Neighbourhood focused One of the most exciting innovations at YPNextHome over the last two years has been creating Neighbourhood Profiles – comprising a wealth of data and information – from across the country. In every issue of New Home Guide, we’ll show you at least one of these featured neighbourhoods. And if you look online, you’ll find more than 2,800 neighbourhoods you can search as part of your experience on YPNextHome.ca. That’s a lot of information.
Our curated neighbourhood content provides a lively snapshot of some of Canada’s more popular neighbourhoods. These profiles have been researched and compiled by a nationwide team of writers and editors, and they include photos and, in some cases, exclusive video tours with local celebrities and well-known residents. Demographics, housing types and other information... all leading to listings in the area. Check it out and let us know what you think.

In the days leading up to the Bank of Canada’s interest rate announcement last month, some economists wondered if another rate reduction might be in the offing. Spotty economic conditions and challenging housing markets in some areas led some to believe the economy needed a boost. While these points may be true, the BoC held its overnight lending
rate at 0.5 per cent, and this is generally good news. And there are no guarantees, but it’s unlikely there will even be a hike during the next announcement on Oct. 21. Homebuyers and owners, however, should take caution, and not confuse cheap money with free money. Interest rates will eventually rise, so make sure you’re not getting yourself in over your head.

CRESTING ON A HILL in southwest Airdrie, new-home buyers are embracing a community that offers a tranquil setting, a wide variety of home styles and a convenient location with an abundance of amenities a short walk or drive from their front door. APEX Developments, which is crafting Hillcrest in Airdrie, is delighted to announce that Phase 7 has been released for presale. “Hillcrest has been very well
received in Airdrie because of its extensive landscaping and gorgeous entry features, in addition to its upscale architecture that really gives the community an estate feel.” says Susan Henderson, senior development manager at APEX. “Our showhome builders have six single-family showhomes open,” she says, showcasing a wide range of stylish designs and many of today’s most popular features. APEX has put together a quality
builders group for Hillcrest that is offering a variety of stylish designs, sizes and price points for a wide range of buyers. “We are thrilled to be currently servicing Hillcrest Phase 7,” Henderson says, “which will have Shane Homes building laned townhomes and Excel Homes building front drive garage townhomes starting in the affordable $300,000s. Both builders will also be selling laned single-family homes starting in the high $300,000s, while Excel Homes, Shane Homes and Trico Homes are also selling front drive garage single-family homes priced from the low $400,000s. “The builders have a really good selection of styles, floorplans and features available and buyers are getting a lot of square footage for a
very good price,” Henderson says. Situated on 146 acres, Hillcrest offers a peaceful, family-friendly atmosphere that has been ideally designed so residents can enjoy those views of the Rockies, the prairies and even downtown Calgary. Residents are delighted to be welcomed home by an absolutely stunning, architecturally-styled entrance, which includes a grand 22-ft.-tall stone tower and gatehouse that makes a visual impact and is a focal point in the community. The entry also complements the community’s natural topography and architectural styling that includes Arts and Crafts, Craftsman, Prairie and Tudor, which reflect a rich colour palette and natural elements of masonry and woodworking. Homes throughout Hillcrest are being built to architectural guidelines to ensure an eyecatching streetscape with a focus on modern luxury and classic
charm. The community has also been designed with a number of cul de sacs, which invites residents to get to know their neighbours and provides a safe environment for kids to play. “The parks in Hillcrest offer large green spaces with two play areas – one geared for youngsters’ age two to five, and the other for kids five to 12 years of age,” Henderson notes. Along with the abundance of greenspace and parks, there is an extensive pathway system, a storm water pond, and plazas within the parks that will act as gathering places encouraging residents to get out and socialize with their neighbours. Located in southwest Airdrie on 8th Street, south of the future 40th Avenue, Hillcrest is just a few minutes drive from a wide range of shops, services, restaurants, coffee shops and big box retailers in Airdrie as well as nearby CrossIron Mills mall. Residents also appreciate having quick access to Hwy. 2 (QEII) and Stoney Trail for ease of getting to the airport, commuting to downtown Calgary and heading out to the mountains. For more information on Hillcrest, which will eventually be comprised of approximately 600 single-family homes, 150 duplex homes and 100 townhomes when completed, visit the showhomes open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., or visit hillcrestairdrie.com OCT 9 - NOV 6, 2015 | NEW HOME GUIDE 13
Advice | CALGARYISM
Celebrating diversity in Calgary By Cody Battershill
Home to Canada’s first Muslim Mayor, Naheed Nenshi Back in 2010, Naheed Nenshi became Canada’s very first Muslim Mayor, beating out two more well-funded candidates at the voting box. Today he is still YYC’s mayor and even won the “World Mayor Prize” in 2014, honoring his development and vision for urban living and naming him as one of the best mayors in the world!
The 25th Annual Pride Parade had about 60,000 people in attendance The numbers were right! In early September 2015, Calgary’s Annual Pride Parade saw close to 60,000 in attendance – about 10,000 more than the previous year. The event was held along 9th Avenue SW between 11th Street SW and 1st Street SE and also included Shaw Millennium Park. It goes to show just how much acceptance YYC has of people from all walks of life!
More than 30 consulates representing countries from around the world While most consulates in Calgary are located in the
downtown area, you will still find a select few in the north and south parts of the city. A few of the consulates you’ll see around town include: United States, Mexico, Sweden, Poland, Britain, Hungary, Chile, Belize, Germany and Thailand!
Nearly 25 per cent of Calgarians are foreign born Did you know that there are nearly 314,000 Calgarians who are immigrants – about 26.2 per cent of the total population – which puts Calgary close behind Montreal, Toronto and Vancouver as a preferred destination of choice for newcomers to Canada? By 2020, Calgary’s immigrant population is expected to surge to 500,000 with people from China, the Philippines and India leading in migration.
Home to the largest mosque in Canada, the Baitun Nur Mosque, at 48,000 sq. ft. Built by the Ahmadiyya Muslim community in Castleridge, the Baitun Nur Mosque (translated to “House of Light”) was completed in 2008 after three years of construction and cost approximately $15 million to build. The 97-ft.-tall building has 99 Arabic words written on its exterior, each attributed to one of Allah’s character as mentioned in the holy book of the Qur’an. Inside are also classrooms, a kitchen, community gathering area, office space and a children’s play area.
12,000-plus new immigrants come to Calgary annually In 2001, Statistics Canada shows that only 20.9 per cent of Calgary’s population was made up of immigrants. Today, that number is at 26.2 per cent and is rising as time passes by! Welcome to all those who have made their way to Calgary!

