected costs to plan for: Inspection and appraisal fees Home inspections should be conducted to check for major issues prior to buying a new property. Inspections, which cost up to $700, assess conditions including the foundation, heating, roofing and electrical. Mortgage lenders may require an appraisal to corroborate the value of the property against the amount being borrowed. Expect to pay around $200 for the property valuation. A property survey may also be necessary to verify boundaries and measurements of the land being sold, which can cost $1,000. Legal fees Legal representation is needed to ensure that all required documentation is processed in a timely manner. A lawyer will handle mortgage details, conduct a title search to ensure that the seller of the property is the owner, register a new title, and hand over the keys. Expect to pay up to $2,500. Mortgage insurance Mortgages issued with down 24 YPNEXTHOME.CA

payments less than 20 per cent incur a one-time insurance premium against payment default. Canada Mortgage and Housing Corp. mortgage insurance covers the lender and can cost between 1.8 to 3.6 per cent of the mortgage principal. In lieu of a single payment, lenders allow the premium to be added to the mortgage, subject to the same interest rate of the agreement. The premium can cost you thousands of dollars. If a down payment under 20 per cent is unavoidable, try to get the best mortgage rates to maximize savings on interest. Home insurance Home insurance protects the property and its contents in case of damage or theft. It also provides liability protection in case of injury. Home insurance isn’t regulated in Canada so it’s important to know what a policy covers. Depending on the provider, premiums can be paid monthly or via a lump sum for the year. Land transfer tax A land transfer tax (LTT) is charged whenever a property changes hands. While the amount varies across each province, the LTT is calculated as a percentage of the purchase price of the home. Some municipalities, like Toronto, also charge a municipal land transfer tax and will increase the final purchase price. In British Columbia and Ontario, rebates are available to lessen the impact of the tax for firsttime homebuyers.

Property taxes Property taxes can amount to a few thousand dollars. Divide the amount by 12 to gauge the impact of the additional monthly payment. Also consider a probable increase. Recurring monthly costs, maintenance, and renovations Monthly charges should be budgeted and can include utilities, condo fees and connections to services such as cable and Internet. A larger new home could cost more to heat and cool. The costs to renovate a kitchen or to repair faulty plumbing can add up quickly. While maintenance may not be necessary in a given year, repairs are inevitable. It’s a good idea to set aside three to five per cent of the home’s purchase price for ongoing maintenance and upgrades. The bottom line From an assortment of fees, taxes and insurance to regular maintenance, hidden home ownership costs can come as a surprise. Set aside extra funds to cover these expenses. The last thing you want is to come up short on unexpected charges and have a deal on a dream home fall through. CHBA’s CEO retires after 32 years By Heather Ryan

instrumental in helping to guide and nurture the Canadian Home Builders’ Association - Calgary Region for the past 32 years has retired. Since 1997, Donna Moore has guided the association forward as its CEO, gaining the respect of industry for her collaborative and transparent approach to promoting the positive impact of the industry while fulfilling the organization’s goals and objectives. But her journey with the association actually began in 1984 when she moved to Calgary from Nova Scotia and took over the role of office administrator, which “included all the accounting function, membership, committees, event assistance, executive assistant and anything else that needed to be done,” Moore says. “In 1984 the industry and association were still reeling from the impacts of the National Energy Program – housing starts bottomed out that year at 1,800 following the peak of 15,172 starts only three years earlier,” she recalls. “Along with many members downsizing dramatically to weather the storm so had the association; the staff was down to four as membership had tumbled below 200. Looking back now I can see that those early days of basically learning everything about the association and industry set the stage for my future. “For 13 years, I learned the ropes… I grew up with the industry, as it was rebuilding I was very happy building the membership (it’s currently more than 750) and improving value for members,” Moore relates. “Promoting the industry in a positive light was critical during these years – not only were member companies rebuilding, but homebuyers were coming back 32 YPNEXTHOME.CA

from high interest rates and one of the highest levels of mortgage foreclosures ever. We provided advice for people on homebuying and renovations, and I had a hand in the development of all of the events and programs that were created during those years. It was both exciting and challenging – I just never expected to be here for 32 years, but the time went so fast!” During her years, she is pleased to have witnessed the growth of women in the industry. “Women in the industry were few and far between when I started with the association. I remember going to my first dinner meeting and I was the only woman there. But that has gradually changed, with woman now working in all areas of the business from the construction site to president’s office. That’s really important growth; woman definitely have added a new dynamic to the industry.”

Moore helped develop many key industry programs such as the SAM Awards, the Calgary Home Builders Foundation and Built Green Alberta – but of more importance to her “were the things behind the scenes that led to key industry successes. I believe we created one of the most forward thinking strategic board of directors in the home-building industry – we were able to attract industry leaders to the executive roles, which added credibility to the association – we were able to look strategically at the future for the industry and develop a clear direction forward. “We learned that collaboration and factual information are key to successful partnerships with our local governments. I’m very proud of the first official partnership I developed with the Planning and Building Department that resulted in the Single Construction Permit Process in 2004.” And, what will she miss most of all? “The members who have given me this truly wonderful career! I was blessed to play a role in building the association’s solid foundation and look forward to the next chapter with pride.” As for her retirement, Moore plans to spend more time with her family, golfing and traveling. “I’m sure I will find some great short term projects to keep me challenged, but they’ll have to have set clear end dates because I’m not planning on another 32 years!”

