BRAD REMINGTON HOMES TURNS ITS FOCUS NORTHWARD WITH

And now, that seed is coming into full bloom as Brad Remington Homes continues to grow and turns its focus northward with its newest development in a prime location in Calgary’s New North – Sage Hill Park. The multi-awarded developer announced last month that it has secured nine acres of land in Genesis Land Developments’ Sage Meadows, located off Symon’s Valley Road to build Sage Hill Park, which will consist of eight buildings over two phases. “We’ve had our eye on this area for a long time. It’s a beautiful parcel backing onto parkland, with the escarpment and Nose Creek to the east and a pathway that comes right into the property. You can literally mountain bike right

outside the front door,” Logel says. “It’s a great location because it’s in an already established community with an abundance of existing amenities in place… It’s a short walk to the farmers’ market across the street. “Simply put, the location is nothing short of incredible,” he adds. “Sage Hill Park is positioned in the centre of what is becoming the Gateway to the New North with terrific access to Stoney Trail, Symon’s Valley Road, and 144 Avenue N.W. Residents will be able enjoy major shopping centres, services and restaurants all just minutes away. “We’re super excited about Sage Hill Park and the opportunity to grow in the northwest; with My Legacy Park and Sage Hill Park I

feel we have two of the strongest locations in the city.” Sage Hill Park will have approximately 600 apartmentstyle condos over the eight buildings. The plan is in the early stages of the approval process, but Logel expects to start pre-sales in the spring with construction to start this time next year. NEW VS RESALE EXPLORE YOUR HOMEBUYING OPTIONS

There’s nothing like moving into a brand new home, be it a singlefamily house, condominium or townhome. Clean and modern, with everything you ordered and in exactly the colours you chose. Then again, you may not be able to afford new construction. Perhaps no housing of the style you require is being built in your neighbourhood. Or maybe you’re not sure which is the better value for future resale. Let’s examine the considerations in this choice. • New construction can carry a 4.48-per-cent net GST cost after the builder gets the tax input rebate. Some developers roll the GST into the advertised price, while some list it separately. For uniform comparison, you should ensure all your prices include the GST. For a price-per-square-foot comparison among projects, and to pre-owned condos, divide asking price (including GST) by the square footage to arrive at the dollar cost per square foot. • A pre-construction purchase can save you money, because builders often discount prices to those initial buyers who lay down some cash and must wait for occupancy, and help the builder show the construction lender that there is market demand. But do you really want to wait 12 to 18 months or more to move in? As well, a minority of these projects never proceed, which gets you

your deposit back, but that’s about all. In some projects, marketing is aimed at investor-owners, not future residents, so keep in mind you may end up living in a largely rental building. • A pre-construction purchase can yield a tidy profit for an investor in a popular project who sells at completion when demand is high and the developer has largely sold out of homes. But in cases where units remain available, or when there are further phases being built, resale buyers may not be interested in a near-new unit when they can get an brand new one next door for the same price. • An alternative to brand new or resale condominiums is a “conversion,” in which an older rental building is converted to condominium ownership, after major renovations to the building. These are more common in older neighbourhoods than in newer districts. These can also give you the sheen of new interiors, yet the

price discount – and some of the practical realities – of an older building. Note that GST is usually not chargeable on conversion projects. If you want guidance through the labyrinth of options, let a condominium-qualified real estate agent be your guide. As a buyer, it costs you nothing to employ a professional, as their fee is usually included in the sale price. Some realtors will also prepare or pay for a condominium documents analysis before you finally buy your new condo home — regardless of whether it is brand new or a resale. INTEREST RATES INCREASE – TWICE

The Bank of Canada (BoC) raised its benchmark interest rate – for the first time in seven years – in July to 0.75 per cent. In September, the BoC raised the rate again to one per cent. Canada is the most unaffordable real estate market in North America, according to a study by Points2 Homes. The affordability ratio was calculated to measure affordability (the median home sale price divided by the median annual family income) in 50 of the most populous cities in Canada, the U.S. and Mexico. The higher this ratio is, the more time it takes to pay off your house, and the wider the affordability gap. The study found that Canada is North America’s most expensive market, with Vancouver topping the list, and out-ranking pricey U.S. markets such as Manhattan and San Francisco. Other Canadian markets on the list were Toronto (number 13), Mississauga (14), Montreal (31) and Calgary (32).

