AFFORDABILITY STILL IN YOUR FAVOUR, CALGARY

What was a slow and steady recovery in the provincial economy seems to have taken a slight pause beginning in the second quarter of this year, grabbing hold of employment along with it. Indeed, the unemployment rate in Alberta edged up to 8.1 per cent in August from 7.8 per cent in July. This means, unfortunately, that recovery in the housing market is also a little slower than we would like to see. The good news, however, is that housing affordability in the province remains very favourable. In Calgary, specifically, it’s among the best in the country. According to the latest RBC Housing Trends and Affordability report, Calgary’s overall Affordability Measure (the lower the number, the more affordable housing is) is 39.2 per cent. For single-family homes, the figure is 43.1 and for condos 25.3 per cent. Compare those figures, for all housing types, to 46.7 per cent for Canada overall, 75.4 per cent for Toronto and 80.7 for Vancouver. There is growing evidence that Alberta’s economic turnaround is solidly on track, RBC says. Prospective homebuyers in Calgary with solid employment and financial positioning then, are poised to take advantage.

Phase 1 will target affordability by offering singlefamily homes on a lane with optional rear-detached garage on 30- to 34-ft. lots, and paired homes, also on a lane with optional rear-detached garage, on 25- to 27-ft. lots. “There is a pent-up demand for this type of product in Okotoks and these homes will appeal to first12  NextHome.ca

Along with having the golf course on the doorstep, D’ARCY will be home to parks, pathways, playgrounds and greenspace. And, Anthem United has joined with the town of Okotoks in pioneering a new SafeRoutes initiative, which essentially provides safe pathways for children to walk to school. “The SafeRoutes will have signage geared for youngsters along well-lit paths with enhanced crosswalks where required,” LePan explains. “We’re really trying to provide a safe place where children can roam and parents can rest easy as their kids walk to school.” Residents will also enjoy being able to walk to

D’ARCY’s Gateway District, which will offer a mix of uses, retail and high street, and include a grocery store, coffee shop, restaurants, cafes and a variety of services. CENTS OVER SENSIBILITY CANADIANS WILLING TO EXCEED BUDGET TO BUY A HOME Canadians are willing to put cents over sensibility when it comes to buying a home, according to a new TD survey. Environics Research Group conducted an online survey among 2,000 homeowners, non-homeowners, homebuyers and potential buyers from July 28 to Aug. 7, 2017. Of those who responded, 60 per cent said they would be willing to exceed their budget, with 56 per cent saying they would go over their budget by up to $50,000. “Emotions are playing too big of a role in the homebuying process and are tempting buyers to spend more than they can afford,” says Roy D’Souza, associate vicepresident, Real Estate Secured Lending at TD Canada Trust. “(The amount of) $50,000 might lose its sticker-shock compared to the overall price of a house… Keeping your feelings in check is critical to making objective decisions that match your short- and long-term financial plans.” The survey also shows that 57 per cent of homebuyers say they are confident about what they can afford, yet 97 per cent admit they wished they had factored in their other financial obligations when determining how much mortgage they could really afford, with 54 per cent stating property taxes and 33 per cent including overall lifestyle expenses. “Owning a home is a lot more expensive than buyers expect,” 14  NextHome.ca

says D’Souza. “Buyers who don’t account for these extra costs are potentially putting themselves under a lot of financial stress should their circumstances unexpectedly change.” A helpful tool is a mortgage affordability calculator, whereby the potential buyer plugs in their financial information to help them understand how much home they can to afford after taking into account monthly expenses, debt payments and savings. For those looking to buy a home, here are more tips from TD: Build a buffer before you buy: As much as possible, consider and plan for the unexpected by maintaining a financial buffer of at least three to six months, to help offset the impact of unforeseeable rate changes. Also, learn as much as possible about the best type of mortgage to suit your needs

(for example, fixed versus variable interest rates) to ensure you’re making an informed decision that works best for you. Be honest about your lifestyle: Don’t confuse your budget with the mortgage you qualify for. Consider what your priorities are and get honest about what you can live with, what you can live without, and how your mortgage payments and ongoing home costs will impact your quality of life. Embrace a homeowner state of mind: From maintenance costs to various types of insurance needs, there are different expenses to factor in when determining how much you can afford. Test drive your mortgage by putting aside what you anticipate your mortgage payments and homeowning costs will be each month to prove that your budget is sustainable.

