In the days leading up to the Bank of Canada’s interest rate announcement last month, some economists wondered if another rate reduction might be in the offing. Spotty economic conditions and challenging housing markets in some areas led some to believe the economy needed a boost. While these points may be true, the BoC held its overnight lending

rate at 0.5 per cent, and this is generally good news. And there are no guarantees, but it’s unlikely there will even be a hike during the next announcement on Oct. 21. Homebuyers and owners, however, should take caution, and not confuse cheap money with free money. Interest rates will eventually rise, so make sure you’re not getting yourself in over your head.

Home to Canada’s first Muslim Mayor, Naheed Nenshi Back in 2010, Naheed Nenshi became Canada’s very first Muslim Mayor, beating out two more well-funded candidates at the voting box. Today he is still YYC’s mayor and even won the “World Mayor Prize” in 2014, honoring his development and vision for urban living and naming him as one of the best mayors in the world!

The 25th Annual Pride Parade had about 60,000 people in attendance The numbers were right! In early September 2015, Calgary’s Annual Pride Parade saw close to 60,000 in attendance – about 10,000 more than the previous year. The event was held along 9th Avenue SW between 11th Street SW and 1st Street SE and also included Shaw Millennium Park. It goes to show just how much acceptance YYC has of people from all walks of life!

More than 30 consulates representing countries from around the world While most consulates in Calgary are located in the

Home to the largest mosque in Canada, the Baitun Nur Mosque, at 48,000 sq. ft. Built by the Ahmadiyya Muslim community in Castleridge, the Baitun Nur Mosque (translated to “House of Light”) was completed in 2008 after three years of construction and cost approximately $15 million to build. The 97-ft.-tall building has 99 Arabic words written on its exterior, each attributed to one of Allah’s character as mentioned in the holy book of the Qur’an. Inside are also classrooms, a kitchen, community gathering area, office space and a children’s play area.

DESIGNING YOUR

CHILD’S ROOM FOR TODAY AND TOMORROW

By Jo Alcorn DESIGNING A CHILD’S room can seem like a daunting task that comes with a hefty price tag. Add in the belief that a child’s room needs to re-done every few years as they grow and their tastes change, and this task goes from daunting to discouraging. But it doesn’t have to be! First and foremost, think long term. The design should incorporate elements and furniture that can grow with your child through their years, carrying them from childhood to tweens to their teen years. Don’t get carried away with a character themed room; think more generic, with colour choices and include small, replaceable (read: economical) objects to incorporate their latest character obsessions. In each of the tween rooms that I recently worked on I created reading zones. In the girl’s room I included a great HomeSense find – this chair and pink puff will be ideal for entertaining friends when that time comes; but for now, we’ve added a faux sheep skin to make it the ideal spot for her curl up with a favourite book and drift off into fantasy land. I also added in a great reading light from Bouclair. In the boy’s room, I wanted to add a zone where he could read, 28 YPNEXTHOME.CA

You can fancy it up in the early years to be a dress-up station, while in later years it can be used for clothing storage, art supplies and more. The bed I selected for the boy’s room has a desk under it and tons of storage (Stuva Loft Bed from IKEA). There is open shelving where we

added in bins for toys and books – and a side closet that can be used for clothing or more toys. Play with textures and colours – don’t get stuck on the traditional. Allow smaller accessories to be the themed items so they can easily be changed and updated as your child grows. Patterned baskets allow for quick clean-ups and add some

fashionable elements to the space. Fun pillows and throws are budget friendly and can transform the design and mood within seconds. For instance, in the girl’s room I chose HomeSense bedding from their adult line, which is feminine by not childish. Also, going with the double size instead of twin means the bedding doesn’t have to be changed when she’s ready for a bigger bed. For the boy’s room, I chose to work with a light gray paint from Para, knowing that this room will need to age well and be cool for many years to come. The natural grey is a colour that allows the room to feel warm but is not the focal point in the room. Using a lighter colour on the walls allows the pieces within to standout. As he grows and refines his tastes, these grey walls will coordinate with future room modifications. I love to bring colour and life into a room through artwork; it’s an easy way to update and refresh any space. It also adds a personal touch by including drawings and artwork created by the room owner. For kids who love to draw or paint, having a home for their masterpieces, and one that can be updated at whim, adds a touch of their own personality to their room. Have fun shopping and creating your child’s ideal room for now and the future. This is the space where your child will dream, read, dress and grow, so go ahead and enjoy designing this space for them.

