For all the challenges the Alberta economy is facing in the wake of the oil slump, real estate markets in Calgary and Edmonton are outshining their prairie neighbours Regina and Saskatchewan. According to the latest Royal LePage House Price Survey, home prices in Canada showed moderate to strong year-over-year increases in most markets in the third quarter.

The Calgary housing market continued to weather the energy downturn due to a diversifying economy, with the aggregate price of a home rising 0.8 per cent to $465,374. The median price of a two-storey home increased one per cent on a year-over-year basis to $522,052, while bungalows saw a small drop of 0.4 per cent to $451,937.

MATTAMY HOMES pays homage to the historic local roots of its Southwinds community in Airdrie with the dedication of a large central park honouring the land’s homesteading family. “Osborne Park is at the heart of Southwinds and named after the original family that had been there since the early 1940s,” says Joe Case, land development manager. “The family has played an important role in the development of Airdrie and in the area’s history being members of the Nose Creek Historical Society and Nose Creek Valley Museum. “The family still lives in the area, so we wanted to ensure we built a relationship with them in the process of developing Southwinds,” Case says. “A monument in Osborne Park has a plaque dedicated to the family with an aerial photo shot in 1942 of the homestead that is still there today.

“We also have a number of Osborne street names throughout the community,” he adds. “This was done with the Osborne’s blessing, as they had been involved in the planning and visioning process for the community.” The most prominent street name will be Osborne Drive, which runs east/west through the community next to the original homestead and connects to land on the west side of Southwinds, which was also owned by the Osbornes. Another significant street name is Osborne Park, immediately adjacent to the park which was dedicated to the family in late October. Being located in the centre of the community, Osborne Park is a central meeting place for all residents. “During the planning process, we intentionally designed the community around the park with no residences backing onto


it, making it truly a public space in its purest sense as there’s no proprietary feel to it. You can enjoy every inch of the park without looking into someone’s backyard,” Case says. The almost three-acre park has a central plaza with seating areas, picnic area and a large trellis, as well as a large playground structure, a toboggan hill and a puddle rink with lights that can be flooded in the winter for a skating. Also setting Mattamy communities apart from others is that it develops a community one street at a time so that when people move in all the homes on the street are complete, and amenities are created alongside home construction (weather permitting). Another key amenity already developed is a storm water pond that was integrated with an environmental reserve in one of the first phases. “We

went through a detailed process of harvesting 10,000 cuttings from the existing wetland, letting them grow in a nursery and segregating the unique wetland soils,” Case explains. “After grading we put the soil back and replanted the cuttings. It’s since grown into a virtual forest providing a protected environmental reserve for residents to enjoy. It’s an absolute success and a model Airdrie will use for future storm water ponds.” Located on a 150 acres, Southwinds will eventually consist of 1,150 homes. A few hundred homes are already occupied in the first few phases. Mattamy is currently selling single- and multi-family homes in Phases 3 and 6. In November, Mattamy is releasing walkout lots that back onto the environmental reserve. Buyers in Southwinds have a wide

range of homes styles to choose from, from Urban Townhomes featuring rear-attached double garages, to threestorey Village Homes with single-car front-attached garages, and starter and move-up single-family homes with double front-attached garages. Homes in Southwinds showcase Contemporary, Craftsman, Colonial and Prairie architectural styles, which combined with ample trees, inviting front porches and discreet garages integrated into the home create visually appealing streetscapes. 5 things to consider when buying a new home By Cody Battershill

IF YOU’RE IN THE MARKET for a new home in Calgary, chances are that you have a list of features you want included – some must-have’s, and a few that you’re probably more flexible on – before signing on the dotted line. Here are some key features that you should always consider and evaluate for yourself when viewing new properties as they can drastically affect your living experience and resale value down the road.

Calgary’s new home builders have such a wide variety of builds and floorplans available these days that you really don’t have to settle for a layout that is nearly perfect – except for that one part that you just can’t get over. It could be that the master bedroom is too small, its bathroom too thin or perhaps the kitchen doesn’t have that ideal set up you want. Whatever it is, know that you will likely find another floorplan or different builder all together that has these things you desire – so shop around!

Typically, there’s a drastic difference in the space between two new inner city infills compared to two suburban homes, and this can affect how private the space feels. If privacy is a huge factor for you when buying a new home, consider checking the views from each of the windows inside and out, and do a perimeter walk around the property to gauge if you are comfortable with it all.