OWNING VS. RENTING: 7 REASONS TO OWN YOUR HOME

As a first-time homebuyer looking to make the jump from renting to owning, you might be wondering when exactly is the best time to buy…. Will the market go up…? Will the market go down…? No one really knows for certain, however, factors that contribute to the direction of the real estate market and the overall economic health of Calgary’s economy should each be considered in their own respect. Regardless of current market conditions, the question remains: Should you rent or own? Here are seven reasons to own: 1. BE YOUR OWN LANDLORD

As a homebuyer, you will have the security knowing that only the bank can kick you out of your home if you don’t pay your mortgage. In a rental scenario, landlords can be much less dependable, and could decide to sell (at which point you could have people coming in your home every day to look at it), renovate, raise your rent or sometimes actually move in themselves. Owning provides the peace of mind and security knowing you control where you live and no one can take that away from you! 2. BUILD EQUITY

What you pay towards the

principal on your mortgage increases your equity in the home. Wouldn’t you rather become a first-time homebuyer and pay yourself first? Your home acts like a piggy-bank by “saving” the amount of principal you pay off your mortgage with each payment. Over the years, as the value of the house increases, your equity also increases. When renting, all the money you pay to your landlord is his or hers, providing you with zero benefit. 3. BUILD WEALTH

Yes, Calgary’s real estate market has its ups and downs. But if history is any indication of the future, prices should stabilize and rise like they have throughout history. Yes, it’s possible that home prices will fall but it’s also possible that your RRSP will lose value as well, as with any other financial investments you’ve made. A significant difference between an RRSP/TFSA and owning a home is that they don’t provide any material physical benefit to your day-to-day life. Ultimately, the benefit of owning a home is building wealth while providing for all your basic needs. 4. TAX-FREE GAIN

If you own a property as your main residence and the value of the home goes up from what you paid for it, when you sell you keep that gain, tax free (check with your accountant for financial advice). Capital gains taxes are not applicable on the sale of your principal residence, another distinct advantage to owning your own home.

5. RETIREMENT

Mortgage rates can go up and down, but generally are quite reasonable and over time you will pay off that mortgage. That, coupled with long-term price appreciation, can provide you with a nice nest egg for your retirement. 6. PRIDE OF OWNERSHIP

When you own your own home, it gives you the pride in saying the home is yours. That also means you can paint, renovate and customize it anyway you like. If you want to build a solarium, then build it. If you want to paint the bedroom in a lovely zebra print, you can do that, too! If you’re a condo owner, obviously you must follow bylaw rules and typically need permission from the condo board to go through with interior renovations. However, it’s still your choice to do so and not someone else’s. 7. YOUR BASIC NEEDS

Owning a home gives you the ability to care for your family, provide for all your basic needs and live a comfortable life. Transformers can be equipped with timers and photocells to allow for automatic timing. Once the installation of your system is complete, there is very little maintenance to keep it operating. LED technology has brought many improvements to the lighting industry. This technology allows your system to run off extremely low power and LED fixtures do not need bulb replacement for at least 10 years. Your options for lighting include accent, pathway and spread; deck and patio; water and many specialty fixtures. For more than 40 years, IKEA has inspired Canadians. With the launch of its latest catalogue for 2018, we explore what makes this iconic brand as relevant now as it was when it opened its first store here in 1976