Batting Against Breast Cancer slo-pitch tournament Presented by Mattamy Homes, tournament raises $80,000 in support of the Canadian Breast Cancer Foundation

Foundation hosted its 8th annual Batting Against Breast Cancer slopitch tournament presented by Mattamy Homes on Saturday, Aug. 6, at Chinook Winds Ball Diamonds in Airdrie. This year, 23 teams participated in the tournament, raising close to $80,000 in support of the breast cancer cause. “What an incredible day of support from the community,” says Bernice Scholten, executive director, Western Canada at the Canadian Breast Cancer Foundation. “Thanks to the commitment of participants, donors, sponsors and volunteers, funds raised at the tournament will support the full spectrum of breast cancer from the laboratory and clinic where the latest innovations are developed, to direct patient support.” Batting Against Breast Cancer presented by Mattamy Homes, is a 38 YPNEXTHOME.CA

This year, the Diamond Divas were the top fundraising team, raising more than $12,600 for the Foundation. “We are proud to partner with charitable organizations like the Canadian Breast Cancer Foundation that help to improve people’s lives and contribute to healthy communities,” says Don Barrineau, Calgary Division president, Mattamy Homes. “The Batting Against Breast Cancer slo-pitch tournament allows participants to get involved in raising funds for breast cancer research in a

unique way, and we are honored to support this initiative.” Although participants will have to wait until next year for the 2017 Batting Against Breast Cancer (scheduled for Aug. 5, 2017), the community can still continue to support CBCF. CHBA – ALBERTA AWARDS OF EXCELLENCE IN HOUSING FINALISTS The Canadian Home Builders’ Association – Alberta is pleased to announce the 82 finalists for the 2016 CHBA – Alberta Awards of Excellence in Housing presented by RBC Royal Bank. This year’s awards feature 27 individual categories plus four prestigious Builder of the Year Awards. CHBA – Alberta is also proud to announce the 12 finalists for the four Safety Leadership Awards sponsored by ATCO. Winners will be announced September 16 at CHBA – Alberta’s annual conference in Jasper. “Even in challenging economic times, our members submitted more than 400 housing and safety award entries to compete for the honour of being named one of Alberta’s best. That says a lot about how proud they are of today’s projects and their confidence in the industry’s strong future,” said Ryan Scott, President of CHBA – Alberta. A strong field of companies will compete for top honours in the housing awards. The following builders earned more than three spots in the finals: UrbanAge Homes (5); Pacesetter Homes (4); and StreetSide Developments (4). Edmonton region projects are finalists in 39 categories, followed closely by Calgary region at 36. Lethbridge has five finalists and Central Alberta has two projects in contention for provincial awards. The high point of the evening will be the announcement of the four Builder of the Year Awards for the best overall scores in the competition. A new medium-volume award will be presented this year along with awards for small- and large-volume builders and top multi-family builder. “This year’s awards demonstrate the extensive choice of products available across Alberta. IF YOU ARE IN THE MARKET for a new

place, you should shop around as carefully and diligently for a builder as you do for the property itself. Whether you are buying a custombuilt home, condominium, townhome or infill, you want to be assured that the place you’re interested in offers good value and quality from a reputable company. Here are some simple steps to follow to help make sure you find the right one for the job. Create a list of possible options and evaluate Once you have determined which type of property you want to buy, community you want to live in and amount that you want to spend, you should create a list of possible builders that are offering your desired product. Magazines and newspapers Pick up free magazines you see around the city, such as YP NextHome’s New Home Guide or New Condo Guide (and website YPNextHome.ca), and glance over their contents. Builders and developers advertise their products here and something may catch your eye. If it does, rip out the page or bookmark the website page. Online resource – the CHBA Consider visiting the Canadian Home Builders Association (CHBA) - Calgary Region’s website to obtain a list of builders constructing homes in your specified area. If you are working with a real estate agent, you will want to make sure that you don’t void their eligibility to assist you. The best way to ensure this is to have your agent accompany you as your professional third-party representation the first time you visit the builder’s/developer’s office.

Find reviews Scour the Internet for online reviews. Check websites such as the Better Business Bureau (BBB) of Alberta for any black marks against the home builder/developer in question. While not all online reviews are credible, if you do find several different people all saying the same thing about a company’s client aftercare service, then chances are that it’s true. Look for quality and value These are two of the most important things to look for when buying a property. When examining a show model, inspect the cabinetry, paint, windows, carpeting and trim work to name a few examples, get as many specifications sheets as possible and compare with those from other potential properties that you like. Ask as many questions that you can think of to the sales representative about construction methods, materials, brand names and anything else you can think of and write down the answers to evaluate later. It’s important that you feel like you are getting some bang for your buck, especially when considering that buying a home or condo could be one of the largest purchases you’ll ever make. Remember… what seems like an insignificant question now could yield a very important answer later on.

For condo buyers For condo buyers, if a particular unit interests you, make sure to get a professional condominium document review before making any decisions. These documents provide important information on things such as: » Developers current budgets and reserve fund estimates. » Condo fees (or a temporary estimate) for the unit. » Condo bylaws (important for pet owners). » Interior specifications, in-house amenities and other special features. » 10-day cancellation clause after signing the purchase agreement (part of the Condominium Property Act). » Make sure to ask your real estate agent about anything you don’t fully understand in the documents, as full comprehension is a must to be 100 per cent satisfied with your condo purchase!