Providing a healthy indoor environment By Donna Moore AS WE APPROACH winter, most

Calgarians will start to spend more time indoors – up to 65 per cent of that time in their own homes. For this reason, the “health” of the home becomes more important to homeowners, especially those who suffer from allergies or have young children and elderly family members. In the past, residential ventilation wasn’t a major concern because people generally got enough outdoor air by opening their windows. The construction of homes today has improved dramatically with more energy savings as a result of better building materials, methods and

techniques. However, this also means contaminants can be trapped indoors, causing concern over indoor air quality – so builders add heat recovery ventilators and exhaust fans to bring fresh air in and take pollutants out. Off-gassing from building materials, paint, finishes and new furniture, excessive moisture from wet or damp basements, poorly ventilated attics and heating and air

conditioning systems can cause a buildup of mould and mildew. As well, improper ventilation and incomplete combustion in heating systems can all have an impact on the quality of air inside your home. With all this in mind, it’s good to know that today’s new homes are built to give your family the best possible indoor environment, resulting in a comfortable, enjoyable home with clean air, a comfortable moisture level and no moulds or lingering odours. Beginning with the construction and design process, home builders in the Calgary region are addressing the indoor environment. Good indoor air quality starts with solid construction that prevents air leakage and moisture penetration that eliminates dampness and cold spots. . To help prevent condensation, exterior walls are well insulated with air barriers, vapour retarders and caulking, and energy-efficient windows are expertly installed. As well, mechanical ventilation is included in every new home, using exhaust fans to remove stale or excess moist air that is often generated inside the home as a result of daily routines. Many new homes come with a heat recovery ventilator, which continuously brings in fresh, filtered air from the outside, while eliminating the stale air. These energy-efficient heating and cooling systems operate cleanly and safely, drawing air directly from the outside and venting exhaust gasses separately to avoid any risk of noxious fumes inside the home. Home “health” is as important today as your own health – and they go together: a healthy home helps create a healthy family.

to say the task of purchasing one’s first home can be a little daunting could be putting it mildly. Making sure you are surrounded by the right team of professionals can make all the difference from start to finish. So, where do you start? Getting pre-approved for your mortgage financing is a critical first step. By doing so, you not only know what your purchasing power is, but you also have the knowledge of knowing your mortgage rates are going to be held for a minimum of 90 days, which will protect you if rates do go up during that time. As well, most realtors and or builders prefer if you have already been pre-approved for your mortgage. As soon as your mortgage preapproval is in place, you will likely want to work with a realtor to help you find your first home. Based on your budget, the location, style, size and other requirements you may have for your future home, a real estate professional will be able to help you find the perfect place. They will also help you with the negotiation process that will undoubtedly occur with most purchase transactions. After the purchase price has been agreed upon by all parties involved, you may choose to get a home inspection done for your own piece of mind as part of the conditions of buying that home. By having a home inspection completed, you will know if your future home either require immediately, or will be subject to any costly repairs in the near future. Now that all of the conditions have been met as per your purchase contract, you will need to get property insurance. Speaking with

Warm up your home decor for fall Q: With summer ending for another year, can you share some ideas to warm up my home decor for the fall? A: “This is a good time of year to start preparing the nest, making your home cosier and getting ready for the long months of winter,” says Kal Macdonald, interior design supervisor for Shane Homes. “To that end you can infuse your home with warm fall colours,” he says. “Typically in the past we’ve seen a lot of rust, crimson and orange for fall, but this year we’re seeing green, plum and cranberry.” Forest green mixed with brick red and plum in accents and accessories is hot right now as is forest green combined with neutral black and greys for a contemporary look. “Using warm tones combined with green gives you a fresh and updated look to your typical fall colours,” Macdonald adds.

Another idea to warm your decor and prepare for winter is to bring out throws and blankets for chairs, beds and sofas. These are often fleece, but heavy wools or horse blanket style is in trend and add a textured look to the room. “We’re also seeing more plaid on fashion runways and that’s transferring to home decor in blankets and cushions,” Macdonald says. He adds that baskets storing blankets, cushions or reading material sitting beside a chair makes a nice addition to the decor. You can also fill them with decorative gourds or pumpkins, or place a small basket of fresh apples on the island. ASK AN EXPERT: by HEATHER RYAN Candles add to the ambience and warm up any room. “One thing I’ve done is that instead of placing individual candles around the room I make a statement piece by placing candles of different colours and heights on a mirrored tray in a big cluster,” Macdonald says. “You can put this on your kitchen island or a coffee table in the living room and I love it because they burn at different heights, which looks amazing.” Since the days are getting shorter and nights are longer another eye-catching new trend in fall decor is the installation of oldfashioned Edison-look bulbs in place of standard bulbs. “If you have lights bulbs that are visible putting in these bulbs can create a nice old-fashioned, homey feel.”

Mortgage Types

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

All mortgages are of two basic types:

OPEN MORTGAGE Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The down payment has to be at least 20%. INSURED OR HIGH-RATIO A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