DESIGNING YOUR
CHILD’S ROOM FOR TODAY AND TOMORROW
By Jo Alcorn DESIGNING A CHILD’S room can seem like a daunting task that comes with a hefty price tag. Add in the belief that a child’s room needs to re-done every few years as they grow and their tastes change, and this task goes from daunting to discouraging. But it doesn’t have to be! First and foremost, think long term. The design should incorporate elements and furniture that can grow with your child through their years, carrying them from childhood to tweens to their teen years. Don’t get carried away with a character themed room; think more generic, with colour choices and include small, replaceable (read: economical) objects to incorporate their latest character obsessions. In each of the tween rooms that I recently worked on I created reading zones. In the girl’s room I included a great HomeSense find – this chair and pink puff will be ideal for entertaining friends when that time comes; but for now, we’ve added a faux sheep skin to make it the ideal spot for her curl up with a favourite book and drift off into fantasy land. I also added in a great reading light from Bouclair. In the boy’s room, I wanted to add a zone where he could read, 28 YPNEXTHOME.CA

play games, hang out with friends, and act as an extra sleeping spot for guests (pending their age and size). This lounge chair from IKEA was the perfect fit and durability for a child. It provides a relaxing spot to kick back
with his feet up, for reading alone, or for curling up with a parent. This chair’s purpose can be transformed as he grows up, and might even move out with him! Storage for kids is key. They have so many little toys, gadgets and books that it’s great to be able to stow them away so the floor doesn’t become a clutter zone. In the girl’s room I chose chest storage with pull