Budget 2017 proposed to spend more than $11 billion over 11 years in a variety of initiatives, including renewed federal investments combating and preventing homelessness, making more lands available for affordable housing, and a new $5-billion National Housing Strategy, which would be introduced later in 2017 focusing on critical housing issues and support for vulnerable citizens. However, the budget was criticized after failing to address key market-related issues, such as affordability concerns among first-time buyers.

CANADA DEEMED MOST EXPENSIVE HOUSING MARKET

NEW MORTGAGE STRESS TEST

The Office of the Superintendent of Financial Institutions (OSFI) announced that, effective Jan. 1, 2018, all uninsured borrowers – those with a down payment of 20 per cent or more – must undergo a “stress test” and qualify at a new minimum rate, which is the greater of the Bank of Canada’s five-year benchmark rate (currently 4.89 per cent) or 200 basis points higher than their actual rate. The changes will affect the amount buyers can afford; in one example, $706,692 under the old rules, and $559,896 under the new guidelines.

NATIONAL HOUSING STRATEGY

After more than a year of consultations with everyday Canadians, experts, stakeholders, provinces and municipalities, the federal government unveiled Canada’s first ever National Housing Strategy in November. Intended to help reduce homelessness and improve the availability and quality of housing for Canadians in need, the 10-year, $40-billion plan aims to: • Reduce chronic homelessness by 50 per cent • Remove more than 530,000 households from housing need • Create four times as many new housing units as built under federal programs from 2005 to 2015 • Repair three times as many existing housing units as repaired under federal programs from 2005 to 2015, and • Protect an additional 385,000 households from losing an affordable place to live.

FIRST-TIME HOMEBUYERS’ GUIDE: PREPARING YOUR FINANCES

The most common questions I get from first-time homebuyers are about finances. If you’re in the market for your very first property, here’s how you should begin preparing your finances to accomplish your real estate goals. 1. DECIDE IF IT’S THE RIGHT TIME TO BUY

Is now a good time to buy? You may want to get into homeownership as soon as possible – which is great – but there are financial factors to consider: What do benchmark price trends look like for the product you’re interest in buying? For example, dropping benchmark prices for a given type of property over an extended period of time could give you forewarning to the possibility of a continuing downward trend. This might not always be the case, but it’s something to consider. Calgary’s residential sectors are dynamic and have benchmark price increases or decreases that may vary considerably. For example, an overall benchmark decline of 1.4 per cent year-overyear may be dominated by the apartment-style product and not properly reflect a benchmark price gain of two per cent over the same 36  NextHome.ca

time frame seen in the singlefamily detached sector. What kind of home type are you looking at buying? If you want a deeper understanding of past, current and forecast price trends, ask your local real estate agent. They should be happy to assist you. What are the current interest rates offered by lenders? For example, in July 2017, the Bank of Canada (BoC) raised its interest rate from 0.5 to 0.75 per cent. In September, the Bank raised the rate again to one per cent. Rising interest rates by the BoC puts upward pressure on fixedrate mortgages, especially after successive increases. If you’re considering a variablerate mortgage, this moves up or down in step with the Bank of Canada and typically follows along with the general direction of the economy and monetary policy. A slight change in interest rate may not be a deal breaker, but it’s something to consider to make

sure you are comfortable with the costs over the long-term. Is it a buyers’ or sellers’ market? A buyers’ market is a wonderful time to buy real estate, as there is typically less competition between prospective buyers and more inventory in the market, which helps with pricing negotiations between the parties involved. A sellers’ market is typically more competitive between potential buyers and is a common preceding condition for multiple offer scenarios. If there’s less inventory to choose from, buyers often have to make faster decisions. Be prepared for all conditions and know what kind of market you’re getting into. 2. PREPARE YOUR CREDIT

Whether you get a mortgage depends on your credit, job, down payment and other financial details. Therefore, it’s important to prepare your credit so it’s in the best shape possible when seeking mortgage pre-approval.