#2 Windows and natural lighting Usually, the more windows a new home has the better, not only for natural lighting, but also the open feel they create when well-placed and are the right size. Windows should also be positioned and sized accordingly to give you a decent amount of privacy from outside eyes. Natural lighting is a huge factor when it comes to getting the most out of your living space and enjoying it to the fullest. A lack of natural light can be a problem in the future when reselling and can also put a damper on how you feel about being in a particular space.

The way a house is positioned on its lot can greatly affect the amount of natural light it receives during daytime, as well as influence your cooling and heating bills. A new home facing east will have a bright and warm morning and evening, with natural light entering the home during these hours. On the other hand, a north facing home might not get as much sunlight and make for a cooler living space during those hot summer days.

#5 Location Last but not least, location is probably one of the most important factors when buying a new home in Calgary. For example, buying in a new community with a proposed elementary school on its way is a great opportunity for couples planning to be parents, although if it were across the city from work, there might cause more headache than benefit. It basically comes down to what you’re comfortable with and what area of the city is best for your wants, needs and lifestyle. and costs surrounding the possibility of a new arena, fieldhouse and redevelopment of West Village adjacent to the complex. The $950-million project dubbed CalgaryNEXT, introduced in August by Ken King, CEO of the Calgary Sports and Entertainment Group – which owns the NHL Flames and the CFL Stampeders – has been front-page news across the city. Even after making public that the city was considering a bid on the 2026 Winter Olympics, an event that would likely require a new rink, Mayor Naheen Nenshi seemed quizzical about the benefits of such facilities for Calgary. He cites a “stack of academic reports” that claim there is never an economic benefit out of these sorts of investments. Calgarians appear split on the notion of replacing the Saddledome with a new venue. In a recent survey, almost half of the respondents were against the city and the sports ownership group each chipping in $200 million to the project. City councillors argue that citizens aren’t thrilled with taxpayers’ dollars going into sports infrastructure, while other elected officials say the proposal is necessary to spark downtown activity. According to the CalgaryNEXT financial plan, additional money would come from a $240-million Community Revitalization Levy which would be paid back in taxes affecting residents and businesses in West Village, which would also receive a makeover. Remaining funds would come via $250 user fee and ticket tax charged to patrons of the new sports facilities. “It is premature to comment on how this will affect taxpayers,” says King. “Our proposed funding model was developed to work in conjunction with existing city plans of building out the West Village and the construction of a fieldhouse for the city. Welcome to Canada Mortgage basics for newcomers By Jason Eldridge FRESH OFF THE HEELS of a historic

election that now sees a liberal government leading our country for the next four years, and given that part of their platform was to open our borders and welcome immigrants to move to Canada, this is a good time to review the mortgage programs that banks, financial institutions and insurers offer new Canadians. Under the Genworth, CMHC and Canada Guaranty New To Canada Programs, immigrants who have relocated to Canada within the past five years (and who have either a valid work VISA or who have obtained their landed immigrant status) are eligible to purchase a property with as little as five per cent of the purchase price as the required down payment. Such properties must be marketable, and may include single-family homes, condos or townhomes, and these property types may be purchased through a builder or on the resale market. From a qualifying perspective, clients wishing to qualify under the New to Canada Programs must have either established Canadian credit (assuming they have been living in Canada and have had credit for a minimum of one year) and meet the minimum credit requirements of both the lender and the insurer, or they have to provide a copy of either an acceptable international Equifax or Transunion credit report. Failing this, two alternate sources of credit verification for a minimum of 12 months must be provided. This would include a letter from a landlord confirming rental payment history for where they are currently living and confirmation of a utility,

cell phone or cable bill being paid as agreed for a minimum of a year for that same address. With respect to income, each applicant must have full-time, permanent employment and have been working with their current employer for a minimum of three months. If you are already operating your own business in Canada, you must have filed a minimum of two personal income tax returns while operating your own business in order to caluculate an average annual income that may be used for qualifying purposes. As with most home purchases, the down payment must come from traditional down payment sources

such as accumulated savings (90 day transaction history of the bank and/ or investment account(s) must be provided), a non-repayable gift from an immediate family member (parent, grand-parent or sibling) or the sale proceeds from the sale of another property, just to name a few. For those who have just moved to Canada, and don’t have either a valid work VISA or landed immigrant status, CMHC offers those clients the option to purchase a property with as little as 10 per cent down payment. It is important to note that not all lenders participate in the New to Canada Programs, so in order to get the best advice and product offerings, I recommend you to contact me with a request for more details.