out bins and doors from IKEA. This is another piece that is really timeless. You can fancy it up in the early years to be a dress-up station, while in later years it can be used for clothing storage, art supplies and more. The bed I selected for the boy’s room has a desk under it and tons of storage (Stuva Loft Bed from IKEA). There is open shelving where we
added in bins for toys and books – and a side closet that can be used for clothing or more toys. Play with textures and colours – don’t get stuck on the traditional. Allow smaller accessories to be the themed items so they can easily be changed and updated as your child grows. Patterned baskets allow for quick clean-ups and add some
fashionable elements to the space. Fun pillows and throws are budget friendly and can transform the design and mood within seconds. For instance, in the girl’s room I chose HomeSense bedding from their adult line, which is feminine by not childish. Also, going with the double size instead of twin means the bedding doesn’t have to be changed when she’s ready for a bigger bed. For the boy’s room, I chose to work with a light gray paint from Para, knowing that this room will need to age well and be cool for many years to come. The natural grey is a colour that allows the room to feel warm but is not the focal point in the room. Using a lighter colour on the walls allows the pieces within to standout. As he grows and refines his tastes, these grey walls will coordinate with future room modifications. I love to bring colour and life into a room through artwork; it’s an easy way to update and refresh any space. It also adds a personal touch by including drawings and artwork created by the room owner. For kids who love to draw or paint, having a home for their masterpieces, and one that can be updated at whim, adds a touch of their own personality to their room. Have fun shopping and creating your child’s ideal room for now and the future. This is the space where your child will dream, read, dress and grow, so go ahead and enjoy designing this space for them.

Advice | THE HOMEBUYING PROCESS
Providing a healthy indoor environment By Donna Moore AS WE APPROACH winter, most
Calgarians will start to spend more time indoors – up to 65 per cent of that time in their own homes. For this reason, the “health” of the home becomes more important to homeowners, especially those who suffer from allergies or have young children and elderly family members. In the past, residential ventilation wasn’t a major concern because people generally got enough outdoor air by opening their windows. The construction of homes today has improved dramatically with more energy savings as a result of better building materials, methods and
MORE ADVICE ONLINE ypnexthome.ca/news/advice
techniques. However, this also means contaminants can be trapped indoors, causing concern over indoor air quality – so builders add heat recovery ventilators and exhaust fans to bring fresh air in and take pollutants out. Off-gassing from building materials, paint, finishes and new furniture, excessive moisture from wet or damp basements, poorly ventilated attics and heating and air
conditioning systems can cause a buildup of mould and mildew. As well, improper ventilation and incomplete combustion in heating systems can all have an impact on the quality of air inside your home. With all this in mind, it’s good to know that today’s new homes are built to give your family the best possible indoor environment, resulting in a comfortable, enjoyable home with clean air, a comfortable moisture level and no moulds or lingering odours. Beginning with the construction and design process, home builders in the Calgary region are addressing the indoor environment. Good indoor air quality starts with solid construction that prevents air leakage and moisture penetration that eliminates dampness and cold spots. . To help prevent condensation, exterior walls are well insulated with air barriers, vapour retarders and caulking, and energy-efficient windows are expertly installed. As well, mechanical ventilation is included in every new home, using exhaust fans to remove stale or excess moist air that is often generated inside the home as a result of daily routines. Many new homes come with a heat recovery ventilator, which continuously brings in fresh, filtered air from the outside, while eliminating the stale air. These energy-efficient heating and cooling systems operate cleanly and safely, drawing air directly from the outside and venting exhaust gasses separately to avoid any risk of noxious fumes inside the home. Home “health” is as important today as your own health – and they go together: a healthy home helps create a healthy family.

showhome that presents great features and an inviting open plan proves the point that good things do come in smaller packages. Beautifully crafted, the recently opened Ventura showhome joins the Wysteria showhome as the first offerings from Creations by Shane Homes in Redstone located in northeast Calgary. Since opening the doors in early September the Ventura has been getting a great response from people due to its livable design that makes efficient use of space and is great for entertaining. “The Ventura is our former Verve model, which was our number one selling home in SkyView Ranch (the