Review your credit report & dispute any inaccuracies Contact a company that provides credit reports, scores and rating services many months before you’re thinking about buying your first home. If you’re thinking of buying in the next year or two, it’s always better to have more time and to be the most prepared – so check early. The disputing process can take a while to complete if there’s an issue with your credit. Better get started sooner than later if there’s anything on your credit accounts that need to be changed. Credit reporting errors aren’t as uncommon as you’d hope for in Canada. It’s a good habit to check your credit score regularly for inaccurate or fraudulent activities. Avoid new credit & minimize credit purchases There’s a certain risk factor associated with opening a new credit line. Doing so up to six months before applying for a mortgage may negatively affect your chances of getting the amount and interest rate you hoped for from a lender. Also, the excitement of potentially buying your first home may have you thinking about buying some things for the house well beforehand. It’s best you try to keep your debt utilization ratio low before applying for a mortgage. Debt utilization ratio is basically your total annual income before taxes divided by your total debt. 3. DETERMINE WHAT YOU CAN AFFORD

Chances are that if you’re serious about buying your first home in Calgary, you’ve been saving money for quite some time.

Down payment: CMHC Insurance? Buying a home without a 20-percent down payment on the purchase price means you must obtain insurance from Canada Mortgage and Housing Corp. (CMHC) or another mortgage insurer. This is required by the government. This premium is the highest for the five per cent down minimum, and decreases depending on the amount of your down payment. The premium fully disappears when a down payment of 20 per cent or more of the purchase price is made. Additional costs CMHC insurance is just one of many additional costs you’ll have to consider on top of your mortgage. Other fees include: • Legal fees • Utilities • Moving fees • Home insurance • Condo document review (for condo buyers) Other potential fees include: • Mortgage application fees • Mortgage life insurance • Appraisal fees • Land survey fees • GST on new homes • Utility contract buyouts With careful consideration and a little bit of research, you can get a reasonable estimate of how much these additional costs will total. 4. SHOP AROUND FOR A MORTGAGE

But just with any major purchase in life, you’ll want to shop around before making such a major decision. Different lenders may have different rates and fees. For example, two lenders may offer the same interest rate, but one may offer better mortgage terms or additional pre-payment privileges. Your real estate agent should have someone in mind if you need to talk to a mortgage specialist or seek pre-approval for a mortgage. ASK QUESTIONS

This year, style maven Janette Ewen partners with Home Depot to bring you her top tips for trimming the tree.


JANETTE EWEN’S TIPS FOR TREE DECORATING 1. PICK A LOCATION. Choose a low-traffic area away from fireplaces and heaters and secure your tree in place. Try placing your tree in a planter box for a more modern look or add a tree skirt for a traditional feel. 2. PRUNE TO PREP. If you’re using a live tree, study it from a distance. Prune any small growths that jut out from the top and bottom of the branches. 3. FLUFF TO PERFECTION. With a faux tree, fluff and shape the branches to hide the trunk and make the tree look fuller. Be sure to check the branches from different angles to spot any neglected areas. Wear gloves to protect your hands. 4. ILLUMINATE. When selecting lights, choose a strand colour that matches your tree so the wire will be easily hidden. Start at the base of the tree and work your way up, wrapping lights around every branch from trunk to tip and back. 5. ADD GARLAND. Start at the top of the tree and slowly increase the amount of garland between each row, as you work your way down. Plan to use two strands of garland for every vertical foot. 6. PICK A THEME. Stay true to your personal style by decorating your tree to reflect the style of your home. Ornaments don’t have to match perfectly to look flawless – just remember to repeat and have fun with it. 7. PREP THE AREA. Place towels or blankets under the tree to protect fragile items in case any accidents occur. Hang antique or delicate ornaments near the top of the tree, where they will be less likely to get knocked off. 8. SHOWCASE YOUR FAVOURITES. Start by placing ornaments with sentimental value in prime positions and follow up with more dominant pieces to establish a rhythm. Next, hang large ornaments, spacing them evenly around the tree and fill in with any medium- and small-size decorations. 9. EVALUATE. Always take a step back when decorating to see which areas need filling. Hang a few