Can you think back to your first IKEA purchase? Maybe it was a BILLY bookcase for your dorm room or a POÄNG armchair for the den. For me, it was a set of black leather KRAMFORS sofas. My husband and I felt like our newlywed pad was complete with our cool new Scandi decor. Can you relate? Whatever your first IKEA product was, it likely wasn’t your last. For many of us, IKEA products are as comforting as a Tim’s double-double and honey cruller. But, how exactly has Scandinavian design been able to become a signature in Canadian homes? The answer lies at the core of the company’s mission – to create simple products people love. “It doesn’t matter if your style preference is modern or traditional, our products are streamlined and simplistic in design, which lends for easy integration into any home,” says Kathy Davey, head of interior design, IKEA Canada. 32  NextHome.ca

and her team, it’s all about the “home visit.” She will travel to homes across the country, spending two to three hours at a time talking with the homeowners. The mission is to leave no stone unturned – going through every door and drawer (if the homeowners allow it!) to get to the bottom of what they love and loathe about each space, and their future dreams for their home. “We could visit model homes or homes without the owners there, but that doesn’t mean anything to us,” says Davey. “We want to talk to people and find out who they are, how they live and what they want.” From coast to coast, Davey and her team will conduct 250 home visits in Canada this year. The end result is detailed, on-the-ground research to help better design stores and products tailored to different provinces, cities and customers. “It’s all about meeting the needs of our customers as soon as they walk into their local IKEA,” says Davey. Besides addressing the needs of its customers in-store, IKEA releases an inspiring catalogue each year (online and in print, delivered to your door) with a specific theme. This year, it’s “Make Room for Life” – the brand hopes to encourage people to make room in life for the things they love, with the help of smart furnishing solutions. “Encouraging people to embrace the fluidity of their homes through their unconventional spaces and multi-purpose furnishings, is our goal,” says Davey. “We want people to realize that the living room has space for both their needs and their dreams.” With this type of customer driven dedication that IKEA continues to deliver, it’s no doubt that Canadians will happily continue shopping (and consuming Swedish meatballs) for another 40 years.

AGE-RESTRICTED CONDOS FOR THE MATURE SET

Where the Rolling Stones lead, “baby boomers” will follow as we all grow older, and that could be into an age-restricted condominium development. Seeking peace and quiet, as well as golf and bridge partners, older people these days are often choosing to live in condos that do not allow children. In fact, some don’t allow anyone under the age of 50 to live there, and those condo bylaws are as enforceable as any statute passed by government. Seeing where the demographics and part of the homebuying public is heading, developers have created a variety of age-restricted developments. Most obvious are the “villa” homes, often situated adjacent to golf courses. These are usually duplex-style condominium bungalows with all the needed services and covered parking on the main level. There are also apartment-style age-restricted developments. These, too, can come with a range of ages one must achieve before being allowed to reside on site. People younger than the specified age can visit and stay over, but the bylaws may dictate a limit to how long before a “visitor” becomes a prohibited permanent resident. Ironically, younger people may own one of these homes, but may not live on site until they reach the required age. This allows adult children – for estate or tax reasons – to buy or own their parents’ condo home in such a development. 54  NextHome.ca

The ambiance of age-restricted condo communities is very different from an open-door development, which might be identical in terms of bricks and mortar. If the age restriction is 55 or 60 years, the place is going to be pretty sedate. If the age restriction is 18 years or older, there will be a broader mix of retired and working people, but not a tricycle to be seen. For the budget-minded, Calgary also has a selection of longstanding apartment-style buildings that were previously designated as rental developments, but which astute developers converted to condominium homes with an age restriction. The restriction, of course, cannot be imposed on an existing homeowner. The buyer must be aware in advance that s/ he is choosing to own a home that has the restriction already in place. In various city neighbourhoods, then, we find affordable elevatorserved condo buildings that have little noise and offer an organized seniors’ social life, yet are not care facilities in any way.

A new addition is the agerestricted denominational condominium community. These can be developed by a church’s charitable foundation, and include all housing styles and a mix of urban, suburban and rural locations. While the age restriction is enforceable, one cannot be required to be of a particular faith or to attend a particular church as a residency requirement. These new housing options are modern niche-marketing par excellence. And they allow people to choose the degree of restriction they desire in the mini-community where they make their homes.