community adjacent to Redstone),” says area manager Belal Fouani. “We’ve made the Ventura slightly narrower to fit on the zero lot line lots available in Redstone, but it doesn’t feel much smaller. “People love this home because of the open concept design,” he says. “It’s really well-laid out and functionally designed making it feel much larger than 1,457 sq. ft. and because of it there is no wasted space. “People also like the idea of the open floorplan when entertaining because they are able to socialize with their guests from anywhere on the main floor,” Fouani says. Buyers appreciate Creations’ high standard features such as granite
countertops in the kitchen and full bathrooms, tile floors and six appliances, as well as being able to customize the plan to suit their lifestyle and needs. For example, Fouani notes a recent buyer expanded Wysteria’s 1,551-sq.-ft. plan to more than 2,200 sq. ft. adding a fourth bedroom and a loft. “It’s a very nice plan and we can expand the Ventura as well. The lots are narrow, but long, so we can enlarge the home and still provide room for a deck and garage.” The Ventura presents an esthetically-pleasing exterior with a full-width front veranda that welcomes you home. You’ll adore the warm grey tones and marble look, large profile tile at the entry that extends through
much of the main floor and gives the home an elegant feel. The good-sized entryway opens to the family room, which is warmed by plush carpet and an eye-catching Cosmo fireplace with a floating maple hearth on a boxed out wall with a TV niche above adding to the ambience. Adjacent to the family room is an impressive central dining room that offers plenty of space for large dinner parties and directly across from it is a niche designed as a sitting area, but can easily be replaced with a hutch, bench or desk. Adjacent to the dining area, the huge kitchen is highlighted by an expansive granite-topped island that serves up plenty of space for food
preparation and breakfast bar seating. The kitchen also features granite countertops, a striking modified diamond-shaped tile backsplash, tile flooring, gorgeous dark cabinetry and a convenient pantry. A stainless steel double sink is located below a large window that overlooks the backyard “and parents like that because they can watch the kids playing,” Fouani says. Off the kitchen is the rear entry and a private half-bath. Heading upstairs, are two generously sized secondary bedrooms, a full bath with granitetopped vanity and an upstairs laundry. The owners’ suite at the end of the hall provides a nice private retreat with room to accommodate a king-sized bed, and owners will appreciate the ensuite with granitetopped vanity and a separate spacious walk-in closet. You can view Creations by Shane Homes’ new Redstone showhomes, the Ventura and the Wysteria, at 45 and 49 Red Embers Row NE, Calgary, Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m. Call Belal at 403.536.2313 or visit creationsbyshane.com for more information. Advice | MORTGAGE MOGUL
Are you working with the right team? By Jason Eldridge AS A FIRST-TIME homebuyer,
to say the task of purchasing one’s first home can be a little daunting could be putting it mildly. Making sure you are surrounded by the right team of professionals can make all the difference from start to finish. So, where do you start? Getting pre-approved for your mortgage financing is a critical first step. By doing so, you not only know what your purchasing power is, but you also have the knowledge of knowing your mortgage rates are going to be held for a minimum of 90 days, which will protect you if rates do go up during that time. As well, most realtors and or builders prefer if you have already been pre-approved for your mortgage. As soon as your mortgage preapproval is in place, you will likely want to work with a realtor to help you find your first home. Based on your budget, the location, style, size and other requirements you may have for your future home, a real estate professional will be able to help you find the perfect place. They will also help you with the negotiation process that will undoubtedly occur with most purchase transactions. After the purchase price has been agreed upon by all parties involved, you may choose to get a home inspection done for your own piece of mind as part of the conditions of buying that home. By having a home inspection completed, you will know if your future home either require immediately, or will be subject to any costly repairs in the near future. Now that all of the conditions have been met as per your purchase contract, you will need to get property insurance. Speaking with
c

MORE ADVICE ONLINE ypnexthome.ca/news/advice
the company that holds your car or life insurance may be an excellent start. If you are looking to see if you can acquire better coverage at a lower cost, you may wish to seek the service of an insurance broker. Like a mortgage broker, they will shop your application to several different companies looking for the best price and coverage. Once you have negotiated a purchase contract, and have acquired a full approval on your mortgage financing, you will need to seek the services of a real estate lawyer. Like any professional, not all are created equal, so calling around or getting referrals from friends
and family could be very helpful. Getting quotes, and finding out if they have time to work with you is very important as purchasing a home can be a time sensitive situation. Some lawyers offer an “all inclusive” fee for purchasing a home, while others may have a standard fee plus additional costs depending on the complexity of the purchase and the requirements of the financial institution providing the mortgage. By working with the right group of people to assist you with your first home purchase, you will find that if or when the time comes to sell and or purchase another property, you will be that more confident going through the process once again. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month…