ornaments closer to the trunk to create depth and interest and don’t forget the back of the tree. Finish dressing your tree by adding any specialty items, such as clip-on ornaments, faux flowers or icicles. 10. PLACE YOUR TOPPER. Whether it’s an angel, a star or an oversized bow, remember to use a topper that complements the profile of your Christmas tree. For a tree with a traditional full silhouette, opt for a more brilliant topper such as a star or an angel. For narrow or slim trees, try an elongated topper to enhance its slender form. Q+A WITH CARMEN WYTON, CHIEF EXECUTIVE OFFICER, BUILDING INDUSTRY AND LAND DEVELOPMENT ALBERTA ASSOCIATION (BILD ALBERTA) by WAYNE KARL recently named the first BILD Alberta Board of Directors. Everything that comes after is about obtaining the desired state – connecting with members, enhancing member value and exceeding member expectations as a united voice for the industry. NH: How has your career to date

prepared you for this new role as CEO? You don’t have a direct background in home building… Does that give you the benefit of a fresh perspective?

CW: I am confident that my past experience as a leader, an association executive, the advisory roles I have had with government and my ability to build highperforming teams gives me a good foundation to take on this new role. This is likely to encourage me to be more open to every discussion, idea and suggestion… To me, they will all be innovations. The BILD Alberta team is expert in its field and the Board of Directors has set forth a clear vision. The most important contribution I can make is to provide leadership… I’m ready!

NH: How is the merger going?

Now, BILD Alberta has appointed its first CEO – Carmen Wyton, former Chair of the Canadian Society of Association Executives – Edmonton, and founder of the Women’s Health Coalition of Alberta.

NextHome: What about the home building industry interested you to join BILD Alberta? Carmen Wyton: I have had the privilege of working with land development and home building organizations throughout my career in the social sector. All of my experiences have shown an industry that genuinely cares about the communities it works in 48  NextHome.ca

you see facing the industry? CW: Every industry faces regulatory challenges… Gaining a better understanding of the challenges facing BILD Alberta is one of my first priorities. My past experience will lead me towards examining political and economic factors that are affecting industry and consumer confidence, and environmental considerations

that need to be top of mind to work effectively with members, stakeholders and government. As quickly as possible, I will catch up to work that has already been done and enhance relationships with influencers where I can. NH: The greatest opportunities? CW: There are a lot of moving parts affecting the land development, home building and renovation industry in Alberta. Everything from procurement policies, building and employment standards, municipal government act and more I’m sure I will learn about quickly. The key will be making sure that BILD Alberta is at the table and recognized as a credible, responsive and informed partner to explore changes. NH: What do you hope to

accomplish in your tenure?

CW: Being new to the industry, my first 90 days will focus on gaining a better understanding of the industry and the most critical issues and opportunities. I will meet with as many members as I can to understand their needs and foster a relationship that is built on trust, transparency and accountability. Operationally, I will continue to implement the amalgamation strategy, bridge relationships with constituency associations, create integrated systems for business and member engagement, and create a high value proposition to being an engaged member of BILD Alberta. The team’s success will be measured by our ability to advocate for the land development, home building and renovation industry at the provincial level. We win when the organization comes together as one voice for the industry.