Landscaping in the fall By Brad Jackman WITH THE LEAVES falling and winter
soon upon us, landscaping may not be at the forefront of your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate going into 2016. When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very differently. Hire a company that uses quality equipment, utilizes the best products available 42 YPNEXTHOME.CA
and installs everything professionally. Many landscape companies do not address all aspects of landscaping. Find one that will complete the task from start to finish and handle any subcontracting required. Have a plan. You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in the spring. There are many different approaches to your project. The final
“Homeowner’s options are plentiful, with a variety of high quality products and many different design concepts your landscape plan can be customized to compliment any size and shape of property.” result will fall between what you can plan and budget for and what your landscaper is capable of creating. Homeowner’s options are plentiful, with a variety of high quality products and many different design concepts your landscape plan can be customized to compliment any size and shape of property. Natural Stone is a very high quality material to use for landscaping. Serenity,
timelessness, balance, beauty and function are all traits of natural stone. Natural stone can be used in almost all facets of landscape construction. Landscape lighting is a phenomenal way to enhance your outdoor space and bring your yard and nature to life. Lighting provides your space with energy, safety, balance and interest. The ambient glow of landscape lighting sets the mood for your yard.
Custom irrigation systems are an excellent way to conserve water and reduce your yard maintenance. Paving stones are also an option that can be creatively incorporated into your space. Paving stones are more cost effective than natural stone and come in a wide variety of colors, textures, and sizes. Concrete is a product which is extremely functional, low maintenance and is very cost effective. Concrete can be done with a brushed, exposed or stamped finish and is excellent in many facets of landscaping. Custom woodwork is a wonderful compliment to your yard. Decks, Pergolas, Fences, Retaining walls can all be built a number of different ways. Like most aspects of Landscape construction choosing the right material is key. Landscaping improves your quality of life, the value of your home and adds a little personal touch. Landscape 360 is a full-service landscape construction company. Our philosophy is based upon professionalism, quality, trust and respect. Based in Calgary, Landscape 360 specializes in residential, estate and acreage landscape construction.

Ask An Expert
Q&A
By Heather Ryan
Warm up your home decor for fall Q: With summer ending for another year, can you share some ideas to warm up my home decor for the fall? A: “This is a good time of year to start preparing the nest, making your home cosier and getting ready for the long months of winter,” says Kal Macdonald, interior design supervisor for Shane Homes. “To that end you can infuse your home with warm fall colours,” he says. “Typically in the past we’ve seen a lot of rust, crimson and orange for fall, but this year we’re seeing green, plum and cranberry.” Forest green mixed with brick red and plum in accents and accessories is hot right now as is forest green combined with neutral black and greys for a contemporary look. “Using warm tones combined with green gives you a fresh and updated look to your typical fall colours,” Macdonald adds.
46 YPNEXTHOME.CA
Another idea to warm your decor and prepare for winter is to bring out throws and blankets for chairs, beds and sofas. These are often fleece, but heavy wools or horse blanket style is in trend and add a textured look to the room. “We’re also seeing more plaid on fashion runways and that’s transferring to home decor in blankets and cushions,” Macdonald says. He adds that baskets storing blankets, cushions or reading material sitting beside a chair makes a nice addition to the decor. You can also fill them with decorative gourds or pumpkins, or place a small basket of fresh apples on the island. ASK AN EXPERT: by HEATHER RYAN Candles add to the ambience and warm up any room. “One thing I’ve done is that instead of placing individual candles around the room I make a statement piece by placing candles of different colours and heights on a mirrored tray in a big cluster,” Macdonald says. “You can put this on your kitchen island or a coffee table in the living room and I love it because they burn at different heights, which looks amazing.” Since the days are getting shorter and nights are longer another eye-catching new trend in fall decor is the installation of oldfashioned Edison-look bulbs in place of standard bulbs. “If you have lights bulbs that are visible putting in these bulbs can create a nice old-fashioned, homey feel.”

THE BELTLINE is a unique area of the city, where highrise and walk-up residences mix with retail, restaurants and parks. Flush with greenspaces, a favourite is Central Memorial Park, a popular spot for weddings. The Beltline can be described as one of the most densely populated and vibrant communities in Calgary; full of families and young professionals.
Lifestyle The Beltline’s lifestyle is definitely active and vibrant, as residents love to be in the mix of culture, food and style. All year round, people enjoy the outdoors in the Beltline parks such as Central Memorial Park. Patios are jam-packed in the summer and new restaurants are always opening. A great area for families, there is plenty of activities and resources for all ages. Vibe It’s a hip and trendy community busting at the seams with young families, professionals and long-time residents. An active lifestyle is favoured in this area, complete with plenty of parks to exercise and play in. It is 56 YPNEXTHOME.CA

Meet the Neighbours With all the amenities and parks nearby, this is an ideal place for families who want to live the condo lifestyle. As you might imagine, it is already filled with lots of kids and dogs. However, if you are more into the adult lifestyle, don’t dismay – there are plenty of condo buildings that are adults-only. In the Area The Beltline area is slightly above average. Rents have gone up in recent years due to high demand and newer condo buildings introduced to the market. However, you can still find affordable accommodations to live in. This area also has both high-end eateries and lower-end coffee joints, making it a decent place to grab a bite to eat. Planes, Trains & Automobiles One of the best ways to get around is by public transit. Thanks to the central location, you can get around

quite easily. Residents also love to use Car2Go or ride their bikes. Pedestrians are also everywhere – it is a very walkable area of the city with such close access to downtown Calgary. The Good, the Bad & the Rest One of the best things about the Beltline is its easy access to the Sheldon Chumir Health Centre. With an Urgent Care admittance among many other clinics in the building, it is very helpful for residents of this area. Haultain Park, Central Memorial Park, Beaulieu Garden and others make this a friendly area to enjoy public greenspaces.

Alberta Canadian Home Builders’ Association
CONGRATULATIONS TO ALBERTA’S BEST The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is pleased to present the 75 finalists and 25 winners of the 2015 CHBA – Alberta Awards of Excellence in Housing. From this group of strong competitors judges selected the recipients of the Builder of the Year Awards in three categories: multi-family, small volume and large volume - the Ralph Scurfield Builder of the Year Award. CHBA – Alberta is especially proud to honour the outstanding commitment to providing safe workplaces shown by the three winners of the Safety Leadership Awards. A safe work site is an important way our members demonstrate professionalism. Builders, renovators and developers from across Alberta submitted 400 entries. The homes, renovations and communities illustrate the pride members take in their work and the fierce competition in the Alberta marketplace to exceed customer expectations. Our thanks to the more than 140 industry members who volunteered to judge the entries. In the pages of this special publication you will find examples of excellence in the wide range of products offered by our members: single and multi-family homes at all price points, home renovations, and community developments. Whether you are looking to buy or renovate a home, you will find lots to love by starting with a visit to the show homes and websites of this year’s winners and finalists. They truly are Alberta’s best!
Tally Hutchinson President CHBA – Alberta

The Ralph Scurfield Builder of the Year Award is named for the late industry pioneer who founded Nu-West Homes and went on to become one of Calgary and Alberta’s leading citizens and entrepreneurs. The award is sponsored by RBC Royal Bank and presented to a large volume builder. The Builder of the Year award is presented for the best overall score in the 2015 awards competition. To win the prestigious award, builders were awarded points for every entry that placed in the top three in individual categories. They also earned points for having a certificate of recognition in safety. Points are also awarded based on their customer satisfaction survey results. Finally, builders have the opportunity to earn points for volunteerism. The builder with the most combined points wins.

Mortgage Options
Mortgage Types
You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.
All mortgages are of two basic types:
OPEN MORTGAGE Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.
CLOSED MORTGAGE Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.
PORTABLE MORTGAGE Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The down payment has to be at least 20%. INSURED OR HIGH-RATIO A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
